BOUTIQUE APARTMENTS A.M. 1980 is a multifamily project in Chicago that offers residents luxury apartments with state-of-the-art amenities as well as amazing transit access. The project was developed, designed and built by Clayco.

CCDI SIGNING DAY AND BBQ In May, the Construction Career Development Initiative (CCDI) celebrated their seniors signing into full-time employment to become the next generation of high-demand skilled tradesmen and women. Cheers to the Class of 2019! 8


OVER A MILLION SQUARE FEET On a site over 100 acres, the two recently completed buildings in Interchange 55 Logistics Park cover over 1 million square feet.

DOWNTOWN REVAMP Clayco, together with Hourigan Construction, recently finished construction on Tower 1 for Dominion Energy in Richmond, Virginia. 10

MISSION ACCOMPLISHED This large-scale industrial park, in the Lehigh Valley area of Pennsylvania, consists of five new buildings totaling over 4 million square feet. Tenants include True Value, Spreetail.com, Patagonia, Inc., Chewy.com and Adidas.

WORLDWIDE CARE This 590,525-square-foot regional office and processing facility for Fresenuis Kabi will create products and services that are used to help care for critically and chronically ill patients around the world.

EVOLVING SUPPLY CHAIN Clayco completed this 1-million-square-foot expansion for Harbor Freight Tools in Dillon, South Carolina. This live expansion integrated with the internal workings of the existing building to improve the supply chain of one of the nation’s fastest-growing tool companies.

REDESIGNED RIVERFRONT The design and ecological restoration improvements to the riverfront in Fort Wayne, Indiana, have increased recreational use of the river’s dining and entertainment venues and attendance of programmed events. 16

BUILDING OUR FUTURE With the help of our partnering school districts, colleges, mentors and subcontracting partners who continue to support the program, CCDI was able to award nine 2019 Build Our Future scholarships to our most deserving CCDI students.

PROJECT MILESTONES Our Nokian Tyres jobsite in Dayton, Tennessee, reached a major project milestone last March. Over the course of three days, eight 36,000-pound carbon black and silica silos were raised. Despite significant rainfall, the plant achieved its first tire milestone on schedule in July 2019 and remains on track to begin commercial operations in early 2020. 19

ALMOST 12 MILLION SQUARE FEET of distribution facilities have been built or are under construction by Clayco in Kansas as part of NorthPoint Development’s LPKC Inland Port.

FOREIGN DIRECT INVESTMENT This new facility is projected to create up to 150 new jobs in the county and continue double-digit growth for Rockwool in the United States.

CENTENE UNIVERSITY This renovation project retained the existing feel of the school while adding new curtainwall to give the building an updated, modern feel.

KEEPING UP WITH DEMAND Clayco has completed 15 distribution and warehouse facilities for Amazon across the United States with five additional projects currently under construction. The projects combined will total over 32 million square feet of industrial space.

CUSTOMIZED FOOD SERVICE Lollicup’s new facility in Rockwall, Texas, manufactures and distributes disposable food and beverage packaging products they custom print on-site.

DISTRIBUTION HUB Clayco completed two distribution centers in Dayton, Ohio, including this building for Crocs, a shoe distribution and manufacturing company.

ON-THE-JOB LEARNING Thank you to our interns who worked so hard this summer with us at our Kohl’s e-commerce facility. 30


CONTINUED PARTNERSHIP This 75,000-square-foot warehouse facility in Oklahoma City, Oklahoma, is the fifth project Clayco has been awarded from Anixter International.

LAPTOP DONATIONS Trenton Kwasa and Kyah Donald, who were both 2018 CCDI Build Our Future scholarship recipients, received MacBook Pros donated by Clayco’s IT team. 33


ONE CHICAGO SQUARE Ventana is working with Power Construction to deliver the window wall system for the 49-story Tower C as well as part of the eight-story podium. When finished, this project in the Gold Coast neighborhood will cover an entire city block. 34


167 N. GREEN STREET Working with Focus Construction, Ventana was selected to design, manufacture and install the exterior wall systems at this new 18-story tall office building, which consists of 225,000 square feet of curtainwall.

545 WYN Ventana is providing window and curtainwall systems for this 10-story office building that is being constructed by John Moriarity & Associates. Due to the hurricane impact requirements in Miami, 10-inch-deep mullions will be used.

MISSION CRITICAL Clayco delivers high-performing data centers fast. Our +30-year mission critical portfolio molded an in-house team focused on efficient prefabrication designs for both the building structure and equipment. Clayco currently has over 100 megawatts underway.

ELECTRIC VEHICLE FLEET As Volkswagen transitions their platform to electric vehicles, Clayco is designing and building the complete manufacturing and battery facilities on their Chattanooga, Tennessee, campus. The project is scheduled for completion by Q4 of 2020.

AWARD WINNING Concrete Strategies is a nationally recognized and highly awarded concrete construction provider. They are always working to set new standards for quality, craftsmanship, project management and worker safety.

THE FOUNDRY Together with S.M. Wilson and the Lawrence Group, Concrete Strategies is transforming the historical foundry building into a future hub for local recreation in St. Louis. Restoring and repurposing the former Century Electric Foundry requires CSI to provide foundations, flatwork and concrete restoration to an existing 15-acre complex.

PUPPY PLAYDATE Instead of giving individual holiday presents, CRG treated their employees to a morning of snuggles with these adorable and adoptable puppies from Even Chance Pitbull Advocacy.

INNOVATIVE WORK-LIFE CULTURE Developed by Parkside Realty, Inc, tenants of the new Fulton East building will thrive in a creative environment featuring unobstructed skyline views, a meetingsize outdoor balcony on each level, a private rooftop park and reserved indoor parking.

AMERICA’S NEIGHBORHOOD GENERAL STORE Clayco’s fourth project for Dollar General is located in Longview, Texas. This 1.2-million-square-foot distribution facility includes 10,000 square feet of administrative space and an employee wellness center. A fifth facility is finishing in Amsterdam, New York, with previous facilities located in Alabama, Georgia and Wisconsin. 47


CREATING JOBS Clayco is leading the phase I construction efforts for the new SK Innovation battery manufacturing plant in Commerce, Georgia. This plant represents one of the largest single investments in a job-creating initiative in Georgia’s history and the largest in more than a decade. 48


365 DAYS OF SAFETY This distribution center for Kohl’s at The Cubes at Etna 70 covers 1.2 million square feet — the size of two football fields! The project has recently surpassed a safety milestone and has reached one year injury free.

COMMITMENT TO WINNING The Smith Football Center features new and expanded strength and conditioning and sports medicine space, coaches’ offices, position meeting rooms, player development areas, locker rooms, and other areas for recruiting and prospect hosting. 52


CHICAGO’S CLASSIC NEW BUILDING The design-build team of Clayco and Lamar Johnson Collaborative are working together with Brookfield Asset Management at 175 West Jackson to uphold the building’s architectural beauty.

LIVING THE HIGH LIFE Designed by Studio Gang, One Hundred luxury apartments will feature views of Forest Park and the Gateway Arch with each apartment providing a corner living room with double exposures that offer panoramic views and enhance the amount and quality of daylight within the units. 55


PROCESS EFFICIENCY This new center will handle the robust growth of Resolute Forest Products’ tissue products division in Calhoun, Tennessee. The new warehouse is directly connected to the existing pulp and paper mill facility by a conveyor system that transfers the product.

UP, UP & AWAY This latest aerospace facility is part of a growing aerospace sector in Alabama. This new 280,000-square-foot facility will manufacture aircraft engines and other machined parts for the aviation market.

TOWERING ABOVE CHICAGO Clayco, in partnership with Turner, is overseeing the reimagining and transformation of Chicago’s iconic Willis Tower for the EQ Office team. In May, the project reached a major milestone as the Wacker Drive entrance lobby reopened to the public.

IF YOU SEE IT, YOU OWN IT At Clayco, safety is everyone’s responsibility, and our team knows that looking out for hazards is the best way to look out for each other. That’s why we empower all personnel on our jobsites to identify and correct the problem. 60


SAFETY RECOGNITION Over 650 site personnel, the client and the fire department attended a lunch and recognition raffle at our jobsite in Quincy, Washington. Prizes were awarded to employees who have upheld the culture of safety through hazard recognition, proactive safety management, as well as other exemplary safe practices in the field. 61

GIRL POWER At our inaugural Bring a Girl to Clayco Day, daughters, granddaughters and nieces of our Clayco team were invited to learn and explore the many career options the construction industry has to offer. The ClaycoNOW (Network of Women) group organized this event as a chance for these young girls to see female role models in a traditionally male-dominated field. 63


INTERACTIVE ENVIRONMENT Lamar Johnson Collaborative was the landscape architect for Grand Center Arts Academy Plaza, which provides a variety of impromptu spaces for students, performers and fans to engage with the surrounding community throughout all hours of the day.

A ROCKET TO THE MOON Clayco is currently constructing a next-generation engine manufacturing facility for Blue Origin, an aerospace manufacturer and suborbital spaceflight services company.

ALL IN A DAY’S WORK The Centene Centre expansion crew completed a single-day installation of a skybridge over Hanley Road in Clayton, Missouri, which connects the existing Centene Plaza to the newest tower. By building the bridge off-site and transporting it for single-day installation, Clayco saved local residents and businesses an estimated five months of impact to traffic.

CLAYCO + SCADPRO Clayco has partnered with a team of students from the Savannah College of Art and Design’s SCADpro program to develop a Clayco Culture Kit for employee onboarding.

PATH TO VICTORY The Victory Drive Student Housing project is Clayco’s fourth project with SCAD. Utilizing the full design-build resources of Clayco and Lamar Johnson Collaborative, the project consists of two residence halls totaling 650 beds and a 260-space parking garage.

DESIGN COLLABORATION Lamar Johnson Collaborative met with their clients from the St. Louis County Library to brainstorm ideas for their new History & Genealogy Library and Administrative Library Building in Frontenac, Missouri.

HISTORIC FLAGSHIP Clayco, Lamar Johnson Collaborative and Brookfield Asset Management are working together on updating the historic Macy’s flagship department store in Chicago. Renovations in the lower levels will enhance aesthetics inside and out while the top floors will be remediated from their historic condition and transformed into white space for office build-outs. 78

WILKES-BARRE, PA THE DESTINATION FOR PET PARENTS Clayco has worked on several projects with Chewy.com, an online pet supply retailer. Recent warehouses were completed in Arizona, Ohio, Pennsylvania and one currently under construction in North Carolina.

INNOVATE EVERY DAY This world-class, 295,000-square-foot, state-of-the-art facility reflects the client’s highest standards for excellence, quality, safety and value. 82

CRITICAL DATA All electrical and mechanical systems in this OG&E Operating Center are maintainable without affecting data center operations. The building’s outer walls are designed to withstand EF-5 tornado winds, while interior walls are Level-3 bullet resistant.

TECHNOLOGY UPGRADES In June, the Clayco St. Louis office visited our clients at World Wide Technology to learn about the office’s new conferencing technology, which was implemented by our IT department.

TAKING FLIGHT Clayco was selected to design and build Jet Aviation’s new FBO hangar with all necessary ancillary customer areas, support offices, shop space, utility areas, etc., as well as all exterior improvements. The facility also includes FBO and MRO for Gulfstream in Van Nuys, California. 88


IMPROVING FOOD This project will be utilizing the full design-build and self-perform concrete resources of Clayco, Lamar Johnson Collaborative and Concrete Strategies. The new facility will accommodate Benson Hill’s tremendous growth as they expand product development capacity and ramp up commercialization efforts. 89

IMPROVED DISTRIBUTION Berner Foods’ new distribution facility more than tripled their current space and offers both dry and cold storage.

CAMPUS INTEGRATION The newest building at the Savannah College of Art and Design (SCAD) Atlanta campus plays an important role in the development of the overall campus by optimizing this previously underutilized site.

ACCOMMODATING GROWTH The design-build team of Clayco and Lamar Johnson Collaborative have teamed up with Penn State College of Medicine in Hershey, Pennsylvania. The new garage will provide for planned growth and replace parking lost to building expansion and construction.

CHANNELING CREATIVITY The Siebel Center for Design at the University of Illinois at Urbana-Champaign will provide a new means of channeling students’ passion and creativity with a culture of multidisciplinary education and student-led problem-solving. 98


DATA & DESIGN Clayco and Lamar Johnson Collaborative completed interior design and construction on a workspace for Navvis Healthcare’s C4 Command Center in St. Louis.

A NEW CHAPTER CRG is developing a new brand of luxury apartments. The Chapter brand of apartments is a national collection of upscale apartments designed to provide spaces and experiences that help residents write their life story with greater intention. The Upshore Chapter development in Chicago is one of the latest projects to reach completion.

BIG ED BOWL This grassroots architecture, engineering and construction community fundraising event began 14 years ago to honor Ed Erhardt, a colleague who passed away from cancer. With generous giving, the 2019 event raised $188,000 for both Robert H. Lurie Comprehensive Cancer Center of Northwestern University and the Michael J. Fox Foundation. Of the funds raised, 100% went directly toward skin cancer and Parkinson’s research. 101

SIOUX FALLS The integrated team of Clayco, CRG and Lamar Johnson Collaborative recently finished this office building for a confidential financial client in Sioux Falls, South Dakota. Located on a 19-acre site, the office building campus is located within the Interstate of Crossing Business Park situated at I-29 and I-229.

WESTWARD EXPANSION This 1,653-space parking garage is the catalyst for a significant College of Engineering Master Plan expansion to the West Campus of Penn State University.

MAGIS PUPPY The Lamar Johnson Collaborative design team’s Magis Puppy won “Best in Show” in the Herman Miller Puppy Love Challenge! This one-of-a-kind artwork was auctioned off and the proceeds benefited the Animal Protective Association of Missouri (APA).

GOING THROUGH A PHASE Following the completion of phase I of construction, there is now a total of 2,482 new and renovated beds at Penn State University’s East Halls. 106

HUGE UNDERTAKING In just over a year, Clayco completed work on the new 2-million-square-foot distribution center and assembly buildings for Kubota. It was one of largest active square foot industrial projects in the United States during construction.

KEEP PEDALING Even after nine years of participating in Pedal the Cause, Team Clayco is still pedaling hard to help fund research to cure cancer. This year, we had almost 90 members riding and we raised over $46,000, bringing our lifetime team total up to $440,512!

ECO-FRIENDLY ALUMINUM Braidy Industries is leading a national transformation in the use of efficient, eco-friendly aluminum alloys that are lighter and stronger. Braidy’s goal with the new facility is to lead the generational shift in materials science that is currently underway.

LAMAR JOHNSON COLLABORATIVE INTERIORS The interiors group gathers for an informal design review where the design’s concept and challenges are presented to the group for input and critique.

HOTEL VANDIVORT - PHASE II Lamar Johnson Collaborative worked with their client to preserve the historic character of the building while incorporating modern efficiencies. The crown jewel of phase II is the fifth floor sky bar — a 1,300-square-foot, four-seasons bar containing interior seating space with an almost 180-degree view of downtown Springfield, Missouri. 115


CLAYCO CRANES Inspired by our championship-winning St. Louis Blues, several members of Clayco’s St. Louis office formed a hockey team that competes against other area construction companies. Go Cranes!

GO GREEN Several members of the Lamar Johnson Collaborative planning team spent a day organizing and laying out plants in the courtyard for our R&D facility jobsite in Chesterfield, Missouri.

IRON HILL Clayco and Lamar Johnson Collaborative have been chosen by Cullinan Properties to design and build a new 850,000-square-foot, mixed-use development adjacent to the new SSM Health Saint Louis University Hospital. The site will feature a mix of retail, entertainment, restaurant, office, hotel and residential space and will serve as the new central development in the Midtown area of St. Louis.

CHALLENGE ACCEPTED Clayco’s Chicago office participated in the J.P. Morgan Corporate Challenge, a 3.5-mile race to promote health and fitness in the workplace.

CLARK HALL Originally constructed in 1887, Clark Hall currently serves as a model and living laboratory for the study of architecture, architectural history, furniture design, interior design, preservation design and urban design at Savannah College of Art & Design (SCAD). Clark Hall is named for Robert G. Clark thanks to a generous gift from the Clayco Foundation. 120


ROLLING OUT THE RED CARPET Our project for Sundaram-Clayton Limited (SCL) in South Carolina finished construction this spring. SCL celebrated the inauguration of its first automotive components manufacturing facility in the U.S. with a ribbon-cutting ceremony. The facility was fully operational as of September 2019. 121


PROJECT PRECISION Clayco is designing and building a 288,000-square-foot manufacturing facility for a confidential client. The building will also feature a two-story office alongside the manufacturing space.

BLACKEDGE CAPITAL A young and energetic trading and technology firm engaged Lamar Johnson Collaborative to create a space that reflects their outlook: They take their work seriously but not themselves. The team partnered with the client to design a workplace that supports functionality and trading operations technology. 123


CAMPUS COMMUNITY With the landscape designed by Lamar Johnson Collaborative, the Penn State Chemical & Biomedical Building and site create a seamless relationship with the surrounding campus context.

FUTURE OF AVIATION The new Global Terminal and Global Concourse is a critical project to unlock O’Hare International Airport’s potential as a leader in aviation and Chicago’s future success as a contemporary, global city. Clayco has partnered with AECOM Hunt, and together we will work to have remarkable community engagement and make this the most inclusive project in Chicago history.

LOCAL ICON The A.M. 1980 mural is now a widely seen image due to the building’s transit-oriented location. Designed by Mauricio Ramirez, the mural’s goal was to both heighten the image of the project while signifying that the new building was proudly part of the historical Logan Square neighborhood.

DELMAR DEVINE The site of the former St. Luke’s Hospital will be transformed into a co-location facility for residents and nonprofit organizations where innovation and collaboration will allow for a 21st-century approach to maximizing human and financial capital.

WOMEN BUILD Volunteers from Lamar Johnson Collaborative’s Chicago office participated in Habitat for Humanity’s Women Build 2019. The event aims to help low-income women achieve the strength and stability of homeownership by funding and building new, affordable homes. 128
