ROYAL BANK BUILDING REGINA, SASKATCHEWAN CLASS A OFFICE SPACE IN REGINA’S FINANCIAL DISTRICT The Royal Bank Building, a Class A office property, is located in the crosshairs of Regina’s financial district. EXPANSIVE RETAIL STRIP University Heights Square is centrally located in the northeast of Saskatoon with direct access from McOrmand Drive. LEED GOLD OFFICE HIGH RISE 160 Bloor Street East is a 15-storey, multi-tenant commercial office building. The building occupies the majority of the city block in a highly urbanized area of high-rises. The design and operation of the property has resulted in a high quality space for tenants. 160 Bloor Street East was the fourth building in Toronto and the eighth building in Canada to achieve the LEED-EB Gold standard. It serves as Stantec’s international headquarters to 200 locations and 12,000 employees worldwide. UNIQUE HERITAGE BUILDING IN DOWNTOWN VICTORIA This certified heritage building was constructed in 1898 as Victoria’s first department store. It is now home to British Columbia’s provincial government with retail tenants on street level. Colliers has managed numerous interior and exterior building upgrades at the property, ensuring that its historical architecture is preserved. The Weiler building was awarded the Investment Heritage Renovation award in 1998 and the BOMA TOBY award in 1999 under the Historical Building category.

120 BLOOR ST E TORONTO, ONTARIO ENERGY EFFICIENT DOWNTOWN OFFICE BUILDING Colliers was hired as the property manager and leasing agent in 1999. Upon the start of management, the building underwent a complete retrofit, upgraded mechanical systems, lighting, elevator modernization, as well as demolition of the interior down to the base walls and floors. In 2000, Colliers leased 99% of the building for ten year terms. All tenants were due for renewal in 2010 and the three key tenants comprising 96% of building area were renewed for a further ten years. Significant energy efficient capital upgrades have been completed including a new chiller, new cooling towers, lighting upgrades, new high efficiency boilers, and installation of variable speed drives on all major equipment, resulting in an overall 15% energy reduction. The building received BOMA BESt certification in 2009 for environmental awareness.

177 LOMBARD AVE WINNIPEG, MANITOBA HISTORICAL BUILDING IN WINNIPEG’S BUSINESS & FINANCIAL DISTRICT 177 Lombard Avenue is located in the heart of Winnipeg’s business and financial district, one block from the well known intersection of Portage and Main. Built as the Great-West Life Assurance Company’s first permanent headquarters, its construction materials were principally of Canadian origin. The magnificent neoclassical façade is made of marble from Kootenay, B.C., a quality material rarely used for prairie office buildings. Four stories were added in 1922-23 to the original four storey structure. The building is classified as a Grade II historic building by both the Province of Manitoba and the City of Winnipeg.
