une is one of the valley’s best-kept secrets. While most visitors don’t roll into town until the Fourth of July, the warm days and mild nights green the world and bring on the flowers. It’s the best of high and shoulder seasons: tee times and restaurant reservations are easy to come by and the weather makes it fun to be outside. Whether you’re new to the valley or have called it home for years, take a look around and see what you’d like to do next. After months of steady sales increases, the local real estate scene is about as close to a seller’s market as you can get. It’s a good time to enlist the guidance and experience of a Vail Valley REALTOR ®, especially since inventory is tight. Our organization, its members and partners exist to provide the most informed, ethical and comprehensive options for clients and their real estate needs for both primary and secondary residences as well as investment properties.

Cheers,

about any niche in your life, quite literally. They are proven air detoxifiers, a friend to talk to and something to care for. They can become a focal point in a room or a soft accent in an otherwise lifeless space. There is something about incorporating these living organisms that soothes, nurtures and creates a wonderful sense of calm. No matter how green (or not) your thumb, there is an indoor houseplant to suit. Geraniums and spider plants are fairly low maintenance and are beautiful when in bloom. If you have a warm, sunny spot, trying a dwarf citrus or avocado tree can be a fun way to experiment with indoor farming. When it comes to shopping, I’ll take any excuse for a trip to Ace Hardware in Vail. Maybe it is the smell of fertilizer or their great customer service that draws me in, but I could spend hours perusing their great selection of pots and accessories for indoor and outdoor plants. In Edwards, check out Wildflower Farms. They house indoor plants year-round in their outdoor greenhouse and have just about any plant you can find under the sun. And while you’re in the area, swing by Inside Out for unique plant stands and planters.

FIRE POWER Matching a grill to your lifestyle by KIMBERLY NICOLETTI

wouldn’t be the same without the familiar smell of seasoned meat sizzling over open flames. Grilling brings family and friends together in a way that no other dinner party or luncheon does: Fresh outdoor air mingles with barbecue sauce and tendrils of smoke — it’s grilling at its best. But to ensure your grilling parties (and everyday grilled meals) go as well as planned, you’ll need a rig suited to your needs.

16

VAIL VALLEY HOME | JUNE 2014

Choosing a grill It used to be as simple as a bag of charcoal and a metal container and grate. But now outdoor grills come in all kinds of sizes and methods of cooking, from the old standard of charcoal, to propane, natural gas and infrared technology. On top of those basic decisions come bells and whistles designed to appease the gods and goddesses of grilling. The first thing to consider when choosing a grill is how much you actually step outside and fire it up.

You may think bigger is better, but in reality, smaller grills consume less fuel. When Russell Allred, a manager at Vail Valley Ace Hardware who grills about twice a week year-round, downsized, he noticed he only purchased propane twice a year, as opposed to every three or four months. Tom Perfetti, director of sales at Maximum Comfort Pool and Spa in Avon, also points out that grills should fit the size of the deck they’re on — they shouldn’t look oversized.

Assuming you don’t want a charcoal grill — which is a big assumption, as a lot of people like the flavor charcoal provides, (though fire bans and the overall lack of ease of charcoal has decreased their popularity, Allred says) — it mostly comes down to natural gas vs. propane. Natural gas costs less per unit than propane, Allred says, and it’s more convenient, if you have a natural gas line leading to your deck. Of course, if you’re looking for a portable

grill to take camping, Allred suggests the Weber Q line. More personalized questions involve whether you want your grill made in the USA, what kind of finish you prefer (enamel, cast iron, stainless steel and even copper), and exactly what type of extras you desire. Extra saucy Both Allred and Perfetti recommend Weber grills for a variety of factors, including quality (from the way they’re built to even heat output) and their range of options. Weber’s Spirit Series offers entry-level prices and is suitable for the occasional, or weekend, griller. But Perfetti’s best sellers come from Weber’s Genesis line. He likes the E310 because it offers “great simplicity and nice controllable heat” and the S330 for the person who grills year-round and wants a sear burner and side burner. Side burners allow cooks to sauté vegetables, so they don’t have to run between the grill and the kitchen stove. Extra burners also allow chefs more flexibility. For instance, they can turn on only the outside burners for indirect cooking to create a more flavorful meal. Some grills even include a burner to heat wood chips, which add a smoked flavor. The Summit Series is a step up from the Genesis, with four or six burners, a side burner and a sear station. Some also come equipped with a rotisserie motor and an infrared burner. Rotisserie mounts prevent drippings from reaching the flames and causing flare-ups, which can burn the bird. For grillers who want to go all out, Lynx’s products may be the ticket. The company offers grills ranging from 27 inches to 54 inches, and homeowners can add on refrigerators, extra side burners, warming drawers and trash centers. “It’s commercial grade,” Perfetti says. “It’s like taking your kitchen outdoors.” He also says the company has taken infrared burning technol-

ogy to a new level. With infrared cooking, no direct flames contact food, and since studies have shown that charring meat causes carcinogens, infrared “is a safer way to grill,” Perfetti says, adding: “It’s not as flavorful is the only downside, though some people may disagree with me.” While most grills use square ceramic burners in their infrared technology, Lynx employs triad infrared burners, which allows cooks to not only achieve high-heat infrared, but also capture low-end heat for slow cooking. Plus, the fuel consumption is very efficient, Perfetti says. “If you really grill a lot or you enjoy doing it, we recommend the Summit Series or the Lynx,” he says. A new way to old school For those who still prefer to grill using charcoal, Allred recommends the Big Green Egg. The Egg uses lump charcoal, which burns cleaner and doesn’t contain as many fillers as regular, smaller charcoal. The Eggs allow people to smoke, bake, grill and even make a pizza. And once owners learn how to change the

temperature, it’s easy and much faster to control than traditional charcoal grills — plus it exchanges heat better than smokers, Allred says. “The Big Green Egg has such a huge following,” he says. “People get hooked on it.” He does admit the Egg takes some getting used to, as the ceramic causes temperatures to fluctuate more quickly than other grills when people adjust the two vents on the Egg. “But once you get it down, it’s no big deal,” he says. “And

you can make a lot more flavorful food with the smoking.” Get your grill on Grilling can become as extravagant as installing an outdoor kitchen, or as simple as plunking down a portable grill on the top of a mountain. around for centuries, though they haven’t always been known by that name. Tall, hinged “tea tables” became popular in British homes in the 1750s as surfaces to place teacups down between sips. By the late Victorian era, the first shorter, wooden tables, specifically called coffee tables, appeared. Since then, all kinds of shapes, sizes and materials have fashioned coffee tables. In fact, they’ve surpassed their functional roles, transforming into art pieces in more formal sitting areas by incorporating travertine, marble, concrete, petrified wood, metal, leather, acrylic and more. “Coffee tables are a statement piece in a room,” says Elizabeth Basso, owner of Basso Interiors Inc. in Eagle. been

Coffee tables are a designer’s opportunity to marry form and function.

For this particular homeowner, the coffee table is “a bright, fun piece,” Karsh says. And she’s not the only one fusing modern with traditional. Karsh is seeing homeowners place modern coffee tables in traditional homes — and vice versa — much more often. “People are being more

eclectic, so they’re more open to ideas,” she says. “It’s unexpected. People see it and say, ‘Oh, I would have never thought of pairing that … (but it works).’” Natural elements also act as conversation pieces, such as petrified wood coffee tables, says Sarah McCoy, owner of McCoy Design Firm. tables from geodes — setting, for example, a piece of glass atop an amethyst. She sources some of her natural stones and petrified wood from By Nature Gallery in Beaver Creek. Another custom table of hers included mortising glass into the legs of four pieces of Douglas fir, which added to the Western theme of a home she worked on.

Formal art Most of Slifer Designs’ Frances Karsh’s clients want their coffee tables to be “more of an art statement,” she says, when they design a formal sitting room. “They’re willing to spend extra money,” Karsh says, to find an antique piece or purchase a custom table. She has brought everything in from bronze pieces to brightly colored lacquered or clear Lucite tables. One of her clients owns a classic home but decided to order a coffee table made from a blend of Lucite and a turquoise-painted finish. The table stands out amid straight-lined, neutral sofas.

DESIGN TRENDS

Upholstered ottoman-type coffee tables remain popular.

22

VAIL VALLEY HOME | JUNE 2014

Trendy tables Wood has always been a natural complement in any mountain home, and, since the first coffee tables were made of wood, it’s no wonder it’s still popular. These days, the new take on wood involves using live-edge slabs, which brings unspoiled nature indoors. Another trend employs reclaimed wood, such as beetle kill or barn wood, either alone, or paired with other materials. “I like to balance the roughhewn character of the wood with steel and glass,” McCoy says. “Reclaimed barn wood has a strong mountain trend … these

Functional furniture While many homeowners opt for artistic coffee tables in formal rooms, they still lean toward multifunctional tables in casual family rooms, Karsh says. Clients usually have a specific need in mind, Basso says, be it storage, avoiding sharp edges for kids’ safety or providing extra shelving or drawers. For example, many parents choose rounded upholstered ottoman-type coffee tables and simply set a tray on top of it for drinks. “A lot of it is driven by function,” Basso says. A series of tables, rather than one large coffee table, is more versatile, Karsh says. She likes to use three organic pieces, such as wood, at either the same, or varying, heights. Nesting coffee tables also make entertaining easier. Round nesting tables can be pulled out in any direction, and multilevel nesting tables add texture to a room. “This is very popular when we have limited space to work with and want the flexibility to use the smaller tables in other areas or as extra seating,” McCoy says.

A LOT OF PEOPLE SAY THEY DON’T WANT TO BE MATCHING. THEY WANT TO ADD A LITTLE PIZZAZZ. ”

Some coffee tables mix materials to great effect.

(live- edge and reclaimed wood) simple designs allow the table to have a cleaner edge without being too contemporary.” Other rustic mountain contemporary themes include leather, complete with large nails, and iron bases topped with wood. And, just like matching kitchen islands with perimeter countertops is out, so, too is the idea of matching side tables. “A lot of people say they don’t want to be matching,” says Dana Hugo, owner of j&o design studio in Avon. “They want to add a little pizzazz.” In fact, many designers don’t even match each side table,

preferring, instead, to “keep the elements similar and pull from each other,” says Kristen Maiorano, interior designer at Greenauer Design Group in Vail. “If you have simple furniture, (coffee and side tables) can be a nice accent piece to set off the room.” Ultimately, no matter what kind of coffee table you choose — whether it’s form over function, or vice versa — today’s trend involves making a statement. And, as Karsh points out, a coffee table is easy to work with because it is not only the central piece in the room, but it’s also simple to change out when you want something new and fresh.

Interesting edges and multiple layers can help a coffee table add drama to a room.

“If your dream is to enjoy a world class golf course with a slew of other amenities in a wonderful setting, the field gets narrowed substantially…without a doubt the premier ski country golf facility in the nation is [Red Sky Ranch], with two excellent courses that have both been rated in the US Top 100, one by Tom Fazio and one by Greg Norman,” writes Larry Olmsted

in Forbes Magazine. “Importantly, while both courses are excellent, they are very different, something sorely lacking in many multi-course communities, with the Fazio more classic and the Norman more dramatic with vast elevation changes and risk/ reward plays.” And Forbes Magazine is not the only publication to praise Red Sky Ranch’s golf course superiority:

Golf Digest also named Red Sky among the “Best 20 Golf Resorts” and is also highly ranked in Links Magazine Travel & Leisure Golf and ranked in the top two in Zagat Golf Magazine. Chosen among the thousands of golf courses across the country, the two Red Sky Ranch courses, along with its gated, luxurious community, boast magnificent Rocky Mountain panoramic

views that frame the illustrious Colorado blue skies. A location just a few miles from the world-renowned Beaver Creek and Vail ski resorts places Red Sky in the perfect location to enjoy for both summer and winter passions. And a position convenient to Eagle County airport is an added plus. The golf courses that anchor this uncommonly stunning resort community are quite noteworthy. The Tom Fazio Course opened one year prior to the Norman course, is 7,113 yards and a par 72. To be called the best golf community requires more than the finest of golf courses. Red Sky’s amenities include an outdoor swimming pool, tennis courts, fitness center, stocked ponds for the avid fisherman, hiking trails and year-round concierge service. The gated residences are tactically situated to guarantee privacy and the finest of views in this serene setting where the inherent beauty of the land-

Currently only lots and homes for resale are available in this desirable community. Not too long ago sheep and cattle, not golfers, roamed the landscape that is now Red Sky Ranch. The world has evolved, this area has grown, but one thing has not changed — this area has always reflected a distinctive lifestyle. From ranching to golfing it was about the land — and from the beginning it has always been a place that people wanted to call home.

MARKET REPORT

BY THE NUMBERS

Calling All Sellers After steadily rebounding, the real estate market is high on buyers and low on inventory

I

t ’ s m ay i n t h e va i l va l l e y .

To many that means mud. But to our local REALTORS®, that means the summer selling season is just around the corner. A fast and furious season lasting approximately four to five months, that is chock-full of recreational and cultural activities to attract visitors. However, with the steady real estate market recovery we are experiencing throughout the Valley and, in some cases (like the luxury market), phenomenal

38

growth during the first quarter, there’s one thing on our collective mind: inventory. That’s right, we are talking to you, potential seller. The market is ready when you are. Low inventory is the story nationwide. Timing and financial conditions are on your side. Home sale pricing continues to rise steadily, interest rates remain low, borrowing costs are remarkably affordable, and across most of the country, it’s cheaper to own a home than

to rent one. Investors, who are notorious for cash purchases, continue to scour the market for opportunity, which seemingly abounds in this Rocky Mountain resort community. All signs point to a strong summer Consumers are gaining confidence, as signified in the current financial landscape, including a revised GDP growth that is up 2.6 percent, increased consumer spending, and unemployment

claims are down. This is nationwide; however, our market has its own telltale signs including an uptick in new construction and renovations as well as a significant decrease in distressed properties. This decrease in short sales and foreclosures may also account for our low inventory, particularly in the single family/duplex and townhouse-condo segments. Both of these markets have seen a steady decrease in new listings year-overyear from 2012-14. (Reference the

MARKET REPORT

Inventory of Active Listings and Months Supply of Inventory.) According to Jim Pyke, Broker Associate for Sonnenalp Real Estate and Chair of the Vail Multi-list Service (VMLS) Board of Directors, this particular market characteristic has perhaps influenced potential Vail Valley sellers to sit on the sidelines, waiting for these property “deals” to be flushed out so that home values can gradually start to increase. “I am very optimistic about this summer season and think we will start to see a rise in inventory levels. The conditions are prime with mortgage interest rates hovering at around 4.25 to 4.5 percent for a 30-year fixed. This is an excellent time to purchase a property with good financing products,” remarks Pyke. “The Vail Valley is a unique market with diverse conditions varying from ‘down’ valley to ‘up’ valley. As we come out of a strong winter season with heavy snowfall, folks seem to be excited about returning to the mountains to spend more time enjoying our summer scenery, all of the resort activities, and to revisit the real estate market.” It’s time to take a good look at your property with regard to timing. Once Memorial Day arrives, the likelihood of a consistent stream of buyers infiltrating the market is looking positive. In addition to summer visitors (which has steadily increased over the years due to intensified summer activity marketing nationwide), local families tend to move around the property ladder. The question is; will all of these interested buyers have an adequate number of active listings to view?

Partner at Keller Williams Mountain Properties. “With home prices and sales volume both on the rise along with favorable interest rates, we have not seen this many ready, able and excited buyers in a long time. Our greatest challenge right now is the lack of inventory.” Brown references a recent transaction to illustrate: “We had a willing buyer in need of a home and there was nothing available in the MLS, so we just started contacting numerous people in the neighborhood that our buyer was interested in. With hard work, we found someone ready to sell. It couldn’t have worked out any better. The sellers are moving up to their ‘forever’ dream home and a young family is getting the perfect starter home that they needed. It’s rewarding to pull a deal like that out of thin air but a bit distressing for families who need a home. More inventory is the key.” “I tell everyone I run into,” Brown continues, “call a REALTOR® if you are thinking about selling. You will probably be pleasantly surprised to learn the current value of your home. To sell quickly this summer, you should get on the market early, price it right, and stage your home to show well. The buyers are out there if you are ready.”

THERE IS A GREAT ENERGY IN THE REAL ESTATE MARKET RIGHT NOW.”

If you list it, they will come “There is a great energy in the real estate market right now,” says Kerry Brown who sits on the VMLS Board of Directors in addition to her role as Broker Associate,

The numbers are on your side As you weigh your options in deciding whether or not to put your home on the market this summer, consider the numbers. Closed Sales on all properties are up 8.2 percent over this time last year, the Median Sales Price is also up on all properties by 6.2 percent, and Active Listings are down 14.8 percent. The numbers seem to be siding with the seller while buyers continue to see great opportunity within reach as mortgage products remain low and favorable. We hesitate to say it, but this is as close to a “seller’s market” as it can get.

the green world GOLF COMMUNITIES OF THE VALLEY OFFER MORE THAN EXCELLENT COURSES

T

he Vail Valley is home to multiple awardwinning golf courses, each of which is tucked into its own unique community. Here’s a little glimpse of each.

CORDILLERA

For the alpine-loving golf fan, there is no place closer to heaven than Cordillera, home of not one but four golf courses: the Mountain, Summit, Valley and short courses. All but the short course, which is run by the community and open to the public, are members-only courses with discounts for new 42

members within the community, and provide the gamut of play options as far as difficulty. The Valley course is on the easier end of the spectrum and opens earlier than several others in Eagle County. Designed by Dave Pells, the short course features a new grass-cutting technique to ramp up the challenge level while the Mountain and Summit courses

are what Cordillera Property Association president David Bentley refers to as true mountain golf courses. “The Summit course is absolutely magnificent,” he says, “with views through the trees and over all the rooftops.” With club and community operating in harmony since wrapping up a legal battle at the end of 2012, Cordillera’s gated community is comprised of, yes, plenty of $10 million monolithic mansions, but also many vacant lots and humble, 2,500-plus square foot homes priced under $1 million. The community is renowned for its close-knit social gatherings, whether in the club-

house, dog park, around the pool or after yoga class in the indoor and outdoor fitness facilities. There is also an equestrian center, private flyfishing accessibility and nearly 25 miles of hiking and biking trails. “Everything is here on campus,” Bentley says. “There are restaurants to go to, kids can play at Cordicamp. We’re seeing more kids and families moving into the area. There’s really something for everybody.” CORDILLERA-VAIL.COM 190 GORE TRAIL EDWARDS, CO 81632 970.926.5300

VAIL

Located between the mountains amid the White River National Forest, the Vail Golf Course boasts the valley’s best view of the Gore Mountain Range (especially between holes 7 and 13) and also, of course, quick winter access to the country’s biggest (and arguably best) ski area. They also say your swing here sends the ball 10 percent farther then it would at sea level. Designed by Ben Krueger, one of Vail’s pioneers, the 18-hole public course is one of the first aspects of the luscious landscape to notice when you roll into town from East Vail to Vail Village along Interstate 70 in the summer. Surprisingly, it’s also considered one of the most playable and walkable in the area, highly rated by all levels of golfers, with just a few elevated tees. Made famous by the late Gerald Ford, who had a home at

Beaver Creek and was honored at an Invitational here every summer with Jack Nicklaus and other celebrities, the course features an upscale clubhouse restaurant. Happy Valley Grill provides full service lunch and dinner and is a jovial place to kick back and discuss highlights from the green over a cocktail. The golf course doubles as the town’s Nordic center in the winter and a bike path runs through it, with cyclists and runners jaunting through regularly. A variety of homes also line the course. You’ll find everything from rustic cabins dating back to the ‘70s to modern builds with copper walls, elegant landscaping and even a sod roof or two. Most price well over $1 million. One of the most popular and down-to-earth neighborhoods in the valley, EagleVail is home to one of the least pretentious 18hole (and Par 3) courses around — but also one of the more challenging. The first nine holes take you through the neighborhood, mostly the valley, but the latter nine weave in and out of aspens and pines on hills that lead, if you hike far enough, up to the slopes of Beaver Creek. Designed by Bruce Devlin and Robert von Hagge, the course’s difficulty is due in part to the narrow fairways, abrupt elevation changes and proximity to the surrounding homes, which, unlike those of any other community course in the valley, range from

humble two-bedroom condominiums to four-story mansions on top of the course’s higher slopes, Whiskey Hill. EagleVail is home to mostly full-time residents, including a number of young families. Many hiking and mountain bike trails weave through the woods on the slopes above the neighborhood. Not far from the clubhouse lies the neighborhood tennis courts and swimming pool. The pool is filled with “gentle” water and gets very busy on the weekends. Both the pool and golf club offer discounted rates to EagleVail residents. One of the liveliest communities in the valley, Eagle Ranch is big on variety, both in its award-winning public Arnold Palmer Signature Design golf course and in the homes that fill it, which range from brand new, large ranch-style numbers with manicured lawns to 20-year-old simple town homes. The energy of the community can be felt on the course, tucked into the sage brush-covered hills of the high desert landscape “which is rife with mountain bike trails” and also in the weekly concerts and events that take place throughout the summer. Now home to two new breweries, the neighborhood also has its own charm-

ing movie theater, recreation center, outdoor pool and several restaurants. Once you venture beyond the neighborhood and golf course, you will be confronted by a scene of lush agriculture, pastures featuring horses and massive rolled hay bales. The golf course itself is challenging for all levels and regularly plays host to a qualifying event for the Colorado Open. There are discounts for both Eagle and valley residents and a number of membership packages available. EAGLERANCHGOLF.COM/ 0050 LIME PARK DRIVE EAGLE, CO 81631 970.328.2882

BEAVER CREEK

Gated and famous for its older, part-time residents, Beaver Creek’s golf course is narrow and more challenging than you’d think, with the water of Beaver Creek running right through it. With the obvious allure of its own village rife with restaurants, shops and year-round A-list entertainment at the Vilar Performing Arts Center, there are plenty of extravagant ski-in, ski-out home options but also a section of town homes on the fairway priced under $1 million. RED SKY RANCH

Consistently rated by golf magazines among the top golf communities and resorts in the nation, Red Sky is a private club, home to two resort courses with clubhouses for members and guests. The membership club includes a swimming pool, tennis courts, stocked fishing ponds and access to hiking trails. The slopes of both Vail and Beaver Creek are visible in the distance from the sloped greens. The high-end homes here are owned primarily by sun-chasing golfers who disappear in the wintertime. Tucked far into the gorgeous, wild landscape near Sylvan Lake, this is the ultimate isolated community. There are only 98 home sites and, in addition to the Tom Weiskopf-designed golf course on the banks of Brush Creek, members have private access to fly fishing and hunting as well as shuttle service to Vail and Beaver Creek – about 45 minutes away – in the winter. GYPSUM CREEK

The true banana belt of the area, Gypsum Creek lies about 45 minutes west of Vail and, contrary to its pristine greens and serene, sage-brush covered mountain landscape, is a community full of large-yet-modest new homes with some of the most affordable price tags of any in Eagle County. The 18-hole course is accompanied by an outdoor pool and has the longest season in the valley. GYPSUMCREEKGOLF.COM 530 COTTON RANCH DRIVE GYPSUM, CO 81637 970.524.6200

SINGLETREE/SONNENALP Tucked into a bustling, yearround neighborhood on the sunny side of I-70 in Edwards, Arrowhead is visible from the elevated tees of the private golf club and while the club and pool are members-only, the restaurant, soccer fields, hiking and biking trails and community center are widely used by the neighborhood’s young and old residents alike. Homes range from newer $350,000 condos to $2 million trophy homes. SONNENALPGOLFCLUB.COM 1265 BERRY CREEK RD EDWARDS, CO 81632 970.477.5370

Featuring a private golf course and tucked into a peaceful, gated community, most residents here are 50 years or older and more than half live here parttime. The homes are at least $1 million and many are ski-in, ski-out or located along the course, which is bisected by the Eagle River. Arrowhead is also home to Vista, a long-standing locals’ favorite restaurant. COUNTRYCLUBOFTHEROCKIES.COM 0676 SAWATCH DRIVE EDWARDS, CO 81632 970.926.3080

AND REJUVENATION More Vail Valley homeowners opt for pools and spas by KIMBERLY NICOLETTI photos courtesy MAXIMUM COMFORT POOL AND SPA

W

ater is an alluring element. Atop mountaintops, frozen crystals amass for skiers and riders to float through, while frozen ponds and ice rinks beckon skaters to glide across smooth surfaces. But water often becomes even more enticing when shaped and molded into innovative pools and spas. Suddenly, water takes on a whole new form and function. It makes a crisp day in the mountains a little cozier to come home to as a hot, bubbling spa awaits, while deeper pools provide a fresh, brisk start to summer mornings.

DRAMATIC DESIGNS Infinity-edge pools, in which the edge seems to drop off, are some of the most common features homeowners ask for in pools, says Kyle Webb, owner of K.H. Webb Architects. He designed one home with a cantilevered pool, featuring a glass floor that overhangs the house. In April, Webb broke ground on a home on Beaver Dam Road that will feature an infinity-edge pool in the basement, with skylights so it will appear as if people on the main floor are “floating” above ground. In fact, glass windows in pools are becoming more and more prominent. He has created a hallway underneath a pool, so people can look up and see swimmers, and he is also working on a pool with an 8-by-4-foot window on one side, which results in a stunning view of light blue water in the home’s foyer. Water features also play predominant roles in Vail Valley pools and spas. “They tend to be related to white noise, so you can’t hear I-70,” Webb says, adding that he proportions the height of waterfalls to the amount of water splash sounds a homeowner wants — more sound calls for a greater drop. However, variable speed pumps also change the amount of water flow and echo, as do certain materials, such as copper. And, often homeowners install waterfalls simply for beauty. One Forest Road home showcases a 40-foot waterfall, finished with natural rock, as part of its 15-foot-by-30-foot outdoor pool. A spa sits atop the waterfall, giving the illusion that water overflows from it. The patio includes heaters and sofas surrounding a large fire pit, in order to create a warming experience in winter. Pools and spas can both emphasize and embrace the natural world.

Another Forest Road home features an 8-foot-by-18-foot indoor swimming current pool with an edge-control gutter, making it appear like a sheet of glass meeting the surrounding floor. “It’s as sophisticated as a pool can be,” says Mike Charles, owner of Maximum Comfort Pool and Spa, adding that the setup includes a spa, LED lighting and an automation system, which controls technology such as automated covers, water temperature, lighting and water features. Other homes incorporate even more fire into their predominately fluid, watery element than a fire pit provides; a home in Aspen that Charles worked on added a 20-foot-long flame to the edge of its infinity pool. The pool also dazzles with spraying water emanating from nozzles. “One of the interesting things about resort areas,” Charles says, “is that everybody does just about everything you can think about.” 50

INDOOR OR OUTDOOR? One might assume that most pools in the Vail Valley reside indoors, but as it turns out, plenty of people maintain outdoor pools, despite the short season and the fact that they tend to run pools

summer environment in winter.” Whether homeowners desire an indoor or outdoor pool, it’s not only a big investment, but also a big commitment. “Pools are a key element that you have to plan around,” Webb

AND WITH LIGHTING AND MUSIC, (POOLS AND SPAS) ARE BECOMING THE REAL ENTERTAINMENT CENTER IN THE HOUSE.” year-round to prevent threats of freezing and cracking. “There are a lot more swimming pools than people would think. Even though it’s a winter climate, it’s a resort area,” Charles says. “The whole outdoor living concept has become very popular … (and) extra-large heat lamps in winter create a

says, adding that he designed the mountain home with the cantilevered glass floor completely around its pool, due to a constricting lot size. Maximum Comfort Pool and Spa builds about a dozen pools a year, onto both new and existing homes, Charles says. Lately, Webb has seen an increase in demand for pools.

“(In the past), pools were far and few in-between, and within the last two to three years, it’s been the request of (almost) everybody,” Webb says, adding that if they don’t want a pool, they often ask for oversized spas. Both Webb and Charles attribute the increased desire for pools and spas to their health benefits, as well as better technology. Webb sees older people opting for pools when they want to reduce higher-impact sports, and Charles says spas and pools have transformed from merely recreational amenities to health provisions. “Hot tubs and spas are one of the best ways (to attain) stress relief,” Charles says. But despite human health value, indoor pools and spas can produce moisture that is “devastating to the inside of a house,” Webb says. “You have to contain it in a room, in a closed-field environment.” He prefers to attach a sepa-

rate pool and spa room to homes through airtight hallways, which, of course, come with a hefty price tag. He has built outdoor pools heated by geothermal ground systems but says the most efficient way to heat outdoor pools year-round is through hydronic solar panels, which have a five- to seven-year payoff. It seems that regardless of price, pools and spas are a near-necessity in Vail Valley luxury homes. “Most people equip their home very well with all these amenities,” Charles says. “Some people have more in their vacation homes because they’re here to relax, enjoy and recreate.” TRACKING TECHNOLOGY Within the last few years, pool and spa technology — from building materials, heaters and pumps to chemical treatments — has improved dramatically. “Now is one of the best times ever to buy or build a pool or spa because the materials we

make pools and spas from are the best they’ve ever been, and technology has advanced,” Charles says. “It has matured and is now very reliable.” Yesteryear’s hot tubs were notorious for leaks and overheating, he says, and original jets weren’t particularly powerful. Plus, chlorination often irritated people’s already dry mountain skin. Now, saltwater pools are “very popular, nationwide,” Charles says. Though the technology has existed for about 30 years, only in the last 15-20 has it become more popular in commercial settings, and just in the last six to 10 years have companies developed better saltwater systems for the residential market, he says. Straight chlorination systems tended to produce over-chlorinated water, but saltwater chlorine generation systems employ mild electrical charges, which result in chlorinated water that is “non-detectible to most people,” Charles says. “With chlorine

tablets, the liquid is usually overchlorinated, but with saltwater, you don’t have to overchlorinate because you’re always generating chlorine to the lower levels that you really need.” When combined with ozone dissolved in water, Charles says saltwater chlorine generation systems are one of the best ways to purify and sanitize pool water. “It’s a fairly large cost upfront, but then the chemicals you need are minimized, so it pays for itself in usually just a couple of years,” he says. Filtration systems and the pumps that drive them have also improved greatly, Charles says. Variable speed pumps allow homeowners to run pumps at a lower speed when they’re not using the pool much, resulting in substantial energy savings, which can reduce a $1,000 annual bill down to $250, Charles says. Hydrotherapy jets have also become “extremely sophisticated,” Charles says. Modern jets have

the ability to pump out 50 gallons of water per minute. “They’ll just pummel your body if you want it,” Charles says. Spinning nozzles produce turbulence up to a 4-inch diameter for “a real massage effect,” Charles says, and the Moto-Massage jets move 18 inches up and down spines. Some spas include up to 20 jets in one seat. “The newer jets have a variation of flow and turbulence for a better massage,” Charles says. “It’s as if you’re getting a massage with a masseuse.” Underwater sound systems in lap pools, along with sound systems and outdoor televisions in and around patio areas, make pools and spas even more appealing. “With the right view and an infinity-edge pool associated with a small waterfall, you create a natural environment,” Charles says. “And with lighting and music, (pools and spas) are becoming the real entertainment center in the house.” JUNE 2014 | VAIL VALLEY HOME
