The Owner’s Perspective with Ken Beale, Director of Marketing Services, Hubbell Lighting, Inc. Q: What is the purpose of the new construction? KB: From the project’s inception, Hubbell Lighting strove to create an efficient, attractive, sustainable and unique facility that it could call home. As a leading manufacturer of lighting products, Hubbell Lighting is committed to environmental stewardship and the responsible use of financial resources. The new corporate headquarters building is a testament to Hubbell’s strong leadership and the design team’s resolve to execute such a vision. Q: What were the greatest challenges encountered on this project? How, specifically, were they overcome? KB: Hubbell Lighting’s Group Vice President, Scott Muse, wanted to create a lighting training and education facility unlike any in the industry. The company’s new Lighting Solutions Center (LSC) is a unique gem in the lighting industry. From the beginning of this project, Hubbell sought to do nothing less than revolutionize training and education in the lighting industry by making a critical shift from a product-based approach to a solutions-based approach. Our design team, which included a nationally known exhibit designer, designed a highly flexible space that can be reconfigured every 18 months in an effort to address the most current industry challenges. Internally illuminated movable walls, modular wiring and interchangeable parts make this space highly adaptable to change as quickly as the construction industry does. The LSC enables Hubbell Lighting to present holistic solutions to today’s lighting challenges, rather than simply showing mass quantities of product offerings. Q: Were there any innovative strategies involving improved quality, cost-effectiveness or cost reductions? KB: In the photometric lab area, a special mechanical system was installed to provide extensive control of both temperature and air flow. While a typical office building of this size would usually have one air-handling unit per floor, Hubbell’s laboratory facilities have seven air handlers for seven individual spaces since a one- or two-degree temperature differential can skew test results. For similar reasons, the facility’s photometer rooms all feature a 30-foot-high, double ceiling to create a pressurized plenum to distribute air evenly in a large spatial volume. Even with such strict mechanical requirements, Wade Crow Engineering, the project’s mechanical engineering firm, managed to save 30 percent in energy costs. Q: If another owner was about to commence work on a similar project, what advice would you offer from your experiences that he/she may not be aware of? KB: Assemble a team of the most highly competent and talented professionals you can find, and then push them to do more than solve problems. Push them to innovate.

“As a LEED project it is very important that the building HVAC systems be balanced to operate at the highest energy efficiency possible,” said Penny P. Hinton, president of Palmetto Air & Water Balance, Inc., the firm that provided testing, adjusting and balancing of the facility’s HVAC systems. “The building’s HVAC systems have been adjusted to design intent and are operating at peak performance,” she added. Despite the amazing end result, there were some challenges along the way. Some of these included making the rotunda lighting look like starlight while staying within the Dark Skies code, and dealing with the rocky site, which prevented the building from having a basement because of the costs involved in blasting the rock. “The greatest challenge on the project was to figure out how to place existing photometers in [the] building when several of the photometers had a height of 30-plus feet tall,” said Jonathan Hopkins, president of H & H Construction Management and Development, Inc., the project’s program manager/construction manager. Cullen Pitts, AIA, LEED AP, Principal in Charge, McMillan Smith & Partners Architects, PLLC Q: What is the most innovative aspect of the project (or of the design/construction process, financing, environmental)? What could others learn from? RCP: The most innovative aspect of the project was the high level of communication [among the] owner, architect and general contractor. Critical project decisions were made in a just-in-time fashion that requires a great deal of coordination. The entire design team communicated closely with the construction team, including numerous trade subcontractors, to optimize project value and constructability. Although technically delivered as a design-bid-build project, the team [members] worked as partners from start to finish to ensure a successful project. Q: What were the greatest challenges encountered on this project? How, specifically, were they overcome? RCP: Both schedule and cost were major challenges for the design and construction team. Early release of the site development and structural steel packages saved approximately five months in construction time. Design of one area of the building, the Lighting Solutions Center, was underway simultaneous to construction of the rest of the building to further collapse the project timeline. Hubbell’s move was coordinated into seven distinct phases in order to minimize downtime. Mission-critical operations such as customer service were planned for transfer last to ensure a seamless transition. Future expansion was discreetly planned into the design allowing for the potential addition of 30,000 square feet to a second-story section of the building at a later date. Q: How did the strengths and experience of the project team

RCP: The project team succeeded in creating a highly flexible, functional facility that met Hubbell’s operational needs while communicating its core corporate values. The fast-paced, challenging project schedule brought the design and construction teams closer together and fostered a unique sense of teamwork and understanding. The team conducted countless impromptu meetings on site, with participants ranging from Hubbell’s president to the lead stonemason, considering problems in real time from all perspectives. Every individual involved in the project developed a keen understanding of other team members’ specific challenges. Hubbell’s just-in-time decision-making process proved difficult to manage, but forced an unprecedented level of both formal and informal communication. Although the design team was scattered around the country, they worked well together, frequently exchanging electronic drawings and physical material samples. Work with the lighting consultant and exhibit designer proved especially rewarding as abstract goals slowly evolved into successful designs and a mutually respectful appreciation of skills without territorial confrontations.
