TRENDS Towards 2019 While I’m not a total advocate when it comes to following trends, it is nevertheless always interesting to attend trend seminars delivered by international researchers who seemingly have access to a crystal ball; highlighting what we will be sourcing for our homes, fashion and lifestyle over the coming years! So, what can we expect to see over the next 12 to 24 months?

Out of the Ordinary This trend – can almost be described as being childlike! It is characterised by discovering the unexpected and unpredictable in everyday life. It is a uniquely expressive trend that reflects a sense of spontaneity. ‘Out of the Ordinary’ features a ‘jewel- like’ colour palette. Surfaces are jewel-like, in contrasting angular and smooth spherical shapes. Coloured terrazzo, textured jewel-ike wall finishes and fabrics, table lamps featuring the shape and colour of crystals. Every little girl and teenage girl’s dream!

Clarity As a direct result of our bombardment of technology, media, advertising and excess of non-essential “stuff”, this trend can be best described as… Stop…Breathe… Simplify. Asking our-

selves; what do we actually need? It is a state of mindfulness and minimal living – but in a comforting way. The palette is reflected in a series of quiet neutrals and calming pastels. Expect to see more materials with a chalky, smooth finish - such as tinted concrete, marble and terrazzo emerging in décor items, tiled and reconstituted stone surfaces. Furniture will be characterised by soft upholstered fabrics and nurturing shapes in modular, adaptable designs. Our love affair with plants and greenery will continue – except designs will lean more towards integrating the plants rather than just “plonking” them in a space. Overall, this trend aims to increase our sense of wellbeing and calmness. I am a definite fan!

Bio-tech Inspired by advances in science and technology, this trend - as the name

suggests, has strong biological and cutting edge influences. Focus is on products produced via clean manufacturing, utilizing waste materials as components of new products and as per ‘Clarity’, integrating living greenery into everyday design. The palette reflects crisp, fresh pastels and deep olive green. Bio-tech surfaces will be characterised by texture - deeply quilted or perforated, made from materials such as neoprene, rubberized mesh and silicone. Expect to see this trend popping up in home-wares such as – seating, floor mats, placemats and lighting. Another interesting development of this trend is the integration of “living greenery” zones within our homes for culinary as well as wellbeing purposes. Kitchens are being designed with green “growing” zones placed under opening skylights. Effectively inviting the outside environment into our homes in a more integrated way!

Imperfect Beauty This trend celebrates beauty in imperfection as a form of naturalness and creative expression. Not discarding items so easily – instead mending and highlighting the scars, chips and knots of an item and turning it into something unique and beautiful… Rustic… Luxury.... Colour palette is very earthy, reflecting worn timber tones, soft warm metallics, bronze, greys and black. Materials are natural and irregular. A balance between untamed wildness and soft elegance! Wool, furs and faux fur, leather, brass, slate, marble and timber all reflecting a raw, natural or charred finish.

From Palm Springs to

Long Jetty W

ith a passion for breathing new life into tired, dated homes, renovation royalty and popular husband and wife personalities Kyal and Kara open the doors to their latest project – a sunny, bright and allwhite, coastal-style property in Long Jetty, on the New South Wales Central Coast. Drawing inspiration from a single palm tree in the front yard of a small fibro cottage, the couple were able to realise their vision for the home – Palm Springs style meets Long Jetty living. The style is influenced by the architecture of mid-century Palm Springs homes in California – a design movement known as Desert Modernism and recognised by its use of clean lines, glass, natural finishes and flow-on indoor/outdoor spaces.

They purchased the house for $710,000 in early 2017, with the expectation for a single level extension. The ‘fibro shack’ was completely gutted and little of the original house remains. Their hard work has resulted in the jaw-dropping transformation from a beach shack to a lavish family home that was purchased at auction for $1.59 million. The house showcases the best of beachside living with high ceilings, light and airy spaces and a backyard oasis complete with an outdoor kitchen and plunge pool. Kyal and Kara felt the unique design elements, simple elegance and informality was the perfect style to replace the original, dated weatherboard house – and also suited the laidback, coastal lifestyle of the area.

“Our goal was to create a light-filled sanctuary that felt comfortable and inviting,” explains Kara. “It’s a real sanctuary but with plenty of space for entertaining.” For Kyal and Kara first impressions are key, and they were both drawn to the imposing Canary Date Island Palm tree at the front of the property, which also served as their main source of inspiration. “Although the Palm tree inspired our design theme, we wanted to create a classic coastal look for the facade using some of our favourite materials – white weatherboards, timber and limestone,” says Kyal. “We're so happy with how it's all come together and we believe we've created the perfect facade.”


As well as adding to the streetscape, the home’s stunning exterior also offers visitors an enticing glimpse of what to expect inside. Using quality materials such as modern vertical weatherboard cladding in a light beige shade, limestone detail, a custom-made garage door and a Corinthian Deco oversized front door finished in a soft, cool shade of Taubmans ‘Snow Olive’. Influenced by the international Art Deco design movement – a style close to the Mid-century design movement, the Corinthian Deco oversized door was the perfect match for the Long Jetty property. “The clean, vertical lines and geometry of the Deco door design added texture to the front facade,” says Kara. The result being a modern reinterpretation of a Mid-century Palm Springs home perfectly suited to the 21st century coastal location. Upon entering the house, high ceilings, large glass windows and an openplan living space flooded with natural light take centre stage. “The first thing that strikes you about the renovation is the scale of the ceilings. At 3.6 metres high, they make a real statement,” says Kyal. With a goal to design a family home that was built to last, the importance of high-quality and carefully selected materials was imperative. CSR Gyprock was the couple’s chosen plasterboard supplier for the second time, following the success of their Toowoon Bay renovation in 2016. For the home’s internal linings, Gyprock Supaceil plasterboard was used for the ceilings, alongside quality Gyprock compounds. In the laundry and bathrooms, Kyal and Kara chose Gyprock’s Aquachek plasterboard, which is specifically designed for use as a lining in wet areas due to its moisture and humidity resistant properties. To ensure the project not only looked great, but felt comfortable too, Kyal and Kara selected Gyprock Superchek plasterboard for its impact and sound resistant benefits. “Gyprock Superchek makes this house like a little Fort Knox. It’s great for families because it delivers better sound absorption and less noise transfer. This results in a noticeably quieter interior environment and creates a level of serenity,” says Kara. The denser core delivers a 15 per cent reduction in perceived loudness when compared to standard plasterboard walls. Used in conjunction with Bradford Soundscreen insulation, Superchek was the ideal choice for creating a quieter, more comfortable home.

Complementing the look and feeling of space is the use of oak floors, together with a soft white colour palette and Corinthian Moda internal doors for the entirety of the interior. “The Moda door is a long-time favourite of ours,” says Kyal. “Its simplistic design ties in perfectly with our coastal style, whilst also providing a unique difference to an otherwise standard door.” With the high internal ceilings, the added door height of the Moda design plays an integral role in the grandeur and scale of the interior. Kyal and Kara were also drawn to the profile of the Moda collection, “the shape of the Moda doors adds an extra layer

of detail that would otherwise be missed if we used a flat, standard, profile door,” explains Kyal. Looking to extend the feeling of space in the bedrooms, Kyal and Kara chose Corinthian Moda doors fitted with barn door hardware in a matte white finish for the walk-in-wardrobes. The wardrobes are a design highlight for Kyal and Kara as they wanted to keep with the clean lines of the walls but also create a feature with the sliding doors. “This is a great design feature which emphasises the shaker profile of the doors and creates a statement in itself,” says Kara. “We’re big believers in every detail being carefully considered

– it’s the details that count and create a unique and beautiful renovation.” To save space, Kyal and Kara chose to install some of their internal doors as sliding doors, using barn door hardware. “The installation process was easy and saves us time and effort, and Corinthian Moda doors are factory primed on all sides and edges, and as a result they deliver a superior finish with any paint sheen” says Kyal. Gyprock Alto cornices feature throughout the home and provide “a perfect balance between modern and traditional style,” explains Kara. Stylish yet unobtrusive, it was a well-thought-out design element for the Long Jetty home.

The crowning glory of the home is the ‘outdoor entertaining space to die for.’ The couple’s vision for the backyard was to merge Palm Springs style with Moroccan textures as evident in the gorgeous mosaic tiled plunge pool, alongside lush greenery and a breeze block wall. Being alfresco living enthusiasts, Kyal and Kara installed a fully integrated kitchen and barbeque underneath a covered deck area with large skylights that let in natural light. A poolside outdoor shower also adds to the backyard’s coastal vibe. Overall, with the use of carefully selected quality building materials and a strong design vision, Kyal and Kara have created a beautiful beachside sanctuary designed to last a lifetime. Every day we’re bombarded with new ways to shop, eat, work and be our best selves and the effect is exhausting. With so much background noise, it’s easy to lose touch with what’s important. In response, design trends for 2019 will be influenced by a desire for stillness, simplicity and honesty. Expect to see organic shapes, frayed edges, contrasting textures and repurposed vintage pieces set against a backdrop of earthy neutrals, saturated greens and citrus brights – a palette perfect for nurturing and empowering and as diverse as the stories we have to tell. Inspired by extensive global trends research, the 2019 Dulux Colour Forecast ‘Filter’ is a multi-faceted collection that draws together soothing neutrals, exhilarating brights and deep, decadent hues that hint at the grace of a bygone era. It comprises four carefully curated themes: Repair, Wholeself, Legacy and Identity. The compilation aims to encourage self-expression and creativity. Rules are there to be broken, rather than following any prescribed formula. The focus, instead, is on creating joyful spaces that nourish our souls. “This year’s theme, Filter, speaks to our collective craving for individuality and personal expression,” says Dulux Colour Expert, Andrea Lucena-Orr. “It helps us mindfully tap out all the distractions and focus on the things that move and inspire us. “Our confidence with colour is growing, and with this the drive to create spaces that reflect our history, hopes and dreams. Mindful consumption is a key theme for 2019 and we can expect to see a paring back of the unnecessary and a greater emphasis on repurposing and reimagining objects surrounding us. The result is a new kind of bespoke where the traditions of the past are celebrated in dynamic and modern ways.” Reflecting our desire to reconnect with nature and form a deeper understanding of our place in the world, the Repair palette is a collection of earthy neutrals, rich greens and spicy notes of cinnamon and sienna. A cocooning palette that’s very much grounded in nature – it hints at personal growth and fresh beginnings. “Repair is my favourite palette of 2019,” says Lucena-Orr. “I love its muted, tonal combinations and slightly off-beat, vintage feel. It sets a warm, nurturing mood in a space and creates the perfect backdrop for timber, leather and unusual collectibles.” With a never-ending stream of information pulling us in different directions every time we reach for our smartphones or open our laptops, the need for stillness and quiet has never been stronger. The Wholeself palette draws together gentle shades of mauve-grey, powdery pinks and touches of gold to create serene, calming interiors that allow us to take a breath and tune back into our own rhythm. “From our global research it’s clear there will be an emphasis on wellness and mindfulness in 2019 and the Wholeself palette really plugs into these themes,” says Lucena-Orr. “With its soft, light tones and subtle layerings of texture, it’s a palette to ignite the senses and revive a tired spirit. When obtaining a building and pest search, always check the NSW Fair Trading website, to ensure the building inspector is a licensed builder and also that the inspector has the tools required by the current Australian standard. This is your best protection because the industry, which was deregulated in 2009, allows anyone to advertise themselves as a building inspector and do pre-purchase inspections – in other words, buyer beware. However, laws now require inspectors to carry the right tools, including thermal cameras and radars, to further assess areas that may be of high risk of termite activity. Without these tools, if an issue is not identified, the purchaser will have no claim and may risk thousands of dollars on termite treatments and repair. Over the years we have noticed

time after time purchasers spending thousands to tens of thousands of dollars on rectifications that were missed. Reports can be full of misleading clauses, contain no valid information and recommend that you seek further advice. There is a recent surge in Northern Rivers with individuals, who are not licensed builders, have no experience building houses, treating or identifying timber pests, carrying out inspections and misleading people. Remember, your best protection when purchasing a house is to employ a licensed builder, who has the experience to write a thorough report about any building or pest problems and provide releiable advice. BUYING AND SELLING AT THE SAME TIME Selling your home is a big task, and as soon as the contract is signed by a buyer you are probably faced with another big task, where to live next. While your conveyancer can certainly assist with the paperwork for both buying and selling at the same time. To help streamline the process and give you the reassurance of working with the same legal professional through both legs of your journey, the hard part comes in the real world timing. Ideally you’d like to have both properties signed off on the same day and ticking along together through the conveyancing process, but what are the chances that you are able to sell your home for your ideal price the same day you locate your new home exactly within your budget? In reality there are plenty of hiccups, discussions and negotiations that lead to delays or mismatched timing. It makes for a lot of overwhelmoing pressure and stress at a time in your life when you are already going through enough. Buying and selling at the same time is preferable though, especially if you don’t want to take up a lease (which will usually need to be at least 6-12 months) or move in with friends or family who probably won’t have a lot of free space. So if you are looking to tackle a synchronised OR simultaneous buy and sell for your next move, we have some ways of making it easier for you.

BE PREPARED

As soon as you know you want to sell, get your finance pre-approved and make sure your sale contracts are all set up. Discuss this with your Broker as soon as possible and get as much of the paperwork out of the way as early as possible, to help speed up the sale and lock in the given price in the shortest time possible.

GET THE PRICE RIGHT

The biggest mistake you can make, and unfortunately the easiest mistake to make, is to overspend. This happens when the house you buy turns out to be significantly over your estimated budget, while the house you sell goes for less. Even if you haven’t signed on the dotted line for your new home yet, it can be devastating to find your dream home is out of reach at the last minute, especially if that puts you back to square one for house hunting. While there is no way to know the exact price a property will sell for in advance, it’s best to do as much research as you can on real estate in your area and the area you wish to buy. Factor in things like the number of properties available on the market and

go to other auctions to see numbers, count actual bidders and see how close final auction prices come to the owner’s expectations.

TEST OFF MARKET

Get a feel for your home’s success with a pre-market test. This simply means real estate agents float your property to potential clients looking for a home just like yours. It’s advertising free so there are no photos required and no public opens. This way you can get a good gauge for how hot your property is and how likely you will get your desired price.

INVOLVE YOUR AGENT

Once you have an offer on your current home that is attractive, talk to your agent about your next moves, before you seal the deal with the buyer or make any arrangements. This gives you some wriggle room to make tentative offers at potential new properties and see how warmly received they are. If everything is in agreeance then you can say yes to your buyer and yes to your new home at the same time.

SETTLEMENT EXTENSIONS

If you sell and haven’t found that new home yet, see if you can get a longer settlement. Look for three to four months if possible to help give you more time to find that perfect place. Ask your agent about the pros and cons of including this in your contract.

EXPLORE YOUR FINANCIAL OPTIONS EARLY

There are loan options for people buying and selling at the same time, so speak to your bank or lender about what you are eligible for. The best option is a bridging loan, which means the lender will cover the purchase cost of your new home until you sell your current property. Obviously there are rules and limitations; however, if you qualify it can give some much needed breathing space.

SET THE SCENE Arguably the most important part of a beautiful landscaped garden is the place where you’ll sit back and appreciate it – usually this is the paved courtyard or patio area. Business Award in the category of “living sustainably”. This particular award is very important to General Manager Donna Layton, as it comes just months after J. Notaras & Sons took on the massive task of installing 1,111 solar panels on the entire roof of their mill. The 313 kW solar systems produce enough electricity to run 55 houses and have been functional since April 2018. It was purchased through Environmental Resources Management (ERM) and local contractors were hired to install it. All up the job took about three months. While much of the Clarence Valley Council area received some welcome rainfall recently, much more is needed to boost the Nymboida River flows and fill Shannon Creek Dam for our main drinking water supply. In mid August the flow of the Nymboida River dropped below 225 megalitres a day which, under council’s water licence conditions, meant council had to stop drawing water from the river. Water for our drinking supply will now be taken from council’s off-river storage, the Shannon Creek Dam. Council will continue to take water from the dam until there has been significant rainfall in the catchment and the river starts to flow to an acceptable level. Shannon Creek Dam is around 98% full, so there is no risk of running out of water, but this is an important reminder that we should all be careful with our household water usage. Clarence Valley Council has permanent water conservation measures in place, the measures are: • Residential gardens - No fixed hoses and sprinklers between 9am

and 4pm. There is no restriction on hand-held hoses or water efficient micro-sprinklers. • Car washing - No restriction. Do not leave hose running, consider using a trigger nozzle. • Washing of driveways and paved areas - No restriction. Sweeping and other dry methods are encouraged. If a hose is required please use a pressure cleaner. • Swimming pools - No restriction. Consider a cover to reduce evaporation and minimal topping up. • All sports grounds (including public parks and gardens, school grounds), commercial operations, industry, nurseries, and orchards etc. - No restriction. Reduce evaporation by avoiding watering in the heat or middle of the day and on windy days. • All other essential water use associated with commercial and industry operations - No restriction. Businesses should follow water-efficient practices and minimise water use, respecting the restrictions that apply to the general community, as outlined above.
