How’s the Market? Greetings, and welcome to “Summer Vail”! With July now behind us, it’s safe to say that we are off to a solid start, and looking forward to a strong home stretch to the summer season. As of mid-July, year-to-date sales in the Town of Vail were up 6.4%, from $265 million in 2014, to $282M in 2015. While the average sale of $2.185M was relatively unchanged, the median sale had risen 7.8%, from $1.16M to $1.25M. Even more impressive was the average price/square foot, which had bumped up from $851/sf to $925/ sf. Transaction volume has also risen, and is currently running about 8.3% ahead of last year.
What does this mean to you? While raw statistics don’t tell the whole story, they are indicative of the positive direction of our overall market, and reflect trends that we expect to continue through the end of the year. If you are considering selling, now would be a strategic time to bring your home to market so as to take advantage of these trends. aking this course
was hard. No dirt was moved and no architectural plans consulted, although the designers of these holes are a veritable Who’s Who of the golf world. But how do you put together 18 great holes from all the great golf there is to be had here in the High Country? This par-71 fantasy course measures 6,623 yards from the tips, though Rory McIlroy might be the only one able to

play this loop from the back. Get your ball-retriever because you’re going to need it on this fantasy course.
HOLE NO. 1
Red Sky Ranch, Norman course, No. 1, par-5, 565 yards One of many wonderful things about both courses at Red Sky Ranch is, while located a few miles from Interstate 70 for easy access, they are so far above the freeway all you
have are incredible views. This is my favorite, and no finer introduction to mountain golf. “The Shark” gives you plenty of room off the tee for the driver from elevated boxes, though you should watch O.B. right. Even with an elevated tee shot, this is tough to reach in two shots. The fairway narrows as you approach the green, guarded by a nasty right bunker. If the greens keeper is in a bad mood, he or she will stick the pin back right.

EagleVail Golf Club, No. 9, par-4, 446 yards “So, where exactly are we going?” is generally the question here. From the blue tees, a golfer has no view of the fairway of this slight dogleg-right fairway. From the regular whites, there is tease. The go-for-broke play here is driver just slightly right. We do not encourage that approach as the homeowners who live on the right side of that fairway can probably make their mortgage payments with all the Titlelists, Nikes and other golf balls they find. Unless you want to add to their collection, using a driver is not a great idea here. Off the tee, you need about 220 yards. That will hit the fairway and get some roll. The hole is downhill all the way, including the green. Running your approach short and left of the green is the insider’s path.

Cordillera Valley Course, No. 10, par-3, 147 yards First off, we’re really happy that Troon Privé took over the Cordillera complex. The company knows how to run golf courses worldwide. After two tough ones, we need a little break with a par-3. Or is it a break?

JUST IN CASE YOU AREN’T CONVINCED YOU’RE IN THE MOUNTAINS, THIS ONE IS ALL DOWNHILL. TO HIT DRIVER OR NOT? IT IS THE ETERNAL QUESTION.” Do enjoy the lovely view the New York Range at the tee box. While there, check the wind, too, and adjust your club selection accordingly. Anything in the ravine is a goner and with this small green, par is always good and birdies rare.

Sonnenalp, No. 15, par-4, 385 yards Just in case you aren’t convinced you’re in the mountains, this one is all downhill. To hit driver or not? It is the eternal question of High Country golf. It’s so tempting on the hole,

which doglegs slightly left to a green, surrounded by ponds and bunkers. Do you go with an iron off the tee to find your happy distance for a tough approach? Or do you let it fly? Oh, let the big dog eat.

Gypsum Creek Golf Course
Gypsum Creek Golf Course, par-3, No. 17, 164 yards The signature shot of Eagle County golf is the drop-shot par-3, and this one’s a whopper. This is also your reward for getting off the mesa — Gypsum Creek’s stretch of signature holes — in one piece. Our advice? Club down. OK, you didn’t need to be a major winner to know that. With the drop, this hole plays at least 30 yards shorter than the actual distance. Do make a point of watching the wind, which usually comes from your right — and enjoy the air time.

Vail Golf Club
Vail Golf Club, No. 12, par-5, 585 yards Even at 8,150 feet above sea level, and even though you’re probably not playing it from the tips, this is still one long par-5. This hole is part of the Vail Golf Club’s majestic stretch eastward toward the Gore Range, often snow-capped for most of the season. The temptation on this hole is to swing out of your shoes on the drive, which inevitably leads to a miss, thus making this a par-7. And do watch out for that tree about 115 yards out. For some reason, that tree always comes into play.

Cordillera Mountain Course, No. 18, par-4, 501 yards First off, the Cordillera’s Mountain Course is the epitome of mountain golf. All courses around here have elevation change, but they’re mostly going with gravity. Hale Irwin, a CU alum, designed this track with golfers going down and up, which is a lot of fun. This also brings up the concept of really long par-4s here in the High Country. Yes, it’s the tips, but 501 yards in most places is called a par-5. The elevated tee shot needs to land between two lakes, and an undulating green makes for some pressure putting at the end of your round with your golf buddies.

Eagle Ranch, No. 11, par-3, 192 yards In theory, this is a par-3, but Eagle Ranch’s 11th hole is unofficially known as “the shortest par-5 in the county.” This uphill par-3 has a little bit of bailout space, short and left, but otherwise you’re pretty much dead. Long and/or left leaves you with a downhill bunker shot. Short and right is usually in the creek or the very tall grass. This green breaks severely as well. Par is always tremendous, and a birdie should be cause for a day of national celebration.

Red Sky Norman No. 9, 559, par-4 See, we weren’t kidding about crazy-long par-4s. This is where we express support for USGA’s and PGA’s Tee It Forward Program. Seriously, if you’re playing the tips here you need a 280-yard drive just to reach the fairway. Bomb it 300 and you still have 250 or so to reach the green in regulation. Play the right set of tees for you. What makes this hole fun from the normal tees is the decision-making. Go for it in two to a green guarded by water and a bunker, or lay up? Take your medicine and lay up, unless you really crush that drive.

Red Sky Ranch
EagleVail Golf Club, No. 10, 193 yards OK, this is the exception to the rule where you can go play the back tees. Certainly, when you’re playing there, at least ride up to the blues.
Yes, this would be quite the drop shot. The tips play more like 150 to 160 yards; the regular white tees play like 100. Just get the ball up in the air and let gravity do the rest. And, if you’re from out of town, go home and brag to friends about how you hit your 7-iron 190 yards— it’s OK to leave out the fact you were hitting off a cliff.

Sonnenalp, No. 12, par-4, 422 yards OK, here’s the good news: You’ve got an elevated tee shot. The bad news? There’s a ditch about 300 yards out and the rest of the hole goes upward. Unless you’re a single-digit handicapper, it’s best to break up this hole. After your drive, first get over the ditch and then go for the green. Oh, by the way, if you go long on your approach, you’re beached. Have fun.

GOING FOR THE GREEN IN TWO IS UNLIKELY, BUT MORE POWER TO YOU IF YOU CAN DO IT.” Eagle Ranch Golf Course
Eagle Ranch, No. 12, par-5, 569 yards Part of Eagle Ranch’s fantastic back nine, this is a great hole in so many ways. No question about it — let the big dog eat on the tee shot. Then the possibilities multiply. Going for the green in two is unlikely, but more power to you if you can do it. Your second-shot question is, “Do I lay up or go for the second fairway?” Water and tall grasses line the right side of the first fairway and guard the second landing area. Once you’ve reached the other side, more challenges await with bunkers guarding the elevated green, which is tough to stick. Just getting to this green is and accomplishment. Good luck not three-putting it.
HOLE NO. 13
Vail Golf Club, No. 14, par-4, 400 yards Not that a 400-yard, par-4 is short, but we’re testing your brain on our fantasy back nine. We want to see you distance on the front. How do you handle thinking your way around a golf course on the back? With that, we give you Vail’s 14th, a risk-reward hole. Your 34

drive determines what you will do next because the green is elevated and guarded by Gore Creek. A long iron to this green is generally a bad idea. There’s also the fact it’s a two-tiered putting surface. Note the pin position. Even if you get there in two, if you’re on the wrong level, you’ll be singing “The Three-Putt Bogey Blues.”
HOLE NO. 14
Cordillera Summit Course, No. 12, par-4, 464 yards When Jack Nicklaus dedicated this course, which he designed, he said he could have built it to 8,000 yards. Thankfully he didn’t. The Summit is plenty of golf as it is at more than 9,000 feet above sea level. You need a long drive here, which has to carry a rock outcropping. The second shot on the par-4 is downhill over a lake. Like both of the Red Sky courses, you are sitting on top of the world here.
HOLE NO. 15
Gypsum Creek Golf Course, No. 15, par-5, 568 yards Part of the vaunted mesa, a series of desert-style holes at
Gypsum Creek, this is a beast. Start your tee shot slightly right as the fairway slides from right to left. And, when in doubt, just keep it in play on this hole. Sagebrush lines the right side of the fairway. Trees and nothing you want lines the left. For your approach, make sure you’re at your happy distance to carry an arroyo onto a short green. For some reason, this is the No. 2-handicapped hole at Gypsum Creek. For our money, it’s the hardest hole in Eagle County.

EagleVail Golf Club, No. 16, par-4, 318 yards This hole is short, but deadly, and the second of two tricky par-4s with elevated greens, protected by Stone Creek. You want 200 or so yards off the tee, so using a driver is out. The shortest way to the pin is a fade, but there’s water along the right. Most try the left side, but still an even lie for your approach shot is rare. Club up for the approach and note the pin position. EagleVail redid this green during its remodel a few years ago, but it’s still treacherous. Good luck if the pin is up front.
Red Sky Fazio, No. 17, par-3, 168 yards Time for a knee-knocker late in your round. This is perfectly positioned hole on the Fazio course as your bets with your friends are coming down to the wire — or you’re pursuing the goal of breaking 100, 90 or 80. It’s an elevated tee shot over water to a two-tiered green. Pick your club and commit to it. And just for fun, there are bunkers short and long. Eagle Ranch Golf Club, No. 18, par-4, 478 yards Eagle Ranch’s home hole is one of the twins — adjacent long par-4s separated by water — at the Arnold Palmerdesigned course. There is more fairway out there than it appears from the tee, but water looms right for you, especially if you’re tired and don’t compete your swing. Your approach is even tougher as right is in the drink and left is “The Valley of Sin,” a very difficult chip onto the green. Par is always good here.

make a house a home, especially if pets and their owners are comfortable in a space together. Slifer Designs design associate Oceania Gardarian, a dog lover who has been with Slifer for four years, says there are a lot of products in the design world that are pet friendly, including simple solutions like slipcover upholstery, and carpet that is resistant to “accidents.” Depending on the pet, explains Worth Interiors design director, Vicki Glotzer, you might want to consider furniture layout and space to create enough room to play. Too much furniture can crowd a room and make it less comfortable for movement. “I would also be aware of items that hang down and entice the pet to pull and/or chew,” Glotzer, adds. “Wood and metal bases on furniture are safer and will generally last longer than fabrics that can be scratched or torn.” In addition to being nice looking, comfortable and affordable, cowhide rugs are easy to clean and resist stains because of the natural oils in the hair, Glotzer says. She recommends hardwood, tile or stone flooring, as they are much easier materials to maintain than wall-to-wall carpet, and are better for allergy sufferers. Also, area rugs can be easily swapped out if they are soiled. Durable leathers also can be good on chairs and sofas to accommodate “non-digging” pets. “Even having a beautiful bench at the end of a bed could help an elderly or small pet onto a bed,” Gardarian explains. “Long hallways with wood floors turn

urge to eat items of substance such as dirt or paint that have no nutritional value. She loved to eat drywall, and all along the walls at the little Yorkie puppy’s height, there were little holes where she had eaten into the drywall. Eventually she grew out of it, but it was dangerous, and [my friend] had to keep an eye on her all the time.” Be careful of plants that are
within reach of pets’ mouths, as some are harmful if eaten, and if you have children, keep small toys away from pets as they can pose a choking hazard just as they do with kids. Many foods and beverages, including coffee, tea and alcohol, are dangerous to pets and should be kept out of reach. “This is the perfect opportunity for a stylish toy chest or ottoman with storage,” Glotzer says.

—some 8.5 miles in length — what should be a short walk, drive, bike or bus ride from Lionshead, for example, to the West Vail Mall and/or the Vail post office has been a journey of up to five miles or so one way, possibly more than 10 miles round trip. In winter, especially during peak seasons, that’s been a real hassle, prompting Vail residents and visitors alike
to ponder the ol’ saying: “You can’t get there from here.” ‘A tremendous convenience’ Well, say goodbye to that, at least after fall 2017, when a new underpass connecting the north and south frontage roads about halfway between the West Vail and Main Vail roundabouts should make traversing town much easier.

“That’s exactly right. It’s going to be is a tremendous convenience, particularly in those busy periods,” says Vail Mayor Andy Daly. “It’ll make it much easier, for example, to go from Cascade Village or Lionshead over to City Market or Safeway; and for folks up in Potato Patch or the Sandstone area going to Cascade Village or Lionshead, it’s really going to cut the time down dramatically.” What’s $30.1 million? Convenient, yes — and it’s only going to cost $30.1 million, at last estimate, much more than the town of Vail alone has ever been able to afford. The idea for an underpass at that location is nothing new, having been floated first by town and state officials in the 1980s. Trouble was, neither Vail nor Colorado had the
funds to pay for it. Real plans for the underpass started in earnest back in 2013, when the transportation department announced it would fund roughly 70 percent of the project, using state money allocated to highly needed projects across Colorado. Costs first were estimated at $21 million, with the town responsible for about $6 million. But as do prices for everything else, those estimates proved premature. “What we’ve seen, supported by private developers, construction costs have gone up between 20 and 35 percent in the last 18 to 24 months,” Daly explains. “So, that’s impacting everybody’s projects.” After decades of discussion and a few contentious years in the approval and planning phases, the Colorado Department of Transportation came to the

outrageous, and the benefit is negligible,” Simba Run homeowner Rich Larson told the council, as reported in the Vail Daily by Business Editor Scott Miller. And then came the requisite federal environmental studies, including one analyzing road noise from I-70 itself and potential abatement methods, such as sound barriers, that would have added another $5 million to the price tag. That process mandated a survey of local residents, like Larson, who ultimately opposed the wall, saying noise from the freeway had been greatly reduced since Simba Run improved the property with insulated windows. Other Simba Run residents, including Carol Calcaterra, opposed the noise wall, too, saying it “would destroy what the underpass is trying to achieve, and that’s bringing Vail together”; her husband, Charlie, as head of a homeowners committee dedicated to monitoring the project, further pointed to the CDOT study, saying there would be no impact on noise for homes higher than the walls themselves. As time marched on, cost estimates due to a variety of economic factors continued to rise, prompting some stakeholders involved to call foul. Eventually, the council heeded nearby residents’ observations and desires to forget the sound wall, allowing a lesser expensive option to proceed. Improved efficiency “The Simba Run Underpass will improve the efficiency and
shorten travel time between the Vail Town Center and West Vail for private vehicles and the town’s bus system. It will, hopefully, improve public safety by removing the incentive for pedestrians from making illadvised hazardous crossings of I-70 travel lanes on foot,” says Jim Lamont, executive director of the Vail Homeowners Association, collectively, perhaps, the project’s most important stakeholder. “The underpass also will ensure the longevity of the Main and West Vail interchange roundabouts’ traffic-handling capacities for the next 20 years by diverting local vehicular traffic away from the roundabouts.” Other benefits to be enjoyed by Vail homeowners, tourists, residents and downvalley skiers alike will be reduced response times for emergency vehicles, as well as a more efficient municipal bus service, of which Vail long has boasted as the world’s largest free system of its kind. “The buses will be able to have more direct routes,” explains Mayor Daly, “making the bus system much more convenient and keeping more people out of the parking garages because they’ll find more value with taking a bus with shorter ride times.” Ramifications The underpass — originally associated with a much bigger development, Ever Vail, a third, huge, environmentally friendly Vail “village” proposed and planned years ago by Vail Resorts for the area of town just south of the underpass that involved actually moving the South

Frontage Road to make more room — will serve the community well, no matter what, Daly adds. “(The Ever Vail site) certainly will be developed at some point, but it probably won’t be the grand plan Vail Resorts had put forward as a result of their really getting out of the development business,” says Daly. “The grades and everything for the underpass have been coordinated so the plan for Ever Vail would not have required any changes; it would be compatible.” But what about parking? Vail homeowners, meanwhile, keep a vigil on another issue always lurking in the wings — skier and special-event parking. “One of the worrying, unintended consequences is the town will attempt to further expand the use of the frontage roads for public parking,” says Lamont. “(The is-

Annual-appropriate fertilizers come in granular or liquid varieties, and they generally contain the three key nutrients that plants need--nitrogen, phosphorus, and potassium--in addition to other secondary nutrients. A variety of natural and organic fertilizers are available, and fertilizers that contain organic elements such as earthworm castings, bat guano, and others are good, environmentally conscious choices. Consult with garden experts about the type of fertilizer that may be best for your application, and adopt a regular fertilization routine of every 7 to 10 days. Fertilizing too much can be more harmful than fertilizing too little, as it can cause plants to grow too quickly and leave them weak or susceptible to disease. Read directions on fertilizer containers, and you’ll likely find that weekly applications are appropriate, so choose one day that you’ll remember, and stick with it.

like a healthy, energetic pet to warm the heart and make a house a home. The Eagle Valley Pet Hospital on Broadway in Eagle has been serving pets and supporting their owners since 1986. The practice, established and maintained by owner and veterinarian Dr. Suzanne Barnes, outgrew the first hospital, and in 1995 moved to a farmhouse built in 1912, which was renovated for the present space. Barnes says the hospital has maintained an “old-fashioned, family-style practice that stays up to date with new changes, but remembers the ways of good relationships, time for communication and time to be thorough.” Amidst a full schedule of working to help this community’s pets, Barnes has shared some more information on her longtime establishment:
We take extra time with our patients and their owners, and make owners partners in their pet’s care so we can work together to help the pet at home and when in our care. We focus on complete patient care, which includes food nursing care and home care. We help and teach owners how to best care for their pets during recovery so we can minimize the amount of time the pet spends in the hospital. We believe pets will recover best when they are at home, so we focus on this and have great results.

Describe the variety of patients the hospital sees.
sb : We see dogs and cats, caged birds, non-venemous reptiles, rabbits, guinea pigs, ferrets, hedgehogs, chinchillas, rates, mice, gerbils and hamsters, and have performed surgery on all of these animals except for a hedgehog, and only because the need has not arisen. We have a Box Turtle patient that is an insulin-dependent diabetic. There was no information about diabetes mellitus in turtles, so I developed a protocol to help him in March of 1999. The only other choice was euthanasia. He continues to do well and receives an insulin injection every two days.

sb : We encourage appointments so we do not have to keep people waiting for an opening, however walk-ins are always welcome. A phone call is best to reach us to set up a time. We send our emergency patients to a local emergency hospital after hours — that keeps us fresh for our daytime work. vvh :
Do you provide any boarding services?
sb : No, we don’t do any boarding. I believe that animals should live at the hospital when they are sick, and sick patients should not have to hear the pets that are boarding nearby. If pets need to be
boarded, there are facilities to fulfill that specific need.

sb : We begin working on our friendship with the patient the first time a pet comes in, deliberately spending time with our patients and working with them to develop trust and a happy friendship. We know that if an animal can feel comfortable with us, then the distress they have from illness or injury is not magnified by fear, and instead they know and trust that they are among caring friends that will help them. We have many patients that run up the stairs to come inside, eager to greet us and they receive lots of love, pats and treats.

Edwards is a surprising area that offers not only a delightful array of shopping, entertainment and dining experiences but also residential condominiums that present a true “downtown lifestyle” right in the heart of Edwards. Riverwalk broke ground with its first building, the bank, in 1992, when there wasn’t much else in the entire area other than the Gashouse Restaurant across the Edwards Spur Road

The Power of Consistency Having patience with a recovering market is essential for a healthy market
G
ive me six hours to chop down a tree and I will spend the first four hours sharpening the axe.” This quote has been attributed to President Abraham Lincoln and describes the power of consistency. We’ve all heard of and/or experienced this power in work, exercise, education, in fact, it shows up just about everywhere. And, in our opinion at the Vail Board of REALTORS® (VBR), nothing illustrates stability better than consistency when it comes to the real estate market. As we review the numbers from the first and second quarters of 2015 compared to this same time period in 2014, the word consistency comes to mind. From the number of properties on the market to the percent of list price received, the numbers are solid. In fact, nearly across the board, with a few exceptions, the average sale price on properties has risen and the percent of list price received by sellers has remained in the mid to upper ninetieth percentile. It is simultaneously exciting and boring. But it also shows that Vail Valley REALTORS® are doing a great job of using data and resources to help sellers and buyers come to mutually rewarding transactions. Go slow to go fast To reap the benefits of consistency in real estate, another word comes to mind, patience. Having patience for a recovering real estate market can feel frustrating at times, but it’s truly essential. Merely five years ago, the market was flooded with foreclosures, short sales and distressed properties. Today,

as with this time last year, the struggle we face is low inventory, a lack of “for sale” properties. As challenging as this may be, we can all agree it’s better than where we were five years ago. The slower the market comes back, the more stable it will remain. At the end of the day,
that’s a good thing for both sides of the real estate sales equation. Some neighborhood communities to keep an eye on include Cordillera with an increase in active single-family residences and a 91 percent of list price — beautiful, golf course homes, priced appropriately.
East Vail also has a solid increase in active single-family and townhome/condominium properties. Downvalley in the communities of Eagle, Eagle Ranch and Gypsum, where the golf season is recognizably longer, the market is positively hot. VBR Board Member

Matthew Blake can attest to the numbers when referring to his experiences in communities from East Vail to Wolcott. “The first and second quarter statistics mirror what many of us seem to be feeling in this market; inventory remains consistently low with increased absorption in nearly all property types in each respective area. Anecdotally, and especially in the resort areas of Vail and Beaver Creek, the most desirable properties in coveted locations with nice views and newer finishes are moving fast,” says Blake. “On recent property tours, prospective buyers seem to universally believe that now is a good time to buy, securing their ability to participate in the Vail Valley lifestyle.” Conversely, Blake also notes, “As sellers continue to receive 95 percent of list price on average this illustrates a strong sellers market and, given the active sales volume, there are
ample recent comparable sales for nearly every property type to justify values. In sum, if a property is priced based on the data, it should sell in a reasonable amount of time within five percent or so of the list price.” ‘The new normal’ Generally speaking, the consistency in today’s Vail Valley real estate market looks to be sustainable for some time. Economists have supported this trend and the contract and closing numbers continue to agree. Some professionals in this area are even using the term “the new normal.” Michael Slevin, another VBR board member, uses the word “healthy” when discussing the stability of current market conditions. “In today’s post-recession real estate market here in the Vail Valley, there appears to be less motivation of pure investment than that of using the property
for enjoyment,” Slevin says. “I find second-home owners are purchasing properties with the intention of creating memories and legacies, while locals are purchasing or upgrading their ownership because of solid job opportunities.” Slevin also makes note of the average sales price increases in that are occurring overall. “The increase in dollar volume relative to a year ago seems driven more by price appreciation than unit sales; and with 20 percent more properties under contract (when this article was written) than a year ago, it’s fair to anticipate unit sales will outpace last year yet still remain within normal volume,” Slevin says. “Buyer demand feels stronger than a year ago throughout the market with a common theme throughout the valley trending toward a desire for new or remodeled residences. Many clients are
willing to make quick purchasing decisions when well-priced, new construction becomes available.” Experienced and well-versed Vail Valley REALTORS are using their data and resources wisely when working with their clients. In an active and competitive market, pricing for sellers and counseling buyers on price can be as much of an art as it is based on science. “There are so many variables to consider in our market from views and finishes to access to area amenities and price per square foot,” says Slevin. “Brokers throughout the valley are working well to blend all those factors together to arrive at current market prices. Fact is, the Elliott Cabin has been there, timelessly, since Henry “Hank” Elliott built the place more than a century ago, starting in 1912 — 50 years or so before “Vail” even existed. It was one of a handful of structures on what at one time was an immense tract of land, the 160-acre Elliott Ranch homestead, extending up both sides of the Gore Creek Valley from where the Intermountain neighborhood is today all the way to Buffehr Creek. Lettuce and “moonshine” were the local “cash crops” of the era, with bountiful fields occupying much of the valley floor — roughly where the West Vail Mall is now — and makeshift distilleries hiding up in the woods. There was no freeway, not even a U.S. Highway 6 — and skiing was practically unheard of.

“The Elliotts were pure ranch people. They had lettuce goin’ but they were very thrifty. They made all of their own clothes and had no store-bought stuff,” says Judi Elliott Kirby, granddaughter of Hank and Lena Elliott and raised in their cabin from early childhood until 1983, when the family sold what was left of Elliott Ranch. “We were poor — poor as church mice.” Kirby and her son, Luke Gray, recently co-authored a book, “The Book of Lena,” an impressive collection of blackand-white photographs and insightful prose about that era on Gore Creek. It was a sure bet that when the remaining, 2.3-acre plot of land on which the Elliott Cabin still stands was placed on the market this summer by the family of its third owner, Steven Zorichak, who recently passed away, Kirby would come back for a visit, the first in 32 years. “I never would have sold it except for I didn’t have the money to keep it up,” says Kirby, who now lives with her husband, Phil Kirby, in Eagle. “I want this place to stay. I just can’t afford to buy it back.”

Pete Seibert and company arrived, transforming the Gore Creek Valley into a world-renowned ski resort town called “Vail”; and the needs of a growing population prompted first the state to build Highway 6 — then the federal government to install I-70 — over Vail Pass and straight through Elliott Ranch. “The freeway went in in the ‘70s. They did the imminent domain thing and just took
everyone’s property,” Kirby recalls. “We’d sit over at the place my dad, Luke, built, which isn’t there anymore, and watch those big machines go to work. It was so close it was terrifying.” The Elliott family divided what was left into four lots, known as the Elliott Ranch Planned Urban Development, or P.U.D., with Kirby’s sister, Jessie Edeen, still living on one of them, Lot 2; Lot 1 is home to another private residence, a duplex; and Lot 3 is home to a large log structure that started out as the Black Bear Inn, then the Savory
Inn, before a Texas developer purchased it a few years ago. Zorichak, who purchased the Lot 4, home to the Elliott Cabin, from its second owners, the Polovino family, in 1992, made some changes, as well. A blacksmith by trade, he moved part of an aging duplex from a site on Forest Road, above Vail Village, to where a barn used to stand next to Elliott Cabin, finished it with an assortment of wood and trim from an old train depot in Malta, Colorado, an historic mining town, and installed a welding shop in the basement. Since then, that
structure — a habitable, threebedroom, two-bath, 1,616-squarefoot home of its own — has been known, unaffectionately by his neighbors, as “the depot.”
PRESERVATION PREFERRED Zorichak, and the Polovinos before him, meanwhile, made substantial improvements to the Elliott Cabin’s interior, replacing the old wooden floors on both levels with new wood flooring; replacing an old pot-belly stove with an impressive river rock fireplace bolstered by central

heating; adding running water, a kitchen and bathrooms; and building a number of walls on the upper level to create more bedrooms. All in all, it’s a relatively modern — though still rustic by Vail standards — 1,668-squarefoot, four-bedroom, threebathroom home with the original log walls, windows and a tin roof. Another thing Zorechak did, too, perhaps, was to help ensure the Elliott Cabin is preserved, even though, technically it’s not on any historical registry. The original P.U.D. was amended the year he purchased Lot 4.

‘BEST WATER IN THE WORLD’ Other assets on the property include a century-old railcar, perhaps, used for cold storage
and transportation of lettuce or ice, donated by the Nottingham family down in Avon; the remains of an old “ice house” in which Hank and his descendants would store blocks of ice cut straight out of Gore Creek in winter; and the artesian well from which the Elliotts and every resident of the cabin since has drawn its water.
