When: 22-23 November Haçienda Classical at Dubai Opera The 1980s and 1990s were arguably the best times for music. In Manchester, England, they were definitely some of the most prominent decades for the musical scene - in the form of The Haçienda. Upon it’s opening in 1982, The Haçienda was a nightclub that made a huge mark until 1997. The former warehouse lent a helping hand in both the rise of house and rave music, as well the original DJ partnership of Graeme Park and Mike Pickering. The club opened during the climax of the ‘Madchester’ era in which artists such as Happy Mondays, The Stone Roses, Inspiral Carpets, Northside, 808 State, James and other well-known names thrived. This month, Dubai Opera is hosting the ultimate www.connector.ae

throwback to the club’s success with Park and Pickering reinterpreting seminal house and club classics in a classical style, with a live orchestra. The show has been widely praised for its innovative classic arrangements of the original beats that flooded the club and shot it to fame. The DJs will be joined by the Manchester Camerata, a British chamber orchestra based in Manchester along with some special guest stars. The show has been partaken in a number of iconic events, across iconic venues including London’s Royal Albert Hall, Glastonbury Festival and more. Andalucia Tapas and Grill at Jebel Ali

T he Jebel Ali Club was well known amongst long time residents, originally opening its doors in the 70’s the much loved complex closed a few years back to be replaced by the bigger and more modern Jebel Ali Recreational Club. The new destination opened towards the end of 2017 and within a year from the opening, Connector went to take a look at how it has settled in and if it still attracts the crowds in what can be a bit of a hidden location. Located just off Sheikh Zayed Road by Ibn Battuta Mall, the new complex features a number of different dining concepts as well as Reel Cinema, all located around an open square allowing for a very relaxed outdoor dining area. For our evening we chose Andalucia Tapas and Grill, a relaxed and casual Spanish restaurant. The menu offers a great selection of over 20 hot and cold tapas dishes as well as a selection of canapes, making it easy to find a variety of dishes to please everyone sharing. It goes without saying ceviche was one of the choices, accompanied with croquetas de pollo, meatballs and a staple on any tapas menu, patatas bravas. The cerviche was refreshingly 30 NOVEMBER CONNECTOR

tasty with just the right amount of citrus, and the meatballs and chicken croquettes did not disappoint. The patatas bravas where the least assuming of the tapas dishes, but were also the stand out. The tomato sauce was nicely spiced and the cubes of potato were brilliantly crispy on the outside and very fluffy and light on the inside. Aside from tapas, there is also a comprehensive main course menu and you can’t go to a Spanish restaurant and not try the paella. The well presented dish of Paella de Marisco (seafood paella), cooked to order and prepared in around 30 minutes, was full of mussels, clams and chunky pieces of squid, topped with some juicy large prawns, and well worth ordering. With live music on a stage above the bar and a spacious outdoor seating area, Andalucia is ideal whether you are looking for a casual venue for a weekday evening or a relaxed weekend night out with a group of friends, and the price of the food certainly won’t beak the bank. C hoosing a curriculum is never a big deal when you have only have one or two options, however this is not the case in Dubai. With almost every world renowned curriculum available, making a simple decision is a tough job for parents. In this feature, we look at the three most popular curricula, the British, American and International Baccalaureate, and have identified the characteristics of each, with the help of the experts, to give parents an understanding of each curriculum to best suit their child. International Baccalaureate The International Baccalaureate offers three educational programmes, the IB Diploma Programme, the IB Middle Years Programme and the IB Primary Years Programme all aimed at different age groups. How to Choose the Right School for your Child Choosing a school for your child will be one of the most daunting, exciting and important decisions you will ever make. Diabetes and eye health - your sight matters! Diabetes mellitus can cause several eye problems, such as cataract, glaucoma and ocular nerve palsies. The most common and vision-threatening eye complication is diabetic retinopathy. The high blood sugar level damage small blood vessels in the retina, causing leakage of fluid and hemorrhages. The retinal vessels get occluded and new abnormal vessels grow in order to repair the ischemia. But these new vessels are weaker and cause several serious problems, like massive bleeding in the eye and retinal detachment. This can lead to severe and often even permanent vision loss. Diabetic retinopathy is the leading cause of blindness in the working age population. 74% of diabetic patients don’t even know that they have any problems with their eyes because there were no symptoms in the early stages. D iabetes is such a common condition that almost all of us are aware of the term at least, and most of us know that it has something to do with blood sugar levels. But the concern lies in the numbers. Every year the number of diabetic patients are going up and the age groups which are prone to get diabetes are coming down considerably- from 40’s to early 20’s. So what are the reasons behind this? Besides family health history, and unhealthy food and sedentary lifestyle are the major contributors to this unwelcome guest. Connector has spoken to some of Dubai’s top medical professionals to keep our readers informed and updated on diabetes. What is diabetes? Dr. Katia El Sibai, Consultant in Endocrinology, Diabetes and Metabolism at HealthBay Polyclinic said, “Diabetes www.connector.ae

is a disease which occurs because the body is not responding to insulin or isn’t producing enough or any insulin (which is the hormone responsible for the regulation of the blood sugar levels). This results in elevated blood sugar levels.” Different types of diabetes Dr Ilaria Saredi, Family Medicine Specialist at Allied Medical Centre said, “There are 3 main types of diabetes: Type 1, Type 2 and Gestational Diabetes. People with Type 1 Diabetes do not make enough insulin from their pancreas, while Type 2 Diabetes patients are not responsive to insulin and may or may not make enough of it. Insulin is needed to let our bodies cells feed on glucose (the main food of body and brain). This can then go away after delivery or may persist.” No early signs Dr. Idrees Mubarik, Specialist Endocrinology, Aster Hospital said, “Unfortunately, there are no early signs/symptoms of diabetes. It is predominantly an asymptomatic disease at least to begin with. Though there are certain symptoms which should lead to suspicion of having diabetes like excessive thirst/urination/ hunger/weight loss despite overeating and recurrent infections etc., these symptoms occur mostly when diabetes is already overt rather than in early stages. That’s why it is recommended to check blood glucose for all people especially those who are overweight or obese, annually.” Health problems associated with diabetes Heart attack Dr. Sana Kausar, Family Medicine at King’s College Hospital London - Medical Centre in Jumeirah said, “Diabetes over time can cause multiple problems with your health. your nerves. The most serious risk is of having a heart attack or stroke, which can occur 10 years younger than the general population. This is why it is so worthwhile to make the changes necessary to control your lifestyle.” Nerve damage Dr Ilaria Saredi of Allied Medical Centre said, “Patients with diabetes suffer from an excess of sugar in their blood stream. This wreaks havoc to several important components and organs of the body, and can cause nerve damage, with pain or loss of feeling in certain parts of the body (often hands or feet), kidney disease, vision problems (even blindness at a later stage. Loss of proper circulation through damage to blood vessels and nerves can result in the need to amputate fingers, toes or other parts of the body.” Damage the retina and kidney Dr Sara El Ghandour, Specialist Endocrinologist at Mediclinic Dubai Mall said, “Diabetes mellitus if untreated or not controlled to target can have multiple adverse effects on the long term. Besides retinopathy, diabetes also causes cataract, glaucoma and dry eye. Diabetes also increases the chances of having infections, like urinary infections, respiratory, skin and genital infections.” How can diabetes be treated? A normal body mass index Dr. Katia El Sibai of HealthBay Polyclinic said, “A healthy, portion-controlled diet including intake of complex carbohydrates and exercise (at least 150 minutes per week of moderate activity) to help achieve a normal body mass index are the mainstay of the lifestyle changes required for the treatment of diabetes.” Dr Ilaria Saredi of Allied Medical Centre said, “Diabetes can be controlled and treated in different ways depending on the type of diabetes, and the stage at which it is discovered.

Type 1 Diabetes Type 1 diabetic patients need insulin therapy to supplement the lack of insulin produced from the body. This may be in the form of insulin injections or an insulin pump (worn on the body and connected via a tube to your skin where the pump injects the medicine directly). Blood sugar levels need to be measured several times daily in order to inject the right quantity of medication. Type 2 Diabetes Type 2 diabetic patients may need oral medication or can also be in need of insulin injection at a later stage of the disease when the pancreas no longer produces insulin. A correct diet can also play an important part in diabetes management.” HbA1c test Dr Zain Gulzar, Consultant Endocrinologist and Medical Director of the RAK Diabetes Centre in Dubai said, “Overall control of diabetes is measured by a test called HbA1c (the same test that is used to diagnose diabetes). The value for

As an example an increase in 1% over this number (so from 7% to 8%) will lead to approximately 30% increase in the risk of diabetes complications.” How to avoid diabetes Stay fit Dr Sara El Ghandour of MediClinic Dubai Mall said, “Diabetes can be prevented, stabilised at early stages or even reversed to prediabetes by patients efforts. If patient is overweight or obese he is advised to lose weight (at least 5% of weight loss), decrease the consumption of sugar and moderation of carbohydrates intake, regular exercise (150 minutes a week).” Healthy and portioncontrolled diet Dr. Katia El Sibai of HealthBay Polyclinic said,” Healthy, portion-controlled diet should include food with fibres including vegetables, beans, whole grains, nuts, moderate amount of fruits and avoiding extreme fad diets. Having a good diet and exercise routine will help maintain a normal body mass index, which can prevent or delay the occurrence of diabetes.” Regular screening Dr. Katia El Sibai further added, “Screening is key, to check for diabetes or prediabetes, and should be done in patients at high risk of 44 NOVEMBER CONNECTOR

having the disease (overweight, sedentary lifestyle, family history of diabetes, gestational diabetes, etc.)” Diabetes facts and figures in the UAE UAE has the second highest incidence in the world Dr. Sana Kausar of King’s College Hospital London said, “Diabetes is too common, and the UAE has the second highest incidence in the world. (19% of the population). It is estimated that if things continue as they are, by 2020 over 30% of the adult population in the UAE, both UAE nationals and expats may have diabetes or pre diabetes. Type 2 Diabetes used to be an illness affecting older people over 40, but this trend has changed with the higher rate of obesity and sedentary lifestyles, and now it is also found in children.” Number of cases are on the rise Dr Sara El Ghandour of Mediclinic Dubai Mall said, “Epidemiological studies in the UAE are lacking, some reports indicates that prevalence of diabetes in UAE citizens is reaching 20% compared to a prevalence of 4% worldwide. Back in the day we used to only see 20% of men seeking cosmetic procedures but the percentage has changed to almost 50%. The are several reasons: awareness about cosmetic procedures have increased, they also would like to look and feel good. Media, lifestyle and social awareness are some other reasons why men do not want to be left behind.” What are the most common aesthetic concerns for men? Our bodies change over time and, frankly, things start to go south (literally!) But, you’re not alone, the majority of men over a certain age share the same concerns about their bodies. the process involved

H unting for a residential property to buy in Dubai? Before you do, it is advisable to get a comprehensive understanding of the loan application process laid out by the banks if you are planning to fund your purchase through a mortgage. Good homework before you embark on a huge commitment will help you a lot in the long run in terms of saving time, energy and other unnecessary costs which you may need to bear if you miss any step in the process. Applying for a mortgage in the UAE involves multiple steps from pre-approvals to up-front costs and are dependent on the duration of the mortgage, the loan amount depending on your monthly salary, and the options of fixed and variable interest rates. A better understanding of the process, different bank offerings and Central Bank guidelines before you start to look for a residential property, will make things quick and efficient once you finalise a property. Minimum deposit needed to purchase a property in the UAE Before you apply for a mortgage, you should have a cheque of 25% of the property value ready. The seller receives two cheques, 25% from the buyer and 75% from the bank when parties meet to sign the property registration document at Dubai Land Department. Girish Advani, Head of Assets, Retail Banking, Noor Bank said, “For UAE nationals, minimum deposit required is 20% of property value and for expatriates’ minimum deposit required is 25% of property value”. For Example, if you are buying a property for Dhs 1,800,000, as an expat, you need to have a cheque worth Dhs 450,000 ready. Age limit for mortgage application The applicant needs to bear in mind that the duration of finance depends on their age on its maturity date, which is 70 years of age CONNECTOR NOVEMBER 57


PERSONAL FINANCE at time of maturity for the self-employed and nationals, and 65 years for salaried expatriates. Daniel Le Moeligou, Director, Sales and Marketing at mortgage consultancy Home Matters said, “Age should be 65 for salaried persons, 70 for self-employed. Most banks would require at least 1 year of term so application would be 64 or 69 respectively.” Maximum and Minimum length of Mortgage You can apply for a mortgage for a minimum of one year or a maximum of twenty five years, as long as the applicants age does not exceed the limit at the time of maturity. Salary The amount of the mortgage depends on your monthly fixed salary. It is considered that 50% of your salary will be used towards your basic necessities, and the mortgage repayment and other monthly payments therefore must fit within the other 50% of your fixed salary. This criteria makes sure that the applicant is financially sound to meet the monthly instalments. Stuart Roe, Head of Mortgages, Allsopp & Allsopp said, “The maximum amount borrowed depends on your salary and monthly income. All borrowings must fit within 50% of your fixed salary per month.” Daniel Le Moeligou of Home Matters added, “For salaried persons, banks will allow 50% of the monthly income to utilise with a mortgage and any other fixed liabilities. There is a second test of 7 x annual salary which cannot be breached. For self-employed this can be a bit more complicated dependant on 58 NOVEMBER CONNECTOR

what the company does and how it is structured.” Different Types of Mortgages Repayment mortgages The monthly repayments consist of repaying the capital amount borrowed as well as the accrued interest, so that the amount borrowed decreases throughout the term and by the end of the term, the loan has been fully repaid. Interest only mortgages With an interest only mortgage, your monthly payment covers only the interest charges on your loan, not any of the original capital borrowed. This means your payments will be less than on a repayment mortgage, but at the end of the term, you will still owe the original amount you borrowed from the lender. Daniel Le Moeligou of Home Matters said, “There are repayment mortgages predominantly. There are some very limited options for interest only. Generally these are not attractive.” Mortgage Bank Application Process Stuart Roe of Allsopp & Allsopp shared with us the application process step by step which goes as follows: • The applicant should have a brief conversation with an advisor to determine their affordability. • Submit passport, visa and Emirates ID along with their proof of income documents. #connectordubai


PERSONAL FINANCE • Review with a mortgage advisor • Submit the loan application form fully filled after discussing the lender options. • A 2 to 4 day wait at this stage is estimated for approval. • Submit the property documents for the valuation to be instructed • A valuation report will be expected after 2 to 3 days and then the final offer needs to be produced by the bank. • Make sure all conditions are met and prepare for disbursal. • If there is finance on the seller’s side then you’ll need to request the seller’s bank liability letter, if not then request a No Objection Certificate (NOC). • After the NOC has been produced then you’ll need to schedule an appointment with the lenders representative and the relevant parties. • If there is finance from the seller’s side, once the liability letter arrives the

settlement will be requested from the buyer’s bank. • At this stage all money should be lodged with the buyer’s bank. • Settlement normally takes around 10 to 14 days to receive the clearance documents and then move to NOC as before. Additional costs In addition to 25% of the property value, the buyer needs to bear extra 7% cost on the time of purchase. Daniel Le Moeligou of Home Matters added said, “Generally this is around 7%. This is made up of 4% land department fees and 2% real estate brokerage fees. The additional 1% would be for bank arrangement fee (between 1% and 0.5% of the mortgage amount), valuation fees, mortgage registration fees, insurance fees, land registry fee.”

Meet Lulu Lulu was found dumped almost a year ago at her foster mum’s school. Six months ago, she was caught and rescued thanks to the lovely maintenance guys who are huge animal lovers. When taken to the vet, she was found to have a microchip and was also neutered. It seems that once upon a time she was a cared for pet.
