The robust exterior materials, including architectural precast concrete, glass, aluminum and stone, reflect Hubbell’s sturdy position in the lighting industry while providing a durable, lowmaintenance exterior skin for the building. The entry rotunda, the building’s signature architectural element, marks the entry into the Lighting Solutions Center and houses a training facility and executive boardroom on the third and fourth floors, respectively. “With a fundamental need to consolidate the overlapping business functions of 16 independently operating brands scattered around the country, the resulting facility provides innovative solutions to key business objectives,” said Keith “K.J.” Jacobs, lead architect on the project for McMillan

The Owner’s Perspective with Ken Beale, Director of Marketing Services, Hubbell Lighting, Inc. Q: What is the purpose of the new construction? KB: From the project’s inception, Hubbell Lighting strove to create an efficient, attractive, sustainable and unique facility that it could call home. As a leading manufacturer of lighting products, Hubbell Lighting is committed to environmental stewardship and the responsible use of financial resources. The new corporate headquarters building is a testament to Hubbell’s strong leadership and the design team’s resolve to execute such a vision. Q: What were the greatest challenges encountered on this project? How, specifically, were they overcome? KB: Hubbell Lighting’s Group Vice President, Scott Muse, wanted to create a lighting training and education facility unlike any in the industry. The company’s new Lighting Solutions Center (LSC) is a unique gem in the lighting industry. From the beginning of this project, Hubbell sought to do nothing less than revolutionize training and education in the lighting industry by making a critical shift from a product-based approach to a solutions-based approach. Our design team, which included a nationally known exhibit designer, designed a highly flexible space that can be reconfigured every 18 months in an effort to address the most current industry challenges. Internally illuminated movable walls, modular wiring and interchangeable parts make this space highly adaptable to change as quickly as the construction industry does. The LSC enables Hubbell Lighting to present holistic solutions to today’s lighting challenges, rather than simply showing mass quantities of product offerings. This space has set the new standard for lighting manufacturer training facilities. Photo courtesy of Joe Jordan Photography
Q: Were there any innovative strategies involving improved quality, cost-effectiveness or cost reductions? KB: In the photometric lab area, a special mechanical system was installed to provide extensive control of both temperature and air flow. While a typical office building of this size would usually have one air-handling unit per floor, Hubbell’s laboratory facilities have seven air handlers for seven individual spaces since a one- or two-degree temperature differential can skew test results. For similar reasons, the facility’s photometer rooms all feature a 30-foot-high, double ceiling to create a pressurized plenum to distribute air evenly in a large spatial volume. Even with such strict mechanical requirements, Wade Crow Engineering, the project’s mechanical engineering firm, managed to save 30 percent in energy costs. Q: If another owner was about to commence work on a similar project, what advice would you offer from your experiences that he/she may not be aware of? KB: Assemble a team of the most highly competent and talented professionals you can find, and then push them to do more than solve problems. Push them to innovate.

Exceptionally Distinctive Business Interiors Miller’s offers innovative office furnishing solutions for companies of all types and sizes. With locations in Charleston, Columbia, Greenville, Rock Hill and Savannah, Miller’s specializes in serving the corporate, financial, healthcare and education markets. However, this business goes far beyond a simple furniture retail store. Through the services of expert designers and professional consultants, Miller’s builds lasting relationships with clients and provides turnkey solutions to meet each company’s unique needs. “Miller’s offers the entire package,” says Jayne Hines, A&D Solutions Consultant.
More than 40 years of expertise Founded in Columbia in 1967 by Miller Newton, Miller’s was initially known as Miller’s Office Equipment. When Wallace Olsen purchased the business in 1969, he sold the office equipment portion of the business to focus on corporate office furniture. ® In 1973, Miller’s became the first Haworth dealer in South Carolina and sold the first powered workstation panel in the state. Throughout the 1970s and 1980s, the business continued to grow, expanding into the Greenville, Savannah and Charleston markets. During the course of the past 40 years, Miller’s has grown into one of the largest furniture dealers in the South. Even though Miller’s has achieved such success, however, it has never lost touch with its roots. “Although the business has seen exponential growth since its humble beginnings, the company has always remained true to its core values,” says Hines.
Innovative designs by leading experts With a focus on solution-based design, the skilled experts at Miller’s take their jobs very seriously. From the initial design planning stages all the way through completion, the Miller’s team strives to meet each client’s distinctive design needs. “We begin by listening to our customers’ needs and continue to communicate throughout the entire process,” explains Hines. “We go further than the typical dealership. Our job doesn’t end when the furniture arrives. We meet clients’ needs well before the installation begins and continue to do so long after completion.” As a result, Miller’s continues to attract new clients and maintain strong relationships with old ones. “We work hard for our clients, and our first objective is to make sure they are well informed and that the process is as uncomplicated as possible,” says Hines. “After doing business with us, they have the confidence to grow our business relationship.” The exceptional team at Miller’s comprises some of the most knowledgeable experts in the design field. Miller’s not only offers professional in-house
consultants to assist clients, but the company also has access to some of the best researchers in the industry. These researchers and scientists have compiled groundbreaking research covering all the critical areas of the design process, including sustainability, ergonomics, health care and workspace solutions. “Using the knowledge obtained by our researchers and consultants ensures that our clients’ spaces are better designed, more innovative and go beyond our clients’ expectations,” says Hines.
Strong client relationships Miller’s understands that each client faces its own unique design dilemma. So, it comes armed with a wide range of experience to serve every customer’s needs. As a result of its unsurpassed expertise and exceptional customer service, Miller’s has built long-lasting relationships with a great deal of clients. “We have worked with some of the same clients for over 20 years,” says Hines. “Carolina First, US Passport, Fuor and Blue Cross Blue Shield all have longstanding relationships with our team.” However, Miller’s doesn’t just serve customers close to home — the business meets the needs of clients nationwide. For 10 years, Miller’s has served the U.S. Department of State, providing design services for passport agencies throughout the country. Starting with the passport agency in Charleston, Miller’s has moved on to work with agencies in New Hampshire, Arkansas, Chicago, Honolulu, Colorado, Houston and New Orleans. “Despite the distance, we are as equally committed to meeting those clients’ needs as we are for customers in our hometown,” says Hines. To serve these long-distance clients, Miller’s holds conference calls and uses the latest in technology to finalize space planning and design details. Then, when the time comes for the project to be installed, Miller’s representatives are on site to ensure a successful installation and complete the final walkthrough with the customer. No matter the client’s needs, no matter the size of the job, Miller’s will deliver. Its long list of satisfied customers can attest to that. — Corporate Profile

“As a LEED project it is very important that the building HVAC systems be balanced to operate at the highest energy efficiency possible,” said Penny P. Hinton, president of Palmetto Air & Water Balance, Inc., the firm that provided testing, adjusting and balancing of the facility’s HVAC systems. “The building’s HVAC systems have been adjusted to design intent and are operating at peak performance,” she added. Despite the amazing end result, there were some challenges along the way. Some of these included making the rotunda lighting look like starlight while staying within the Dark Skies code, and dealing with the rocky site, which prevented the building from having a basement because of the costs involved in blasting the rock. “The greatest challenge on the project was to figure out how to place existing photometers in [the] building when several of the photometers had a height of 30-plus feet tall,” said Jonathan Hopkins, president of H & H Construction Management and Development, Inc., the project’s program manager/construction manager. Doing that while remaining within the continued on page 14

The Architect’s Perspective with R. Cullen Pitts, AIA, LEED AP, Principal in Charge, McMillan Smith & Partners Architects, PLLC Q: What is the most innovative aspect of the project (or of the design/construction process, financing, environmental)? What could others learn from? RCP: The most innovative aspect of the project was the high level of communication [among the] owner, architect and general contractor. Critical project decisions were made in a just-in-time fashion that requires a great deal of coordination. The entire design team communicated closely with the construction team, including numerous trade subcontractors, to optimize project value and constructability. Although technically delivered as a design-bid-build project, the team [members] worked as partners from start to finish to ensure a successful project. Q: What were the greatest challenges encountered on this project? How, specifically, were they overcome? RCP: Both schedule and cost were major challenges for the design and construction team. Early release of the site development and structural steel packages saved approximately five months in construction time. Design of one area of the building, the Lighting Solutions Center, was underway simultaneous to construction of the rest of the building to further collapse the project timeline. Hubbell’s move was coordinated into seven distinct phases in order to minimize downtime. Mission-critical operations such as customer service were planned for transfer last to ensure a seamless transition. Future expansion was discreetly planned into the design allowing for the potential addition of 30,000 square feet to a second-story section of the building at a later date. Q: How did the strengths and experience of the project team
Photo courtesy of McMillan Smith & Partners Architects, PLLC
contribute to the success of the project? RCP: The project team succeeded in creating a highly flexible, functional facility that met Hubbell’s operational needs while communicating its core corporate values. The fast-paced, challenging project schedule brought the design and construction teams closer together and fostered a unique sense of teamwork and understanding. The team conducted countless impromptu meetings on site, with participants ranging from Hubbell’s president to the lead stonemason, considering problems in real time from all perspectives. Every individual involved in the project developed a keen understanding of other team members’ specific challenges. Hubbell’s just-in-time decision-making process proved difficult to manage, but forced an unprecedented level of both formal and informal communication. Although the design team was scattered around the country, they worked well together, frequently exchanging electronic drawings and physical material samples. Work with the lighting consultant and exhibit designer proved especially rewarding as abstract goals slowly evolved into successful designs and a mutually respectful appreciation of skills without territorial confrontations.

The General Contractor’s Perspective with David Wise, Senior Project Manager, Harper Corporation Q: What is the most innovative aspect of the project (or of the design/construction process)? What could other owners learn from for their future projects? DW: To say that the Hubbell Lighting project possesses qualities that make it a unique project is simply an understatement. This corporate headquarters exemplifies a myriad of features that make it stand out within the upstate business community. These aspects include: The blending of various materials forms and shapes works to create the impressive exterior facade for the building, which incorporates the most innovative lighting design to create a building of impressive proportion and form. Hubbell’s prominent setting above I-85 serves to beautifully frame this impressive building and communicate to every by-passer that Hubbell Lighting is a forward-thinking entity working to create value for the upstate of South Carolina. The blending of function provides a building [that] serves the variety of objectives identified by Hubbell Lighting. The building houses all of the various Hubbell associates ranging from the executives to the human resources, and to the product management and development. The building possesses three floors filled with office space, while the first floor contains lab and research development spaces, a café, and the Lighting Solutions Center. While incorporating these various design requirements and construction practices into one building created a number of challenges, the end result [allows] Hubbell to operate from one central location to conduct its daily business, to manage its various product lines, to test its product to ensure its quality, to develop new products to better serve the lighting industry, and then to communicate to its clients and customers very clearly,
