INNOVATION IN MEDICINE Clayco and Lamar Johnson
Collaborative were selected to design and build the expansion for Pfizer’s facility in Chesterfield, Missouri. Our integrated team built the existing R&D facility, which was crucial in developing the Covid-19 vaccine, in 2019. Concurrently, our team is renovating the pharmaceutical giant’s campus in Boulder, Colorado.
SHOW AND TELL Sloan wanted to create a showroom for hospitality, learning (product & sustainability), and collaboration. The LJC design team developed a flexible space and modern displays that minimize their physical footprint and maximize their substantial product offering while weaving in their primary mission of water conservation, efficiency and quality.
ROCK,
PAPER, SCISSORS
Clayco and LJC are the design-build team for Westrock’s newest corrugated cardboard manufacturing facility. Developed by JB2 Partners , this new 500,000-square-foot state-of-theart facility will sit on the same site as Westrock’s existing building.
RAISING EXPECTATIONS
Developed by CRG, The Dean in Reno celebrated its topping out and is scheduled for completion in time for the fall 2023 semester. The Dean will be a highly amenitized student housing high-rise offering tenants fully furnished rooms, a state-of-the-art fitness center, game and club lounge, BBQ grills, fire pits, group and individual study lounge spaces, and a rooftop terrace.
DOUBLE DRIBBLE The expansion of the existing Ubben Basketball Complex at the University of Illinois in Urbana-Champaign will double the size of the current facility to a total of 75,000 square feet. This addition provides half-court practice space, coaches offices, meeting rooms, and sports medicine areas.
EXCLUSIVE DINING The Centene Plaza C building will welcome the Saint Louis Club at the corner of Hanley and Forsyth in Clayton, Missouri. The 30,000-square-foot members-only club includes an 8,000-square-foot kitchen, fine dining space, bar and banquet facilities.
BUILDING OUR FUTURE
The Construction Career Development Initiative (CCDI) was excited to award six CCDI students a “Build Our Future” Scholarship this summer. This annual scholarship is awarded to top-qualifying seniors at local high schools who exhibit a desire to study and pursue a career in the construction industry. Over the past seven years, CCDI has presented 42 academic scholarships to help students pursue higher education.

KEEP IT CLEAN This marks the first project for Clayco and Sterigenics , a global provider of comprehensive sterilization solutions in the medical devices, pharma and commercial markets. The 86,000-square-foot facility will sterilize vital medical products and devices.
CCDI
NATIONWIDE This past year, CCDI has made major strides in expanding its program to Charlotte, Chicago and Phoenix. From construction classes and jobsite tours to internships and scholarships, the CCDI program has positively impacted young adults in these communities who are eager to learn about construction.
STARTING OFF ON THE RIGHT FOOT
NorthPoint Development and HEYDUDE hosted a groundbreaking ceremony to unveil the footwear brand’s future distribution center at the North Vegas Logistics Center . This industrial development is estimated to create hundreds of permanent and construction jobs and generate millions in wages for the local community.
SUPPLY CHAIN
Once complete, these two speculative distribution facilities, developed by Scannell Properties , will total over 1.4 million square feet.
EMERGENCY EXPANSION
Clayco, LJC and Concrete Strategies worked together to deliver this new 3-level, 600+ space parking garage with an ambulance bay and a bridge connecting it to the existing Garnet Health hospital in Middletown, New York. This garage is the first step in LJC’s expansion design for the emergency department.
CELEBRATING JUNETEENTH
This year, the Clayco Foundation held its 2nd annual Juneteenth Fund Celebration in the heart of Chicago. It was an evening packed with entertainment and powerful messages where we exceeded our fundraising goal and celebrated the great work of deep-rooted community organizations striving to better society for all people.
UNIQUE
OPPORTUNITY Triangle Square lives up to its name with this uniquely shaped property. LJC took this challenge and delivered a tailored design solution. The building’s massing, including a sloped southfacing roof line with private terraces, provides 75% of the residential units with views of downtown Chicago to enhance the well-being of all occupants.
PATIENT CARE TOWER Ventana was selected to develop the curtainwall system for the University of Maryland Medical Center’s new nine-story patient care tower that will be the home of the University’s Marlene and Stewart Greenebaum Comprehensive Cancer Center. The structure will feature a distinctive metal and glass façade, including custom 3D fabric shading devices integral to the curtainwall. This façade will be built onto the front of UMMC’s existing downtown campus in Baltimore, transforming the face of the academic medical center.
CUSTOMIZED CURTAINWALL
Ventana is customizing 250,000 square feet of unitized curtainwall to meet the architect’s design for the T. Rowe Price Global Headquarters in Baltimore. The result is minimal disruption to the sight lines and texture of the exterior facade.
ELIMINATING RISK
A NEW LOOK Clayco, LJC and Ventana teamed up on the reclad and redesign of Centene Plaza A . The new glass is heat strengthened, twice as strong, three times as thick and it matches the newer Centene Plaza buildings.
ENERGY
RESOURCES Clayco and LJC are the design-build team on this new manufacturing facility in Fredericktown, Missouri, which broke ground in fall 2022. This confidential industrial client is committed to reliable, on-time delivery of clean and ethically-produced cobalt that will support the advancement of renewable energy resources.
BRIGHT AND WELCOMING
LJC transformed an empty lot in Chicago’s West Garfield Park neighborhood into a vibrant public open space, POPGrove! Like its sister project, POPCourts!, this project caters to familyoriented activities through a three-part design that includes active and passive recreation spaces, and a natural playscape.
SAFETY FIRST Clayco is honored to announce we have achieved “star” status through the Arizona Division of Occupational Safety and Health’s Voluntary Protection Program for its Skye on 6th project in Phoenix. We are especially proud of the hard work and collaborative effort that our Clayco team and subcontractors put forth to achieve this recognition. Safety is always our top priority.
INDUSTRIAL REDEVELOPMENT
Once the site of the former Republic Steel plant, the newly forged 299,057-square-foot Commerce Park Chicago building includes 36-foot clear heights with 28 loading dock positions and two drive-in doors. Developed by NorthPoint Development , this project reached completion at the start of 2022.

SOLVING HEALTHCARE CHALLENGES
The LJC team designed a new technology-rich workplace that welcomes clients and encourages client collaboration for Lumeris . The project hosts a combination of amenity spaces embedded within a functioning open office floor plan.
A NEW CHAPTER CRG’s Chapter-branded multifamily product is a national collection of upscale apartments designed to provide spaces and experiences that live well and enhance residents’ daily lives. Chapter at The Streets in St. Charles, Missouri is the third Chapter-branded project.
COMMUNITY PARTNERS Scheduled for completion in early 2023, this 800,000-square-foot project marks the sixth facility that Clayco has built for Dollar General . Like Clayco, Dollar General’s mission is to serve others and make the lives of its customers and community easier. We both pursue transformative ways to improve our enterprises while working to be positive business partners and community neighbors.
PHOENIX ADDITION
Developed by X Company , the newly completed X Phoenix Phase I is a 20-story, 330-unit residential high-rise that features a 5-story parking garage, an indoor bike mezzanine, a poolside bar and restaurant, and gym space that includes a locker room and yoga studio. Construction is currently underway on X Phoenix Phase II, which will connect to the original structure.
AIRPORT EXPANSION
Construction of a 35,500-squarefoot renovation and expansion for Fort Wayne International Airport will start in March 2023 and enhance the regional airport’s terminal building to support continued growth.
CROSS-LAMINATED TIMBER
, this distribution center in Dallas was constructed with cross-laminated timber. This precision-designed wood product replaces the concrete panels of a typical industrial facility. Using this product instead of steel and concrete cuts carbon emissions nearly in half.
HORIZONS LJC fully re-imagined an existing office space into the North American headquarters of Horizon Therapeutics . The campus project includes three main buildings totaling 670,000 square feet with over one mile of perimeter walking paths. In addition, the campus offers employee amenity spaces such as an employee garden, bocce ball and basketball courts, and a daycare center.
THE RACE TO SPACE
The above project is an expansion of a previous project that Clayco built for Blue Origin and will add 200,000 square feet of space to the existing 400,000-square-foot facility.
This 83,000-square-foot facility (below) is a new composite assembly building in Cape Canaveral, Florida.
MORE TO THE POUR Concrete Strategies dedicates itself to putting more into every pour to ensure success on every project. Their team of concrete construction professionals includes some of the most talented and knowledgeable in the industry.
UNPARALLELED COMMITMENT Concrete Strategies is providing concrete services at this 659,000-square-foot Siteman Cancer Center for Washington University School of Medicine and Barnes Jewish Hospital in St. Louis.
TREEHOUSE Designed by LS3P, this Class A office campus paves the way for the next generation of corporate offices focused on top-tier recruiting, retention, and agile operations. The exterior prioritizes open views to create a sense of “working in a treehouse” with vertical facade elements that mimic a tree’s trunks and branches. The awe-inspiring lobby acts as the building’s central collaboration space.
DICKINSON FARMS Clayco was selected as the builder for NorthPoint Development’s new distribution centers in Hagerstown, Maryland. Construction began in the summer of 2022 and, once complete, the two facilities will total over 1,650,000 square feet.
QUALITY MEALS
Located on a 64-acre site
this
plant will primarily produce premium-quality, fully cooked Tyson -branded chicken products. The building will also include a mezzanine level, ASRS cold storage structure, raw materials storage, production and packaging space and office space. Clayco partnered with LJC and Concrete Strategies for this project’s design and concrete services.
A BRIGHT FUTURE Clayco’s Network of Women (NOW) was excited to host our second annual Bring a Girl to Clayco Day! The daughters, granddaughters, nieces and cousins of our Clayco team were invited to learn and explore career opportunities in the industry. Clayco NOW organized this event as a chance for these young girls to see female role models in the industry.

A NEW STANDARD IN SAFETY
With an amazing EMR of .52 and jobsite data across a wide variety of industries, we have proven year after year that safety is our top priority!
While man-hours grew 123% to over 16 million hours in the field over the past five years, our recordable incident rate reduced by 67% to 0.81 . Sixty-four projects, or 66% of all jobs last year, were completed without a recordable incident.
MIXED-USE DEVELOPMENT
Wildhorse Village is a large mixed-use project that CRG, LJC and Clayco are currently building in the suburbs of St. Louis. When complete, Wildhorse Village will offer wideranging housing options, commercial offices, retail and restaurant spaces, and public outdoor amenities.
The Cubes is CRG’s nationally recognized industrial brand that meets the needs of tomorrow’s leading e-commerce, logistics, and manufacturing users. Since 2018, CRG has delivered more than 25 million square feet of projects nationally and has planned or broken ground on another 43 million square feet of projects throughout the US.

BRINGING
ENERGY Clayco is nearing completion on Phase II of SK Battery America’s manufacturing plant in Commerce, Georgia. The 2.4 million-square-foot, $1.67-billion facility is the company’s first electric vehicle battery facility in the U.S., and it represents one of the single largest investments in a job-creating initiative in Georgia’s history.
LIVING BIG The design of One Fulton Market in Chicago is underway. Designed by LJC, and developed by CRG and Shapack Partners , this project will enhance the skyline of the Fulton Market neighborhood.PROJECT CONDUIT
Developed by NorthPoint Development, this 1.5 millionsquare-foot distribution center in Greencastle, Pennsylvania includes 950,000 square feet of structural mezzanines and is on 129 acres of farmland.
DEVELOPMENT OF THE YEAR
Construction is near completion on this new 1,098,800-square-foot distribution center in Tumwater, Washington for Costco . Developed by CRG, this project is pursuing LEED certification and recently won “Industrial BTS Development of the Year” for the NAIOP Washington State Chapter.
GO GREEN Clayco was selected to provide design-build services, including process and packaging systems, for a new 10-acre greenhouse facility in Yorkville, Illinois. This is the first of a multi-building program that will be built over the next several years.
THE POWER TO BUILD C layco was excited to celebrate the groundbreaking of Power Industrial , a four-building flex-industrial development located in Mesa, Arizona’s Pecos Advanced Manufacturing zone. Designed for various end users, this project was developed by Newport Commercial.

KIDS DIG IT! Clayco was excited to host our first Kids Dig event in Chicago! Kids Dig provided patients of Lurie Children’s the opportunity to explore rollers, bulldozers, excavators, and telehandlers in a giant interactive sandbox. This event promotes wellness for the children while sparking their imagination and interest in the construction world. We are proud of our generous construction community rallying together to raise money for Lurie Children’s Hospital!

LANDMARKS Construction on the Obama Presidential Center is underway and the former president stopped by to cheer on the team and tour the site. Clayco is proud to have been able to contribute to this project and help bring this museum to the Chicago community.

LIMIT Clayco recently completed the vertical construction of Skye on 6th in Phoenix and we celebrated the milestone with a topping-out event! Developed by Hubbard Street Group , this 26-story multi-family project is scheduled for completion in summer 2023.
BONE APPETIT This distribution facility in Reno, Nevada was developed by NorthPoint Development and is the fifth industrial project Clayco has delivered for Chewy.com .

LJC and Clayco’s design-build team is delivering this 425,000-square-foot confidential ISO board manufacturing plant project in Peru, Illinois.
REPURPOSED AND RENOVATED LJC’s design for Centene’s Clayton campus update was to unify four city blocks while improving employees’ and the community’s experience. The project scope included the redevelopment of the streetscape, a new welcome center, and the redesign of three plaza areas leading to the entrances of campus buildings.

, this 750,000-square-foot, tilt-up speculative warehouse is on a 650-acre site in Hartford, Connecticut. The vision for the land includes a mixed-use neighborhood, a rural neighborhood, a village center, an employment district and an industrial/warehouse district.

TRY HARD & NEVER GIVE UP Team Clayco raised over $68,000 at the annual Pedal The Cause fundraiser. This was Clayco’s 12th year participating in the event to help fund critical cancer research.
POLISHED PEBBLES
Our Chicago office hosted a job shadowing experience for the Polished Pebbles Girl’s Mentoring Program. Polished Pebbles is a Chicagobased mentoring initiative that increases young women’s communication skills and employability for the future workplace. The girls shadowed our CRG, LJC and Clayco teams to learn about development, design and construction careers.
GRAND OPENING In May, LJC and Clayco were thrilled to celebrate the opening of our Los Angeles office. We are proud to see our company grow and excited about the design-build projects we can bring to the region.
MATERIAL HANDLING
Venture One Real Estate is developing this 350,165-square-foot industrial material handling facility for DB Schenker in Cherry Valley, Illinois. LJC and Clayco are serving as the design-build team.
GOING THROUGH A PHASE Clayco is in Phase 2 of construction on SCAD’s Forty Four project in Atlanta. This project will provide approximately 1,000 new beds to meet the on-campus needs of the school’s growing student population. The project will also offer dining and fitness amenities, academic space, a parking garage, a campus store and a performance theater.
FOR THE LOVE OF PETS USAA Real Estate is developing two expansion projects for PetSmart in Georgia and Pennsylvania. Designed by LJC, this project will add approximately 200,000 square feet to each facility and will be complete by spring 2023.
CRG CARES
In March, our CRG Atlanta team packed and decorated shoe boxes filled with basic necessities for homeless women and children in the Greater Atlanta area. CRG has invested considerable resources in various non-profits and organizations in the communities we serve.

HIGH-PERFORMANCE
HIGH STANDARDS Designed by LJC and developed by CRG and Landmark Properties , The Standard at Columbia will be a 17-story student housing tower that will include 247 fully furnished units and create an unmatched experience for students in downtown Columbia, South Carolina.
WORLD-CLASS EXPERIENCE
In June, the Chicago Department of Aviation (CDA) celebrated the groundbreaking of the 6-story garage at Terminal 5. This addition will double the terminal parking capacity and improve travelers’ transportation experiences. This project is the latest in the O’Hare 21 expansion to unlock Chicago’s potential as a leader in aviation.
ICONIC TASTE
The new Kraft Heinz distribution center in Lathrop, California was developed by Prologis . The 652,000-square-foot facility includes 185,386 square feet of refrigerated space and 451,800 square feet of dry storage.
CAMPUS IMPROVEMENTS Clayco and Turner Construction are JV partners on the multi-phase South Campus Center for Interdisciplinary Learning at the University of Illinois Urbana-Champaign . The first structure, a parking garage, will help accommodate the influx of students and faculty to the new learning center.
DIVIDE TO DIVINE
This project represents a promise to address the racial divides in St. Louis’ communities. Delmar DivINe co-locates outstanding nonprofit organizations, sponsors innovative programs that will benefit the community and region, and provides affordable housing for young professionals and leaders in the social sector.
BUILDING OPPORTUNITY
This project for MCB Real Estate in Currwood Logistics Park consists of two buildings that will total over 1.63 million square feet and represents a $147 million investment that will bring over a thousand new jobs to the Hagerstown, Maryland area.
RESILIENT FOOD SYSTEMS
Clayco has completed construction on four greenhouse projects for AppHarvest . These projects are all located in Kentucky and are projected to produce millions of pounds of fresh produce per year.
A NEW FRONTIER Clayco added over 180 Phoenix-based employees and over $2 billion of local projects in the 18 months since the first local hire in 2021.
COMMERCE
PARK These two projects for R&R Realty Group are being built alongside each other in Omaha and once complete will total nearly 500,000 square feet. Clayco’s subsidiary, Concrete Strategies, will provide concrete work on both facilities.
SPICING
IT UP Developed by TradePoint Atlantic , this 1.8 million-square-foot warehouse and distribution facility for McCormick includes an office and retail space, trailer and automobile parking, and other site improvements. Once complete in 2023, this mega-facility will facilitate the shipment of products to McCormick consumers throughout the Northeast.
