Motif Interiors Completes Cutting-Edge Office Fit-Out at DMCC Uptown Tower

Motif Interiors has completed a modern office fit-out for a leading commodities trading company, located in the iconic DMCC Uptown Tower. This 11,000-square-foot office showcases modern design and functional elegance, providing a workspace tailored to the needs of the company’s diverse international team.

The client’s primary brief to interior design studios by Segrex Development was to create a comfortable, contemporary office space that fosters productivity and reflects modern design trends. The design led by Maxim Kamnev, chief designer and Alex Kiriyatskih, managing partner at Segrex, emphasises a calm, ergonomic environment with bright accent elements, ensuring continuity with the company’s other offices while introducing unique, innovative features.

“The design concept centers around creating a timeless and ergonomic workspace. Key design elements include a clean, structured layout, natural textures, and neutral tones that create a calm atmosphere,” explains Rita Estephan, COO at Motif Interiors. “The introduction of retro-futuristic elements, such as rounded walls and curvilinear glass partitions, adds a dynamic and memorable touch to the space.”

Design Walkthrough

Upon entering the office, visitors are greeted by a minimalist reception area featuring natural

wood textures and understated lighting. This area sets the tone for the entire office, combining simplicity with sophistication.

Collaboration zones within the office are designed to encourage creativity and interaction. These areas feature curvilinear glass partitions that create semi-private spaces for informal meetings.

The use of mid-century modern-inspired furniture, including curved wooden chairs and modular sofas in light blue shades, adds a touch of style and comfort, paired with neutral flooring carpet tiles from Interface.

The conference room is a key feature of the office, designed with flexibility in mind. It includes foldable doors that allow the space to be easily reconfigured for different meeting sizes or purposes. Wood-panelled walls and neutral tones create a warm, professional setting, while circular ceiling lights ensure even, soft lighting.

Key materials and finishes

Motif Interiors selected high-quality materials and finishes to meet both the aesthetic and functional needs of FSS, including Sedus furniture, Acoulite lighting with decorative elements from Flos, Luceplan, and KREON, Optima glass partitions, Interface carpets, Porcelanosa stone veneer, sanitaryware from Sanipex and Bagnodesign, RAK Ceramics tiles, NewMika laminate, Danube veneer, and Philips Dynalite switches.

The office blends modern design with functional elegance, providing a sophisticated workspace for a confidential commodities trading company.

Redefining User Experience through HumanCentered Design

VRUSHALI MHATRE, ASSOCIATE PROFESSOR AT HERIOT-WATT UNIVERSITY DUBAI, DELVES INTO THE IMPACT OF HUMAN-CENTERED DESIGN ON ENHANCING USER EXPERIENCE, FOSTERING WELLNESS, AND ADVANCING ACCESSIBILITY IN MODERN SPACES.

Design is no longer just about aesthetics or functionality; it’s about creating experiences that resonate with people on a deeply personal level and stimulate emotions such as belonging and connectedness. Human-centred design (HCD) takes centre stage as a philosophy and methodology that places people's needs, desires, and limitations at the forefront of the creative process. By focusing on user experience, wellness, and accessibility, these designs can transform industries, redefine innovation, and foster a more inclusive world. Human-centred design is an approach that begins with understanding the users for whom a product, service, or built environment is being designed. It emphasises empathy, iterative processes, and collaboration. Unlike traditional design methods that may prioritise market trends or technological capabilities, human-centred designs ask a key question about how real problems can be solved for real people.

Human-centred design thrives on experimentation and iteration, offering a structured yet flexible approach to tackling complex design challenges. Placing people at the heart of problem-solving ensures that solutions effectively address real needs. This iterative process encourages teams to gather feedback and test ideas by creating prototypes to refine concepts, thereby fostering innovation. These designs align seamlessly with modern technologies like Artificial Intelligence (AI). AI-powered tools analyse vast datasets to identify user patterns and predict behaviours, enabling designers to create personalised solutions that accommodate community needs and requirements.

Furthermore, user experience is at the heart of human-centred design. User experience (UX) transcends a space's visual appeal and circulation; it’s about how users interact and feel within an environment. Take, for instance, Apple Stores, where minimalistic interior layouts combined with intuitive product placement create an inviting and engaging customer journey. A seamless, intuitive, and enjoyable UX can turn a good design into a transformative one to create a sense of delight and ease for their users. This is achieved through meticulous attention to detail, from ergonomics to the emotional impact of using their designs.

Beyond usability, the human-centred design prioritises the overall well-being of its users. In a time when mental and physical health are increasingly valued, wellness-focused design is a critical component. Environments and products designed with wellness in mind go beyond mere convenience. They promote healthy habits, reduce stress, and create environments that uplift and inspire. In interior architecture, this is

evident in adaptive reuse projects. For example, transforming the Tate Modern Museum in London into a cultural hub showcases an iterative design process prioritising user need—ensuring accessibility for diverse visitors while maintaining the heritage essence of the building. These processes include feedback loops from employees and visitors to ensure the design adapts to evolving requirements.

Similarly, office furniture brands like Herman Miller design ergonomic chairs that prevent back pain and improve posture, contributing to long-term physical health. Wellness in design also extends to the built environment. Biophilic design, which incorporates natural elements like plants, sunlight, and water, has been shown to reduce stress, enhance productivity, and improve overall well-being. This approach is increasingly being adopted in both commercial and residential spaces.

Human-centered design is inherently inclusive. Accessibility is not just a box to tick but a core consideration that ensures designs serve people of all abilities. By addressing the needs of diverse populations, from individuals with disabilities to older adults, HCD creates universally beneficial solutions. Technological advancements have significantly enhanced accessibility. Screen readers, voice recognition software, and closed captioning are just a few examples of how technology can bridge gaps. However, true accessibility goes beyond technology, it’s about mindset. While human-centred designs have numerous benefits, they are not without their challenges. Balancing user needs with business goals, managing project timelines, and overcoming biases during design can pose significant hurdles. Additionally, ensuring inclusivity often requires additional time and resources, which organisations must be willing to invest. However, the long-term rewards of human-centred design far outweigh these challenges. Products and services prioritising human experience are more effective and foster greater trust and loyalty among users. As society becomes more interconnected and diverse, the demand for human-centred design will continue to grow. Emerging technologies such as artificial intelligence, augmented reality, and the Internet of Things (IoT) will offer exciting opportunities to enhance user experiences. However, the ethical implications of these technologies must also be carefully considered to ensure they benefit all users equitably. Moreover, sustainability will play an increasingly important role in it. Designs that are environmentally conscious and promote sustainable lifestyles will be critical in addressing global challenges like climate change. In a world where human needs should always come first, human-centred design is more than a method; it is a commitment to making life better for everyone.

EVOLUTION

INNOVATION & SUSTAINABILITY

FAHED

GHANIM, CEO of Majid Al Futtaim Lifestyle, shares his journey in the luxury retail industry, the evolution of consumer behavior in the GCC, and how innovation and sustainability are shaping the future of retail through iconic brands like Poltrona Frau.

What initially attracted you to a career in retail and lifestyle, and how did you get started in the industry?

I've always had a passion for luxury, and after completing my MBA at ESCP in France, my coach encouraged me to pursue what truly excited me—customer experience and the luxury sector—rather than following the conventional path into consultancy. I followed that advice

and soon landed a role with Bulgari at Al-Tayer, and the rest, as they say, is history.

Tell us more about Poltrona Frau and the Imagine Collection. Poltrona Frau is a leading Italian brand known for its luxurious craftsmanship and timeless design. The Imagine Collection, showcased at Downtown Design 2024, represents

the brand’s vision for the future of modern living, combining traditional artistry with innovative design. It features a range of striking pieces from celebrated designers, including Faye Toogood’s Squash Collection, Jean-Marie Massaud’s Archibald Bed and Archibald Task Managerial Office Chair, and Draga & Aurel’s Parka Sofa.

In addition, the collaboration

with Ceccotti Collezioni, which featured the refined DUO Collection of tables and chairs by Roberto Lazzeroni, further highlighted the shared commitment to Italian craftsmanship and timeless luxury at Downtown Design 2024.

How do you approach innovation while maintaining the identity and values of long-established brands in the Majid Al Futtaim portfolio? Innovation and brand identity are not mutually exclusive, in fact, they complement each other. While we are committed

to preserving the core values and identity of each brand, we also embrace innovation across all aspects of the business—not just in the products themselves. Our approach is to continuously evolve and enhance the customer experience, ensuring it aligns with the brand’s essence.

Can you elaborate on the role of advanced analytics in shaping Majid Al Futtaim’s business strategies?

At Majid Al Futtaim, advanced analytics play a vital role in shaping our business strategies

What trends in consumer behavior have you observed in the GCC, and how are you adapting your retail strategies to meet these changes? We’ve observed several key trends in the GCC market, including the rise of omnichannel journeys, a growing interest in sustainability and brands that support a cause, a demand for hyper-personalization, and an increasing focus on innovative products. In response, we are leveraging advanced analytics and working closely with sustainable brands to align with these values. Additionally, we’ve implemented customer value management systems to provide more personalized

Alex Estévez, , co-founder of Mermelada Estudio

Lusail Plaza Tower, Lusail Si played a key role in development of the energy roadmap for this landmark 1.1 million m² project in Qatar envisioned as the catalyst for a new central business district in Lusail city.

Si Chen, Head of Sustainability at KPM, is a leader in advancing Net Zero Energy and sustainability across global real estate portfolios.

With over a decade of experience, she specializes in optimizing energy performance, reducing carbon footprints, and crafting Net Zero Carbon guidelines that set new industry benchmarks.

At KPM, Si leads multidisciplinary teams to deliver innovative, energy-efficient solutions. Her work integrates cutting-edge technology and bold design principles, driving sustainable transformation and positioning KPM as a pioneer in green real estate development.

Can you share what initially inspired you to pursue a career in sustainability and how that passion has evolved over the years?

I was raised in Daqing, the Oil Capital of China. Growing up, I often saw pumpjacks lining the streets and witnessed the black smoke rising from fossil fuel plants. From a young age, I began to wonder how I could help improve living conditions.

My sustainability journey began during my studies at the University of Nottingham and Imperial College. I learned how to integrate sustainability into architectural design to enhance our living environments there. This experience solidified my decision to start my career in this field.

Having worked at Foster + Partners for years, I have developed a deep passion for innovation in sustainable design. I consistently push the boundaries to achieve greater sustainability outcomes.

Over the years, my passion has evolved from awareness to active engagement in developing innovative strategies that tackle climate change, improve energy efficiency, and promote social equity. I feel fortunate and proud to contribute to sustainability efforts and positively impact our planet.

How do you measure the success of sustainability initiatives in your projects, and what metrics do you consider most important?

The success of sustainability initiatives should be measured through quantitative and qualitative metrics. Key performance indicators include energy savings, carbon footprint reduction, water savings and waste diversion rates.

Si Chen, Head of Sustainability at KPM >>>

Sustainability

Additionally, user experience and community impact are crucial qualitative measures. Tracking these metrics can help us assess progress and adjust our strategies.

What key challenges have you faced in implementing Net Zero Energy solutions across diverse global projects?

Implementing Net Zero Energy solutions across global projects presents several key challenges, including cultural perceptions of sustainability, diverse regional regulatory environments, and budget constraints. One challenge I encountered was persuading clients to invest in off-site renewable energy farms. I conducted thorough research highlighting the long-term benefits and return on investment (ROI) to address their cost concerns. I analysed the renewable energy potential across different regions, considering the varying photovoltaic (PV) output. This analysis allowed me to effectively communicate the value of investing in renewable energy to offset remaining carbon emissions. Ultimately, my efforts led the client to commit to a signature Net Zero Energy project.

How do you approach optimising energy performance in buildings, and what strategies have proven most effective?

Optimising energy performance in buildings should follow a structured hierarchy: first, passive strategies, then active measures, renewable energy integration, and post-occupancy monitoring.

The

success of sustainability initiatives should be measured through quantitative and qualitative metrics. Key performance indicators include energy savings, carbon footprint reduction, water savings and waste diversion rates.

Passive Strategies: To minimise energy consumption, I prioritise passive design elements like orientation, natural ventilation, and thermal mass.

Active Measures: To enhance energy management, I then implement energy-efficient systems, such as high-efficiency HVAC and advanced lighting controls.

Renewable Energy: Integrating both on-site and off-site renewable sources is essential for achieving long-term sustainability.

Post-Occupancy Monitoring: Finally, I emphasise monitoring energy use and occupant comfort to minimise the performance

gap and identify areas for improvement. This comprehensive approach optimises energy performance, enhances occupant satisfaction, and contributes to broader sustainability objectives.

As someone dedicated to staying updated on sustainability trends, what emerging technologies or practices excite you most?

Environmental, Social, and Governance (ESG) trends are evolving rapidly globally, driven by increasing awareness of sustainability and social responsibility among investors,

CPK airport, Warsaw Si spearheaded the comprehensive energy strategy for the new CPK airport in Warsaw, ensuring alignment with EU taxonomy standards to optimise investment outcomes, positioning the airport as a leader in sustainable aviation.

consumers, and regulators. In the Middle East, governments are increasingly recognizing the importance of sustainability. Initiatives like Saudi Arabia’s Vision 2030 and the UAE’s National Climate Change Plan aim to diversify economies away from oil dependency and promote sustainable development. Several countries are beginning to establish regulatory frameworks for ESG reporting and sustainability disclosures. The Abu Dhabi Global Market (ADGM) and the Dubai Financial Services Authority (DFSA) have introduced guidelines to encourage companies to adopt ESG practices. I am excited to get involved in this trend. I am excited to actively participate in and contribute to this transformative movement, as I believe sustainability and social responsibility are essential for creating a better future.

With your experience across different regions, how do sustainability practices vary between the UK, Europe, APAC, North America, and the Middle East?

Sustainability practices can vary significantly by region due to cultural, economic, and regulatory differences. For example, Europe often leads in stringent regulations and ambitious climate goals, while the APAC region rapidly adopts green technologies. North America strongly emphasises corporate responsibility, whereas the Middle East is increasingly investing in innovative sustainability and renewable energy projects to diversify their economies. Understanding these nuances is key to effective implementation.

Looking ahead, what are your goals for sustainability at KPM, and how do you envision making a broader impact on sustainable operations and investments globally? Looking ahead, my primary goal for sustainability at KPM is to integrate sustainable practices across our existing design teams, including MEP and structural engineering. In the long term, I envision leveraging our global presence to influence ESG investments and operations worldwide, promoting circular economy principles, and driving advocacy for policy changes that support environmental stewardship. Together, we can lead the way in setting industry standards for sustainability and making a meaningful impact.

How

Different Is a Designer’s Mind to AI?

Renowned designer Sebastian Errazuriz shares his perspective on the evolving interplay between human creativity and artificial intelligence, exploring the essence of originality and the future of design.

With over 265,000 visitors, Tanween stands as Ithra’s most

impactful annual design event, showcasing voices worldwide and cementing its place on the global design stage.

Sebastian Errazuriz was one of the international contributors participating in this year’s Tanween Program. He is a Chilean designer, an artist, and interestingly, an AI researcher based in New York. Sebastian Errazuriz’s works feature in over 100 exhibitions and permanent museum collections worldwide. Known for his collaborations with luxury brands like Audemars Piguet and Mortlach, his large-scale public art installations have graced iconic venues such as Times Square, the New Museum, and Art Basel. Obsessed for the past decade with the upcoming societal impact of artificial intelligence, his artworks, texts, and talks on the subject provide an important framework to help others imagine and prepare for the impending technological revolution.

How do you see AI influencing human creativity now?

I have taught at universities. You can say, next week you’ll need to design a chair that does A, B, and C. AI now is already responding at a level that is more or less 90% of the students. That's a giant threat because AI is only continuing to improve every year. If it's already at a level that is similar to many design students, what are those students going to do? How are those students going to have a job? How are they going to continue to make a difference?

And that's where we are forced to rethink ideas, we are forced to learn how to design, how to think, and that's a key component here.

How can we avoid this threat?

Human creativity will be in danger, a problem we cannot avoid. We can postpone it for as long as possible. The book I wrote on the impact of AI on society starts with a quote. The quote says: “How can you survive a bear attack?” Then it says: “You can't. You can only run faster than the rest. The bear is going to eat some people. You just need to run faster than the ones it's going to eat.”

Aesthetics right now are the easiest part for AI to replace. Ideas are the harder part for AI to replace. If I go into AI and I say create a design in the style of Philippe Stark, it's going to be easy for AI. So, unless Stark has a new and different idea, a design in his style is easy. An idea, a different concept, that's harder. So, designers and creatives need to go and focus on ideas. And then the other aspect is how are you presenting your idea. If you're adding all of the elements that I cannot know about you, but that are your own Venn diagram, special recipes, and ingredients, then you're

going to be infusing your work with much more interesting things. You made it yours; you made it about an idea, you made it personal, and you made it a story.

Tell us more about your book

I designed it. It's my first book. I know I'm a good designer, but I don't know how good of a writer I am. It started with the understanding that most people don't read. In general, we've all read less than we used to. So, it's one page, one subject. Every subject is a question and I don't have the answers. I'm trying to formulate the right questions to get people to think while functioning as a moderator in each question. >>>

and impactful as a building. And so Ithra has that quality, and that quality is representative of the entire nation.

What’s something about design you’d like to put the spotlight on?

For example, if we're talking about how AI will impact education, the justice system, art, or a variety of subjects, I will mention a couple of things that might be obvious and that you could think of. But ideally, I'm using my creativity too to come up with things that you hadn't thought of.

Then there's a little QR code at the bottom which takes you to a chatbot AI that will ask for your feedback. I want everyone to provide their imagination and their potential answers so that we crowdsource human imagination to

try and tackle AI. And then all the questions are in a crescendo. So, it gets stronger and harder. It's advancing in time. So, within the immediacy of today to what happens with AI five, 10, and 20 years from now.

For how long have you been working on it?

Two years! And I've been scribbling down ideas for a decade. As a creative person, when you need to write something that is going to be read by AI engineers or heads of tech and AI companies, it needs to be impeccable and flawless.

How has your experience at Tanween been?

Travelling is a big part of

my work - it becomes annoying at a certain stage. Coming here was the first time in a while that I was, like, excited. In which I can't quite understand everything and I feel like I'm constantly making mistakes. There's so much information of all kinds, everything is info.

Ithra as a building, reminds me of the Guggenheim in New York. It's a little crazy, it's a little illogical, but it's kind of sculptural and poetic, just like the Guggenheim. It's less practical than it's symbolic. Curators always complain that the gallery spaces at this circular Guggenheim are hard to place art inside. But that building is so much more beautiful

10 or 15 years ago, there was a design fair called Design Miami. It belongs to Art Miami Basel, the most important art fair in the world. And there was a selection of some exquisite pieces that came to several points in the Middle East. And they did terribly. They didn't sell. No one cared. People tried to figure out, why is it that no one cared. And it was because they weren't immediately recognisable as brands. The hotel I'm staying at, the soap in my bathroom is Balmain. And I'm like, why is the soap Balmain? They don't make soaps. There's such a tradition of soaps that are less known as a brand but are so exquisite in their legacy and the amount of work that they've done and the levels of sophistication within soap would have been much more amazing. I think that's an important step for the region. That is the next step they need to take. You have the resources. It's important to leave the brands a little aside and start going for what the quality of the product is. What the quality of thinking is. Something that connects with you, something that makes sense for you. Something that is yours.
