Ten Tips

For

Creating relaxing Bedrooms by Lisa Anne Sanderson

T

here are many different decorating styles that are popular today. No matter what the ‘look’ of the bedroom is, however, it’s important for it to be relaxing and comfortable. Everyone wants their bedroom to be a sanctuary after a hard day’s work or a day full of activities. Here are ten tips which will help you create a relaxing bedroom.

SPRING/SUMMER 2013

6

1

Your Favorite Style: It’s not pleasant to come home to a bedroom that is decorated in the wrong style for you. Even if the bedroom is designed to please your partner, you can add touches that you like. A dressing-table, for example, often adds a touch of romance and a feminine look. Use Your Favorite Colors: Painting the walls of the bedroom in your favorite colors is a good idea. A relaxing color in the decoration is advisable.

2 3

Make Good Use of Lighting: Fluorescent lights are too bright for a relaxing bedroom. Mood lighting can create a romantic, cosy atmosphere. If you enjoy reading in bed, a table lamp is a good idea.

4

Natural Materials: Cotton or silk sheets are better for the skin than synthetics. Woolen blankets are more comfortable than polyester. Egyptian cotton is regarded as the best.

5

Get rid of Clutter: Old books, magazines, and clothes on the bed or floor can mess up the look of a bedroom. An uncluttered bedroom looks better and is more relaxing. Throw away any old books and magazines.

6

Keep Your Bedroom Neat: It is a pleasure to come home to a neat bedroom. Take things off the bed and the floor. Keep the floor well polished or vacuumed and keep the bedroom free of dust. If necessary, it is a good idea to rent storage space.

7

organize Your Wardrobes: Wardrobes should also be neat and well-organized. Each season go through your old clothes and shoes, and either throw or give them away. Selling them is a great way to get rid of them and make some money as well.

8

Moths: Try to keep the cupboards free of these nasty pests. There is nothing more upsetting than finding that a good dress has holes in it. Cloves will usually keep them away, but if all else fails, moth balls may be needed.

9

Aromatherapy and Scents: Pleasant scents help create a calming atmosphere. The fragrance of fresh flowers is good, but it is difficult for most people to have these in the bedroom every day. There are plenty of home scents available. Adding eucalyptus or lavender oil to the washing will also help the bedroom smell fresh. A few drops of lavender oil on the pillow helps most people sleep. relaxing Art: Brightly colored paintings may distract from the relaxing atmosphere. Floral art and landscapes all help to create calmness.

10

These ideas will all help you create a relaxing bedroom. It will look wonderful when you finish decorating, and you will have the kind of bedroom that you want to return to.

7

organice Su Vestuario: El vestuario debe estar ordenado y bien organizado.

ake sure you are ready to buy - psychologically and financially. Ask yourself the following questions: Do I have a steady income? Is my debt lower than my total income? Do I have enough money to pay for the down payment and closing costs? Am I working hard enough to improve bad credit? The answers to those questions and the following tips will help you in buying a home for the first time. 1. Check the selling prices of comparable homes in your area. You can also do a quick search of actual MLS listings in your area on a number of Web sites, including the National Association of Realtors. Your realtor can help with this information. 2. See what you can afford. The general rule of thumb when calculating what you can afford is that you can buy a home that costs about two-and-one-half times your annual salary. A good real estate agent or lender can determine how much you can afford and estimate the maximum monthly payment based on the loan amount, taxes, insurance and other expenses. 3. Find out what your total monthly housing cost would be, including taxes and homeowners insurance. To get an idea of what you will pay in insurance, select a property in the area where you want to live, and call a local insurance agent for an estimate. You are not obligated to get the insurance, but you will have a good idea of what you would pay if you buy. 4. Find out how much you will likely pay in closing costs. The upfront cost of set-

tling on your home should not be overlooked. Closing costs include origination fees charged by the lender, title and settlement fees, taxes and prepaid items such as homeowners insurance or homeowner’s association fees. 5. Review your budget and determine how a house fits into it. Fannie Mae recommends that buyers spend no more than 28% of their income on housing costs. If you go over 30% you risk becoming house poor. 6. Talk to reputable real estate agents in your area about the real estate climate. Do they believe prices will continue to fall or do they think your area has hit bottom or will rise soon? 7. Remember to look at the big picture. While buying a house is a great way to build wealth, maintaining your investment can be labor-intensive and expensive. When unexpected costs for new appliances, roof repairs and plumbing problems occur, there is no landlord to call, and these costs can drain your bank account. But, this is the best time to buy a home. Prices and interest are still low. You can contact Claudia Ahmady at

Sitio Web: www.claudiaahmady.remaxagent.com. espite the most recent upswing, selling a house in today’s market is still not an easy task. It is not uncommon for a house to be up for sale for over a year before it is sold, and sell for less than what the homeowner expected. The good news is that there is now an effective way to sell your house faster and for the maximum market value: Home staging. Megan Morris, author of the book Stageology: How to Stage to Sell, defines home staging as, “the process of preparing a house for sale, regardless of price, location, or market condition.” This creative process may include painting the home, adding new lighting to create a better ambiance, and bringing in new furniture and décor. Ultimately, the goal is to make the home as warm and inviting as possible while also appealing neutral enough to appeal to the highest number of buyers. It has been documented that 95% of professionally staged homes sell in 23 days or less. Home staging can also increase the value of the home by thousands of dollars. Megan recommends home staging as she has personally witnessed it be a wise investment countless times. Ms. Morris has been a decorator and a professional home stager for 15 years. She has been interviewed on many radio and television programs on networks such as CNN, ABC, FOX, CBS and NBC as an expert on home staging. She regularly receives referrals from homeowners who have sold their homes fast and for the best price as a result of home staging. If you want the best results from selling your home, home staging by Megan Morris is the solution. MHM Professional Staging, LLC is located at 6450 Kingspointe Parkway, Suite 4, Orlando, FL 32819. pring brings a sense of fresh beginnings, and for many, that includes the annual ritual of spring cleaning. A survey conducted by the American Cleaning Institute found that 62 percent of people engage in spring cleaning each year, and their top three priorities are the kitchen, bedroom and bathroom. This year, spring cleaning doesn’t have to be a long, dreaded process. Follow these quick tips to not only get your house clean in no time, but keep it clean in the long run.

Dealing with Dust Dust buildup not only looks bad, but it can also be bad for allergies. > Skip the feather duster — it just spreads dust around. For fast dusting, use multi-surface cleaning wipes to pick up dust from furniture and electronics. When you dust, work from the top down. > Cut back on dust by making sure your vacuum cleaner bags and filters are clean and in good working order. That will keep dust and debris from being blown out into the air as you vacuum. > Change your furnace filter regularly and dust or vacuum vents to keep buildup to a minimum.

Kitchen As one of the busiest rooms in the house, the kitchen gets cleaned fre-

quently, but there are some areas that may need a little more attention. > Use steam to clean the inside of the microwave. Bring two cups of water to a boil in the microwave, keep the door closed and let the water sit for a few minutes. The steam loosens dried-on food particles, making it easier to wipe them away. For a fresh scent, drop a slice or two of lemon in the water before boiling. Keep it clean by using food covers to prevent food splatters. > Keeping the sink, counters and appliances clean and sanitized is fast and easy with a product such as Kitchen Windex Touch-Up Cleaner. A quick pump onto a paper towel, rag or sponge and you can wipe away messes and kill 99.9 percent of common household bacteria in no time. The bottle is designed to stay out where you need it, and the cleaner works on a variety of hard, non-porous surfaces. > When you clean the sink, make sure to get behind the faucet and around the seals using an old toothbrush. > Don’t forget to clean the outside of the refrigerator and freezer. Clear off the clutter of notes, coupons and photos, and then clean the doors, handles and seals. > Keep the inside of the refrigerator smelling fresh with an open box of baking soda.

Bathroom From make-up spills and toothpaste smudges to mildew and everything in-between, the bathroom needs touching-up on a daily basis. > To keep the counter clean of little messes and smudges, use an antibacterial product. Windex also makes a TouchUp Cleaner for the bathroom. Dab the cleaner onto a rag or tissue and wipe down the counter, faucet and any other hard, non-porous surfaces to clean and sanitize quickly. > To get rid of soap scum, clean the tub and shower with a foaming cleanser that does most of the work for you, and simply rinse it off. Wash shower curtains and liners according to label instructions. > To help prevent soap scum buildup in the future, try switching to a liquid shower gel. Bar soaps have binders that are a primary cause of soapy residue. You can also use a towel to quickly wipe down the

tub and faucets after each shower. > The combination of mold and mildew cleaners can make fast work of those deep messes. Spray where needed, and rinse off following label instructions. Be sure the bathroom is well ventilated before spraying them on. > To discourage mildew, use the bathroom fan during a shower and for about 30 minutes after. You can also use a dehumidifier or open the window. Floors You’ll be amazed at how much cleaner a room will look when the floors are done right.

Cleaning Must-Haves > If you have the time and money to rent and use a carpet cleaner, now’s the time to do it. If not, target stains with a carpet cleaner and give all your carpets a good vacuuming. Sprinkle baking soda on carpets and rugs to absorb odors. > Steam mops are a great way to quickly clean multiple flooring surfaces without a mop and bucket. You can do a whole room in just a few minutes. > A lot of the dirt and dust in a home is brought inside on the soles of your shoes. To keep carpets and flooring clean, place doormats inside and outside each entrance and always take your shoes off when entering. > Wiping floorboards of dust and dirt is often overlooked and makes a big difference in the appearance of your home. Get more cleaning tips and solutions at www.windex.com. Foremost, the pharmacist should be diligent, attentive, courteous, and always willing to take the time necessary to answer any questions you may have. A pharmacy should have convenient hours, and located in an area easily accessible to you. A pharmacy should also offer health related items at affordable prices. Now, you can find all of the above and more, at The Hunter’s Creek Pharmacy, where pharmacist Heidi Tran will process your prescription expeditiously. This pharmacy has been serving the Hunter’s Creek community and Kissimmee since December 2012. Located in an area where there are many medical offices, it is very convenient for the patients of those doctors. The friendly technicians are bilingual (English/Spanish), and they are committed to the health and wellbeing of all its patients. What distinguishes this pharmacy is the personalize service each customer receives. There is less waiting time, and they call to remind patients when it’s time to refill their medications. Heidi Tran conveys any relevant information to patients concerning a particular medication. These patients feel at ease dis-

cussing any worry or doubt that they may have. The Hunter’s Creek Pharmacy dispenses medication for all ages, from newborns to the elderly patients, and offers free flavor for pediatric medications. “Customer service is our number one priority,” says Tran. “We don’t treat our customers as customers only; we treat them as part of the family. We go above and beyond for each individual customer. When you call our pharmacy, you won't talk to a machine; you get friendly personal service from our staff.” The Hunter’s Creek Pharmacy offers free delivery to your home or office, within a radius of five to ten miles from the pharmacy. This is especially important to the elderly or those with a physical disability. Heidi Tran grew up in a family of health professionals: her mother is a nurse; her father, a pharmacist; her brother is a doctor; and her sister is a dentist. Tran knew that she also wanted to do something in the medical field, but her fear of seeing blood led her to pursue a career in pharmacy. She received a Doctor of Pharmacy degree from Florida A&M University in Tallahassee, Florida in 2006. Tran has ten years of experience as a pharmacist, having worked at various wellknown pharmacies in Orlando. The Hunter’s Creek Pharmacy accepts all

insurance plans and Medicare. The dedicated staff includes Sofia Saavedra, Ashley Coello, Ana María López, and Keeva Covington. The pharmacy is located at 1196 Cypress Glen Circle, Kissimmee, FL 34741. Monday – Friday 9 a.m. – 6 p.m. Tel: 407-483-8901, Fax: 407-483-8902.

FOR JOB INTERVIEWS

A

SPRING/SUMMER 2013

24

job interview can be an overwhelming experience. The following are tips to help you get through the process of sending out résumés, cover letters, and preparing for the interview. You should get a calendar and a notebook. This will help you remember when you sent your résumé and to whom. You will also use this to write any follow-up calls and research that you do on the company you are applying with. You should also compile a list of companies that interest you. Research those companies and write down the information you gather. This information should include the type of company, their purpose and general information. Is it a manufacturing company? If so, what does it manufacture? Is this a marketing company? If so, what types of marketing does it consist of? Most companies have a Web site where you can obtain information about the company. Read this information and prepare yourself before you send your résumé. If you have not researched the company prior to sending your résumé, you should do this immediately in case they call you for an interview sooner than you expected. Your résumé and cover letter should be focused, not generic. The average résumé is glanced at for about 10 seconds, so yours needs to have an immediate impact and be eye-catching. Consider the following: 1. Use sentence fragments or bullets to provide focus. 2. The most important information should be at the beginning and the end. 3. Your objective should cover three points: job title, industry and two or three key skills you are likely to use. 4. Include examples that show accomplishments. 5. Create uniqueness. Your cover letter should be one page in length and printed on good quality paper like your résumé. The font style and size should be identical to your résumé and envelope. It should be easy to read. Do not be cute, humorous or over-confident. Each company should receive a

cover letter that is specific for that company. If you are using your own computer, it is a good idea to create individual folders for each company that you will be applying with, and save the cover letters in those folders. You have your research done, and organized in your notebook. You should prepare for some questions that may be asked in the interview. You should be prepared for this in advance. You never know when they will call and want an immediate interview. Some typical interview questions are: 1. Tell me about yourself. 2. Tell me about a challenge you faced and how you dealt with it. 3. What are your strengths? 4. What are your weaknesses? 5. Why do you want this job? 6. How do you handle pressure? 7. Where do you see yourself in five years? 8. Tell me about a difficult problem and how you solved it. You should consider all of these questions. Most of these are general questions, and can be answered in different interviews. You should also focus on some specific questions that may be asked for the industry that you are interviewing for. Another key thing is to be positive. If you are asked the question,

“What are your weaknesses?” you will want this to be positive as well. You would not answer this by saying how lazy or unorganized you are. You may want to consider something like, “I sometimes take the work home with me instead of leaving it at the office.” Turn a weakness into strength. You should also prepare questions of your own to ask the interviewer. Many of these questions can be general, and some will be industry specific. Some good questions that you may want to ask are: 1. Is this a new position? 2. Why is this position open? 3. Who would be my supervisor? 4. What is the focus of the job? 5. How often do you give performance evaluations? 6. What factors do you consider when evaluating a person/position? 7. How long do you expect the decision process to take? 8. Do you have incentive programs for advancing in the company? There are many Web sites, articles and books devoted to finding a job. You can use many resources for your individual need. The best tip is to do your homework and be prepared. Interviews often make us feel as if we are on trial. But remember, you are also interviewing the company you want to work with.

If you have a busy life, it’s important to organize your activities so everything you need to do gets done on a daily basis. A to-do list serves the purpose of keeping activities prioritized and on schedule. Here are some tips for preparing a to-do list that will help you increase your productivity.

Do your top priority tasks in the morning. The tasks you gave a number one on your list should be done in the morning. This will reduce the stress you experience later in the day when other demands come up. At least you will have your high priority tasks done.

Break down large projects. Large, complicated projects can cause stress unless you break them down into smaller ones. When you make your list, number each step of a complicated project. Get an idea of how much time is required for each task. anaging your finances is a lifelong process. It usually begins with savings – ideally as a child. Once you have a regular income of your own and have started saving on a regular basis, you’ll have to decide how to invest the money you are saving. Investors in their twenties are often advised to put more of their savings in investments that have potential to grow. Even though these investments may carry more risk of loss, a younger person has time to potentially make up any losses they may experience early on. Conversely, those who are investing for more immediate goals are often advised to put more of their savings in fixed income investments. These may not grow as fast but are likely to lose money. Strategies for Common Life Events Everyone lives their lives differently, and everyone has complicated emotions about money, so investment decisions are highly personal and unique to each individual. Nonetheless, throughout their lives, most investors face some similar situations. Where are you in the cycle? The following are examples of common life events and some things you might consider when making investment decisions. Your first full-time job • Start a savings account to build a

cash reserve. • Start a retirement fund and make regular monthly contributions, no matter how small. Marriage • Examine your joint investment contributions and allocations, taking into account your combined income and expenses. • Consider opening a short-term investment account specifically to help fund your down payment on your home and pay closing and moving costs. Children • If you don’t yet have life insurance, now’s the time. • Start a college savings fund. New job • Review your investment strategy and asset allocation to accommodate a new salary and a different benefits package. • Consider rolling over your previous company’s 401(k) plan into your new employer’s plan or a Rollover IRA. Within 10 years of retirement • Review your retirement fund asset allocation to accommodate the shorter time frame for your investments. • Increase savings for retirement.

Retirement • Study your distribution options to enhance assets and tax benefits. • Reallocate your investments to provide the income you need while still potentially offering some growth in capital to help beat inflation and fund your later years. e all have heard of the saying, “seeing is believing.” But now, we can also say that “tasting is believing.” That’s because once you taste one of the Panini sandwiches from Hot Krust Panini Kitchen, you will be convinced that it’s the best sandwich you have ever tasted. Hot Krust Panini Kitchen prepares all their sandwiches with only unprocessed meat; it has no preservatives, additives, nitrates or growth hormones. The bread is freshly baked, with your choice of white or multi-grain. They have smoothies, soft drinks, wine and beer. If you are a vegetarian, you will find a variety of gourmet Panini sandwiches and salads, with your choice of fat-free and gluten-free dressing. The sweet potato fries and waffle fries are baked to order, not deep fried. The unique concept of Hot Krust Panini Kitchen is the creation of entrepreneur Evan Dimov who has been working at the Dr. Phillips store since it opened in July 2012. To this day, customers are pleasantly surprised at the very affordable prices. Despite strong competition from the fast food industry, Hot Krust Panini Kitchen is emerging as the little guy making a big difference. Evidence of this is the steadily growth of business, as more consumers are educated on the importance of eating healthy. “Our goal is to provide the best food and service at affordable prices,” says Dimov. “People now have a choice for a good, tasty and nutritious sandwich, salad or soup. We do not compromise quality.” Some of the Panini sandwiches are: Amanti Chicken (roasted chicken, roasted bell peppers, provolone cheese, lite mayo, pesto sauce and sundried tomatoes); Florentine Chicken; Fondue Turkey; Philly

Steak; and Pancetta Shrimp. Hot Krust Panini Kitchen recently added to its menu the Burgernini “The Monster,” an 8oz all natural (not frozen), 100% Angus beef, with BBQ honey-mustard sauce, or Buffalo Sauce, lettuce, tomatoes and onions. For those who prefer a hearty cup or bowl of soup, you will enjoy the gourmet or vegetarian soups that are 0 Trans Fat, and some are gluten and dairy free. Their signature soup is the Chili Cactus Soup, made with savory cactus, ground beef, diced tomatoes, onions, corn, northern beans and spinach, in a spicy broth. So, if you are concerned with eating healthy, Hot Krust Panini Kitchen is the place for the best sandwiches, salads and soups. It is located at 8015 Turkey Lake Rd. (Whole Foods Market Plaza) Orlando, FL 32819. Monday – Saturday 8:30 a.m. – 8 p.m. (Closed on Sundays) Tel: 407-355-7768, www.hotkrust.com.
