Ever feel like you’re juggling flaming chainsaws while riding a unicycle on a tightrope? Welcome to my daily circus of managing time, work-life balance, and relationships! Trust me, I’m right there with you, trying not to drop the ball—or, you know, set everything on fire.

Time management is like trying to fit an octopus into a string bag. Those tentacles keep popping out! Despite my best efforts, there are days when the tentacles win, and the octopus is everywhere.

Yet, I soldier on, hoping one day the octopus will just cooperate.

Then there’s work-life balance, which feels like tightrope walking with a dozen cats clinging to your legs. Sure, I aim for those perfect boundaries where work stays in its lane and personal time is sacred. But who am I kidding? Sometimes I’m answering emails at family dinners and using my weekends to catch up on projects. Adrenaline and coffee? My trusty companions.

Relationships are the trapeze artists in this act. Maintaining them involves communication, empathy, and respect—ideally. In reality, it’s more like, “Here’s your favorite snack!” and hoping that’s enough to make up for the times I’m too swamped to check in. My attempts at open dialogue can sometimes end in misunderstandings and awkward silences, but hey, it’s the thought that counts, right?

Balancing time management, work-life harmony, and relationship building is a lifelong act. It requires flexibility, a sense of humor, and a lot of trial and error. With the right tricks and a positive attitude, maybe I’ll turn this juggling act into a graceful performance one day. Until then, here’s to embracing the chaos with a grin and a plan—most of the time.

Now, if you’ll excuse me, I need to rescue my octopus from the string bag again. May your days be productive, your nights restful, and your relationships full of joy and laughter. Go forth and conquer that circus!

EVERYTHING YOU WANT TO KNOW ABOUT JEDDAH TOWER

Jeddah Tower, originally named Kingdom Tower, will serve as the central landmark and the initial construction phase of the $20 billion Kingdom City project in Jeddah.

Expected to cost $1.2 billion to construct, Jeddah Tower will be a mixed-use building featuring a luxury hotel, office space, serviced apartments, luxury condominiums, and the world’s highest observatory. It will be at least 173 meters (568 feet) taller than Burj Khalifa, designed by Adrian Smith while at Skidmore, Owings & Merrill.

AS+GG’s design for Jeddah Tower is a harmonious blend of technology and nature. With its slender, subtly asymmetrical massing, the tower evokes a cluster of leaves shooting up from the ground—a burst of new life that symbolizes the tower as a catalyst for increased development all around it. This design element is not just a visual representation but a powerful message of growth and development.

The sleek, streamlined form of the tower can be interpreted as a reference to the folded fronds of young desert plant growth. The way the fronds sprout upward from the ground as a single form, then start separating from each other at the top, is an analogy of new growth fused with technology. While the design contextualizes Saudi Arabia, it also represents an evolution and a refinement of an architectural continuum of skyscraper design.

The three-petal footprint is ideal for residential units, and the tapering wings produce an aerodynamic shape that helps reduce structural loading due to wind vortex shedding. Jeddah Tower’s design embraces its

architectural pedigree, taking full advantage of its lineage’s proven design and technological strategies, refining and advancing them to achieve new heights.

The result is an elegant, costefficient, and highly constructible design that is both rooted in tradition and forward-looking. It leverages new and innovative thinking about technology, building materials, life-cycle considerations, and energy conservation. For instance, the project will incorporate a high-performance exterior wall system that minimizes energy consumption by reducing thermal loads.

Additionally, each of Jeddah Tower’s three sides features a series of notches that create pockets of shadow, shielding areas of the building from the sun and providing outdoor terraces with breathtaking views of Jeddah and the Red Sea, demonstrating the tower’s commitment to sustainability. The Jeddah Tower’s impressive height necessitates one of the world’s most advanced elevator systems. The Jeddah Tower complex will house 59 elevators, including 54 single-deck and five double-deck elevators, along with 12 escalators. Elevators serving the observatory will travel at a rate of 10 meters per second in both directions, showcasing the tower’s cutting-edge technology.

Another unique feature of the design is a sky terrace at level 157, roughly 30 meters (98 feet) in diameter. When opened, the sky

terrace will be open to the public and will be considered the world’s highest observatory. Standing over 1 kilometer tall, Jeddah Tower will surpass the Burj Khalifa upon completion. Designed by Adrian Smith + Gordon Gill Architecture, this iconic structure is set to make a significant economic impact on Saudi Arabia by 2030, marking a new era of architectural and economic advancement for the region.

DRAKE & SCULL INTERNATIONAL CONFIRMS THE COMPLETION OF ALL RESTRUCTURING OBLIGATIONS

Drake & Scull finalizes restructuring, issues mandatory sukuk

The Chairman of the Board of Directors of Drake & Skull International LLC, Engineer Shafiq Abdul Hamid, announced the completion of the company’s compliance with all restructuring plan requirements after issuing mandatory convertible sukuk to the company’s creditors by the restructuring plan for the benefit of financial and commercial creditors with debts equivalent to or exceeding AED 1 million.

Engineer Shafiq emphasized the company’s completion of all other requirements stipulated in the restructuring plan agreed upon with creditors and approved by the competent courts, which include the company’s success in increasing its new capital by more than 450 million dirhams and obtaining approval from the Securities and Commodities Authority, writing off financial and commercial debts in full by (4,181,766,366) dirhams, and issuing the remaining 10% mandatory convertible bonds into shares after five years from the date of issuance.

These accomplishments pave the way for the company to

swiftly resume its operations, participate in tenders, and secure new projects. This strategic move will enhance the company’s profitability, increase its assets, and strengthen shareholders’ rights.

Furthermore, the company has initiated the process of cash settlements for creditors with debts less than one million dirhams, amounting to a total of (13,604,054) million dirhams. This action, in accordance with the final list of creditors published on January 30, 2024, is being overseen by an expert appointed by the competent court as a procedures trustee, with any adjustments made in response to objections filed with the court.

It is worth mentioning that Drake & Skull International LLC has numerous claims in the market that it seeks to collect through direct settlements or litigation through competent courts. Recently, Drake & Skull Engineering, one of the subsidiaries of Drake & Skull International LLC, won a court judgment in its favour issued by the Court of Appeal in favour of the company, obligating one of the major companies in Dubai to pay an amount of (36,715,677) million dirhams and fees, interest, and expenses. The company has begun taking the necessary measures to execute the award, noting that this amount includes bank guarantees.

Dubai Land Department has announced including the ‘Stake’ real estate investment platform in the Real Estate Evolution Space Initiative (REES). REES is designed to position Dubai as a global real estate technology and artificial intelligence leader. This step aims to expand property accessibility and ownership opportunities for everyone while increasing community awareness about the importance of collective investment in the sector.

As a local company launched in Dubai and expanding globally, ‘Stake’ provides a fully comprehensive digital experience. This contributes to digitising buying and selling procedures, thereby leading the global digital transformation process and democratising real estate, making such investment accessible to everyone.

It is designed to support and attract companies specialising in real estate technology from Dubai, highlighting the most prominent PropTech solutions that align with local and global markets.

Dar Global has contracted Oman Shapoorji Company LLC for OMR 9.3 million to develop AIDA Phase 1 infrastructure

Dar Global, the London-listed luxury international real estate developer, is pleased to announce the awarding of the infrastructure contract for the first phase of AIDA, a landmark urban development in Oman. The infrastructure work for AIDA’s first phase has been awarded to Oman Shapoorji Company LLC, a testament to our commitment to quality. CONSTRUCTION OF HAFEET RAIL BEGINS

Hafeet Rail marks the newly unveiled brand identity of the joint venture between Oman Rail, Etihad Rail, and Mubadala

Marking a significant milestone, Etihad Rail, Oman Rail, and Mubadala Investment Company signed a partnership agreement during Sultan Haitham bin Tarik’s state visit to the UAE. This initiates construction on their joint railway project. The civil works tender was

awarded to an Omani-Emirati alliance led by Trojan Construction Group and Galfar Engineering, along with Tristar Engineering & Construction and NICC. Siemens and HAC secured the systems and integration tender to equip Hafeet Rail with advanced technologies like the European Train Control System (ETCS) Level 2 and GPS tracking.

Key dignitaries, including Sheikh Hamed bin Zayed Al Nahyan, Abdulsalam bin Mohammed Al Murshidi, and Suhail bin Mohammed Al Mazrouei, among others, attended the signing ceremony.

Etihad Rail, Oman Rail, and Mubadala Investment Company have introduced their joint venture’s new corporate identity, Hafeet Rail, named after Jebel Hafeet, a landmark symbolizing the connection between Oman and the UAE. This strategic and historic region is renowned for its natural beauty and rugged terrain. His Highness Sheikh Theyab bin Mohamed bin Zayed Al Nahyan, Chairman of Etihad Rail, highlighted that the project aligns with the leadership’s vision to enhance historical ties, economic integration, and social connections between the two countries, marking a new phase of cooperation.

His Excellency Abdulsalam bin Mohammed Al Murshidi, President of the Oman Investment Authority, emphasized the railway network’s significance in boosting the logistics sector, stimulating industrial growth, and attracting investments. This will enhance Oman’s and UAE’s global trade competitiveness.

His Excellency Suhail bin Mohammed Al Mazrouei, UAE’s Minister of Energy and Infrastructure, praised the project’s efficiency and early achievements. He underscored the railway network’s role in fostering local and regional trade, creating infrastructure opportunities, and contributing to both nations’ sustainable development and economic diversification.

His Excellency Mohamed Hassan Al Suwaidi, UAE Minister of Investment and ADQ CEO, highlighted the joint venture’s achievements over the past 18 months, particularly the completion of engineering and preparatory work that has paved the way for construction. He emphasized the network’s crucial role in enhancing local and regional trade, creating

new opportunities in infrastructure, transportation, and logistics, and promoting economic diversification and comprehensive development. Al Suwaidi also noted the tourism benefits from improved travel accessibility between Oman and the UAE.

Eng. Abdulrahman Al Hatmi, CEO of Asyad Group, underscored the project’s significance in reinforcing Oman and the UAE as key logistical hubs for global trade amid the GCC’s economic boom. He praised the strategic vision and foresight of Oman and the Emirates in fostering an integrated transportation ecosystem to reshape regional logistics.

The project strengthens both nations’ strategic and economic goals, boosting their status as critical points for importing and distributing goods. It promises to transform the logistics landscape in Oman and the UAE, enhancing economic competitiveness through reliable and sustainable transportation solutions, improving connectivity between sea and land ports, and reducing time and costs.

The $3 billion joint network economically solidifies the UAE and Oman as regional logistics hubs, creating job opportunities and downstream economic benefits across

various sectors, including mining, iron and steel, agriculture, food, retail, e-commerce, and petrochemicals.

Hafeet Rail will facilitate the transport of over 15,000 tonnes of cargo per journey, supporting fast, safe, and sustainable transportation services for diverse goods.

Passenger rail services will also link key population centres, promoting social and familial bonds while boosting tourism. The innovative solutions ensure that travel between the two countries is smooth and convenient. The trains will travel up to 200 kilometres per hour, covering the distance between Sohar and Abu Dhabi in 100 minutes and between Sohar and Al Ain in 47 minutes. Each train will accommodate up to 400 passengers.

The signing of these agreements highlights the steadfast support from both governments, underscoring their dedication to the project’s execution and progress. This commitment aligns to strengthen the historical and cultural ties between the two nations and enhance collaboration in economic, commercial, investment, artistic, and developmental spheres. The agreements also align with the leadership’s longstanding directives to establish a joint railway network, contributing to the long-term sustainable development of both countries.

Although construction costs have risen, Dubai’s booming real estate sector has mitigated this impact. The industry has seen significant interest in existing and off-plan properties, with a 30% increase in transaction volumes in Q1 2024 compared to last year. Despite

global inflation challenges, Dubai remains a top destination for foreign investors, with sales transactions reaching AED 78.2 billion in the first quarter of 2024.

Our latest project, the Waldorf Astoria Residences Dubai Downtown, launched

in partnership with Hilton, addresses the growing demand for branded residences, which has expanded by 122% over the past five years. Branded residences offer significant added value and often retain their resale value better than non-branded properties.

The design has an essential influence on worker safety. What

measures should be considered throughout the design phase, and how significant are they? Falls from height are still one of the construction industry’s biggest killers. The design stage can be crucial—considering safety from the very outset means we are literally designing in safety rather than making these features an afterthought. Getting the specifications early on will help enable the fall protection measures and systems to provide the appropriate level of safety for each structure.

There are a few key considerations:

• The fall protection hierarchy eliminates the risk, guards the hazard, and protects the person.

• System choice: fall restraint vs fall arrest.

• Working at height regulations: ensuring all systems are tested to the latest standards.

However, it’s not just about the architect’s initial design choices. We have sometimes seen a well-thought-out specification at the front end, but then the system gets downgraded as we move through to construction and maintenance. So, as well as educating architects and specifiers, consider involving all stakeholders to encourage the appropriate levels of safety to be adhered to.

Of course, from an architect’s perspective, there is also a huge aesthetic benefit—nobody wants a beautiful building with an obtrusive safety system. Considering full fall protection from the design phase can give a more positive outcome that extends beyond safety.

When and why should fall protection be considered in the design phase?

Always - because we can help keep workers safe and allow architects to achieve their vision. Fall protection needs to

be considered every time there is a potential for working at height. And this doesn’t just mean working on a roof. You can be working at height when you are standing on the floor, working over a pit, or working in a bunker. It’s all about identifying hazards, doing a risk assessment on their significance, and considering what control measures can be implemented.

Could you tell us more about the significance of the Building Safety Act (2022)?

The Building Safety Act (2022) is an important piece of legislation for the construction industry. Principal Designers (architects) are responsible for being a ‘guiding hand’ through the design and construction of all buildings. As such, they have a significant role in ensuring robust fall protection in building design.

The Act is still relatively new, and the industry is working on how to understand and interpret what it needs to do differently.

From an MSA Safety standpoint, we talk about the ‘golden thread of information’, so we are trying to help and support architects and designers in embracing the new legislation—be that data sheets, literature, specification support, or just being their guiding hand through the process to help them stay compliant.

How crucial is it to utilise fall protection systems in the Middle East?

Construction is booming in the Middle East. We are in a phase where there is a lot of activity in the region, and with that comes an increased focus on safety systems. I think the culture of safety here is different, but standards are growing day by day. There are a lot of international architects bringing safety influences in, and that naturally has a positive impact, helping with specification and improving product certifications.

At MSA Safety, we are living out our mission statement to enable men and women to work safely worldwide. So, in the Middle East, we

educate, advise, support, and help architects so they can specify the fall protection systems they consider correct and appropriate.

What are some of the challenges architects face today when specifying fall protection?

This is an interesting one— architects have a big balancing act to do: designing structures that look great, managing budgets, and understanding all the latest safety regulations. When it comes to fall protection, there is a huge amount of information out there, and it can be conflicting.

Many architects turn to partners they can trust to give helpful advice on selecting the appropriate product or products at the right time. It all comes down to increased awareness of what is important when it comes to safety and fall protection—and so we are working with architects in

the region to help, to be their trusted advisor, and, ultimately, to help keep people safe while they work at height.

What are some of the most important considerations when specifying fall protection? You need to consider the legal requirements and get a clear picture of what is appropriate in each instance. This includes things like frequency of use, the structure and substrate, and understanding the training level and competency of people likely to be using the systems.

Specifiers should also consider the hierarchy of fall protection to determine what type of protection is needed and ensure that any systems chosen are tested to the latest standards and regulations.

What are the current regulations and test standards that Middle East architects need to know?

Currently, there are no specific Middle East regulations in place. However, the region tends to follow EN (European) or ANSI (US) standards. Some major international organisations are setting minimum requirements based on these. It’s reassuring that there is a focus on improving safety standards, and I suspect that, going forward, some specific Middle East variations will develop.

MSA Safety systems are typically tested to all of the significant global regulations. The world of test standards is an ever-changing landscape, and if specific testing regulations change or evolve, MSA Safety will be at the forefront of testing to provide full compliance options for architects.

In what ways is MSA Safety’s system different from others in the field?

One thing that we focus on is ‘representative testing’— testing systems on the individual substrates they will be used on, so we can understand how a product reacts and conforms to different roof types and conditions.

MSA Safety was also the first to develop the energy-absorbing technology that is fundamental to its fall protection systems, which means that when a fall occurs, the load is spread to reduce the impact on both the roof structure and the person falling.

How can innovation be helpful when it comes to fall protection?

When it comes to architects and fall protection, there is a real struggle between innovation and risk, as they do not want to use untested products. So, for us, innovation is about continuous development to meet evolving needs, embracing technology, and always improving on what we have. MSA Safety has an extended team of New Product Development engineers who consistently look to improve products. It’s a continuous cycle of innovation and improvement.

How have fall protection systems developed and changed throughout time?

For me, this goes back to the growing importance of working at heights. The best practice requirements for safety have never been more significant; demand is increasing, construction is booming, and systems have had to develop and evolve.

Sustainability has also become more focused, and building materials are constantly changing. For example, we are now seeing systems being bolted to lightweight structures rather than just concrete.

And finally, how do you envisage fall protection systems evolving over the next five years?

We’ve seen how fall protection has evolved over the last 5 to 10 years, and I suspect that change will continue at this fast pace. Technological developments will continue to come in, and as the culture of safety develops in different regions, requirements could change, and building design trends will evolve.

Since then, the team has had a significant impact as they deliver some of the region’s most transformative projects. The team is mainly situated in Abu Dhabi and has extensive expertise in providing practical and technically superior MEP solutions, especially for intricate challenges.

The team is led by Operations Director, Reid Donovan and Technical Directors, Jonathan Roberts and Srinivas Reddy. The team has a strong pool of Associates and Senior Associate Directors who have built their careers with AECOM. The team comprises dynamic building services engineers and specialists in sustainability, acoustics, fire life safety and digital design. Supporting all of AECOM’s building services projects, these specialists provide a comprehensive mechanical, electrical engineering, public health and specialist design consultancy service.

The team’s key projects include a confidential hotel and residences in the UAE and two confidential projects in Saudi Arabia: a mixed-use development and a highend retail facility. Both these developments are set to transform the Kingdom’s leisure and tourism offerings. AECOM provides full design services for all these large-scale projects from the concept stage through construction.

The team now comprises over 150 members, each bringing their unique perspectives and experiences. Supported by AECOM’s Enterprise Capability team, diversity and inclusion are not just buzzwords; they’re at the heart of our hiring agenda. The team is actively working to increase female talent, with the current team standing at 10% female. Specific mentoring programs have been established to identify high potential female talent for senior positions, and the graduate program has attracted more women, year-on-year.

This year has seen a further intake of building services graduates, ensuring many of these are local to the UAE. AECOM is showing young Emirati graduates the benefits of working in the private sector, offering them exposure to international projects and a wealth of dedicated and diverse opportunities. Several of the past graduates have been promoted to fully-fledged engineers this year.

The caliber of talent in our team is not just a claim, it’s proven by industry contributions and awards received over the last few years. For example, Mostafa AboElkheir recently won Mechanical Engineer of the Year at CBNME’s MEP Awards 2024. This achievement is not just a one-time success; it’s the second year running for AECOM staff as last year Rime Harajly, who began her career with AECOM as a graduate, received Mechanical Engineer of the Year. Rime was recently promoted to an Associate, making her the youngest Associate in the buildings services department. Looking at junior talent, Alya Alhosani, a Graduate Electrical Engineer, recently won a NAFIS Award in the engineering category for her contribution to the industry in her home country of the UAE.

Many team members are focused on supporting the improvement of the industry and have been long-standing members of CIBSE. Last year, Reid Donovan received a CIBSE bronze medal for his 30 years of service to improving the building services engineering

industry. He also played an active part in setting up the CIBSE UAE Chapter in 2014 and previously chaired the committee. Reid still plays a vital role on the committee, mentoring candidates through MCIBSE/CEng applications. Within AECOM, he is leading a scheme to mentor team members, and currently, a high percentage are either already chartered or nearing achievement. Our Director of Innovation and ESG, Farah Naz, has also played a pivotal role in championing CIBSE as a past Chair.

What was the inspiration behind Endless Surf, and what are your long-term goals for the company?

Creating Endless Surf was a natural step for WhiteWater. Over the decades, we’ve built hundreds of pneumatic wave pools worldwide, many still in use today. While these weren’t initially designed for surfing, some became early ‘surf pools’ offering surf sessions. As surfing gains popularity as a sport and lifestyle, we leveraged our proven technology to innovate Endless Surf. From the beginning, our goal was to shape this growing industry by providing flexible, authentic surf lagoons that enable developers to create world-class surf destinations.

1How does Endless Surf leverage technology to enhance the surfing experience compared to other surf parks?

Endless Surf’s operational flexibility and wave customization elevate the experience for operators and surfers. By controlling and programming each pneumatic caisson along the lagoon’s back wall, we can tailor different wave types and settings, ensuring ideal conditions for any skill level and surf style. The lagoon offers stunning views from every angle, allowing even non-surfers to enjoy the waves and feel part of the action. Moreover, Endless Surf extends the surf experience beyond the water. Our non-industrial, low-profile machinery and the lagoon’s organic shape give developers 360 degrees of waterfront real estate to create an authentic beach, boardwalk, and ‘surf town’ experience.

Can you share some sustainable practices and technologies Endless Surf is implementing?

Endless Surf was designed to minimize impact on both construction and ongoing operations. Its compact footprint

reduces the need for extensive excavation, concrete, soil sealing, and water volume. Through our exclusive partnership with Myrtha Pools, we offer a stainless-steel alternative to concrete, providing a more durable and sustainable solution that significantly reduces the carbon footprint. Water conservation is another critical sustainability aspect. Since all of Endless Surf’s machinery is located outside the water, we’ve eliminated the need to drain the pool for maintenance. Additionally, Endless Surf’s operational flexibility allows for optimized energy consumption by tailoring waves to match capacity, ensuring no waves or energy are wasted, regardless of whether it’s a busy Saturday or a quiet Tuesday.

How important are partnerships in your business model, and can you share any notable collaborations that have significantly impacted Endless Surf?

Partnerships are crucial to our business model, enhancing our product and providing critical solutions to developer challenges. Recently, we announced a new partnership with Surfline, the world’s leading surf forecasting and AIbased surf cam technology. Their ‘re-live’ camera capture is

launching in surf parks, allowing Endless Surf venues to offer customers photo and video packages with their sessions. Surfline’s vast audience of millions of surfers worldwide also provides incredible marketing benefits, helping participating venues attract new guests and drive bookings. Our exclusive partnership with Myrtha Pools also stands out by offering a durable stainless-steel alternative to concrete for lagoon construction. This solution addresses common issues caused by ongoing wave action, ensuring a more long-lasting basin with a luxurious finish.

What have been some of the biggest challenges in developing Endless Surf, and how have you overcome them? Thanks to our proven pneumatic technology, we’ve had faith in our product from the start. However, waiting for our first pool to pump waves was a challenge. With waves at O2 SURFTOWN MUC and the venue opening this summer, we can finally prove Endless Surf’s potential—and it’s just the beginning. This emerging industry has hurdles, especially with the evolving development process. However, our long history in attractions has equipped us to help clients navigate construction and project development challenges.

ambitions to life. Whether it’s record-breaking projects like the 85-meter Icon Tower at Meryal in Qatar or the upcoming “M100 Waterpark” in Taizhou, China, at 100 meters, every aquatic attraction we build is rewarding. While high-thrill attractions grab headlines, creating memorable experiences for families with young children through gentle slides and play structures is equally fulfilling.

Take the Icon Tower, for instance. It features 3.7 kilometres of unique slide paths, including a 20-ton Abyss funnel slide suspended 40 meters above the ground. We use precise 3D modelling to account for the mass, weight, and wind load from the Arabian Gulf.

We’ve also tackled topographical challenges, like Water World Ocean Park in Hong Kong, which is built on hilly terrain facing the sea. We strategically placed four slide complexes with minimal environmental disturbance and accounted for typhoons and heavy rain drainage.

What are your thoughts on the future of water parks, and how is WhiteWater adapting to changing consumer demands and technological advancements?

With technology integral to our lives, convenience is a necessity. WhiteWater’s SaaS arm, Vantage, integrates various park software to provide a seamless, personalized guest experience. From one platform, guests can access ticketing, virtual queuing, park info, lockers, special offers, and more. Vantage also provides valuable data for park managers to optimize operations and customize guest experiences.

We’re also seeing hybrid venues that offer different activities day and night for diverse demographics. Retailtainment is creating new opportunities, and our range of products, mainly stationary Surf, supports venues like shopping malls and sports bars.

Consumers now demand responsible water and energy use. WhiteWater is integrating sustainability into every aspect of our operations. We’re working towards ISO 14001 certification, designing less energy and water products. As an industry, there’s still much to do regarding sustainability, but WhiteWater is leading the way in changing business practices.

Saudi Arabia’s Facilities Management sector is evolving swiftly, driven by Vision 2030 and an increased emphasis on sustainability, technology, and professional standards.

Some of the key emerging trends include:

1. Infrastructure Expansion and Modernisation:

a) Mega Projects: Saudi Arabia’s Vision 2030 includes several mega projects transforming the country’s landscape. Projects like the NEOM smart city, Qiddiya, an entertainment city, and the Red Sea Project, a luxury tourism destination, are all driving the need

for advanced Facilities Management services. Ideally, FM services should be detailed, covering all systems and technical support services for integrated, cost-effective, functional and sustainable operations.

b) Smart Cities: Developing smart cities is essential to KSA’s modernisation. Smart cities use state-of-the-art technology to address urban area issues and provide more efficient urban administration. In this context, Facilities Management plays a crucial role in ensuring the maintenance, functionality, and sustainability of smart cities. This demands incorporating Internet of Things (IoT) gadgets for real-time monitoring, artificial intelligence for predictive maintenance, and data analytics for improved energy usage and resource appropriation.

2. Sustainability Focus:

Therefore, Dubai’s real estate market does not exhibit the characteristics of a financial bubble but rather those of a robust and growing market. In addition, the UAE government’s proactive stance towards economic diversification has led to several initiatives to attract foreign investment, including long-term visas, retirement visas, and the Golden Visa programme. These measures and investor-friendly regulations make the emirate a sustainable real estate market, debunking the myth of a potential bubble or oversaturation.

Myth 2: Rental Yields in Dubai are Low

Globally, Dubai stands out for offering some of the highest rental yields in popular residential areas, up to 11% annually, according to a recent analysis by Bayut, surpassing many Western markets and making investments more accessible. Additionally, the

expatriate population, drawn by Dubai’s exceptional lifestyle, abundant job opportunities, and favourable tax environment, consistently drives the demand for rental properties. This affordability, coupled with a robust demand for rental properties among expatriates, leads to remarkable rental returns for investors in Dubai, making the market highly appealing to those seeking lucrative returns on their investments.

Moreover, the city’s continuously growing urban development serves as a continual catalyst for rental demand. With a diverse array of properties available, ranging from luxurious villas and apartments to more affordable housing options, Dubai caters to various segments of renters. It’s, therefore, unsurprising that so many people are relocating to Dubai – especially high-net-worth individuals (HNWIs). Wealthy buyers want homes that cater to their every requirement, and a property’s surroundings must meet the same exacting standards.

Al Wasl

Located adjacent to Sheikh Zayed Road, Al Wasl is a prestigious location with a selection of upmarket malls and eateries. In 2023, the neighbourhood turned the heads of numerous wealthy investors, emerging as a hotspot for ultra-luxury real estate deals.

In Q1 of last year, Al Wasl registered 88 $10 millionplus property transactions worth a combined $1.6 billion. As demand for high-end homes in Dubai’s prime neighbourhoods continues to grow, this area is undoubtedly one to watch for luxury property investors.

Al Barsha

Al Barsha has been a popular location among homebuyers for many years. It is best known for its wideopen spaces, plentiful amenities, and being one of Dubai’s most famous shopping centres. The neighbourhood was named one of the most sought-after areas for luxury villa rentals in Bayut’s Annual Rental Report for Dubai 2023, firmly establishing itself as one of the Emirate’s leading residential and commercial hubs.

Ideal for young couples, families and professionals, Al Barsha boasts a central location and an extensive array of high-end real estate. The average property price in this area is approximately $885,000, but buyers can expect to pay upwards of $40 million for the neighbourhood’s most sought-after homes.

neighbourhoods in the Emirate. A diverse selection of prime real estate has sprung up along the canal’s promenade, including retail, hospitality, food and beverage, and –of course – luxury housing offerings.

Thanks to its waterfront location and first-class amenities, demand for real estate in this area has risen steeply, as have property prices. Earlier this year, it was reported that a plot on Dubai Canal sold for a record-breaking $460 per square foot – a fourfold increase compared to the pre-Covid average of $110 per square foot. With development in this thriving neighbourhood continuing apace, it is rapidly becoming one of the most exclusive locations in Dubai.

Dubai Marina

Dubai Marina ranks as one of the city’s top-performing areas for luxury property in 2024, offering beautiful waterfront views and amenities. This affluent neighbourhood is also home to over 360 restaurants, over 50 cafés and coffee shops, and a selection of premium retail establishments.

The average price per square foot of real estate in Dubai Marina is around $370, representing substantial value for buyers. Even so, the area topped the list of transactions in terms of overall value during the first six months of last year, with combined sales totalling $6.8 billion. The

neighbourhood’s appeal among luxury homebuyers will likely increase over the coming years.

Palm Jumeirah

One of my favourites, Palm Jumeirah, is an internationally renowned haven for luxury living. Home to an array of world-famous resorts, restaurants and malls, this neighbourhood is among the most sought-after locations for investors – not just in the UAE but also on the global stage. The iconic archipelago registered Dubai’s highest luxury and ultra-luxury property sales last year, accounting for 52.3% of the Emirate’s $10 million-plus property transactions.

Naturally, would-be buyers need deep pockets. According to figures published by Housearch, the average three-bedroom house on Palm Jumeirah will set you back $2.2 million, the average four-bedroom home comes in at $3.1 million, and those looking for a five-bedroom property can expect to pay in the region of $4.2 million. The sky is the limit regarding property prices in this area, which set a new record last year with the sale of a $136 million penthouse.

Umm Suqeim

Last but certainly not least, Umm Suqeim is a luxury beachfront paradise for those who enjoy surfing, kayaking and paddleboarding. Situated along the Jumeirah Beach

coastline, this neighbourhood offers many amenities and activities, including water parks, food spots and shopping malls.

The typical annual rent for an apartment in Umm Suqeim is around $40,000, and the average price for a home is $1.2 million. Luxury villas are the most popular property type in this neighbourhood, which isn’t surprising given its centrally situated beachfront location.

Exclusivity and value for money I understand that some of the prices listed in this blog are sufficient to make even the wealthiest real estate investors consider their options; that’s what makes these neighbourhoods so exclusive. Nevertheless, these figures demonstrate that Dubai continues to offer superb value to premium property hunters.

According to a recent analysis, a $1 million investment will secure an average of 105 sqm of property in Dubai, compared to just 17 sqm in Monaco, 21 sqm in Hong Kong and 33 sqm in New York. So, while prices in the Emirate’s premium segment continue to rise thanks to high demand and limited supply, it remains an incredibly attractive prospect for luxury real estate investors.
