The Illusion of Connection
The world today is more connected than ever, yet somehow, it feels more distant. Our screens light up with endless notifications, our conversations are reduced to emojis, and our milestones are measured in likes and shares. We scroll past engagements, birthdays, and celebrations, double-tapping as a silent nod of acknowledgement—but does that mean we were truly there?
I often wonder: are we living for the experience or the post? I’ve seen it too many times—at birthdays where guests are more focused on getting the perfect boomerang of the cake-cutting than actually singing along, at weddings where moments are framed through camera screens instead of being felt, and at concerts where hands are raised not in joy, but to capture content for the ‘gram. We curate our lives to perfection,
making sure each angle, each filter, each caption tells a story—but is it real? Or is it just a beautifully crafted illusion?
Yet, despite seeing through the façade, I am just as tangled in this web. Social media isn’t just a pastime; it’s part of my work, my routine, my profession. Stepping away feels like an impossible task when every story update, every trend, every viral moment feels like something I need to keep up with. But as I immerse myself in this digital tide, I can’t help but feel a quiet longing for something more—something raw, unfiltered, real.
I think back to simpler days when connections were measured in laughter that echoed through a room, not in comment sections. When conversations were filled with depth, not character limits. When celebrations were about the people in the room, not about making sure the guest list looked impressive online. Where are we heading if our happiest moments only hold meaning when strangers validate them?
The saddest part is that we no longer know how to fully disconnect. Even in moments of quiet, we feel the urge to check, to scroll, to post—like we need proof that we were there and mattered. But does a moment lose its meaning just because it wasn’t documented? Does love become less real if it isn’t publicly declared? Does joy diminish if it isn’t shared on a feed?
Perhaps the real challenge today isn’t staying connected but disconnecting—taking a step back, putting the phone away, and living in the now. Because no amount of likes can replace the warmth of a real hug, no Instagram story can capture the magic of being truly present. And maybe, just maybe, the most precious memories are the ones too real to be posted.

GENSLER AND PARTNERS UNVEIL INNOVATIVE STADIUM DESIGN FOR AL-AHLY
Gensler and partners develop a revolutionary stadium design, setting new standards in sports architecture
Al-Ahly, a name synonymous with football excellence across Africa and the Middle East, is the most successful football club in the region.
In partnership with El Qalaa El Hamraa and Buro Happold, Gensler has developed a concept design for a world-class, ground-up stadium for the club that redefines the fan experience, drives economic growth, and sets a new benchmark in sports architecture globally.
Thirty years in the making, the design marks a transformative opportunity for Al-Ahly to finally have a stadium they can call their own — a home that captures the passion of their fans. The 42,000-seat stadium serves as a gateway to Egypt’s bustling capital, located along the motorway connecting Cairo and Alexandria. One of the stadium’s defining architectural features is its massive structural arch, which makes it instantly recognisable from all viewpoints.
The design features several innovative solutions and embedded technology. The design team integrated a sunken pitch and asymmetric bowl due to height restrictions imposed by flight paths with the nearby Sphinx International Airport. This creates a dynamic match-day atmosphere, while also leveraging cooler earth temperatures
to reduce ambient heat, achieving sustainability through passive design measures. The integration of a digital façade with options for digital projections transforms the stadium into an iconic landmark, illuminating Cairo’s skyline at night.
Central to the design is the inclusion of a variety of experiences for Al-Ahly fans. On arrival, fans are welcomed in the vibrant ‘Owners’ Plaza,’ a dynamic space that sets the tone for the entire stadium visit. With room for 30,000 fans, it features social areas, a team shop, cafes, and the Al-Ahly Museum. Inside, double-tiered stands amplify the energy of supporters and ensure most fans are close to the action. Premium areas, like The Field VIP, offer an exclusive atmosphere with gourmet dining, access to the players’ tunnel, and prime seating, allowing guests to enjoy match day in comfort and style.
The Al-Ahly Stadium will anchor a transformative sports city masterplan, which includes a university, hospital, and mosque, enhancing Giza’s and Cairo’s tourism portfolio. With multifunctional spaces that can host national events and concerts, the stadium aims to become a dynamic, yearround venue that transcends football and drives significant economic growth in the region by attracting sports fans, tourists, and eventgoers.

Misr Italia Properties Starts 2025 with EGP 4 Billion in Sales and New Partnership
Misr Italia Properties, one of the leading real estate developers, announced a strong start to the new year. In January 2025, the company achieved significant milestones, including gross contracted sales amounting to EGP 4 billion, representing a 200% growth compared to the same period last year. These results reflect the confidence of clients in the company’s projects, which currently include over 12,000 families.
“The exceptional sales performance in January 2025 reflects the success of our strategy in developing our existing project portfolio to deliver units on time, enhancing customer trust and satisfaction.” said Eng. Mohamed Khaled El-Assal, CEO and Managing Director of Misr Italia Properties, “Additionally, we have launched innovative marketing campaigns that offer payment plans suited to purchasing power, as well as units that meet consumers’ needs. He added, “The sales achieved in January 2025 represent a significant portion of our target for the first quarter, and I expect us to continue to achieve high sales throughout this year, surpassing the results of 2024. This will be driven by our efforts to launch new phases of current projects and explore new investment opportunities. Our diversified portfolio, spanning residential, commercial, administrative, and hospitality developments across key locations such as East Cairo, the North Coast, and Ain Sokhna, continues to strengthen our market position and sustain our growth strategy.”
As part of MIP’s commitment to delivering projects according to the set schedules, with a focus on customer satisfaction, the company plans to invest EGP 11 billion in 2025 to support its expansion plans and strengthen its leadership in the real estate market. Concurrently, the company is focused on enhancing the quality of life within its communities by providing a livable environment that encourages residents to move to their new communities, while continuing to develop amenities and services to ensure an exceptional living experience. One of the several Raimondi flat-top tower cranes deployed onsite in Dubai, UAE
Elevating Regional Ambitions
Wael Hasan, General Manager of Raimondi Middle East, vividly illustrates how Raimondi Cranes—renowned as a luminary in heavy lifting equipment—rises with elegance and ingenuity to meet the flourishing demand of the region’s dynamic projects
With over two decades in construction and heavy equipment, how have you seen the industry evolve in the Middle East, particularly in KSA?
The construction and heavy lifting equipment industry in the Middle East, particularly in Saudi Arabia, has undergone a remarkable transformation over the past two decades.
The region has shifted from primarily relying on imported technologies to the rise of stronger regional supply chains to meet the country’s growing demand. In Saudi, Vision 2030 has been a gamechanger, driving massive infrastructure and giga projects that require more advanced, efficient, and sustainable lifting solutions.
We’ve seen a significant push for automation, digitalization, and smart lifting technologies, which enhance safety and operational efficiency on job sites. This is great for Raimondi, as we are technology-focused.
We anticipate that Saudi’s construction boom will continue to shape the industry in the GCC, encouraging equipment manufacturers and service providers to increase production capabilities while delivering more highcapacity and technologically-advanced solutions.
Saudi Arabia is undergoing a massive construction boom under Vision 2030. How is Raimondi Cranes positioning itself to support these large-scale projects?
Raimondi Cranes is strategically positioning itself to support these large-scale projects with tailored solutions.
Our recent participation in the Big 5 Construct Saudi marks a significant milestone. We are highly interested in playing a significant role in the country’s evolving construction landscape.
It was the first presentation of the Raimondi T577, our largest tower crane
Wael Hasan, General Manager, Raimondi Middle East
to date. The biggest model in our product portfolio, specifically designed to meet the region’s demand for high-capacity lifting, was presented to our GCC clients at the Big5 onsite.
We are also about to introduce even larger lifting capacity models, further expanding our range of solutions to support the massive developments taking shape in Saudi Arabia.
We are also increasing production capacity to ensure timely delivery; seamless support for projects requiring multiple cranes onsite is also a key pillar of our agenda.
By aligning our product development, manufacturing capabilities, and regional presence, we are working toward solidifying our position in the Saudi market, as we have done in the UAE.
We are applying the same success playbook that we have used with our valued clients in the UAE: the very same tailored service, the best-in-class product portfolio, and the real-time support will help our Saudi footprint continue to grow. After all, service is essential in the GCC.
As a leader in heavy lifting equipment, how is Raimondi Cranes integrating innovation and technology to enhance safety and efficiency on construction sites?
Our engineering and automation departments have worked extensively on developing an advanced control system, ConCore.
With its electronic sensors and dual control, ConCore enables instant troubleshooting during operations and facilitates remote assistance and monitoring. One of the most important aspects of ConCore is that it helps ensure safer and swifter crane commissioning and precise calibrations.
An essential item that is often overlooked? Enhancing crane operator comfort by introducing Lumina crane cabin- a comfortable operator is a careful and successful operator.
As one of the largest and most comfortable cabins, operators are more honed in on their deliverables, which enhances our safety metrics as well.
The cabin also has increased visibility, with more than 80% of the total cabin surface made of glass and a pneumatic seat made of a 1.50cm memory layer that stabilizes according to the operator’s body weight. I know that the value of the seating may not be immediately clear to many readers, but if you are operating a large machine with many safety concerns, you need to be comfortable to do your job properly.
With the increasing demand for megaprojects in KSA, what trends are shaping the crane and heavy lifting industry to meet these growing needs?
There is a clear shift toward high-capacity and technologically advanced cranes, with flat-top tower cranes currently dominating the Saudi market.
Developers are currently prioritizing topless tower cranes with 24-ton capacity and above, essential for large-scale projects; the increasing use of precast and steel structures, especially in fast-track developments, is further driving demand for efficient lifting solutions shaping the region’s construction landscape.
Digitalization also plays a crucial role, with remote monitoring and predictive maintenance enhancing efficiency and safety. As previously explained, the Raimondi engineering team worked extensively on implementing an advanced control system, ConCore, that enhances safety and reduces site downtime.
Additionally, Raimondi has placed great importance on crane design to ensure adaptability to different project needs while prioritizing ease of installation and maintenance and reducing transportation costs.

Investing in Origins
ROSHN Group presses ahead with local investments during the PIF Private Sector Forum, Big 5 Saudi
Saudi Arabia’s largest multi-asset developer announced a series of agreements and investments during February as it looks to fast-track project execution and grow the country’s construction sector. In total, the PIF-owned company announced over two billion Saudi Riyals worth of investments that will be spent with locally based partners and suppliers.
With a focus on its signature community project in Riyadh, ROSHN Group signed several contracts to accelerate the building of SEDRA. The first, valued at 650 million Saudi Riyals, was signed with Riyadh-based contractor SARH ATTQNIA to develop more than 900 residential units and sports facilities. Another agreement was signed with the Building Construction Company (BCC) to develop more than 700 residential units for SEDRA. A 130 million Saudi Riyal agreement was signed with Development Works, covering the construction of SEDRA’s first district retail mall. The fourth contract, worth 720 million Saudi Riyals, was signed with the local office of China Harbour Engineering Company (CHEC) to develop more than 300 premium residential units for SEDRA.
Speaking during the signings, ROSHN Group’s commercial executive director, Iain McBride, discussed the reasons behind
their spending: “Our mandate at ROSHN Group extends beyond developing integrated projects; it plays a vital role in advancing Saudi Arabia’s economic diversification by strengthening local industries and expanding national capabilities.”
Contracts were not SEDRA’s only focus this month; CHEC marked the opening of its modular precast concrete factory on-site in SEDRA. Spanning 200,000 sqm, the factory will supply prefabricated components for SEDRA’s fully modular villas while laying the industrial foundation for future prefabricated construction initiatives in Saudi Arabia, the CHEC said in a statement.
With up to 1,200 construction workers set to be on site once it is fully operational, and an annual output of approximately 400,000 cubic meters of prefabricated concrete panels, the facility is one of the largest in the Kingdom. The facility will also supply panels to ROSHN’s other community in Riyadh, WAREFA, and projects in the vicinity of SEDRA. CHEC’s factory is state-of-the-art, with an independently developed production management system and advanced robotics, enabling a fully digitalized workflow covering the design, production, and storage of precast concrete materials.
“The launch of CHEC’s precast concrete facility in SEDRA marks a significant step in strengthening our sustainable supply chain, supporting our projects and developments in the area,” said Iain McBride, Executive Director Commercial, ROSHN Group. “This facility reflects our commitment to advancing local content and fostering the transfer of technical expertise within the Kingdom. We will continue collaborating with partners like CHEC to drive growth and innovation in the Kingdom’s construction sector.”
ROSHN’s other major announcement in February was a strategic partnership with Aluminum Products Company (ALUPCO) to establish a state-of-the-art, fully automated aluminium windows and doors manufacturing facility in Riyadh, Saudi Arabia. The facility will invest over one billion Saudi Riyals in capital and operational expenditures.
Under the agreement, ALUPCO will provide aluminum doors, windows, and curtain walls for ROSHN developments across the Kingdom and for export.
ROSHN’s commercial team was also out in force during Big 5 Construct Saudi, meeting with potential partners and suppliers and discussing how the international construction sector invests in the Kingdom through long-term partnerships. With the launch of sales for its first community in Makkah, ALMANAR, as well as sales which are poised to begin for new phases of other projects, such as SEDRA, ROSHN Group is keeping to its commitments to both transform how people live and work and play as well as help build a local construction industry that can keep pace with and support Saudi Arabia’s ambitious development programme.

Designing Sustainability Excellence
Dubai introduces Informa’s flagship office, a seamless fusion of nature and contemporary design, proudly achieving LEED Platinum certification
At the heart of One Central, Dubai World Trade Centre, a new paradigm of workplace design has quietly emerged: the expansive flagship space for Informa, an international B2B Events, B2B Digital Services and Academic Markets Group. Its recent inauguration, observed by H.H. Sheikh Mansoor bin Mohammed bin Rashid Al Maktoum, Chairman of the Dubai Sports Council, signals not a mere relocation, but a considered articulation of the future of work, meticulously conceived by dwp. This project has also achieved LEED Platinum certification, underscoring its commitment to sustainability.
This is not simply an office but an environment sculpted by a dualistic philosophy: “Echoing Earth’s Essence” and “A Contemporary Interpretation of Dubai’s Distinctiveness.” These tenets have informed every detail, creating a workspace that speaks to global ambition while remaining subtly resonant with Dubai’s character.
Biophilic Resonance: Sustainability and Well-being in Design
dwp’s design ethos is deeply rooted in biophilia, intrinsically weaving natural elements into the workspace to enhance occupant well-being and productivity. The Informa flagship office is envisioned as an urban sanctuary designed to reduce stress, improve cognitive function, and enhance creativity. Biophilic design fosters a connection to nature through direct elements like natural light and materials and indirect elements such as natural patterns and spatial configurations that mimic nature. This approach contributes to a healthier and more productive work environment, aligning with Informa’s commitment to employee well-being and sustainable practices. This commitment is further validated by the project achieving LEED Platinum certification, recognising its energy and environmental design leadership.
A muted palette of earthy tones prevails, enriched by the tactile presence of oak wood
and marble, lending natural warmth and sophistication. These organic materials are integral to cultivating a sense of repose and well-being, transforming the office into a haven conducive to focused endeavour and contemplative calm.
Natural light is central to the design. Large windows and reflective surfaces maximise daylight, reducing the need for artificial lighting. This creates a bright, dynamic, and inspiring space. The subtle incorporation of natural symmetries throughout the architecture further amplifies this connection to the organic world, instilling an inherent harmony within the workspace.
Contemporary Design with a Local Touch
Acknowledging Dubai’s distinctive character, dwp has deftly interwoven modern design principles with subtle allusions to the local context. This “Contemporary Interpretation of Dubai’s Distinctiveness” transcends mere aesthetic referencing; it is a nuanced conversation with Dubai’s unique spirit, expressed within a decidedly modern idiom. The palette incorporates Informa’s signature blue as an accent
The design blends Informa’s signature blue with the warmth of oak wood and the elegance of marble, crafting a refined and modern aesthetic
alongside the natural tones of oak wood and marble, creating a sophisticated and contemporary aesthetic. The space features accessories that celebrate UAE heritage. Pottery and leather pieces provide textural contrast. Modern artwork depicting Dubai, rendered in vibrant colours, energises the contemporary office. This approach infuses the workspace with a subtle local touch, reflecting Dubai’s distinctive identity in a modern global context.
Reception: Inspired by the Al Ghaf Tree
The reception area is a striking focal point, drawing inspiration from the UAE’s national tree, the Al Ghaf. Respectfully interpreting the tree’s form, the reception feature extends upwards towards the ceiling, creating a visually captivating and organic element. Adding to the immersive experience, the Al Ghaf tree feature incorporates programmed lighting that subtly shifts and moves, mimicking the sun’s passage throughout the day. An accompanying audio track further enhances the atmosphere, featuring
the sounds of native birds, the gentle breeze rustling through leaves, and other subtle desert soundscapes. Integrated seating is incorporated within this design, offering a welcoming and functional space for visitors and staff alike. This unique and immersive feature provides a subtle yet meaningful connection to the local environment and cultural landscape, engaging multiple senses and creating a memorable arrival experience.
Symphony of Synergy: Orchestrating Collaborative Cadence
The collaborative workspace, aptly termed “Symphony of Synergy,” is designed to foster a sense of concord, balance, and shared purpose. Inspired by the collaborative dynamics of musical composition, this zone encourages interdisciplinary exchange. Much like diverse instruments coalesce to create a unified melody, the workspace is structured to facilitate the confluence of varied perspectives and skill sets.
Adaptability is paramount. The spatial arrangement promotes focused individual work and fluid, collaborative interaction, cultivating a fertile ecosystem for creative exchange. This “Symphony of Synergy” transforms the workspace into a canvas for collective ideation, where individual contributions resonate to create something larger – a quiet testament to the power of shared endeavour.
A Paradigm of Sustainable and Locally Inspired Design – LEED Platinum Certified Informa’s Dubai flagship office transcends the conventional workspace; it is a paradigm of sustainable and locally attuned design, proudly
achieving LEED Platinum certification. By prioritising biophilic principles and natural materials, maximising daylight, and subtly incorporating local inspiration, the project embodies a holistic design sensibility that elevates well-being, promotes environmental consciousness, and acknowledges local distinctiveness.
Charlie Kelly, Managing Director Middle East at dwp, observes: “Our aspiration for the Informa space was to craft a space that resonated deeply with both Informa’s global vision and the distinctive spirit of Dubai. By embracing biophilic tenets, focusing on sustainability, and thoughtfully integrating nuances of the local context, we have conceived an environment that is not merely aesthetically compelling but profoundly functional and conducive to innovation. LEED Platinum certification further validates our commitment to responsible and impactful design.”
Adriana Graur, Design Director at dwp, elaborates: “The design narrative for Informa was driven by a desire to create a space of authentic connection. We approached the project as an exercise in considering materiality and spatial choreography. Each element, from the selection of oak wood and marble to the orchestration of natural light and the fluid arrangement of collaborative zones, was meticulously chosen to contribute to a holistic experience. The aim was to foster an environment that is both grounding and inspiring, a space where occupants feel connected to nature, their local context, and each other.”
This project underscores dwp’s ongoing commitment to creating environments that are not only visually exceptional but deeply meaningful and responsible. The Informa Dubai flagship office stands as a considered example of how design can catalyse innovation, foster collaboration, and contribute to a more harmonious future of work, subtly grounded in the essence of both earth and local inspiration while prioritising sustainability and achieving the highest LEED certification.

or decades, real estate was about location, square footage, and price.
With the backdrop of the UAE naming 2025 the Year of Community it’s increasingly evident there has been a seismic shift where buyers and investors in today’s market look beyond the walls of a property to find a lifestyle. Across the GCC, we’re witnessing a significant shift from traditional real estate to integrated, mixed-use communities that prioritize amenities, sustainability, and work-live-play environments.
The Demand for LifestyleDriven Developments is on the rise
The rise of lifestyle-driven developments is fuelled by evolving buyer expectations. No longer just about owning property, home seekers today are investing in experiences and homes that fit their lifestyle. Data from Property Finder’s UAE Community Living Survey revealed that consumers are increasingly seeking communitycentric living that is in tune with their personal aspirations and values. Property Finder’s Home for Every Life campaign is a response to this insight
and further highlights the proptech’s deep understanding of the emotional importance of finding the right home for every phase of someone’s life, and lifestyle.
In Dubai particularly, communities such as Jumeirah Village Circle, Dubai Hills Estate, Mohammed Bin Rashid City, Business Bay, Dubai Marina, Downtown Dubai, Jumeirah Lake are topping
the search list on the Property Finder platform.
2. Opportunity to build meaningful connections
Today, homeseekers want seamless access to retail, leisure, and green spaces. They seek neighbourhoods designed around well-being, community engagement, and sustainability.
Master-planned communities such as Dubai Hills Estate, Yas Island, and The Red Sea Project in Saudi Arabia are all on trend. These developments integrate residential, commercial, and leisure spaces, catering to homeseekers who value convenience and quality of life over mere square footage.
The focus on sustainability is also driving this shift. Developments that embrace energy-efficient building practices, walkability, and eco-conscious infrastructure are gaining preference. As climate considerations become a bigger factor in investment decisions, developers are innovating to meet the demand for greener, more responsible living spaces.
The Rise of the SuperAgent: Expertise Matters More Than Ever
As real estate becomes more complex and competitive, the role of real estate professionals has never been more critical. The sheer volume of choices available to buyers means expertise, guidance, and trust are now paramount in the decisionmaking process.
Agents need to be in tune with the trends and customer demand - including the need for community and homes that fit lifestyles. This is where the rise of the SuperAgent comes in. The traditional agent model is evolving - top-tier agents who are highly knowledgeable, digitally savvy, and clientfocused are standing out in today’s market. Property Finder’s SuperAgent program has demonstrated that high-performing agents who maintain quality listings, respond quickly, and provide first-class market expertise are significantly more effective in generating leads and closing deals.
Why Expertise Matters
The data tells a compelling story. SuperAgents generate 70% more leads, transact 10% more per listing, and maintain
higher client satisfaction. What does this mean for the consumer? Well, more than 65% of homesseekers on Property Finder prefer or would only work with a SuperAgent - for a number of reasons: from enjoying higher quality listings, which reduces time wasted on misleading or outdated listings, to faster response times, outstanding market expertise, deep knowledge of communities and personalized guidance. All of these qualities along with strong negotiation skills, means a much more trustworthy experience for consumers - ensuring a hasslefree process and reducing the risk of dealing with unreliable brokers.
SuperAgents adhere to strict industry best practices, ensuring compliance with local regulations and ethical real estate transactions. They’re not just selling homes, they’re shaping the communities of the future.
The Intersection of Lifestyle and Expertise
As the GCC real estate landscape continues to evolve, these two forces, lifestyle-driven developments and the rise of the SuperAgent are converging. The most successful developments will not only offer high-quality infrastructure but also the human expertise to guide buyers toward properties that align with their needs and aspirations. Offering a Home for Every Life and a deep understanding of the emotional importance of finding the right home for every phase of someone’s life, and lifestyle.
For developers, understanding this shift is crucial. Partnering with high-calibre agents who can effectively communicate the value of these communities is as important as the master planning itself. For buyers, having access to an agent who understands their lifestyle preferences and the nuances of modern developments can be the difference between a transaction and a truly fulfilling investment.
Real estate in the region is no longer just about buildings - it’s about building better ways of living. And the future belongs to those who recognize that property is not just about space, but about the life lived within it.
The The City Ride Beneath
An ambitious city has ambitious plans, what’s the story behind Teslas in Tunnels?
Words by: Aya Zhang
In a city that thrives on advancement, Elon Musk’s The Boring Company (TBC) is teaming up with Dubai’s Roads and Transport Authority (RTA) to bring the “Dubai Loop” to life – an underground high-speed transport system Musk himself has likened to a “wormhole.” Designed to tackle the city’s most congested areas, the
Loop transports passengers to their destinations without any stops in between, resembling an underground highway more than a subway. This underground marvel promises to rewrite the rules of urban transport.
Spanning 17 km (10.6 miles), the first phase of this groundbreaking project, also known as “Teslas in Tunnels,” will start with 11 stations, allowing passengers to travel through tunnels in electric vehicles, reaching speeds of up to 160 km per hour. This will cut travel time between key points in Dubai to just minutes.
Taking cues from the success of the Vegas Loop, which started in 2021 with five stations, the Dubai project will expand gradually. While the Vegas system aims for over 100 stations, the Dubai Loop has the potential to evolve into something even grander.
With an initial goal of transporting 20,000 passengers per hour, the Dubai Loop has big ambitions to scale up to over 100,000 passengers
The Loop is a glimpse into the future
per hour as demand grows. However, a specific timeline for completion has yet to be announced.
According to TBC, unlike traditional subways, there’s no real limit to how many stations can be built along the tunnel route, as each station can be as compact as just two parking spaces. This small footprint allows stations to be seamlessly integrated into busy city centres, parking garages, and residential areas. The high number of stations will spread out Loop vehicles and foot traffic, offering more convenient entry and exit points while easing congestion in densely populated areas. If necessary, larger stations can be added to accommodate more passengers.
When it comes to safety, the company has stated that The Loop tunnels are
equipped with comprehensive safety features, including emergency exits,
fire detection and suppression systems, as well as an emergency communication system designed specifically for first responders. These safety measures are regularly tested in collaboration with local Police and Fire Departments.
Loop vehicles and passengers can maintain direct communication with a 24/7 Operational Control Center through Blue Light Stations, LTE cell service, and WiFi.
The tunnels are fully lit, and in the event of an emergency, there is complete camera coverage throughout, ensuring no blind spots.
The Dubai Loop isn’t just about moving people from point A to point B. It’s a glimpse into the future, where the transport system adapts and grows with it. With its high-speed tunnels, sleek electric vehicles, and compact, strategically placed stations, this underground network is poised to tackle congestion in a city that will continue to reinvent itself time and time again.

Building with Time
In Saudi Arabia, preservation is not just a tribute to the past but an active force shaping the future. History itself becomes an architectural material, seamlessly woven into new developments, guiding developers, contractors, and architects as they redefine the built environment of the Kingdom as we know it today.
As a member of Impact Innovation Board, Khadeeja merges creative strategy, emerging trends, and community building to drive transformation. With a Fine Art background and a passion for cultures, she crafts impactful narratives bridging startups, industry insights, and public-private sectors.
Words by: Khadeeja Hamid
In a world that often treats history as an obstacle to progress, Saudi Arabia is rewriting that formula —one where the past is preserved and actively becomes the future. Here, memory is not static; it is an active material— as integral to construction as stone, steel, or glass.
Across the Kingdom, from the earthen walls of Diriyah to the Nabataean tombs of Al-Ula, from the intricate alleys of Jeddah’s Al-Balad to the cutting-edge expansion of Riyadh Metro, heritage is no longer retrofitted after development—it is embedded into the design itself.
This shift is more than a nod to nostalgia—it is a deliberate strategy, one that reflects the Kingdom’s commitment to cultural sustainability. It ensures that heritage sites are artefacts and living, functional spaces that evolve alongside modern development.
The Architectural Language of Memory
Saudi Arabia’s built environment has always been a dialogue between periods—a constant negotiation between the ancient and contemporary, the traditional and the cutting-edge. Today, the challenge is not just restoration—it is translation. How do you reinvent Najdi mudbrick aesthetics for a megacity without losing authenticity? How do you integrate the grandeur of Nabataean tombs with sustainable tourism in today’s economy?
Leading firms are answering these questions through a design philosophy rooted in memory, ensuring that contemporary infrastructure remains deeply connected to historical narratives. The Riyadh Metro, for example, is not just infrastructure—it embeds cultural motifs and patterns reminiscent of desert dunes and Islamic geometric forms, creating a futuristic landscape that still feels familiar. Similarly, in Al-Ula, urban planning is not about dominance— it is about careful intervention, ensuring that what is ancient
Reviving Najdi heritage, Diriyah’s transformation bridges the past with Saudi Arabia’s ambitious future
remains visible, functional, and relevant.
Similarly, in Al-Ula, where the land is an archive of thousands of years of human civilization, the challenge is careful intervention rather than aggressive development. Here, state-of-the-art asset management techniques are being used to preserve history and integrate it into a sustainable living environment—ensuring that what is ancient remains visible and relevant.
Preservation as Progress
In many parts of the world, restoration is seen as looking backwards—a sentimental exercise that delays progress. Saudi Arabia is proving the opposite: heritage preservation is a cultural and economic accelerator—a fundamental pillar of Vision 2030.
The Diriyah Gate Development Authority (DGDA) is leading this transformation by redefining the role of historical sites, turning them from static landmarks into dynamic, multi-use spaces. Roshn, a PIF-backed developer, is similarly working to integrate cultural
continuity into large-scale, sustainable community developments. In a nation undergoing rapid transformation, architecture becomes an anchor— ensuring that amid the steel and glass of new developments, the spirit of the old world remains intact.
Developers and consultants are no longer custodians of the past—they are interpreters tasked with translating history into something tangible and interactive. The idea is to protect historical spaces and breathe new life into them, making them economically viable and culturally engaging.
Materializing Memory
This reimagining of history is not accidental—it is a highly coordinated effort driven by some of the most influential names in construction. Firms like Al-Bawani and Nesma are not just restoring heritage sites but integrating them into the broader urban fabric.
This requires a multidisciplinary approach, where archaeologists work alongside urban planners, sustainability experts collaborate with
engineers, and asset managers rethink historical sites as self-sustaining economic engines.
The Royal Commission for AlUla (RCU) plays a pivotal role in this process, setting stringent guidelines for conservation while working with developers and designers to ensure that every intervention respects the historical and cultural context.
At the heart of this is a new mindset in asset management—one that sees historical sites not as fragile relics, but as resources that, if managed properly, can become functional and profitable spaces. This means designing maintenance strategies that ensure long-term durability, using materials and techniques that respect original craftsmanship while reinforcing the structures against modern environmental pressures.
A Future Rooted in the Past
Perhaps the most radical aspect of Saudi Arabia’s approach is that it does not treat history as something to be “fixed” or frozen in time. Instead, it embraces the fluidity of memory— allowing heritage sites to evolve, adapt, and participate in the nation’s future.
This is not just about preserving bricks and mortar—it is about maintaining a connection to the stories, traditions, and identities that these spaces embody. It ensures that history remains alive—woven into daily life, business, and tourism rhythms.
As Saudi Arabia continues to build, expand, and modernize, it does so with an awareness that every new structure is part of a longer continuum. A history that does not end with restoration but begins anew with every careful, intentional intervention.
In this new paradigm, construction is no longer just about erecting towers or infrastructure. It is about materializing memory—ensuring that the past is not lost to time but built into the very foundation of the future.
The empowering journey of women in architecture Power She Holds
As International Women’s Day draws near, it’s a great time to reflect on architecture, a field where women can excel, break boundaries, and inspire future generations. Becoming an architect requires extensive training, unwavering commitment, and hard work. However, the influence of thoughtful design extends beyond aesthetics, shaping how we live, work, and interact with our surroundings. Think about the spaces we use every day, whether at home, in the office, or at our favourite café. Architecture
significantly impacts our daily experiences and the memories we create from these.
Women bring invaluable qualities to the profession, such as strong listening skills, empathy, and a natural ability to solve complex problems. These strengths help create spaces that cater to diverse needs, from designing family homes that balance functionality and comfort to layouts that enhance daily living. It’s essential to recognise that architectural skills aren’t defined by gender. Instead, the different perspectives

and approaches that men and women bring to the field complement each other, enriching the creative and collaborative process. By embracing diversity, architectural teams can harness various talents to design innovative and meaningful spaces. When all voices are heard and valued, individuals thrive, and our work’s overall impact reaches new heights. Countries like the United Arab Emirates (UAE) have been at the forefront of this movement, making strides to encourage female participation in architecture and urban planning. The UAE sets an example for other nations by nurturing education, mentorship, and inclusivity.
The Role of Education in Empowering Women
One fundamental step in empowering women in architecture is providing access to quality education. Universities in the UAE have established architecture programmes that encourage female enrollment. These institutions emphasise equal opportunities and provide scholarships and financial aid to female students pursuing careers in architecture. Furthermore, mentorship plays a crucial role in supporting women in architecture. Many organisations offer mentorship opportunities, networking events, and training programmes for aspiring female architects. These platforms connect young professionals with seasoned architects who can provide guidance, support, and inspiration. Furthermore, global organisations such as the Royal Institute of British Architects (RIBA) Gulf Chapter have actively promoted gender diversity in architecture. They provide continuous professional development programmes that help women in the industry enhance their skills and navigate career challenges. RIBA Gulf and AIA are taking the initiative of organizing International Women’s Day at the end of February, showcasing the success stories of women and students in the region.
Workplace Inclusivity and Policies Supporting Women
There’s a common belief that architecture offers little flexibility, especially for women balancing travel, family, or personal commitments. However, opportunities are evolving, making it increasingly possible to build a fulfilling career without compromising on life outside of work.
The UAE government and private sector have proactively
implemented policies that promote workplace inclusivity in various industries. The UAE’s Gender Balance Council, established to promote gender equality in multiple professions, has influenced organisations to adopt policies that support female employees. Many architectural firms in the UAE also offer flexible working arrangements and familyfriendly policies, acknowledging the importance of work-life balance in retaining female talent.
Technology Empowering Women in Architecture
Technology has transformed architecture, making it more accessible to women. Integrating digital tools such as Building Information Modelling (BIM), Virtual Reality (VR), and Artificial Intelligence (AI) has allowed architects to work remotely and collaborate on projects anywhere. This has particularly benefited women facing mobility constraints due to family responsibilities or societal norms. In the UAE, projects like Masdar City are leading groundbreaking urban initiatives that harness technology to promote sustainable and inclusive development. These efforts create opportunities for female architects to significantly contribute in shaping the cities of the future.
Despite the progress made, challenges remain for women in architecture. Gender biases, unequal pay, and limited representation in leadership positions continue to hinder full gender parity in the field. However, ongoing efforts from government and private organisations in the UAE indicate a commitment to addressing these issues. It is essential to continue advocating for gender-inclusive policies within architectural firms to empower the next generation of female architects further. Also, mentorship and sponsorship programmes should be increased to support young women entering the profession. Promoting success stories of female architects to inspire future generations and enhance research and development opportunities that allow women to innovate in architecture is equally important.
Empowering the next generation and supporting women in architecture is not just about achieving gender equality; it is about enriching the profession with diverse perspectives and innovative ideas. The UAE has made remarkable progress in this regard, serving as a model for other countries striving to create a more inclusive architectural industry. By investing in education, mentorship, technology, and workplace policies, the UAE ensures that women architects are included and celebrated for their contributions to shaping the built environment.
With ongoing support and meaningful systemic change, the future of architecture will become more diverse, inclusive, and reflective of the immense talent and creativity that women contribute to the profession. The way forward to more sustainable, healthy living environments is equal opportunity and respect for all.
Facades for Future
Free Form Facades Offer the Path to Progress for the UAE’s 15-Minute Cities
Arapidly growing population and an unwavering ambition to deliver the highest quality of life are reshaping urban planning in the UAE. Spurred by the desire to offer residents the ability to access work, shopping, healthcare, and leisure within a short walk or bike ride from their homes, the country is boldly pushing forward with its vision for 15-minute cities.
Of course, in a region where formidable temperatures often dictate mobility choices, this vision will rely heavily on
enclosed, climate-controlled walkways—an idea formalised in December 2024 with H.H. Sheikh Mohammed bin Rashid Al Maktoum’s approval of the Dubai Walk Master Plan. This ambitious initiative will see the development of a sprawling 6,500km network of pedestrian-friendly corridors spanning 160 areas across the Emirate. Bringing this vision to life will require various cutting-edge technologies, but few will be more pivotal than free form facades.
Form and Function
The iconic design has long been a hallmark of the UAE’s architectural
identity, with landmarks such as the Louvre Abu Dhabi and the Zayed National Museum demonstrating a fearless embrace of cutting-edge construction techniques. Free form facades stand as the latest evolution of this trend, blending aesthetics and engineering in ways that redefine the form and function of modern urban environments. Utilising 3D modelling, parametric design software, and robotic manufacturing, these facades enable the creation of fluid, organic structures—curves, folds, and intricate geometries that transform functional elements

like pedestrian walkways into striking visual statements.
Sustainable and Smart Construction
Having hosted COP28 a mere two years ago, there is no doubt that sustainability will be at the top of all significant undertakings in the Emirates – and the Dubai Walk Master Plan will be no exception. Building a 6,500 km network of enclosed walkways demands a sustainable approach where every efficiency gain counts. Free form facades offer an outstanding strength-to-weight ratio, requiring less material to achieve structural integrity. With fewer pillars needed, obstructions are minimised, creating a more open, inviting environment. Durability is another advantage—these facades can last 60 to 80 years, and once they reach the end of their lifecycle, the steel and glass elements, which comprise almost the entirety of these structures, are 100% recyclable.
Retrofitting is another essential
consideration, as the Dubai Walk Master Plan aims to rehabilitate 2,300 km of existing walkways by 2040. The lightweight nature of free form facades ensures that even paths not originally designed for enclosures can be reinforced without overburdening existing infrastructure. The integration of glass—a staple of contemporary architecture— further enhances functionality. With advanced coatings for UV protection and shading and the ability to incorporate solar panels seamlessly into the design, these facades will improve energy efficiency while ensuring pedestrian safety and comfort. The aesthetic appeal of these structures is beautifully showcased in projects delivered by ALEC Facades, a subsidiary of ALEC, such as Hyatt Centric Jumeirah Dubai, where stunning glass roofs create an open, airy atmosphere while offering breathtaking views of the sky, and the Sindalah Golf Course at Neom, designed with a freeform approach, emphasising expansive open spaces and an abundance of natural light.
Efficiency and Urban Integration
Constructing a vast network of walkways across the UAE’s dynamic urban landscape will require precision and efficiency. Similar agility will be essential for realising this vision in a country where highways seem to appear virtually overnight with little to no disruption to urban commuters. Free form facades are uniquely
suited to meet this demand, as they are largely manufactured offsite in highly controlled environments. This prefabrication approach reduces resource waste and ensures superior quality. Most importantly, the onsite assembly process becomes less about intricate, labour-intensive craftsmanship and more akin to piecing together a high-tech, precisionengineered puzzle.
Not Just 15-Minutes of Fame
Beyond transforming urban mobility, the UAE’s 15-minute cities will leave a lasting mark on the construction industry. The large-scale deployment of free form facades will drive demand for local steel and glass manufacturing, supporting the country’s Operation 300bn strategy to boost domestic industrial output. The prefabrication and modular construction sectors, where companies like ALEC Facades have already made significant strides, will continue to thrive as these techniques become integral to major infrastructure projects.
Additionally, adopting 3D modelling, parametric design, and AI-driven simulations will foster growth in digital construction expertise. These skills will be essential not just for realising 15-minute city paradigms such as the Dubai Walk Master Plan but also for shaping the future of construction and urban planning in the region.
Path to Progress
The UAE has never shied away from ambitious urban transformations, and its commitment to 15-minute cities is a testament to its forward-thinking vision. By leveraging free-form facades, the country will ensure that its cities remain visually stunning and pave the way for innovation in construction, sustainability, and manufacturing. As these pedestrian-friendly corridors take shape, they will stand as more than just infrastructure—they will be enduring symbols of progress, seamlessly blending architectural artistry with functional excellence.

Generative AI facilitates scenario simulations, allowing virtual testing of maintenance strategies before execution, preventing inefficiencies and failures.
Integrating AI-Driven ECM with enterprise systems like CMMS, EAM, BMS, and ERP enhances predictive insights, automates work orders, and aligns maintenance with financial planning. The convergence of edge computing and 5G connectivity eliminates latency, enabling instant maintenance decisions even in large-scale facilities.
A significant breakthrough in AI-Driven ECM is Autonomous Predictive Analysis (APA), which independently detects inefficiencies, optimizes performance, and schedules
maintenance only when necessary. Unlike traditional methods that rely on fixed schedules, APA dynamically adjusts interventions based on real-time equipment conditions, reducing costs and optimizing energy consumption.
By combining failure mode analysis, adaptive strategies, and autonomous operational adjustments, AI-driven ECM maximizes precision and efficiency in maintenance. Organizations adopting this approach will not only improve reliability and costeffectiveness but also future-proof their facilities with AIpowered, energy-efficient solutions, marking the next era of intelligent infrastructure management.

Leila Al Suhaimi, Sustainability Manager, Retal Urban Development Company
Retal Urban Development, a leading Saudi real estate developer, creates vibrant, mixed-use communities with green spaces, pedestrianfriendly areas, and essential amenities. Committed to sustainability, the company integrates energy efficiency, water conservation, and renewable resources, enhancing quality of life and urban connectivity.
Today, we spend approximately 90% of our time indoors, so how our buildings are designed has a profound opportunity to impact our quality of life, health, and wellbeing.
With the rise of sustainability as a central tenant to global real estate development, there is an increase in the number of existing environmental building certifications that aim to enhance the dynamics between buildings, occupants, and the environment. The WELL Building Standard (WELL), administered by the International WELL Building Institute (IWBI), is one of the most comprehensive and fastest-growing standards focusing primarily on building occupants’ health and wellbeing. Well’s focus is exploring the relationship between human health and the built environment and creating a roadmap for building spaces that enhance rather than hinder our health and wellbeing.
The certification focuses on the ten concepts for improvement: air, water, nourishment, light,

movement, thermal comfort, sound, materials, mind, and community. Well creates an approach to measuring and then improving each concept, such as air, water and light quality. By implementing Well in the design of our buildings, we can create environments that invigorate our bodies, promote movement, foster connectivity, inspire optimal performance, and ensure restorative sleep.
Indoor Environmental Quality parameters can influence occupant satisfaction and perceived health, wellbeing, and productivity. In an experiment on the impact of IEQ on cognitive function scores of occupants, those who resided in green buildings reported significantly higher scores than those who lived in conventional buildings. It is also proven that calibrated light exposures influence building occupants’ mood and sleep quality. An office’s spatial layout and distance from a window significantly influence
occupants’ emotional satisfaction. The psychological and cognitive responses to biophilic design elements found that exposure to natural elements in the indoor environment decreased negative emotions and blood pressure, improved short-term memory, and increased positive emotions. It also measured that workplace nutrition and physical activity interventions significantly enhanced occupant productivity and work performance.
Integrating health-focused design principles, such as those outlined in the WELL Building Standard, is crucial for creating environments that enhance occupant wellbeing and productivity. We can transform buildings into supportive spaces that promote physical health, mental acuity, happiness, and productivity by emphasising elements such as air quality, natural light, and biophilic design.
