A

ccording to Modor Intelligence, Renewables have a key role to play in the sustainable energy transition and the Middle-East renewable energy market is expected to grow at a CAGR of more than 8.2% in the forecast period of 2020-2025. Factors such as

rapid population growth and ambitious industrial and economic expansion are resulting in a growing need for power and commitment of the government to obtain maximum energy from renewable and to reduce carbon emissions are expected to be significant contributors to the growth of the market. The region recognizes the socioeconomic benefits of renewable energy deployment, which is perceived as an opportunity for industrial diversification, new value-chain activities and technology transfer. Total investment in clean energy is expected to exceed USD 300 billion by 2050. And also, up to 90GW of renewable energy capacity, mainly solar and wind power, is planned across the Middle-East region over the next 10 to 15 years, which in turn, likely to provide opportunities for growth in the market in the coming future. Tell us how Ritchie Bros. managed to operate and maintain its business during the peak of the Covid-19 pandemic in 2020? Before COVID-19, Ritchie Bros. already had a solid online infrastructure, with over 70 percent of winning bids in its live auctions coming from online bidders. However, in March 2020, Ritchie Bros. completed an ongoing digital transition by fully 12 | CONSTRUCTION BUSINESS NEWS ME | DECEMBER 2021

pivoting from live, in-person auctions to an entirely online auction format that was accelerated due to pandemic lockdowns. With border closures and travel restrictions, online selling methods such as our quarterly online timed auctions are now preferred by many international buyers because they’ve been unable to fly into Dubai or elsewhere to attend in-person auctions for an extended period. Can you provide some insight into the innovation behind Ritchie Bros. auctions and why customers choose Ritchie Bros. to get their used equipment? Pre-COVID, our auctions featured live online and on-site bidding. Only smaller, lower value items were sold in online Timed Auctions. When COVID kicked in, there was a lot of uncertainty in the market. Still, many businesses continued to need to sell and buy machinery. The live auction model was no longer possible, so we adapted our Timed Auctions to accommodate the change. Customers were able to continue to adapt their fleets to any circumstances. In addition to this, we added other technology to make fleet management and disposition easier, including our online marketplace and Ritchie Bros. Asset Solutions, a suite with fleet tracking, evaluating and selling solutions. Our online timed auctions are held quarterly in Dubai and are particularly well-known. There is no ‘chanting’ auctioneer and instead we use an easyto-use auction system. An Advantages are that bidding is open for several days and bidders get notifications on their device to stay up to date. Just like the traditional live auctions, there are no reserve prices and the highest bidder always wins the item. The online listings for inventory in the auctions contain numerous photos, inspection reports, and other details. This information helps buyers understand the equipment they are bidding on and most importantly ensures buyer confidence which is essential because all inventory is sold ’as is, where is.’ It’s fair to say that when it comes to selling, the more eyes that are on CONSTRUCTION BUSINESS NEWS ME | DECEMBER 2021 | 13

Gulf-based equipment sellers to overseas buyers using its innovative online timed auction format, and we are seeing the growing popularity of this service. Regarding the market overview in the UAE and the Middle East, what are the key trends you see that indicate positive signs in your industry? Overall demand remains strong, as is reflected in auction participation and price performance. If you look at our most recent Dubai online timed auction that took place on September 14 & 15 as an example, we had 1,153 bidders, with 346 being UAE-based while the remainder were from 81 countries, including Egypt, KSA, Jordan, and Kuwait. Outside the MENA region, bidders came from as far afield as the USA, Canada, the UK, the Netherlands and Germany. In terms of buyers, the total was 267 from 47 countries, with 176 based in the UAE. Top MENA region buyer countries were UAE, Egypt, KSA, Jordan, and Lebanon, while the top international buyer countries were India, the Netherlands, the USA, Nigeria, and Kazakhstan. We are seeing growing interest from Kazakhstan buyers at many Ritchie Bros. auctions globally. Furthermore, we are experiencing increased demand for allterrain cranes and rock trucks, as well as motor graders and crawler tractors, from bidders around the world.

If you could describe some Ritchie Bros. new products and services and how they can benefit construction clients, which ones would they be? We really want to emphasise that Ritchie Bros. is more than just quarterly online timed auctions. We also operate Marketplace-E, an ‘everyday’ online, listing site with global sellers and buyers. Unlike our unreserved price quarterly auctions, sellers can achieve quicker results with access to a global audience of online buyers. This asset disposition solution is especially suited to highly specialised items of equipment. Key differences are that sellers can set and control their reserve

selling prices. Equipment is sold from the consignor’s location, eliminating transportation costs for the seller. What’s more, Ritchie Bros. offers a suite of asset management services, including equipment refurbishment and logistics services. It’s also worth mentioning Ritchie Bros. Asset Solutions. This web-based, mobile-friendly suite of services tracks assets with real-time market valuations, provides inspection and appraisal services, and enables the workflow of equipment and truck inventory to multiple disposition channels with a simple click. This can be very useful for the busy fleet manager. Recently, a new, free Asset Valuator tool was launched, which pulls historical data from our global disposition channels, including Ritchie Bros. auctions, IronPlanet, Marketplace-E, and Mascus. Using data from millions of previously sold items, the algorithm calculates average prices and estimates the current value of equipment, which can help fleet managers make the right asset management decisions. What is your flexible payment plans and how do they help clients? Ritchie Bros. is now offering a broader range of financing options for customers based in the Emirates. From mid-2021, UAE-based buyers can benefit from an expanded range of heavy equipment and machinery that is eligible

for financing by Emirates NBD bank. This initiative is the result of an industryleading partnership between Emirates NBD bank and Ritchie Bros. Ritchie Bros. remains committed to introducing new and innovative options to help eligible UAE-based customers manage their current and future fleet management needs without the need for a full, upfront investment. The Emirates NBD financing facility is a significant part of this mission. It is already delivering benefits for many Ritchie Bros. clients based in the Emirates. You can find the financing ribbon on inventory photos identifying machinery and heavy equipment eligible for this service. Ritchie Bros. recently acquired Euro Auctions to expand its reach in the EMEA region. How will this acquisition help to position Ritchie Bros. as a market leader in the EMEA region? We’re looking forward to welcoming Euro Auctions into the Ritchie Bros. family. The two companies are a good fit with one united goal: to make asset insights, service offerings, and equipment disposition solutions more accessible than ever. The acquisition will help accelerate our growth internationally and create a truly global marketplace. Ritchie Bros.’ customers will be able to experience the expertise of Euro Auctions in sourcing equipment to accelerate the disposition process. Euro Auction customers will be able to access the Ritchie Bros.’ suite of expanded services and capabilities for an improved asset management experience. It’s still early days, and the acquisition deal is expected to close by year-end or early 2022 once regulatory approvals and other customary closing conditions have been finalised. More details on this will follow soon. It’s important to say that it is business as usual in the meantime. Ritchie Bros. is planning to hold four quarterly online auctions in 2022, as is usually the case. These are planned for March, June, September, and December. Our next quarterly Dubai online timed auction will take place in December, and hundreds of equipment items are already for sale. Bidding opens on December

7, 2021 and ends at staggered times on December 14 and 15. Don’t delay in consigning your equipment. The longer your equipment is on our auction site, more eyes will see it, and the greater the likelihood of stronger pricing. What are the main challenges you foresee soon, and how does Ritchie Bros. plan to overcome them? From an industry point of view, one of the biggest challenges clients tell us they are currently facing is the increasing delays in new equipment deliveries. Similar to the situation in Europe and North America, a growing number of equipment buyers throughout the Middle East, Africa, and India are experiencing longer lead times on the delivery of new equipment, largely due to delays resulting from COVID-19 related supply chain issues. This is exactly where our company has turned a problem into an opportunity and where we believe we can deliver the right kind of asset management solutions. Online auctions – such as those organized by Ritchie Bros. – can help buyers secure equipment more quickly because machinery and heavy equipment inventory is immediately available and can be shipped without delay. It’s a common misconception that only used equipment is available in our

auctions or marketplaces. That’s not the case. Our auctions routinely feature unused equipment and very low mileage/ hour or near-new surplus equipment. So, it’s always worth regularly checking our website. In the first quarter of 2021 alone, Ritchie Bros. global website traffic was up 47% year over year, while bidder registrations were up 49%. Increased buyer activity can be attributed to the fact that auctions provide quick access to work-ready equipment, not only in the Middle East but around the world. Another challenge we are addressing is language barriers. This is particularly important as we continue to grow our presence across the Arabic-speaking region into key markets, such as Saudi Arabia and Egypt. We’re pleased to say that online auction support is available in Arabic, and we recently released an Arabic language ‘How to’ auction video, which is available on request. Arada to launch several residential communities within Aljada and will exhibit the recently launched Kaya district at forested megaproject Masaar

rada, the UAE’s fastest-growing developer, showcased Sharjah’s key real estate offerings at Cityscape Global, which took place from 9-11 November at Dubai Exhibition Centre at Expo 2020 Dubai. Arada’s stand exhibited the extensive range of properties in its two mega developments, Masaar and Aljada. Featuring several exciting new communities within Aljada, the AED24 billion mixed-use community in New Sharjah, the stand also showcased the recently launched Kaya, the second residential phase of Arada’s forested lifestyle mega community Masaar. So far, Arada has sold nearly 1,600 units at Aljada during the course of 2021, with a total value of almost

AED900 million. Masaar on the other hand has witnessed exceptional demand for its first phase, while the second phase of this nature-inspired community, Kaya, was launched in October. Total sales so far this year at Masaar amount to almost AED1 billion. The company has also completed over 1,200 homes so far this year and currently working on 5,000 units across Aljada. Government and independent data released recently shows that Sharjah’s real estate market as a whole is witnessing a rebound from a slight slowdown during the worst of the pandemic last year. According to the Sharjah Real Estate Registration Department, the value of property sold in

the Emirate rose by 41% in the first six months of the year, compared to the same period last year. Research published by Property Finder earlier this year showed that average apartment sales listing prices for property in Sharjah increased by 2.2% in July compared to January this year. However, growth was much higher at Aljada, where the average listing price rose by 4.8% during the same period. Spread over a 24 million square foot area, Aljada is Sharjah’s largest ever project and a transformational destination for the Emirate. Aljada contains numerous residential districts, as well as extensive retail, hospitality, entertainment, sporting, educational, healthcare components and a business park, all set within a green urban master plan. On completion, Aljada will contain 20,000 units, and will be home to a population of 70,000 people.

Designed to encourage active and healthy living in harmony in nature, Masaar was launched in January this year, and offers 4,000 beautifully designed villas in eight gated residential districts, all clustered around a ‘green spine’ containing a host of outdoor and sporting facilities and boasting 50,000 trees.

he last 12 months have witnessed an exceptionally resilient performance from Arada, which has cemented its position as the largest developer in the Northern Emirates, with projects under development valued at a total of AED33 billion. Over that period, Arada has achieved a number of major construction milestones, deliveries, sales launches and the launch of its third project in the Emirate of Sharjah. At Nasma Residences, which was Arada’s first project when launched in 2017, all homes in the first five phases of the master plan have been completed and handed over. The remaining homes in the sixth and final phase are under construction, with the last 12 months at Aljada have been marked by the completion of the first homes at the megaproject, which is Sharjah’s largest ever. Valued at AED24 billion, and spread over a 24 million square foot area, Aljada is a true ‘city within a city’, featuring extensive residential, entertainment, retail, hospitality, cultural, commercial and educational offerings. The main contracts awarded during the period included a AED367 million contract to build Nest, Aljada’s student housing complex, which was won by Intermass. An AED180 million contract to build The Boulevard, a collection of three apartment buildings, was won by Al Ashram. Further contracts awarded included the Sarab 2 villa community, which was won by RAQ Contracting, and the second and third phases of SABIS International School-Aljada, which was won by ASGC. In addition, Arada has just awarded the first contract for the second phase of Madar, Aljada’s family entertainment district, to Proscape. In January this year, Arada launched its third project, Masaar, an AED8 billion forested community in the Al Suyoh district of Sharjah. Designed as a ‘post-pandemic’ community focused on active, healthy living in a nature-inspired environment, construction on Masaar has already begun, and the first residential construction contract will be awarded by the end of the year. Arada has continued its strong sales trajectory over the last 12 months; we are on track to hit our target of AED2.3 billion in the value of property sold during the course of 2021. So far in this calendar year, we have completed 1,200 homes and are currently developing some 5,000 units on the Aljada jobsite alone. >>>

This practice not only reduces the amount of water required; it also means that we can minimise any leaks and losses. In addition, the wealth of greenery at a project like Masaar can even create a micro-climate that contributes to a reduction in the community’s overall temperatures.

Attracting buyers What we’ve seen in the last year or so is refocused demand on homes that are spacious, safe and surrounded by nature, especially in the post-pandemic world. This is the inspiration behind Masaar, which was the first major UAE offplan project to launch since the start of the pandemic, and which has so far seen over AED1 billion in sales. Featuring 4,000 villas and townhouses separated into eight gated districts, Masaar is spread over a 19 million square foot plot that is ideally located in New Sharjah. Sales in the first district, Sendian, began in January, while the launch of sales in the second district, Kaya, began in October. At Masaar, our goal is been to create a community that offers an active, healthy lifestyle in a nature-inspired environment. With more than 50,000 trees based in Masaar’s ‘green spine’ every resident at the community has direct access to plenty of greenery, as well as a wide range of sports facilities, including 13km of looped woodland cycling and jogging tracks. This is also a commitment that we’ve made at Aljada, where all residents have easy access to linear parks, which stretch the length of the project, as well as highquality sports facilities and a ‘walkable’ environment, designed to allow residents make the most of the community even during the summer months. I’m proud to say that so far this approach has paid off. Real Estate Demand in Sharjah All the data that we are seeing, whether it’s from the government, independent research or our own sales, tell us that demand for the right kind of projects and homes in Sharjah remains extremely resilient, as it does elsewhere in the UAE. Our experience tells us that a great location, combined with great design, great amenities and great pricing will resonate with investors, and this explains why Arada has sold almost 10,000 homes in the four and a half years since we launched the company. Sharjah is a different market to some of its neighbours in the UAE; prices have been relatively stable over the past 15 years or so, and the decision to allow all nationalities to purchase property here was made relatively recently in 2014. That means that the supply and demand situation is very favourable, and as a result, we are very actively looking at new projects in the Emirate, which we hope to announce in the near term. Expo 2020 Dubai Expo 2020 is a milestone moment for Dubai and the whole of the UAE, strengthening its positioning

as a truly international destination, and helping to achieve growing foreign direct investment in the sectors that matter to the economy of the future. Developers will particularly benefit from what the Expo has to offer around its main themes: sustainability, innovation and mobility, all of which will create a lasting impact for developments and communities in the UAE and beyond. Projects outside of Sharjah Right now, Arada has a project portfolio valued at AED33 billion, which makes us the largest developer in the Northern Emirates and the fastest-growing in the region. Right now we are aggressively searching for opportunities both within Sharjah and elsewhere in the UAE, both in terms of locations for new communities and for our brands. In 2022, we are hoping to launch between two to three new projects in the UAE, at least one of which will be in Sharjah. Further afield, we remain in talks with potential partners over projects in what will be our first move outside the UAE, the Kingdom of Saudi Arabia. We are hopeful that we can announce our first project in Saudi Arabia by the end of 2022.

Is this your first project in the region? We already worked in the Kingdom of Saudi Arabia but we are excited that this will be our first built project in the country. We have also designed projects in the wider region including in the United Arab Emirates, Jordan and Oman. We recently completed the interior design for the Shirvan Métisse restaurant for Michelin-starred chef Akrame on the prestigious Pearl Marina in Doha, Qatar. How was it working in Saudi Arabia and how did it differ from your previous ventures around the world? How has COVID-19 influenced your design thinking and the industry as a whole? Most of our projects are based on the creation of unique experiences in a particular context where privacy is considered one of the key design features, so this is already Covid-compatible. We believe that Covid will further this trend to look for ways to establish a healthy relationship to one’s surroundings i.e. to find a balance between nature and the built Environment.

Where do you find design inspiration outside of architecture? We find inspiration through our travels and getting to know each individual site around the world in all its complexities. This means understanding the essence of a place by discovering the local know-how and traditions as well as by simply talking to locals. We also work closely with the client to understand the ambitions for the future project to make sure we are aligned. We always formulate the project as it develops rather than

What was your impression of attending and leading a roundtable discussion at Expo 2020’s French Pavilion? We found that Expo 2020 presents an impressive array of architecture, design and thought-leadership. We particularly enjoyed taking part in ‘The French Approach to the Sustainable and Desirable City’ symposium through ‘The Challenges of Tourism’ roundtable, where we set out our vision for the future of the hospitality industry. Today, all developers are placing the question of

balance at the top of their agendas and we feel that a sustainable approach to design, such as ours, will increasingly be adopted to achieve projects in harmony with the world around them. Stéphanie was also invited to participate in the ‘Women Designing for AlUla’ talk hosted within the AlUla exhibition at Dubai Design Week, led by Samantha Cotterell, Executive Director of Design at the Royal Commission for AlUla. This was a great opportunity for (female) designers to discuss the communal goal of showcasing the beauty of AlUla to the world. What trends do you see coming through in the architecture / interior design space? We have noticed a tendency, or a desire even, to return to what is essential, a sort of “back to basics”! For example: in terms of using local materials and reinterpreting traditional patterns and forms. Today, people expect a real experience, a real sense of place, and architecture is the first step to achieving this authenticity. We also feel that people are seeking more meaningful experiences through travel. A fulfilment of the mind as well as the senses. >>>

What are some of the biggest changes you’ve seen in the past 10 years? There has a been a really exciting change over the past ten years around travel and hospitality, whether high-end or more affordable, becoming environmentally and socially responsible. People want to new hotels and resorts to have a positive relationship with local communities and environments, while also offering guests meaningful experiences and interactions with those communities and landscapes. There is growing recognition that new developments shouldn’t be “parachuted” onto a site, they should be in a form of dialogue with it, and belong to it in a sustainable way.

the use of local materials, sun protection, natural ventilation and limiting the use of energy. These are all essential to our design approach and are no longer considered as compromises but rather guiding principles. Which building do you wish you had designed in the Middle East? It is a difficult choice. We were very much impressed by the traditional Bedouin tents, that are amazingly simple but so efficient at providing shelter in the desert climate. But, if we have to choose an actual building, we would probably choose Tuwaiq Palace in Riyadh. It is an incredibly smart and beautiful building.

One which tells a story, unravels spaces that open to nature and it was, although built around 40 years ago, truly sensitive to its context and environment. Its bioclimatic approach is both poetic and intelligent in a way that serves, still today, as an example. What is your dream client or dream project? Our dream client trusts that the design will lead the asset to success. This client understands that the design will create the experience and therefore design should be the main focus. Our dream project is one that immediately feels obvious when it has been built. This means that it creates a feeling as if it has always been there (or should always have been there). This type of dream project creates an emotional relationship with the end user, and this is what we work towards in every one of our projects.

There’s obviously a lot of focus on sustainability now. How has that evolved? Sustainability is now the main prism through which travelers understand and enjoy a place. In the hospitality sector, it is not only a question of how to build but also how to offer guests the possibility of observing a sustainable approach to tourism. Our bioclimatic approach to design, which we have been developing over the last 25 years, is now a given on every one of our projects. Typical uses for the AIO unit include mid-to-large conference rooms, malls, school auditoriums, stores, studios, airports, transport terminals, and even for at-home cinema experiences. The product will be commercially available from December 2021 with the price ‘on request’. 2. Smart City Solutions UAE has always been ambitious in adapting to innovations toward becoming a technologically advanced nation. We see smart city projects coming to life and supporting the vision and directives of the leaders of this country. Through encouraging a safe transportation experience, enhancing mobility through autonomous transportation technologies for increased productivity and reduced traffic congestion, and boosting the use of public transportation means to reduce time spent commuting, we are thereby “enabling residents and visitors to reach their destinations safer, faster, and happier.” The smart city solution by Hisense comprises urban traffic management and public transportation solutions. Urban Traffic Management Developed with the aim to enable integrated command and control of traffic in an urban environment, urban traffic management for smart cities comprises signal control, signal tuning services, and transportation solutions and services to eliminate traffic congestion and ensure road safety for motorists and pedestrians. Hisense front-end systems capture traffic data via flow detection cameras, radars and other monitoring systems to oversee traffic queue length, occupied lanes and the general flow, which is then fed into the traffic data centre that activates the application platform to provide accurate solutions for real-time traffic management. Hisense provides two types of traffic signal controllers; the highend controller, which is intended for large intersections and highways with

frequent congestion, and the midend controller for main roads and coordinated intersections with relatively less congestion. HiCon, Hisense’s traffic signal control platform, offers permutations of as many as 40 control strategies in six different categories to ensure all the possible scenarios are covered. HiCon is currently already functional in 20 cities in China, with around 2,000 signal controllers installed. The platform has an “open NTCIP protocol,” and therefore works well even when integrated with signal controllers of other brands. When combined with guidance screens, HiCon helps influence traffic behaviour, reduce traffic jams and thereby reduce the amount of time vehicles are on the road. Hisense’s urban traffic management also offers e–police solutions such as capturing traffic violations such as jumping the red light, incorrect lane changing and driving in non-authorised areas. In the case of China, Hisense’s urban traffic management program has helped by reducing travel time by 11% to 26% in major cities and improving road efficiency by 20%. Smart City – Public Transportation Solutions Hisense provides smart transportation solutions involving buses, taxis and cargo through the use of on-board terminals, in-vehicle monitoring, assisted driving and driver behaviour analysis. Hisense has gained recognition and

won numerous awards by successfully undertaking the implementation and installation of public transport solution projects in 60 major cities in China. The solution includes an on-board terminal with multi-function integration as the key equipment, which includes business dispatching, VOIP calling, driver attendance and a one-button alarm. The equipment is supported by other systems using AI technology such as blind-spot pedestrian detection (BSD), early warning systems based on risk prediction (ADAS), and abnormal driver behaviour detection (DMS) such as smoking, making phone calls, and fatigue driving. Smart video surveillance systems are implemented for cargo trucks to prevent theft and ensure cargo safety and storage. Hisense is introducing these solutions in line with Smart Dubai’s vision to embrace technological innovation and advances to make Dubai a more “seamless, safe, efficient and personalised city experience for all residents and visitors.”

HOW TO TRANSFORM CONSTRUCTION PROJECT COLLABORATION WITH COMMON DATA ENVIRONMENT (CDE) TECHNOLOGY Andrew Martin, Senior Sales & Marketing Director EMEA & Managing Director UK at Egnyte dispels some common misconceptions around CDEs – especially in a cloud environment – and explains how CDEs can transform collaboration on construction projects What is a Common Data Environment (CDE)? In short, a CDE is a collaborative technology environment used by everyone on a construction project so they can communicate and coordinate with all other members of the project, helping to avoid costly duplications and mistakes. A CDE follows ISO 19650 guidelines and functions as the single source of project information. It is used to collect, manage and share documentation, the graphical model and non-graphical data for the whole project team – whether it’s created in a conventional data format or in a Building Information Modeling (BIM) environment.

Some critical functions that construction businesses need from a CDE Of key importance to any construction business in the Middle East is offline access to project documents - and that they synchronize changes smoothly when back at HQ or in their usual data environment. The CDE must also integrate with the company’s current applications and workflow to avoid version conflicts and data silos. If these key factors all work successfully, you get a quicker project handover time, a more secure project process, and a comprehensive data trail. Unfortunately, many construction teams struggle to manage and share

information effectively. For example, some CDE solutions store data in silos, which creates problems managing security and audit history. And if team members experience accessibility issues, they cannot be confident that they are accessing the latest version of content, which can lead to duplications, confusion and time-wasting. These challenges have led to some misconceptions about CDEs, particularly around the use of construction data in the cloud, connectivity and flexibility. It is important that we examine these misconceptions, because a great CDE not only stores and protects all associated content in a single, secure repository in the cloud, but it also makes sure that the right people can access it easily and at the right time. So let us look at four common misconceptions about CDEs. A - WRONG It is impossible to collaborate with external people during the bidding process without using email or file transfer protocol (FTP). The problem with relying on email and FTP during the bidding process is multifold. Email often has enforced size limits and searching through emails for incoming bids can be confusing and result in lost information and lost time. Similarly, unreliable connectivity can lead to long download times for FTP files, especially with the advent of BIM, which means that packages are becoming larger than ever. These problems disappear when using a modern CDE. > Connectivity issues – not a problem Rather than downloading large files, a CDE can send unique links to each bidder. This direct data connection to the cloud negates bandwidth interruptions, so if a download pauses because of a connectivity problem (for example, a poor Internet connection), the download resumes once connectivity is restored. > Incoming bid management is easier Unlike traditional, cumbersome technologies and methods, vendors who manage incoming bids can instead place estimates directly into a CDE. By providing upload links, each vendor can simply drag and drop their tenders into a pre-assigned folder. And to make WWW.CBNME.COM

sure they do not receive bids after the deadlines, they can add expiry dates. > Permission-based access provides heightened security Security can be at risk when accepting and sharing information with external parties. In a truly collaborative and secure CDE, permissions and rights are assigned based on whether a user is internal (an employee) or external (a member of the supply chain). B - WRONG Employees cannot work from home if business data is to remain protected Remote and home-working is on the increase, with four out of five (81 per cent) of Middle East and African (MENA) professionals seeking remote jobs in 2021. This has created a serious data protection problem for businesses, with many people assuming it is impossible to combine data protection with home working. However, this is untrue. Data are arguably a business’s most important assets, so data protection is paramount. And yet flexible working against deadlines can lead users to find their own ways to work around technology problems, which can expose the business to great risk. For example, employees may be tempted to use external drives or personal cloud products to download files on unprotected laptops with no data governance policies like, for example, sharing permissions and data lifecycle management.

Such risks do not extend to a CDE. Whether they are in the office or at home, employees have a direct connection to work folders, the appropriate view into the team’s single source of information for the project – and all without using a virtual private network (VPN). For example, when a bid comes in via a CDE, the quantity surveyor might be granted access. Then, as the bid progresses through the workflow, project owners can give or remove permissions from other stakeholders as required. Flexible working: check. Data protection: check. C - WRONG: Onsite collaboration requires high-speed Internet Although a CDE does require some level of onsite connectivity, it does not have to be high-speed or always available. Instead, you can sync files to laptops or mobile devices for offline access so that people can continue to work remotely. Once the team member is back within Wi-Fi or cellular range, the files will automatically be synced back to the cloud. > For faster access to new or changed information: caching. Caching frequently accessed content to a storage device in the site cabin is another option. It provides users with very fast access to the essential data they need without having to rely heavily on

high bandwidth speed or reliability. These devices can be installed easily at the cabin or pre-built and shipped there. They can then be deployed in minutes. You can improve performance further by syncing between the site cache and the cloud, so only small items of new or amended information get uploaded instead of the entire file. And finally… D - WRONG: CDEs do not deliver tangible ROI A well-executed CDE supports multiple file-types and applications, while providing a clear and concise way for teams to be organized and efficient throughout construction projects. Companies that have invested in a modern CDE system designed with the construction industry in mind, see a return on investment at practically every stage of the project. While a less stressed, happier project team is more difficult to attribute to the bottom line, there are some specifics that can be. These include: > Increased efficiency and reduced rework > A shorter learning curve for sustained productivity > Time saved locating documents > Faster project close and handover CDE and the race for digital transformation with the race for digital transformation still running at full speed, construction businesses that grasp the new approaches to processes, communication and collaboration will be well placed to come out ahead of their future competitors.

What is your vision of d3 in 5 years’ time? At Dubai Design District (d3), our main objective is to seek out new ways to enable our creative community. We aim to provide an ecosystem that allows creatives to experiment, flourish and inspire and to come together and rethink the regular. Within the next five years, we look to optimize our support for the creative scene even more by offering a platform to an increasingly diverse range of businesses and brands. This will include even more emerging local and regional homegrown talent and entrepreneurs to global names across our four segments of fashion, design, architecture and retail. We will look to building more exciting partnerships too on the local, regional and international level as collaboration is key to all that we do. And by following this vision we aim to support even further the vision of the Dubai and UAE leadership to grow the contribution that the creative sector makes to the economy, and to transform the emirate into a global hub for the creative industries. The Dubai leadership announced plans this spring to transform the creative sectors and generate thousands of new jobs. The creative economy is seen as an engine of growth and their aim is to almost

double the number of companies in the city’s creative sector to 15,000 by 2025 – and we aim to play an instrumental role in this at d3. How have you integrated your values and mission into d3’s structure? To me collaboration and sustainability are vital values. As such, we have woven them into the fabric of our DNA here at d3. We are an extremely friendly and welcoming society always looking to form new partnerships and welcome talents from all corners of the world. Sustainability has become increasingly important in our world today and we at d3 have strived to demonstrate and advance humancentric approaches to design in efforts to make our lives more sustainable and increase efficiency and wellbeing. Since taking on this role, my mission for d3 has been focused heavily on solidifying the community of creatives and supporting home-grown brands. As a regional hub for art and creativity, we actively seek opportunities to come together and promote local talent, celebrate achievements, and navigate the region’s next chapter of growth and innovation by rethinking art, architecture, fashion and design. >>>

Over the course of the pandemic to date we have explored all sorts of ways in which to support the industry. And looking back, the last 18 months has seen our community show incredible resilience and collaboration. We took several measures early on to help our business partners to minimise uncertainty, ensure business continuity and maintain financial resilience. We are also very proud of the #AThread4Cause campaign which was launched in the first months of the pandemic, where we partnered with the Arab Fashion Council to call the UAE-based fashion designers to use their craftsmanship and haute couture flair to make surgical attire for the UAE’s healthcare industry. In the end, we at d3 became a central logistics hub for the campaign which saw seven

business partners representing more than 50 tailors and pattern makers making the PPE. As the pulse of the region’s design and creative scene, we have absorbed many learnings from the pandemic, and we are even more determined to continue rethinking the regular by embracing the inevitability of change and becoming active architects of the future creative landscape. What qualities do you possess that you think have contributed most to your success? I believe my curiosity is a key factor in my accomplishments and the success of d3. We are inspired by anything that triggers passion and curiosity. That’s something we pride ourselves on here at d3. Our commitment to “Rethink the Regular” requires us to continually be curious and question ourselves, our ways

How do you manage and motivate your team? We at d3 are extremely motivated by the fact that we can contribute to such as exciting and multifaceted field holding immense cultural, social and economic value. Design matters more than ever before in a world that is changing so quickly and so profoundly. Despite the unprecedented times, the appetite for design and innovation is not changing, but simply migrating into other spheres, especially digital. Nevertheless, design holds the key to innovation because it humanises technology and transforms the creative industries. Knowing this we strive to continually invest in emerging talent and providing them a launching platform. What do you find most difficult, and how do you strive to solve it? Our community is home to a breadth of businesses in different stages of growth, and there’s no one size fits all solution in terms of the support they need. I find it to be an exciting challenge to explore how we can give them the right level of support and consultancy to reach new heights. The success of our students and start-ups is especially important to us, and we invest a lot of resources in enabling them. This requires that we constantly evaluate and enhance the scope of opportunities and assistance available, and devise innovative ways to provide them a visible platform for future investment, partnerships and prospects. What is the most important lesson you’ve learned in your career to date? Ensuring business continuity during the COVID-19 pandemic was an accelerated learning experience for all of us. It was a test that ultimately proved our resilience and unity as both a business district and creative hub. What are the key projects you’re working on? Is there an important initiative or promotional activity you’re currently working on that you’d want to share? We have just wrapped up the 7th edition of Dubai Design Week. The event was a huge success showcasing our creative community’s inspiring talents through forward-thinking panel discussions, workshops and insightful exhibitions. This year’s edition presented the most extensive programme to date with more than 250 events – and it was fantastic to see so many people back in person too. The community was delighted to be back together. We also presented the 2040: d3 Architecture Exhibition, alongside Dubai Design Week. With a theme of ‘2040’ the innovative multimedia experience took visitors on a journey to envision how Dubai could look in 20 years, aligned with the urban transformations outlined by the Dubai 2040 Urban Master Plan. It was our second architecture exhibition at d3. And we’ve actually now extended it until December 31 given the interest in it. Prior to Dubai Design Week, we also welcomed the world to d3 for Arab Fashion Week-Women’s Spring Summer 2022, following our partnership with the Arab Fashion Council this summer. And we now look forward to having the men’s edition of Arab Fashion Week in January. With a variety of other upcoming events there is much to look forward to and we’re very excited for a very busy program over the coming months. As we prepare for another exciting period, we’re always working to source new talents and form new partnerships to join the fold of the d3 community – this is always a key priority for us.

What were the key successes of this year’s Design Week – how do you plan to build on it going forward? This past Dubai Design Week boasted the biggest programme in its seven-year history. It was amazing to offer the most extensive program to date and this really highlights the growing interest and appetite for design in Dubai and the region. The diversity of creativity was inspiring. We are so proud of our strategic partnership with Dubai Design Week and to see how the event has grown and evolved since we helped launch it in 2015. We showcased 130+ international and regional exhibitions and brands from over 20 countries. The event welcomed thousands of guests to the 50+

talks featuring regional and international industry leaders, shedding light on the latest innovations and trends in the global design scene. It is always one of the most exciting moments of the year for us at d3 – and it is so important to bring the design community together in this way, to exchange ideas, collaborate, learn from each other and inspire. Plans of mega cities are being set today and construction is underway as we look to a growing population, which is set to reach 9.7 billion people by 2050. Establishing dialogue on the future of sustainable cities has never been so important, which is why we were excited to organise the second edition of d3’s annual architecture exhibition, following the successful inaugural event last year.

UD TRUCKS LAUNCHES THE NEW EURO 5 RANGE

UD Trucks launches the new Euro 5 Range in the region and upgrades its existing Quester & Croner Euro 3 Trucks with enhanced features

D Trucks has launched Euro 5 versions of its popular Quester and Croner trucks in the region for the first time. The new trucks feature significant upgrades to minimise their environmental impact, improve efficiency and uptime, increase profitability, and optimise the Total Cost of Ownership (TCO), all without compromising the benefits offered by the previous models.

The launch of the new Euro 5 trucks comes ahead of the introduction of new regulations in fast-growing regional countries such as the United Arab Emirates, which currently has a Euro 4 mission standard, and Qatar, which will be adopting Euro 5 emission standards by mid-2022. This move by UD Trucks allows businesses to better prepare for the switch to more environmentally-friendly fleets, as the Euro 5 range reduces NOx emissions

by about 43 percent compared to Euro 4 and significantly reduces the carbon footprint of the vehicles through cleaner emissions. The official launch event was UD Trucks’ first since the onset of the COVID-19 pandemic and took place at the Dubai Autodrome. The event, which adhered to all necessary health and safety guidelines, was attended by the Japanese Consul-General in the UAE, Mr. Noboru Sekiguchi, as well as some 160 customers WWW.CBNME.COM

from across the region, who were able to experience driving the new trucks first-hand, and were also given a chance to visit EXPO 2020. The number of advanced features offered on the Quester, one of UD Trucks’ most established, durable and efficient trucks, has been added along with the latest Euro 5 upgrade. The Quester Euro 5 range, with 460 hp and 2250 Nm torque, also delivers improved fuel economy by about 10 percent, assisted by the ESCOT automated manual transmission feature, a lighter tare weight and optimised driveline. Improvements made to the new Quester also extend to safety, where ESCOT takes away the drivers’ need to shift an average of 1,000-1,500 times a day by automatically selecting the right gear at any given time. This leads to increased focus and safety for the driver. The latest Euro 5 upgrades also add to the Croner’s impressive specification

list. The Croner is available in three models MKE, LKE and PKE - with wheelbase variants that offer up to 21 different configurations to suit the specific demands of various industries. The truck’s fuel efficiency has been improved, in part due to a more aerodynamic cab design that reduces drag by 5 percent compared to previous models. The Croner is very much driver-focused as its cabin is designed to put driver comfort first with numerous active and passive safety features to protect the driver, cargo, and surrounding traffic. Taking into account that emissions from transportation alone have the potential to increase global emission levels by over 1.5 per cent, these heavy-duty and medium duty trucks, which combine optimal fuel efficiency with enhanced durability, have evolved further to meet modern transport and environmental challenges. >>>

Being the first truck manufacturer to introduce Selective Catalytic Reduction (SCR) technology in 2004, UD Trucks’ new range features SCR technology to significantly boost environmental protection and fuel economy. With such benefits, SCR technology is proven to be more reliable when compared to other emission control technologies for reducing emissions. The new range focuses on three themes: improved efficiency and optimised TCO; better uptime; and better for the environment. LINNHOFF ASPHALT PLANT OVERCOMES LOGISTICAL CHALLENGES ON GHANA ROAD PROJECT

A

Linnhoff TSD1500 Mobile Asphalt Plant has achieved remarkable progress on a high-profile African road project, the Grade Separation of the Tema Motorway Interchange. The roundabout at the Interchange had been troubling motorists with its severe traffic congestion that often exceeded 1 km during peak hours, and had become a pressing issue

for the government to tackle. The ‘Project for the Improvement of Ghanaian International Corridors’ was therefore implemented – one of the priority projects proposed in the ‘West Africa Growth Ring Corridor Master Plan’. A US$57million grant from the Japan International Cooperation Agency (JICA) soon followed in aid of this project. The Motorway Interchange at Tema, Ghana’s largest port city, forms the

crossroads of two of the country’s busiest international corridors: National Highway 1 (N1), which hugs the Ghanaian coastline virtually all the way between its borders with Ivory Coast and Togo, and, in the far east, National Highway 2 (N2), its main north-south highway which leads up to the border with Burkina Faso. In February 2018, work on the Tema Motorway Interchange began, transforming the roundabout into an interchange with an underpass, the construction of a 2.1 km three-lane dual carriageway with 730 m underpass on the N1 and improvement of 1.9 km of twolane dual carriageway on the N2. a 190 m-long box-culvert underpass, four disability-friendly pedestrian bridges, traffic signals, street lighting and other safety-critical features. The Linnhoff TSD1500 MobileMix Asphalt Plant consistently churned out 100-120 tonnes of hot mix asphalt per hour, playing a crucial role in keeping the project on track. Overall, it produced around 52,000 tonnes of hot mix asphalt for the construction of a total of 150,000 m2 of asphalt works, for use in the base, binder and wearing courses. The plant’s unique dual-function screen drum technology enables both the drying and screening of aggregates to be processed in the same drum, eliminating the need for a hot elevator and vibrating screens. Not only does this reduce fuel consumption and emissions, but maintenance is easier too, reducing costly downtime. All of the four main mobile modules that make up each Linnhoff TSD MobileMix asphalt batch plant are pre-assembled at the factory, before undergoing rigorous test cycles to ensure smooth set-up once they reach the jobsite. And, being equipped with a hydraulic

powerpack self-jacking support system, there is no need to employ large cranes for the installation and dismantling processes, meaning plant operation can begin more quickly. By offering important advantages in terms of enhanced mobility, the Linnhoff TSD series is ideal for use in remote locations or short-term projects. After the work on Tema Intersection was completed, the plant was moved to the National Trunk Road N8 jobsite. The mobility of the plant is extremely beneficial, especially when the contractor moves on to different projects, explained Teo Siang Leong, General Manager (Sales), Lintec & Linnhoff Asphalt Pte Ltd. According to B&FT Online, the improvements in the Tema Motorway Interchange is expected to shave 15 minutes off the 20-minute delay that motorists used to experience at the old roundabout. It would also improve the capacity, safety, and efficiency of transport and freight that was generated in Tema, Ghana’s largest port city. This high-quality road infrastructure will lead to vastly improved logistics

to and from Tema Port, boosting trade with neighbouring countries. It will bring a better future for all people in the region, contributing not only to Ghana’s economic growth but also the economic development of West Africa as a whole.

ellow Door Energy, a UAE-based sustainable energy provider for businesses, has been awarded a solar project with ETG, a diversified global conglomerate, for its agricultural processing and food storage facility in Dubai World Central Free Zone, Dubai, UAE. The 383 kilowatt-peak rooftop solar plant is expected to generate 620,000 kilowatt-hours of clean energy in its first year of operation, equivalent to reducing 6,000 tonnes of carbon emissions over the system lifetime. Over 700 solar panels will be installed to cover 3,100 square meters of roof space, meeting 85% of the facility’s energy consumption needs. Tarun Chawla, Chief Operating Officer for ETG’s Pulses and Edible Nuts Business, said: “ETG is dedicated towards driving sustainability. This partnership with Yellow Door Energy will help us utilize clean energy for our processing, in
