UAE GRANTS CITIZENSHIP AND PASSPORT TO INVESTORS, PROFESSIONALS, SPECIAL TALENTS

T

he U.A.E. has approved amendments to the Executive Regulation of the Federal Law concerning Nationality and Passports allowing investors, professionals, special talents and their families to acquire the Emirati nationality and passport under certain conditions. The step aims at appreciating the talents and competencies present in the UAE and attracting more bright minds to the Emirati community in a way that contributes to the development and prosperity of the country. Categories that can qualify to acquire the Emirati nationality include: investors, doctors, specialists,

inventors, scientists, talents, intellectuals, artists and their families (spouse and children), meanwhile the amendments allow retaining the current nationality. Acquiring the Emirati citizenship will be done through nominations from Rulers and Crown Princes Courts, Executive Councils, and the Cabinet based on federal entities nominations. Conditions for granting citizenship Under the directive of President His Highness Sheikh Khalifa bin Zayed Al Nahyan, the Cabinet chaired by His Highness Sheikh Mohammed bin Rashid Al Maktoum, Vice President, Prime Minister and Ruler of Dubai, approved the amendments of the Executive Regulation of the Federal Law concerning Nationality and Passports. The amendments specified the conditions that must be met in each category such as: Investors are required to own a property in the UAE. The initiative will certainly give a boost to the construction industry as investors would prioritise investing in property which will boost the demand for new projects in the U.A.E. Kasun Illankoon

AZIZI DEVELOPMENTS ANNOUNCES PLANS TO HANDOVER 10,000+ UNITS IN 2021

A

zizi Developments, a leading private developer in the UAE, is gearing up with a continued commitment towards the completion of its ongoing projects, with 46 projects scheduled to be completed in 2021. Moreover, the developer may launch another 40+ new buildings worth around AED 7bn, mostly in its existing communities, and will introduce further ways of reaching international investors with a focus on tapping into markets such Saudi Arabia, China, Nigeria and Israel. Despite the pandemic-induced challenges that the real estate industry faced, Azizi Developments celebrated a high-performance 2020 by casting over

300 stories, pouring over 239,000 cubic metres of concrete, constructing over 3.68 million square feet of built-up area, and recording more than 17.6 million work hours, underlining its construction-driven and customer centric way of operating. The developer now plans to deliver on its promises by handing over homes to more than 10,000 families in 2021. CEO of Azizi Developments, Farhad Azizi, said: “This year threw at the world a challenge that we have yet to overcome. However, we count our blessings with the closing of 2020. For the UAE, as well as for us at Azizi, this has been a year of achievements and milestones, proving our resilience during the most challenging of times. SIX FLAGS QIDDIYA BEGINS DESIGN OF WORLD’S FASTEST ROLLER COASTER

Q

iddiya Investment Company (QIC), in partnership with Intamin Amusement Rides, has kicked off the design process for the Falcon’s Flight, the signature attraction of Six Flags Qiddiya – a one-of-akind theme park scheduled for opening in Qiddiya’s first phase. The Falcon’s Flight is set to become the world’s longest, fastest and tallest coaster. It will travel across approxi-

mately 4km, feature a vertical cliff dive maneuver into a 160m-deep valley using magnetic motor acceleration (LSM technology), and achieve unprecedented speeds of 250+ km/h. The Falcon’s Flight will also be the world’s tallest free-standing coaster structure featuring a parabolic airtime hill allowing a weightlessness airtime experience. Qiddiya’s Chief Executive Officer, Philippe Gas, commented on the signature ride saying: “Rollercoaster fans

around the world have been eagerly anticipating this ride since it was announced as there is nothing quite like it anywhere else. Now we are in the design stage with the experts at Intamin and the engineering team at Six Flags, the excitement is building! Falcon’s flight will dominate the skyline at Qiddiya weave all the way around our destination, right out of the theme park, up the cliffside, and down the cliff face – the greatest drop of any ride in the world; it won’t be for the fainthearted!”

UAE MINISTRY OF ENERGY AND INFRASTRUCTURE INK AGREEMENT WITH AASTS

T

he UAE Ministry of Energy and Infrastructure will utilise the Arab Academy for Science Technology and Maritime Transport branch in Sharjah (AASTS’) capabilities and expertise of its workforce to develop the UAE’s maritime sector. The agreement was signed by Hassan Mohammed Juma Al Mansouri, Under-Secretary of the Ministry of Energy and Infrastructure in the UAE and Ismail Abdel Ghaffar Ismail Faraj, President of the Arab Academy for Science, Technology and Maritime Transport. Hassan Mohammed Juma Al Mansouri said: “In the UAE, we are determined to be ‘Number One’ in all areas and aim to become a unique example in sustainable development, ensuring the prosperity and wellbeing of the current and future generations in the post-oil era. “This is the essence of the UAE’s strategy as we prepare for the next fifty years. The maritime economy and the maritime sector are key pillars to achieve this vision. Over 20,000 maritime estab-

lishments and companies operate in the UAE. “This figure is the largest in the region. Our ports receive over 12 million containers annually, supporting the economic growth in the UAE and other GCC countries. Thus, boosting maritime investments, which are valued at USD65 billion, annually.”

WORLD’S GREATEST GOLFER JACK NICKLAUS TO DESIGN SIGNATURE CHAMPIONSHIP GOLF COURSE AT QIDDIYA, SAUDI ARABIA

J

ack Nicklaus, the globally renowned golf course designer and the greatest champion in the game’s history with a record 18 professional major championships to his name, has confirmed that he is designing his first ever course in Saudi Arabia, a championship golf course for Qiddiya— Saudi Arabia’s capital of Entertainments, Sports and the Arts. The course, located 40 minutes from the Saudi capital of Riyadh, is under design and is awaiting commencement of construction. Jack and Nicklaus Design are creating the championship course for a private golf and country club, set within an exclusive residential community in the heart of the Qiddiya development, just outside Riyadh, with ground expected to be broken later this year. The golf course will be framed by the majestic Tuwaiq mountain range. Commenting on Jack Nicklaus’ involvement, His Excellency Yasir O. Al-Rumayyan, Chairman of Golf Saudi and the Saudi Golf Federation said: “To have the greatest-ever golfer commit to making his mark upon our developing golf landscape in Saudi Arabia and at a project as significant as Qiddiya gives us great pride. To be part of the Nicklaus legacy will be something that we will always cherish, especially knowing the positive impact it will have on growing awareness of the sport at a domestic level, whilst increasing our national visibility as a vibrant new golf destination. We are looking forward to welcoming Mr. Nicklaus for his first visit to Saudi Arabia in the coming months.” Nicklaus, the most decorated player in the game’s history, commented: “I am excited by this project and my

first golf course design in the Middle East. To be selected as one of the first international designers to work in the Kingdom is a great honour. I’ve already spent time looking at the topography of the land, images of the backdrop and terrain, and discussing with our design team a strategy for the course. The design will fully integrate the natural environment and the beautiful Qiddiya landscape, bringing together green spaces and mountainous terrain to form a picturesque canvas for both a beautiful and challenging golf course.” Construction began on the Qiddiya project in 2019 and the golf development will include a high-end resort hotel and spa, as well as exclusive residences, that once finished will position the development as both the premier Golf and Country Club and number one course in the Kingdom. It will be constructed to the highest standards, with a view to hosting the most prestigious international championships in future years, challenging elite golfers while providing casual players with an opportunity to enjoy the sport and develop their skills. “By being involved in this project, we hope to promote the development and enjoyment of the game in the Kingdom,” Nicklaus said. “We not only want to entice Saudi residents to take up the great game of golf, but we also hope this presents employment opportunities for citizens of

the Kingdom that are within or related to the golf industry. This mirrors the vision of Qiddiya.” The planning of the course has been undertaken by Qiddiya in consultation with Golf Saudi. The Nicklaus-designed course is the centrepiece of what has been positioned as the most exclusive golf residential community in the Kingdom. Further expanding the sport of golf in the Kingdom, Qiddiya will be seeking designers for a second course. Together, the two courses will provide top-notch golfing facilities for residents and day visitors to Qiddiya, from elite players to those just learning the sport.

The Expo 2020 Pavilions Premiere launched today and will offer visitors an opportunity to be among the first to experience Terra – The Sustainability Pavilion, when it opens to the public from 22 January until 10 April 2021. The Pavilions Premiere is a limited-time opportunity for visitors to preview Expo 2020’s Thematic Pavilions and will provide a glimpse of what is to come when Expo 2020 Dubai – the first World Expo to be held in the Middle East, Africa and South Asia (MEASA) region – welcomes the world from 1 October 2021 to 31 March 2022.

Terra - The Sustainability Pavilion, will open to the public from 22 January, while Alif - The Mobility Pavilion and Mission Possible - The Opportunity Pavilion will follow later in the first quarter of 2021. Pavilions Premiere bookings can be made from 16 January with each visit costing AED 25. Visitors are urged to book early as the experience will operate five days per week with limited operating hours and capacity restrictions due to enhanced health and safety measures. The iconic pavilion, designed by the world-renowned Grimshaw Architects, sets an example for sustainable building design. Built to be net-zero for both energy and water, it features 1,055 photovoltaic panels arranged on a 130-metre-wide roof canopy and atop a series of ‘Energy Trees’. The pavilion also uses cutting-edge water-reduction strategies, water recycling and alternative water sources. To manage capacity and provide an optimal experience, all visitors are required to make a timed-entry reservation in advance online. Walk-in tickets will not be available. The experience will be open from 1500-2100 on Tuesdays to Thursdays, and 1600-2200 on Fridays and Saturdays, starting on 22 January and closing on 10 April 2021. World Expos are platforms for collaboration, innovation and inspiration, and Expo 2020 will welcome more than 200 participants and millions of visitors, bringing the world together in a spirit of hope and optimism to help shape a better, more sustainable future for all.

COVID-19 has changed how construction’s back offices run, with many employees keeping business running via remote work

efore the COVID-19 pandemic, the office was where millions of us spent just under a third of our average working week sat behind a desk of sorts. Since the lockdown, however, of the 32.6 million in employment in the UK, around 8.7 million people say that they have worked from home; this is less than 30% of the workforce. Some companies have already intermated that this situation could become the future. COVID-19 has brought major changes to construction’s back offices. Forced

to stay at home, many office employees have kept business operations running via remote work, relying on technology like video conferencing collaborative software, emailing, texting, and even Whatsapp to stay in touch. If you look to comments from industry leaders, there is a common theme that working from home is the way of the future. Jes Staley, CEO of Barclays, said, “The notion of putting 7,000 people in a building may be a thing of the past” while businessman Sir Martin Sorrell suggested that he’d rather invest the GBP

35 million that he spends on expensive offices in the people instead. So, is the game up for the office as we know it? THE FUTURE OF THE OFFICE While we might feel melancholy about it, I personally believe that the office in its present form is probably a thing of the past. Last week, I was chatting to a client who works at a major design company and he said, “We used to have 768 people coming into this office every day. For the last eight or more weeks, we’ve had 12 people, and the productivity hasn’t diminished by a great deal.” He continued, “Anyone who thinks things are going to go back to the way things where is fooling themselves. There are now two key drivers that weren’t there before, and they have increased acceptance of new ways of working and both of these revolve around losing what the team has suddenly gained: independence. One driver is the fear of returning to the office for health reasons and the other is the “new” family routine of evening meals together and no long-distance commute home. Staff don’t want to give up that freedom by returning to the old routine of going to the office daily. Thus, the desire to adopt and embraced new ways of working has been fully accepted by all.” The most common thread that I have heard is that organizations were going to roll out Microsoft Teams this year, but instead of taking 12 months to do so, they did it in eight weeks. And because of the mass usage, we have seen the platform develop. For example, before the global pandemic, you could only see four people on a video call at a time. Recently, Teams has upped it to nine. However, declaring the end of the office is not a simple process. There is a personal attachment to having a place to go to and we should expect a substantial decrease in the amount of time that people spend in the office; however, office working will not be over forever. HOW OFFICE-LIFE MAY LOOK POSTCOVID-19 With talks of a recession coming in the wake of COVID-19’s economic impact, people may want to be visible. Particularly in times of economic crisis, people will start thinking I want to be in the workplace and the boss needs to see me and what I am delivering. This mentality may have been one of the corner stones that held back data adoption that COVID-19 forcefully removed. There will, unfortunately, be job losses, companies dissolving, and dramatic changes across industries, including new companies forming as a result of mergers and acquisitions as companies pool their resources. But there will also be a tranche of new companies rising to the top of the job market as the market delivers and fully embraces the availability of technology—new and old. I know that Bentley Systems is working closely with companies like Costain on new methods and ways of working. An option for office working in a post-COVID-19 world is that offices will remain as central hubs where senior managers are based, with employees

travelling in once or twice a week to meet with their bosses. This is Twitter’s plan, who announced that it is allowing its staff to work from home forever but will keep its offices open if people want to come in. Working from home is not new. In fact, it’s become increasingly popular in recent decades, and many companies have already been trying to save money on rent by hiring co-working space such as we-work. Cost is going to be the big driver when companies make the decision on whether to allow their workers to work from home. Even before COVID-19, several companies had already had a change in mindset, thinking that “we are spending all this money on rent so let’s move to more home-working.” COVID-19 has just escalated the speed and process of an already-occurring change. USING TECHNOLOGY TO SAFELY RETURN TO WORK Personally, I have spoken to several clients—both asset owners and project delivery teams—about ways of overcoming major issues when reopening and constructing new offices, including maintaining social distancing. It is possible to use existing technology to

One such product is LEGION®, which gives users the ability to simulate and analyze foot traffic on assets like rail and tube stations, stadiums, office complexes, shopping malls, and airports. It can accurately test designs and operational or commercial plans to enhance footfall, wayfinding, crowd management, and safety and security strategies. With the new requirements for social distancing, LEGION helps test the impact of changes such as new occupancy levels, barriers, queuing and operational strategies. Work is currently underway to combine 4D models with various forms of context capture. From point clouds to photos, we are looking at what happens when we combine these formats together in a web browser. This technology will enable remote observation and digital tracking of work-in-place. Also, with advances in computer vision and both artificial intelligence and machine learning, it is increasingly possible to automatically detect object, machines, people, and conditions in the field.

An option for office working in a post-COVID-19 world is that offices will remain as central hubs where senior managers are based, with employees travelling in once or twice a week to meet with their bosses.

These two products support both the asset owner and the design team. With regards to site-based projects, several key UK contractors have reached out to me regarding SYNCHRO™ and ContextCapture. both Tideway, working on a very large site, and the delivery team on the Shad Thames Pumping Station, which is a very small site. With ContextCapture, contractors are using reality meshes to work out where the project sits and the layout of the surrounding site area. By using these applications, contractors can do all this work remotely.

MAKING USE OF DIGITAL TWINS FOR A SAFER WORKING ENVIRONMENT My final point is the new and increased interest in digital twins, as asset owners look for new ways of remotely monitoring assets. Bentley’s iTwins enable you to visualize the asset, track change, and perform analysis to better understand and optimize asset performance. As iTwins span the entire asset lifecycle, users at all stages can make better informed decisions for better outcomes. his month’s Storm Filomena surprised the entire community of the Spanish capital city, Madrid. Its streets, parks, roads and airport woke up to a great accumulation of snow, as what was predicted to be just 20 cm of snowfall instead turned into a much bigger storm.

SOBHA REALTY REPORTS DOUBLED VILLA SALES IN H2 2020

obha Realty, the leading premium real estate developer, reports a significant rise in demand for villas and Garden Houses sales in the second half of 2020. With the increasing appeal for larger homes and outdoor spaces due to the global COVID-19 pandemic, H2 sales of villas and Garden Houses in 2020 has doubled at the company’s eight-million sq. ft. flagship development Sobha Hartland situated in Mohammed Bin Rashid Al Maktoum City. Sobha Realty’s portfolio of villas and townhouses at Sobha Hartland includes the Gardenia Villas, Forest Villas, Waterfront Villas and Garden Houses, all of which saw a strong interest from

buyers. With these results, the company projects achieving 70 per cent of its annual target for 2020. Due to the COVID-19 pandemic, residents have been largely confined to their homes, and living spaces have transformed to incorporate the requirements of work, leisure, and education. According to Property Finder, the number of villas and townhouses searches have increased by a remarkable 400 percent since the beginning of the year. Between April and November 2020, there have been over 4000 villa transactions, with approximately 63 percent of these for ready units. Additionally, Property Finder reported that Mohammed Bin Rashid City is among

the top five neighbourhoods for buyers searching for villas and townhouses.
