Back to the beginning clearwater celebrates 30 years of service

Founder and CEO of Clearwater Properties, Kevin Wetherell came to Seeley Lake, Montana with a credit card and a dream to start Clearwater River Realty back in 1993. Although the name has since changed, many of the faces from those first couple of years haven’t. Shortly after opening, he hired an incredibly sharp administrative assistant, Twyla Johnson, and an agent who quickly became a dedicated champion of Clearwater’s culture, Wayne Heaton. After all this time, the three of them still work together and share a passion for the lifestyle Clearwater represents. In honor of the company’s 30th Anniversary, we interviewed them to get a glimpse of how it all began.

What was your first day at Clearwater like?

KW- Wendy and I only knew a few people in Seeley Lake. When we opened our office in 1993, no one came in for weeks. There were 4 other real estate offices in town with long- time established agents who knew everybody in town. We purchased a microfiche reader and acquired the Missoula County property ownership records on microfiche. I would read off owners’ names and addresses and Wendy entered them into a database. Many evenings while we did this data entry, our daughter, Ashlee slept on the floor in the office in front of the pellet stove in a sleeping bag. We focused on mailings to the Double Arrow Ranch subdivision soliciting owners to list their properties. There were 840 properties with a very large percentage being absentee owners who had purchased their property many years prior. This was successful in the beginning to get some listings to create traffic.

TJ- I was invited to come to work as temporary help at the suggestion of my friend, who worked at Clearwater for Kevin and Wendy at the time. They needed help updating their farming databases so my work consisted of sitting in front a microfiche machine (remember what that was?), putting the film of property owners in the tray, looking through a view finder, and manually entering the data into spreadsheets. After about a ½ day of that, they basically interviewed me for a full-time position right on the spot. I got the job and the rest is history. We still use some of the same interview questions with our new hires as they did with me that day.

WH- A little bit of heaven!!!! I had retired about 6 months earlier and was at my wits end!

What was real estate like in the 90’s?

KW- When we applied for our SBA loan for construction funds to build the office, we stated on the business plan that we anticipated having 2 cordless phones, 2 desks, one computer and likely one fax machine. There were no real estate websites, no Zillow, no Realtor.com. Real estate agents, through their MLS were really the gate keepers of the information. When a new property was listed for sale, it was entered into the MLS book- a catalog of listings that came out monthly. This book was distributed to all member agents. Clearwater was one of the early leaders in the area to create property brochures. These were regular camera photos placed (taped) on colored

construction paper with a property description. We would take one lead listing photo with a camera, drive to Missoula and get the film developed at Walmart. You would then take that photo and immediately order 20 re-prints to create your brochures. It took a full day in Missoula. In the early 1990’s the market was slow. There was a lot of inventory for sale all over western Montana. You could buy all the 1 to 5 acre land parcels that you wanted for $10,000. Lakefront lots were $50,000-60,000. A nice home was $100,000.

TJ- Yes, I remember making so many of those flyers. A lot has changed!

WH- For me it was a dream come true. Business was being done face-to-face, and this was totally my character base. I love interacting with people, and business has changed so much to digital, less personal interactions. I try to continue in my own “old school” way as I think it creates lasting relationships. I am still in touch with some of my first clients!

The headquarters office is in Seeley Lake, what made you choose this location?

TJ- I dropped of my resume to Kevin when I was 5 months pregnant with my daughter. It was like anything back then; jobs were slim, but the fact that my friend worked here was a bonus for me (I was relatively new to the community and didn’t know a lot of people). It was important to me to be able to work and contribute outside of family life.

KW- We really liked the community and the people and determined that it would be a great community to raise our daughter, Ashlee. We purchased the commercial lot where the Clearwater office is today for $17,000. It was owned by a broker who owned the real estate company across the street, Jeff Macon.

They had a large share of the market, but closed their shop the week we opened and moved to Missoula for health reasons. Seeley Lake was chosen as it is a beautiful valley between two wilderness areas with all of the outdoor recreation you could imagine. It was a small town and we knew it couldn’t grow a lot because it was virtually surrounded by state and Forest Service land. We did not fully understand the opportunities that would be created by “working” the Double Arrow Ranch, later this proved to be a fortuitous decision.

What is the company culture like and how has it changed over the years?

KW- From our beginnings, Clearwater has felt like family. We look out for and help each other both professionally and personally. We are very committed to always do the right thing and remain firm to our word and our commitments for our clients.

TJ- We have always taken great pride in “The Clearwater Way”, which is our family/team environment and treating clients with the upmost respect. I believe that philosophy still plays a large part of our business model in today’s world with many new agents and staff that have come and gone over the years. It carries with you and has a lot of meaning for those of us that have been around a long time.

WH- We continue to increase in value for the services we provide to our agents and our clients. Family values expand into our profession, and this remains an important component for our agents and staff.

What are some of your earliest memories?

TJ- I have very fond memories of working with some of our very first agents, Jay Haveman, John Keller, Scott Kennedy, Wayne Heaton and Robin Matthews Barnes in particular. Wayne still claims I had to show him how to turn on a computer on his very first day. I believe we’ve taught each other a lot over the years. They all still work here, except Jay (we miss him) and that is a testament to our culture and company atmosphere we have created.

WH - I’ll never forget when I broke my foot in a car accident early in my career there, and my CMP family rushed right in to my rescue. Taking care of my clients as if they were theirs: Showing properties for me, visiting my clients, helping me get around on my crutches. This only cemented my feeling that this was truly a family atmosphere even though we were in an extremely competitive environment.

What do you think was the most difficult time and how did you manage to get through it?

TJ- It was the mid to late 2000’s when the market took a major downturn. We had to think creatively and even more out-of-the-box than ever to keep the doors open. We had a lot of people in the company come together and do their part to get through the struggle.

KW- I agree, it was definitely the last market downturn that began in 2008. We had just completed a cash and stock purchase of the Cabela’s Trophy Properties exclusive territory rights in 3 states and Waldbillig Realty in Philipsburg. In addition to debt created from that substantial acquisition, we had a high level of expenses - wages, building leases, advertising and insurance. This downturn also created opportunities for Clearwater to acquire other brokerages that were failing because of their expenses. In addition to trying to manage our own expenses, we were motivated to branch out and acquire those other brokerages. This all required large amounts of cash with a greatly diminished income to Clearwater. I’ll never forget the day when I met with my two partners for a cash call for us to contribute our financial share to continue our overhead; we were bleeding out. I told the partners that “the company with the biggest credit line will win”. We were able to grow the company substantially during that time of 2008-2013.

At what point did you realize that Clearwater was going to make it?

KW- Of course, the successes during the boom years of 2005 and 2006 created a lot of confidence in our business model, but it was a more meaningful recognition to see Clearwater really emerge strong from the last downturn. All of the growth that we had invested in started to come to fruition beginning in 2013.

WH- For me, it was about 90 days after I started. I realized that I was associated with a management philosophy that matched my motto from my previous career when I owned and operated my own construction company. An old quote that has been adopted by today’s writers and activists has always stuck with me, “The difficult we complete today. The impossible may take a little longer.” This was so applicable back then and I still live my life based on these words.

I know philanthropy is a huge part of the company’s culture. What communities do you think your Giving Program has made the biggest impact?

KW- I believe that Clearwater and our agents’ commitment to give back has made a meaningful difference to all of the citizens and communities where we work. It generates an indescribeable camaraderie amongst Clearwater staff and agents; it is a great feeling- beyond compare!

TJ- Company wide and across 4 states, our Giving Program has made a huge impact on our communities. It’s evident for me as a resident in the area, to see how our program has enabled many non-profits in the Seeley-Swan, Potomac & Blackfoot Valleys. Our agents have been able to graciously contribute and enrich their own communities through this program. This feeling is infectious and makes us all want to do more.

WH- In all of our service regions, I see a huge impact in wildlife preservation and conservation. Veteran affairs, youth education, and local sports also receive a lot of support through the program. Our agents select organizations that align with their own passions, so we reach a wide array of non-profits. We all are volunteers in some capacity as well. Highway cleanup, local youth activities, parades, Rocky Mountain Elk Foundation chapter leaders... we are passionate about giving back.

What’s the biggest change you’ve seen in the last 30 years?

KW- Technology- we now have cell phones, texting, email, a fully functioning internet, and MLS’s that function in real-time.

TJ- Probably the evolution of technology and the way it has allowed to streamline our business and make everything more efficient and less labor intensive. Real estate is definitely a market driven industry and we have seen our fair share of ups and downs, but I think the Covid pandemic has had a tremendous impact on the real estate market. I look forward to seeing what the future holds.

WH- The biggest change was going from three offices to thirty plus offices, while maintaining our family business traditions. This speaks so highly of our management practices and the values we have maintained over this 30-year period. What a legacy! I am so proud of my association with this company.

What got you into real estate?

KW- Having been born and raised in Montana, I had left Montana to seek work in power plants in 1984. I married Wendy and we had our daughter Ashlee. She was involved in real estate and it had always interested me. When Ashlee was getting of age to start school, we wanted to return to Montana. In 1993 there was not a lot of work in Montana, so we decided to begin our own real estate business in Seeley Lake, MT. Real estate remains my passion- it is ever changing and challenging, yet fun. I get to see that in full effect as I interact with our agents who share this passion for the industry.

What is next for Clearwater?

KW- We have a lot planned to celebrate this milestone in our communities. We are exited about our continued partnership with Sports Afield Trophy Properties, our increased conservation efforts and charitable giving, and our innovative strategies in marketing and servicing our clients. I know that there are highs and lows in this industry, but Clearwater Properties has always banded together like a family. Together we can continue growing and supporting each other. I am looking forward to what the next decade brings.

“For most of human existence, hunting was an in tegral component of our species’ ecology, an act of pure survival and a primary means by which our communities were sustained. have understood hunting in terms of recreation or sport, its beleaguered, modern terminologies. Rather, hunting was a necessity; the hunter deemed provider. And, it was the perceived generosityof the hunter, even more than his skill, that elevated him to a position of respect. Sharing his success was what mattered most, to the hunter’s status and to his community’s survival. Through this mutual benefit a core value system arose in human society, one where success and sharing became intertwined.

A new study finds that American hunters are incredibly unselfish about sharing the bounty of their wild harvests.

Today, we may often feel that this past is but an imagined whisper; a reality long dispersed and leaving us with an entirely new human world that little reflects its ancestral roots. In deed, if you look at the declining rates of hunting participation and listen to the mounting objec tions of anti-hunting groups, you might con clude that hunting itself has become unaccept able and largely irrelevant in our modern world.

Scratching the surface, however, you will find this diagnosis premature. Although it is true that only about 4 percent of the population in the United States engages in hunting activi ties, roughly 80 percent of Americans approve of hunting. Few activities, and far fewer con troversial ones, which hunting surely is, enjoy anything close to this level of support. How and why is this support maintained? What can explain it? Could it simply be that the non-hunting population inherently agrees with hunting, no questions asked? Or is there at play some more profound human dimension that can help ex plain all of this? I have always felt there is, and that uncovering it will likely be a key to preserv ing hunting as we know it in North America.

While there is certainly a complex set of factors at work, I believe these numbers suggest that hunting is not an isolated activity that oc curs outside the experience of the majority pop ulation. Somehow, the non-participatory mass of people remains connected to hunting, or are made to feel as though they are. Somehow still, remarkably, hunting remains resonant across the larger fabric of society. But how? Is it possible that non-hunters can still perceive they benefit from hunting in some way, just as they did in the past, and thus continue to acknowledge, in a more muted process of quiet support rather than cele bration, successful hunts and successful hunters? Does the broad public, in fact, still regard hunt ers as providers, in some atavistic way? Is this the wellspring from which the 80 percent public support rating derives? If so, what could possibly be reinforcing this societal tendency that seems so invincible to time, change, and controversy?

Traditionally, the most concrete manner in which hunters impacted the lives of other com munity members was through the shared con

sumption of wild meat. If this sharing tradition has been maintained, then this might be one way in which hunting could sustain both its presence and legitimacy in modern society. But while it is known that many non-hunters in the US have tried game meat and that hunters reg ularly share their wild meat harvest with others, the extent and patterns of wild meat sharing in the country are largely unknown. Without this information, it is difficult to conclude what role meat-sharing might play in maintaining public support of hunting. Obtaining this informa tion lies at the heart of a comprehensive new program designed to explore the modern rele vance and value of North America’s hunting tra ditions. The Wild Harvest Initiative represents an expanding network of partners dedicated to evaluating the varied dimensions and social impact of wild harvest ing activities in the US and Canada. Uncovering, for the first time, the full economic, conservation, and social benefits of recreational animal harvests, this initiative is building an evidence-based narrative on the relevance of these activities in today’s society. As a crucial part of this effort, the Wild Harvest Initiative has set out to determine the full extent of wild meat sharing that takes place throughout the United States and Canada.

Starting with Texas as an initial point of inquiry, the Wild Harvest Initiative, in part nership with the Texas Parks and Wildlife De partment, administered a Wild Meat Sharing Survey to resident hunters throughout the state. The survey findings, which were made available in 2020, are indeed remarkable. They shed new light on an ancient tradition that has been maintained long after it was essential for human survival. They open a modern passageway to our hunting past and expand our appreciation of hunting’s present across the state of Texas an nually. Considering the fact that, on average, less than 1.2 million people in Texas are hunting each year and, of this number, only around 718,000 are successful, the social reach these individuals are having is astounding. Roughly speaking, successful hunters in Texas are ex panding the number of people benefiting from their wild harvesting activities by eightfold!

This statistic has profound implications, espe cially when considering that approximately 1 in 7 people (4 million people total) in the state are experiencing some level of food insecurity. Significantly, individuals receiving the shared meat are definitely not restricted to those living within the same household as the hunters themselves. In fact, the majority of people re ceiving this meat–3.7 million (about 64 percent) live outside the hunters’ home. And the amount of meat involved is substantial. The survey re vealed that hunters share nearly 43 percent of their meat harvest with people living outside their domiciles, embracing a community of extended family, friends, neighbors, and associates.

So, why do hunters do this? The Texas shar ing survey also looked at the motivations behind meat sharing and hunting participation itself. More than half the respondents stated that spend ing time with family and friends was a primary motivation for hunting while the most common reasons for harvest sharing were that hunters had more than enough meat for their own household and wanted to help family and friends with food stocks. Each of these responses speaks to an overall awareness and deep appreciation of family and community within the Texas hunting tradition.

While the results of this survey are specific to Texas, I suspect the story is similar in many oth er parts of the United States and Canada. And we will certainly find out. Building on the sur vey administered in Texas, the Wild Harvest Initiative has now partnered with several other state wildlife agencies to gather findings from other

parts of the country. Once compiled, these re sults will reveal a more complete picture regard ing the motivations and expansive social benefits associated with hunting in the United States.

But already the data is telling a positive, compelling story about our society and its tradi tions, and one that is contrary to the overarching narrative we so often hear. We are constantly bombarded with stories of how community ties are eroding under the increasing weight of individualistic, self-absorbed pursuits and tech nology-mediated relationships. Generosity and magnanimity are certainly not the most often mentioned attributes used to describe today’s society. However, those who harvest wild meat, and who share so much with others, provide a powerful counterpoint to that narrative. I suspect this will be proven true of all who harvest from the natural world, hunter and gatherer alike.

This culture of generosity, demonstrated so emphatically by present-day hunters, is rooted in our evolutionary history. For tens of thousands of years, communities have come together to share, celebrate, and enjoy the wild sustenance provid ed through successful hunts. The Wild Harvest Initiative, through its Hunter Sharing Survey, is uncovering the modern dimensions of this his torically rooted, cultural network that connects hunters and non-hunters in a community built on generosity and shared resources. The inherent beauty in these connections is worth preserving and speaks forcibly for the relevance and social value of North America’s hunting tradition. After all, who does not admire those who share?

It’s a great spectator sport and there are places that you can even give it a try! Yellowstone Country has become a hub of skijoring, with three different events taking place across the region in West Yellowstone, Big Sky, and Red Lodge. It’s the perfect excuse for a winter getaway, and these mountain towns are great places to visit.

Dog Sledding is popular throughout the Rockies, and it is not just a spectator sport. Dog Sled Adventures in Olney, Montana offers a 12mile trail they refer to as the “Eskimo Roller Coaster.” If you aren’t finding yourself this far north in Montana, there are also several companies throughout Montana, Idaho and Wyoming that offer this dog powered sport.

In January & February, the Darby Dog Derby, Race to the Sky, Flathead Classic, and Idaho Dog Sled Challenge are all great spectator events to catch if you’re not too keen on sledding yourself.

Ice Fishing- Northern pike, perch, trout, and kokanee are just a few fish that you can catch and cook up for a tasty dinner. OVER & OUT

It’s mid-October and the highway is covered in ice and wind-blown snow that’s packed on the asphalt. We’re driving south to Idaho, and it feels like a late-season rip instead of the mid-October trip I envisioned in my head.

I’m tailing Colby Adamek’s Tacoma as we finally hit the dirt road. We’ll be linking up with friends Andrew Whitney and Jared Miller shortly. They have been in Idaho for days, and Andrew has a mule deer in tow. The current plan is to meet at the trailhead, sort out gear for the next 4-5 days, and start the long haul into a remote backcountry basin. We have three elk tags and a deer tag in the group, so hopes are high that we will locate something worthwhile.

After an hour or so, our packs are loaded almost to the max. Food, water, camp, and plenty of lay ers to keep us warm take up most of the space. A light snow is falling, the tail end of an early season snowstorm. Two hours later, we ascend the first canyon and make the call to camp for the night before crossing over the top of the basin above us.

The morning starts with fog and limited vis ibility. It’s the day before the season opens, so we’re not in a huge hurry. A large fire keeps us warm as we wait for better visibility before push ing on. By late morning, the fog lifts and a great weather window allows us to push up over the snow-covered mountain. When we get to the top, there’s a foot of snow. Now, our thoughts are heavy with the reality that the animals may have been pushed out of our target basin. Even so, we are committed to the mission and move to the next basin, then up onto a long ridge that bisects two other basins. As soon as we crest the ridge, the guys spot a group of elk be low us with a nice six point bull in the mix. It’s a long way in, but he’s a solid 300-inch bull. It’s a tough call, and one we’re glad we have a night to think on. As light starts to fade, we slip down the ridge about a half-mile from the group and set up our tents amidst the snow-covered pines.

Morning comes quick, and we are up and mov ing as temps dipped into the mid-teens overnight. Everyone is brimming with excitement — even though the thought of packing a bull out of here is a bit overwhelming. We’ll deal with the pain when we get there. As we hit the first opening, it takes all of about five seconds to relocate the tar get bull. The guys quickly decide that Jared will be the shooter. His enthusiasm is contagious, and he is by far the most excited to get a crack at this bull. Before we know it, we are quickly sliding down the mountain, hoping to close the distance as much as possible. Opening morning can mean competition, and we know we have to act quickly if we want this bull. After about 20 minutes, we’re inside 800 yards. With limited options for shooting lanes, we settle on a nice spot where Jared can set up at 727 yards. It is no doubt a long shot, but Jared has spent as much time behind a rifle as anyone we know. As an avid competition shooter and long range pro, he typically puts 2,000-3,000 rounds down range each year. Even with that confidence, a shot like this is no gimme. Extreme focus and adherence to the shooting process is key.

Jared quickly ranges his target and gets the up-todate ballistics off his Kestrel. As he settles in behind the rifle, the bull slowly feeds, alternating broadside angles and slowly gaining elevation between bites. A few seconds later, a sharp crack and ‘thwomp’ echoes through the valley. One perfect shot from the 300 Norma finds its mark. The bull staggers and crashes down the mountain. A combination of adrenaline and cold has us celebrating and shivering as we know the real work will soon be at hand.

As we walk up on the downed bull, it’s apparent that something isn’t quite right. Only six points stick above the snow. The bull’s right side is gone, busted off in the long slide down the mountain.

As we follow the track up the mountain, we see a tine sticking above the powder. Jared goes for a quick shed hunt and reunites the antler with its owner, a 300-plus bull with good mass. With four guys, the elk is quickly broken down and divided into our packs. With everyone toting a quarter, we decide to hike down and out of the canyon, making a big half-circle before heading out to the truck approximately 12 miles away. We know it’s going to be a long day. We also know it’s mostly on a trail and downhill. With that combo, hopes are high that we can make it back before dark.

Six and a half hours later, Colby and Andrew hit the rig, drenched in sweat and ready for a cold beer. Jared and I are still up the trail. Jared’s pack is by far the heaviest, pushing 100 pounds. An hour later, we’re all at the truck, sipping a cold one and salivating over the thought of a juicy burger at the local diner. We load up and head out. Mission complete!
