Market Snapshot / Compass Introduction The state of the US economy can be described as cautiously optimistic. The Presidential election season will continue to heat up... and up until November, causing many sectors of the economy to hold off on big investments until then. Markets across Asia and the world may take time to recover from the coronavirus outbreak still ongoing; and the effects of pending US trade deals with China as well as Mexico and Canada remain to be seen. Yet despite all of this, the stock market continues to set new highs, there has been a record 128 consecutive months of economic expansion, and unemployment rates are at historic lows. In the real estate market nationally, the median home value in the United States increased by 3.7% to $244,054 (Zillow). The increase of homes in many of the most populated cities has outpaced the construction of new homes leaving many potential first time home buyers left renting, despite wanting to buy. Increased demand is keeping pressure on house prices and rents whole eroding affordability (2019 state of market). With that said, homeownership rates have remained steady at 64% and notably, millennial home ownership rates are up to 36.5% up from 35.3% in 2018 (The Balance) In Chicagoland area in 2019 under contract sales decreased 0.7 percent. The median price was up to $325,000; both detached and attached single family homes were up 2.3% compared to 2018 (2019 annual report for MRED). In the city specifically, new construction has been on the rise and is expected to continue into 2020. This coupled with low unemployment and low interest rates will hopefully improve affordability and offset rising home prices. (MRED market snapshot December) It is clear that while conditions in the housing market

are stable, economic conditions favor buyers; currently consumer confidence in housing is at historically high levels. There are deals to be had an uptick of activity is expected. With that said, it is still too difficult for first time homebuyers to enter the market as the inventory for affordable homes remains low in most markets. The next pages will feature home sales data comparing 2019 numbers to 2018 for many Chicago and Greater Chicago markets. All the markers represented are ones that Compass agents work and many of the markets Compass has a physical office presence.
