pring is here. Visitors are flooding the town from around the globe, fresh on the heels of the FIS World Alpine Championships. Vail’s spring promises include sunny days, blue skies and fresh powder. Longer days, milder nights. Good natured revelry. Event schedules. Festive fun. Local wisdom has long held that “real estate season” is limited to the summer months. Of course, any local REALTOR knows different: Real estate transactions happen in every month of the year in Eagle County, and the year’s most recent numbers show a particularly healthy market, regardless of the winter months. Check the market update section and read about our local real estate inventory. The number of available properties is still fairly low, though the number of sales is growing. It’s a good time to enlist the guidance and experience of a REALTOR. Our organization, its members and partners exist to provide the most informed, ethical and comprehensive options for clients and their real estate needs for both primary and secondary residences as well as investment properties.

S

pring is a miraculous

reality when the outside comes alive again beneath the blanket of snow. Spring is light and bright, cheerful and fresh. Spring is a time to renew ourselves and our surroundings. So how do we interpret spring inside? Think of clean lines and reflective materials in furniture. Imagine bold and whimsical prints and fabrics in vibrant colors. That being said, it is time to dust off that old furniture and go for something shiny and new, literally. Love it or leave it, brass seems to be everywhere these days. Brass brings in a new dimension and acts almost like a mirror, reflecting light and beauty. Used as an accent piece in your living or dining room it’s a safe bet. But maybe its time to add dramatic scale to your bedroom with a fourposter bed. Either way, don’t forget to highlight your spring space by incorporating a bright color scheme. Pairings of tangerine with berry or fuchsia and chartreuse make a happy color choice indoors and spring us back to life.

just illuminate rooms; they add an artistic statement. And according to decoratorswisdom.com, they are a major lighting trend for 2015, even in smaller spaces like studio apartments and bathrooms. While selecting the right chandelier for a particular space

22

VAIL VALLEY HOME | MARCH 2015

is largely a matter of personal choice, there are some things you should keep in mind when considering these lovely light fixtures, especially for a mountain home. Current trends in mountain home chandeliers include faux candles, bronze cages, enclosed LED lights, wood, rope and barn-

themed accents, pendants and clear or seedy glass. Antlers and pinecones? Not so much anymore. The beauty of a chandelier is that it can doll up a room. Even if hardware and furniture is dated, one striking light fixture can give a room a fresh look and function as a transition piece for further upgrades.

Dining rooms When buying a chandelier for the dining room, there is one important guideline: “You should not buy a chandelier that’s too big for your table,” says Kathy Oliver, coowner and design specialist at Vail Lights in Eagle-Vail for 25 years. “You don’t buy the chandelier

for the size of the room, you buy it to fit your table. People feel overwhelmed if it’s too big. They stand and hit their head. Your chandelier should give you at least 12 inches on all sides, 30 to 36 inches above the table.” One major trend Oliver has noticed in dining room lighting is rectangular chandeliers. Several design Websites agree. Vintageindustrialstyle.com, for instance, describes the pendant varieties of rectangular chandeliers as the “most modern” for 2015, and Oliver points out that any rectangular fixture over a rectangular or oval-shaped dining table gives the entire room a clean, geometric appeal. “People like that linear look because it forms to the shape of the room,” she says. Kitchens Another hot spot for chandeliers is over the kitchen island. Here, the pendants, especially earthy colors and stone varieties, are the most popular option.

“The kitchen island is usually the barrier between the kitchen and the rest of the house,” Oliver says. “If you don’t have much color here, you can do the kitchen island with three, four or five pendants to make a colorful statement.” Entryway While chandeliers in dining rooms, kitchens and great rooms can be seen from many angles, one consideration for an entryway chandelier is that it should be most appealing from the floor view. “In your entryroom or your stairwell, you’re looking up into the fixture, so you want to make sure it’s interesting from the bottom,” Oliver says. “Otherwise you’re just looking at a bulb inside of something.” Dome-shaped and drum chandeliers — often with fancy metal tops and rustic or simple filigree on the bottom — are popular choices for entryways, according to Oliver. Interestingly, she says that

many of her customers remodeling their master baths are in the market for a chandelier. Master bathroom “People are getting away from fluorescents,” she says. “You’re seeing some enclosed pieces, and they can use the LED bulbs inside. For a master bathroom, you want to do something more feminine, like the globes or the open, round chandeliers where the light floods the bathroom.”

Open views One key consideration when installing a large light fixture in any room is that it doesn’t block artwork, and in mountain homes in particular, does not obstruct the outside view. “Probably up here, more than the city, the views out the window are the way the architect forms the dining room or living room. You don’t want that heavy chandelier in the way,” Oliver says. “They can be the jewel of a room. But don’t block the view.”

on white satin. Bridesmaids wrapped in fur. Vows exchanged beneath twinkling lights. Getting a few runs in before saying “I do.” For couples who opt for a winter ceremony in Beaver Creek or Vail, this is their idea of a perfect wedding day. While summer is still considered the peak of wedding season, many are choosing a winter wedding instead, for reasons both magical and practical. A few years ago, Sandals Resorts coined the term “weddingmoon,” as in a ceremony and destination vacation in one. Many who decide on a winter wedding in the mountains do so because they can spend the week here skiing and also get married in a picturesque setting at the same time. “If they’re doing a winter wedding (in Vail or Beaver Creek), it’s because they want their family to enjoy what else is around here,” says Mindy McNitt, event coordinator for Donovan Pavilion. “They’re usually big skiers and it’s not just a one-day thing. They’re up here to ski (for a few) days and also do all the other fun stuff.” Emily Price, who currently lives in Chicago with her nowhusband Tim Price, said they wanted a December wedding at Beaver Creek because they are avid skiers and see Colorado as “a very spiritual place” to have a ceremony. Emily and Tim Price got engaged at the top of Snowmass in Aspen, but chose Beaver Creek because it offers so many activities for both skiers and those who just enjoying sitting outside sipping hot cocoa. The morning before they headed to the chapel, Emily and Tim even skied together down a few groomed trails. “We wanted to get in a good ski on our wedding day, so that we did,” Emily Price says. “My parents were like, ‘What are you doing? This is so crazy.’ Everyone was like, ‘We hope to see you at your own wedding.’” r e s h ly fa l l e n s n o w

A true white wedding JoAnn Moore, wedding planner and owner of Mountains and Meadows in Edwards, says many couples who decide on a winter wedding want to incorporate the natural elements of their surroundings as much as possible. Using evergreen branches and pine cones instead of tropical flowers and selecting colors that reflect the season, like white and frosted blue, can bring the outside in. Moore says this season she has a couple who are using heavy flannel blankets as table settings to make their reception feel even more warm and cozy. “We’re not trying to disguise that we’re in Colorado in the winter,” Moore says. “Many of their guests may have never been to Vail, so (couples want) to show what they love about the mountains.” Denver resident Nadia Westra always knew she wanted a “sparkly, white wedding” as opposed to sweating in a huge dress in the summer, she says. Nadia Westra and her now-husband Josh Westra met in college and both love

to snowboard, so a Beaver Creek wedding was a bit of a no-brainer. Nadia Westra opted for a white and silver brooch bouquet to carry down the aisle in place of fresh flowers and decorated the reception with twinkling Christmas lights and antiquelike lanterns as place settings. Enjoy the weather Nadia Westra wanted her wedding to look “timeless,” but what she didn’t plan on was how long it would take some of her guests to get from Denver to Vail on a day with heavy snow. “About 30 percent didn’t make it to the actual ceremony,” Nadia Westra says. “I walked out and saw nobody in the chapel. I thought, ‘Alright, let’s get this done.’ But all the people made it to the reception, and we had a great time.” Moore said when planning a winter wedding, always factor in weather and extra travel time. She recommends picking local vendors who are prepared for snowstorms and icy conditions on the big

day. Moore also says winter weddings tend to be smaller, more intimate affairs, especially because prices for hotel and lodging rentals are higher during peak season. However, cost and the weather shouldn’t outweigh one’s dream to get married in a winter wonderland. “A winter (wedding) has its challenges, but they are just so beautiful and like no other,” Moore says. “Who doesn’t want sweet memories of everybody sitting around the fireplace drinking a hot beverage with the anticipation of a big wedding celebration coming on?” The stunning peaks that surround us here in the Vail

Bride Emily Price wanted her wedding to have a rustic feel authentic to the mountains, complete with a fur coat she found at an antique shop back in Chicago. Emily and her husband, Tim, chose Beaver Creek because it offers so many winter activities that everyone can enjoy.

Valley set a scene that’s hard to beat elsewhere. “We had such a perfect weekend,” Emily Price says. “If someone wants to have a winter wedding, take advantage of all the fun activities the mountains have to offer for skiers and non-skiers alike.” Emily Price and her husband are expecting their first child this month. Sounds like a winter-themed christening might be next. MARCH 2015 | VAIL VALLEY HOME

color forecasting tend to be a bit like the chicken and the egg — which comes first? Do color forecasters, such as the Pantone Color Institute, choose the colors that will be popular, or are they citing what has already become popular in the design world? Well, perhaps a bit of both. Since 2000, the Pantone Color Institute has been declaring a “Color of the Year.” Their color theorists survey the runways of the fashion industry, the showrooms of design houses and the production rooms of manufacturers to cite emerging trends. They pair this knowledge with the general pulse of the population, taking into account what’s happening in the world financially and spiritually, and select the color that they feel best represents what people are looking for. So, are they getting it right? It appears so. Before we look ahead, let’s look back at their selections for the past few years. In 2014, the Color of Year was Radiant Orchid, a punchy purple. In 2013, Emerald, a bright green, held the title. Tangerine Tango, a coral-hued orange, was the choice for 2012. In 2011, a poppy pink named Honeysuckle reigned supreme, and in 2010 an aptly named Turquoise was chosen. The past five colors have been decidedly bright, energetic and youthful. They translated well into fashion, industrial and interior design. In the past two years, we saw bright, light, mostly white rooms with pops of these vibrant colors. We saw pillows and throws in the bold colors and

graphic patterns. An eclectic mix of vintage objects became the new modern. Think mason jars, vinyl record players and an endless array of wood pallet creations. (Enough, already!) We learned to pair high-end pieces with handmade items from sources such as Etsy. We saw rooms that had an almost gallery-esque feel to them — sparse with well-placed objects. An industrial revolution hit the design world. Exposed brick, wood beams and Edison-style light bulbs were all the rage.

Mulling Marsala So, what’s next? What design trends will emerge in 2015? If Pantone has anything to do with it, things are about to get a lot more sophisticated. They announced the 2015 Color of the Year to be Marsala, a wine-hued swatch with brown undertones, which seems to be a logical name, given that the Merriam-Webster dictionary defines marsala as “a

fortified Sicilian wine,” named after the town of Marsala in Sicily. While my initial reaction was less than thrilled, the warm shade is beginning to grow on me. I

first saw the swatch and my mind immediately went to tacky ’90s lipstick, and the term “dusty rose” wouldn’t leave my brain. But personal pet peeves aside, I can appreciate the sentiment that Pantone is conveying. There is a shift in the design world from youthful, sunny and approachable rooms to a more subdued, sexy and complex vibe. They’re aware of this shift and have given the mood a name — Marsala. “Even though it has a grounded influence, this earthy undertone that we see in this wine red, at the same time, has a sophistication,” says Leatrice Eiseman, executive director of the Pantone Color Institute. Luxe The color Marsala definitely ups the ante and will work perfectly in varying textures — smooth silks, supple velvets

and rich, sumptuous upholstery. We’ll see it used in darker rooms with more visual weight — richer tones on the walls with sophisticated, plush accessories. We’ll get away from stark, crisp rooms and lean more toward layered, plush, sophisticated textures. The color will pair well with browns, deep purples and jewel-toned blues. For a lighter feel, pair it with a contrasting cool mint green. If you’re willing to try incorporating this color into your home, start with small accessories such as pillows or a throw. Look for plush textures, and steer clear of matte finishes to avoid a dull or dated look. Save the high gloss for lipstick or nail polish. Mixed metallics Metallics are adding to the overall luxurious vibe. While silver and gold have always been

POTTED PLANTS Houseplants you’ll grow to love

a home, and houseplants have some great health benefits, too. They can filter toxins from the air and increase humidity, which is important in countering the effects of a dry mountain environment. Plus, during the long winter season, houseplants can bring a sense of joy and liveliness into a room for a much-needed psychological boost.

34

VAIL VALLEY HOME | MARCH 2015

by MARTY JONES

Not all houseplants are foolproof, however. Live plants need ongoing monitoring, maintenance, and care for successful year-round growth. Different plants have different light, water, temperature and fertilizing requirements, so before adding a plant to your space, take some time to evaluate its environmental conditions, and then choose a plant that

pair well with those findings. Houseplants also can be integrated into a home’s décor for lively results. Consider choosing eye-catching containers or pots that will complement your style. And look for unexpected ways to display plants, such as in a vertical wall planter arrangement along a hallway or in hanging glass globe terrariums hung in front of a window. Display

one standout houseplant as a focal point on a table, or cluster small potted plants together in a thoughtful, creative design. Use this shortlist of common houseplants that grow well in the Vail area to inspire a first-ever houseplant purchase or to help you identify some new additions. Beyond their health benefits, these five houseplants will likely become living elements you’ll grow to love.

Snake Plant

S N AK E PL ANT

Genus: Sansevieria With dense leaves that spiral upward from a central base, snake plant provides vertical interest and bold stripes of color. Like a skyscraper, its leaves reach towards the sky to offer a sillhoute that’s architectural in nature. Snake plant can grow up to three feet tall, but its leaves usually remain only a few inches wide. This houseplant is most commonly found in its striped, or variegated, form with vertical yellow and light green color stripes that serve to highlight its vertically elongated form. Snake plant is considered an easy-care houseplant because it can adapt to different light conditions, and it can even tolerate growing in low-light areas of a room. It grows best when it goes dry between waterings, so in the winter months snake plant will likely need to be

watered only occasionally. Display snake plant in a simple pot or container so that the plant itself can take center stage.

DR AGON T R EE

Genus: Dracaena Plants that belong to the genus Dracaena resemble small trees or shrubs, and although they take on a variety of forms, Dracaena marginata is often grown as a hardy, easy-care houseplant. Commonly called dragon tree, it has a thick trunklike stem and slim, spiky leaves that are solid green in color or striped with varying colors of green, yellow and red. Dragon tree grows best in bright, sunny areas, but direct sun will scorch its leaves. Since it’s a drought-tolerant plant, let soil go dry between waterings. While dragon tree is known to filter impurities from the air, its leaves are toxic to cats and

dogs, so if you have a pet that likes to munch houseplants, steer clear of the dragon tree. As dragon trees grow, their bottom leaves will yellow and fall off, so don’t be alarmed, as this is part of its normal growth process. Since dragon tree can

grow up to six feet tall, choose a large and attractive pot that matches the style of your home.

easiest plants to grow indoors. The bright green leaves of pothos are heart-shaped and can vary in color from solid green to speckled or variegated in various shades of yellow, white and green. Pothos naturally grows as a leafy vine, which can attain great lengths. However, it’s possible to prune pothos vines for a more compact, bushy plant. Pothos grows best in bright, indirect light, but it adapts to a variety of light conditions, and it can also tolerate erratic watering, so if you temporarily forget your plant care duties, then pothos might be more prone than others to survive in your space. If you like the look of vines, consider displaying pothos in a hanging planter to show off its cascading vines. But if you prefer a more streamlined look, prune pothos frequently to keep its vines in check.

JADE PL ANT

Genus: Crassula Jade plant is a gorgeous slow-growing succulent that often becomes a centerpiece houseplant. Like other succulents, the jade plant grows well in dry environments and has thickened or fleshy leaves and

stems that have the capacity to store water efficiently. Jade plants are known for their bright green leaves, which may also have a yellow or red tint around the edges. A warm, sunny room is the best location for a jade plant, but be careful of placing it in direct sunlight, as its leaves can burn. Test the jade plant for watering by gently squeezing a leaf. If it feels squishy, it’s ready for watering, but if the leaf is firm, wait to water. For a beautiful jade plant that will grow and thrive for decades, repot when its size crowds its current container, and prune it to maintain a compact shape.

FE R N S

Genus: various If you want to add texture and color to a space, ferns can be a good choice, as most varieties have beautifully patterned arrangements of leaves and a bright green color. Button ferns and Boston ferns

have the classic fuzzy-textured, arcing fronds full of small leaves often associated with ferns, but the staghorn ferns have deep green wide-leaved fronds and can be planted in exciting ways, such as on a wall or in a hanging planter. Ferns are among the oldest plants in existence, and thousands of different types of ferns exist, but most prefer to grow in areas with at least a little humidity. For this reason, a bath or shower area that has a window can be a great place for a fern, where it can absorb humidity from the room. But check ferns regularly for watering, and keep the soil moist. Also consider misting a fern’s leaves with water to help it retain moisture. Contrary to popular belief, not all ferns grow well in low light conditions, so do a bit more research on the particular variety that interests you in order to place it in an optimal environment for growth.

THE IMPORTANCE OF DESIGN I

Design is everywhere, but at its most essential it is invisible by YVONNE JACOBS • photos by LOGAN ROBERTSON

podcast called 99% Invisible. The premise is that design, especially good design, is all around us but most of us have stopped noticing it. As a designer, I think that is so true. The details make a home special, it’s the smallest things that might go unnoticed but that create a unique feeling in a home or public space. The 2015 Alpine World Ski Championships are the perfect anecdote to design being invisible. There was such focus — rightly so, of course — on the races, the racers, the grandstand, the concert venues. And behind all the race-inspired hoopla — because of the race-inspired hoopla — is great design. The medals podium at Solaris Plaza could have been very austere, after all the focus

38

VAIL VALLEY HOME | MARCH 2015

is on the sport. But it’s been elevated with industrial steel platforms, huge pulsing screens, logos, color and nations’ flags surrounding it all. It’s impossible not to catch ski-race fever. We’ve raced (pun intended) to get ready for the Championships. It takes a village to put on races of this magnitude and I seems like everyone in our office is busy taking care of some details. We are definitely relying on our interior design backgrounds here—making sure we create a fun, cohesive look that the clients love. Our first order of business, starting back this summer, was to create a cool and inviting seating for 1,000 VIPs and dignitaries. As with any design, it had to be comfortable, fit a budget, enhance the space and be visually pleasing. The huge empty spaces would

be filled with tables, chairs, lounge areas—but it would all have to meld and coordinate. It had to look good. According to Designer Frances Karsh, who has been working hand-in-hand with VVF’s hospitality team, there were many elements to consider:

the walk from the stadium, the distance to the restrooms, people clomping in ski boots, huge windows facing the race course. It’s a temporary structure that feels permanent, a cavernous area that has to be welcoming and warm with a certain panache.

Cool bars, interesting walls, splashes of huge artwork — it definitely looks like a place VIPS would want to hang out. Goal achieved through a variety of seating options (metal chairs and stools, counter-height stools in pops of fun colors and a few cozy nooks to sit and watch the skiers blast right by you). Even though there is tons of natural light, they needed additional lighting for ambiance and to make the ceilings feel closer. The look of the race buildings correlate with that of the Welcome Center. Two very different arenas, obviously, but elements had to mesh. By using similar materials and furniture options, the look is cohesive without being matchy-matchy. Designer Andrea Georgopolis and her team were knee deep in designing and organizing a party to be held in Vail. Using their creativity they designed maps, wallpapering spaces and collected skis — transforming a ballroom into a “Road Trip Through Ski America.” Before the rest of us knew what it would look like, Andrea, Oshi, Kellye and Madeline certainly knew and made it to come life with late nights and weekend work. Two years ago, well before the races started, I signed up with the Ceremonies Committee, working with Design Associate Tessa Hyatt, too. She designed the rug that the athletes paraded down to the medal podium.

DESIGN IMPACTS EVERY ASPECT OF OUR LIVES,” jason wu Nations’ flags are represented in bursts of patriotic color. She envisioned this one-of-akind design and then created it. She also hand-made the pillows that bear the medals. Not to be left out, Beth Slifer has been hard at work designing and promoting the nightclub. Swanky and fun, it’s the go-to place for all that happens late night. It’s hard to put into words how exciting it is to be part of something, to take it from idea to actualization. These women are a talented creative force to be reckoned with! So if you have a minute to look around, see if you can notice the quiet way design enhances and influences almost every facet of our lives — a coat rack in just the right spot, coffee tables just where you need them, pops of color for fun. Design should inspire as well as elevate. Yvonne Jacobs is the president of Slifer Designs and has been with the company for 17 years. For more design inspiration, check out www.sliferdesigns.com.

off an eclectic home without it turning into a mishmash of worldly accumulations. But with a few guidelines and a little bit of discipline, the eclectic design approach can elevate your interior from a stilted stage to personal pizzazz. “I feel like everyone has eclectic décor,” says Natalie Andl, principal interior designer of Andl Interiors in Vail. “The biggest thing with tying everything together is keeping it simple and not cluttering the space.” Clean and clear Managing your space is similar to managing your time, Andl says. You can’t just cram a bunch of commitments in and hope for the best. It’s important to prioritize. Andl suggests emphasizing one particular piece in a specific location, such as a light box or a bookshelf. “The idea about having eclectic pieces is they’re important and sentimental,” she says, explaining why they should be highlighted in special places. But what if you’re “too” sentimental and just have too much stuff? Andl encourages her clients to organize and categorize décor, store it, and bring it out with the changes of seasons. For example, brightly colored accessories can emerge in summer, while icy blue, white and silvers come out in winter. “Everything in moderation,” she says. “The biggest thing is organization, and that’s hard for anybody.” Since cluttered spaces can make both guests and homeowners feel uneasy, if only

subconsciously, it’s helpful to take a visual break from a room and then walk in with fresh eyes and notice how you feel, and if anything should be eliminated. “Too much of a good thing is not good,” says Yvonne Jacobs, president of Slifer Designs in Edwards. “It’s almost like dressing yourself. You

wouldn’t put too many patterns and accessories on, and you wouldn’t do that in a room.” “Most people try to put everything they have into it, and to the eye, it’s chaotic,” says Sarah McCoy, owner of Sarah McCoy Design Firm in Edwards. “It takes some decision making to make the eclectic things work

well. You have to choose what you want to stand out. Start with the most loved (item), and build around it. Choose two or three (common) colors and stick with it. The most important thing is to cull it down to what really speaks to you, because if you put too many wows in a room, nothing wows; it just

COLLECTIONS

looks like a pile of junk.” Investing in quality pieces goes a long way, as does displaying collectibles from worldly travels that pique guests’ curiosity and often carry a story, though history or culture. Even vintage items scavenged from antique stores or flea markets can make unique statements. “Design-wise, it’s a little more challenging, but it’s also more rewarding,” McCoy says. And that’s where designers, or at least masterful touches, come in. Gathering groups Once you’ve narrowed your decor items down, the question becomes: how to display them, especially when they’re small. McCoy’s solution: Grouping. Group pieces with common threads, be it material (wood, metal, textile), color or texture. Different styles come together when grouped in common color schemes. Pieces of interest, such as a bright rug, add a pop of color, while the rest of the room grounds the pop in earthy greens, browns and creams. Then, accent pillows can reinforce the bright colors in the rug, “so they work with it and not compete,” McCoy says. People who lean toward the eclectic look also tend to collect knickknacks — and many want to display all 10 or 15 of their Peruvian figurines on a coffee table, but designers like McCoy prefer to group a few on the table, then, perhaps take another grouping and frame them in shadow boxes or place them on bookshelves in an office. Opposites also attract Jacobs is a big proponent of going all out — tastefully — with the eclectic look. “(I like) going from real opposites,” she says. “If someone’s doing traditional and goes to transitional, that’s not enough for me. I think people try to keep styles too close. You have to go from one end to the other to get that eclectic look going.” She likes showcasing not just

one standout piece, but, rather, mingling a couple elements, from modern to traditional. For example, she might pair an antique farmhouse table with sleek, modern chairs or throw old-fashion pillows on a sleek, upholstered sofa. “It’s very textured, funky,” she says of the latter technique. “It warms (the room) up.” She also loves placing stark, modern light fixtures in traditional, European style homes, while McCoy’s a fan of layering textures through pairing traditional furniture with eclectic rugs and lamps. She varies the scale of prints, from miniature to larger, when she encounters a lot of different patterns, in order to balance them out. Picking complimentary colors, opposite the color wheel, like orange and blue, can add whimsy as well. Think out of the box One of the main applications of eclectic style involves creating a world of wonder. And, it’s not just the items you choose to display that can add to an amazing environment; it’s also the way they’re displayed. For example, instead of pouring collected seashells into a basket, try hanging them on the wall. Ceilings are also an opportunity, where anything from an antique window to pieces of art can hang. McCoy encourages homeowners to think out of the box to find unique ways to display collectibles — like incorporating an antique door into a headboard. “(It’s about) unexpected surprises,” Jacobs says, “(people seeing it and saying) ‘I would never think of doing that.’” Finally, pay attention to lighting. “Things can really pop if you light them, and things can look really bland if you don’t,” Andl says, adding she prefers about 2700K for soft lighting and 3000K for brilliant light. “Above that, it turns green.” “The bottom line is: It’s your space,” McCoy says, “As long as you’re happy with your space, that’s what’s important.”

bring this brand into the U.S. The line has been producing kitchens for over four decades in Europe, but is just now breaking into the U.S. market. “Since the brand has not been built up in the U.S., they offer an exclusive product at a cost-effective price point,” he explains. “EffeQuattro is about 50 percent less than the competing lines.” For floors, New Box brought in Hakwood Flooring, a company out of the Netherlands. The floors they chose are 9 1/2 planks have a hand-rubbed, oil finish, in the color of “Tranquility.” The appliance package put into this house was a combination of Sub-Zero and Wolf appliances — making the upgrade fully modern. To complete the kitchen, quartz stone from Caesarstone Counters — in the color of Pebble — finished the space. “This quartz product is very durable and user-friendly — unlike granite that’s not as forgiving,” shares Birk. “It’s

But while each community presents an individual face to residents and guests, what they all share is a common mission and vision Statement that has a heavy emphasis on offering exceptional year-round amenities. And, it can be said, “mission accomplished.” The Cordillera lifestyle is an active, adventurous, socially vigorous experience with something for everyone. A myriad of organized and nonorganized events, options and opportunities where residents and guests can congregate for

athletic, intellectual and just plain fun gatherings is one of the touchstones of the community. New amenities are constantly augmenting those already in place. New this year are widely requested live webcams that have been positioned on the Mountain and Valley Golf Courses, and they not only show live-time weather, but also snippets of the Cordillera lifestyle as viewers watch golfers and Nordic skiers enjoying the course. The Athletic Center at the Summit was acquired by the POA and is now open to all Cordillera

residents. There is an indoor swimming pool, converted to salt water — as have all of the pools in Cordillera — as well as classes in tai chi, hydro-cycle, total body, fit ball and the fastest growing sport in the country (yes, the country) pickle ball: a cross between badminton, ping pong and tennis. MARKET REPORT

BY THE NUMBERS

The Big Picture Taking a long view of the numbers shows increased stability and consistency

W

hen it comes

to our relatively small mountain community, we have quite a bit of diversity. From the international clientele and second homeowners who come and go throughout the year to the unique families that comprise our tightly knit hamlet of locals, we have quite the plethora of nationalities. Our real estate market reflects this diversity as well, in terms of property types, neighborhood characteristics and pricing, which can make it somewhat challenging to determine trends. At times we find ourselves submerged in data that doesn’t necessarily match our experiences. Enter the big picture. Take a step back to review the real estate market’s January numbers holistically and we see, for the most part, continued stability. This positive trend is not only present in the Vail Valley market but also throughout Colorado. In fact, our Rocky Mountain resort communities show a strong correlation with statewide and national trends. This is exciting news in general for our economy and the real estate market. Early indicators are leaning towards more sales, more listings and more new construction. Consistency is key What does a healthy market feel like? (It’s been a while since we have experienced one considering the boom and bust of the last decade or so.) It feels consistent. Our local real estate market data shows that price stability, inventory contraction and lower days

MARKET REPORT

on market measurements are consistent with both statewide and national trends. This slow and steady recovery throughout 2014 bodes well for 2015. Overall, new listings increased in January 2015 over January 2014 by 30.9 percent, including a 26.3 percent increase in single family/duplex properties and 35.8 percent in the townhome-condo market. Additionally, closed sales increased 13.0 percent over this time last year, median sales price increased 37.9 percent, and days on market decreased slightly by 3.9 percent. By all indications, this is a stable market. Compare this market to the rest of the state and nation, and very similar trends emerge. Enter consistency. Mike Budd, Vail Board of REALTORS® board member, is cautiously optimistic. “Although it’s difficult to determine a trend for 2015 based on January

numbers that include 61 closed transactions, it appears we are continuing the 2014 trend of stable growth as we start the new year. It is challenging to assess much of the Vail Valley data because one or two transactions in the luxury market can skew the numbers dramatically. “The big picture shows pricing stability,” Budd continues. “Yet, it is key to look at performance in specific community pricepoint niches when determining your buying or selling plan, as significant variances exist in each niche. Because of these variables, it’s important to seek out a knowledgeable REALTOR® who will be a major asset in optimizing either side of the transaction.” The inventory dilemma A lack of new inventory is always a challenge. When buyers are here for compressed time

periods and the month’s supply of inventory remains flat or even drops like it did in January, it can be disheartening. Yet, this indicates stability, particularly after the recent recession. Foreclosures and bank-owned properties are down throughout the country, and this is truly a good thing. Pending sales and closed sales are up. In the grand scheme of things, there is a good reason why our inventory of active listings is down — our economy is recovering and home ownership is a reality once again. Vail Board of REALTORS® board member Michael Routh observes, “At the end of the day, the real estate markets follow basic economic principles, including those of supply and demand. Our market is very diverse, spanning East Vail to Gypsum, with prices that vary literally millions of dollars.

Depending on price points within specific neighborhoods, our supply fluctuates. Overall, with supply down and demand remaining consistent, this will help continue to drive prices and stabilize the market.” Routh concurs with Budd when it comes to buying or selling real estate in our resort, recreational and event-rich community. “Working with an insightful REALTOR® who maintains current experience within their specialized markets is the best way for both buyers and sellers to determine value and how to proceed in the Vail Valley’s uniquely variable real estate market.” Visit VBR.net for additional information regarding the Vail Valley real estate market, tips for finding a REALTOR®, neighborhood and community research, and much more.

from Naropa University with a bachelor’s degree in visual arts, she took a job

working at a scenic painting shop, where she started out washing paintbrushes for other artists. But that first job allowed her to further develop her skills, and within a year, she had been promoted from a paintbrush washer to a head scenic painter. In the process, she honed many of the artistic skills she uses in her work as a decorative painter, faux finisher and muralist for her business, Flying Shoe Arts, Inc.

Now, when Eagle-based Dose goes to work, she mixes a great deal of creativity, style and experience into her palette. She often works with local designers and contractors to do anything from seamlessly blending switch plates and outlet covers into their surroundings to making construction damage ostensibly disappear. And she’s also the creative force behind a number of artworks that have been commissioned for public and private spaces in the Vail area. “I’ve always wanted to learn the next thing, and in the early stages of my business, I hardly ever said ‘no.’ It’s still fun for me to try new things, and I’ve learned a lot by just taking on projects that might have sounded crazy at first and

then figuring them out along the way,” Dose says. Over the past ten years, she has added wood and stone repair, chalkboard creation, mural painting, jewelry making, and much more to her repertoire of artistic abilities. Even though Dose says she learns in a hands-on way, she also claims that there’s no substitute for focused practice when acquiring new skills.

HANDMADE Q UALITY

Dose is an expert at doing detailed repair work, but she loves having the opportunity to create large-scale paintings, murals and chalkboards. She’s responsible for the catchy chalkboard at The Fitz Lounge, a buzzing après-ski venue within Manor Vail Lodge,

and some of the private painting projects she’s done within area homes are her favorites. In one of her most memorable custom painting projects, Dose painted a Milky Way night sky scene within the domed ceiling of a master bedroom. The dome was uplit with lights installed around its base to illuminate a midnight blue sky scattered with stars. In that same house, Dose also embellished some of the interior walls with paintings that are similar in style to Italian frescoes. “Custom painting can add texture and warmth to a space that other wall coverings simply cannot,” Dose says. Interior detail painting adds beauty and texture down to the brushstrokes, whereas wallpaper and wall decals fall short in offering this level of handmade quality. Businesses, too, can benefit from working with an artist like Dose to create murals and chalkboards, which can contribute to a fun atmosphere. The chalkboard Dose created at

The Fitz, for example, combines text and drawings in a way that’s lively and creative. It’s the sort of visual display that invites smiles and exudes a sense of playfulness, which is instrumental in setting the mood for a memorable après-ski experience.

THE FINISHING TOUCH In her work with local designers and contractors, Dose often gets called in to put the finishing touches on construction projects or remodels. No matter how careful people are when working on a building project, accidents happen. Wood gets scratched. Hearthstones get cracked. And paint gets chipped. So Dose gets asked to make those mistakes disappear. By using a customized paint palette and professional supplies, Dose can repair damage that includes dents, dings, chips and cracks. And she also works on restoring areas that have fallen prey to major destructive forces, such as water leaks. But

realm, then it probably is, so it’s just best to call a pro right away for the best restoration results. Beyond covering up botched areas, custom painting can also help create a polished interior look by masking electrical outlets and matching textures. If you’ve been fretting over the claw marks scratched into the side your favorite antique trunk or cringing every time you see that mismatched outlet, then here are a few common ways custom detail painting can help ease your décor woes.

accidents don’t just happen in the middle of construction chaos — they’re the stuff of everyday life. Many people may simply choose to live with the gouges pets have left in wood doors or with the cracks leftover from things dropped on tile floors. However, addressing many of these common problems is possible, and many damaged areas can be restored back to their original condition. Dose advises that it’s best to consult with a professional before trying to restore damaged antiques or other valuable pieces of furniture yourself. Sometimes the repair becomes more complex and difficult for a professional when others try to repair damage with supplies or techniques that aren’t just right for the job. An outdated dark wood table, for example, can be updated with a light gray glaze application for a fresh, modern look. A coat of paint can also bring new life to old furniture, especially when bright colors or patterns are applied for a fun final result.

Likewise, outlets and switch plates can interrupt intricate tile patterns that are popular components of kitchen backsplashes and other interior spaces, but detail painting can be applied over any pattern disruption to create a cohesive finished look.

claw marks on doors or furniture, lingering water stains, broken hearthstones and more. Gouges, dents, scratches, and stains can all be repairable, provided that their source has been mitigated and that high-quality materials are used to solve the issue. Dose, for example, uses professional grade epoxies and a custom paint palette to make these common problem areas disappear. Even if you don’t have a paintbrush that functions as a magic wand, custom painting solutions can erase worrisome elements within your home as quickly as you can say presto chango! The clients wanted a home that was a sculptural piece of art, healthy and energy efficient. The south side window wall can be darkened with the flick of a switch to reduce solar heat gain.

The sweeping outwardleaning window wall that focuses the view on the neighboring golf course was prefabricated offsite with the use of 3D modeling technologies and assembled in just a couple days on site.

Jack Snow, RKD Architects

Building a healthy home is more than using eco-friendly design and materials by kimberly nicoletti • photography by greer photos

hen it comes to building homes with environmental

sustainability in mind, the U.S. Green Building Council’s LEED certification regulations not only give recommendations, but actually award points, step by step, toward certification. But when it comes to protecting human health in a home, no guiding agency leads the way, and, in fact, some measures, like reducing electromagnetic fields (EMFs), might seem a little quirky to the general public. After surviving ovarian cancer, Kristin Geer committed to searching out the best ways to build a healthy home, which did not produce, or at least reduced, exposure to chemicals and toxins. She and her husband, Brad, spent 18 months researching every material — and aspect, including EMFs — through the internet, universities, published studies, building expos, visits to manufacturers and more. Many mornings, their architect, Jack Snow, owner of RKD Architects in Edwards, would awake to 19 new website links they had found useful in their quest for a healthy home, and adjust his plans accordingly.

The wood floors were salvaged from fallen trees. The great room features a pneumatic elevator.

DOES GREEN ALWAYS EQUAL GOOD HEALTH?

Though most people assume green-built homes are synonymous with healthy homes, the Geers did not. They began from a position of building a sculptural and organic 6,800-square-foot home — complete with an indoor driving range, a clear, acrylic tube elevator, and floating glass stairs — for human health first. Along the way, they discovered that what’s healthy for the environment is usually healthy for people’s homes — but sometimes, it’s questionable, and a better method, or product, exists. Although healthy homes fall within a subset of green building, the two circles don’t always intersect. When a green product didn’t pass the Geer’s healthy standards test, “the healthy was always going to

84

VAIL VALLEY HOME | MARCH 2015

trump the green,” Snow says. For example, Styrofoam blocks, or insulated concrete forms, are a popular greenbuilding technique for airtight, extremely energy-efficient homes, which provide up to an R-40 rating. The lack of cutting materials on the job minimizes waste, as well. However, the Geers eliminated Styrofoam partially because of potential off gassing, and mainly due to toxins released if the home caught on fire. In this particular case, they found both a healthy and green alternative: Durisol wall forms, made completely from clean, recycled wood. The modular units influenced the castle-like design of the fivebedroom home, with arced and large, stacked stone walls sandwiching long, glass expanses overlooking a golf course.

ELEMENTS OF HEALTHY HOMES

Snow had built plenty of environmentally friendly, sculptural homes, and he had even “gone fairly far with another client (wanting a healthy home), but they edited it out because of money,” Snow says. Still, he hadn’t ever delved quite so deeply into each and every material required in a healthy home. “We looked at about everything you can imagine,” he says. The Geers built their home to avoid magnetic fields, which are generated as electricity flows through a wire or other metallic path, such as a water pipe, because studies suggest high levels of these fields may cause cancer. One study showed that sleeping in both magnetic and electric fields increases a person’s risk of cancer by

11 times. The World Health Organization states certain levels of EMFs are “possibly carcinogenic.” Research shows EMFs may disrupt sleep, depress the immune system and decrease one’s sense of wellbeing. Overall, the U.S. doesn’t concern itself much with EMFs, but the European building biology profession has adopted stringent limits for EMFs, and studies “conservatively” estimate that 3 percent to 5 percent of the population is electro-hypersensitive; the Swedish health care system even compensates people with severe cases of electrohypersensitivity, viewing it as a disability, according to research the Geers combed through at Create Healthy Homes. The Geers also nixed spray foams, which have low volatile organic compounds (VOC),

The plan of the upper level shows the curvilinear design of the home.

Snow says, “but you don’t really know what’s in it — you can’t pronounce all of the ingredients.” Instead, they choose spray cellulose insulation, which “may not be as good per square inch in R-value,” Snow says, but it’s made from recycled paper and treated with non-toxic fire retardants. Steel and sustainably harvested timber formed the bones of the home. Limestone from Vetter Stone, a company that sources the stone from the same state in which Snow built the healthy dwelling — Minnesota — adds interest to the exterior and

The breakfast nook was built into the kitchen. Even the makeup of the concrete countertops was adjusted to reduce off-gas.

interior. The Geers finished all wood, including flooring composed of black walnut trees destroyed in a storm, with waterbased, toxin-free products. The “guts” of the home incorporate 17 ground source heat pumps and an array of cast-iron pipes, rather than PVC, which the Geers didn’t use because of possible toxins and carcinogens. Though cast-iron piping has traditionally been used in older homes, Snow still considers it environmentally sustainable because it’s designed to stand the test of time. One of the main reasons PVC came into fashion

The master bedroom overlooks the grounds and golf course.

ALTHOUGH HEALTHY HOMES FALL WITHIN A SUBSET OF GREEN BUILDING, THE TWO CIRCLES DON’T ALWAYS INTERSECT.” is due to its lower price. “It’s worth a little more to invest in cast iron,” Snow says. “(Regarding the) benefits of health and longevity, it wins on that account.” They chose VOC-free American Clay because it’s 100-percent natural and helps regulate humidity by naturally absorbing and releasing moisture. It also produces negative ions, believed to help neutralize EMFs and cause pollen and dander to clump together and fall to the floor,

where it can be vacuumed, rather than remaining suspended in the air, or on walls, to breathe in. Though most products the Geers found performed well, one non-toxic paint proved unworthy: Within a year, it began peeling from the exterior timbers, so the Geers had to go with a low VOC exterior paint. Inside, the no-VOC paint held up. Outdoors, paver bricks made mostly of recycled materials line the home. The roof supports wildflowers and other plants, to help insulate the home and improve air quality. And, speaking of air quality, the Geers employ a hospitalgrade air filter system. They ensure their water is equally clean with a whole-house water purification system, to avoid not only drinking treated water, but also showering in chlorinated water. Solar panels generate enough energy for the couple to live off the grid, Snow says. Though the path to a healthy home is difficult to navigate, plenty of resources exist. Certified building biologists evaluate homes and provide research and resources. And architects like Snow can ensure that a home becomes a healthy, organic sculpture that prioritizes not only the environment’s health, but also, human health. MARCH 2015 | VAIL VALLEY HOME
