W
hen it comes to selecting a new residence, whether it’s a house, a condo or even a rental, the process usually requires a balancing act of decisions. Do you want to be close to town or in a quieter, secluded area? Do you want sweeping mountain views or a nearby water element? But sometimes, all of those aspects come together into one place, fitting together like the pieces of a puzzle. Water House on Main Street, in Breckenridge, is such a place.

Water House is the final phase of the Main Street Station Resort, situated on the south end of Main Street. When completed, it will consist of two buildings with a total of 55 luxury condominiums. Each condo differs from the next, with options of number of bedrooms (one to four), location within the building (north, south, west, penthouse, etc.) and interior design. Phase One of Water House began in 2007 and was finished in December of 2009. Phase Two, the final phase, will start vertical construction this summer, with the goal of completing by the summer of 2015. The developer is Real Capital Solutions. Slifer Smith & Frampton Real Estate officially launched sales for Phase Two on February 11. Interest has been high, with multiple reservations recorded in the first week. This does not surprise Slifer Smith & Frampton branch broker John Pfeiffer, as the residences come with a variety of benefits. They have easy access to downtown Breckenridge just down Main Street, with its many shops, restaurants and art galleries. The property has water frontage on two sides, from the Illinois Creek, which was redirected in 2007 by East West Partners and runs along the
north side of the building, as well as the Maggie Pond on the west side. The building is also in close walking distance to the Quicksilver Super Chair “You essentially have the big views, the sun, the in-town location, walk to slopes and the waterfront. It’s a bit unique compared to anything else,” said Pfeiffer. All of that is in addition to amenities such as hot tubs, an Olympic-sized pool, ski valet and underground, heated private parking. “It’s a great opportunity for buyers right now,” he said. Buyers can choose to rent their properties, or keep them private, which many in Phase One have chosen to do. “It’s a blended demographic of people who use them as summertime second homes,” Pfeiffer said of Phase One owners, “and there are a lot of skiers, and we have a lot of families from Denver that come up a lot as well.” One of the highlights of the location of Water House is that its variety of surroundings means owners can choose their favorite aspect. “In the new building, the southern side gets views of (Mount) Baldy and Peak 10, they get all-day sun. The northern side, they get the village view and the waterfront, and then the western residences get the big Maggie Pond and that million dollar ski area view, so every side of the building is great to be on,” Pfeiffer said.

Designing the Interior
For the Phase Two building, the developer brought in a new designer — Griffith Wood, a partnership between designers Colin Griffith and Andrea Wood, based out of Denver. Wood has 30 years of experience in interior design, including many jobs in resort communities. “We have worked in all the mountain resorts from Beaver Creek, Vail, Aspen, Jackson Hole, Deer Valley, Telluride,” she said. “We have never really worked in Breckenridge and that’s one reason we’re so excited about this project. What we do know is what the mountain resort home buyer is looking for and what they respond to.”

The design team created two furniture packages and two fixed finish packages for owners to choose from — Fresh Powder and New Rustic. The term “fixed finish” refers to fixed surfaces, such as countertops and floors. The Fresh Powder palette features a soft gray look mixed in with soft blues, while the New Rustic tends toward deeper tones like dark rich red, ochre and brown. The design team was careful that both looks were classic rather than trendy, said Wood. “We have work from 30 years ago that is still absolutely current, so our work does not go out of style. And we
feel like it never should, because if you want to keep that for the next 20 years, it will still look absolutely great,” she said. Other features that each residence will have include wide plank wooden floors, 100 percent New Zealand wool carpet and natural textural wall coverings in every bedroom. The design team also created finish boards, which showcase what each package looks like and how it all ties together. “(Buyers) will be able to see all the gorgeous slab granite countertops — each one’s different, they’re so pretty,” said Wood. “Each bathroom has a different tile and granite, and they’ll be able to see the finish of the floor and the carpeting and all the fixed finishings. It won’t be, ‘Oh my god, what’s my unit going to look like?’ No, they will have an absolute idea on what every single unit will look like. It’s not like they will have to take this giant leap of faith.” Part of Wood’s job is to monitor the trends, updates and changes throughout the design world. “It’s a continual process of observing what is out there, what are people responding to in the market, what do we think people are going to (like) in a particular market, what are they going to see and get really excited about and feel proud of,” she said. “Of course, we want people to feel very proud of these places. And we want them to feel like they got so much for the money that they spent.” Wood’s favorite part of the design process is the beginning, when the project is just taking shape. “It’s developing the identity of each project and what makes this project different from another one, what makes it work in this particular place, how does it fit into its location and its environment. That’s our favorite part,” she said. The identity developed for Water House is that of a high level mountain resort, Wood said. “Within that framework of classic traditional mountain finishes and construction, we have been able to infuse it with a bit of a fresh updated mountain look that will appeal to any age, any kind of person from anywhere,” she said. “We believe that. We think it’s really going to be terrific.”

ummit County is a beautiful place. Its sweeping vistas, flowering meadows, crystal clear water and natural ruggedness pull in thousands of visitors every year. And once they’re here, it’s not unusual for them to decide they want to stay, whether moving here full time or purchasing a part-time residence to enjoy whenever the mood strikes. Therefore, it’s not surprising that protecting and conserving the environment in Summit County is a priority for homeowners and visitors alike. By taking steps to reduce pollution and lessen human impact, the surrounding environment can maintain its pristine conditions for years to come. The High Country Conservation Center (HC3) is a local nonprofit dedicated to waste reduction, energy efficiency and clean energy, and sustainable food production. Recently, the organization has taken steps to introduce a program that improves the energy efficiency of houses around the county.
Becoming energy smart At the very beginning of 2014, HC3 launched a new program related to energy efficiency, called Energy Smart Colorado. The program focuses on providing energy audits for residential buildings and then follows up with potential rebates for energy-related improvements. Energy Smart Colorado, while new to Summit County, got its start in Eagle and Gunnison counties three years ago, with groups like the Eagle Valley Alliance for Sustainability. From those organizations, news of the program and its successes spread to HC3, and the organization decided it would be a good fit for Summit County. Although the program shares the same name and energy-saving mission across its four participating counties, each program is locally supported and funded. Support for Summit County’s program comes mainly from Summit County government and the towns of Breckenridge and Frisco.

How it works
Energy Smart Colorado focuses primarily on residential buildings rather than businesses. HC3 currently has energy savings programs in place for local businesses in Frisco, Breckenridge and Silverthorne. “The program benefits residents, energy auditors and local contractors,” HC3 executive director Jennifer Schenk wrote in an email. “Energy efficiency programs encourage homeowners to save money, and that money is often invested in the local economy. In contrast, money spent on power bills leaves the community at the rate of 80 cents on the dollar. The Energy Smart program also benefits local energy auditors and contractors performing the energy improvements on residents’ homes.”
The average energy audit takes anywhere from two to four hours to complete, according to HC3 energy operations manager Kevin Berg. During that time, the auditors use a number of tools to inspect the home’s energy efficiency, including evaluating mechanical systems, electrical loads (from appliances and lighting), insulation and air leakage. Once the energy audit is complete, the auditor will fill out an evaluation form, which includes recommendations for how the homeowner can update the house to increase energy efficiency. Updates could include boiler or furnace replacement, crawlspace or basement improvement, wall and attic insulation, window replacement and air sealing. From there, homeowners can decide whether or not they’re willing to make those changes. The main factors that prohibit homeowners from taking action after an energy audit, according to Berg, include cost of improvements and not knowing how to find or choose contractors to make those changes. HC3’s Energy Smart Colorado program tackles both of those conundrums. Homeowners may already be eligible for energy-related rebates after audits by Xcel Energy. In addition, Energy Smart Colorado offers rebates for 50 percent of all changes, up to $200. Those who have had an energy audit during the 2013 calendar year may also be eligible for the Energy Smart Colorado rebate, so long as any related improvements are done from Jan. 1, 2014 and onward.

Spreading information Education is an important factor in the energy program, and HC3 is ready to step in and assist homeowners in firstly, understanding exactly what all those pages of their energy audit mean, and secondly, who to contact to make improvements. That job falls to Berg and energy programs coordinator Marty James. “Our job is coaching (homeowners) and looking at their priorities and opportunities to improve, looking at the costs and advising them what direction they could take to get their best savings and best comfort, and guiding them towards contractors that are under this program,” Berg said. Berg and James will be on hand to analyze the audit results with the homeowner, and then put them in touch with local contractors who can make the improvements. HC3 plans to offer training programs throughout the year to local contractors in the building science field. HC3 also hopes to foster connections between the contractors themselves, across all fields. For example, if during a boiler installation the contractor notices issues with insulation, they can mention that to the

homeowner and even recommend another local business to help them out. “It’s getting the interconnectivity of the contractors to understand each one’s profession to really promote one another,” said Berg. Having HC3 energy experts look over the audit should also help homeowners feel they’re getting the best advice “without the sales pitch,” he added. “I think we lend some credibility in that regard. People trust us; it’s a third party objective view.” Berg and the HC3 hope to meet their goal of at least 120 audits and 50 improvements during the program’s first year. They’re positive that homeowners, local contractors and auditors, and the environment will quickly notice benefits. Schenk estimated that over the next two years, the Energy Smart Colorado program would help homeowners save more than $70,000 in power bills, and reduce carbon emissions by more than 600,000 pounds. “We want people to save energy, save money and help reduce greenhouse gas emissions,” Berg said.
