How’s the Market? While we are still waiting for the final sales tally of 2014, it is safe to say that the year reflected a tipping point in the Vail real estate market. Valley-wide sales crossed the $1.5 billion mark in November for the first time since 2008. The Town of Vail witnessed a number of notable transactions, highlighted by three sales of $18,500,000 and above, numbers we had not seen in our market. The core resort areas of Vail Village and Lionshead witnessed sales prices/square foot approaching, and sometimes exceeding, those in the heyday of 2007/08. Select condominiums and single family homes traded last year as high as $2,800-$2,900/sf. While not yet reflective of the overall market, sales trends in Vail tend to set the bar for the rest of the Vail Valley, and I expect we will see this activity flow to other luxury niches in the New Year. LOCAL DESIGN, DEFINED Vail and Beaver Creek maintain ‘Chalet Chic’

D

espite the influx

of international visitors, Vail and Beaver Creek have a pretty defined local style. Tamara Fraser, designer for Worth Interiors, shares that while accessories are always clientdriven, mountain comfort amidst modern detailing is here to stay. “Some people dig horns, some people like bone, some people like wood, or silver; it just depends on the client,” she says. “But I am definitely seeing more modern styles — not overly modern like metal and glass and hard surfaces that are uncomfortable — but comfortable homes that you can

live in and play in and relax in.” Like the mountains themselves, the structures and styles in the valley are of mixed materials. Stone meets wood and leather meets cashmere, bringing structure and aesthetic in with livability. “Everything is made out of mixed materials,” says Natalie Andl, principle designer at Andl Interiors. “And it’s not just the home and what’s in it, but what’s around it, too.” Hardwood floors with radiant heating are all over, from styles that range from modern to historical to reclaimed. Alongside the wood you’ll see stone from local quarries, flagstone

on the outdoor walkway and limestone on countertops and framing the fireplace. Fraser and Andl both agree that faux fur defines classy comfort in most of the valley’s mountain homes. They both like throws and pillows, and Fraser has found use of faux fur beanbags in kids’ and family rooms. Faux fur softens furniture,

just like the substantial-yet-cozy offerings from Ted Boerner, which Fraser says Worth uses to outfit homes a lot. The furniture uses both leather and upholstery to keep both style and comfort in mind. “His furniture has a really modern look, but walks the line between traditional and new really well,” she says.

Denver area, making bottle holders, coat racks and even small tables out of old barrels. Local art galleries hold a lot of gems as well. Western artists and their sculptures or paintings are still found in local homes and businesses, especially the staples like Carrie Fell and Gib Singleton. Andl says the “Chalet Chic” that has become a norm for the area just means that the styles are a combination of traditional, rustic, stylish and modern, but they are all very custom. “Everybody wants everything custom,” she says. “These are not cookie-cutter homes, so everything has to be customized and tailored to the custom homes.”

LOCAL FIRM, INTERNATIONAL APPEAL RKD Architects shortlisted in the London-based International Design and Architecture Awards by KIMBERLY NICOLETTI

kd architects has

earned its latest international recognition through The International Design Awards. Generated from the Londonbased design et al magazine, The International Design and Architecture Awards chooses 10 cutting-edge homes in 16 categories, broken down by price range and special

classifications, such as city space, office, regeneration, ski chalet and beach house. The committee handpicked four homes built by RKD for its top 10 finalists. “We want to reward the best in interior design, architecture and innovation from around the world,” according to the Londonbased website. “Our aim is to commend design, recognize

talent, create opportunities and quite simply to offer inspiration.” Once the finalists are selected, voting is open internationally, through the internet. The winners will be announced at a banquet in London in September, which Jack Snow and Sally Brainerd, owners of RKD Architects, plan to attend. “It was a bit of a surprise that they even reached out to us and asked us to submit,” Snow says.

“Then to be shortlisted in three categories, with four different projects was really amazing.” He completed two of his projects, the Waterstone project, in Edwards, and the Rocky Mountain Home, in the Vail area, in the early 2000s. Waterstone is aptly named, as he designed it around water, connecting three “pods” by glass bridges. The Rocky Mountain Home features a

The Valhalla, in the Lake Tahoe area, was completed in 2011 and features dynamic shapes, with a curved roofline wedge-like forms. His fourth shortlisted project, the Green Fin, backs a golf course in Edina, Minn., and is built with only the healthiest home materials — and even designs, in terms of grounding electromagnetic fields in concrete — in mind. Since Snow and his wife, Brainerd, founded RKD in Vail in 1990, he has always

challenged himself to push beyond the habit of falling back into “styles.” He views architecture as “an overall sculpture shape that has to be rethought,” he says. “Our work is always changing and evolving, so it is great that The International Design and Architecture Awards selected projects from across the spectrum of the designs that we have been creating,” Snow says. “There is shared DNA in all of our projects, but they really represent a diverse body of work.” RKD’s work is now found all across the country, though

Air Plant Décor Trends Air plants can add life to any interior design style along the full spectrum of tastes from traditional to modern to quirky. Many air plants have thin, spiky leaves that spark out from a central stem, which contributes to their lively look. Their leaves range in color from greens to pinks to reddish-orange, 30

so it’s possible to pair plants artfully against backgrounds or in containers to create interesting color combinations. Since air plants are able to grow in an untraditional way, they can be placed in surprising locations and in a variety of containers that might not work well for other houseplants. In general, air plants have the most interesting design

effects when they’re displayed in a way that shows off their ability to live without soil. A few design-savvy ideas include: • Suspend air plants in clear glass containers from a window frame or ceiling. • Create a vertical arrangement of air plants in containers fixed to a wall along a hallway or stairway.

• Arrange air plants in an open terrarium with other accent pieces, such as bark, sand or shells. • Place air plants in nontraditional containers, such as in brightly colored crocheted plant pods or in repurposed containers, such as jars or candleholders. • Magnetize a light plastic container to display an air

the winter with air plants, which have the unique ability to grow without being planted in soil. As their name suggests, air plants can thrive while being suspended mid-air, but they don’t subsist on air alone. These Tillandsia plants take up the water and nutrients they need through their specialized leaves, and since they use roots only to anchor themselves to objects in their surroundings, such as rocks and trees, they can be placed freely in eye-catching containers or arranged in other creative live designs. Houseplants such as air plants add life and warmth to interior spaces when a lot of outdoor plants and grasses are buried beneath the snow for the winter. There are also health benefits associated with having plants growing in your home, including improved air quality and increased humidity, which is important in this high and dry climate. Plus, those who care for plants can also experience the psychological boost that comes along with tending to a living thing through the winter season.

ADDING SOME VA VA VOOM Creating a romantic bedroom that can heat things up by KIMBERLY NICOLETTI

are the perfect time to spark some heat in the bedroom. It’s also a good month, as Cupids fly around bending their bows, to take a fresh look at your bedroom and see if it’s everything you want it to be — and more — when it comes to inspiring romance. Let’s face it: Environment goes a long way in achieving a romantic atmosphere. If the bedroom’s a place where dirty socks and excess clutter pile up, her mood may go the way of old-fashioned laundry chutes: down. And if bills, papers or random pictures and decorations that haven’t quite

found their place stack up in the bedroom, it can be a buzz kill. Step one: Declutter To approach your bedroom more objectively with a new vision, consider what a neighbor would think about your bedroom if she walked in. Would she find it oh, so romantic, with soft and sexy touches, or would she discover that it’s a room full of unfinished business? If she’d choose option one, stop reading this story and start getting down to business, if you know what I mean. If she’d choose option two, keep reading, then get down to business —

the other kind of business. You know the sleep docs’ recommendations: Use your bed for only two things. It might be helpful to extend this wisdom into the entire room; avoid using it as a workplace or a storage room (even under the bed; you may not be able to see the clutter, but you know it’s there). Then, scan furniture. Are tops of dressers crammed with décor — sometimes leftover from the best you showcase in the main living area of your home? If so, pick the things you most love and place them tastefully on top, then donate or find another living space for the others.

Step two: Lighting If your main lighting is not on dimmers, place that on your wish list. “Lighting is key,” says Vicki Glotzer, design director for Worth Home in Vail. “Rather than direct light, have more ambient lamps that spread light rather than focus, like a spotlight. Lights definitely have to be dimmable.” Elizabeth Basso, owner of Basso Interiors, Inc. in Eagle, recommends placing lamps in various areas of the room, rather than using ceiling lights. A simple way to introduce soft lighting involves candlelight. Aromatic candles add both

While not all bedrooms come complete with gas fireplaces, some couples opt to remodel and install fireplaces; Page Slevin, a Realtor at Berkshire Hathaway HomeServices Colorado Properties, has recently worked with clients who set fireplaces into dry stack in their bedrooms. Step three: Color and texture A relatively simple way to refresh your bedroom comes through color. Basso recommends soft, muted colors like dusty plums or even a soft aqua palette, on both walls and/or as accents. Slevin leans toward burgundy and reminds people that coloring walls isn’t just limited to paint; modern wallcoverings offer a plethora of looks and feels and can definitely add texture.

Drapery can become a dramatic aspect of a bedroom, be it in lofty, sheer panels or heavier velvets or linens. “Drapery can soften the environment and also helps to control it (in terms of privacy),” Glotzer says. Another application comes in the form of sheer drapery panels mounted from the ceiling, over the bed, so they flow down, around the edges to create a special, intimate sense of privacy. Bedding, drapery, pillows, throws: These are all additional places to add texture, and Glotzer says texture is key in creating romantic bedrooms. She likes using fuzzy faux fur, alpaca or cashmere blankets and throws. “Layering makes it cozy,” Basso says. And when it comes to bedding, high quality, soft sheets and comforters are key. IN THEIR BOOTS Western painter Carrie Fell brings slopeside fans into the wild, slightly unhinged world of downhill skiing by PHIL LINDEMAN

he official artist for

the 2015 World Alpine Ski Championships, Carrie Fell has collectors all over the United States. Her artwork has been a staple of local galleries for the past decade, and she opened her own gallery in Solaris 4 years ago. She has fans everywhere, including collectors who have supposedly “run out of wall space,” but keep making room when they see a new piece. “When I first started working for Carrie Fell, I thought most of our collectors would be from Texas because of the Westernthemed work, but I place a lot of art throughout Vail, and the interiors run the gamut

from traditional to extremely modern,” says Elaine Waddell, Carrie Fell Gallery director. For many, visiting the gallery has become a tradition on their ski vacations. In fact, Fell often does commissioned family portraits. They are in the style of her other work, meaning the facials details are minimal. And yet family members are able to distinguish who is who based on “the stance” of each subject. People are drawn to Fell’s color and movement. “It doesn’t matter if it’s one of the Western genre pieces, one of our abstracts or something new Carrie is trying out,” says Waddell. “People walk in our gallery and

are moved and excited by her art. It just makes them happy.” Downhill skiing is inherently insane. And Carrie Fell knows this. No, really, set aside the adrenaline and artistry and Aksel Lund Svindal’s jawline to think on it: Skiers of every age and ability — not just globe-trotting Olympians like Svindal — are a touch crazy. They’re crazy for choosing craggy peaks over sun-drenched beaches. They’re crazy for tempting life and limb to notch a few exhilarating turns. They’re crazy for simply shoving their toes inside a bulky, rigid, Inquisition-style ski boot. Carrie Fell knows all this. Skiing is in her blood, so to speak: Like

a good Colorado native, she spent her childhood on the slopes. Her first taste of Vail powder came in the ’70s, some two decades before a vibrant, almost dreamlike take on Western art made her something of a local celebrity. Now Fell turns that eye for rustic Americana on the 2015 World Alpine Ski Championships. Her official series of downhillinspired pieces, titled “The Competitive Edge,” is wildly removed from a frontier milieu of cowboys and chuck wagons. “I have such a hard time wrapping my head around the physical aspect of skiing,” Fell says from her Denver studio, the Front Range counterpart to her

flagship gallery in Solaris Plaza. “Yes, I am a skier, but no matter how many videos I watch and how many photos I see, I can’t understand the desire to stand at the top of the gate and get ready to ski a sheet of ice.” Yet Fell still watches in awe. Despite the palpable insanity of plummeting headlong down a steep, tree-lined alley covered in bulletproof snow, she can hardly turn away. It’s the mystifying mentality shared by sports fans the world over: We look on as top athletes tempt the near-impossible and, when drive and talent and downright chutzpah align, it touches a sort of collective nerve. “I wanted to capture the attention of the fan, the bystander, the people who

see these very disciplined and intense athletes,” Fell said. “I think most people really admire that, but they’re seeing it from such a far distance. With these pieces, I wanted them to be brought directly into that world. They can almost imagine being that person.” The wish fulfillment isn’t all rippling quads and airbrushed cheekbones. BEFORE & AFTER EagleVail kitchen gets an upgrade by KIM FULLER

make a lot of improvements to a small space, even when they’re working with a small budget. The client in this EagleVail home brought in Andl Interiors to brighten up this quaint kitchen. “She was looking for a big bang for her buck,” explains Natalie Andl, principle designer at Andl Designs. “So she wanted a really clean, farmhouse design, on a budget.” Andl started by replacing the cabinets with Mid Continent maple cabinets with a white painted finish, and adding a white tile backsplash with a staggered brick layout. “We brought the cabinets to the ceiling to make the room look taller,” Andl says. “The white cabinets and tile reflect all the light.” The kitchen’s ceiling fan was replaced by ceiling cans, which spread out the light effectively and created a sense of openness from floor to ceiling. Eyes are also easily drawn upward by the reclaimed barn wood beam that was added over the entrance to the kitchen. The original celling came in a lot lower at the top of the doorframe, so they took out that original segment and added the new beam.

The floor got a facelift too, with new hickory wood floors with radiant heat brought in to replace the tired tile. Andl’s client wanted her to lighten and clean up the space, but to keep it functional. So, instead of wood blocks, they went with granite. “She’s got two kids, and she needs to be able to wipe things down easily, and not have to worry about scrubbing,” shares Andl about the granite countertops that were installed to add attractive detail and appeal to easy cleaning. The farmhouse look came together with the addition of a chalkboard for jotting grocery notes, as well as a Kohler farmhouse-style bowl sink. 44

llegory studios is

a brand development and marketing agency. The company was founded by Cynthia Forstmann and her sister, Theresa Agresta, in 2001 in Washington D.C. In 2004, Forstmann moved her home base and her portion of Allegory to Eagle when her husband took a job opportunity here. Forstmann still lives in Eagle and is on the Eagle Chamber Board of Directors, but she has recently moved Allegory’s Colorado office to Avon. The agency works with local clients, as well as clients all over the country, on building brand stories and marketing platforms. Allegory is getting ready to launch a sister company this year, called Allegory Institute. vail valley home : Why did you move your company from Washington, D.C. to Eagle?

forstmann : At Allegory, we can work with clients around the world, from anywhere in the world. Even when I got here in 2004, I was able to sell/manage accounts and projects via email and phone. I would also hop on a plane to visit clients or attend conferences. Today, the number of virtual tools (FaceTime, Skype, Google Hangouts, online meetings, cloud-based Apps/documents) further enhance the success of a consulting business in the valley. Relocating to the valley gave us the chance to establish a Western presence for our company and raise a family while growing a 46

business and engaging in a professional career. vvh : What do you think gives Allegory Studios a positive edge in the industry? cf : What I think really sets us apart in terms of how we work to build a client’s brand and marketing program is we have always come from the place that your business is really about yourself and the people who work with you and for you. So a lot of the brand building work we have done has been really about “what is the unique culture of this organization or this group of people?” So “what is the

driving purpose?” or “how do we take this to the next level?” A lot of marketing might be about products and services and benefits, but how do you get at that deeper place of uncovering what drives an organization, and what it’s like to do business with an organization? We use an in-bound marketing platform with clients called HubSpot. We are a certified HubSpot agency partner and are running a lot of client marketing programs via that technology. What is the future of Allegory Studios? cf : For many years, we have been using a cultural audit tool. And what we are launching this year is our own cultural audit tool, that is called The Story Code. It’s an vvh :

online survey that individuals and businesses and employees can take, that actually looks at the culture of their organization in terms of the archetypal stories that we uncover. So, for a group of people, it measures how we treat each other, how we establish working routines, how we care for the environment, how we market ourselves how we approach our relationships with customers. It looks at different indicators about what the underlying culture is at that organization. I think that the culture conversation is really growing; you didn’t used to hear businesses talk about “what is the culture here?” but it definitely is a growing trend for companies that are looking

Who are some of your local clients? cf : Eagle Yoga Fest is something that we do on a pro-bono basis, because that event supports a non-profit, and it’s a cause we believe in, so we have been working with Yvonne for two years on some of her marketing programs. We also work with a company based in EagleVail, called DSC. It’s operated by Kathy Fort-Carty, and it’s a destination management firm. She has had a business in the valley for almost 30 years, vvh :

and we’ve been working with DSC since 2008. We are currently working with Shaeffer Hyde Construction, the former George Shaeffer Construction Company; David Hyde is now the president, and they have gone through some shifting in their brand and their brand messaging, as well as logo changes and things like that. We worked with Walking Mountain Science Center. They are an on-and-offagain client now, but we actually worked with them on their whole brand launch when they transitioned from the Gore Range Natural Science School. We still maintain a close relationship with them, and they call us in when they need a different type of expertise. We have worked with Unique Venues, and did a number of branding initiatives with them several years ago. We also work with the Scarab in Minturn, and Dr. Eliza Klearman in Eagle. Being a marketing agency in the digital age, we can work with people all over the world, but we definitely value the heart of the local business community and giving back to it. Allegory is at that same intersection, where the culture piece is getting bigger. That is why we are developing tools, specifically around culture, so that through Allegory Institute, we will start helping organizations — not necessarily on their branding or their marking program — but we’ll be giving them access to education on their culture, consistency and tools for improvement.

WHETHER IT INCREASES OR DECREASES, INVENTORY WILL CONTINUE TO IMPACT OUR TRENDS THROUGHOUT THE WINTER SELLING SEASON.” growth with his experience comparing December 2013 over December 2014. “Overall, unit sales for 2014 were relatively flat compared to 2013, but total dollar volume surged to just over 25 percent. The large majority of this dollar volume increase can be attributed to the increased number of $2 million+ sales within the upvalley markets, mostly in Vail and Beaver Creek. Other areas of the valley’s price-diverse market experienced slower sales due to lower inventory levels but did experience modest gains in home values that also helped boost 2014’s final dollar volume numbers as well. All the above are positive market trend indicators as we move into 2015. Denton continues, “The valley’s current low inventory indicates significantly fewer distressed sales and a stabilizing market. Whether it increases or decreases, inventory will continue to impact our trends throughout the winter selling season. Overall I’m encouraged with the current direction of our market.” What kind of impact is Denton referring to? The December 2014 median sales price for single family/duplex homes was up 27.6 percent over December 2013, and up a whopping 49.3 percent in the townhouse-condo property report. Even though these prices are up and have been up for most of 2014, they are

skewed by the luxury-end properties closest to the resort villages. As inventory remains low, some sellers may have a sense of false security in a “seller’s market,” tempting them to list their properties too high. Now is not the time to take that gamble. We know buyers are here — it’s the winter selling season, a time that brings a wide variety of people to our valley for an array of snow sports and events. We also know that the recession begat a new breed of buyer, one that is more savvy. This trend will continue because even though interest rates are low, we still have a lack of sufficient mortgage liquidity. This is causing buyers to closely examine each property on their short list. In light of it all The beauty of this market — the rose on the thorn bush — is that, in 2015, we are looking at a revival of balance, a true sign of recovery. Less dramatic swings in the trends exemplify a comfort level that we can live with. Properties that are priced according to the market will grab the attention of buyers. real estate market, according to many long-time Realtors. The

market is experiencing shifts in buyers’ attitudes, due to both a changing age demographic, as well as the fact that so many properties in the Vail area were built several decades ago.

In recent years, the main age demographic purchasing luxury properties comprised retirees in their 60s or so. But now, in addition to the retiree demographic, a larger number of buyers in their 40s and 50s are moving into the valley, and they’re coming with a taste for a more modern, or at least mountain contemporary, look, since they live in urban areas such as New York City, San Francisco, Dallas, Miami, and progressive cities in Mexico and Latin America, says Led Gardner Realtor at Slifer, Smith & Frampton Real Estate. “(They want) more mountain modern and sometimes very contemporary, versus the traditional Vail image — clean lines and a bit more edgy (styles) are frequently much more in demand,” Gardner says. Today’s buyers also want new

homes in turn-key condition — much more than they have in the past. Professional interior design showcasing luxury condos and homes goes a long way to sell a property, and buyers are willing to spend top dollar for those. “Simple staging won’t cut it,” says Matthew Blake, a Realtor at Ascent Sotheby’s International Realty. “You have to provide a turn-key experience with clean lines and contemporary furniture … No matter how sophisticated the buyer, a high-end furniture package can really sell the property.” While buyers tend to turn a blind eye to most properties older than those built in the 2000s because they don’t want to renovate them, buyers are willing to purchase an older home in a premier location, says Malia Nobrega, Realtor at Fuller Sotheby’s International

One client recently purchased a $4.4 million, 6,200-square-foot home on Vail Golf Club, only to tear it down to build an approximately $14 million, 11,000 square-foot home. “The lot itself is valuable enough (to justify the teardown,)” Nobrega says. “Aging single-family homes are being valued more as lots versus as a home. This is why you may see a very old single-family home in a prime location being priced at a very high price per square foot despite its age and deterioration.” “Buyers are focused on the ‘perfect location’ — ski in and out, or in the core (of the village),” Gardner says. Though buyers are willing to pay premium prices for older homes in prime locations, they tend to shy away from aging duplexes, which tend to be priced lower per square foot than homes and new duplexes, because of the challenges of having another party (the neighbors) agree to renovations. “There’s more pushback from buyers than ever before to update, remodel and furnish older properties,” says Page Slevin, of Berkshire

Of course, needs and desires vary somewhat, depending upon the client, but here are some of the top priorities in today’s buyers’ minds: • New, contemporary and mountain contemporary design: a clean, minimalist look with

As Nobrega points out: “People are here to be in touch with the beauty of the mountain environment to the greatest extent possible.” • Open floor plans with large kitchens; multiple islands with trendier materials like limestone and stainless steel, rather than granite; vaulted ceilings; and a multifunctional main-level room, which can flexibly be used as an office or an extra guest bedroom. • Open, multi-use, highly technologically advanced recreation rooms, as opposed to specifically-designated, closed-off theaters. • Technologically advanced homes, which allow owners to control elements such as blinds, lighting, security, heat, music, television and more both long distance and when they inhabit the home. • Shed roofs as opposed to gable,

incorporating metal rather than shake composite; wider exterior stone patterns; heated driveways and flagstone paths; and incorporation of copper. • Amenities, such as pools, spas, and even club memberships that provide features like ski valets and free parking. Air conditioning is also something “people expect,” Blake says. Buyers are also trending toward larger homes again, while, during the economic downturn, they leaded toward more scaled-down square footage. “People are no longer avoiding larger square footage homes again, when needed to meet all their goals, such as a home office, study, family room, game rooms and a wine room,” Nobrega says. In tandem, green built isn’t such a priority or as trendy in buyers’ minds as it was in, say 2007, Slevin says.


Mountain contemporary is a popular style, as shown in this home recently sold by Page Slevin with Berkshire Hathaway HomeServices Colorado Properties. Natural materials such as stone and hard wood are key.

“It doesn’t seem to be a buzzword,” she says, “but I think it’ll be more prevalent (in the future).” In general, luxury buyers simply want the convenience of newer construction that they can enjoy immediately, with updated styles that reflect their more urban lifestyle. “The general, overriding (desire) is a mountain contemporary feel — a mix of traditional stone and wood with a lot more glass,” Gardner says. “That seems to be the driving force in architecture and design … using traditional materials in new and interesting ways that are driven by a younger demographic.” FEBRUARY 2015 | VAIL VALLEY HOME

he story of the 7W Guest Ranch, located at the top of Sweetwater Road just past the county line into Garfield County, is of a history that dates back to 1916. Many of the years on the ranch were left undocumented, but the recently recovered photography of the late John B. Schutte has left us with some pieces of the puzzle. “What’s so amazing to me is that this place has this 100-year history, and all of a sudden we get a little snapshot of the whole deal,” says Dudley Ottley, broker associate for Slifer Smith & Frampton Real Estate out of Arrowhead. The 218-acre 7W Guest Ranch is currently for sale, and when Ottley was hired to represent the property, he created a website for it to increase exposure of the remote ranch to the public.


Just two weeks after he created the site, the granddaughter of Schutte reached out to Ottley. She had a box of her grandfather’s photo negatives (many of them taken between Aspen and Vail, but unlabeled), with one envelope that read “7W Guest Ranch, 1946.” Schutte’s granddaughter lives in Alaska, but brought Ottley the negatives during a trip to a friend’s wedding in Colorado. “She stopped by and gave me the envelope of negatives,” he explains, “and all she wanted me to do was to credit him on the photos.” The lodge and cabins that Schutte photographed in 1946 are still standing on the ranch, and modern renditions of the shots were recently documented by photographer Mike Bradbury, providing historians and real estate dabblers a real feel for the before and after. ON THE RANCH The original buildings on the ranch were built in 1916, which include the lodge and six free-standing cabins. The ranch now has a total of 11 structures and outbuildings. The property’s entire western border backs up to White River National Forest

and is very close to the Flat Tops Wilderness Area. The trail that comes out the back of the ranch connects to the Ute Indian Trail, which was used by the Ute Indians as they traveled back and forth between summer and winter migrations. The most recent owner of 7W has put a lot of money into the on-property buildings with renovations, including a

complete kitchen remodel in the lodge – now updated to commercial grade. The lodge living room fireplace was completely rebuilt to be the focal point of the living room, and the bedroom in the lodge was converted to an office. The lodge dining area seats up to 30 people comfortably. A two-bedroom bunkhouse was built by 7W’s current owner in 2008. It has additional

bedrooms, a full kitchen and a bathroom. There is a tack shed for horse saddles and equipment, and a fenced-in riding ring with eight horses currently on property, as well as six internal, separately fenced horse pastures. Next door to the riding ring is a stocked trout pond. The barn was rebuilt and renovated to become the 7W Saloon. There were plans to turn the building into a theater or saloon, but no moves have been made on that development yet. EARLY DAYS Schutte’s visual documentation of the mid-1940s explains that the ranch was a hub for commercial trail rides through the Flat Tops Wilderness Area. His granddaughter brought Ottley a pamphlet, reading “Trail Rides of the Wilderness, 1948 Expeditions,” for which Schutte is credited for one photo, and presumably shot many others that were published on this piece of marketing material. Trail rides were advertised in the pamphlet — $129 for an eight-day trip, or $228 to

make it 16 days. It seems reasonable to believe that Schutte worked with the Trail Riders of the Wilderness to scout out their trips, which they began in 1947, and he set up his camera equipment to shoot along the way. The trail rides likely stopped or passed through 7W, as they began in Glenwood Springs and traveled to Island Lakes, which was the base camp for the

horseback day trips. According to the brochure, riders would explore the area around 7W, including the Chinese Wall, Trappers Lake and Flattop Mountain. The modern photos of the ranch certainly present a more manicured feel, but the horses and the history still live on there. More information and photos can be found online at www.7WGuestRanch.net.
