AI in the Construction Industry Just a quick update on latest trends in the construction industry. Construction companies and developers in the UAE have been called upon to centralise their resources requirements and create a repository of shared project data to reduce cost and time overrun and increase profitability. It is well known that the construction industry generates about 50 GB of data with every project the industry delivers. The data from designing, planning, scheduling, augmented reality, virtual reality and connected workforce are not shared across the platforms. This leads to a wastage of resources. Analyst also mention that almost 60 percent of the tasks of the construction industry is technology-driven using AI, generating huge amounts of information and data. Once the project is completed, this data remains idle. By sharing and integrating this data with other projects the industry will be able to save on additional investment in
new technology, thus reducing cost and increasing profitability. It is evident that the trend towards transformation in the construction industry is growing and that goes along with the theme of this magazine. In this edition you get to see the companies and leaders who are taking the lead in ensuring that this trend continues. Our special feature gives the full coverage of the Construction Innovation Forum where business leaders discussed about how the construction industry is transforming in terms of smart cities, creating the optimum building design and how can we move towards building more sustainable and energy efficient buildings. Plus, two critical opinion pieces on modular temporary structures and how the construction industry should look to proven tech to weather difficult times rounds up this edition of Construction Business News.

Meraas confirms completion date for world’s tallest observation wheel, Ain Dubai
Meraas today confirmed that Ain Dubai will be completed in time for Expo 2020 Dubai celebrations. Standing at over 250 metres high, the structure will be over 200 percent taller than the first ever Ferris wheel, demonstrating Meraas’ continuous desire to push the boundaries of what’s possible with modern engineering and construction. Meraas also confirmed that the eighth and final 16
450-tonne temporary spoke has been successfully removed from the structure and the last of the permanent spoke cables has been installed, as progress on the project continues unabated. This process marks the first time the modern observation structure has been one complete wheel since construction began. The eight temporary spokes and braces were originally in-

stalled to hold the rim segments in place during the construction of the visuallystriking wheel. As construction on Ain Dubai progresses, the colossal magnitude of the project becomes ever-clearer. With the removal of the final temporary steel spoke, the weight of the wheel rim has been entirely transferred to 192 spoke cables, which ensure the structural integrity
of Ain Dubai through the process of permanent compression. Cumulatively, the eight temporary steel spokes and rim braces weighed more than 5,000 tonnes. When complete, Ain Dubai will be the tallest observation wheel in the world, standing more than 250 metres above the sophisticated Bluewaters island destination, looking out across Dubai’s glittering landscape.

Transformation at its best Kasun Illankoon spoke with Tariq Chauhan, Group CEO of EFS Facilities Services Group, about how his leadership and key strategic approach that has led to EFS’s transformation.
A
ll business leaders have diverse experiences and perspectives on the approach and qualities necessary for effective leadership. And not all situations require the same type of leadership style. Great leaders adapt to their surrounding environments and empower the team to succeed together. EFS Facilities Services Group is a regional leader in delivering integrated facilities management services. Their global presence spans across the Middle East, Africa, South Asia, and Turkey and is among the top-ranking facilities management companies in the UAE. Leading this charge is Tariq Chauhan, Group CEO of EFS Facilities Services Group, who has transformed the way facilities management is seen in the market. Tariq Chauhan is a Harvard Business School graduate and a professional entrepreneur with close to thirty years of experience that includes various executive-level roles at multinational banks and leading some of the largest businesses in the region. Leading the Way Tariq, who is celebrating his 10th year as the Group CEO at EFS, explains how in the past decade through his www.cbnme.com
leadership and a dedicated workforce upholds EFS as the regional leader in facilities management. Despite the challenging market downturn, Tariq has an innate ability to predict how the market hurls nuances. "I saw an opportunity in the market, and I saw it working. When you see it working you become more and more stubborn and emphatic in what you want to accomplish. From 2010 to 2019 we have learned to make EFS more resilient rather than staying in the complacent mode which is the most significant need in this type of market. Being resilient doesn't mean you cannot expand, so we expanded, we maintained our core credentials, and we were still able to see a future through introspection, learning and positive actions against market turbulence". Part of EFS's and Tariq's transformation involves working closely with millennials and gen z. The makeup of leadership teams in the workplace is rapidly changing in big organisations. When people are hired, they are working in an environment where they're trained to climb the corporate ladder and to take more responsibility. This is happening at a fast rate in EFS where the prime focus is given to
learning and development, investing in the adoption and implementation of technology and people. Ultimately the company knows that investing in their workforce will pave the way for a new group of leaders in the future, making EFS a sustainable enterprise. Transformational leaders inspire and motivate their workforce without micromanaging — they trust trained employees to take authority over decisions in their assigned jobs. It's a management style that's designed to give employees more room to be creative, look to the future and find new solutions to old problems. Employees on the leadership track will also be prepared to become transformational leaders themselves through mentorship and training. "If I have to look at the biggest transformation, I wanted to make in EFS is to see the young people succeeding and creating a good ecosystem to strengthen their overall life perspectives." In doing so, EFS has decided to place these young individuals to core leadership positions in the company. By placing them in key leadership roles at an early stage, they are quick to learn about the company values. Tariq comments, "We first ensure

21
// Cover story
that the company found its values and everybody in the organization can connect with it. The values include honesty, diversity, and integrity." A leader's legacy is much less about who or what they lead and much more about how they lead. Title and responsibilities do not make a leader but your natural style can. Tariq does not remain stagnant and has consistently learnt and adapted his style of leadership to fit the current needs of EFS. People fear that by changing that it is a sign of regress, but Tariq does not see that way, with his ambidextrous leadership traits. It is viewed more favourably as an essential investment for individuals. Being a prudent leader who has to cut costs, work on lean business approaches, and win projects through optimised and lean structures is not enough. Tariq's ambidextrous traits even stretch to being actively engaged, innovative and dynamic by investing in people and technology to creating an ecosystem to think, collaborate, introspect and learn. EFS’s Stability Since he became the Group CEO, the company has seen a tremendous rise to the top with a compound annual growth of 20%. “The moment you talk about a compounded annual growth of 20% in these markets everybody is surprised. Although in the context of facilities management, I believe that we could have grown much bigger should we have not gone through the last many years of market turbulence,” said Tariq. “Our industry is going through a major transformation. Transformation is coming from the need because everybody was looking to cut cost, so when you need to cut cost, you need to find efficiency for that you need multiple inputs. These inputs were cost rationalisation, innovations, and being more transformative in the mindset where you are prepared to take a little bit of risk to align your cost to a level 22
that you can build a sustainable model against different kinds of market trends,” explained Tariq. Since its inception, EFS has set new benchmarks through quality service delivery and innovation in maintenance and cleaning capabilities. EFS’ legacy has accredited with a sustained track record of 97% in client retention and accolades for high customer satisfaction. Tariq points out that the reason for this success is due to EFS’s consistency and transparency that it portrays to its clients. “Clients want to look at consistency, and ultimately that creates trust, they see consistency and our ability to be
// construction business news me // May 2019
connected. Consistency in service delivery, focus and proactive client engagement. As every client is concerned with the stability and ability to grow and meet future needs, we provide them patience, transformation, and transparency in our growth. Through this, we can achieve their long term goals by helping them to align with their budgets. Over the last three to six years, they have considerably reduced their shared services, and they were looking for partners who can help them to align. In our case, we were able to do so with all our oil and gas clients who are amongst the top 7 global names within the industry. We have worked
with them to reduce 20% to 30% costs in baseline.” In the past decade, EFS has tripled its backlog to an incredible figure of $1 billion that would sustain the company’s business for the next seven years, according to Tariq. “Most of EFS’s contracts run between three and half years to five years, but we also have some large mega contracts that are running for ten and twelve years. We have brought up a relatively strong core business based on our backlog.” But Tariq also comments on the downside of the market, “What is troubling us is the market at large, even though competition does not www.cbnme.com
hurt us directly but starts hurting when everybody is looking for a critical mass which means people are prepared to take a much lower margin to do business. Now when you are against such a trend, you still cannot ignore them.” Technological & Sustainable Forefront However, with a substantial backlog, it has allowed EFS to focus more on the quality of their work than the number of projects or contracts it has acquired. Furthermore, to overcome that, EFS has had to make transformative changes to the way they conduct business. One of the steps highlighted by Tariq is the technological aspects of
facilities management. "Today, technology helps boost productivity by almost 20% to 30%, and it is reducing our shared services cost by almost 15% to 17%. At the same time, it gives us much more access to information; this transparency not only helps us in terms of cost but has improved our operations." Apart from the technological front, EFS has also made changes when it comes to sustainable practices. The benefits of sustainability and green building practices in facility management are well established. Reduction in energy consumption, productivity increases, waste reduction, and many other beneficial effects of sustainability can be quantified and presented to an organisation's leadership to defend sustainable practices and their positive impact on the bottom line. "Our engagement from a facilities management perspective is that we have a limited role in maintenance side but don't have control on the capital expenditure side of what our clients make. They have already bought the equipment before we come in." "As facilities managers, we can significantly impact the way we manage the energy in these buildings. By enforcing better-planned maintenance, introducing certain additional tasks in the business process management. Things like air quality control for increased productivity within the office or for that matter waste management for creating awareness to recycle. In facilities management by changing the culture of how people operate within the building, we become the influencers," explains Tariq. Lasting Legacy Tariq’s legacy in EFS is a by-product of the historical decisions one makes driven by his values. In other words, a solid legacy plants the seeds from which consistency and expectations sprout that, in turn, become the organisational funnel for future performance and impact.

Entering a new era UD Trucks’ New Quester lands in the Middle East and Africa region By Matthew Treanor
24
// construction business news me // April 2019
There is something about Spring that always brings out the best in the truck industry. Last year, a slew of new launches came to the region and this April was UD Trucks’ turn with its New Quester to kick-start the season. Taking to the Bahrain International Circuit, the message from the executives on the sidelines of the event was that Volvo Group’s Japanese powerhouse is ready to hit high speed in the region. Firstly, the truck itself marks the fruition of the company’s emerging market strategy for the heavy duty and logistics segments. In an era where the region - the GCC in particular - is investing billions into upgrading its road and trade infrastructure (with an eye on the latest developments in safety and transport technology), the New Quester arrives packed with the kinds of features transportation companies will need to make the most of the opportunities www.cbnme.com
that are being presented to them. “We see some major trends in our industry, and we look to our business partners (UD’s distributors) and customers to make sure we understand what they are,” remarks Jacques Michel, SVP Sales Area International, UD Trucks before emphasising the macro insight that being part of Volvo Group brings. “As well as being the world's largest truck manufacturer and distributor in the world, it's very important that we understand what's going what's going on in the economy and what's going on in the logistics industry.” Michel then echoes UD Trucks founder Kenzo Adachi’s words that the company should make the truck the world needs today. First uttered in the 1930s, they still permeate through the latest member of its truck family. “When we looked at what we needed, we put ourselves, not only in Japan, but also very close to our
customers in all the GCC markets we need to make sure that we have the right truck and services for our customers, so that they can succeed.” The truck builds on the successful debut of the medium-duty Croner in 2017 by focusing on robustness and reliability while carrying features that many may expect from European and western vehicles, including Volvo itself, but don’t always take as a given from eastern manufacturers. Headlining the new enhancements is the now optional ESCOT automated manual transmission (AMT). CBNME learned in Bahrain that the system helps deliver enhanced fuel efficiency savings of up to 10% over the previous model. According to UD, ESCOT’s software programming optimises gear shifting and adjusts according to the engine rpms, vehicle speed as well as its loaded weight. It will even monitor the road gradient with a sensor

// Trucks
selecting the optimum gear automatically instead of assuming a first-gear selection. By relieving the driver of some their burden and taking away the need for manual gear shifting; UD estimates that between 1,000 to 1,500 driver gear changes per day are saved. Less changes and more efficient driving means less wear and tear on the truck. But ESCOT isn’t the full story. The truck also has a lighter tare weight (its weight when empty), an optimised driveline and a redesigned clutch which offers a lifespan 2.5 to 3 three times longer than before – as long as it is mated to the ESCOT system. In addition to running more smoothly, fleets that opt for ESCOT also get a more comfortable truck to sit in. The cabin has been redesigned and now includes an air-suspended system to improve ride comfort. Noise has likewise been reduced with an 18% drop in vibration. Transporters that travel long distances can also now enjoy a high-roof sleeper version of the cabin if they want – a first for UD in the region. Further fuel efficiencies can be gain from fleets that take on the UD Telematics solution. Through it, the New Quester supports effective fleet management and monitoring of driver performance with real-time vehicle
26
tracking and geofencing. Effectively, this means that UD can now offer its own method of improving fleet visibility and optimisation. Individual driver reports can be now be pulled up and weaknesses identified. Fleet managers may use the geofencing to control driver speed in designated areas like high-density urban zones, construction sites or logistics hubs. It is also possible to connect directly to UD Trucks workshops to monitor and detect each vehicle’s condition and service needs before a potential emergency occurs. UD Trucks believes that in tandem with the engineering improvements, its telematics solution can reduce the amount of time the truck is off the
// construction business news me // May 2019
road through preventive maintenance analysis and provide continual oversight via driving behaviour and fuel consumption reports. Mourad Hedna, president of UD Trucks MEENA, argues that the truck industry in the region is changing rapidly and customers are increasingly conscious of the total cost of ownership (TCO). This is leading to an unprecedented interest in using technology to keep costs down. “Fuel used to be relatively cheap in the GCC but it's becoming more and more expensive,” he explains. “In some countries in Africa, fuel is extremely expensive. So, that's why fuel consumption for any transport company represents a big portion of the TCO. And we cannot ignore it. With the New Quester we have addressed that in a very smart way.” According to Michel, the smart connectivity features of UD Telematics makes the company’s vehicles relevant for the more advanced logistics companies in the region as well as new start-ups that are trying to leverage the latest technology to disrupt the market. “We came to what we call Smart Logistics. Smart logistics is embedded into the New Quester with the services that we are bringing. We aim to offer new solutions for our fleet operators, for single owner drivers, to make sure we have the right solu-

tion for all our customers in different markets and environments,” he remarks. “We are bringing disruptive technology. The New Quester is a game-changer.” He points to the rising costs for transporters as well as the increased competition in tenders as putting pressure on fleets to be more fuelefficient and keep their trucks running for longer. To do that, the trucks need to be reliable and tough, but they also need more support than ever. “The transportation industry is a very challenging environment for our customers,” he notes. “It's extremely competitive. There's an immense need for more heavy-duty and more efficient trucks.” Hedna says that development of the New Quester first began “three to four” years ago and the company used the Middle East as a testing ground to ensure that it could be adapted for local conditions. 28
“Our aim when we were developing the New Quester was, on one side, to address the challenges that the transportation companies are facing. And the second aspect was to help our customers to boost their profitability and to improve their bottom lines,” he explains. According to Hedna, the company addressed three of its own main challenges when designing the New Quester including: fuel efficiency; the need for talented and skilled drivers; as well as boosting the productivity of fleets to help them grow. He believes that fleets are ready to switch from a traditional manual to the AMT offered by ESCOT to overcome them. “We made many tests comparing the New Quester to the previous Quester and we experienced on average up to 10% fuel efficiency thanks mainly to ESCOT,” he remarks. “Instead of having the driver think about what the right gear is,
// construction business news me // May 2019
we have a smart transmission control with smart software which will select the best gear. There will be less stress on the driver, and he can concentrate on his productivity.” It is this notion of productivity that is behind all of the new features and services launching with the New Quester, he summarises: “As I said, our main aim is to support our customers. To improve uptime and to reduce their operating costs.” Originally drawn to the region when Bahrain first discovered oil over five decades ago, Michel concludes that UD Trucks still feels it has its finger on the pulse when it comes to the types of trucks needed in the market today: “The MENA is one of the most dynamic regions and we see the economy being pulled very much by construction infrastructure development and it's very important for business success to be a contributor of the economic progress of this region.”

Alongside a professional driver, guests braved a challenging Land Rover Experience and took on the role of co-pilot on the race circuit in a Renault Clio Sport. Renault’s range of trucks were put through their paces on the worldfamous Bahrain International Circuit Formula 1 track. Reflecting on last year’s event in Turkey which hosted 500 customers, Blin concluded: “following last year’s event, we received very positive feedback from our customers; which led us to develop an even more interactive event this year. The 2019 ‘Xperience Days’ will not only give our guests the chance to test our long-haul vehicles, but will also focus on our construction and heavy construction vehicles. Our C and K series are a strong and assertive offering in their segments and I look forward to hearing what our expert customers think of them.” Customers who attended the event commented: “it’s my first time attending a Renault Trucks event, we have a large fleet of trucks, and driving the trucks today totally changed my view of this brand; the trucks are robust, great quality, the comfort is beyond our expectations, it is really impressive.” “Renault Trucks is clearly a strong brand in the market; not only their trucks are robust, efficient but also the relationship and customer intimacy we have with Renault Trucks are also the reasons that we believe they are the right partner.”
role. It’s for this reason that we think it’s essential we come together with our customers at events like our ‘Xperience Days’ in Bahrain - we test together, we listen together, we work together.” International sales marked by an upturn in Africa Deliveries of Renault Trucks vehicles have fallen 8.8% internationally, with 4,457 trucks invoiced. This downturn can be explained by the introduction of import quotas in Algeria in 2018. The manufacturer is particularly active in Africa, where sales have grown 25% in 2018. In French speaking Africa, Renault Trucks holds 20% of the premium range market (+1 point). In 2018, the constructor also recorded good performance in Turkey (+2.1 points with 5.8% of MS) and in the Middle East (+1.1 point with 6.4% MS). A record 23% increase of for Renault Trucks used trucks In 2018, Renault Trucks recorded a record increase in sales of used trucks, with 8,500 invoiced vehicles, up 23%. Used trucks service offers are also performing well, notably due to the Selection structure warranty, with a penetration rate of 18%, up 6 points. Used vehicles represent a strategic sector for Renault Trucks. In 2017, the manufacturer opened a “Used Trucks
Factory” at its Bourg-en-Bresse plant to recondition its used vehicles. In 2018, 400 used trucks were reconditioned there to meet customer requirements (compared to 230 in 2017). The aim is for vehicles from the Used Trucks Factory to eventually represent 10% of total sales of used vehicles. After the T X-Road, Renault Trucks launched another model from its Used Trucks Factory in 2018, the T P-Road, a tractor converted into a rigid truck. After-sales: spare parts turnover up 5% Renault Trucks after-sales division has reported steady progress of 5% in its spare parts turnover and a healthy increase in the sales of its maintenance contracts. With 32,000 vehicles under contract, the penetration rate of maintenance contracts grew by 5 points in 2018 to reach 23.6% (29% if Clovis Location contracts are included). 60,000 vehicles now benefit from a Renault Trucks maintenance contract or extended warranty. It is of note that Renault Trucks offers transporters ideal protection for operating with complete peace of mind, since the constructor has extended its guarantee warranty on spare parts fitted by an approved Renault Trucks service centre to 2 years, without any mileage restrictions.
Sales Growth in 2018 Speaking after the event, the President of Renault Trucks, Bruno Blin remarked: “In 2018, we marked our fourth consecutive year of sales growth with a 10 percent year on year increase. Among many factors that led to this success, our close relationship with our customers, and our continuous efforts to always be by their side played a vital www.cbnme.com

Panel 1: How can BIM help in creating the optimum building design? Contractors and companies that all simultaneously plan, design, construct, operate and maintain diverse infrastructures all use BIM to make reliable decisions in real time about building from design, construction to demolition. BIM software allows engineers and designers to essentially create buildings on a computer with rich details, clean layers and references before construction take place on site. With such foresight at the hands of those involved in the project, how can that help in creating the optimum building design?
Alexander Koplakov: With the introduction of BIM, design consultants are expected to setup BIM – a database of information which will be used by all project stakeholders during entire project life cycle (including Construction and Operations). The design BIM is expected to be clash free, model breakdown and data structure are expected to be suitable for construction, and sometimes the 34
design consultants are even asked to incorporate construction sequencing and maintenance requirements into their models. At the same time design fees are rarely reflecting these additional requirements. Donya Mehran: As the market is moving towards digitisation, Standardisation is no longer an option, it’s a must that enables projects delivery consistency.
// construction business news me // May 2019
Ouafa Messaoudi: Beyond the geometry that a 3D BIM model carries, there is the data, which is the “I” for Information in the Building Information Modelling. What BIM allows with this data embedded to it is a better control over the design in order to improve the efficiency and the building performances. Through this data, we can all see the benefits of the built environment

Arsen Safaryan: A few years ago we used to bid and construct massive projects based on scanned PDF drawings and sketches. Today we receive data rich design intent models at the tender and construction stages of projects. Although, in most cases the BIM data is still being labelled as “for information” – we hope to see this tendency grow and BIM data become the contractual information for formal decision making, pricing and constructing. Arsanious Abtnago: Artificial Intelligence is the new generation of BIM as it will change the BIM work flow from Static Modeling to "Parametricism" and Algorithmic Thinking. Instead of using data to start building our models, we will use Algorithms. To build models and will not re-model over and over again each time there is change in the concept. BIM allows us to think in different aspects to solve our problems, but AI Plus BIM will give us alternatives for our problems. AI will automate tasks which will lead to save time and cost and the ROI will be massive. Alan Haslop: In order for the use of BIM to advance, the owner needs to start pushing the use of it down through all teams on a project, not just for design but for true project collaboration

Panel 2: What are the steps taken by developers to ensure future projects are both sustainable and energy efficient? Sustainable buildings refers to both a structure and the application of processes that are environmentally responsible and resource efficient throughout a building life-cycle: from planning to design, construction, operation, maintenance, renovation, and demolition. This requires close cooperation with contractors, architects, engineers, and the client at all project stages. We find out what are some of the steps taken to ensure that ongoing and future projects are both sustainable and energy efficient and what are some of the challenges faced in trying to do so?
Sunil Gomes: Sustainability is holistic in real estate development and must be part of everyday life not just in the concrete and glass. If we look at our lifestyle, communication from home to office or travel, there are so many ways that we could reduce our carbon footprint, beyond 36
the real estate sector. We have one of the most modern metro systems and bus services in the world, with the growing population utilising it more each day. Sustainability should be part of our lifestyle and not be limited to just buildings. Developers and partners need to

Deema Aburizik: Sustainability is a core part of our vision, and this stems directly from our two founders, both of whom are forward-thinking and environmentally conscious. Both of our projects, Aljada and Nasma Residences, are designed to be vibrant and sustainable urban environments. In our experience, sustainable development and sustainable building practices are actually being driven by bottom-line requirements and consumer interest. Consumers in this part of the world are becoming more educated and are aware of the cost savings from sustainable and smart building, and Arada is receiving a high number of requests from potential buyers about this issue. From a balance sheet perspective, it’s clearer than ever before that sustainable building practices save considerable sums over the long term.

Moreover, we have greywater harvesting to meet the needs of 40,000 ft2 of podium landscaping, 6D BIM for efficient MEP systems and low-cost FM, all www.cbnme.com
of which creates a sustainable footprint for the next generations. The creation of an organised framework to share the knowledge, practices and regional updates among the contractors, developers and designers is necessary. This will help to collectively reduce the carbon footprint and be more ecologically sustainable in the long run, and this will only happen when we join hands together instead of competing with one another.
Suhail Arfath: Sustainability is not a “choice” or fashion statement anymore but a “need”; everyone in the AEC industry ecosystem is responsible for and needs to contribute to its successful implementation, developers alone can’t do it. Buildings contribute almost 40% to the global carbon emissions, which can be reduced considerably if we can lessen the waste in the construction industry which is nearly 30% today.” Buyers and investors of tomorrow are more aware and involved to reduce the carbon footprint and save the planet, this responsible behavior is going to be the key driver to ensure every infrastructure asset planned or built is going to be “Green”

From smart mobility, building automation systems, smart traffic lights, smart car parks, and to numerous other advancements that will take cities to the next level. With such technological advancements taking place how can creating more smart cities make a positive impact in the region?
Jonathan Lee: It’s important to understand that Smart Cities aren’t just about incorporating new technologies, but the positive outcome those technologies can have on the health and wellbeing of the people living and working in them. Smart City technologies should be an enabler for radical new city-wide planning strategies to cope with increasing 38

Modular Temporary Structures Waleed Khaled, regional sales director at Losberger De Boer Middle East, explores how modular temporary structures offer a sustainable solution for cinema operators in the kingdom seeking entrance into the market
Led by Vision 2030, Saudi Arabia has entered a period of transformation, focusing on economic and social development and improving the quality of life of its residents. One of the social reforms implemented was the lifting of the decades-long ban of cinemas in December 2017. Saudi Arabia’s General Authority for Statistics estimates the kingdom is 42
home to more than 32 million people, the majority of whom are under the age of 30. The population spends US$30bn, equal to five per cent of Saudi Arabia’s gross domestic product, per year on tourism abroad. Providing new entertainment options, such as cinemas, aims to redirect some of this spending back into the kingdom. PwC estimates Saudi Arabia’s
// construction business news me // May 2019
box office market value could increase to $950m by 2030 and the cinema industry could potentially generate revenues in excess of $1.5bn. This provides the opportunity for cinema operators and the government to access a highly lucrative revenue stream. Following the 35-year cinema ban being lifted and the General Commission for Audiovisual Media’s approval
of the issuance of licenses to open cinemas, big-name chains are looking to enter Saudi’s upcoming entertainment sector. Vox Cinemas opened its first multiplex cinema in Riyadh in May 2018 and announced plans to launch a further 600 screens. According to the Quality of Life Program 2020, more than 45 cinemas will be launched in Saudi Arabia by 2020, and DIEC aims to open up to 100 cinemas throughout the kingdom by 2030. Losberger De Boer’s range of semipermanent building solutions can be constructed and operational within two to six months, depending on the size and style of the building. Shorter lead times reflect their prefabricated, modular nature. By opting for nonpermanent structures, cinema operators can begin generating revenue and open more screens on an accelerated schedule. Losberger De Boer’s temporary structures, such as the Delta and Emperor structures, offer not only faster build times but also provide a significant degree of flexibility to cinema operators. Offering an alternative to cinemas located in malls, they offer the option to construct stand-alone multiplexes in unique locations, such as entertainment hubs, throughout the kingdom. All of Losberger De Boer’s structures can be altered and upgraded to meet and exceed client requirements. For example, the Delta is available in 5x5 metre modules and can be built to a height of between 3.5 and 10 metres. All four sides of the structure can be extended, connecting up to ten basic elements, allowing operators to add large numbers of screens. The Emperor’s modular design also makes it easy to expand. Losberger De Boer will be sponsoring today’s Cinema Build KSA Forum and will be presenting cinema concepts for Saudi Arabia and wider Middle East market. The designs accommodate 150 and 300-seat configurations, with the flexibility to link multiple buildings to a central structure via enclosed walkways. Once built, these multiplexes will be the www.cbnme.com
first of their kind in the kingdom. In addition to the structures being fabricated using high-quality raw materials, including aluminium and steel columns, they can also be built topurpose. The specifications of the structures can be modified and upgraded to meet authority permit requirements, including fire safety. Losberger De Boer Middle East is no newcomer to the Saudi Arabia entertainment sector. We accelerated the launch of the iconic Qiddiya entertainment, sports and cultural destination project by supplying an integrated complex of 15 semi-permanent buildings of varying shapes and sizes. The Losberger De Boer crew worked 9,360 hours over 36 days plus internal fitout time, which allowed the turnkey delivery of this extensive project to be achieved within only 60 days, compared to one to two years for traditional permanent builds. In 2018, Losberger De Boer delivered an award-winning 190-metre-long pit lane together with second-floor VIP
hospitality and spectator viewing facilities for the kingdom’s first international, electric motor sports event. We project managed the turnkey delivery of the entire pit lane structure to support this event. The entire structure was erected within 40 days and dismantled immediately following race day. Losberger De Boer has a long history of delivering iconic projects in the region and internationally. Regardless of how large the building or how many buildings are required, the organisation has the capacity and expertise to hand over operational structures within record-breaking timeframes. The modular temporary structures allow cinema operators to start generating revenues at a far faster pace than is possible when building permanent structures. With offices across the Middle East, Losberger De Boer delivers a multitude of facilities associated with temporary and semi-permanent infrastructure and has an Arabic-speaking team handling a range of event and commercial projects in Saudi Arabia.

Construction industry should look to proven tech to weather difficult times By Andrew Skudder, CEO of CCS - Construction Computer Software With the Middle East construction sector under growing pressure as a result of a tightening economy, construction companies should be looking at ways to streamline their business processes, improve cash flow management and tighten risk management. Those that sharpen internal processes and systems today will be best positioned for an upswing in government and private sector investment in the years to come. The sector faces numerous challenges – challenging economic growth, shrinking margins, skills shortages, rising resource and labour costs – which means it’s under pressure to start innovating. Investment in tech is behind the curve The challenges the industry faces are compound by the fact that many construction groups have not digitised operations such as cost-consulting. This means they lack visibility into – and control over – the many variables, changes, people and equipment involved in any construction project. Middle Eastern construction companies should be looking for ways to use technology to drive higher productivity, achieve cost-savings and improve project management to weather a tumultuous time for the industry. However, the lean years of late, have seen IT spending in the construction industry stagnate, despite the accelerating pace of innovation around the world. For example, adoption of wearables, 3D printing, driverless heavy vehicles, drones and building information modelling is rising in the global construction sector. To take full advantage of these advanced technologies, many local construction companies will first need to modernise their core back-office systems. 44
They should be looking towards tried and tested solutions for estimating, project control, enterprise accounting and operational costing. These solutions will enable them to drive down the costs of maintaining legacy applications, help them to become more agile and give them clearer real-time visibility into business performance. Breaking down silos Construction performance and progress cannot be monitored on financial data alone; engineering information is just as critical. Engineering control includes generating and managing allowable and actual quantities of resources, wastages, manhours of labour, production of equipment and time for construction activities. Without digitisation, an organisation has no clear indication of the status of the contract because it doesn’t have realtime visibility into these factors. Today’s business solutions can break down the silos, enabling estimators and accountants to produce real time-reporting, and yet continue to work in the language that
// construction business news me // May 2019
is meaningful to them. Integrated back-office systems spanning procurement, project control, cost estimation, sub-contractor management and accounting give construction companies one source and view of the truth, enabling them to manage an entire project with real-time visibility into costs and performance. Using this data can help construction firms make better strategic and operational decisions. Data-driven insights can enable them to better manage cashflow and project risks, so they can better predict and mitigate payment delays, rising costs and other challenges. It can also help companies to drive higher levels of profitability through better project planning. Building a foundation for the future Looking to the future, a robust business solution is also a foundation upon which construction companies can layer drones, robots, Internet of Things (IoT) sensors, artificial intelligence (AI) and other advanced digital technologies. Such solutions enable construction companies to manage and analyse big data produced by sensors, devices and workers so they can drive productivity and innovation – AI, for example, can help them rapidly process the data to find key insights. Construction companies should embrace digital transformation to drive higher productivity, improve efficiency and gain a competitive advantage. Transforming their core business with a proven solution will help them prepare for the future, with a possibility that infrastructure spending will show signs of life again in the near future. Now is the time to lay the foundation for the next wave of growth.

EXPECT THE EXTRAORDINARY Due to launch in 2020, this contemporary beachfront hotel marks the beginning of ambitious expansion plans by Corinthia Hotel Group. We caught up with John Kim, Design Director and Founding Partner of AE7, and Area Managing Director, Matthew Dixon of Corinthia Hotels, to discuss about the design of the hotel and what makes it so special.
W
orking in partnership with Meydan Group, Corinthia Meydan Beach has been designed as a spectacular new beachfront resort that will exquisitely reflect both the bliss of the beach and the excitement of the city; allowing guests to discover something new about Dubai and themselves. The 55-storey hotel will be home to 360 exquisite rooms and suites. This beachfront landmark will be complete with cascading infinity pools, the region’s first ESPALife Spa and unforgettable culinary experiences. It’s also intelligently designed for spectacular views across to the Dubai Eye and Palm Jumeirah. John Kim on his Architectural Style My personal architectural style is diverse, my design philosophy is borrowed from the modernist movement, where clean lines, simplicity, functionality and materiality determine the architectural expression. However, as a practicing contemporary architect, contextualism and appropriateness to the project type provides the framework for the rigor of my design philosophy with imagination as the binding essence. The building should fit its purpose and program, for example a hotel has to feel like a hotel, but the www.cbnme.com
architecture must still provide a story to resonate with the end-user. Architecture is not only a visually stunning sculpture in a city’s landscape, but also an experiential journey like a movie, providing pictorial frames of spatial discovery. This is when architecture transcends its basic bounds for shelter and poetry is created. The biggest transformation I have seen in the region is the effort to push the boundaries of construction technique and structural forms that are not traditional concrete construction. The region, especially Dubai, is defined by architectural superlatives with its mega-projects, but have been grounded in traditional construction methods. Now more and more architects and contractors are emboldened to partner in elaborate engineering feats, both large and small. When we start a project, we first listen to the client, to understand their desires and aspiration. We look at the project program and site conditions to understand all the variables. Then we look at relevant benchmarks both regionally and internationally, for context and insight. However, inspiration can come from a myriad of elements, whether it is the pure joy and romantic enchantment of the beach – as it was with Corinthia
Meydan Beach Hotel or the beauty and splendor of nature, we can find brilliance from our surroundings. Importance of Sustainability Sustainable design is very important to AE7 and it should be to everyone. I like to advocate simple design considerations in planning of the building to take the first steps in achieving this goal. Basic understanding of solar orientation for façade design can provide immense relief in cooling load for the building or landscape strategy and plant selection to reduce water consumption and shading, all contributes to a sustainable approach. These passive solutions are augmented with active measures such as energy efficient mechanical units, condensate recovery, and better insulation and LED light fixtures. On the design of Corinthia Meydan Beach Corinthia Meydan Beach is the epitome of understated elegance, with measured exuberance, a cocoon of opulence on the famed coast of the Arabian Sea. Although, the hotel is on a beach, it is located in an extreme urban setting, visual and aural cacophony abound. What sets this hotel apart

Cityscape Abu Dhabi We review the latest edition of Cityscape Abu Dhabi 2019
Abu Dhabi 2019 charts path for Future of UAE Capital’s Property Sector Cityscape Abu Dhabi 2019 has been hailed a success in charting a clear path for the UAE capital’s real estate sector as it navigates current market challenges, with the three-day show witnessing sold-out project launches, proactive changes to property laws and in-depth industrychanging discussions. “We are positive about what we can expect to see. Property is a cyclical business and we are in a period of a soft market. However, there’s not a huge amount of new supply expected this year or next,” said Plumb, with the market maturing and developers more conscious about what they are planning and delivering. “In the residential market, we are looking at about 8,000 units for this year and even less next year, that’s about 3% of existing stock and this is good,” he added. “The market has adjusted and is not just building a huge amount of supply that we saw three to four years ago.” Amongst the highlights of investor-developer interaction on the main exhibition floor, major Abu Dhabi developer Aldar Properties PJSC reported AED 400 million in sales on its latest development, Lea, inside the 56
first two days of the show, while the Government of Abu Dhabi used the exhibition to announce gamechanging laws for foreign ownership in investment zones. “With developers, real estate companies and the industry as whole in the midst of a challenging environment, it was extremely encouraging to see the level of commitment, understanding and determination from everybody at show – ex-

hibitors on the floor, to key industry players and major disruptors in the Conference and Talks – to align on the right way forward for the Abu Dhabi real estate market,” explained Chris Speller, Cityscape Group Director at Informa Exhibitions. “The positive sentiment in the build-up to the show was backed up on the event, with developers such as Aldar reporting sold-out new projects onsite. That’s a clear indicator that while chal-
lenges remain, the market is adapting, and companies are listening to what investors and buyers want.” “Add in the new change to the foreign ownership law and the lively, interactive conference sessions and talks, and this year’s show has exceeded our expectations in uniting the industry and providing the right platform to look at how best take the market forward,” added Speller.

DAIMLER – TRUCKS @ WORK Daimler made their presence felt at the 2019 bauma expo under the slogan "Trucks@Work"
Under the slogan ‘Trucks@ Work’, BAUMA 2019 has witnessed over 20 vehicles from Mercedes’s fleet for almost every construction segment application. In 2100 m² Hall B4 and on the 600 m² of open-air grounds of the exhibition fleet included a total of 6 vans, 13 trucks and 3 special-purpose vehicles. The new Actros & Arocs: The highlights at the Mercedes-Benz BAUMA stand are the new Actros and Arocs truck series, which set standards in terms of safety, efficiency and performance. Especially the new generation of the Actros proves to be a bright little mind and appears twice at BAUMA. Mercedes-Benz Trucks is also bringing the 5th generation of the optional automatic emergency braking system. Mercedes-Benz has expanded its A-Team of Actros, Arocs and Atego with the addition of the X-Class, Citan, Vito and Sprinter vans as well as the specialists Unimog, Econic and Zetros. The optionally available, completely redesigned multimedia cockpit in the Actros and Arocs offers the driver a unique and convenient display and operating concept. Instead of classic instruments, the driver 60
looks at two large, freestanding displays on which everything of relevance is presented. The interactive screens serve as a central source of information in the digital driver's workplace of the future. Their operation is for the most part as intuitive as that of a smartphone. In addition to all driverrelevant basic information, they also allow visualization of the assistance systems operation. A new feature is also the new electronic parking brake which comes as standard and replaces the conventional parking brake lever. The electronic parking brake gets automatically activated in case that the driver forgets to activate it and thus prevents damages

and increases safety. Mercedes-Benz developed the Arocs series specifically for the construction industry and presented it to the European public for the first time in 2013. Since then, this heavy-duty construction truck from Mercedes-Benz Trucks has established itself on the market as a true specialist and covers the construction sector. Both on the road and off the beaten track, the Arocs has truly proven itself through its power, ruggedness and efficiency. Whether as a heavy tipper, concrete mixer, construction materials transporter, semi-trailer tractor unit or special purpose vehicle – the Arocs, with its sturdy frame construction,
robust chassis and powerful engines, cuts a fine figure everywhere and is at home on the construction site as well as in the construction materials supply business. Both Arocs and Actros come as standard with fully automated transmissions of the Mercedes PowerShift 3 series with 12 or 16 gears. Three drive programs of the transmission are available: Economy/Standard, Power and Off-road. The "Off-road" or "Power" drive programs, each with several driving modes, adjust to the driving characteristics. Additional functions such as the rocking-free mode assist the driver with traction problems in off-road conditions. Direct shifting from first
gear to reverse also enables swift, agile maneuvering. Manual transmissions are also available as an option. The Mercedes-Benz Arocs is pre-destined for use as a specialist in construction-site applications. With a large range of cabs, engines, drive variants and wheel formulas, the highly specialized all-rounder is up to any challenge. Since its European premiere six years ago, and its MENA and Africa market launch in 2018, the Arocs has been available in a broad and constantly growing line-up. The Arocs is available as chassis with all conceivable wheel formulas and all-wheel drive semitrailer tractor. The Sideguard Assist Daimler Trucks is the world’s first truck maker to offer sideguard assist for its commercial vehicles. This feature makes it possible to avoid accidents involving pedestrians and cyclists. This feature has been optionally available for Mercedes-Benz Trucks in Europe since December 2016. It was initially available in Mercedes-Benz Actros long-distance haulage trucks and is now also available for Mercedes-Benz Arocs construction vehicles in Europe, Mercedes-Benz Econic and Daimler Buses as well as for the Fuso Super Great in Asia. Moving pedestrians can be detected by the system in virtually any traffic situation, for example if www.cbnme.com
they walk into the truck's lane from the side, emerge from behind an obstacle or are moving along the vehicle's lane. Active Brake Assist 5 The system warns the driver of a danger of collision by acustic and visual warnings and in addition automatically initiates partial braking. This enables the driver to avoid a collision by means of maximum full-stop braking or a steering maneuver. If, however, the driver fails to react to the warning, the system will automatically initiate braking with maximum braking power. The Active Brake Assist 5 system – ABA5 for short – can automatically brake the vehicle to a stop in case of danger of collision with a moving or stationary vehicle or with a pedestrian. This unique and benchmark active safety system is offered only by Mercedes-Benz and is available for the Actros and Arocs ranges.
Revolutionary Mirror Cams The new generation Actros and Arocs, which not only promise greater efficiency, but some cutting-edge technologies, replace the traditional mirrors with cameras and screens. To that end, the new Actros and Arocs are the first series production trucks to offer MirrorCam technology. The system replaces the main and wide-angle mirrors with two exteriormounted cameras and is said to provide a significantly improved all-round view via two 15-inch screen displays on the A-pillars inside the cab. On the exterior, the new Actros and Arocs differ from their predecessors by the absence of exterior mirrors. An optionally available camera system called MirrorCam replaces rear-view and wide-angle mirrors. Two cameras mounted on the outside of the cab's roof frame provide a view
to the rear and transmit the image to two 15-inch colour displays, mounted on either side of the cab's A-pillars. The MirrorCam, improves all-round visibility, handling, aerodynamics and safety and allows a night check along the sides of the vehicle towards the rear when the curtains are drawn. Turbo Retarder Clutch If you need to pull away with weights up to 250 tons or to drive in a particularly sensitive and wear-free manner or need to maneuver at very low speeds, you should choose the turbo retarder clutch. It combines a wear-free, hydraulic startoff clutch and a retarder in a single component. The turbo retarder clutch can be combined with all Arocs 6x4 to 8x8 chassis. As a primary retarder, the turbo retarder clutch develops a braking power of 350 kW (476 hp). Together with the up to 475 kW (646 hp) output of the powerful High-Performance

Engine Brake, the turbo retarder clutch ensures maximum safety. Zetros The Mercedes-Benz Zetros, a robust truck with allwheel drive technology is a case for the toughest missions, both on the road and off the beaten track. It combines extreme off-road capability, resilient, robust technology and the loadbearing capacity of a truck. Accordingly, you will encounter it in opencast mining, oil fields, underground mining or other challenging operations. A typical feature of the Zetros is its design as a cabbehind-engine truck. As a result, the cab has low contours, easy entry and exit, a level and spacious cab, even weight distribution and a high level of driving comfort, especially off-road. 62
Permanent all-wheel drive, robust planetary axles with high ground clearance and single or twin tyres, differential locks and a two-stage transfer case are the outstanding features of this truck model. Its bonnet concept forms the basis for outstanding off-road capabilities. As with the highlycapable off-road Unimog, the optional tyre pressure control system offers the choice between road, offroad terrain, sand as well as a particularly low air pressure for extreme situations. There are two engines available for the Zetros. The two and three-axle variants are equipped with the OM 926 LA inline sixcylinder engine featuring 7.2 l displacement and an output of 240 kW (326 hp). The engine can either be combined with a ninespeed manual transmission
// construction business news me // May 2019
or with Allison automatic transmission. In addition, the more powerful OM 457 LA with 315 kW (428 hp) is also available for the Zetros three-axle vehicles. Fuso Europe The Fuso Canter was also exhibited its expertise at its own stand in Hall B4. The Mercedes-Benz Vans, Mercedes-Benz Trucks and Fuso models thus covered the entire spectrum of construction vehicles. Fuso was exhibiting at the BAUMA for the second time showcasing its Canter models mainly used for Gardening, Landscaping and other construction related usages ideal in city limits with narrow roads. From the marketing prospective, BAUMA always helped to meet the qualified visitors and Fuso team is excited about the number of visitors checking
this segment of Fuso trucks. The Fuso Canter complements the Mercedes-Benz product range below the Atego. It has earned a good reputation among compact trucks as a rugged, resilient workhorse. Its robust construction, high payload and great maneuver ability have contributed to this. These qualities of the Canter are particularly useful in the arduous work in the building and the building materials industry. Off-Road driving experience at BAUMA Mercedes-Benz had arranged an off-road driving experience to the enthusiastic BAUMA attendees to drive their preferred trucks. Extremely steep slopes, braking maneuvers on mudtracks created to offer the unique driving experience.

Advice to Others To be a really good communicator, it’s essential to have the ability to connect the dots that don't always appear obvious. Think conceptually and be very business-oriented and strategic. Stay curious - you need to know what's happening in the broader world, so staying informed and having the discipline to keep apprised of what's occurring in your industry or profession is vital. Don’t just do what other people around you are doing, think for yourself and have the confidence to know that you
