elcome to the Best Coastal Community in Southern California, Manhattan Beach! Whether you live in, work in, or are visiting Manhattan Beach, you have found a beautiful place where our pristine public beach welcomes guests year-round. Residents take pride in their property and the beaches. Local Businesses range from charming independently owned and operated boutiques to world-class restaurants and shopping, to the salty old dive bars and pancake houses that greet sandy feet every day. The water quality is amazing and creates the crystal blue sparkle residents and visitors enjoy all year. The sea life loves it too. It’s not unusual to catch a daily glimpse of dolphins, or an occasional sea lion, surfing the waves.
The sunsets in Manhattan Beach are stunning, particularly in the fall and winter months. Equally impressive is the serenity of the early mornings. The mist on the ocean, the way the rising sun illuminates the beach and ocean or a serene early morning walk, ride, or jog along the Strand. It’s the perfect way to start the day. If you are a runner, you might enjoy the woodchip path on the greenbelt that stretches from the very Northern end of the City to the Southern tip, where it merges into Hermosa Beach. If a park is more your speed, there are plenty to choose from; Sand Dune Park, Bruce’s Beach, Polliwog Park, Live Oak, and Manhattan Heights… they each offer different amenities, views, and experiences. REINVENTING RESTAURANT DINING POST COVID WITH 3 OF THE MOST SUCCESSFUL RESTAURATEURS IN SOUTHERN CA DAVID SLAY, MIKE ZISLIS AND MIKE SIMMS
To say, “Covid killed the restaurant business…” is no surprise to anyone. Yet walk though Manhattan Beach Blvd after dark on a Friday or Saturday night and the question is clear, “Where did everyone go?”
- by Laurie McDermott
Once a bustling active thriving city well past 11pm, Manhattan Beach is now eerily quiet. The downtown area, the heartbeat of the city, any city, every city, is its bars and restaurants. Destroy or remove the moving, active, inviting eateries central to a downtown area, and the city will die.
After the Covid shutdown, the city of Manhattan Beach extended a helping hand to allow restaurants to use existing parking spaces as an extension of their restaurants. It was this idea to build and open outdoor dining areas in front of their own restaurants, that caused hope to become real. Covid fearful patrons could now feel safe and secure to enjoy a meal outside in the ocean breeze, finally free from their Covid-prison home.
The outside dining areas also brought an unexpected bonus of “influence.”
Happiness is contagious, and on any given day, many people doing daily activities, walking to an eye doctor appointment or to other shops would notice table after table filled with happy guests enjoying food and drink in the sun. Bringing out feelings of missing out and people felt inspired to do turn around after their errands, call a friend
During the Covid closing of restaurants, an unlikely friendship grew between some owners.
and head back to these dining places to enjoy the moment themselves.
Outdoor dining also opened an “early dining” trend, bringing diners to the city to see the sunset early, because eating outside by the ocean, you can actually “see” the
sun set. It is a unique amazing experience, enhanced with the ocean and sand.
During the Covid closing of restaurants, an unlikely friendship grew between some owners, who put their heads together to navigate the endless web of changing health reports, ordinances, bans, customer fears, and Covid-19 PPE paperwork. Experiencing the endless ups and downs since March 2020 was like riding a rollercoaster, unbuckled, in the dark, with no handrail and no “push here” escape button. But there was help…friends… that bound together as “three amigos” (David Slay, Mike Simms and Mike Zislis) resilient to a tornado as they worked toward sane and hopeful and normalcy to the restaurant world.
What is normal, a new normal? Outdoor dining saved the Manhattan Beach restaurant business. Temporarily. Today, now that they had a “taste” of what it was like with the outside seating livening up the downtown, as temporary outdoor dining went away, down went the rollercoaster as restaurant owners huddled together again to figure out their next move. And for the three amigos who shared their thoughts with me for this article, the oddly curious and mostly positive part of Covid was that the three competing restaurateurs became close friends.

David Slay (Slay Steak + Fish House, Slay Italian Kitchen, and Fete Bistro by Slay as well as the new Slay Hermosa in Hermosa Beach) vividly remembers the repeated business that would flow in after attending Disney’s Concert Hall or the Los Angeles Philharmonic for a closing bite to eat at 11pm. “Those days are gone. People now hit one thing or another, they don’t do two events anymore. They will just go to eat or go to the theater and do just one thing and then, they go home.”
Mike Zislis (The Strand House, BrewCo and Rock n Fish) and Mike Simms (owner of Simmzy’s, Fishing with Dynamite, MB Post, Arthur J’s, Tin Roof Bistro, and The Kettle) agreed that Covid caused people to change their lifestyle, saying, “Walk down Manhattan Beach Blvd on a Thursday night at 8:30pm, and it’s a ghost town down here.” And “People are eating earlier more than later and by 9 or 10pm, they just want to be at home.”
“People now hit one thing or another, they don’t do two events anymore.”
- David Slay
Since Covid forced people to work in their homes instead of working in the office, lunch is slow. People working from home, work alone, so there’s no need to go out for lunch as often when you’d be going alone anyway and leftovers from last night’s dinner are a 40 second microwave zap away.
Of all the challenges facing restaurants today, managing Labor is at the top. So much so that Mike Zislis has brought in two employees solely dedicated for interviewing, hiring and on-boarding new employees. Because as all will attest, turnover today in the restaurant biz is on the rise.
It wasn’t always. The three amigos shared that Pre-Covid employees would actually fight for hours at work. And the employee call-off rate? Almost zero. Simply because when an employee calls off, they’d risk losing their job. Plus, the attitude that met this call-off was fierce, “If you miss work,
you don’t get paid. In fact, you may even lose your job.”
That was then. Today, post Covid, it’s a new world to work in the restaurant hospitality industry as owners face more daily call offs than ever before. The three men shared a few of the excuses they have heard with imitation voices:
“I really want to go to a concert…sorry….”
“Surfs up…I’ll be in tomorrow!”
“Um…I’m just not feeling like work today…”
While we laughed at the oddity, the point is very serious. Workers today just do not care about their work than before. Especially since the majority of staff are brand new. What happened to the old staff? Many employees never retuned
“Drinking during meals has been decreasing and slowing down over the years.”
- David Slay
back after Covid…as the need to create income for family forced these workers to seek employment in the construction world or other areas of restaurant supply business where the workday is 8 to 5 and comes with healthcare and a 401k.
Today’s young new employees are also extremely aware of their “feelings” and are selfish of their time. Interviews with young workers have produced comments and feelings about how short life is, that things can be taken away in a heartbeat, or that everything is temporary and there is no
reason to be loyal to anything or anyone.
“The number of employees that just don’t even show up to work is mind boggling,” said Mike Simms. The three amigos talked about the loss of “work ethic” and how it has all but disappeared with this new generation of post Covid employees. Because when an employee calls out or doesn’t show, employers must deal with the fall out of that missing/absent employee…which means added costs of sick pay, Covid pay, as well as the cost it takes to find another person to cover the now vacant station. The whole process, of securing employees, keeping them happy, as well as getting them to just come to work, stay at work, be engaged at work and then replacing them when they fail to show up for work is expensive and stressful.
When David mentioned that “Drinking during meals has been decreasing and slowing down over the years,” Mike S and Mike Z agreed as they all have seen a new trend of young adults in their mid to late twenties not drinking as much as the older crowds.
“It is as if they just haven’t found having a glass of wine or a cocktail during dinner to be something they enjoy.” Many young people would rather have a very long brunch during the day, every day, rather than an entire evening dining out. In the May 24th, 2023, issue of the Wall Street Journal agrees as well. In the article titled, “Brunch is Now an Event 7 Days a Week,” contributor Mike Jordan writes that young adults today would rather eat at 11am with a bloody Mary rather than 8am breakfast.
Mike Z shared a prediction that the future of dining will be moving to fine dining and fast casual. And that the family restaurants, the middle of the road places will be less and less.
Just then, one of the three amigos mentioned, “Did you know there are 9 restaurants for sale right now in neighboring Hermosa Beach?”
There was an awkward pause as the three of them looked down for a moment as if remembering a friend who had died. It was a tender, somber moment that spoke to the state of the world, a reality review of the past three years that clearly gave note that owning a restaurant, in today’s world, is not what it used to be.
When one of them said, “The positive margins we once had are just gone, as it is

harder and harder to make money owning a restaurant.”
I looked up at the three of them and asked the one question you may be asking right now as you read this, “Then why do
it…? If this is so hard, and the money is not there and other restaurants are closing, why continue? Why not quit and pack it in?”
An odd silence once again crept across the table and then, like a kettle of water ready to hiss at boiling, all 3 men spoke at once. Their passionate, love filled emotion had hit a massive crescendo! And overflowed loudly with the words:
“It’s hospitality!”
“I was born to serve!”
“We love what we do!”
“We love serving!”
“We love serving people!”
Yes! It’s clear why these three amigos are the top producing restauranteurs in the Los Angeles South Bay. And even facing these tough past few years, these men were far from giving up any time soon!
Mike Z practically jumped out of our booth speaking for all, “I have to do this! I love serving people. I could be at a party and when I see dishes or papers around, I will literally start bussing and cleaning up. It’s just what I have to do!”
David added, “I’m 3rd generation and just opened a 4th location in Hermosa. Every time things begin to get good again, something hits us. Like this past January through March were the worst wet months we’ve ever seen in Southern California! Plus, why is it only raining on Fridays and Saturdays! We need sunny weekend to draw a crowd to dine here at the beach! April was our first good month. So right now, we are using this time to just improve our product and our service.”
David Slay said, “When outdoor dining ended, and Covid grew to be a distant memory, many of our staff forgot how to work inside.” David remembers his entire staff searching for the salt & pepper shakers. Since they couldn’t be on the tables during Covid, someone had tucked them away so well, that staff couldn’t remember where they put them!
Mike Zislis remembers telling his staff that he wanted to bring back 6-line items from the old menu. That was all fine and good with his team, the only problem…? Many of his chef’s didn’t remember how to prepare them.
One of the three also shared that their General Manager, hired during Covid, had never run a restaurant “inside” at all, and wasn’t sure how to make the transition.
Ordering bulk supplies like wine glasses or steak knives is still a challenge if not next to impossible. As the labor, needed to make the wine glasses or fulfill the orders has not yet been fully reinstated.
And that annoying, laminated square QR “menu” code that lay in the center of tables or floated around for guests to have to scan on their phone and see dining options? Apparently, guests hated the new, weird
Thankfully, everyone is glad to see handheld menus back to their position as a wonderful piece of their dining experience.
tedious work required to choose their meal as much as the staff, who needed to call for “close” help for others to show them how to operate their own phone. Especially when guests were over 80 and didn’t even own a cell phone.
Thankfully, everyone is glad to see handheld menus back to their position too as a wonderful piece of their dining experience.
When I brought up; “How do we feel about dogs inside restaurants?” The three spoke in unison, “We love dogs.” “We support the canine moment!” Dogs are people’s children, and while some dogs are large enough to be confused with a cow, others, in baby strollers and bags still get carried into restaurants like children looking for a meal of their own. And they do order meals of their own. A human mom or dad does, but today, when people are lonelier than ever and the suicide rate is still climbing, bringing your “furry family” to dine with you is a massive source of safety and comfort. Just like food.
All three men insisted that I relay to our readers that at all of their 13 restaurants in Manhattan Beach welcome dogs stating: “We love dogs. We love kids.”
As the three men sharing these different stories, I’m wondered if you had told them back in 2017 that this would have been their life over the next 5 years, no one would have ever believed it.
Yet, today, they are ready and prepared to take on any challenge.

Yet the positives of Covid remain clear: Life is all about connections and enjoying our time here on this beautiful planet.
David Slay was the one to bring up a strange and beautiful positive result that many of us in town may not know, “While rising labor and costs have caused our own prices to rise, we are so so grateful that our regular customers still support us and never even complain. If we were anywhere else in the USA, that may not happen, but here, in Manhattan Beach, we have the greatest customers and are so blessed.”
All three men shared stories that during the Covid shut down, there were many small miracles. Customers would literally stop by with money, checks, or just a hug in offer to help. One person dropped off a $10,000 check! “People were not looking for anything, not even a meal, or notoriety, they were just looking to help us because we were forced to close, and no one knew how we would ever open again.”
Mike Simms said, “We have the most loyal customers in our town. Smart, educated and just so so grateful.”
Even the employees were taken care of, like the first day back after Covid shutdown, a waitresses received a $1,000 tip. This waitress, beyond thrilled to be back at work to make a living for her family, was so overjoyed with this unbelievable act of kindness, she burst into tears.
During our meeting, we spoke about the future of what will last in dining. And it seems all three men agree that Fine Dining, fast casual and take out is here to stay. The future casualty will be the family dining experience that has been so popular for years.
The three also shared stories of watching long term employees grow up. These employees started working with them as kids and now have their own kids. “These kids of our employees went to college and now have their own careers. It’s a massive success story when you can be in this business for so long to see the generational impact.”
As we sat together for this interview at an ocean view circle booth at Mike Z’s Strand House, you could see several people walk by with mouths open, citing, “The Table of Royalty.” Another passerby gasped and commented, “Look at the A-table!”
Yes. It was odd to see these three amigos, also direct competitors, all seated together at one table. Yet the positives of Covid remain clear: Life is all about connections and enjoying our time here on this beautiful planet. And if we are so lucky to get to experience our life here at the beautiful location called Manhattan Beach, let’s do it together so we can all succeed.
As the planning company that was once hired to review Manhattan Beach to create a better layout for the city discovered: 77% of all business that happens downtown Manhattan Beach is from visitors. Kill the visitors, you kill your downtown. And the three amigos working as a team are not about to let that happen. In fact, quite the opposite, because they believe when you put your heads together and work for your customers to give them what they want, success will come.

“How do people here stay looking so young?” said a woman speaking so loudly that I, sitting next door at Starbucks, could hear her.
I looked up from my phone to see this woman standing in line at Simmzy’s. She was facing toward Manhattan Beach Blvd looking at all the people walking by. I looked too… and saw nothing but average normal residents walking by.
Years ago (1900’s), Manhattan Beach was developed to be a resort town, attracting visiting tourists from all over the USA looking to enjoy sun, fun and beach.
It was then her friend, standing beside her, chimed in and said, “Let’s move here!” Adding, “There is a fountain of youth here somewhere!” Hmmm…. Did people living here in Manhattan Beach look younger just by living here at the beach? Was there some type of magic happening in the sun, sand and ocean air that stopped the aging process?
Years ago (1900’s), Manhattan Beach was developed to be a resort town, attracting visiting tourists from all over the USA looking to enjoy sun, fun and beach. Back then, it was an easy quiet “inexpensive” time to live, compared with today, where the pressure of actually “trying” to stay young, fit and active is a daily struggle for most. Keeping that youthful appearance may be why many residents dress for the whole day in their “work out” clothes. Sally, who works out at The Studio (MDR) says, “I spend more money on my work out clothes than anything else, because I wear them all day! I wake up and put on some cute work-out concoction that I can exercise in and that’s my outfit for the day. I can go have lunch in my outfit and if I have a zoom meeting, I just throw on a dressy jacket and I’m good!”
Maybe daily workouts and having an attitude of being ready to shift from work to play are the needed seeds that bring eternal youth at the beach? Day trader, Jeff, living three houses from the Pacific Ocean, has his opinion on aging here vs back east and said, “Come on! You can’t even compare an average 60-year-old in Wisconsin to an average 70-year-old living
here in Manhattan Beach.” Pausing for a moment, he then said, “It’s like this…6 years ago, my brother and I both had knee surgery around the same time. But I live here, and he lives in New York City. Who do you think was up and out faster? ME! And I’m 3 years older than him! And I had the surgery a week after him! Beach life keeps you young!”
But why? How does living in a busy, sunny place create younger people or is it just built in?
Carey, a stay-at-home mom in Redondo Beach, says “My mom and her sister are less than a year apart in age. My mom lives in Manhattan Beach and my aunt lives in Ohio. When you see them together, it’s weird. They look like they are 10 years apart. I keep telling my mom to make herself look old when her sister comes to
town, but she’s too proud. She’s thinking about doing Botox now, which will only separate their differences more.” Carey laughed, “If she does, she’ll probably look like my sister! Oh, that could be bad for me! Either way, I’m never leaving Manhattan Beach. It’s like the fountain of youth here.”
Last Saturday, I decided to spend an hour people watching through the window at Skechers in Downtown Manhattan Beach. It was a nonstop constant flow of people walking up and down and all around the corner. Toward the beach and away from the beach. Looking closely, I noticed that all of the people walking by were either smiling and/or laughing. I looked for unhappy, angry people. There weren’t any. Not one frown. Not one grimace. Person after person, smile after smile. Except for the baby and two-year-old trapped who

wanted out of his stroller, no one was angry, no one was sad.
Maybe it is smiling that makes us appear younger? Apparently, there have been studies on this very subject: “Do people look younger when they smile?”
German researchers at Max Planck Institute in Berlin studied the accuracy of guessing others’ ages. Looking at multiple photos of 171 young, middle-aged, and older people, the guess of age was younger on photos where the subject was smiling. Why? A) it can be hard to see wrinkles when a smile hides them, B) smiling makes people look attractive - and creates positive feelings that cite one to judge them as younger than they are.
Looking at Manhattan Beach, we can look at an average January, where the sun shines and the snow doesn’t fall (well, it did this year, 2023 - but that’s another story!) With the sun shining above, freedom at your feet, miles of beaches and places to stretch, walk or run, Manhattan Beach has all of the benefits of keeping a smile on the face of residents and visitors.
Back east…it is a struggle to get motivated to do much of anything when it’s 10
degrees outside and your car needs to be scrapped of snow and heated before you can even think about going out to drive. Unlike the bear that hibernates all winter, people living in colder climates must work incredible hard just to see friends, do tasks, and get a workout in, when the couch looks so warm and cozy.
On the day I stared at strangers from Skechers, I spent the rest of the afternoon driving around the small 3.9 square miles of Manhattan Beach city looking for signs of “age.” I did find it. They were all smiling too. Except for this older couple, walking hand in hand down Artesia Blvd toward the beach. As I slowed down to get a closer view of them and what looked to be frowns, they saw me looking at them and both immediately turned toward my car and smiled and waved. I was so shocked that I was caught staring, but I immediately
Manhattan Beach is not a place to come to and grow old. That’s almost impossible. There is just too much to do. And plenty of people with whom to share your time.
smiled back, because it’s true, smiles are contagious.
And with 2.1 miles of Manhattan Beach city sitting on the Pacific Ocean beach front, it made sense why people constantly smile here. Just looking at the ocean forces many to just smile.
An older woman with a southern accent shared with me after Sunday’s 5pm mass at American Martyrs Church. “The old locals here, we take our big, beautiful ocean for granted because we see it every single day. It’s a part of us. People only smile here because we don’t have the stress like they do back east. We are chill!” Several older men sitting with her nodded in agreement.
Then another woman in their group who looked to be about 60 years old said, “I’ll tell you why my secret is to looking younger!”
Before I could speak, the man next to her pipped in and said, “Me!!”
She laughed, hit him on the head and said, “No! It’s sunscreen! I’ve worn sunscreen every day for my entire life.”
The man said, “Oh, yeah, sunscreen! And she walks everywhere. I have a skinny wife who saves us a ton of gas.”
I left this group thinking to myself, “Maybe the secret to staying young is having relationships that make you laugh and create community?”
All I know is that everywhere you look in Manhattan Beach people are walking, biking, and running. Just moving. Even if you hate exercise, just gathering with friends at random locations is something that residents do every single day and love it! Manhattan Beach is not a place to come to and grow old. That’s almost impossible. There is just too much to do. And plenty of people with whom to share your time.
It is not stagnant here at the beach. There is movement everywhere. Residents in Manhattan Beach know they can walk out of their home, walk to the beach, complete their “walking steps” and know they are guaranteed to see someone that will smile
at them and make them feel welcomed and seen!
If you are ever feeling sad, upset or down that life has just thrown something horrific at you, (because it will, cause that’s what life does…. life likes to throw a grenade the moment you don’t expect it), head to the ocean and walk to the beach…walk on the strand! Let the smell of the living ocean, the warm white sand, the beautiful homes lined up one after the other help you realize how lucky you are that you get to live in such an amazing location.
Sarah Stevenson from Penn State University Smile Study concluded, “When a person is smiling, they are viewed as “attractive, reliable, relaxed and sincere” When a person sees another person smiling, his or her orbitofrontal cortex is activating, which processes sensory rewards. So, when a person catches another person smiling, he or she feels rewarded, which is a good feeling.” Good feelings create happy people
Good feelings create happy people who smile, and since smiles are contagious, people will feel happier.
who smile, and since smiles are contagious, people will feel happier. And when people feel happier, they behave in a youthful, free open manner.
Turns out there may be other reasons to pay attention to these youthful attributes in Manhattan Beach, CA.
For starters, while the ocean breeze and salt is not good for houses (forget the damage termites do to destroy wood), salt is conducive to corrosion because it’s hygroscopic and attracts water. By salt attracting moisture, it speeds up oxidation and rust forms quickly.
Does salt hurt people? According to the Lung Institute, salty ocean air improves lung function, thins mucus and reduces coughing in individuals with lung disease and/or breathing issues. In this study, to

Isn’t salt good for the skin? Turns out Salt water is generally considered a beauty aid as it contains magnesium, which plumps and hydrates skin. Salt reduces swelling and is good for treating wounds, plus because it cleanses the skin and balances its pH it can aid with eczema and acne.
The ocean in general is good for the soul because it improves one’s mood and calms mental stress. Which may be why most people head to the beach on vacations so that the sounds and sight of the ocean waves puts the mind in a meditative relaxed state. Plus, it’s a heck of a lot of fun to play in the open space of sand & sea, even if you just like to sit and read.
So yes, maybe it is some type of happy, youthful “disease” that has crept across Manhattan Beach California, but at the end of the day, when you live and breathe all that is good in such a small little amazing, wonderful city, you don’t want anyone else to know. Do you?
Within the four-square miles that comprise the community of Manhattan Beach, there are four distinctly different and uniquely defined neighborhoods.
The Tree Section features majestic rows of shady oaks that inspire a slower, more suburban pace. East Manhattan Beach is made up of larger lots and bigger homes with extensive city views. The Hill Section is renowned for spectacular architecture, lush, sustainable landscaping and panoramic ocean views. The Sand Section, with its classic California beachfront lifestyle, ever-inviting walkability and landmark oceanfront homes make it one of the most coveted neighborhoods to live in in the entire South Bay.
Each of the four neighborhoods features its’ own life-style, speeds, scenic views, lot sizes, house deigns, street characteristics, and school districts. Few cities of its size (only 36,000 residents) possess such clearly defined neighborhoods, plus an iconic pier, white sand beaches, and a bustling culturally diverse, food-and-drink friendly downtown - the four neighborhoods are a significant part of what makes Manhattan Beach unique.
Because East Manhattan encompasses the most considerable amount of land, there’s room for mega-lot homes and spacious floor plans. Within the East Manhattan limits, distinct sub-neighborhoods developed over the years. Residents covet the Mira Costa neighborhood for its cityscapes and walkability to the high school. Many families relocate before or during their children’s
high school years for convenience and community connection.
East Manhattan includes the Poets Section - a series of streets named for greats like Longfellow, Keats, and Tennyson. It’s the little-known “Bel Air of Manhattan Beach.” Tucked at the bottom of the Longfellow hill, massive lots and hideaway homes nestle under leafy canopies. It feels quite separate
> IT’S ALL ABOUT LOCATION
from the rest of the city. Just a few miles away, the gated Manhattan Village offers extra privacy. Nearby, two other post-war tract housing developments - Liberty Village and Manhattan Heights - round out the various residential communities of East Manhattan.
With ample space and accessibility, East Manhattan boasts most of MB’s business. PCH/Sepulveda - our longest thoroughfare - with its proximity to the freeways and accessibility to locals makes East Manhattan the likely hub of commerce. The Sepulveda Corridor, as it’s known, has experienced upgrades and redevelopment over the last five years. Two Guns Espresso upped the ante on Goat Hill, Target and Toyota are corporate staples and the state-of-the-art Manhattan Medical Center features a widerange of essential services, while GROW offers a bounty of healthful grocery options to health-conscious Manhattanites.
The Manhattan Village has become region’s premier shopping center, home to top retailers such as Apple, Macy’s, Sephora, and Anthropologie. The parking garage features an ample number of EV charging stations, and the number of stores provide plenty of opportunities to indulge every taste and need. The tasting menu includes beloveds like Sweetgreen, Handel’s Homemade Ice Cream, and Sidecar Doughnuts & Coffee. Check out the Dining Section for even more. The mall is luxurious and chic but, at the same time, laid back and homey - a perfect, Manhattan Beach-style marriage.
The assortment of companies, both local and global, add to the patchwork of our city’s character, each contributing something unique and important to the commercial landscape of Manhattan Beach. The compilation of old and new businesses in East Manhattan, from mom-and-pop shops to international enterprises, elevates Manhattan Beach from a simple beach city to a thriving economic ecosystem.
The Tree Section was so named for its streets - Pine, Elm, Oak, and Palm, to name a few - but the name also has historical roots. Rosecrans Avenue, which runs along the northern border of the city and most of the Tree Section, was once lined on either side by stately rows of Eucalyptus trees. Before significant development, trees outnumbered homes in the Tree Section.
The Tree Section includes several sub-neighborhoods, mainly centered around the schools. The areas surrounding Pacific, American Martyrs, and Grand View all have distinct vibes. Because of this, the Tree Section is home to many young families. Families with elementary-aged children often choose homes based on which school their children attend. Walkability, nearby friends, and the suburban, beachy feel make for an idyllic childhood setting.
Because the Tree Section is largely residential property, few businesses are established within its core. But Sepulveda runs along the Eastern border while the Southern side is Manhattan Beach Blvd. On SepulvedaUCLA Medical Center, Exer Urgent Care, and Torrance Memorial Urgent Care bring exceptional health care without the hassle of a drive into LA proper. Law firms, banks, a vet, hotels, and Enterprise satisfy necessities.
The Manhattan Beach Tree section was not named because of the large amount of trees in the area, but rather because of the street names—Laurel, Pine, Palm, Elm, Oak, etc.— although there is a strict tree preservation ordinance with penalties for cutting down a front or side yard tree.

Grunions, the legendary sports bar and grill, and Manhattan House, famous for its multi-surface mural, offers homey pub-like environments for locals who don’t need a view. Plus, Two Guns Espresso has added a small shop on Manhattan Beach Blvd between Poinsettia and John. Some of the grandest homes and most radiant yards of the city belong to the Hill Section. Sepulveda borders the neighborhood to the East, Ardmore to the West, Manhattan Beach Blvd to the North, and the city of Hermosa Beach lines the South. The Hill Section sports a vast array
of architecture from spare Mid-Century Modern holdovers to sprawling Spanish Colonial.
The Hill Section’s yards burst with color from indigenous flowers and native plants, many of which are planted by California Naturalist Mike Garcia (read more on Page 30). He prioritizes earth-friendly gardening in his landscape designs to conserve water and promote environmental harmony. “The greatest environmental challenge that Southern California faces is our lack of water,” Garcia says. “Native plants are perfectly suited for our dry climate - they require very little water, and they support local pollinators.”
Flowers like the California Poppy and the official flower of Manhattan Beach - a gorgeous golden Beach Primrose - combine captivating colors and attract local bees, butterflies, and birds. Native grasses, succulents, and shrubs add lush greenery without the need for irrigation. The
The Hill Section obtained its name from the simple fact that it is on a hill. When you are situated on the West side of the hill, you will enjoy sweeping views of the ocean from Palos Verdes to Malibu and beyond. If you find yourself on the North or East side, you can often have incredible views of the glimmering lights of Downtown Los Angeles and even the Hollywood sign.
Hill Section yards blossom with unique, environmentally appropriate flora that highlights the expansive, impressive lots and respects our dry climate.
Hill Section views are widely considered the best in the city. The varied and high terrain allows 360-degree vistas of mountains, city, and sea. Homes in the Hill Section rest on wide lawns overlooking Palos Verdes to the purple mountains of Malibu. Home remodels and development steadily occurred throughout the years,
Kirk Cole is the Founder of Simple Accounting Solutions, an accounting services firm based in Manhattan Beach that is tailored to serve entrepreneurs and their companies. While working in Public Accounting, Kirk saw a disconnected reality between entrepreneurs and their accounting firms. He felt that firms were more preoccupied with their own internal needs, which placed client needs second to their own. Firms would often ignore the cost-benefit analysis of providing various services for clients and undervalue the timely communication that entrepreneurs needed in order to make optimal decisions.
Determined to strengthen the connection and transparency between entrepreneurs and their accounting firms, Kirk and his team focus on deeply understanding each client’s needs while providing best in class service. They take time to understand the holistic needs of the client and work to meet those needs in every possible way, such as by leveraging best in class software. The firm not only offers Accounting, Tax, and Assurance services but also personalized CFO services. They have a thriving team of professionals based in Southern California who provide timely and effective solutions for their clients and are led by a senior leadership group that has worked together for over a decade.

with stunning new builds replacing many older, smaller homes. The Hill Section is also coveted for its wide streets and ample parking - something the Sand Section could use more of.
This neighborhood, like the Tree Section, is mostly residential once you breach the borders of Manhattan Beach Blvd and Sepulveda. But Gelson’s revolutionized the Hill Section, bringing high-end grocery
shopping within walking distance (incredibly valuable during the pandemic). Deep Roots Garden, acupuncturists, masseurs, and small, private gyms provide us with places to get into nature and ourselves, returning to the earth and recentering our bodies. Barsha ups the bougieness of our sleepy beach town, with elegant wine tastings, exotic charcuterie boards, and a cozy hipster vibe.
While each neighborhood has something of value, The Sand Section is the marquee feature of Manhattan Beach. It’s home to the downtown district filled with chic boutiques and local restaurants, such as MB staples like the Manhattan Beach Creamery and The Strand House. It includes the Pier ending in the iconic Roundhouse Aquarium. With its unrivaled ocean views,
Whether planning the most important day of your life, escaping for the weekend or playing a quick nine, we have the backyard of your dreams
beachfront properties, and proximity to local boutiques and restaurants, the Sand Section stands alone in its access.
It’s also the oldest part of town, home to the original late 1800s settlement when the unincorporated village was known as Potencia - Spanish for “power.” Residential neighborhoods quickly filled the sandy slope approaching the ocean along the 2.1-mile oceanfront. Those homes are now arguably the most sought-after places to live in all 88 cities of LA County.
Even within the small framework of the Sand Section, there are also subsections with their own spirit. West of Highland vs. East of it. Walk streets. The Strand. North Manhattan, or as locals call it - El Porto. The debate is so strong on that, and opinions abound. El Porto is what long term residents know as a surfer’s paradise. The parameters are anything North of Rosecrans along Highland running down to the water. Realtors and business owners in the area have attempted a rebranding to North Manhattan, primarily to avoid mistaking Manhattan city limits for a separate municipality. But a lot of people call anything North of Bruce’s Beach North Manhattan (myself included). It remains confusing.
The Sand Section is peppered with both dining and retail businesses. Residents and tourists alike enjoy boutiques like Marine Layer, Gum Tree, and Founded 1912 - a cute place named for the year Manhattan Beach was founded. Metlox Plaza hosts high-end businesses like Kasai Hair, Waterleaf, and great restaurants. The Manhattan Beach Library, an ultra-modern glass box full of my favorite things, boasts panoramic ocean views and the cheapest bookstore in the city. Adjacent sits the Light Gate, one of Manhattan’s Gems. Women-owned Waste Less Shop and Sand Spa both call (my version of) North Manhattan home, along with culinary staples like Pancho’s and North End Caffe. Check out our Dining Guide on Page 66 for more on restaurants.
The Sand Section’s nearness to alluring downtown and unrivaled views of our iconic Pier make it the special community it is. There’s nothing better than having the Roundhouse in your sights, which
is why the Sand Section is so exclusive and inviting.
But what about Manhattan isn’t inviting? Whether you’re enjoying the space and peace in East Manhattan, the slowness and homey feel of the Tree Section, the grandeur and beauty of the Hill Section, or the quintessential Manhattan-ness of the Sand Section - Manhattan Beach is a trove of gifts for all.
Manhattan Beach has an insane amount of delicious restaurants owned and operated by the best in their field. Manhattan Beach is divided into “dining” areas: Downtown & Metlox, The Village, and famous North Manhattan Beach area (a sliver of home and eateries, closest to LAX, sure to impress your eyes and taste buds).
While the streets of Downtown Manhattan Beach have been cleared of the outdoor decks, the food has only gotten better! The ocean views from the floor to ceiling windows at The Strand House never cease to amaze, while across the street Rock’N Fish the ‘open air’ building with ocean peek
view is still worthy of your time. Newest restaurants, Nando, Slay’s Steak & Fish and Dash & Dashi are side by side and the owner attentiveness to details will impress any Michelin worthy critic. Across the street from this trio is the amazing, small, always full, Fishing with Dynamite and MB Post, and yes it was the original location of the old post office.
On the South side of Manhattan Beach Blvd sits Ercoles and Shellback Tavern, two of the oldest bars in town. Both are infectiously happy places where locals rush regularly, all times of the day, to meet and connect with new and old friends.
Looking for a deeper connection over a meal, Arthur J Steakhouse and Slay’s Italian Kitchen are phenomenal choices to excite a hungry palate and soul. The downtown
European style town square area called, “Metlox” is home to The Shade Hotel with happy hour, music and comfort, as well as Nicks Restaurant and Petros Greek Restaurant that have outdoor dining with heat lamps, just in case the ocean air brings a chill.
The village mall has a new open grassy area where kids can play and parents can chill. Joey Manhattan Beach and BOA Steakhouse are welcome new additions to casual family dining options. Tin Roof Bistro & Dan Modern Chinese give local taste buds a chance to explore and excite.
And Sweet Greens and Urban Plates are fast healthy options local Moms are grateful to have so close to home. Of course, we can’t forget to mention famous Handel’s Homemade Ice Cream and Sidecar Doughnuts & Coffee, both a great yummy new addition to the Village experience, plus…wait for it…there is free parking. Yes. FREE.
The North end of Manhattan Beach is also the beautiful entry point to our city from Los Angeles along the coast. It’s small town USA as you pass local Mex favorites: Pancho’s Mexican Restaurant, Baja Sharkeez, El Tarasco Mexican Food. If you want seafood, stop by Fishbar or Pisces. And for classic American, visit Cafe Wild, Two Guns coffee or see the live
music schedule and dine for breakfast at the local staple Sloopy’s! Need food to eat during your day at the ocean edge? Beach Pizza! They deliver right down to the beach if you meet them at The Strand and the sand! Plus this year, on December 7th, you can walk around this little area and see all of these locations in action at the annual Holiday Stroll! Santa will be there with lots of other attractions!
Of all the city’s most successful and adored local establishments, we must mention point out the oldies but goodies: Uncle Bill’s Pancake House, Simmzy’s, Sloopy’s, Local Yolk, The Kettle, OB’s, and Grunions that all have stories to tell.
With so many varied options, from breakfast to dinner, to eat and to drink, maybe that’s why residents eat out here
