Kitchens are the new ‘Man Cave’ Men are making the kitchen their own – it’s the new man cave! Retailers are reporting a surge in men buying cookware and kitchen tools, with knives and pans at the top of their wish list. It seems the way to the new man cave is in the form of high quality kitchen utensils in robust, industrial materials - such as carbon steel, cast iron and solid timber – that are both technologically and ergonomically sophisticated.
Knives are possibly the first purchase for most male cooks – and it is the specialist Zwilling J.A. Henckels German knives and the beautifully honed, artisanal Miyabi Japanese knives that male hands are reaching for. Ballarini, an Italian specialist since 1889, has developed Torino, a heavy-duty collection of frypans that feature mineral stone particles embedded in two of the pan’s seven layers to create an ultra-tough long-lasting non stick surface.
Microplane’s latest Master Series presents five of its most popular hand-held grater blades with beautifully crafted American Kentucky oiled walnut handles and surgical grade 18/8 stainless steel super sharp photo-etched grater blades. Zwilling J.A. Henckels Four Star knives, from $124.95 Available from Essential Ingredient stores and leading independent kitchenware retailers. Miyabi Birchwood Japanese knives, from $419.00 Available from specialist knife retailers such as some King of Knives stores. Ballarini Torino Granitium frypans, from $169.95 Ballarini is available nationally from Myer stores. Microplane Master Series, from $89.95 Available nationally from leading kitchenware retailers, or online at Peters of Kensington and Everten Online. Go to cg.dksh.com.au for more details.

10 simple ways to improve your space
|KAREN HIRST Let’s face it ... most of us have been there at some point. We are so over our space – be it bedroom, living room etc but have a very limited budget to actually do anything about it! But that is no reason to walk away in despair. There are plenty of budget savvy options that will have you and your space feeling refreshed in no time! 1. Make a plan Before you jump head long into anything, make yourself a cuppa, grab a pen and paper and make a list of the things which are really bugging you. Is it the colour? Or the layout? The window coverings? The daggy furniture? The fact that there is no storage space? This will help you focus on what is important to you. 2. De-clutter This should be first “cab off the
rank” so to speak! Give away, sell, or discard any items you no longer need or use. This alone will have you feeling a lot better. If you have too many items to display but don’t want to part with them, display and store them on a rotation basis. 3. Re-paint Colour is the most effective way of adding warmth and character to your home and painting a room is less expensive than you may think. Whether you choose to stick to a neutral colour palette or select an “on trend” colour to paint your walls, the effect will be fresh and dramatic. 4. Window coverings/ hardware Remove and replace them with a simple roller blind for night time privacy. Add a decorative rod in a metal or timber finish that links with

other fittings throughout your home. Then add sheer or textured fabric curtains to frame the window and soften the room. 5. Lighting/fans If the budget permits, add a fan to a living room or a statement pendant light. Fans and pendant lights add a sense of style and welcome functionality to your space. Don’t forget a couple of strategically place lamps and candles to add visual warmth and atmosphere.
6.Wall décor/mirrors Framed prints and canvases are quite inexpensive and will add a welcome addition of colour and theme to a space. Photo collages are another great idea – which will have the most impact if grouped and displayed together on one or two walls as opposed to being dotted throughout the home. Mirrors, if placed in a strategic spots will help bounce light around. Not only increasing the amount of light within a room but also the sense of space. With wall décor, you can also think out of the box. Anything decorative is fair game as a wall hanging, especially if it is secured on mass. Think natural items such as palm seed branches or that artisan made set of woven or timber trays you may have
in the cupboard! 7. Re-paint tired furniture Why not rejuvenate your old timber bedroom suite rather than wish for new? Sand back and repaint. Replace the cupboard knobs. Before you know it you will have a new bedroom suite! 8. Add texture & colour with bedding, cushions & throws This is probably the easiest way of adding refreshing accent colour and texture to a space. 9.Change the layout of the room Sometimes a change is as good as a holiday. Measure and draw your furniture items to scale on paper first to make sure what you propose will actually work. Then enlist the help of friends / family to make light work of the furniture shuffle. 10.Add some greenery It’s amazing the effect that adding a few healthy plants can make. Not only will they add a pop of colour, they will also help to improve the air quality within your space.
And if the whole process just seems to overwhelming, book a one off consult with a designer. Be organised and know what your budget and wish-list is. For a relatively small outlay you will be glad you did.

Tips for choosing your
perfect Lounge Some people call it a living room, others, a lounge, or more formally, a sitting room. But however you refer to it, there's no doubting this room's main purpose in your home is to be a comfortable space where your family and friends can relax. Often the hardest part of creating your dream space is finding the perfect lounge and having everyone in the family agree on it; here are some of tips to help make your lounge shopping as hassle free as possible. • Measure your space out at home and take the measurements with you (or take the measurements of the lounge home). Lounges can appear smaller than they really are when displayed in a large open plan show room like we have at Vast. • f you’re having trouble visualising your lounge fitting, then it’s a great idea to mark it out on your lounge room floor, which will be a great help. • It’s not just your lounge room that you need to measure so that your lounge will fit into it. Don’t forget to measure your doorways and think about any tight corners, hallways and stairwells. Will your lounge fit through? This is something you’ll especially need to think about if you’re in an apartment, also many

retailers will not refund or exchange if you have not measured correctly. • If selecting a leather lounge, ask the retailer whether they use durable, full-hide leathers as opposed to thinner ‘split’ or ‘bonded’ leathers. Your height or your partner’s height will make choosing the right lounge a dilemma for families. The length of your thigh bone from your hip to your knee will dictate what lounge you will find comfortable. Here are some hints that will help you get the right lounge, although you may have to compromise. • Choosing a lounge for the majority of the family that maximizes your space and then choosing an occasional chair for the odd person out in the comfort stakes can be a practical solution and end any arguments over who is and isn’t comfortable. • A lounge combined with a chaise or ottoman (to lounge back and relax with the feet up) is also a great option for families who have different needs and requirements for their comfort. Your lounge room, regardless of size, should be able to function as a space for relaxation and entertaining. Let us help you find your perfect lounge at Vast with our selection of Australian and internationally made lounges.

BLINDS & PLANTATION SHUTTERS Window treatments are one of the most important aspects of home decorating, adding the final touch to a scheme and providing the home with many benefits. There are also many options to choose from, each of which come with their own pros and cons, just like any interior design product. It is important to evaluate what you would like your window treatment to contribute to the home - is privacy key? Or is it insulation properties or a particular “look and feel” that you are searching for? Window furnishings is another way to be environmentally
conscious and save on energy. Blinds and Shutters can help to keep the heat in during winter and the heat out during summer. They are designed to optimise and control light, manage privacy and increase energy efficiency. Plantation shutters- a specialty of Yamba Flooring Xtra, offer the natural beauty of timber for a perfect blend of modern and classic elegance with unique style and appeal. Sue and Roger at Yamba Flooring Xtra can assist you with the world of window treatments - hopefully shining some light (or blocking it!) on the matter.

Turning to the past for bathroom inspiration Taking its cue from the world’s rapidly growing ‘love of vintage’, Kohler has introduced a range of bathroom tapware that references the form and ornamentation of the Edwardian period – and introduces new, deep, rich textures such as oil-rubbed and vibrant brushed bronze! Artifacts is a standout range of tapware that features detailed turnings and finials, elegant spouts and swing-lever handles in a choice of three finishes – oilrubbed bronze, vibrant brushed bronze and polished chrome.
Each piece in the collection is distinct in terms of form and ornamentation but, while the aesthetics are vintage, the range’s performance is full of innovation. Basin taps are Five Star WELS rated, using less than six litres of water a minute; engineered ceramic discs resist deterioration and mineral build-up; and the polished chrome, oil-rubbed bronze and vibrant brushed bronze finishes feature the Kohler patented corrosion and tarnishresistant surface. Go to www.kohler.com.au for more details.

Winter warmer Create a cosy, sophisticated vibe with cool greys and warm accents
Dulux Colour Trends 2018 – Essential Palette. Styled by Bree Leech. Photographer: Mike Baker Colours used: Dulux Whisper White, Dulux Spanish Olive, Dulux Design Suede Effects in Century Mist
WINTER 2018 STYLING TIPS • Curate your space: The Essential palette is about living with what you love or need. Feature the things that make you happy – items that have meaning or serve a purpose for you – and move away from décor that doesn’t resonate. • A warm white and grey scheme pairs beautifully with other soft organic shades such as buttery tan, sand and green grey. • Keep highlights tonal and subtle. Add colour, such as dusty pink, terracotta or inky blue to create a focal point in a room or draw attention to interesting architectural features such as architraves or a beautiful ceiling rose. • A textured wall finish, such as Dulux Design Suede Effect, will add depth and interest to your scheme. • Accessorise with furniture crafted from simple shapes in raw timber, natural stone and leather. • Create warmth and character through layers: Combine cushions and throws in a mixture of different materials for a relaxed yet luxurious and inviting feel. • Embrace imperfection: Incorporate textiles and ceramics with raw edges and hand-finished detailing. • Add character with artisanal pieces, such as handglazed ceramics, hand-loomed cushions and woven leather baskets. With a chill in the air, thoughts are naturally turning to cocooning ourselves from the outside world and enjoying the warmth and comfort of home, nurturing our personal connections. And there’s little doubt that colour is the easiest and most effective way to create the restful sanctuary that most of us crave in the cooler months. This winter, the mood is minimalist, casual, yet elegant, with a colour scheme of cool greys and warm natural tones inspired by Dulux’s Essential palette – one of the four key palettes identified in the Dulux Colour Trends 2018. Think uncomplicated design combined with pale grey and accents of putty, rust, grey green and terracotta. “With its soft, muted shades, this palette is all about laidback sophistication and simplicity. It‘s incredibly easy to live with and works beautifully in Australian homes,” says Andrea Lucena-Orr, Dulux’s Colour and Communications Manager. “Colour is a powerful decorating tool. It can change the mood of a space and elicit emotions in those who spend time there – whether it‘s a cosy and inviting living room that encourages guests to relax and settle in, or a bedroom that feels calm and restful the moment you step foot in it.” The Essential palette is also the perfect pairing for the warm neutrals many of us already have in our homes. “When updating your colour scheme, you don’t necessarily have to go all out – sometimes small changes can
create all the impact you need,” says Lucena-Orr. The cool natural tones of the Essential palette sit wonderfully alongside warm whites such as Dulux Whisper White. “If you’re cautious about introducing colour, start small,” advises LucenaOrr. “Look to add colour accents in unexpected spots, such as behind shelving, on the edge of doors or around a window frame.” “Or experiment with one of the season’s biggest colour trends – the tonal look – by using different shades or strengths of the one colour on walls, details and even furniture.” “Texture is another key driver this season,” she says. “Think raw, matt finishes and textured effects such as Dulux Suede Effect for walls, all of which will add depth and natural appeal to a space. Pair this with simple furniture with minimalist lines, and accessories in untreated timber, leather and brass for an understated, luxe look.” The key to making colour work in your home is to understand the mood you want to create, says Lucena-Orr. “Knowing whether you want to add light and energy to a space, create a sense of drama, or set a calm, nurturing feel will give you the confidence to balance neutrals, brights and deeper shades.” “Colour is enormous fun, so don’t be afraid to step outside your comfort zone and try something new. And the best thing of all about paint – if you decide on a new colour down the track, you can simply paint over it.”
6 Ways to Make the Most of a Small Kitchen |SCOTT PENDLEBURY If you've been cursed with an unjustly tiny kitchen don't stress, a small kitchen isn't as bad as it first may seem. Here are some ways to make your small kitchen seem like a culinary giant ... 1. Keep It Cool By choosing colours from cool or pale palettes you can easily make your room feel as airy and large as possible. White is great but can seem a little clinical. If you're looking for something a little more hip try incorporating some pastels in here or there. 2. Store Smartly In order to maximise your available space install some high shelving or cupboards. This way you can tuck away ample amounts of storage, and also avoid cluttering up the counters with extra appliances and tools. Take a look at page 20 for some great storage ideas. 3. Try Transparency Glass fronted cabinets and doors can work wonders for small kitchens, adding depth and visual
dimension. 4. Let in Light Light is always your best friend in any home. To let in more light consider raising your roof height and installing in a skylight. Recessed LED lighting wont take up any ceiling space. Finally choose to incorporate mirrored or reflective surfaces to reflect light and extend the room. Think splashbacks or a mirror. 5. Funky Flooring Surprisingly enough some funky flooring can help the room seem larger. Diagonal and stripe based patterns lead the eye down a longer path, hence giving the effect of a lengthier room. Conversely noisy, or boxy patterns should be avoided as they can be distracting and provoke a crowded feeling. 6. Grow into the next Room Knock down some of the walls enclosing your kitchen and opt for an open floor plan style. If this is not feasible you could alternatively opt for some glass doors.

a brand new concept in
Window Furnishings E veryone loves curtains, they’re elegant, soft, and stylish – but they’re either open or closed. Veri Shades have the feel of curtains with the versatility of blinds. The soft fabric hangs beautifully. There are no weights or chains so you can walk through them anywhere, whether they’re opened or closed – they just sway out of the way and settle back perfectly. This makes them perfect for creating a soft feature across a large opening. Veri Shades can span up to six metres. Veri Shades are made from a wonderfully soft fabric with alternating opaque folds. With the new unique patented designed Veri Shades you can have the elegance and versatility of a sheer and the privacy of a curtain. With the turn of a wand you can easily adjust the Veri Shades to control and adjust light levels depending on the position of the sun, or privacy required. Turn the wand one way and the opaque fabrics provides privacy and light blocking. Turn the wand the other way and the mesh fabric lets more light through. Open the folds halfway for filtered light. Draw your Veri Shades right back like curtains for full sunlight. Veri Shades aren’t just stylish, they’re practical, safe and will complement any home or office. Veri Shades use a single track, giving you more space in your rooms and only taking up half the space to achieve the same results from curtains. The fabric folds are soil resistant and can be easily taken down and individually washed, or replaced in a matter of seconds. The fabric is UV stabilised so it is resistant to fading. Fire retardant Veri Shades are also available. There is no PVC or filler in Veri Shades. Great kitchen storage ideas |SCOTT PENDLEBURY
Do you struggle to fit everything into kitchen cupboards and pantries? Do you just wish you had more space? Don't stress. Simply invest in some budget friendly kitchen storage hardware and you'll be increasing kitchen storage in no time. Pantry problems? Have you been unjustly cursed with a tiny pantry? You can save space with either a pull-out or openout pantry. The pull out pantry is the latest design in modern kitchens. Essentially you find a cupboard already present in your kitchen, and remove all fixed shelving. Then install the heavy duty runner unit which mounts to the bottom of the cupboard. This allows the stainless steel framework to easily glide in and out of the cupboard space, making accessing materials incredibly convenient and accessible. Within the frame are a multitude of baskets to store food, maximising space. The open out pantry works in similar fashion to the regular cupboard pantry - but with a space maximising twist. Instead of regular shelving we again see stainless steel baskets. To fit even more into the space baskets are fixed not only within the cupboard space, but also to the door. No space for pots and pans? ELITE-Kitchen-CornerCupboard-Magic-StorageSolution Try a Magic Corner. Yes, it sounds cheesy but it really is THAT good. In summary its a unit for 'blind corner storage' which allows you to use and maximise the space under the kitchen bench you wouldn't normally be able to access. Essentially

it just unveils heaps more space that you never knew you had. Struggle to squish everything into drawers? Two words: draw organiser. Stupid simple and cheap as chips. Try this plastic one which is easily trimmed to fit your drawer. If your looking for something a little more sturdy try a stainless steel organiser. Clean, compact and stylish its a functional unit that you really shouldn't be missing out on. No more cupboard space anywhere? Time to try the walls! No place for those pesky condiment bottles? A spice condiment rack not only saves valuable drawer space, but it also makes everything incredibly easy to access when cooking. This one can easily be removed and installed as you please for easy manipulation of your storage set up. Do you have a drawer somewhere filled with rolls of baking paper, paper towels, aluminium foil and glad wrap? This roll dispenser is actually the saviour of all your problems. Free up so much space and in return receive so much convenience! Finally, a Wall Storage Organiser rack can be used to keep your most commonly used cooking utensils and ingredients. It helps you save valuable bench space, and is still easily accessible. It has a small rack for ingredient storage, storage cups, knife slots, hooks, and drying bar: it's actually surprising how much you can store. Everything you need to know before buying a fridge |JEAN - MARC ADELE, REFRIGERATION EXPERT, MITSUBISHI ELECTRIC AUSTRALIA According to the recent Home Trends Report by Mitsubishi Electric* , 9/10 Aussies consider the kitchen the heart of the home, and the fridge is arguably the most important feature, so it makes sense to choose wisely. As one of the world’s leading suppliers in electrical products, Mitsubishi Electric has shared its top three insider tips so, no matter what your kitchen requirements, you’ll be armed with the right information and make a purchase that you’ll reap the benefits of for years to come. 1. Consider the space you have available before anything else The very first thing to do is measure the space you have available. Once you’ve put away the measuring tape, the look and style of the fridge is going to be the next thing you’ll need to decide on before you begin your fridge hunt. We’ve earmarked three popular styles that you will likely come across when browsing: • Innovative design has moved forward since the standard Top & Bottom Fridges ruled in popu-
larity however if style isn’t one of your biggest concerns, you may find this classic type to be one of the best budget-friendly options. • French door units that spilt your fridge right down the middle, not only look great, but offer convenient access to the part of the fridge you need. • Arguably the most stylish model, Multi drawer combine the style of French doors, with individual drawers for the freezer and vegetable crisper. Toughened glass will give your entire kitchen a truly contemporary aesthetic. 2. Think long-term benefits (ie. Saving money!) Since the 90s, old white clunkers have gradually fallen out of favour, with our attention now focused on the efficiency of our appliances as much as look and design. The newest fridge models from Mitsubishi Electric are designed specifically for Australians and have a 4 star energy rating. The Energy Star system is the simple choice for saving energy with more stars meaning better efficiency according to an Australian Government requirement.
3. Choose fridges that have features that work with your lifestyle Mitsubishi Electric’s design philosophy ‘Form Follows Function’ has resulted in a range of feature driven refrigerators that are specifically designed to keep food fresh, just as nature intended. If you’re a big entertainer ‘Soft Freezing’ might be something you’d like to consider which keeps frozen food in a ‘soft’ state for up to three weeks meaning it can be easily cut and cooked without thawing. ‘Hot Freezing’ is another great feature which lets you pop hot food directly into the freezer preserving the quality and freshness of the food. The Mitsubishi Electric Fridge Finder app takes all the hard work out of finding your perfect fridge from the comfort of
your own home – you can even discover how it will look in your kitchen with VR photo. Mitsubishi fridges are available from Cummings Bi-Rite, 12 Treelands Drive, Yamba. * Mitsubishi Electric Home Trends Report 2018 - www.mitsubishielectric.com.au/press/hometrends-report-2018.html

World’s first co-ownership platform launches to tackle housing affordability challenge
K
ohab, the world’s first digital platform, community and marketplace for co-ownership, has launched. The unique platform helps friends, family and like-minded buyers purchase a home together, connecting them with the right property, real estate agent, legal, mortgage and insurance providers all in the one place. Platform partners such as Sparke Helmore and National Australia Bank have been specifically selected by Kohab for their expertise in property co-ownership. Single property ownership has become out of reach for many. Young people who otherwise want to buy property, are often forced to live with their parents due to rapidly increasing property prices, which have outstripped wage growth. Kohab Founder and CEO David Dawson says, “We believe that co-ownership is an often-overlooked method of owning property and may hold the key to that dream being reignited, allowing many Australians to take the first step on the property market ladder.” National Research commissioned by Kohab in February 2018 of over 1,700 Australians, found that of those who currently don’t own property, the challenge of saving enough for a deposit and being unable to afford a property in their preferred location were cited as the main reasons for being unable to accomplish that life goal.
22
Home Scene, May 2018
Interestingly, the research also found that 27% of respondents would consider buying a property with someone else, whilst a further 9% would consider co-ownership if they were equipped with more information. Consideration of co-ownership was even higher in the key cities. In terms of its function, Kohab will help potential buyers in three main ways: by co-living (whereby one or both parties choose to live in the property), co-investing in property, and thirdly co-lifestyle; facilitating two or more parties to share a holiday home or second home. The platforms simple processes will steer buyers through the key steps to co-ownership; including the Kohab co-ownership agreement. This standardised legal agreement has been specifically developed by legal firm Sparke Helmore (in collaboration with Kohab), to provide a safe, transparent and secure way to buy and (sell) property together. Already in development and coming soon, the platform will also enable existing property owners to unlock equity and sell a portion of their property, which may appeal to existing investors or an older demographic. To register interest in co-ownership, visit: www. kohab.com/ ** Independent research was commissioned and analysed by Kohab. The data is based on the analysis of over 1,000 Australians over the age of 18 in February 2018.
Co-ownership. What is it? How to do it right!
C
o-ownership can also be used to move into property investment or as a method of making lifestyle property purchases, such as holiday homes. Kohab is a community that brings family, friends and like-minded buyers together, informs them of those benefits, educates them about their concerns and helps navigate the path to co-ownership as smoothly as possible. No matter your motivation, there are some truly positive benefits to co-ownership. While obstacles to purchase still exist, these can be handled with proper preparation, information and security. What is co-ownership? Property co-ownership can simply be defined as two or more people sharing the ownership of a property. The benefits of a co-ownership arrangement is that purchasing becomes more affordable. Found a property you love? Your share of the purchase price can be cut by half (or more, depending on the number of co-owners). Looking for a first property purchase or an investment opportunity? You may be able to own a share of a more expensive property by purchasing together. Other statutory costs, such as stamp duty and legal fees, are also shared, as are ongoing maintenance costs. Your borrowing capacity may be increased by owning together. Pooling resources for a larger deposit may help you to avoid a requirement for Lenders Mortgage Insurance. Co-ownership can also take many forms, including: Young singles or flatmates looking
to switch from renting to co-owning A couple buying their first house splitting the costs and title with parents, who are investing in the property to help their child get on the property ladder (without using their own house as collateral) Individuals looking to invest in their first property but not quite meeting the requirements alone; or working professionals looking to split the cost of sharing a holiday home Co-ownership knowledge Common concerns around co-ownership relate to finding the right ownership partner (or partners), and what might occur if a partner’s ownership goals change or the relationship turns sour. Kohab believes that by educating and supporting our community from beginning to end, we can make purchasing a property possible, affordable and secure. Taking the right steps? Clearly defining and documenting the roles, expectations and financial contributions of each of the co-ownership parties is a key platform to co-ownership success. As a prospective buyer, you need to understand the borrowing, legal structuring, taxation and insurance implications of buying a property. The Kohab marketplace can provide you with the tools to be a successful co-owner in one location, helping you: Engage with the right co-ownership partner for you. Find the perfect property Provide options around obtaining the right mortgage, insurances and legal agreement. Ensure you know how to plan for exits
Who is co-ownership for?
P
roperty co-ownership, put simply, is the purchase of a property in partnership with one or more other people. And there are many different scenarios for which co-ownership may be an appealing option. In February 2017, the ABC reported that Sydney is the second most expensive rental market in the world. The report also highlighted the insecurity felt by renters around the country. Co-ownership makes property
ownership more affordable – or gives you more options for purchasing a property. With historically low interest rates* the average weekly rental of $550 could instead fund a mortgage of around $500,000 - covering half the cost of the average city home. So why pay off someone else’s mortgage, when you could instead combine with a family member, friend (or perhaps the person you currently rent with) to take your first step into property ownership?
Here's some situations where co-ownership makes sense: You could be a young single, wanting to upgrade from renting but can’t afford the full purchase price of a property. You and your sibling(s) may want to purchase a property together (either for co-living, Investment, or lifestyle) and split the title according to your individual ownership level. You could be a parent wanting to help your adult children get a foothold on the property ladder. Rather than use your own house as collateral, you could invest in a property in partnership with your adult children and have the security of being a part owner of the asset. You might be looking to invest in property. It might not be your first property purchase, but meeting the mortgage repayments may be more than you can handle on your own. By investing in partnership with one other (or more) you can still be a landlord, taking your share of the rent and capital gains, but split the mortgage and other associated costs, such as maintenance and insurance. Or, you might want to make a lifestyle investment, by purchasing a holiday home. You could be longing for a family holiday home to escape premium
school holiday rates, but can’t quite justify all the additional costs on your own. It makes sense to split the costs by sharing, why pay for the property full-time, when you are only a part-time user? Often overlooked too, are older single or widow/ers, however there are heartwarming stories from around the world of older people, friends buying together for company, security, and shared costs of living. By pooling their funds they can have money in the bank, and still be eligible for a pension and have the security of a property asset held in their name as per their ownership level.
When should I find a finance broker?
S
aving for a home? If you haven’t met with a finance broker yet, you’re doing it wrong. Here’s why. When saving a deposit to buy a home, many people have a goal amount in mind that they need to save before they meet with a finance broker who will help them secure the finance. If this is you, you’re doing it wrong. From day one, when you first think ‘I could maybe buy a house if I worked hard and saved a lot’, you’re ready to have a finance broker on your side. A finance broker’s knowledge of the loan and property market will help you work out how much you will be able to borrow, which determines the size of the deposit you will need to save. They will also be able to help you develop a realistic timeline to save your deposit and find ways to pay down debts faster and provide creative solutions that will help reach your goals sooner. You may also be pleasantly surprised to find that you are
closer to your goal than you thought. The tools in a finance broker’s belt that can help you realise your dreams more quickly and efficiently include lender’s mortgage insurance, specialist lending products, land loans and, for investors predicting significant rises in property prices, interest-only loans. More importantly than just being allowed to provide these products, an MFAA Approved finance broker can help you work out whether they suit your situation and goals. For example, while buying land now to build on later lowers the cost of your initial investment and can be an opportunity to take advantage of a dip in land prices, there is no point in it if you will not be able to secure construction finance down the track. So, speak to an expert now. Trevor Hageman and Kristy Conroy at Elders Home Loans are your local MFAA Approved finance brokers who can help you take the first steps to owning your home.

get the right advice T
o most, buying a home is often a once in a life-time decision. When they decide to buy, they probably have little idea of all the ins and outs of the entire process. It’s hard to know exactly where to turn for good sound advice. Most people will open a discussion with their parents, their friends, their work colleagues, etc. While you may get some great ideas from talking to these people, they may not necessarily be as up to date or as well informed as others. Remember, this is probably the biggest financial transaction you have undertaken and the advice you receive (or more particularly if it is the wrong advice) will probably affect your life for a long time to come.

There is really no one person who can help you with every aspect of the transaction and the best advice we can give you is to seek specialist advice in each of the following areas:
Financial Advice Whilst we would all like to think that every transaction we do will turn to gold, the reality is it doesn’t. You will be exposed to financial risks and you should go to someone that is trained and experienced in financial matters. This person will look at your own financial profile and will be able to direct you in terms of your borrowings, taxation implications, your capacity to repay and how to minimise the term and extent of your financial exposure.
Mortgage Advice There are many different loan products available on the market and the one that suits you better than the rest may not be with the bank that you have always dealt with. Ask other lending bodies – banks, credit unions, cooperative housing societies or seek advice from a reputable mortgage broker who has access to all of those products that are available. Travel experience a top influence for home and garden style trends Inspiration for home improvement projects are being influenced by the experiences we have while travelling abroad. According to the 2018 Adbri Masonry Great Australian Backyard Survey, the top backyard designs proven to be the most inspiring are all from popular holiday destinations – Bali, Japan and the Hamptons. “Aussies love to holiday abroad. In the past, photos and souvenirs were enough, but more than ever we’re bringing back inspiration and styling ideas for the home,” says landscaping expert and Adbri Masonry Brand Ambassador Jason Hodges. “It can be surprisingly cost effective to recreate your favourite holiday destination in your yard to enjoy all year round.”
THE ZEN GARDEN Create a private retreat in your yard using a low maintenance design that encourages natural escapism and disconnect. Taking inspiration from Japanese culture, the Zen garden combines many elements of landscape design including ambient water features, deep greenery and low maintenance plants, gravels, stepping-stones and feature rocks. Keep your design simple and opt for a coloured stone as a base component. Decorative gravel is also commonly featured throughout Japanese gardens. Placing rocks of various shapes and sizes around the garden is symbolic in Japanese culture. Try incorporating
plants that exude a rich colour palette of green and a pond or water feature for ultimate tranquillity. Avoid rocks placed in a straight line or symmetrical patterns. Stepping-stones are a good choice for a pathway through the garden, though follow the general guideline and stagger these too. “Consider Euro Stone in the Zurich colour to bring in a gentle grey tone which is understated in its aesthetic which adds to the tranquillity. They have an exposed aggregate texture, which shows the stones within the paver. In the right light, these inner aggregates will sparkle adding subtle movement to the garden,” advised Jason.

BALINESE VILLA GARDEN Australian’s have had a long love affair with the Island of the Gods. Bali is renowned for its colourful culture and beautiful landscapes. Here’s how you can create your own Bali garden: Homeowners can turn their backyard into their own Bali inspired private oasis with a variety of elements – from tropical plantation, water features, pools, ornaments and a Bali hut. Foliage and plenty of leafy plants are essential. An Aussie alternative to tropical Balinese natives includes “agave plants that add a bold and rich look, whilst plants such as cordylines, crotons and frangipanis help to bring the tropical picture to life,” added Jason. If you require new garden walls
by National Masonry
or planter boxes, consider the Natural Impressions Duostone wall blocks from Adbri Masonry. The faces are pressed with a modern rock finish designed to replicate the appeal of natural stone. Jason also recommends incorporating “bamboo screens, trellis or brushwood as great options for adding texture to the backyard and double as a privacy screen until all plants have fully grown.” Black lava is traditionally used in villas. For an authentic look, try Adbri Masonry’s Euro Stone in Prague for the outdoor cooking or dining space. Finish the look with a water feature or for an Aussie alternative with no running costs, opt for a feature fire pit instead.

Visit graftonair.com.au for more information and inspiration!
YOU’RE NEVER TOO OLD RIGHT? BUT YOUR AIR CONDITIONER IS A DIFFERENT STORY. There’s no denying that having an air conditioner makes life so much more comfortable when you’re battling the harsh Australian climate. Even in the hottest days of summer and the coldest days of winter, having a reliable unit can ensure that you’re comfortable all year round. However there comes a time when your trusty old air conditioner just doesn’t perform as well as it once did…. Excessive noise, costly repairs, unusually high energy costs and uneven cooling/heating are some signs that your air conditioning unit might be on the way out. The good news is advances in Daikin’s air conditioning technologies have greatly improved energy efficiency. The Daikin Research and Development team compared the average running costs of an old Daikin ducted system model and Daikin’s current Premium Inverter ducted system. The comparison was based on delivering identical running times from both options and then calculating the running costs. The results showed a massive 25% saving in running costs when using the
current system. That’s great news for those wanting to reduce energy costs and maximise energy efficiency! New Daikin air conditioners come with the peace of mind a 5 year warranty offers and of course Grafton Air warrants all installation work for one year. And as with most things in life timing is everything! The cooler months are by far the best months to have a new air conditioner fitted. Waiting until the heat kicks in before acting (along with everyone else) often results in disappointing wait times for installation. As the past two incredibly hot humid summers have demonstrated – overwhelming demand meant not everyone was lucky enough to enjoy a cool and comfortable Christmas Day. As your local Daikin Specialist Dealer Grafton Air has the experience, the range and always great prices on all Daikin models. Don’t let your aging system drive up your power bill then fail you when you need it most. Give the friendly team at Grafton Air a call now on 6643 1490 or 6646 8886 for a free quote to replace your old air conditioner!

Try to picture yourself as a worker on Clarence Valley Council’s sewer system. Now think about what it would be like to come across a 15-20kg blockage in the sewer and how unpleasant it might be to have to untangle that. That’s what the sewer crew have to do when they find the sewer blocked with wipes, and it has prompted council to remind people that wipes are not flushable and should not be flushed down toilets. Wipes should never be flushed, despite what it might claim on the packaging. The only things that should be flushed down the toilets are human waste and toilet paper. It has been an ongoing and costly problem in the Clarence and it is pleasing to see action has been taken to counter the false claims of some manufacturers recently. Pental made claims their products will disintegrate in the sewage system when flushed, just like toilet paper when this isn’t the case. The Federal Court has ordered Pental to pay $700,000 for misleading customers about its White King cleaning wipes. Don’t be misled…wipes block pipes!

Add winter warmth with
scented style: A clever twist on fire pits As the longer evenings draw in, you can still enjoy your garden year round, hosting flaming hot parties or enjoying toasted marshmallows with the kids with an outdoor fire pit. As well as being a mesmerising addition to your outdoors, Glow, the outdoor fire pit specialists offer some quick home tips you can do to really amp up your outdoor entertainment offering. When deciding which fire pit to purchase, remember that as a stand-alone element, it’s important to think
how it can be incorporated into a backyard or patio to create a space you’ll enjoy year-round. The space available will determine the size you choose, also integrating the fire pit into an existing style will influence the design. Considering seating options around the fire pit is essential and some ideas include more permanent seating such as built-ins, as well as sofas, chairs and ottomans which allow for flexible casual seating and the ability for portability of the fire pit in smaller spaces.

Burning eucalyptus or fruit tree logs will add a fresh, modern scent to the traditional log fire smell. Add some simple home / garden ingredients for extra aroma, such as cinnamon sticks for spicy warmth (ideal for any Christmas in July), or dried oranges for a citrus twist. Keep mozzies away naturally by burning sage or rosemary in your fire pit, alongside adding a delicious perfume to the surrounds.
Whether you're choosing a sleek contemporary model, traditional clay chiminea or a rustic portable wood-burning fire pit, Glow offer a range of 12 different styles of fire pits so there’s sure to be one to light up your garden.

It’s the future of building and it starts now Lightweight cladding has grown across all sectors of design and is now on equal footing to traditional building materials like timber and concrete and used in a multitude of applications for the home internally and externally. Whether it’s revamping the weatherboard facade of a heritage house, as seen on last year’s series of The Block, or creating a feature wall to light up a lacklustre room, lightweight cladding is now the go-to material for many builders and designers. The advantage of cladding is the choices it offers and Cemintel has expanded their product selection to respond to the increasing consumer demand for this material. A number of trends are influencing Australian design in 2018, and the Cemintel range reflect these trends. Salmon pink coloured products are seen a lot overseas in building projects and Cemintels Surround Secndary palette is designed to echo this trend. There’s also been an increase in ‘living buildings’ - spaces that are reflective of nature and showcase features like plants or trees. The Cemintel Terryitory range has been revamped to incorporate more natural, earthy looking finishes like stone, timber and concrete. Cemintel is available from Mitre 10, Yamba.
With many different profiles, thicknesses, sizes, colour and textures available, they can be mixed and matched to produce amazing and beautiful buildings.
The prefinished cladding panels simulate materials like stone, timber, concrete, metal, tiles and smooth render in a sophisticated way to enhance building facades, without the ongoing maintenance.

We all know how important health and fitness is to ourselves and our families, but did you know that one of the contributors of respiratory illness can come from air conditioning units. Simply cleaning the filters is not enough to reduce the risk of air borne contaminants. After punishing your air conditioner over the summer months, winter is on its way and temperatures on air conditioners get turned up creating the perfect breeding ground for contaminants and micro-organisms. Invisible to the naked eye, the internal parts of an air conditioning unit harbours harmful bacteria colonies that can be introduced into the air in your room, triggering respiratory distress especially for asthma and allergy sufferers. Professional cleaning and sanitising your air conditioner will not only remove these contaminants it also restores the health of your air conditioning unit and can achieve up to 30%
in energy savings (per 35sqm room). Lower river resident Graham Sundin is the owner of Sanitair Northern Rivers, an Australian award winning, on-site, specialised air conditioning cleaning service. Sanitair are the only air conditioning cleaning service providers that offer a 12 month mould free guarantee with all Premium services. Graham conducts on-site cleaning services for domestic and commercial premises with standard cleaning services starting from as little as $69. Discounts are available for Senior Citizen card holders. Ask yourself - what is your family breathing in from your air conditioner? Stop breathing dirty air and call Graham for an obligation free quote on 0407 990 285, freecall 1800 130 168 or visit the Sanitair website at www.sanitair. com.au. Relax with family and friends in an Australian made and owned Sapphire spa from Yamba Pools and Spas, your local supplier of Sapphire Spas.
What things should I consider before buying a spa? The position of your spa is your first consideration. You can then decide on what size spa would be suitable for your needs and budget. Do spas have therapeutic benefits? Absolutely! Regular Hydrotherapy treatments will help your body to relax and unwind. The massage provided by Sapphire Spa’s powerful hydrotherapy jets assists in improved circulation, muscle recovery and is a natural way to enhance the body’s natural healing processes.
Does my spa need to be hardwired? This depends on the spa model. Hardwiring is required if the power drawn is above 15 amps. Can I put my spa pool indoors? For indoor spa installation, ensure that you have sufficient drainage around your spa, flooring materials must provide good grip when wet and adequate ventilation must be allowed for. To find out more about the Australian made Sapphire Spas call in and see the team at Yamba Pools and Spas.
