Solving Africa’s housing problem the modular way
Alone, epoxy flooring systems’ extreme mechanical and chemical resistance make them the flooring of choice in many industrial fields of application.

CORBON begins skills acquisition training The Council of Registered Builders of Nigeria (CORBON) in conjunction with N-Power have started the skills acquisition training for 100 Master Trainers in the ongoing ‘Train the Trainer Skills Acquisition Programme for Construction Artisans in Nigeria.’ At the end of the training, the master trainers will be sent to the 36 states to train other trainers who will in turn transfer skills to construction artisans. According to the Vice Chairman of CORBON, Dr. Samson Opaluwah, the training included going to the states and zones across the federation to train other trainers who would in turn train construction industry artisans for the country. “The training progamme is a major ‘problem solver’ because the artisanship level of the construction industry in this country is being taken over by foreigners while Nigerian youths remain unemployed,” he noted. “The CORBON/N-Power initiative will equip Nigerian youths with the skills to win jobs and execute them competently and professionally in a competitive economy,” he affirmed.

Manitowoc introduces a new allterrain crane
Manitou unveils ‘world’s largest, most powerful’ skid steers
Manitowoc has introduced a new all-terrain crane, the Grove GMK4090. The new taxi crane features a modern, compact design that puts emphasis on road ability and maneuverability. The new crane comes in response to customer demand for lightweight, flexible taxi cranes in the 90 t (100 USt) capacity class. It represents a generational upgrade over the previous GMK40801/GMK4100B, a popular allterrain crane in Europe, due to its versatility in applications, especially with rental companies. • The 90 t (100 USt) capacity taxi crane has the strongest taxi load chart in its class and can easily maneuver on narrow job sites due to its compact design. • The new crane will replace the GMK4080-1/GMK4100B, bringing more modern and efficient features that ensure better return on investment for crane owners. • The GMK4090 crane features the new MAXbase outrigger system that expands options for crane set up on the job site. The GMK4090 has been designed with flexibility and maneuverability as main focuses. With its best-in-class taxi load chart and compact footprints, this crane will be ideal for a variety of jobs, such as general construction and plant maintenance work. Various counterweight options also give it versatility in roading, which can increase efficiency and return on investment for many owners.

MANAGEMENT TIPS
Through this way, you can ensure proper functioning of the machine and maximum usage for a longer period.
Keep the equipment properly greased and lubricated Proper greasing of all moving parts of the equipment is also absolutely necessary in order to save them from failing to work and creating excess friction leading to severe wear and tear of the machinery, frequent breakdowns and shorter life span. Lubricate the equipment wisely with the recommended grade of grease.

Maximising Productivity
E
nsuring maximum productivity of construction equipment is an important aspect for any company dealing with construction. This is because the state of the equipment affect the work done as well as the duration taken to accomplish the task. Here are some tips to ensure maximum productivity of the CE at the site;
Follow manufacturer’s instructions Read and follow the CE manufacturer’s instructions and maintenance tips. It can help you to operate the machine efficiently. You should also ensure that the employee operating the CE has received relevant training for the same to avoid damage to the machines which could cause injuries, delays or even increase costs.
"
Inspect the machine before starting work Before starting the day, check the machine thoroughly. Check the machine at the end of the day too to find out any possible damage. Clean the parts that made the most contact with the soil and debris. Make sure that you replace original parts in your CE as otherwise there could be major defaults in the long run.
Use appropriate fuel Use fuel which is prescribed by the manufacturer and avoid adulterated fuel which can reduce the life and productivity of the equipment. Keep the engine completely shut off while refueling the equipment.
Follow the periodic maintenance schedule The schedule would have notations on how often each part of the machinery should be inspected for problems, repairs and general maintenance.
Keep the engine completely shut off while refueling the equipment.
8
Pay close attention to wear and tear signs too as they may signal problems that can cause machinery to malfunction more often or result in costly repairs or component replacements before your regular inspection. CE parts are fitted with special seals and filters designed to keep dirt and grime out of sensitive areas. Consequently, broken seals must be repaired immediately, breathers kept clean and all filters inspected regularly and changed when they become dirty or clogged. Lastly, if possible, keep the equipment housed in a building.

INTERVIEW
CENTENNIAL GENERATING COMPANY
financing, installing and operating Solar PV projects interrupted due to inadequate and unpredictable power supply. If the power supply is not reliable, either because it shuts off or the voltage fluctuates, critical machinery doesn’t function. This means that work doesn’t get done, deadlines are missed, goodwill is lost with customers, reputations are damaged, competitors are given new opportunities, and revenue is lost.
At no upfront cost for customers, Centennial Generating Company partners with businesses for the longterm by financing, installing and operating solar photo voltaic (PV) projects at the customer’s facility. Mr David John Frenkil, the Founder and Managing Director of Centennial, shared with Construction Review some valuable insights into the company’s offering for commercial and industrial businesses. Before starting Centennial in 2014, David worked as a Project Finance attorney at law firms in Los Angeles and Washington, DC, including Chadbourne & Parke (now Norton Rose Fulbright), where he represented investors and developers on over 1,000 MW of solar projects.
Tell us about Centennial Centennial connects commercial and industrial businesses in African markets to more affordable, reliable, cleaner and safer power supply. For no upfront cost to our customers, Centennial provides a combination of solar photovoltaic, battery storage and/or diesel generator projects at the customer’s facility. We also bring the financing, procurement, installation, operations and maintenance, and even insurance, so it is a hassle-free experience for our customers. Centennial’s projects improve the financial performance of our customers’ businesses without requiring these businesses to make room in their budget for the equipment or the O&M associated with the equipment.
"
The second priority is to find ways to ease the burden on operating expenses that are unnecessarily high due to expensive power supply. Businesses in emerging markets should not have to pay a premium to consume electricity. Third, power supply is typically damaging to the environment. Growth and sustainability don’t have to be The inauguration of Centennial’s first project in March mutually exclusive. In fact, it’s the 2016 in Kigali, Rwanda. The company has since installed opposite now, because electricity from 6 additional projects. solar projects is now cheaper than most grid power, and certainly at least twotimes more affordable as diesel. Who are your typical customers? Our customers include mines, manufacturers, distribution companies, hotels, commercial buildings, universities and healthcare facilities. We are now also working with utilities to reduce their operational costs and down time. So far, we have 7 operational projects in East Africa, with more projects under way in the EAC and other parts of the region.
What problems are you addressing for your customers? For all of our customers, energy is a critical piece of their operations. We help our customers navigate the complexities involved in having better power supply, but we do it without imposing on their budgets. We tell our customers to save your money and spend it on other growth initiatives. Centennial’s model takes the requirement for upfront capital expense off the table. Without having to pay for the equipment, Centennial’s projects allow each customer to have a more resilient and affordable operation, while also improving the environmental footprint of the business. Priority number 1 for facilities is to

What is the cost of your typical system? For a battery project, it really depends on the maximum load of the equipment that is connected to the battery’s inverters. But in a solar-only context, in U.S. Dollar terms, if you’re paying more than 12 cents per kilowatt-hour for electricity generated from a solar project that is larger than 500 kW, you’re getting a bad deal. For a solar project that is less than 500 kW, due to economies of scale, 16 cents per kilowatt-hour seems high for a project installed using 2018 equipment prices. Centennial has a cost advantage over competitors because we’re vertically integrated since we have in-house sales, technical, procurement and financing, with a local team in the markets where we’re operating. This means that there are less middle men taking margin out of the transaction, so we can pass those savings onto our customers. www.constructionreviewonline.com
However, while cost is important, it’s also important to note that quality is even more important. Even though we pride ourselves with offering competitive pricing, our equipment is top tier, industry-leading equipment, with warranties that are supported by credit worthy manufacturers.
How do you determine good quality? Among other factors, safety. The technology we use through our SolarEdge inverters eliminates the risk of electrocution and unsafe voltage levels. This protects installers, maintenance personnel and emergency responders. When the inverter is turned off or in safety mode, the DC voltage in the solar string cables are reduced to a voltage level that is safe and extra-low, just 1 volt. Also, our O&M software enables monitoring of each individual solar module, which improves accuracy of monitoring, and remote troubleshooting. For example, in May of last year, we commissioned a new project, but it was not performing as we had expected. Using the
O&M software, we identified several modules in the Northeast corner of the project which were shaded in the afternoon hours from a tree. After trimming the tree, the project is now performing as originally expected. And, as we’re a sustainable company, we also planted new vegetation to offset the losses from trimming the branches.
When you’re working with customers, how important is the environmental impact of the project?
increasingly part of that global supply chain, sustainability targets are important.
What do customers have to do after signing up? First, any interested customers can send us a note through our website at CentennialGen. com or 100Africa.com, which takes you to the same place. From there, our team can offer a proposal within 24 hours after we receive key information about the customers’ facility.
Naturally, businesses prioritize the reliability and cost efficiency aspects of our projects. Some, but not all, of our customers have a green mandate. For those that do, Centennial’s projects allow customers to achieve their sustainability targets without committing new CapEx to the project.
Once the customer agreement is signed, and the project is installed, we need frequent access to the customer’s facility for our inhouse technical team to come to site to keep the solar modules clean and the equipment up to date. We focus on asset management because we’re only getting paid if our projects are generating electricity as expected.
Also, the environmental footprint of businesses on the African continent matters for many reasons, including the fact that unsustainable operations can be a disqualifier for growth opportunities. Fortune 1000 companies are looking internally, and throughout their supply chain, for ways to cut down on greenhouse gas emissions. As businesses in Africa are
Aside from access, customers simply need to pay their bill on time. We’ll take care of the rest. If customers make timely payments under the customer agreement, at the end of the term, ranging from 5 to 15 years, we transfer the project over to the customer for no added cost. At that point, the project will typically be only half way through its useful life.

COVER STORY
AFRICA’S HOUSING NEEDS
A modular solution
T
he rapid rise of urbanization in most parts of Africa has presented the continent with a number of challenges and stripped its cities of the ability to provide for basic needs like shelter, infrastructure, education and health care. Urbanization and demand for houses are positively correlated and thus as the urban society of a city expands so does the needs for more housing. In the case of most developing countries, these needs have largely gone unmet. Consequently, housing shortage in developing countries has escalated to unprecedented rates making the percentage of slum dwellers that reside illegally in a place without authorization and property rights extremely high. The housing sector, while addressing the needs for affordable housing of low-income groups, can enormously contribute to the development of African economies. However, in most developing countries, few segments of the economy, as contributors to growth, have been as understudied as housing. As a result, a sector largely missing in the economic plans
12
Pre cast wall construction of most developing countries is that of housing and housing-related activities Experts expect roughly 860 million people to migrate to cities between 2010 and 2050 in Africa, bringing both remarkable economic growth and the problems that come with it. However, developers and consumers from the world’s largest continent get some unexpected benefits by being late-comers to mass urbanization. While seeing how other places faced social and environmental challenges, developers have access to new technologies like modular constructionthat have evolved considerably over the last few decades. Africa’s urbanization now has the potential to be more profitable and sustainable than Western or Asian building booms.
Modular construction According to Mr. George Tallam of Technocast in Kenya a manufacturer of precast, prestressed concrete hollow core slabs, modular construction is exactly what the African real estate industry needs to bridge the housing gap

caused by rapid urbanization. Modular construction is a process in which a building is constructed off-site, under controlled plant conditions, using the same materials and designing to the same codes and standards as conventionally built facilities – but in about half the time. Buildings are produced in “modules” that when put together on site, reflect the identical design intent and specifications of the most sophisticated sitebuilt facility – without compromise. Africa has experienced a resurgence of interest in prefabricated buildings mainly due to: A high demand for housing, relaxed legal regulations which acknowledge that prefabricated buildings can not only be aesthetically presentable but also be long lasting and sustainable. This has led to acceptance by the financing partners for mortgages, innovations and versatility that include a wide variety of sizes and configurations with sector specific building types, styles and options for variable plans and multi-storey configurations and also increased awareness with regards to availability of new and reliable technologies. www.constructionreviewonline.com

Today, modular buildings are more than just temporary construction trailers and portable classrooms. There are countless applications for modular building solutions – from permanent housing in both remote and urban locations to retail space solutions and municipal facilities, to industrial site offices and special event requirements. Modular construction and buildings can offer sustainability providing quality, quick turnaround, productivity and efficiency. Referring to conventional residential buildings, they significantly influence energy consumption, green house gas emissions and solid waste discharge. Hundreds of end users benefit from the ease of use and flexibility that modular construction offers. Attractive prefabricated buildings can be any size, have multiple stories and can be custom designed to meet specific needs.

Time and cost savings of modular construction Modular buildings are manufactured in a dry, secure facility, where consistency of quality found in a controlled factory benefits the project. Modules are easily transported to site for installation. This process saves project time and money because site preparation occurs while the buildings are being manufactured and there are no weather delays. Site installation is also much faster than ‘stick-built’.

Flexibility of modular designs Modular buildings are easy to relocate, allowing you to move and reuse them. They are also expandable to accommodate your future requirements. Modular buildings are ideal for temporary and permanent applications and are often used as workforce housing accommodations, real estate offices, schools, banks, classrooms, senior and medical centres, recreational facilities and many other purposes. High-performance buildings Modern modular buildings perform and look as good as traditional onsite constructed structures and can be designed to harmonize and blend in with their surroundings.

kept and used in dry, moderate temperatures eliminating twisting, warping and associated waste, and poor quality products. It enables people to work in a consistent environment where the light is good and the space is clean and efficiently designed.
These benefits are especially appreciable in light of Africa’s building sector skills gap. South Africa, despite its well-developed real estate industry and vocational training system, is estimated to be short by 50,000 skilled construction workers and these kind of figures are reflective of much of Africa. The problem is more severe in other countries, where a lack of trained builders makes development expensive, time-consuming,
with improved computer aided architectural modeling and the pioneering engineering process of assembling homes with overhead cranes. By using this system, larger units can be constructed and transported to different destinations far and wide. Mr. Tallam reiterates that modular construction offers: • Structural efficiency A Hollow-core slab offers the ideal structural section by reducing deadweight while providing the maximum structural efficiency within the slab depth. • Extra-long spans Factory made pre-stressed units offer the design benefit of long span units for given depths. This avoids the need for intermediate supports and provides an economically light

This eliminates what can be complex, time-consuming and weatheraffected site work. • Diaphragm action Precast floor slabs are structurally grouted to provide a floor with full diaphragm action, as required in most multi–storey frameworks. Mr. Tallam adds that, today there is a great awareness of the importance and necessity of guaranteeing future generations’ needs

BATHROOMS
Having a Modern Cozy Bathroom Your bathroom design should be a personal oasis; a warm, welcoming space where you can enjoy a bright start to the day ahead or relaxing to unwind after a long day. A zone of peace where you can add colours and stylish accents to create an inviting look that will give you a cozy modern bathroom experience. Creating a focal point
I
ntroduce an area of visual emphasis as the main décor highlight in a bathroom, immediately drawing attention, inviting you to step inside to enjoy the experience created by the dramatic impact of the focal design. Using artistic license means you can choose a focal point from a wide spectrum of possibilities such as: • Wall focal points created through contrast, either making a wall a striking colour compared to the rest of the bathroom walls or else using a design element such as a tiling or paneling effect • Choosing elegant bathroom features such as a beautiful vanity or trending standalone bath. Vanities are a great spot for a little extra attention, and tiling around the mirror heightens the ambiance and adds interest to the bathroom. The bath brings a special touch with its beautiful contours and design. • Quartz counter top with sunken basins create an engaging effect, giving a feeling of luxury. The streamlined feel of this design creates a sense of flow, gently directing the eyes to this design element.
Trend setting Floor finish Wood look tile flooring has become one of the hottest trends in the flooring industry today, creating an inviting effect with the benefits of durability. It is easier to maintain than real wood, while providing the inherent charm associated with the material. The ink-jet manufacturing processes enables ceramic and porcelain tiles to resemble natural wood. One of the big advantages of this is that there is no longer a restriction to standard sizes and
16 16
tiles can now be manufactured in a rectangular shape, adding to the versatility and costeffectiveness of the design. This also enables different effects such as the parquet floor finish. Technical advances allow cutting edge detail, enabling these products to imitate the look and feel of a hand scraped wood floor.
Shower Showering can provide a refreshing alternative to a bathtub. A shower can contribute to a bathroom’s cozy ambiance with its own special features, creating an inviting world on its own. Recesses in the shower wall have their own special charm while also assisting with overall storage. The choice of shower head can enrich your showering, such as choosing a rain shower which simulates the effect of rain. The shower experience has been further expanded with shower seats which have become a popular trend, enabling you to indulge in your shower experience while resting on a seat which also provides additional storage for toiletries. Even the shower wall offers many design options to enhance the enjoyment of the bathroom from creating a unified, seamless look by continuing the tiling of the bath, or introducing a mosaic pattern which highlights the area or it can even continue the design pattern of the rest of the bathroom.
Lighting Lighting plays a role in setting a welcoming mood. Choose light fixtures which complement the design theme of your bathroom. Warmth can be created by using light bulbs that allow colours to look natural. A special lighting effect can be achieved by using LED lighting under the vanity or under a
CR | | February February 2018 2018 CR
bathroom shelf, recess or step to create an intimate ambiance, while additional warmth can be infused with non-fluorescent lights on each side of the mirror of the vanity. Recessed ceiling lights are also ideal, especially with dimmers where you are able to set the intensity of the light and create a feeling of cocooned warmth in your bathroom space. Skylights provide another option, allowing you to enjoy your bathroom experience under the stars or while watching the sun rise.
Colours Colour has a direct impact on creating a mood of peace, calm and warmth. Warm and vibrant colours can be used as well as autumnal hues, as long as they are not too intense so that the overall effect is still peaceful and inviting. Using bright colors, pastels or warm colours such as peach, terra-cotta and pink tones which usher in a source of interest, while creams can also be used effectively to create an inviting touch, with further character introduce by spots of coloured tile.
Sinks There are many remarkable sinks and vanities in the market, so it is not easy to recognize the recent models unless you are familiar with the latest trends in modern bathroom design. Look for beautiful decoration patterns which adorn contemporary basins. Consider sinks that offer sophisticated ideas for modern bathroom remodeling and design. Colorful sinks, basins made of natural stone, wood, glass, and metals are fabulous trends in bathroom design also.

FLOORING
Factors that give epoxy flooring an edge over other flooring options
Epoxy flooring systems are highly resistant to germs and bacteria, making them easy to sanitize and hygienic to use.
E
poxy flooring systems are resin based industrial flooring systems which provides unique features. They are very hygienic due to their seamless feature, durable, easy to clean and easy to apply hence reduced downtime. As well they provide exceptional abrasion and chemical resistance features Epoxy coating provides outstanding qualifications that make it preferable to other flooring options. These include:
Resistance Epoxy coated floors are highly resistant to just about everything: gasoline, oil, transmission fluid, bleach, chemicals used for cleaning, just to mention a few. This is one of the factors that makes them a very popular choice in the auto industry, and particularly in garages. 18
While withstanding chemical spills is a huge plus, epoxy floors are also resistant to heat and water. It repels oils, beads water, and wipes clean, creating a surface that is seamless and smooth. Epoxy resists all chemicals and temperatures without any damage to the material. In addition, epoxy floors are highly resistant to germs and bacteria, making them easy to sanitize and hygienic to use. This makes them a great choice for hospitals and other clinical settings. According to Paul Osselmann of Koster Bauchemie AG in Germany, alone, epoxy flooring systems’ extreme mechanical and chemical resistance make them the flooring of choice in many industrial fields of application. Whether in Parking Lots or Warehouses

that have steel wheeled forklift traffic or floors or in manufacturing areas where acids and alkaline spills are common, there are special formulations and systems specifically engineered to deal with these problems.
Variety Epoxy floors are not just a solution reserved for warehouses and dull industrial zones. Epoxy flooring can also be used to provide an attractive aesthetic for decorative floors. Not only is epoxy available in a wide array of colors, but it also adds a flawlessly smooth, elegant quality and shine to the existing floor. Epoxy can also be combined with paints and colors to help mask chips and cracks in the existing floor. The floors can also be arranged into patterns and designs, allowing you to make a number www.constructionreviewonline.com
of choices in an economical way to improve the ambiance of a workplace or home. Patterns can also be used to create unique driveways and other walkable areas. Additionally, according to Dean Van Der Mescht of Stoncor the South African operating company for RPM Performance Coatings, epoxy flooring can also be used in all markets.
Affordability The price of epoxy per square foot is difficult to beat when compared to other flooring options. Since epoxy can be installed directly over other flooring types such as concrete, the installation costs tend to be lower than its alternatives. Of all the advantages of epoxy flooring, its price point is one of the immediate and significant. Moreover since epoxy floors are durable and last for a long time, additional costs are saved on replacement and maintenance. If you are looking to coat large areas at an affordable price while still maintaining great quality and little to no maintenance, epoxy is the best way to go.
FC #7996 [Africa] Construction Review AW.indd 2
Durability Epoxy coating tends to last much longer than other types of flooring. It can last for several decades without any need for maintenance or repair, and without peeling or cracking, if installed properly in the beginning. Floors coated with epoxy are able to resist considerable wear over long periods of time, and once the epoxy converts to a solid polymer, it becomes very strong and resistant to all chemical breakdown. Additionally, according to Akis Apostolopoulos of Ktisis a manufacturer of specialty construction chemicals from Greece, epoxy flooring is a great durable solution to protect the concrete from water, damage and chemical attacks without the need for maintenance or repair for a very long while.
Protectiveness Epoxy coating protects the underlying floor from all kinds of damaging effects such as cracks, stains, grease, moisture, and heat. Epoxy coating is great for eliminating the costs that creep up for floor maintenance by protecting the floor from becoming damaged or compromised in the first place. There will be no need for carpeting, grouting, or
www.constructionreviewonline.com
other maintenance. Epoxy flooring is a great solution for floors that need to last a long time without requiring additional work or attention, not to mention it provides excellent protection for the floor beneath the coating. According to Duygu Vodina a Managing Patner at Polinova one of the leading companies in Europe in epoxy applications from Turkey, the African market is a rising area for construction chemicals and like all foreign markets it has some characteristics and difficulties. “For the flooring sector, implementation is a very important part of the coating system. For this reason, our duty does not end when we sell out the products. We should also follow our distributors and keep them always educated, he affirms. Mr. Vodina further adds that, while purchasing epoxy products, technical data sheets and company references should be searched carefully. Because the formulation is very important in such kinds of construction chemicals, technical aspects become more important. Moreover, finished projects will give an idea of the quality and standards of the material.

DIESEL GENERATORS
Reliable back-up power for Africa
T
he current demand for electricity far outstrips supply causing frequent blackouts in African countries, yet
significant increases in demand are expected during the forecast period. Consequently, major potential exists to sell diesel generators in the continent. Today in terms of cost per kVA, flexibility and responsiveness, there is still no better source of standby power than a diesel generator. In the near future, we are going to see more power generation from renewable sources, although for the foreseeable future, we see generators powered by diesel engines co-existing with renewable power generation technologies. As in the automotive industry, hybrid generators are going to become more common. And in Africa, there is huge potential for microgrids, integrated local power grids where you might have solar panels, batteries, wind turbines and generators all linked together and capable

Climate plays a big role as well. In case solid screen walls are used, the area near a generator must be large enough to allow for adequate cooling in hot weather. Every generator needs to be kept warm conditions so that it can start up and take on the code-required loads in 10 seconds. In cold climates, putting a generator indoors helps keep the unit at starting temperature without oversized heating elements. Despite this advantage, indoor generators call for extra precautions. Due to the fact that they will store some fuel and may contain the transfer switches and panels for the emergency system, generator rooms should be fitted with a two-hour fire rating and may require a sprinkler system. Indoor generators may also cause special noise and vibration problems. Locating a generator on the rooftop or in a penthouse can be advantageous in flood prone www.constructionreviewonline.com

The slow pace not only increases costs but also increases the risks associated with working in a river. We therefore opted for oscillating casings down to rock level and then using a cluster drill – a multi-headed percussion hammer – for the rock drilling. This solution has reduced construction time by over 50%,” Pearce says. He adds that the increased performance of Pier 2 piles trimmed in preparation for pile cap construction 24

successfully use a longer socket length in lieu of the dowels, saving further time and cost. Both the oscillator and cluster drill are mounted on Franki’s Bauer BG28 piling rig, which has an operating weight of about 90 tons and is ideally suited for the Tugela Ferry piling solution. “We owe a lot to the BG28 which has enabled Franki to implement many cost-efficient solutions to a wide range of clients since it first arrived in this country from Germany in 2012,” Pearce says. Another time-saving solution used by Franki was the construction of a movable ramp to create the required 1 in 6 rake, meaning that it is not necessary to modify the platform earthworks for each pile. “With all six pier piles raking in different directions this represents a major cost and time saving solution,” Pearce says. Piling for the bridge piers on the new Tugela Ferry River Bridge
Dealing with the Unexpected The necessary raised platform and variable rock levels, resulted in suitable founding rock only being encountered at depths of over 25m for some piles - 10m deeper than the average expected – but piling production has still met expectations. “The BG28 has comfortably dealt with deep boulder layers and, as expected, the cluster drill has formed sockets in vastly reduced time,” Pearce says. It was not all plain sailing, however, and one operational disadvantage has been that the hard boulders and rock have caused extreme wear on cutting teeth and bits, which have required regular maintenance and replacement. Another disadvantage has been that when forming the socket with the cluster drill, the rock in which the socket is created is reduced to small chips and dust. This means that the rock quality is more difficult to assess post-drilling and a thorough geotechnical investigation is essential prior to construction. “As with most geotechnical works, the cost of a thorough geotechnical investigation is easily recovered during construction through design and construction cost savings, for the ultimate client” Pearce says.
Conclusion With several lengthy work stoppages due to flooding of the access causeway, the piling is expected to be completed in mid-July 2017 after which the main contractor will complete the abutments and bridge piers and place the precast beams supporting the new deck providing a safe, dual lane link between the north and south banks of the Tugela River and helping to uplift Tugela Ferry and the entire surrounding area. 26

WELDING MACHINERY
Easy plastic welding with semiautomatic control
Semi-automatic welding being used on a job site in Africa
Combining the features of automatic CNC control system, with the manual control systems, the semi-automatic control option brings cost reduction and high quality in the process of plastic welding.
N
owadays, plastic welding of water, gas, mining pipelines is considered to be a rather simple process and is frequently approached with a condescending attitude. Consequently, there are more and more cases where this process is carried out by untrained and inexperienced welders, using low quality equipment. Instead, as a molecular fusion of two parts made of the same material, plastic welding needs precision and there should be no margin for error. Hence, the reliability and quality of a welding is strongly connected with correct processing in the welding cycle. If not performed according to welding standards, welding can result in explosions, fires, floods victims that could have even extremely dangerous consequences to people. For this reason, the welders’ training and use of certified equipment is a key element.
Modern butt-welding technology Modern butt-welding technology has developed 3 types of control system, each with a different automation level:
•
•
Manual control system: the hydraulic gear case and the whole welding cycle is managed manually by the operator, who has the responsibility of adjusting the pressure and counting the necessary time of each welding phase. Semi-automatic control system: the operator’s interaction with the control unit during the different welding phases is greatly reduced, and so is his responsibility and the probability of a mistake. The control unit is in fact electronically managed by software that automatically adjusts pressure and time during the welding process.
www.constructionreviewonline.com
•
Automatic CNC control system: the operator has to enter basic information (pipe material, diameter, SDR and welding standard) into the control unit, which is needed for the machine to perform the welding cycle automatically without the operator.
Semi-automatic control: a handy option Obviously, the CNC control system brings more advantages during the entire welding process, as it carries out the cycle automatically. However, a CNC butt-welding machine is considerably more expensive than a manual control system. And so, a semi-automatic option becomes undoubtedly a good compromise, as it minimizes the investment, significantly reduces the probability of welding mistakes and related quality problems. All these aspects, combined with a 40 years’ experience in the plastic welding machines manufacturing, led RITMO to develop the EASY LIFE CONTROL SYSTEM, an intuitive and user-friendly technology that simplifies the welding process. February 2018 | CR

A welder using EASY LIFE
Manual Vs EASY LIFE
A semi-automatic machine on a job site in Europe
How EASY LIFE works and differs from manual control systems When using an Easy life control system, the operator sets the welding parameters: material, diameter, SDR, time and pressure per welding phase. This requires only a few simple and extremely intuitive passages, which are easy to carry out even for less experienced operators, with the additional support of an on-line tutorial. Once the parameters have been set, they can be saved and stored in the Easy life control system’s memory. With ease, the operator takes care of the preparation of pipes for welding, milling, alignment, etc. Thereafter, once everything is ready, the heating plate is positioned and the welding cycle can start. With a manual control system, the operator has to adjust the pressure and manage the duration of each phase, open and close the carriage, remove the heating plate. This requires the operator’s both hands use very frequently engaged fulfill two actions at the same time. With this approach, there is bound to be room for mistakes. 28
Manual control of plastic welding
On the contrary, with Easy Life Control system, it is the machine computer which adjusts the pressure and calculates the time per welding phase. The operator is not involved in manually managing the pressure valves and lever; it has only to validate each welding phase, when the control unit requires it, just by pressing the corresponding button and removing the heating plate after the automatic opening of the carriage. As a result, the probability of a mistake from the operator’s side is drastically reduced. The option of saving customized welding cycles enables the operator to use those saved parameters whenever needed, therefore saving setting time. Furthermore, the control system is equipped with a data-logging function that records the welding cycle and generates up to 4000 welding reports which can be downloaded in PDF format. With manual machines, the certification of welding is done by data-logging devices which have to be connected to the welding machine and are rather expensive.
CR | February 2018
Massive benefits In conclusion, Easy Life brings fundamental benefits to the entire construction industry, such as the simplification of the welding process at the job site and the reduction of time losses and therefore costs, in addition to high quality standards. Additionally, through high quality and long-lasting pipelines, EASY LIFE can enable the delivery of clean water to communities in Africa.
Latest technology The latest release of EASY LIFE control system, includes characteristics and functions which are very similar to those of a CNC, but at a cost closer to manual butt welding machines. In addition, Ritmo is about to release a dedicated APP for Easy Life, which will increase the efficiency and automation of the welding cycle. Over and above construction projects worldwide, welding technology has been implemented in high productivity machines, particularly suitable for the mining industry for which the cost, productivity and profits benefits have an extremely importance. www.constructionreviewonline.com

the project offered an opportunity for it to cement its position as a leading player in the building and construction industry. Coming at a time when Scope Design Systems, a leading architecture, urban planning and interior design firm, was executing other projects such as refurbishment of the Senate Chambers and The Wangari Maathai Institute among many others, the firm knew the KISM project would be instrumental in growing its profile. Incorporated 15 years ago, Scope Design Systems prides in many other projects ranging from commercial buildings, government institutions to large scale housing projects. Being the first high-rise building project to be undertaken by Scope Design Systems in Nairobi, the firm was determined to use the project to make a statement. “This project is important to us because it will make a statement along Ngong Road and it will be a signature project for Scope Design Systems,” says Arch. programs. The rest of the space would be sold out or rented corporate organizations to generate additional revenue to the organization.
Salient Features With the brief from the client, Scope Design Systems came up with a concept of an ultra-modern 17-story building within the constrained site comprising three basements levels, 2 levels for retail and 12 floor levels of office space. The development comprises of 9,800 square meters of high quality office space, 150 car park bays with three high speed lifts to serve the various levels. The entrance to the building is dominated by a large canopy from which you encounter a double height lobby space that has the reception area. The ground floor and mezzanine floor has space commercial activities such as retail shops, banking halls among others, 1st floor up to the 11 th floor office space would be sold or let out to corporate bodies while KISM will be occupying the 12th floor. According to Arch. Lenjo, the high end training facility for KISM will be fitted with modern video conferencing facilities and high-speed internet connectivity, and CCTV cameras. To lower energy consumption, the design emphasizes on the use of natural day lighting as well as having

energy saving LED lighting fittings and high performance glass windows that allow enough natural light but minimize heat gain into the office space. The development is also served by a borehole, back-up generator, fire detectors and sprinkler systems and solar water heating and lighting energy systems. “This is an ultra-modern building offering a full package of high quality office space and amenities.” He states, adding that construction commenced in March 2017 with completion date slated for March 2019.
Challenges Encountered Although implementation of the project is on schedule and on budget, it has not been without its fair share of challenges. The biggest challenge, according to Arch. Lenjo, was encountered during excavation for the foundation. This is because the site is quite tight and is bordered by two existing buildings i.e.Ngong Lane Plaza and Royal Blue Square. “We had to secure and stabilize the foundations of the two buildings because our excavations for the foundations were going much deeper than the foundations of the two buildings. The underpinning process of the two buildings took much longer as it had to done carefully to prevent any Arch. Philip Lenjo from Scope Design Systems

up to their mission of giving the client their best service, while working towards their vision of being the premier consulting firm in the Region has been key to the success they have experienced these 10 years of practice. “Quantity Surveyors deal with a very sensitive aspect of the project which is money; whatever else that is done on the project revolves around money. It is therefore very important for the developer to get a quantity surveyor with a reputation for maintaining high integrity standards,” he affirms. “In other words, a good quantity surveyor helps the developer to not only determine the cost of a project, but also control that cost because determining the cost without control mechanisms is a recipe for failure; it is just like planning then failing to manage that plan. Most importantly, a good quantity surveyor also helps the developer to ensure he avoids instances that are likely to result in disputes by identifying potential claim sources so that they are dealt with before they escalate. For instance, if a contractor may require a certain detail from an architect for a particular activity on the programme. If that detail is issued in good time for the activity to be executed, it means that the activity is likely to delay. If this occurs, the contractor will most likely ask for an extension of time and associated additional cost, depending on how the activity impacts on the overall project programme,” he adds. www.constructionreviewonline.com
As Mr. Abwunza further explains, Anka has not only excelled due to the fact that they service a contract with due diligence while keeping the client appraised of the financial implications of changes made to the initial design; they also have value additions which include: advising the architects properly on the time and cost implications of the various design alternative solutions. In this regard, they ensure that cost guides the design not the other way round; and they also get actively involved in cost engineering of projects during the design and implementation stages. “As part of our growth over the 10 years, we have seen a significant increase in the number of employees to attend to the increasing demand for our services. In addition, we regularly recruit intern and graduate quantity surveyors and take them through our rigorous training programme, which is an important aspect of our professional development,” says Qs. Abwunza. The company has further invested in technology in terms of professional software that help in preparing documents and managing contracts. This strategy, according to Qs. Abwunza, has significantly
enhanced our operational efficiency. Despite these successes, Mr. Abwunza observes that the company has faced its fair share of challenges. “The main challenge is the fluctuation in construction output, especially in Kenya. This fluctuation is mainly attributed to the election cycle and the strong link between the country’s construction performance and external shocks caused by political activities. The construction industry is the first casualty of these shocks. Unfortunately, it is also the last sector to recover from the same shocks. As a result, most developers develop a wait and see attitude several months to the election. After the election, they also take time to monitor the performance of the various economic indicators before they make their final decision to proceed with the process of implementing their projects. However, we look forward to future where such external shocks shall have minimal or no impact on the economic stability,” notes Qs. Abwunza. “Another challenge we face in the construction industry is the perennial delay in receiving payments for work done. Any vendor who has done some work for or made supplies to any government department is undoubtedly aware of this problem. Delays experienced by vendors in receiving payment from the government adversely affect us in the construction industry either directly or indirectly. Our operations are directly affected by delayed remittances owed to us by government agencies. However, we are also affected indirectly by delayed payments by some of our clients when their payments are delayed by the same government. The multiplier effect of this delay on the entire supply chain negatively affects the effective delivery of many projects,” he adds. Apart from quantity surveying, Anka Consultants Limited is also involved in Project Management and Contract Administration in the construction industry. Regarding project management, they are involved in the strategic management of the design and construction stages of construction projects while in the contract administration part of the business they are involved in arbitration and dispute management, forensic audit, commercial management and general contract administration.
