Liebherr Tower Cranes at Work on Miami’s Tallest Luxury Condo Towers

By Cindy Riley

General contractor Moss & Associates planned the continuous 24hour concrete pour. Nearly 150 mixing trucks carrying 1,250 truckloads rotated in shifts to carry out the work. Crews poured approximately 12,500 cu. yds. (9,557 cu m) of concrete weighing more than 50 million lbs. (22.6 million kg) into a massive excavated hole for the tower’s concrete mat, which sits on top of seven hundred 100-ft. (30 m) deep steel pilings. According to Ed Baro, Moss & Associates vice president, “This is a large, complicated project on a very compact site. The name ‘Flatiron’ is a reference to a great building in New York and the site shape. The small site provides work constraints and limited working hours, due to the location in this busy residential and working community.” After lengthy planning and permitting, production piles began being set in May 2016. Currently, crews are removing sheet piles; forming and pouring vertical walls; setting steel plates, some weighing 30,000 lbs. 12,608 kg each; forming elevated decks; laying electrical conduit and sleeving MEP penetrations; and performing site utility work. Baro said going vertical involves the forming and pouring of structural elements above the ground level, such as columns, shear walls and slabs. “At this point, the foundation for the building has been constructed. No issues were encountered, thus far. However, there were a few challenges on the project that were closely managed. For example, dewatering, or keeping the hole dry, was critical to the activities performed within the foundation of the structure. While it was not easy, we are very pleased with the outcome. “Planning for the mat foundation pour began immediately when Moss agreed to take on the project in March 2016. After determining that the pour could be done logistically and with an acceptable amount of risk, planning with the various trade contractors along with the city of Miami began in August. After two dozen meetings with both individuals and as a group, the final plan was put together mid-December. The large number of teams involved were required to follow the plan very closely,” Baro said. Piling and excavation subterranean work also was a significant undertaking. “The piling consisted of 530 30-inch piles that were drilled to a depth of 115 feet, The piles were drilled at a rate of nine per day on average,” Baro said. “The pile phase required 25 trucks of concrete per day and 20 dump trucks to load out spoils. Along with steel deliveries and a tight area to work, the logistics were challenging. Throughout the process, traffic interruption in the area was minimal, and very few complaints were received. “The excavation consisted of the removal of some plus or minus 13,000 cubic yards of dirt. A steady stream of dump trucks worked throughout the days for months on end to excavate the foundation. Again, logistically the project was a challenge. The larger the excavation became, less room was available to stage equipment. During the last month of excavation, the staging area became a runway on the eastern

What will be one of downtown Miami’s tallest luxury condo towers has reached a milestone in construction, as crews prepare to go vertical. In January, after months of piling and excavation subterranean work, roughly 700 workers poured the foundation for CMC Group’s 64-story Brickell Flatiron condominium. Brickell Flatiron unit prices range from $465,000 to $2.5 million, with penthouses priced at more than $15 million. Construction of the tower is expected to be completed in 2019. “Once complete, Brickell Flatiron will be a retreat in the center of one of the most desirable parts of Miami,” said Ugo Colombo, veteran realestate developer. “We’re not offering gimmicks. We are offering a highquality product, timeless design and an unmatched location. Our buyers will benefit from the prestige of living in Brickell, a brand synonymous with an upscale, urban lifestyle, which is known on an international level and is sure to maintain its reputation and value.” Being promoted as an architectural icon that will redefine the Miami skyline, Brickell Flatiron is a 549-unit project designed by Luis Revuelta. A mixture of glass, curves and Renaissance-revival interiors, the building will stand more than 700-ft. (213 m) above street level, and will be one of the tallest residential towers in the United States. It will be located at the epicenter of the city’s Brickell Financial District.

Manitowoc Sells Five New NTC55 Truck Cranes During ConExpo 2017 Manitowoc Cranes celebrated the release and first five retail orders of the new National Crane NTC55 truck crane at a special ceremony at ConExpo 2017. Present was Stephenson Equipment, the Harrisburg, Pa.-based dealer, who partnered with Manitowoc to design the crane. Five of Stephenson’s customers who placed orders for the new truck crane were honored at the celebration: Mount Joy, Pa.-based Greiner Crane, the first company to purchase the NTC55; York, Pa.-based Iron Stag Crane Service; Williamsport, Pa.-based Allison Crane & Rigging; Skippack, Pa.-based H&K Group; and Bob’s Crane Service, based in Kennett Square, Pa.

with similar footprints. “It’s a very compact package,” said Rich Nicols, owner of Bob’s Crane Service. “It is a crane that I can get a lot of crane in a very little tight spot. A huge part of my business is residential tree work, where I will back into a driveway, set up and bring a tree from the back of the yard, the back corner, over the house and bring that tree out front. It’s a very tight job area. “Homeowners have an eight-foot driveway, so the crane has to be eight feet,” Nicols said. “It is always a really tight set up and so you have to negotiate lots of spots to figure out how to get it set up and then you still have to have a lot of crane, because tree work is inherently touchy. You need a lot of crane in a tight spot. This is 26 feet wide and very short. Through Peterbilt’s magic it will turn very tightly. I can almost back in a driveway, not like a car, but similar to a car, where you don’t have a lot of egress and entrance room.” Allison Crane & Rigging also appreciates the crane’s size. “What this crane does is fill a gap that we currently have, so we do not have to send the big truck cranes; we can send the small boom truck,” company President Larry Allison said. “It has the capacity. The strength of this new crane is really key to filling that hole.” A new hydraulically removable counterweight system, 80-degree max boom angle and a 20-degree tilting operators cab — a first for National Crane — further add to its operator-centric design. The NTC55 takes boom trucks to the “next level,” according to Ned Eisenhart, president of Iron Stag Crane. “It takes the so-called boom truck as we know it and takes it to the next level and really puts it in a truck crane level because of all the features, capacity and the road-ability,” he said. “It has a tilt cab and some features that larger machines will have that weren’t in a boom truck. That’s one feature of the many features that we like with the crane. And that was a big push for that crane, because our boom truck, our 45s, the outrigger stance was so wide and we were wanting something that had a smaller outrigger stance that could compete with 40-ton truck cranes. With this, we got that ability that we can bring in the outriggers that are a shorter width and still have a 40-ton capacity.”

A Product Is Born “The NTC55 is an evolution of a product that was originally introduced by National in 2010, which was the NBT55, and I saw the need to include some enhancements on the NBT product that would make the crane much more versatile and fit in a typical truck crane application as opposed to just being a boom truck,” Stephenson’s Crane Sales Manager Steve Tucci said. According to Tucci, the primary difference between a boom truck and a typical truck crane is the outrigger stance. “The outrigger stance on boom truck is typically 24 feet. In many cases, it doesn’t fit into the typical 40 ton, 50-ton truck crane application, which is only usually a 20-foot outrigger span.” Tucci was looking for a tilt cab for better visibility when people are working at elevation and for different counterweight splits to give the crane the ability to fit different travel applications, making it more versatile. These concepts were taken to National Crane’s lift solution group, who engineered the changes needed to create this new model crane. “As the process evolved, our goal was to develop a product on four axles that would meet Pennsylvania highway regulations, which is extremely hard to do in this size class machine,” Tucci said. “Through that, we worked closely with Peterbilt to develop the truck to fit the application. Everything about the truck is to enhance its road-ability. The split counterweight is also with the design to enhance capability for roadability. The previous model had a 76-degree boom angle. We requested this model have an 80-degree boom angle so you have the ability to reach higher elevation.

On the Road The NTC55 also has extreme road-ability, according to Nichols. “It has a very nice ride profile and it is very easy to get to a job, even if it is far away. This expands a lot of reach and it allows me to chase my customer who continues to be more mobile. As my customers go farther, I go farther,” he said

Working in Tight Spots The all-new 55 ton (50 t) NTC55 is an evolved truck crane “replacement” that can maneuver into the tight working quarters typically reserved for a truck crane, but with the added features of a boom truck to increase versatility on the job site, according to the manufacturer. The new model boasts a four-position outrigger system that gives the crane the reach and capacity of a 55-ton boom truck when fully extended. In tighter working quarters, such as those found in urban environments, the NTC55 can retract its outriggers to 75 percent span to take up less space while maintaining greater capacity than other truck cranes

Perfect Partners Nichols credits Stephenson Equipment for contributing to his business’s success and said he’d been requesting a smaller truck. “Stephenson has always been in my court,” he said. “They are really the reason that I am as successful as I am. They have been a tremendous partner in taking me forward. Now they are a tremendous partner of 12

Ben Daugherty (L) and Steve Tucci (R), both of Stephenson Equipment, congratulate Larry Allison of Allison Crane & Rigging for the purchase of the National NTC55 truck crane.

National and National has helped deliver a product that we both have been asking for. It took a little bit of doing, because you don’t move those big companies that quickly, but they delivered a product that is exactly what I asked for.” Allison, a fourth-generation Stephenson Equipment customer, spoke of a long-standing relationship and said, “they [Stephenson] have always been a great partner, and to me that’s what sets them aside from others: their working relationship.” Eisenhart also lauded Stephenson Equipment. “We have been in family business for many years back previous to Eisenhart Crane,” he said. “Back in the ’60s, we bought cranes from Stephenson. I always had a good relationship with them and now that we started this business, we decided that they would be the company that we would we want to go into partnership with and be the ones to serve our crane needs.” (This story also can be found on Construction Equipment Guide’s website at www.constructionequipmentguide.com.) Designer Aims to Achieve LEED Silver Certification on Project BRICKELL from page 11

Architect Revuelta, who in recent years has designed and projectmanaged the tallest and most complex condominium buildings in the Southeast, said his vision was to create a unique building on a distinct site. He also wanted to establish an identity that would set the building apart from surrounding structures. “The Brickell Flatiron site is a triangular site with the Metromover running on the south and east side. This presented a challenge in terms of determining pedestrian and vehicular circulation. “The inspiration was the triangular geometry of the site. Also, the desire to create movement on a building which is static in form, by creating interesting variations in the geometry of the building. Specifically, the balconies, which create a feel that the building is being struck by wind, therefore creating movement, mainly on the east and north facades of the building,” said Revuelta. As for the size of the structure, “The height is similar to other buildings we’ve done. It affects it in a similar way that any other tall building designed in Florida — designed to the building code requirements, for hurricane conditions. Therefore, the central core of the building, the reinforced concrete and the sheer walls are fairly large, but in essence it’s not much different than other tall buildings we have previously done.” Revuelta is confident the luxury tower will endure for generations to come. “We have strived to maintain clean, simple, proportionate geometry in our buildings, which have proven over the thousands of years of architecture to stand the test of time.” The building will feature primarily glass, aluminum and concrete. “It was important for the design not so much to complement the surrounding area, but to create a building that was not out of context with its surrounding areas, but at the same time had an identity and elegance that makes it stand out from other structures in the area.” The environment also was a consideration. “We always try to implement sustainability in our buildings. With this building we are aiming to become LEED silver certified,” said Revuelta. “My hope is that the residents enjoy the building for its functionality, quality of materials, aesthetic values and overall comfortable and luxurious livability.” Miami-Dade Mayor Carlos Gimenez and Miami Downtown Development Authority executive director Alyce Robertson were among those attending the building’s spring 2016 groundbreaking, which included a champagne reception. In addition to lifting ceremonial shovels of dirt at the construction site, officials praised the project, which is located in the heart of the downtown area. Brickell Flatiron’s luxury condos will be within walking distance to Mary Brickell Village and Brickell City Centre. Residents will have access to sidewalk cafés, fine dining, shopping and markets, as well as outdoor and various cultural activities. section of the project that measured 200 feet long by 21 feet wide.” The bottom elevation of the foundation sits at -4 ft. (-1.2 m), with a few sections at -8 ft. (-2.4). This equates to roughly 15 ft. (4.6 m) deep from the current streets surrounding the project. There were 14 dewatering pumps strategically placed along the perimeter to keep the foundation dry. These pumps were running and were monitored 24/7 by Moss personnel throughout the foundation work. “Prior to Moss taking control of the project, the site was being used as a public parking lot, and a popular restaurant and bar was located on the northern portion of the site,” said Baro. “Multiple utilities were relocated during the test pile program to allow for work to commence. Demolition consisted of the removal of sidewalks, underground drainage and iron fencing surrounding the property. The grade found on the property was satisfactory to allow for the work. No grading was required to drill the piles.” Weather has been somewhat challenging, but so far has not caused any major setbacks. “The typical South Florida rains slowed progress slightly, but crews worked extra hours and Saturdays to maintain the project schedule. Hurricane Mathew at the beginning of October caused about a week delay in progress.” Work has already begun on utilities for the project. Before the foundation pour, all five of the incoming water services were tapped and brought to the property line. Drainage and sewer work is ongoing and should be substantially complete in the coming months. Gas and electricity have been coordinated and will start fairly soon. A variety of heavy machinery can be spotted in action at the job site. Main equipment being used includes a Liebherr 550 EC-H 20 tower crane, a Liebherr 420 EC-H 16 tower crane, excavators, concrete pumps, buck hoists and forklifts. Materials required include concrete, glass, masonry, wood, steel and aluminum. Baro said working in an environment with pedestrians and traffic nearby comes with the job assignment. “As you can imagine, hundreds of people are working hard on site every day. The entire team is very excited to work on such a challenging and high-profile project as Flatiron. We are honored to be chosen by this prestigious developer and design team.” Once complete, Brickell Flatiron will offer 1- to 5-bedroom condos, with a limited collection of penthouse and duplex residences available, measuring up to 6,246 sq. ft. (580 sq m) in size. All units will include Italian-made custom cabinets, stainless steel appliances, Italian marble floors, high ceilings with recessed lighting, custom doors, energy-efficient windows and glass balcony railings. The 64th-floor rooftop sky spa, sky pool and sky gym will provide views of Biscayne Bay and downtown Miami’s cityscape. Other features will include a resort-style lap pool and children’s pool, access to the Flatiron Theater with stadium seating, an executive meeting room, a billiard and cigar room, a wine cellar, 24-hour concierge and parking valet and electric car-charging stations. 16

English Crane Rental Company Brings Home Demag, Challenger Cranes

(L-R): Mike Fitton of John Sutch Cranes; Lee Maynard, director of sales Europe and Russia, Terex Cranes; Hayley Sutch-Ware of John Sutch Cranes; Carsten Von Der Geest, VP of EMEAR sales and service, Terex Cranes.

English crane rental company John Sutch Cranes ordered five cranes, with its shopping list consisting of a Demag AC 220-5, two Demag AC 60-3’s, and two used Challenger 3160 all terrain cranes. Owner John Sutch pre-arranged the order with Tim Leech, Terex Cranes regional sales manager, a few weeks ago in Liverpool, England. Hayley Sutch-Ware, daughter and future successor of John Sutch, confirmed the order and signed the contract with Lee Maynard, director sales Europe and Russia CIS, and Carsten von der Geest, VP of EMEAR sales and service, while attending this year’s ConExpo in Las Vegas, Nev., together with Mike Fitton, sales director. “I visited the plant in Zweibrücken at the end of last year and was tremendously impressed not only by the high quality of the cranes made

by Terex and Demag, but also by the equally robust production standards implemented at the plant. The company’s booth at ConExpo just confirmed those first impressions,” Sutch-Ware said. She shares this enthusiasm for the quality of Terex Cranes with her father John, who had already ordered a Demag AC 100-4L all terrain crane during their visit to the Zweibrücken plant. “Sutch has been an important customer for a long time now, and the fact that they decided to buy half a dozen of our cranes is something that we’re naturally very happy about,” said Leech.
