HOW’S THE MARKET? The luxury market continues to set the bar for Vail Valley real estate, a trend that had its roots in Vail Village and Lionshead, and is now spreading to other resort areas. Following a slow start to the year, sales came roaring back over the summer/fall selling season. Year-to-date sales of residential properties and land priced $1 million and above totaled $879M as of December 1, an increase of almost $80M over 2014. Transaction volume in the million-plus niche also reflected a solid bump, up 12.54%. Interestingly, the core area of Vail/Lionshead is just holding steady this year compared with last, largely the result of a nagging lack of inventory. Yet Beaver Creek, Arrowhead, Mountain Star and other areas have picked up the slack, and are propelling us forward.

What does this mean to you?

If you have been waiting for the market to rebound before selling your property in Vail Village and Lionshead, you may consider it done. "Joined together, Rose Quartz and Serenity demonstrate an inherent balance between a warmer embracing rose tone and the cooler tranquil blue, reflecting connection and wellness as well as a soothing sense of order and peace,” explains Leatrice Eiseman, the executive director of Pantone Color Institute. As balance seems to be the name of the game for consumers this year, the pairing of these colors is driven by the growing need for fortitude and preservation. A

Soak in the style In the last few years, many homeowners have torn out their tubs in favor of more space — or simply due to concern about the hygiene of trapped water in dated jetted tubs. But now, people are turning to tubs again, just in a slightly different manner. Older, built-in tub surrounds were designed to draw attention away from basic, geometrically shaped tubs, in order to highlight sophisticated stone or tile work. But these days, freestanding tubs have become art pieces in and of themselves, and heavy-looking blocks of tub surrounds aren’t as popular. Freestanding tubs come mounted on claw feet and pedestals or simply exist as stand-alones that can look like elegant, oversized oval bowls. In essence, they’re “sculptural looking pieces,” says Kim Toms, senior designer at Slifer Designs in Edwards. Innovative options — such as an in-floor bathtub with a surrounding ring to catch water overflows and recirculate them — can provide the appearance of an infinity pool. Dallas Lyon, owner of Lyon Design Group in Edwards, steers her clients toward white freestanding tubs for a modern, 18

Japanese soaking tubs, which are smaller and higher than American models, provide another option for smaller bathrooms, or for those who don’t want to waste space. Shower on the style Lately, showers have incorporated plenty of bells and whistles, from music and lights to multiple body sprayers. But, after the initial enthusiasm, many homeowners have shied away from the high water use of body sprayers and the sensory overload of colored lights and booming tunes or newscasts. They seem to prefer conserving water and electricity, instead. While rain showerheads are still popular, people are noticing that a hand-held showerhead is more versatile for both keeping the shower clean with a quick spray, as well as bathing just the body to save a hairdo for another continued on page 24

clean look. To add interest, she may install flooring with round pebbles surrounding the base. “I like to have an oldfashioned style with a modern American twist,” she says. Air-jetted tubs have replaced the once trendy water-jetted tubs, primarily due to their health benefits. Tubs like Jason Hydrotherapy’s MicroSilk use microbubbles to help exfoliate skin and release negatively charged ions, believed to increase serotonin levels and neutralize damaging free radicals. Interior designers have discovered a new enthusiasm for porcelain, thanks to innovative manufacturers. “They’re doing an amazing job using digital photography to make porcelain tiles look like real stone and marble. They’re creating combinations of wood

and concrete that are almost like a new species,” Toms says. “And porcelain tile is so durable and environmentally friendly.” Though bathrooms tend to be one of the smaller rooms in a home, they often have a big impact on how your day goes. Fortunately, manufacturers continue to create new ways to keep us warm, cozy and clean.

DIY Fairy Gardening The essential elements of a fairy garden include a container, soil, small plants, figurines, and other small-scale gardening accessories. While it may be easiest to purchase a fairy gardening kit to get your first indoor garden started, it’s also possible to extend your imagination and source supplies needed from what you may already have within your home. Continue to monitor plants that thrive, and choose either the same or similar varieties to replace the ones you may have lost. Consider moving the garden’s location until you have found your home’s sweet spot — the space that allows optimal light and temperature

THE ART OF INSURING There’s more to protecting precious collections than meets the eye

F

or some people,

collecting things they find precious is a fun pastime; for others, it’s a passion leading to obsession, sometimes resulting in collections so valuable they require teams of experts, advisors and curators just to sustain. Most of us are somewhere in the middle, hoping just to enjoy our modest collections in relative safety and obscurity. Or, as 19th-century American writer, publisher, artist and philosopher Elbert Hubbard once said: “Art is not a thing; it is a way.”

In any case, our collections — be they of fine art, jewelry, wine, cars, coins or even stamps — are precious. But they’re at risk, too, from many elements, including damage while on display or in transit, fire, water, theft … the list is endless. So we need to protect them, or at least manage that risk, by making sure they’re insured. ‘An expensive hobby’ There’s no one in the Vail Valley with more passion for collecting than Kent and Vicki Logan, who moved here from San

Francisco in 2000 with just part of their vast and growing collection of contemporary art, ranging from paintings by the likes of Andy Warhol and Enrique Martinez Celaya to sculptures and other works by Oliver Herring, Wang Gongxin and other contemporary artists from around the world. Since then, they’ve donated their entire collection — involving the transfer of several hundreds of artworks — to the Denver Art Museum, the San Francisco Museum of Modern Art and the Phoenix Art Museum.

The Logans still enjoy some of their collection at their Vail home — currently on the market for $13.75 million — which includes a separate, 6,000-square-foot gallery. And they keep some of the collection at other homes in Denver and Scottsdale, Ariz.. If anything, the Logans are serious about protecting their collection, and their homes, with an insurance package worth an estimated $175 million. “There are some paintings individually worth more than this house and the gallery,”

But, as someone once told me, ‘Nobody cares more about your art than you do.’” Not one ‘serious claim’ It’s hard to imagine, then, that after decades of traveling the world to auctions and buying, selling, donating and

transporting many hundreds of artworks — some of them each worth many millions of dollars — the Logans have never filed an insurance claim. “We’ve had some small problems, but in 20 years we’ve never had a serious claim,” he says. “I guess I’ve been a very profitable client for the insurance company.” The most memorable “problem” for the Logans, he says, came at a major New

York exhibition, where their “Robert,” an impressive oil-oncanvas painting by Chuck Close worth an estimated $1 million at the time, was on display. A child running across the gallery tripped and fell into the painting. No significant damage was inflicted, but the Logans did increase insurance coverage on the piece while it was on display. The painting is worth an estimated $5 million today. “Those are the types of screwy things you get into as an art collector,” he says. Robyn Wiley, the Logans’ collection manager, says such incidents are not uncommon, but the fact no claim was filed in this case is more an example of the service and care from those handling the artwork that comes with having proper insurance in the first place. “Kent’s work is so well respected and so well protected. We make sure everyone knows that when they’re handling something from the Logan collection to be uber-careful,” she says, recalling various incidents with other clients, mainly at their homes, over the years — a caterer backing a cart into a painting on the wall, or a

sculpture being knocked over in the backyard. “In any case, it’s absolutely critical things be insured. I always tell my clients to be insured for total loss. It’s unexpected, and you never know when it’s going to come.” ‘Extremely careful’ At the other end of the spectrum of people involved with managing valuable collections are insurance agents, or brokers, typically the first ones to get calls from collectors looking to share their risk, or to file a claim. In the Vail Valley, there’s no agent more familiar with insuring collectables than Noel Harris, founder of Wall Street Insurance, in Edwards. “Logan’s in a better position than most collectors. An art museum does not want to be blacklisted because they lost or damaged a piece, so they’re extremely careful about how things are handled while in their possession. The same is true for the people who pack and ship artworks. They know who they’re dealing with and they want to be extremely careful,” Harris says. “Things are different for a collector who may have just a few pieces of art of reasonable value. … The

most common time for moving their art is when they sell it to a dealer or acquire a piece and have it shipped to them.” As a service to his clients, Harris hosts occasional, private presentations by his colleagues and other experts in the art field. And in his 35 years in the insurance business, he’s seen or heard of some pretty interesting claims, too, including one involving an expensive wine collection its owner dumped in the swimming pool when his home caught fire. “Unfortunately, in the water, all the labels came off the bottles and nobody could tell what wine was what,” Harris says. “The upside was the insurance company paid the claim and told the insured to keep all the wine because they had no use for it.”

People typically don’t go out and buy a home full of contents; they acquire them over a period of time. What they often neglect to do is think about what it would cost to replace all the contents of the home, like an art or wine collection, if there’s a catastrophic loss, such as a fire,” Harris says. “Collections are a separate portion of a home policy. You can start with a blanket amount and add on scheduled items, which have nothing to do with the value of the home.”

‘Value is very personal’ Harris says many collectors, unfortunately, prefer not to insure their collections properly, either for privacy reasons or because they can afford to lose an artwork or have it damaged. “Value is very personal in nature, and some people would rather take the risk rather than buy the insurance,” he says. But just as important as buying a homeowners policy to insure

spirits, coins to rugs, antiques to toys, porcelain to silver, jewelry to watches. Hennig routinely speaks at presentations like those offered locally by Wall Street Insurance. “We’re often tasked with conducting inspections, cataloging and appraising collections when the owners are away, and we are working with other client advisors,” says Hennig. “For many mountain clients, this is their second home, or maybe a third. So they’re not always attentive; they’re not always there. Risk can occur when you’re not at home, too, so it’s important for a collector to have an advisor, or a collections manager, monitoring things on a periodic basis.” With several clients in the Vail Valley, Hennig serves as an expert

and advisor, as well as a liaison among insurance companies, museum curators, handlers and shippers. She typically works for the collectors themselves, though insurance agents like Harris often are the ones to call her in, to protect their own interests. “Oftentimes, collectors don’t have a sense of risk until they’ve had a claim, after the fact, and they want to go back and do everything all over again. It’s like putting your hand on the stove to see if you get burned,” Hennig says. “It’s important to have an action plan and a team in place that ultimately prevents a claim. “Insurance coverage is not just about asset protection,” she adds. “It’s about the service you receive in the event of a claim.”

they’re at home in their living space, many artists find it difficult to truly get into that artist’s working trance if they, too, are attempting it in the wrong space. Rilke understood the necessity of setting aside “space for the spirit to breathe” — an excerpt from a 1922 letter — and High Country artists know the same. That’s why many of them have space for an art workshop or studio reserved in

their blueprints for a new house, or plan to renovate a room into their special creative space. A separate space Silverthorne artist Bonnie Norling Wakeman knows well the struggle of trying to make art without having space for it. In fact, her challenges were compounded by the fact that her husband, Joe Wakeman, is also an artist. When they first moved into their mountain home, they were practically stumbling over their artwork as they moved about their everyday lives, including putting their photography darkroom in their bathroom. Bonnie laughs as she recalls having to move

tubs full of chemicals every time someone wanted to take a shower or bath. “It wasn’t enough room,” she says. It didn’t take long before the Wakemans’ art moved out of the house and into the garage — during the summer months. Eventually, they built an addition to the garage that now serves as their art studio. Bonnie says they ultimately decided to expand their garage/workshop before further expanding the whole house. “Create a large space,” Joe offers as advice to anyone considering building their own workspace. “Create as big a space as you can.”

Though having his art workspace in his home caused difficulties in the beginning, Joe says he’d much rather have a home studio than deal with the hassles of renting a commercial space. Every artist has their own rhythm, whether they’re a morning person or night owl, or prefer controlled electric lights to natural light, and when working from a home studio “you can work according to that rhythm,” he says. Still, that separation between living space and art studio shouldn’t be ignored. “I think separation is key because you need to go home at night and separate yourself, even if it’s only a few feet,” Bonnie says. Essential elements Designing an art studio isn’t as simple as just assigning a room the title. It requires careful planning and preparation in order to optimize the space for the exact manner and medium of its use. While a lot depends on what type of artist will be using the room — painter, weaver, 46

potter, musician, writer, etc. — there are certain elements that are just about universal. Light is one of those. Tim Sabo, project manager at Allen-Guerra Architecture in Breckenridge, has helped design studios for artists in the past. “You need to capture the right angles for their windows, depending on what time of day they like to work,” he says. “But not too harsh of a light, so it’s not casting weird shadows across their work.” Space is another one. Every artist has not only tools of the trade that need a place to live, but various types of materials and, of course, the finished products. “I often dedicate one or more walls to the type of storage the artist needs,” says Tracey Egolf, of Egolf Interiors, Inc. For one of her clients, a painter, Egolf set up a series of cabinets, which were hidden behind doors, to keep the artist from being distracted by potential clutter. Another artist, who worked with polymer clay, utilized floor-to-ceiling shallow adjustable shelves on three of

her four walls for storage of clay, beads and specialty tools. Space in an artist’s studio is measured not only horizontally, but vertically as well. Of the one thing he could amend about his workspace, Joe Wakeman says he’d raise the ceiling several feet. Both Wakemans deal with large projects, including tall canvases, that they have to be sure don’t knock into the ceiling. “Typically we’ll give them a space that’s got a lot of volume and a lot of height,” Sabo says,

“so they can have their lights up high that they’re working under.” Room renovation If you’re not in the position to build a new house, the next option is find a room to renovate, if you can spare one. Some people choose rooms within the house, while others choose an outside element, like a little-used shed or barn, or, like the Wakemans, the garage. Flooring is an important factor to consider, Sabo says, because

But it’s the artist who will be spending their more creative minutes, hours and days in the space. Aside from helping design these spaces, Sabo says he most enjoys watching the final product put to use by the artists. “You see their personalities reflected in the spaces they create,” he says. Egolf has a few parting words of advice for artists. “Be bold, and see where you can carve out space to support the things that feed your soul,” she says. “Sometimes it isn’t as difficult as one might initially think, and the benefit of having a dedicated space where your craft can be left out, instead of always stashing your projects out of the way, can be a huge boost to your creativity.”

While a writer or musician might prefer carpet, a painter might not want to risk getting paint on it, whereas a potter would almost definitely prefer concrete that’s easy to clean. “Unused bedrooms can make great studio spaces, as well as sun/garden rooms, unfinished basements, loft or attic spaces, garages, utility rooms, even outdoor sheds,” Egolf says. “It depends on what is most important to the artist: Natural lighting? Operable windows? Quiet and seclusion? Studio space, depending upon what is needed for the medium, can be carved out of some pretty unusual spaces.” Let creativity flow The thing about artists is that each one is unique, which means each one works differently, which means each one has a specific way of interacting

build on in Beaver Creek is almost impossible — but for recent clients of Kyle Webb, that turned out to be the easy part. Once purchased, the steep lot presented a puzzle. Surrounded by houses on four sides, everybody who might be affected by the home got to weigh in on the design. It took a solid year to get through Beaver Creek’s Design Board, but they were finally able to amend the building envelope

and begin the project in earnest. “It was all about the lot to start with, and figuring out how to have the least impact,” says Webb, owner and principal architect of KH Webb Architects. “It was a very steep lot, and very challenging to build on.” But as can happen, instead of limiting the team, those challenges allowed them to find creative solutions that now seem downright inspired. To minimize the effect of the roofline on a neighbor’s view,

they were able to replace the original design with a sod roof. Likewise, instead of fighting the lot’s steepness, it became part of the home’s identity. There’s 30 feet of drop across the house, which steps down the hillside in three levels. The upper level, or main level, includes the master suite and public areas — dining room, kitchen and living room. “They wanted to be able to live on one level," Webb says. “That whole floor is open and glassy. They can entertain and it’s all wide-open spaces.” The second floor includes a room for each child, a recreation area and a guest room; below that, there are three more guest rooms. When they’re not entertaining large groups, that lowest floor is simply closed off. And when the kids aren’t around, either, the middle floor can be shut, too. “The clients wanted the design to be efficient,” explains Webb. “So, working with the client’s goals, we had a courtyard you drive into rather than a separate driveway. That means the house is retaining the driveway.”

transparent — and yet not put the residents on display. “I love the whole upper level,” says Webb. “It’s an amazing space. Beaver Creek regulations allow you to have high roofs, so there’s tons of volume — really great spaces to work with.” In addition to the light and glass that are major factors upstairs, stone, wood and zinc help create the visual structure of the house. Against this palette of natural elements, designer Jan Chenault layered textiles of brown and gray, with occasional bursts of deep color. Like Webb, Chenault has projects all over the country.

Also like Webb, she works in a variety of styles, based on what her clients want. She’s been known to take her clients to New York City where they can be exposed to all manner of styles, and in turn, hone their own. There’s no getting around that this Holden Road home is designed for entertaining, from the 110-inch-long walnut dining room table to the fleet of guest rooms that ultimately sleep 18. But for Chenault, her favorite part of the house is the master suite. “It’s serene and soft, the way bedrooms should be for busy people,” she says.

The open concept of the kitchen, living room and dining rooms was the biggest impact from the project, says Brownlee, creating a “warm and familiar ski cabin” feeling, and an area that provides shared interaction between family members and friends,

while allowing for interactive private chef demonstrations in the secluded location. “We ended up with a top floor of a traditional ski cabin that flowed seamlessly from kitchen to dining to living space,” he says, “affording the ability to entertain and interact with family and friends in a warm, but refined space.”

Wooden floors replaced the carpeting in the main living space, giving the chalet a timeless quality.

A Passion for Progress A number of projects already underway would make even Charlie Vail proud by KATHY FILGO

T

h e f i r s t h i g h way to

forge into what is now Vail was constructed in the late 1930s and it was a state highway engineer who directed that construction. That engineer’s name was Charlie Vail — and, yes, he is the resort community’s namesake. Once Charlie Vail helped get people to the Vail Valley, and the founding fathers began construction of Vail in 1962, the rest, as they say, is history. That passion for progress and the desire to improve continues to this day — and assuredly into the future — with a number of

VAIL VALLEY HOME | JANUARY 2016

projects already underway. This year will see construction begin on the I-70 Vail Underpass, nicknamed the Simba Run Underpass because of its location near the Simba Run Condominiums. It will provide a convenient, much needed access point for vehicles, transit, pedestrians and bicyclists to cross the expressway and connect West Vail and Vail town center. The project should be complete by December of 2017. Another, very significant project now underway is the expansion and renovation of the Vail Valley Medical Center’s

west wing. The area’s nonprofit community hospital since 1965 is undergoing upgrades that include a new cardiac catheterization and electrophysiology lab; a new and larger emergency department; upgraded patient care and intensive care units; a relocated helipad; and expanded sports medicine research labs and capabilities. Services will not be interrupted during this time — but be careful on Vail’s 5,289 skiable acres, 193 ski trails, superpipe and halfpipe and minimize the need to check out the hospital’s superior services for yourself.

The venerable Gorsuch building on Gore Creek, meanwhile, is being remodeled to accommodate a much-anticipated new restaurant in the former Ore House space. Interior and exterior improvements will be made behind a construction fence with completion expected this spring. All that isn’t effecting Gorsuch’s retail space, one of your favorite retailers, however. Because Vail is such a desirable location, affordable living for employees — those folks who help keep the town operating — continues to be a challenge, so Lion’s Ridge Apartment Homes,

Every rug’s a story

Opie fell in love with Islamic architecture and design in the 1970s. “You couldn’t buy the building, but you could buy the rugs,” he says. After some rugs were stolen, he wrote a letter to an illiterate rug dealer in Shiraz, Iran, explaining the tragedy that had befallen him. Much to Opie’s surprise three months later, he received a letter in Farsi and a bundle of rugs tied together with yellow ropes. “There’s much more trust in that part of the world,” he says, smiling. The letter advised Opie to select the rugs he liked best and sell the others, which he did with placing ads in a newspaper and, ultimately, sending checks back to Iran. Thus began his lifelong journey in the

hand-woven rug trade, conducting business through the American and Iranian postal services. Opie’s current project is in Afghanistan, which he says “may be the last place to get rugs of this quality.” Surprisingly, his work there has been facilitated by the U.S. Department of Defense. In their calculations, one hand-woven rug “touches the economic welfare of 31 people.” As an entrepreneur with a business family, Opie saw an opportunity to support weavers in need of employment. On a larger scale, the project helps maintain a market for the traditional cultural industries of Afghanistan.

In Afghanistan, weaving is rarely a solitary activity.


From sheep to shop

Opie says weavers demonstrate “a resistance to working alone.” Even today, most weaving still happens within the family context. While dealers are adamant about only sourcing through producers who prohibit child labor, young weavers may be employed if they are enrolled in high school and above. Weaving traditionally has been women’s work, but these days they account for only 60 percent of all weavers; Opie says their husbands are eager to learn. Next in line are the producers, who are the middlemen between the weavers and the dealers. While the idea of a middleman may evoke notions of

In Tehran, for example, weavers can often bargain with producers over pay, Opie says. The weavers “choose the one with the most shrill voice” to negotiate for the group. Producers may work with up to 300 families in their region. They must pay them on time and keep them busy with work.

Part of the reason hand-woven rugs support so many people is that they are often handmade from start to finish. Every step in the process determines the quality of the rug, from wool to dye to weave. For starters, someone has to raise the sheep. Different breeds, diets and regions all affect the wool. The fleece shorn from one part of the body may differ from that taken from another. The wool must then be combed and cleaned and spun into thread according to the desired weaving pattern. Someone must harvest certain plants if yarn is to be dyed naturally. “The formulas to make the dye are pretty well-kept secrets. It’s your recipe,” says Larry Stone of The Scarab. “You have to make sure you have a good dye that sets.” To drive home the point, Stone tells the story of friends who had bought a rug in Morocco. Their baby boy crawled across it and the low-quality red dye rubbed onto his white diapers. Stone wrote this off as a rug being sold to tourists; professionals know better. The yarn then gets transported to a small room in a weaver’s home. Finally, it is time to prepare the loom. “A great weaver can look at a picture” in order to set the loom, says Stone. While weavings at this level of industry are done to set designs or patterns, weavers still need to have a strong sense of color. They often have some leeway when working with designs, particularly antique reproductions or tribal rugs. If it is a large pattern and the weavers only have small looms, they weave the parts separately and then piece them together. The process of weaving rugs is a social experience;

What makes someone pay thousands, even millions of dollars for a rug? Stone answers with a question of his own: “What attracts someone to a well-worn rocking chair with patina from years of use?” he asks. “The beauty of a well-worn piece lasts for multiple generations. … Objects like heirloom pieces that you have in your house can transcend some of these contemporary trends and be passed down from generation to generation.” They are functional, durable pieces of art and craft. The monetary value of a rug is determined by the quality, craftsmanship and time that go into its creation. Like the thread count of your favorite sheets, tighter weaves have a higher “knot count.” “Hand-woven” may conjure up images of antique rugs or tribal patterns. However, because of the global nature of the contemporary rug industry, avant-garde designers may commission a weave that bears little aesthetic resemblance to the palace carpets of old. “Handmade isn’t necessarily ‘traditional,’” Stone says. Indeed, even Opie, a traditionalist, acknowledges the occasional value of synthetic dyes in his hand-woven rugs. Certain colors are extremely difficult to produce naturally. “This isn’t a race to find the grayest gray,” he says. Beyond the patterns and colors, both weavers and designers experiment with materials. Wool is still the number-one component in rugs around the world, with cotton and silk trailing behind. New materials like recycled Sari silk and cellulose-based threads are available all the time. Given the option, though, rug experts like Opie and Stone will choose wool time and again — perhaps with a touch of silk.

A rug of one’s own If you purchase a rug from one of our local dealers, you will be in good hands. However, if you are buying a rug on your own, you can tell a handmade rug from a machine-woven piece from the knots, or the scrim, on the back, respectively. Hand-woven rugs often have tiny irregularities in the weave. If it is hand-dyed, you may note small discrepancies in the color.

Some pieces, particularly more rustic Moroccan rugs, may have no dye at all, and the color variations will come from natural wool. Handmade runs the rug gamut. Mandy Benedict of Ruggs Benedict says buying a rug is somewhat like buying clothing. “It’s an individual expression for every customer,” Benedict says. “Rugs help us achieve the experience we want to have in our home or business.” Buyers can choose and program a design, or even order hand-woven, wallto-wall carpeting. Finding the perfect match for your style and the feeling you want from your rug will depend on the shape, designs, color palette and, of course, your budget. Once you have chosen a rug, Benedict suggests having it delivered to your house before committing. “You need to see it down, in both directions,” she says. “You need to see it in the light.” Purchasing a handwoven rug is a big investment and decision. “They’re meant to stand the test of time,” she says. Therefore, make sure you find something you will be happy to see someday in your grandchildren’s home. Or, simply follow the latest trend, woven into functional floor art.

Weathering the Storm Real estate transactions are up but high rents cloud the market.

weather the worst of storms. When the real estate mortgage bubble burst, we were hit like El Nino (which we usually pine for). We saw friends pack up their families and move to where “more” jobs were. The real estate market saw some amazing properties hit with unheard-of pricing for those who weren’t reeling from the loss of a home or job. It’s quite refreshing to look at the market today when you compare it to 2009-2012. From four years of complete uncertainty to now with new construction, prices steadily on the rise, and a healthy demand for resort real estate once again. November 2015 had a rise in Closing Sales for both the Single Family (+4.8 percent) and Townhouse-Condo (+35.6 percent) segments. Median Sales Price continues to rise in both segments and even New Listings have risen. Although these numbers look quite strong, looks can be deceiving. Vail Board of REALTORS® Director Mike Seguin observes, “I do not believe the average sales price variations for the month of November are indicative of the overall market. When reviewing the Median Sales Price YTD, we see a steady increase in price across the board with variations by location. Additionally, the increase in townhouse-condo inventory may be explained in part by the approaching ski season when many resort owners list their properties for a winter sale.” Out of Whack While the market appears strong, it has challenges. In particular, supply and demand. This simple law of economics

can be a blessing for some while caustic to others. During our annual influx of winter employment needs, about four to five months a year, lowerpaying jobs abound and people who WANT them flock here only to be faced with the reality of unaffordable rent. We have talked about the problem, tried to address it with insufficient results, and now we face crisis once again. Rent is TOO high here and across the United States. In fact, according to a fairly recent article in The Atlantic,

as of June 2015, 25 percent of Americans are spending more than half of their income on rent. Reviewing our local numbers for the month of November gives us some idea of what the Vail Valley real estate climate is like, but talking to those working the field gives us much better insight. Vail MultiList Service Director, Kent Petersmeyer has a somewhat unique perspective on the market challenges. He is currently focused on “putting a dent in the overall affordable housing

problem here in the valley and throughout Eagle County.” He certainly has his work cut out for him. To illustrate the big picture, Petersmeyer pointed out, “Although the volume of active listings (824) looks good in aggregate (good selection for new buyers), townhouse and duplex availability is thin in relation to historical demand and sales/ closings; in the case of townhouse residences which account for 14 percent of all sales, current availability represents a 4.3 month supply. This is pretty tight.”

Compare this number to the annual sales/absorption of about 540 properties, that’s a mere 2.85 month supply of inventory.” Seguin agrees, “The local market in November tends to be fairly quiet as families settle in for winter. This and the robust sales activity over this last year led to the declining inventory represented today. We are seeing rent pricing increase to the highest it’s been in some time,

Despite the affordable housing issues we face, the Vail Valley is still desirable. We have year-round, outdoor recreation surrounding us, and a strong sense of community that binds us together. We help our neighbors and give back whenever possible, in kind or monetarily. Case in point, the Vail Daily reported the 2015 Colorado Gives Day was the strongest on record, garnering $778,000 for local nonprofits. Obviously, we care and we must put some thought into getting the market back into sync. We owe it to those who keep this community going: our teachers, child-care and health-care workers, artists, musicians, craftbeer brewers and everyone else
