National Real Estate Stats Existing home sales increased 17.2% above July 2012 numbers. Housing inventory at the end of July rose 5.6% to 2.28 million. At the current sales pace, there is a 5-month supply of homes for sale.

A solar story from the White House

1979 President Jimmy Carter had 32 solar panels installed to provide hot water.

First-time buyers accounted for 29% of purchases in July, unchanged from June, but are down from 34% in July 2012. All-cash sales comprised 31% of transactions in July, the same as in June; they were 27% in July 2012.

1986 The panels were removed under orders from President Ronald Reagan. Most of the panels journeyed north to Maine's Unity College. Sixteen were installed on the college's cafeteria to heat water; the others were placed in storage.

2003 President George W. Bush had a photovoltaic system installed on a maintenance building and two solar thermal units, which heated the White House swimming pool.

2013 President Barack Obama had solar panels put on the roof of the White House as part of an energy retrofit to improve the overall energy efficiency of the building.

Because of improvements in technology, the price of solar panels has dropped 97% since 1979.

Head of the Table Top dining designs find a home

My mother never appreciated the art I used to etch into the side of our butcher-block dining table. The knife and fork carvings made their way into memories, however, just as the meals that were served on the increasingly imperfect piece of wood. Perhaps we should’ve housed a “live-edge” table instead of our smooth shellacked rectangle — after all, cut wood

has the most character. “Live-edge wood tables have become increasingly popular over the last few years,” says Vicki Glotzer, design director of Worth Home Interiors in Vail. Glotzer explains how although some stylistic themes in interior design come and go, it’s the classics that are worth keeping. “I’m not a big fan of trend in interior design, as good fur-

niture is an investment and should last for many years in the home,” she says. • Plant bulbs at a depth that's 3 times their height. Small bulbs like crocus must be planted shallower than bigger bulbs like tulips. • Plant with the pointed end of the bulb facing up. If you can't tell the top from the bottom, plant the bulb sideways and Mother Nature will send shoots up and roots down. • Add an amendment at the time of planting. Garden centers have specially formulated products that provide nutrients bulbs need as they develop. • Recycle leaves as winter mulch for the bulb bed. Experienced gardeners guarantee you will be impressed with the results. • Plant bulbs in groupings rather than single file in rows. Bulbs planted in a group create more visual impact when they bloom. And you can speed up the planting process, too, by digging a wide, round hole or rectangular trench and placing many bulbs in it at once. This method is faster than planting bulbs one at a time with a bulber tool.

Home Sales Are Up Vail Valley real estate trends correspond with national statistics

As existing homes sales nationwide continue to rise — U.S. sales were up 6.5 percent July over June, according to the National Association of REALTORS® — so do existing home sales in the Vail Valley. July reports produced by the Vail Board of REALTORS® (VBR) indicate that existing home sales locally spiked 14 percent over July 2012. Colorado sales were also up 15 percent statewide. “Overall, we continue to receive more positive data with regard to the Vail Valley real estate market,” says Julie Retzlaff, chairperson of the VBR. “As the national market

recovers, we see corresponding recovery in our local market.” The Vail Valley real estate market is traditionally viewed as having two distinct market segments. The first segment is made up of primary residences occupied by people living full-time in the Vail Valley and generally outside of Vail Village, Beaver Creek and some of the area’s golf course communities. The second distinct segment is that of resort residences which are owned by people who spend only part of their time in the Vail Valley. “It’s difficult to describe the local market in general terms,” says Mike Budd, area REAL-

TOR and incoming Chairperson of VBR. “The primary home market, broadly characterized as homes valued up to $1 million, is stable and trending upward, much like the national market. The resort market, however, has been slower to recover and seems to still be seeking stability.” A key differentiator between the primary and resort markets right now is inventory. Though new listings are increasing in the primary market, the available inventory remains low, creating further demand for homes that are available to purchase. In the resort market, however, the available inventory is more

saturated, creating what might be characterized as more of a “buyer’s market” in that sector. “The primary market is made up of people who ‘need’ a home and traditionally borrow money for the purchase,” says Budd. “If you need a home, now is a good time to buy because rates are low and deals can still be found. In addition, if you need to sell an existing property in order to buy your next home, inventories are moving.” Some speculate that transactions in the resort market, which have traditionally been more “cash deals,” have been fewer because of the returns that investors

Ever since open floor plans have become popular kitchens have drawn more and more attention — and interesting design elements — in homes. They tend to be the heart of the home, where both family and friends come to meet and share stories. “Kitchens have energy to them, and that is what we all want to gravitate to,” said Ken Jones at Thurston Kitchen and Bath. “It’s because the energy is there.” One of his observational tests simply involves watching people go into a living room, where, as they sink into comfortable sofas, the energy level goes down, but as soon a they enter the kitchen, the energy level rises. “It’s more fun to socialize there, it’s more fun to drink there, it’s more fun to eat there. (Whether it’s) the high energy

with lighting, or warmth, it’s situated to be social,” he said. “(That’s why) we want to open it up to great rooms … there’s something magnetic about it; we want to gravitate to it.” Perhaps part of it is because the best food is made with love and appreciation for family and guests, and that radiates from the kitchen. In fact, Jones points out that the range is usually a focal point of a kitchen — located on a prominent wall “in the heart of the kitchen,” he said. “We tend to make them warm and vivacious,” he said. “The more inviting you can make that focal point, the more inviting it makes it to (people) who want to be around that energy.” Kim Toms, project manager at Slifer Designs, agrees that it’s “very important (for the kitch-

en) to be open to living spaces. “Open is key if you want to just keep it simple and still be very family oriented.” Of course, all kitchen design elements differentiate according to personal preferences. But there are certain trends experts in the field see these days. Appliances Beginning with ranges, the actual appliance itself has improved in leaps and bounds in terms of safety, if people go with induction ranges. “It’s very efficient, and cold to the touch, so there are no safety issues,” said Bob Zeltman, a designer at Thurston, who has seen a demonstration where a professional cut a pan that was frying an egg in half, and the part of the egg that landed on the


induction range surface stopped cooking, while the other half continued to fry in the pan. However, homeowners still tend to rely on gas ranges, just because that’s what they’re used to; induction cooking hasn’t completely caught on, he said. Viking and Wolf ranges still hold the gold star in terms of professional ranges — and they offer induction ranges. Thurston also sells its share of La Cornue, a French line, which Zeltman calls “the utmost in design and beauty, with a tremendous look.” Ranges vary in size and performance, from 30-60 inches, with one or two ovens. To truly draw attention, ranges call for creative surroundings, including interesting hoods. In terms of hoods, Zeltman still sees stainless steel popularity, as well as copper and

stucco with tile finishes. Surroundings can be simple or elaborate, from sleek tile to ornate Old World stone enclosures. Like size, the decorative surrounding strongly depends on the homeowner’s taste — so to speak. Like the improvement in ranges, appliances have also become streamlined; “they sit better rather than sticking out — they’re very flush,” Jones said. Overall, they tend to be stainless steel or covered in wood panels that match cabinetry — “hardly anything else,” he said. And, in the vein of “hiding” appliances, it’s becoming more and more popular for homeowners to place microwaves in pantries and use steam

Cabinets Open shelving is very popular these days in cabinetry. For vacation homes, it allows visitors to find dishes and glasses easily, without rifling through doors. For homeowners, it’s a potential way to showcase beautiful china and glassware. Toms and Jones see different trends when it comes to color and style of cabinetry: Toms is seeing more white cabinets, which pay tribute the farmhouse look, offering a lighter, cleaner and brighter look than darker cabinets. “Especially where we live, you see so much stain, so maybe it’s a relief,” Toms said, adding that “in any publication right now, a lot (of cabinets) are white.” Jones, on the other hand, says the hottest colors are darker grays and taupes — and even black. “Mid-range taupe and gray are very popular,” he said. “You’d be surprised at how many we’ve done … I haven’t seen much in the way of white.” Many homeowners are turning away from the distressed, mountain look and going for a

ovens for most of their needs. “They don’t want to see microwaves,” Toms said, “(whether or not it’s the) perception that they’re not good for your body; they still want to use them, but they don’t want to see them.”

more sophisticated, sleek look. Both designers agree that the contemporary, sophisticated look is still very fashionable. They also agree that innovative hardware is both more available and the way to go. Toms prefers integrat-

ing hardware so that it’s not decorative, but rather blends well with the cabinets. Jones said, in terms of hardware, there are “a lot of interesting ways to go,” from brasses and chromes to contemporary shapes that come in an array of sizes. In the past, most hardware only came in a size or two, but now the same family, or type, of pulls and handles will accommodate a large handle for a dishwasher and even larger for the refrigerator, while accommodating smaller, matching pulls on drawers and cabinets. Countertops When appliances allow it, Toms sees homeowners choosing higher countertops, up to 38 inches, rather than 36. She sees a lot of white countertops, saying “white is really big,” while Jones points out that countertops come in “any number of resins and quartz mixes and lots of colors.” One of the problems with desiring white countertops is that if homeowners want a natural material, marble is a porous slab, requiring everyday caution in terms of staining, as well as annual sealing. However, these days, manufacturers use higher quality sealers, Toms said. She suggests honing or weathering the slab so people don’t see every mark and smudge on marble. Jones added that many homeowners choose honed, satin and leathered (textured) finishes on quartz countertops, which helps camouflage stains. “Quartzite is harder than granite and still looks great,” Toms said, adding that composite stones are not her favorite because she worries they may look dated, like Corian has. Though granite still reigns, quartz countertops are gaining in popularity. When cabinets are dark, countertops should be light.

Still, Jones says he’s seeing a lot more man-made products than before. They’re often preferable because they come in standard sizes and are tough and durable, like stone, but wear better. Whereas Corian was soft and scratched relatively easy, on these quartz-and-resin mixes, “the wear and tear is much less,” he said. And, since quartz countertops have been used for years in homes, “the higher-end client wants to use something else,” he said. In terms of color, Jones contrasts countertops with cabinets; darker cabinets call for lighter countertops, and vice versa. Flooring Flooring is one of the most important design elements to ensure it flows with the entirety of the home, but it also follows the colors of the kitchen. In white kitchens, Toms uses a lot of oak, because “you can make oak look like anything, and if you go

lighter, it doesn’t show dirt or dust as much as a darker floor.” Jones matches flooring with the darker gray and taupe colors he finds popular. Overall, floors are trending away from browns and more toward neutral, gray tones, he said. And, if homeowners aren’t sure about wood floors, “there are a lot of really interesting wood-tone tiles,” he said, “and a lot more rich, vibrant wood tones than there used to be.” Lighting Generally speaking, a nice combination of down lighting, hanging lights and under-cabinet LEDs are great in kitchens, Jones said. “It’s pretty similar (to the past), but it’s being done better because lights are getting better and better,” he said.

Toms tends to avoid pendants over islands, just because they’ve been installed in so many homes. She leans more toward one decorative, possibly pendant, light with multiple off-shoots, or simply

He likes to create islands that can fit as many people as possible, just like Toms prefers curved islands, so that family and friends can see each other, rather than feeling as though they’re sitting at a straight-lined bar. Toms also steers homeowners toward single-level islands, since “we’ve seen two levels for so long to hide the kitchen sink,” she said. She also said it’s nice to integrate a work or desk area for women’s bills, purse and iPod dock into the kitchen. But, no matter how homeowners design their kitchens, the fact remains that a kitchen is one of the most important places in the home. “The popularity of kitchens is growing,” Jones said. “It’s the place we all congregate.”
