Kenya

US$654million Greenfield Project to Break Ground in November 2013 Construction of the proposed Greenfield terminal at the Jomo Kenyatta International Airport could start in November 2013 with Kenya Airports Authority expecting to close the financing deals in December this year. The 178,000 square metres terminal, which is expected to cost US$654.2million, will give JKIA an extra handling capacity of 20 million passengers annually while boosting the airport’s status as a regional hub of international standard. It will comprise 50 international check-in counters, eight air bridges for aircraft to dock, 45 aircraft parking stands on the linked apron space and an additional runway. Project manager Francis Ngigi said they are in advanced negotiations having identified a number of international lenders based on their loan terms. Anhui Construction Engineering Group and China National Aero-Technology International Engineering Corporation companies will be undertaking the project in collaboration with London-based Pascall + Watson Architects under the supervision of Louis Berger Group head-quartered in Washington DC. Greenfield terminal will be completed in four years and forms part of Kenya’s Vision 2030.

EIB Backs South Africa’s First Solar Tower Project The European Investment Bank, Europe’s long-term lending institution, has agreed to provide US$63.5mn (EUR 50m) for the Khi Solar One Project. This is the first large concentrated solar power project in sub-Saharan Africa and one of the first private sector renewable energy projects in the country. The project will help South Africa meet renewable energy targets by increasing renewable energy output. The Khi Solar One project consists of a 200m high tower and more than 4,500 heliostat moving mirrors to reflect light onto the tower. It is located on a 600 hectare site close to Upington, in South Africa’s Northern Cape Province. Jointly owned by Abengoa, the Industrial Development Corporation (IDC) and the Black Economic Empowerment (BEE) program, the 50 MW project will be Abengoa´s third commercial solar tower and its first outside of Spain. Pim van Ballekom, European Investment Bank Vice President responsible for sub-Saharan Africa said development of the Khi Solar One project is a milestone, that will help convert South Africa’s immense solar resource into clean and sustainable power that can be stored, and complements more intermittent renewable energy sources.

Ethiopia on Track to Complete First Mega-dams By 2015 Ethiopia's energy minister has played down concerns about how it would finance the first of an array of mega-dams due to revolutionize east African power markets, saying it was on track to have three plants on line by 2015. The Horn of Africa country has laid out plans to invest more than $12 billion in harnessing the rivers that run through its rugged highlands to generate more than 40,000 MW of hydropower by 2035, making it Africa's leading power exporter. Energy chief Alemayehu Tegenu said the plan's centerpiece - the $4.1 billion-Grand Renaissance Dam along the Nile River in the western Benishangul-Gumuz region - was on course to be completed on time in 2015. Two other smaller dams should also come on line by that point, he said, generating a total of more than 8,000 megawatts of power at full capacity. Alemayehu said the country has raised more than $277.1 million (5 billion birr) for the construction of its Grand Renaissance Dam to date. The dam which is Africa's largest will generate 6,000 MW at full capacity.

Funds approved for New Gwarimpa General Hospital

The Federal Executive Council (FEC) has approved $19.1mn (N3 billion) for the construction of phase one of a new General Hospital at Gwarimpa, Federal Capital Territory (FCT). The Minister of State for FCT, Mrs. Olajumoke Akinjide, disclosed this while briefing State House Correspondents on the outcome of the weekly FEC meeting, presided over by President Goodluck Jonathan. She said that the 220-bed hospital project would serve the inhabitants of the Gwarimpa Housing Estate and environs. Akinjide further said that already the FCT had earmarked two hectares of land at the Gwarimpa district for construction of the project. According to the minister, phase one of the project would include the construction of main hospital block, fencing, residential quarters for medical staff, mortuary and incinerator.She said the building is a 13-storey building, comprising four multi-level storey car parks, two of which are subterranean and two are above ground, while nine-storey is for the actual building. The minister said the project will be completed in 36 months. Joint Venture for Cairo Gate Development

Al-Futtaim Group and Emaar have announced an initial intention to enter into a US$813.8 (EGP 5 billion) joint venture (JV) agreement to develop Cairo Gate, the largest lifestyle and entertainment development on an EmaarMisr property of 160 acres of land on the Cairo- Alexandria desert highway. The two UAE-based international real estate giants claim Cairo Gate will not only cater to discerning shoppers from Egypt and the world over, but also to those who appreciate a trendy lifestyle that has come of age. While the mega shopping mall will be the centerpiece of the development, Cairo Gate will be complemented by an office park with a luxury hotel, schools, medical facilities and residences ranging from townhouses to villas and apartments. The first phase of Cairo Gate development will comprise a mall with a gross leasable area of 120,000 m2, and will be anchored by Al-Futtaim’s retail brands such as IKEA, Marks & Spencer, Toys “R” Us, ACE, Intersport, Guess, Esprit and other brands as well as restaurants, cafes and leisure outlets with a strong outdoor theme.

Kuwait Investors to Construct Cement Factory in Budaka

Uganda

President Museveni has broken ground for the construction of a cement plant in Daka village, Budaka District, Uganda. The new 5000tpd factory will be constructed by the Dao Group of Kuwait and is expected to be twice the size of the Hima Cement Factory in Kasese. Presently, Uganda has two cement plants, operated by Tororo Cement and Lafarge-owned Hima Cement, resulting in a national installed capacity of 1.9Mta. The cement factory will provide 10,000 jobs direct and indirectly for Ugandans. Meanwhile, the president has also launched works on the new $476m Kampala-Entebbe Expressway project. Construction works will last four years, ending 2016. On completion, the expressway will be the second of its kind in eastern Africa, after Ethiopia’s 80km Addis Ababa-Adama expressway. 8

World's tallest hotel makes Dubai debut The first tower of the world's tallest hotel, JW Marriott Marquis Hotel Dubai, has opened its doors adding 804 rooms. Officially recognised as the world’s tallest hotel at a height of 355 metres, only 26 metres short of the Empire State Building in New York, the JW Marriott Marquis has been dubbed Dubai’s first world-class convention and business destination hotel. The hotel is opening in several phases, with its first tower of 804 rooms and suites in its soft opening phase, and with three of the final nine restaurants. By January, the hotel will have all nine restaurants and five bars and lounges open, with a grand opening scheduled to take place in February. The 82-storey, 1,608-room hotel represents another record-breaking structure for a city that already boasts the tallest building and the largest shopping mall.

Goettsch Partners Designs Poly Business Tower in Shunde

China

US-based architectural firm Goettsch Partners (GP) has designed a new 110,000m² Poly Business Tower in Shunde, China.The new 200m tower will offer office space and is part of contracts the company has signed with Chinese developer Poly Real Estate. Other projects GP is carrying out for Poly Real Estate includes an office project, a hotel and mixed-use developments in the cities of Chengdu, Deyang and Guangzhou. The Poly Business Tower in Shunde will be the centrepiece of the business district and will be located near various cultural and government facilities in the Chinese city. GP said that its concept was to create a tower that will integrate features of local culture in the architecture of the building.

Vinci Wins $366 million Bridge Construction Contract in Panama

Panama

Vinci Construction Grands Projets, a subsidiary of Vinci SA, has secured a $366 million contract from Panama Canal Authority, a government agency for Panama Canal, for the development of the Atlantic Bridge in Panama. The new 1,050m-long cable-stayed concrete bridge will be located 3km north of the Gatun locks, near the city of Colon. The new bridge will be carrying two lines of traffic in each direction. The central span of the bridge will be 530m and have 212.5m high pylons. The vertical clearance of the new bridge will be 75m above the canal. According to Vinci, the Atlantic Bridge will be the longest concrete cable stayed bridge in the world with a central span of 530m. The company plans to use cast-in-place decks for the bridge, which will prevent disruption of navigation in the canal. The new bridge will comply with the canal expansion programme, which includes offering a clearance to the largest container ships. Furthermore, the bridge will also allow vehicles to cross the Panama Canal on the Atlantic side, in both locks opened or close states.

According to Vinci, the Atlantic Bridge will be the longest concrete cable stayed bridge in the world with a central span of 530m.

Caterpillar Hybrid Excavator Caterpillar Inc. has unveiled the first model in its new line of hybrid excavators, the Cat 336E H, at its Mossville Industrial Design Center at a special trade press event, “The Next Generation is Here.” The new 336E H will be sold and serviced exclusively through the global Cat dealer network following the machine’s official launch at bauma 2013 in Munich, Germany. The order board for the Cat 336E H opens in Feb. 2013, with factory shipments beginning in March 2013. The Cat 336E H uses a new hydraulic hybrid technology developed by Caterpillar. “A hybrid is independent of any particular technology — it doesn’t have to be electric,” said Ken Gray, global product manager of large hydraulic excavators for Caterpillar’s excavation division. “There are many ways to store and reuse energy, including our patented hydraulic hybrid system featured on the Cat 336E H. “Caterpillar has developed, built, and tested electric hybrid excavators, but—until now—we had not found a hybrid approach that would actually lower our customers’ owning and operating costs,” Gray said. Consulting Engineers South Africa Consulting Engineers South Africa (CESA) is in support of tolling South Africa’s national freeways and in particular support the principle of user-pays for the Gauteng Freeway Improvement Project. CESA says while there are various methods to fund major infrastructure, it is imperative to weigh up the cost of providing a service and who ultimately pays for the service against the level of service provided. CESA further says it is important that Government acknowledges its responsibility to provide a basic and acceptable level of service for among others; water, sanitation, housing, communication, energy, education, health and mobility. Where mobility is concerned, there is an obligation on national government, provincial government and local government to agree on the level of basic service and who provides what and at what cost. The provision of road infrastructure for urban use is the responsibility of Provincial and Local government who work in collaboration with South African National Roads Agency Limited to provide adequate services. Sany Heavy Industry Co (K) Ltd recently held its first Open Day in Kenya in conjunction with its dealer, Holman Brothers (EA) Ltd. The event was a successful showcase of Sany’s products within the East African market and featured machines such as excavators, graders and rollers.

The scrubber system – with stainless steel PALL rings and basket assembly, easily removed by a single person – were developed with safety and ease of maintenance in mind. Each 4900 unit is designed, constructed, tested and certified to Section VIII Div. 1 of the ASME code. The unique and patented PALL ring technology removes system water micro-bubbles and separates-out dirt particles from the flow. Dirt that is trapped settles to the bottom of the separator where it can be removed through a factory provided blowdown valve. The 4900 Series is available for pipe sizes ranging from two to 36 inches. Designed to increase system efficiency, the 4900 Series helps to reduce system pressure drop so that smaller pumps can be used.

Because it is a seamless flooring system, there are no crevices or openings for bacteria to breed, so the system caters for high hygiene standards.

Hon. Moses N. Muihia is a registered and practicing Quantity Surveyor and holds a Bachelor’s Degree (Hons.) in Building Economics from the University of Nairobi. He joined the Ministry of Public Works in 1973 as an Assistant Quantity Surveyor. Studied, practiced and sat for the professional examinations in 1976 which qualified him to join the Department of Land Development as a part time lecturer for two years before joining the teaching staff as a lecturer in Quantity Surveying and Building Construction in 1979.

Affiliate and collaborate with institutions, societies and Associations having object in whole or part similar to those of federation, purchase, sell, lease machinery, chattels, land necessary for the promotion of its objectives, Fundraise, receive grants, donations and invest money to achieve the obligation of the federation; To form county branches/ chapters and to do all such lawful things as are incidental or may be thought by the Federation to be conducive to the attainment of the objectives.

He entered private practice in 1985. He was a Member of Parliament from 1997 to 2002 and a Board Member of Public Procurement Oversight Authority 2007 to 2010. He has attended Corporate Governance and leadership courses and travelled widely on related construction issues. He is currently the National Chairman of Kenya Federation of Master Builders and a Director at the National Construction Authority Board.

Construction Review had an interview with him. When was the Kenya Federation of Master Builders (KFMB) formed and the reasons for forming it and its vision? Kenya Federation of Master Builders was registered at the Registrar of Societies office on 6th Nov. 1995. It is the association representing the interests of Small and Medium Enterprises (SMEs) and Local contractors in all trades in the construction industry in Kenya. The main objectives include, but not limited to:Promote measures and take steps that may be considered advisable for the protection of the interests of its members, promote and encourage consultations between and amongst its members on matters connected with developments and emerging technology in the construction industry.

What have been the noteworthy milestones in the development of the Federation and how has it benefited members and the building and construction industry as a whole? KFMB was a major player in the development of the Public Procurement and Disposal Act 2005 and the Regulations 2006. It successfully lobbied for the inclusion of the preferences and reservations clauses under Section 39 for participation of candidates such as disadvantaged groups, micro, small and medium enterprises in the procurement value chain. All public procurement entities are required to give exclusive preference to Kenya citizens where the funding of projects are 100% from the government of Kenya or where amounts are below prescribed threshold. The act also allows preferences in the evaluation of tender bids where there are joint venture ownerships depending on the percentage shareholding of the locals to the foreign firms on a graduating scale. Through further lobbying bidders were allowed to use Insurance Bid Securities and Performance Bonds which were hitherto the preserve of banks. This allowed bidders to have easier access to procurement. It is however, unfortunate that Procurement Entities have failed to implement this window to prop up the SMEs. KFMB has stamped its presence as a major stakeholder in the construction industry and has its nominee in the Board of the recently launched National Construction Authority.

Personality Brett Marlin Projects Director of Time Projects Botswana

Born in Durban, South Africa, 50 year old Brett Marlin now lives in Botswana with his beautiful wife, Tanya, and two sons – Matthew and Nicholas- who he adores. “We met in 1980, she was a blind date and as the corny saying goes: it was love at first sight”, he said with a light sense of humor.

In 1988, Brett got his first job at Stocks & Stocks in Cape Town where he was employed as a trainee Quantity surveyor. He was responsible for monthly valuations, payments to subcontractors and cost reports to head office.

Though there are no Project Management associations in Botswana, he participates in training offered by other associations, particularly in South Africa, in order to stay ahead in terms of the latest developments in the Construction Industry.

With a National Higher Diploma in Building and National Diploma in Property Valuations, he has contributed towards the Stellenbosch University Techno Park, among other projects, in his first job. With hobbies such fishing, playing cricket and hockey, quad bike riding, it is no surprise that he is naturally extremely competitive in every aspect of his life. He expressed his pride in every project he has successfully completed, especially because he gives 100% into each and every one of them. Rise to the Top Since working for Stocks & Stocks Cape (Pty) Ltd, Brett has worked for various organizations in South Africa in different positions and thus accumulating a wealth of experience. Future Prospects for Property/ Construction Mr. Marlin foresees turbulent times ahead, particularly with the development of office space given the dearth of office space currently under construction. There certainly are still a lot of prospects in the Industrial and Housing Markets. The challenges are to think outside the box and come up with new concepts that have not been implemented in Botswana, such as Time Projects’ latest development- “The Office”.

Al Hamra Firdous Tower The tallest sculpted tower in the world By Emmanuel Onsomu Rising 412 meters in the center of Kuwait City, Al Hamra Firdous tower is a landmark tower of iconic sculptural form that offers breathtaking views of the Arabian Gulf. The purity of its form, expressed by a simple operation of removal, will be a timeless, elegant marker in the heart of Kuwait. Apart from being the tallest building in Kuwait, Al Hamra Firdous Tower is the tallest sculpted tower in the world. The iconic structure appears to fold into itself, creating an efficient form designed to maximize views and minimizing solar heat gain on the office floors, a quarter of each floor plate is chiseled out of the south side, shifting from west to east over the height of the tower. The result reveals a rich, monolithic stone at the south wall framed by the graceful, twisting ribbons of torqued walls, defining the iconic form of the tower. The building’s appearance resembles a subtle, elegant modern sculpture

or an enshrouded figure with its delicate glass veil reflecting the profile of the peninsula. The resultant form will provide transparency on the north, east and west sides towards the Gulf and near-complete opacity side against the severe desert sun to the south. The solid south wall is generated in order to decrease the solar radiation. Openings are based on the relationship of the envelope and its position in relation to the sun. The geometry of the interior wall is generated and responds to the need to minimize solar heat gain. This wall not only protects the building from critical environmental conditions, but also takes on the role of the structural spine of the building. The point at the apex of the tower not only resolves this complex geometry of the carved flared walls but also implies the continuation of the sculptural form infinitely upwards.


On each floor of the tower a skybridge connects the two wings and presents a dramatic spatial experience with deep sculpted windows in the south wall providing dramatic views south towards the city, the peninsula and the infinite desert beyond. On the ground floor, the tower will welcome tenants with a soaring 20-meter tall lobby featuring a high articulated lamella structure which supports the tower above and articulates the space below. The geometry of the lobby area is generated by applying the principles of lamella structures. The structure provides continuity from the building to its footing and acts as a strengthening component while being completely integrated with the structure and creating a dramatic lobby experience for Al Hamra's visitors. The tower includes 195,000 m2 (2,100,000 sq ft) of commercial and office space. The building connects to a five-story retail mall which totals 23,000 m2 (250,000 sq ft) of retail space and includes an integrated theater complex and an 11-storey carpark. The tower itself was built on an 18,000 m2 (190,000 sq ft) construction site. The Al Hamra Tower has over 74 floors of office space, a rooftop restaurant and a spa. The shopping center includes a 10 screen Movie theater/cinema complex which also has IMAX theaters. Behbehani United General Trading Co, Kuwait, the Leica Geosystems partner in Kuwait, received on 3 May 2007 an Order for delivering the Leica Core Wall Survey Control System for the Al Hamra project(Must be symmetrical in design or risk collapse), But the Kuwaitis dispelled that theory by constructing the first skyscraper with a 100% asymmetrical exterior. Al Hamra is a tower whose innovative design includes a facade with a 130-degree sweeping turn and two fins that sprout from the top and

bottom of the structure in opposite directions. In a construction first, they attempted to build the upper-most flared wall a seven-story structure that juts out 45 m from the building while suspended a quarter of a mile in the air consisting two ‘wings’ which are connected by a sky bridge which offers ‘dramatic views’. The building isn't only aesthetic; it also serves a practical form. The twisting shape ensures optimum views, while the opposite stone clad wall acts a protective skin from the desert sun where temperatures top 55 degrees Celcius. The 80 story tall concrete wall insulates the building. Steel is the material of choice for most modern skyscrapers. But to deliver the molded sculpture of Al Hamra, they needed a more malleable material. They chose concrete. One of their biggest challenges was pumping 500,000 tons of concrete quarter a mile vertically. Al Hamra is tallest stone clad structure on earth covered with 258,000 square meters of limestone, enough to tile NYC's Central Park. While engineers were planning the building's construction they expressed concern to the architect that the flared walls could collapse under the load of the limestone. Unwilling to change their aesthetic, the two sides met in the middle. The solution: to install limestone tiles on the lower floors and a mesh tile covered with crushed limestone on the higher floor, achieving the same look, but with a fraction of the weight. The amount of materials used was: 195,000m³ of concrete, 38,000 tons of reinforcing steel and 6,000 tons of structural steel.

This gave me the idea to design a long curve facade, where the center of the curve is far out in the ocean, so when you walk along the building you can’t see where it ends,” explains Padoa. The design of the Morocco Mall creates a natural bridge between the building and the sea. It is a truly ground breaking design that is setting new standards in shopping center design. The undulated architecture is the stage and playful oasis for both tranquility and shopping. It is the first building in the world which encloses another building: within one side of this infinity loop, is the Galeries Lafayette store, one of the famous French brand's four stores world-wide. On the other loop is the VIP mall. After being one of the stars of MAPIC 2010, Design International was again in the spotlight at MAPIC 2011. During a press conference on the 17th of November, a surprise announcement was made. Morocco Mall was awarded a Guinness World Record™ for ‘having the largest in-store shop façade in the world’. Morocco Mall is the latest in a string of high profile projects of Design International, which have opened its door to the public over the last 12 months. Davide Padoa, Architect of Morocco Mall, explains the architectural concept of this unique development:

The IMAX® 3D cinemas are well known for the innovative technologies used to offer the greatest brightness and clear sound, for a unique movie experience.

The layout of the mall, which is based on the infinity symbol, creates the illusion of a building that never ends. The 628 meter long building envelope is clad in light fabric and glass, which ultimately seems moulded by the strength of the wind, sand and water.

The one located in the Morocco Mall has a capacity of 400 seats and offers the first digital projection in Africa. Within the building, a 550 square meter red shell-like form weighing 20 tons architecturally reflects the ties to nature and is made entirely in DuPont™ Corian®. The same techno-surface is also used for the bright red interior ceilings and some of the wall cladding.

Inside, the architectural concepts continues its reference to nature, with the Galeries Lafayette store, which has been likened to a pearl within its shell, at the centre of the buildings infinity loop. But it is not only the staggering 3,381 sqm that make the façade of Galeries Lafayette one of the highlights of the mall. The façade of this ‘building within a building’ uses an intelligent lighting design to graphically recreate the shape of the Art Nouveau Dome of the original Paris store. Upon receiving the Guinness World Record award, Davide Padoa said: “To have been awarded this record, is not just an honour for us, it is further testimony to Morocco Mall setting new standards in Shopping Centre design. I am grateful to the management of Galeries Lafayette and to the ever visionary Chairman of the Aksal Group – Salwa Idrissi Akhannouch for their great support to our creative architects and designers who realised with me this ‘one-of-akind’ architectural statement. Air Conditioning Cutting Energy Costs By Yvonne Andiva Chillers are typically used as part of an air conditioning system to cool the inside air, creating a more comfortable and productive environment. Chillers are also used in data centres as well as manufacturing environments where they to provide "process" cooling to equipment in an effort to maximize productivity. They are the single largest energy-using component in most facilities, and can typically consume over 50% of the electrical usage. In these days of fluctuating fuel and energy costs it is imperative that building owners manage their cooling costs more effectively and efficiently. Chillers running inefficiently result in decreased equipment reliability, increased maintenance intervals and shortened lifespan. The slightest decrease in chillers performance can have a major impact on efficiency. To reduce costs and maximise efficiencies some businesses also use hybrid chillers and demand response chillers which offer an alternative

solution to reducing the payback period of purchasing costs.

Wood Working Machinery By Yvonne Andiva Wood working machinery are very useful machines used to surface finished wooden products. These machines are used both in smallscale commercial production of timber products. Most of these machines may be used on solid timber and on composite products. Wood working machines can be divided into bigger stationary machines where the machine remains stationary while the material is moved over the machine and hand-held power tools, where the tool is moved over the material. Table saws, band saws and radial-arm saws are some examples of woodworking machines that are most often used exclusively in a woodshop, because they are far too large and cumbersome to be portable. In the present day, many companies are offering all kinds of wood working machinery and failing to be careful while buying these machines can have a dreadful effect and mean heavy losses. Therefore selecting the best machinery for the construction industry is vital. The equipment must have quality assurance and reliability to ensure that it lasts long. In this article, we will look at some of the wood working machinery used in the construction industry. Bench top grinders, polishers and through feed machines for continuous production RJH Finishing Systems manufacture a very extensive range of machines for both metal and 24

Profile sanders; they have been specifically designed for sanding profiled components, such as bannister uprights and railings. They feature “star wheels” – slow running abrasive strips - which are able to follow the contours of the component to give a smooth and even finish all over. Tool grinders; uses a grinding wheel for the accurate and efficient sharpening of woodworking tools such as chisels, gouges and plane blades. Whilst not used for working on wooden components themselves, this is a very useful machine to have in any woodworking environment. Disc sanders; they use abrasive discs for general deburring and finishing tasks, similar to the bandfacers and platen belt grinders. They

tend to recommend the bandfacers and platen belt grinders more than disc sanders as they give a more consistent, reliable finish. Pad sanders; these are designed for finishing long components which are too large to be finished by hand. The abrasive belt and/or polishing mop are moved along the component, rather than the component moving itself, and can follow the contours of the component. Edge sanders – specifically for deburring and finishing the edges of large flat or profiled components. Through- Feed Machines – these are used for the high volume finishing of long components, and they feature a conveyor belt so that the components can be fed under the abrasive belt head. There are a wide range of variations here, including multiple headed machines, combined belt grinding and brushing machines, and wet and dry finishing. The university is one of the oldest in Ethiopia boasting a history that dates back to 1954 and today graduates about 3500 students annually in agricultural related studies. The university was founded with the help of Oklahoma State University (OSU), accepting its first students in 1954, and the new campus was opened in January 1958 by Emperor Haile Selassie. Haramaya University was promoted from a college within Addis Ababa University on May 27, 1985 to an independent university. For many years the university had been limited to only an agricultural curriculum, but in 1996 the university

was given permission to open other faculties and departments. Located about 5 kilometers from the city of Alemaya the university is set to host the regions first international standard conference hall. The multi-purpose hall which is to be completed in May 2013 will be able to seat 4500 and will serve both the university and the general public at large. At a cost of 185million Eth Birr (US$10.2million) the facility will boast the latest in conference facilities and will have restaurants and cafes. The building is set to dominate the surrounding reaching upto 3 stories high built with reinforced concrete columns and beams and covered with a steel truss sprawled over 4750m2.

The recently completed showroom, workshop & stores for TATA UGANDA LIMITED - the oldest and leading truck distributor in Uganda located on Plot 52 along Lugogo by-pass is yet another industrial commercial development that has been added on to Kampala’s sky line. The client, TATA UGANDA Ltd commissioned Symbion Uganda Ltd to design the building. Together with Seyani Brothers as the main contractor, Build cost Associates –Quantity Surveyors, MBW Consulting Ltd – Structural & Civil Engineers and Multi- Konsults Ltd as the Mechanical & Electrical Engineers; the structure was completed in September 2012 and cost close to US$6 million. Project magnitude and description The project is 6.887m2 on one and a half an acre industrial plot. Resting on a plot size of 0.615 hectares, the development is a mixed use industrial facility with 3 major functions that embrace a mechanical workshop for servicing vehicles, a motor showroom, and a pharmaceutical store. The multipurpose sleek gray building is an elegant space for showcasing trucks. It houses a vehicular showroom, workshop and pharmaceutical facilities for TATA Uganda Limited and is conveniently located on plot 52 along the Lugogo by-pass. The horizontal glass enclosure which is a sight to behold has 5 levels with a roof terrace for staff recreation. It blends in with the neighborhood and maintains a clear skyline along the by-pass. The back of the building along Channel road has 4 levels as a response to the 7m site slope. This allowed for storage space and workshops at the lower level to the rear. Carefully designed and laid out, the building is a response to the site terrain,

with a 3.5 meter floor interval that takes advantage of the 7 meter slope to accommodate the client’s program of activities. These include three major functions; The first is to showcase trucks of the TATA brand. The second function is to house a one stop shop where the growing TATA clientele can purchase spares and have their vehicles serviced. The last is to house stores for supplies of the automotive department above and also the pharmaceutical arm of TATA. The lower ground floor contains a customer service centre with spacious waiting area, workshops/ service bays, spares sales shop, storage units and offices. The lower mezzanine floor has offices overlooking the workshop and storage. The upper ground floor abodes the showroom, offices and pharmaceutical store. On the upper ground Mezzanine are offices overlooking the vehicle showroom below. The first floor has a roof terrace and a staff canteen. According to the architects Pius M. Muli and Susan Atai of Symbion Uganda limited, “all the above functions have been laid out on the site to allow maximum interconnectivity and cohesion of management structures by the provision of offices at mezzanine levels overlooking the 3 major functional zones”. This was the clients’ major ‘design question’ at the beginning of the project design, the question that has perfectly been answered to the client’s satisfaction. Period of construction The designing of the project started in 2008 while construction started on 6th September 2010 with practical completion achieved in September 2012.

Finishes & Unique features The project features the biggest truck showroom in Kampala. The design is highly efficient with display and office space for the client. The interior features a classic black and white colour scheme with stainless steel features. The showroom which is the highlight of the project features an open space with natural light and decorative lighting that illuminate the display. A display feature graces the far end of the showroom with ad space and branding in clear view. The elegant ceiling bulkheads not only reflect on the elegance of the showroom but also the structural ingenuity spanning a clear 18 meters. Both the lower and upper ground floors are externally connected by a ramp to allow for wheelchair access while internally 2 lifts have been provided one for goods and another for people serving the main vertical circulation. Two other staircases are located on the sides with access control points to monitor the security. The clear spider-web glass façade provides the required visibility for the display of the TATA cars, trucks & blends with alucobond canopies and sunshading fins to provide an interesting character to the building frontage. The ultra modern building has been designed with provision of a building management information system that will ensure maximum comfort for its users. Fire detection and fighting equipment have been installed to ensure fire safety. Materials used The concrete structure comprises of tempered laminated glass, steel structure and features, with

Challenges The location of the project on previous land-fill site posed a big engineering challenge in the design of the sub-structure in form of foundation stability. Budget constraints were experienced as a result of the rising costs of building materials over the implementation period. Dimensions architects & Interior designers (U) Ltd has extensive experience in design of office buildings in Uganda. It is on this background that Ms PKF through its sister company East Africa Holdings (U) LTD commissioned Dimensions to provide architectural services for the construction of the PKF corporate headquarters building for their operations in Uganda. Dimension architects were duly appointed as project lead consultants and successfully designed and supervised the project to completion. Location The state-of-the-art structure is on Plot 1B Kira Road in Mulago, a Kampala suburb; about 10 minutes drive from the City centre. The neighborhood has a variety of amenities and fully developed infrastructure. The site is easily accessible by several major routes including Kira road and Yusuf Lule Road. This unique placement away from the main Central Business District (CBD) provides convenient access as the area experiences less traffic congestion than the rest of the city. The site terrain has a considerable slope which has been exploited in the site planning to create surface parking by lifting the building on stilts. Project Design and Scope The site is trapezoidal in shape measuring approximately 56 x 62 meters and has a semi basement parking. It is served by a dedicated access road off Kira road.The building is a reinforced concrete framed structure based on a structural grid of 5.5 meters in one direction and 5m and 7 meters in the other direction. It is divided in two wings with ground level parking for 95 cars. The office block is 7 storied and in conformity to the Local authority recommended skyline in the area. The new executive complex offers 6 floors of office space, a pristine restaurant facility on the 7th floor plus a roof top terrace with breathtaking views of the surrounding. Building structure and articulation An inverted L-shaped layout was used to create a symmetrical building form, with a cylindrical core linking the 2 wings. The core houses a central common staircase, lift, lift lobbies and restrooms. The building symmetry pronounces the main entrance and orients the building towards the vistas in the neighborhood. In line with the creation of a corporate identity and developing standards for an internal office working environment for PKF, Seyani Brothers & Co. Finishes The offices have high quality finishes and fittings. The Exterior of the building is textured plaster and paint, Composite aluminium panels and Aluminium structural glazing. Granite tiles can be seen at the entrance area, the main staircase and lobbies. Concrete Paving blocks are seen on the driveway and parking whereas the roof has external quality granito tiles on waterproofing membrane. The interior has Glazed timber doors to the office units. Open plan offices as well as the restaurant have good quality porcelain tile floor finishes. 600 x 600 suspended ceilings in aluminium T-grid have been used to allow flexibility of services within the ceiling voids. The lift lobbies have decorative gypsum board ceilings. Services and facilities The building has been designed to conform to international fire safety and occupational health requirements. Fire escape staircases have been provided, 2 central lifts for vertical circulation have been offered, and adequate provision has been made for firefighting equipments on all floors. ICT (voice data) has been provided through vertical ducts to make the building internet ready. Provision for Air conditioning has been made on all floors for tenants who may require it. It’s notable that the building fenestration design as well as the central core design has been done in a definite way to create adequate natural “crossventilation” by creating a stack effect through the central core. Project implementation According to Architect Stephen J.W Inyangala, the Director of Dimensions architects & Interior designers (U) Ltd, the final building product has come out as a result of combined efforts of the client, consultants and contractors. Arch Stephen who was also the project team leader further notes that periodic supervision has been done by the consultants to ensure that the construction has been carried out in accordance with the design specifications .

UPDEAL was selected to carry out the construction works a project they implemented and successfully completed and cost 1.9 billion shillings Nakeseke is one of the Districts in Central Uganda where such services have been extended through the Water and Sanitation Development FacilityCentral (WSDF-C) under the Urban Water and Sewerage Department. Impact of the project The Project has registered tremendous achievements which are already being enjoyed in Nakaseke Township.

Royal Apartments Links Road, Nyali A Sound Investment Owning property at the Kenyan coast continues to be the dream of many Kenyans and Expatriates. While some are in search of a holiday home where they can relax with family or friends away from the more common and less private hotel accommodation, others simply want to purchase homes as an investment from which they could earn rental income or capital appreciation in later years. The site is located on the Lamu seafront (Lamu Island) next to Kenya Ports Authority building in Lamu West District.

It is on government land and part of Lamu old town; a UNESCO World Heritage Site. The old customs jetty had partly collapsed and the remaining portion was in a deplorable state such that it could not be repaired. The jetty had been condemned and declared a safety hazard and therefore was not in use.

Currently, the New Lamu Terminal Jetty is the only functional jetty serving Lamu town and is heavily congested. The project is an initiative of the Government of the Republic of Kenya and aimed at making the access to the sea boats safer, reliable and faster.

Scope of work The main items of works involve, demolition of the collapsed jetty, extraction of all existing piles, driving new steel piles and encasement, re-construction of a new reinforced concrete jetty and fabrication of a new pontoon. At the time of going to press the old Jetty demolition was 100% complete while the driving of piles almost complete at 56% . Placement of pre-cast concrete beams and slab panels was in progress. The seawall repair by plastering and key pointing meanwhile was complete.

River Protection Works At Kong’elai The works are located on Suam River both sides of the road bridge at Kongelai/Kacheliba town centers at the border of Kapenguria and Kacheliba Constituencies. The road traverses Kacheliba constituency northwards to Lodwar and Juba in Southern Sudan through Kodich, Konyao Alale among other towns with westerly turn-offs to Uganda. The Road plays an important role in accessing North Pokot and as an alternative route to Sudan and Uganda. Kongelai centre is the Divisional Headquarters of the area while Alale is the District Headquarter of Pokot North. Background The inception of this project followed a visit to the site in June 2010 following the raging floods that was going on at the moment causing progressive erosion of the banks at the town, Kong’elai. The meandering behaviour of the river at this stage was causing massive erosion and deposition

around the loops. Kong’elai happens to be on the outer side of the loop at this point thus experiences fast progressing cutting of its banks. On the contrary, the Kacheliba town happens to be on the inner depositional side of the loop where massive deposition had occurred pushing the river to the Kong’elai side. The river has recently been overflowing the banks and flowing through kong’elai thus forming a gulley and cutting off the road. Design The design for this project considered protection of Kong’elai and Kacheliba towns while desilting the river bed to train the river back to its original course. The design considered protection of the townlines by means of gabion walls as gravity retaining structures founded on rockfill substructure and bank revetment followed by backfilling and rehabilitation of the banks through

grassing and tree planting. Unlike the use of a solid face wall, this design considered gabion wall suitable in a number of senses. A solid wall that would most probably be a concrete wall would have the option of using mass concrete or masonry wall as a gravity retaining structure or a cantilever retaining structure. Gravity retaining structure would consume concrete in quite high volumes (similar to that of gabion used herein) in terms of measure of quantities in cubic metres. A unit of gabion work costs kshs. 4250 compared to concrete which would cost in the range of 4 to 5 times higher per unit cost. To avoid using such quantities of concrete the design would consider cantilever retaining wall with buttresses at the front. A cantilever wall would require reinforcement of concrete, an aspect that

would again raise the cost substantially. The cost aspect notwithstanding, the most critical technical challenge would be the substructure construction in terms of anchorage since the river valley at this stage comprises quite loose and soft soils which extend to great depths in profile.

Kenya

A gabion structure acts in a semi independent manner which gives a sense of robustness when it comes to failure of the entire structure by such mechanisms as settlement and cracking. The structure however remains quite stable against sliding and overturning effects due to the cumulative masses of individual gabion boxes. This partly informed the decision to use larger units of gabion boxes of 2m x 1m x 1m. The gabion wall is tied to massive structures anchored to the banks called groynes which provide stability and protrudes into the river to deflect the water inwards. Groyne is made of a gabion shell with boulder infill. The high porousity of a gabion wall or surface gives it a honeycomb structure whose merits cannot be overstated in this type of work. In terms of retaining function, it allows free flow of water in case of a slight pressure gradient between the back and the front. This remedies the technicality of pressure build up behind the wall. In cases where the water lever behind would rise significantly, there are higher chances that the river level would be equally high thus creating a state of a near balance on the wall, this ensures the wall remains stable against both sliding and overturning. It is however safe from water percolating from the riverside face rising to the surface on the backside as the gradient due to the higher river bed gradient that would cause the flow to follow the river profile and not otherwise. The honeycomb structure, unlike a solid wall face allows entry of water into the structure on impact from the raging waters. This in effect causes dissipation of the energy as the water flows in the cells formed by spaces between the gabion stone fills.

Considering that the project aims at reforesting the reclaimed land along the river line, the honeycomb structure of the gabion makes it safe against the effect of roots that cause cracking to solid walls and foundations. Without any other form of finishing, the stepped face of the gabion wall and bank revetment gives an aesthetically appealing profile. Tanzania Portland Cement Company Limited Tanzania Portland Cement Company Limited (TPCC) is the largest cement producing company in Tanzania. It is part of HeidelbergCement Group. It was established in 1959 with the principal activity of manufacturing and selling of cement. The first bag of cement rolled out at Wazo Hill in mid-1966. But due to development of events TPCC was nationalized in 1978 and later privatized in 1998. HeidelbergCement currently holds 69.25 per cent of shares via Scancem International DA with the general public of the United Republic of Tanzania holding the remaining 30.75 per cent. The shares of TPCC are actively traded on the Dar es Salaam Stock Exchange (DSE). Since its inception, TPCC has produced high quality cement conforming to the standards issued by Tanzania Bureau of Standards (TBS). The company currently produces two main brands of cement, Twiga extra (32.5) and Twiga ordinary (42.5). An expansion program to increase the production capacity to 1.4 million metric tons per year was completed at the beginning of 2009.

Today, TPCC remains the market leader in the cement industry in Tanzania holding approximately 40 to 50 percent of the cement market share. Environment and Safety In line with the company’s Environmental Policy in which there is a commitment to re-neutralize their quarry, TPCC has embarked on a three year public/private partnership with the German Society for Technical Cooperation (GTZ) to rehabilitate parts of the quarry that have previously been mined. The project was officially launched in October 2010 in which a nursery was set up and approximately 730,000 square meters are to be replanted. This partnership also has a training component on the importance of conservation and rehabilitation for the surrounding communities in Dar es Salaam. Rehabilitation and Renovation of “Ushirika Building” Background Before commencement of the project Tanzania federation of Cooperatives (TFC), appointed Unit Trust of Tanzania (UTT) as a Fund arranger and principle project Manager. UTT in collaboration with the Lead Consultant recruited a Contractor through long a competitive tendering process. A fixed contract was awarded to China Civil Engineering Construction Company (CCECC) .The project commenced on 9th November 2012 and is expected to be completed by 8th November 2013. At the time of going to press the project was already 50 percent complete.

General Description The proposed twin towers building combines an existing building with 12 floors and an extension with 20 floors now under construction. The 20 floors comprise of basement, ground floor, mezzanine floor, first to third floor which will provide parking facilities for a total of 250 cars, the fourth floor will accommodate offices and a restaurant. The fifth to sixteenth floors will accommodate offices only and the last three floors will accommodate conferences halls. Generally the construction consists of a concrete framed structure provided with raft foundation; Concrete blocks and other modern materials will be used in partitioning and external walls. The proposed towers will have a built up area of approximately 28,887m2 for extension and 11,438 m2 for rehabilitated tower. The lettable space for both extension and rehabilitated building is approximately 26,417 m2. The building will have the following facilities; Funding Consortium Member Name

The Extension Tower will be provided with escalators between the basement and Mezzanine floor. Finishes The finishes comprise polished porcelain floor tiles finishing to lifts lobbies, toilets and staircase, ceramic wall tiles finishing to toilets, suspended ceiling finishing to offices, marmoran finishing and reflective tinted blue glass to external facades, doors combine ‘Mninga’ hardwood and aluminum materials and only aluminum materials for Windows. Paving blocks to all driveways and car parking with provision for wheel chair ramp access to the entrance. Finishes to the lettable spaces will be provided by individual tenants as per her/his requirements under the supervision and approval of the Lead consultant. Deemed Capital Goods, meaning the component of services is not covered under this certificate. Further, on day-to-day utilization of the tax incentive, the key stakeholders are facing lots of challenges with the Tax Authority. Recently, submission made by the contractor/ subcontractors were rejected by the Tax Authority due to some procedural lapse. The Principal Project Manager [UTT] in association with the TFC and Lead Consultant [Cons Africa/ Impact Plan] has initiated a dialogue with the TRA towards amicable resolution of this issue [work in progress]. Renovation Of The Existing [Old] Ushirika Building The existing Ushirika Building is occupied by many tenants under a tenancy agreement and the said building also has to undergo a refurbishment exercise. The Contractor [CCECC] is requesting for handover of the old building free from tenants so that they can carry out the refurbishment work without any disturbance. On the other hand, it is important to highlight that if the existing Ushirika building is to be vacated for renovation purpose there will be a loss of revenue to the TFC. In view of the above, the Principal Project Manager [UTT] has requested the Lead Consultant to develop some workable options/ scenarios [to be developed in consultation with the Contractor] and make a presentation to the TFC/UTT for review/ decision making [work in progress].

2012 CMA Awards Honouring concrete accomplishments

Fierce competition in the CMA 2012 Awards for precast concrete products reflected an industry increasingly growing in sophistication. African Institution of Civil Engineering, Martin van Veelen; and quantity surveyor, Qinisani ‘Q’ Mbatha.

Category format The 2012 awards were based on the new category format which comprises: Aesthetics, Community Involvement, Innovation, Sustainability, Technical Excellence, and Vintage categories. In each category, the overall winner is presented with a trophy and, where appropriate, projects considered worthy of commendation are presented with Highly Commended certificates.

Terraforce’s special highlight Terraforce, Cape Town based precast block licensor, was awarded the “most sustainable installation” trophy for the installation of retaining walls and Terracrete hard lawn pavers at Cavalli Stud Farm in the Western Cape at the joint 2012 Concrete Manufacturers Awards (CMA) For Excellence and 40th anniversary celebrations staged at the Indaba Hotel in Johannesburg.

Appraisal criterion The judging took place in August when the panel of five judges assessed a total of 77 entries received. The judging panel included: architect and immediate past-president of the South African Institute of Architects, Fanuel Motsepe; landscape architect, Herman de Lange; architect Llewellyn van Wyk; civil engineer and president of the South

Concrete outshines brick and mortar South Africa

Steel frame and concrete construction offers some unique advantages Affordable and rapid construction of housing has turned into somewhat of a technology race in South Africa and the promises of winning lucrative government tenders are motivating a number of contractors to search for solutions to constructing low cost housing on time and within budget. One such contractor who has had some success is Moladi construction. The basic concept behind the company’s building method is to lay the base of the house, construct the walls of the home from shuttering and then pour concrete in the shape of the house. Window and door frames are reinforced and the roof is added. Using this method, the company has enjoyed some success both in South Africa and abroad. From the point of view of materials, the concrete used in the process outprices the traditional brick-and-mortar method. Still Moladi claims that its developments are cheaper than if traditional methods were used. The key here is speed and labour. The company uses fewer labourers and, while the house takes about a week to complete, most of that time is spent curing the concrete. This means that the team working on this home is free to move on to the next unit. The same team can essentially complete 7 to 10 houses in that week. Concrete secret Not every Tom, Dick and Harry can copy Moladi’s method however. Constructing with standard 58

concrete does not deliver those same results. The secret lies in the concrete formula. Moladi is secretive about their method but there are many companies with their own solutions. One such solution is to use concrete mixed with expanded polystyrene, as was the case in one school Construction Review visited before. Alternatively, aerated concrete is also an option. This does however not do much for the strength of the concrete and the walls inevitably crumble and cannot hold nails. Get the formula right however and you have a winner on your hands. Up and comer on the block One hopeful is Eticon Construction. The company asserts that it has the answer to the problem of making the concrete perform. Like Moladi and her competitors, Eticon erects a mould for the house from shuttering and it pours the concrete. Unlike most of the methods we have seen to date however, the company uses two kinds of concrete. Initially the corners of the house are poured in regular concrete. This acts to strengthen the load bearing points of the unit. Once this is done and allowed to cure, the rest of the home is cast in the company’s special formula concrete. The formula in this instance does not rely on polystyrene or air bubbles. The secret here is an additive that creates foam. The additive, imported from India, is mixed into the concrete and expands

almost immediately. In addition to reducing the amount of concrete required, the foam then also lends some more strength to the mix. Hammering a nail into this completed wall demonstrates that the mix does not crumble. As with Moladi, Eticon points out that this method of construction can save a considerable amount of time and money in terms of labour. Aesthetic considerations Costing is however not the only consideration when building solely with concrete. Quentin Booysen of Pan Mixers SA tells Construction Review that the company is in the process of constructing its new showroom, also using only concrete. The motivation here is not cost however. The company is paying at least 25% more on the cost of this building. The big thing here is showing off. As Booysen puts it, the company went out of its way to show its customers what can be done with concrete. Using the company’s own machines, the concrete floor and walls are polished to a brilliant shine that makes one forget that this is the same grey concrete we see in every building. Along with that, the company managed to erect walls inside the showroom that achieve angles impossible to build using brick and mortar. While it is doubtful that we will see these techniques in the low cost housing market, it goes to show that the high-end construction market can also benefit from abandoning the humble clay brick. The WoodEx show, held in Midrand each year, has grown to the biggest event in Africa focusing exclusively on the timber industry and creates the ideal platform for wood and woodworking enthusiasts to be on the frontier of the timber industry and to network with key players in the industry. This is quite an assertion, considering that the event is now only entering its second year. Fact is however, that WoodEx already hit the ground running in March of 2012 with its first exhibition, starting its run with 65 exhibitors, outdoor exhibitions with demonstrations and activities, a conference with high level speakers, and special features such as timber games and chainsaw competitions. Bigger things coming Demand for exhibition space at WoodEX for Africa 2013 is strongly exceeding expectations, with some of South Africa's biggest and most respected names in the timber industry already committed to showcasing their products and services at the event being held at Gallagher

Convention Centre in Midrand, South Africa, from 21 to 23 March 2013. More than 50 per cent of the available exhibition space has been booked, with many of the reservations being repeat bookings from the inaugural exhibition held earlier this year. The most recent exhibitors who confirmed their participation include companies like Woodtech, National Edging, Leitz Tooling, FX Veneer, Cell Hardware Products, Quart International, Alternative Structures, Pretoria Timber Treaters, Easy Clip, Dieffenbacher, Microvellum Software, South African Wood Preservers Association, Pride of Africa, Steelmeester, Simpson Strong-Tie and Rhino Modified Wood. Interest growing Stephan Jooste, Director of WoodEX for Africa, says the interest in next year's event has been inspiring. "We are delighted to have so many companies signing-up to exhibit at WoodEX as it shows the confidence in this exciting marketing

WoodEX is, without doubt, one of the most important events on next year's calendar for anyone involved in the timber industry, and the companies who recognise the potential of this event will be the ones to benefit the most. Faculty Of Education Complex Nigeria

The Faculty building is sited on the main campus of Bayero University, Kano, Nigeria, one of the leading conventional Universities in the country. The University is located in the most populous geo-political zone of the country, the North-West geo-political region, and is one of the three oldest in the zone. With Ahmadu Bello University, Zaria and Usmanu Danbodio University Sokoto, they combine resources to cater for the whole region as their catchment area and also other parts of the country. Naturally their faculties and facilities are overstretched having spent over forty years serving the country in teaching, learning and research activities, the need to up-grade their facilities was inevitable . Bayero University in recent years is poised to upgrade and expand its facilities in order to meet the challenges of modern teaching, learning and research activities and to increase its carrying capacity to meet the ever increasing demand for University education in the region. The faculty building is one of the many important construction projects that are on going at its various campuses. Faculties of Medicine, Social and Management Sciences, Physical and Life sciences, the Information and Communication Technology are all being constructed to meet up with the challenges. The Administrative block, popularly known as Senate building, is also under construction, its 62

vacated spaces will be used by the Faculties of Engineering and Arts and Islamic Studies for expansion after thorough rehabilitation and conversion exercise. Scope The Faculty of Education is operating five departments now and three more departments are coming on board. The building is designed to house the Dean of the Faculty and the eight departments. Each of the eight heads of department will enjoy office accommodation with support staff, modern conference facility and an e-library. Professors have their offices also with support staff and various offices spaces are provided for both senior and junior academics. Under the Deanary, besides the dean office with his support staff, conference room, some other facilities are centrally placed under his care, these include the faculty library, lecture theatre, resource rooms, lecture rooms, laboratories and examination coordinating centre. The faculty building, covering about 7,000m2 is designed to reflect the ideals of the host community, the Hausa/Fulani, and conceived on two floors with the finest finishing and most modern of teaching facilities.

When completed it will assist in raising the faculty carrying capacity by about 40%, this will project the already very high ranking of the university in the scale of National Universities Commission (NUC), the University regulatory agency in Nigeria. Ultimately the host community will get more and better access to quality University education. Funding The University is one of the twelve universities that enjoyed a High Impact Grant from Tertiary Education Trust Fund (TETFUND), a body that received some percentage of companies profits as education tax and disburses the same to tertiary institutions in the country. Annually, over the last three years, besides the normal allocations to the institutions, significant funding is being granted to some institutions for the purpose of impacting directly into their progammes up-grade. It is against this development that, Bayero University decided to up-grade all its programmes. Profession Team The faculty building is designed by a team of consultants under a Project Manager/Architects “Amdesign Consultants�, and is being constructed by Messrs Al-Hamsad Nigeria Limited�. Government of Kano, North West University

It has designed the faculty building, senate building, 10,000 seating capacity mosque and entrance gates alongside other facilities within the Northwest University. Am Design is also project managing the construction of the faculty buildings, two complexes designed on three floors to house six faculties with departmental offices, six lecture theatres with 500 seating capacity each, 48 lecture halls, with 120 seating capacity each, 48 laboratories and micro teaching rooms, 300 staff offices and 12 staff

common rooms. The whole project is situated in a 1,361m2 site and provides a total floor space is 14,700m2. Facade The façade is garnished with aluco-bond finish with a curtain walling system consisting mostly of e-glass which gives a touch of elegance to the building. According to Akinyemi, the Pilkington eclipse advantage e-glass also reflects the sun’s heat rays thus keeping internal temperatures down and reducing the energy cost associated with air-conditioning. Piling Victoria Island was originally entirely surrounded by water - bordered by the Atlantic ocean on the south,the mouth of the Lagos Lagoon on the West, the Five Cowrie Creek to the north North and swamps on the East. This has meant that the area has a high water table which was a challenge that was overcome by the use of Secant piles which helped reduce the dewatering process in the course of constructing the foundation, Secant piles are constructed so that there is an intersection of one pile with another. The usual practice is to construct alternative piles along the line of the wall leaving a clear space of a little under the diameter of the required intermediate piles. The use of the Secant Piles

also helped increase construction alignment flexibility and protect the foundation of adjoining properties which were shallow.

The Grand Towers Abuja Mall Nigeria

The Grand Towers Abuja Mall is an exquisite $30 million upscale shopping location in the Dutse District of Abuja, Nigeria’s capital. The mall offers residents, neighbouring estates and the local community a vital platform to shop in style. Abuja is definitely ready for the world-class shopping experience. Most of its citizenry are middle and upper income earners. The city has a relatively large and rapidly growing middle class of salaried government workers, diplomats and others with relatively good income. There are also many international visitors in the city. Conception The Nigerian retail space has been dominated by large traditional markets and corner stores. Thus, Nze Chidi Duru, the Chairman of Grand Towers Plc conceived the idea of developing the Grand Towers Abuja Mall out of the desire to invest in and replicate the mall concept as it exists in the developed world and in fast developing nations,

Features The mall stands resplendent on 111,945 square feet of land. However, there are over 350 open parking bays, making the total project size about 236,806 square feet. Actual construction work began in June 2011. The mall’s design layout was the product of a partnership between Genoou Concepts, a Nigerian Architectural firm, and Le Roux Truter Architects of South Africa. Its original design was scaled down from two levels to the present allin-one level. The Grand Towers Abuja Mall was completed on record and opened on June 21st 2012.
