Ethiopian Airlines Four –star Hotel Underway Ethiopian Airlines is conducting fresh negotiations with international companies for the design, construction, vendor finance and management of the four star hotel it intends to develop. An official from the facility planning section, under the Alliances & Corporate Strategic Planning Department said Ethiopian Airlines could settle on a company within 15 days, if all requested documents are submitted by the bidding companies and that they have been given the direction to expedite the process as soon as possible. Around 10 companies from South Africa, China and the United States were selectively invited in December 2012. Ethiopian opened bid offers for the project on February 28, 2013. The airline declined to disclose the number and names of companies that it is currently negotiating with, but reliable external sources indicate that at least two Chinese companies are involved in current negotiations. The airline has been attempting to find a partner to build and manage the international standard hotel it plans to erect on 40,000m2 of land across from the Millennium Hall, on the newly revamped African Avenue, since 2009.

AVIC Engineering Company to Construct Kunzvi Dam The Zimbabwe Government has signed a Memorandum of Understanding with a Chinese company for the construction of the Kunzvi Dam.The construction of Kunzvi Dam is expected to take at least three years. Speaking at the handover of US$6 million from Switzerland that is part of the Rural Water and Sanitation Programme in Harare, Water Resources Development and Management Minister Samuel Sipepa Nkomo said the project would need at least US$445 million to be completed. He said they have signed a memorandum of understanding with the AVIC Engineering Company in China for the construction of the Dam. Minister Sipepa Nkomo said the Kunzvi Dam project would also include a 50-kilometre piping to Harare. The Kunzvi Dam project is expected to ease perennial water woes experienced in Harare. Meanwhile, Minister Sipepa Nkomo hailed the Rural Water and Sanitation Programme saying it would restore the right to water for rural people. The US$60 million Rural Water and Sanitation Programme is targeted at the rehabilitation and construction of water, sanitation and hygiene infrastructure in rural areas.

Government Finalizes plans to Construct a Satellite City The Ministry of Tourism Wildlife and Antiquities has welcomed a decision by the government to construct a satellite city near Karuma town along the Kampala- Gulu Highway. Vivian Lyazi the Principal Public Relation officer at the ministry said that if the plan for the city is completed it will support the development of tourism. Lyazi said having a city near a national park like the Murchison falls will solve the problem of poor infrastructure and accommodation and it will attract many business people and tourists. Lyazi warned that although the city is going to offer great importance to the tourism sector, those behind it should not degrade the environment around the park because this will affect the wildlife. The Director of Tourism at the Uganda Wildlife Authority Mr. Angena Raymond said that the city if completed will help in lowering the cost of accommodation in parks. According to the plan of the proposed city, it will have a modern airstrip where light planes can land and modern hotels for accommodation. Many other recreation centers for leisure and entertainments will be set up.

Government - World Bank to Build US$1.5billion Road Projects In a move geared at fast-tracking the construction of four multibillion road projects under a Public-Private-Partnership (PPP), the Ugandan government has sourced technical support from the World Bank. As a result, the finance ministry has allowed the Uganda National Roads Authority (UNRA) to engage the International Finance Corporation (IFC), the private sector arm of the World Bank to be its transaction advisor for the expressway projects. Eng. David Luyimbazi, the Uganda National Roads Authority (UNRA) director of planning says that in a meeting held recently, IFC agreed, in principle, to support UNRA’s preparation for PPP projects. Trademark East Africa is also going to provide oversight support to UNRA in the management of PPP preparation, procurement and implementation. The director says that all these arrangements will be tied-up in three months and they will be good to go.

HM King Mohammed VI has launched works to build the new port of Safi (340 south of Rabat), a strategic project that will reinforce national maritime transport infrastructure. It will also enable Morocco to have a market share in international maritime trade between the Mediterranean, Europe, the Middle East and Asia, and set up efficient ports as driving forces for regional development and key players in the positioning of Morocco as a logistics platform. Located 15 km south of Safi, the future port is intended to support the energy sector and the chemical industry in the region and contribute to the development of the transport of large bulk relating to energy and mineral industry. Association of Liberia Construction Contractors The President-elect of the Association of Liberia Construction Contractors (ALCC) has sent out an appeal to the Government of Liberia to help in building the capacity of the ALCC. Though Mr. Foday Kamara did not state as to how he wants the Government of Liberia to help build the potential of members of the association, he reminded the Government that the ALCC and the Government are partners in rebuilding Liberia. Mr. Kamara made the appeal at the headquarters of the Association of Liberia Construction Contractors hours after he was announced as President-elect of the institution by the chairman of the Election Commission of the ALCC. He noted that the reconstruction of Liberia cannot be done without Liberians, pointing out that engineers of the Association made up what he called 'big segment of the rebuilding process of Liberia".

Kenya Re to Build ‘green’ Commercial Building

Kenya Re, Nairobi Stock Exchange listed insurer, has announced plans to build a KES1.5 billion (US$17.7million)commercial building in Nairobi’s Upper Hill area. The high-rise commercial building, that will sit on a 1.6-acre piece of land, will be fitted with smart technologies to manage consumption of energy and water. Kenya Re’s chief executive Jadiah Mwirania said the proposed building would provide enough capacity for people and vehicles, given the fact that the city centre is no longer an ideal location for most companies due to congestion. He said that a feasibility study for the project is to commence in the next few months, adding that tenders for design and construction of the building will be floated and awarded to the winning contractor soon after. The building, which is set to increase Kenya Re’s total lettable area of 568,292.08 square feet, will target corporate clientèle and multinational companies. It will be completed within two years. Stanlib is planning to open its Stanlib Africa Direct Property Development Fund in May or June this year, as it seeks to capitalise on Africa's growing retail sector.
Tanga Cement marked a historic achievement in a single year after it managed to sell over one million tonnes of cement last year, pushing up its net profit by 52 per cent.

The chief investment officer of Stanlib Direct Property Investments, Amelia Beattie, said the fund would focus on new retail developments in Nigeria and Kenya, where there was still an under-supply of quality retail properties.
The Tanga-based cement firm said the sales volume grew up by 21 per cent to TZS257.92billion (US$158million) as a result of export sales that rose by 55 per cent last year, with pre-tax profit increasing to TZS55.93billion (US$34million) from TZS37.08billion (US$22.7million)
The fund was "going through regulatory processes at the moment", though it had US$50million in seed capital already committed to it. The fund had earmarked between six and eight developments in Nigeria and Kenya over eight years and would look to include South African retailers. Beattie said South African retail companies are key relationships that they hold and they work very closely with them in their expansion strategy adding that they would like to take them wherever Stanlib goes. Beattie further said Stanlib had selected various local partners for the developments, as they believe in the local partnership principle.
The Tanga Cement acting Chairman, Prof Samuel Wangwe, said the firm overcame the industry challenges - entry of new manufacturers and cheap imports - last year to achieve the milestone sales. The sales volume increase marks a significant milestone for Simba Cement, being the first time the company sold over one million tonnes of cement in one year, Prof. Wangwe said in a statement in Dar es Salaam. He said sales increment and reduction on maintenance costs was partly responsible for the 26 per cent increase in the company's gross profit for the year.

After 75 years of serving the construction industry in South Africa, the Cement & Concrete Institute (C&CI) closed down at the end of April this year following the resignation of the Institute’s main funding members: the SA cement producers. The Institute was a much revered organisation that has left an indelible mark on the South African engineering, construction and building sectors.
Doosan Construction Equipment has appointed My Wish Enterprise P.L.C., based in Addis Ababa, as the new Authorised Dealer in Ethiopia for Bobcat compact equipment. The appointment to represent Bobcat follows three successful years for My Wish Enterprise as the official dealer in Ethiopia for the Doosan Heavy range of equipment.
The Director called on the government agencies to intensify the fight against importation of fake construction materials that were hurting the country’s construction sector and economy as a whole. He added that the market today is flooded with fake construction materials that put users at risk and that the government should impose various quality control mechanisms and take tough action against importers of such products. He said that his company is working with various manufacturers of world class construction materials such as Saint Gobain, Donn, Jaqua, Montania and Tilcor, among others.
For the Institute, it has been 75 years of success and the justifiable earning of respect from the entire construction industry. In 1938, the South African cement industry decided to establish a body to promote the use of portland cement and concrete, in line with overseas moves where the Portland Cement Association had been started in 1916 in the USA and the Cement and Concrete Association in 1935 in the UK.

She has a master in Philosophy of Architecture, and then preparing a doctorate on the Topic: “Specificity and Contemporaneity”.

In parallel, she continued studying a doctorate in Philosophy of Architecture in Lyon University. She was the Secretary general on Regional Council of Architects of Tangier (Morocco) from 2005 to 2008, Council member of National Council of Architects of Morocco from 2008 to2011 in charge of International Relations, Council member of International Union of Architects from 2008to 2014 and Assistant Secretary General of Africa Union of Architects 2008to 2011. Firdaous Oussidhoum became Director of International & External Relations in Africa Union of Architects in November 2011, a position she will be holding until 2014.

In this perspective, the dynamics are being developed in the INICIA Foundation for the resources and competencies development, of which she is a founding member, and through the institutional activity, both national and international, as representative member of Africa in the UIA, and as Director of International & External Relations in AUA (Africa Union of Architects). Architecture for her is a transmission tool, an occasion of dialogue and communication to give a sense to the environmental space. Today, lecturer at an international level, she practises since 2010 as associated to the FEELL ARCHITECTURE Group, with the priority to take back man to the centre of the architectural question, creating

Construction Review had an interview with her and below are the excerpts. When was the Africa Union Of Architects formed the reasons for forming it and its vision? Africa Union of Architects was created in 1981 with a goal of uniting the architectural bodies of the 39 member countries, to work in concert regardless of nationality, race, religion or doctrine for the overall development of Architecture in the continent. The main objective of the AUA is to preserve and document our Heritage while developing the Cultural and Architectural attributes essential for the fulfillment of our role in the well being of the environment, our immediate societies and humanity in general, while optimally utilizing our acquired professional expertise in creativity, technology and social responsibility for ethical services to the public, through the continued development of man, methods, materials and solutions that recognize the peculiarities of our different communities and circumstances. The African Union of Architects (AUA) is a Regional/Continental body of architects for Africa, having its Headquarters and registration in Lagos 1981, and revalidated as non-governmental organization in Abuja, Nigeria in 15 December 2011. What have been the noteworthy milestones in the development of the Union? The first goal of the Union was to help Africa to build peace and unite all its components. Peace, unification was still a major challenge, and AUA was aware that through the professionals, a different approach was possible to help the different countries to find solutions and paths of dialogue. These first stages of the Union were the most challenging, and thanks to the Trustees and PastPresidents of the Union, this has been possible. We went from a peace dynamic to a constructive dynamic.

He is a registered Architect in Nigeria, UK and South Africa. His various experiences is brought to bear on a practice he established in 1988 to continue his personal commitment to practice Architecture at its highest level. He is the Managing Partner, Director of ATO Architects Ltd which he established in 1988 and in this capacity manages the practice of 27 architects. On various projects, Onajide either designs and coordinates or supervises the design of projects and interacts with clients to ensure the quality required is sustained. Originally established as a sole proprietorship, the company now has 2 other Directors, 2 Associates, 10 Project Architects, 12 Assistant Architects, a chartered Accountant, 6 non professional staff and 2 Quantity surveyors. Nairobi - Thika Road Expansion A Superhighway to Posterity Due to the successful completion of the road, commuters are enjoying faster, reliable, comfortable and more affordable journeys By Emmanuel Onsomu The 50km, KES 35 billion (US$418million) Nairobi -Thika Superhighway, officially opened in November 2012 by former President Kibaki, will contribute greatly into transforming Kenya into a strong economic hub for the region and beyond. The transformation of the road into a super highway is one of Kenya’s first large-scale transportation infrastructure projects.
from Cape Town in South Africa to Cairo in Egyptone of the highest priorities in the NEPAD shortterm action plan. The highway had earlier been constructed to bitumen standard in the early 1970's and re-sealed with an overlay in the early 1990's.After rigorous feasibility and capacity studies, it was esteemed to be operating beyond capacity, carrying more than 60,000 vehicles per day.
The Government of Kenya through Kenya National Highway Authority (KeNHA) embarked on a grand project to have the Nairobi to Thika road expanded from a four lane highway to an eight lane superhighway. The road, which is part of the classified international trunk road A2, originates in downtown Nairobi and extends to Moyale at the Ethiopian border. It is also an important link on the Great North Trans African highway -that traverses
Due to this stress on the road surface, its condition deteriorated rapidly, thus requiring rehabilitation and a redesign to factor the increased traffic along the route. The initial planning and diagnostic studies of the inadequacies of the road were done within the context of the Nairobi Metropolitan Area Urban Transport Plan (NMUPT). The study was commissioned by the Government in 2004 with funding from Japan International Cooperation

Agency (JICA). The findings highlighted the inadequate urban transportation infrastructure and system with particular mention of the extremely poor service level and shortage of capacity along the Nairobi-Thika corridor. The section that was earmarked for expansion serves traffic from the built up areas of Kiambu, Muthaiga, Kasarani and its environs, Kahawa and its environs, Pangani, Ngara,Thika, Juja, Muranga and beyond. FINANCIERS In 2007, the government solicited a financial assistance of the Tunis-based African Development Bank (AfDB) Group, who gave a nod following an appraisal of the project in the same year. Lot 1 and Lot 2 was jointly financed by an AfDB (African Development Bank) loan and grant, and the Government of Kenya. Lot 3 has been financed by EXIM Bank of China and the Government of Kenya. Objectives of the project The overall objectives of the project are to: Improve road transport services along the Nairobi-Thika corridor and enhance urban mobility by reducing traffic congestion,Enhance the accessibility, affordability and reliability of the transport infrastructure system to promote socio-economic development of the country, Contribute to the development of a sustainable urban public transit system for the Nairobi Metropolitan Area, Improve land transport between Kenya and Ethiopia and contribute to regional integration, Promote private sector participation in the management, operation and financing of road infrastructure in Kenya. Implementation of the Project To accommodate the existing and future traffic, the highway was redesigned to include construction of additional lanes, and strengthening of existing carriageway, underpass and overpass in some sections and removal of intersections at several locations to be replaced by interchanges. The contract for its improvement was divided into three lots to heighten its implementation.

Lot 1 comprise of three city arterial connector; Connector 1: Running from Museum Hill Interchange through Forest Road to Muthaiga. The works involved widening of Forest Road to six lanes from four lanes, widening of Museum Hill road to six lanes and provision of fly-over on Limuru Road. Connector 2: Runs from University way, through Pangani to end at Muthaiga. The works involved widening of University Way to eight lanes from six, constructing a four lane fly over across Globe Roundabout, widening of Murang’a Road to six lanes, an underpass, overpass and foot bridge at Pangani and an interchange to replace the Muthaiga roundabout. Connector 3: Haile Selassie Avenue - Race course road & Ring Road Ngara from Uhuru Highway to Pangani Interchange. Lot 2: The Muthaiga roundabout-Kenyatta University (KU) section was designed as a highspeed highway with limited access and exits. The improvements on this section included widening of carriageway to eight lanes- (between Muthaiga and Kasarani) and 6 lanes (from Kasarani to Kenyatta University). Lot 3: Starting from Kenyatta University-Thika. The works involved widening the carriageway to six lanes up to Juja and maintaining the existing provision of service roads, construction of a flyover at the Eastern Bypass and an underpass at Ruiru sports club. The project has also provides service roads intermittently, construction of underpasses at Kahawa and KU, provision of interchange at former GSU roundabout, flyovers at Kasarani and Githurai roundabouts, underpass at former Nakumatt Thika Road site and a subway at Survey of Kenya. The project has provided for 18 pedestrian crossings spread across the entire projects. The crossings are strategically located around highly

built areas where there is a lot of crossings by pedestrians crossing points have facilities to accommodate persons with disabilities. To enhance road safety, the project has installed gantry road signs, flexi beam guard rails, world class road markings and other road furniture. The project has employed the use of non-scrap value fiber for the road signs on a pilot basis. The public has been urged to desist from vandalizing these furniture. As part of initiative to go green, solar powered street lights have been installed on a pilot basis along Forest Road. Further, comprehensive landscaping has been carried out to make the road aesthetically appealing. The works were implemented in 3 three Contract Lots: Benefits of the Project The main beneficiaries are predominantly the people living along the route, especially commuters who work in secondary and tertiary sectors in the Central Business District. The majority of commuters use public transportation especially small minibuses (Matatus) which account for more than 30percent of traffic congestion in the city. Over 89,500 people residing in Kasarani, Kiambu and Thika are on wage employment and another 125,000 are in the informal sector the majority of whom have to commute to Nairobi. Other distinct groups of commuters are students, health patients, shoppers and traders (formal and informal).
There are 2 public universities established along the road, Kenyatta University and Jomo Kenyatta University of Agricultural Technology (JKUAT) with several students who attend part-time programs, and who will greatly benefit from an efficient transportation system. Currently, due to the successful completion of the road, commuters are enjoying faster, reliable, comfortable and more affordable journeys’. The journey between the two towns that hitherto used to take 2to 3 hours can now be tacked in 30-45 minutes. The impact is also realized beyond the project route on the entire A2 as you travel towards Isiolo, Marsabit ,Moyale and into Ethiopia, being part of the multinational Great North Road. The project is also important for enhancing regional growth and integration. It also connects to the main Northern Corridor that runs from Mombasa-Uganda-DRC at the Museum Hill Interchange. In addition, the corridor doubles as one of the most important economic corridor and will have impetus on the growth of the country. As conceptualized in the feasibility and detailed engineering project report, lots of development in the form of Real Estate, industrial expansion, agricultural growth, learning institutions etc. are already being witnessed. The construction of access-control corridor has not only reduced road congestions remarkably but also reduced pollution resulting from vehicles fumes emissions.

The architecture of the new building creates an advanced learning environment in which the latest technology adds value to a magnificent collection of over one million books. Project Scope Architecturally, the heart of the library is a spiralling atrium connecting all eight storeys, and as a dynamic vortex, this space contrasts the clean cut exterior profile. Furthermore, the building is designed to meet the highest sustainable standards, minimising long term running costs and energy use. The library has been certified BREEAM Excellent. Consisting of an irregular pattern of insulated panels and high performance glazing, the façade not only allows plenty of daylight to penetrate into the building but also offers a great view over the city of Aberdeen.

On September 24th 2012, Her Majesty Queen Elizabeth II of Great Britain marked the official opening of the University of Aberdeen New Library in Scotland. The building, won in an architectural competition in 2005 by schmidt hammer lassen architects, is replacing the University’s former library from 1965 – the Queen Mother Library. The 15,500 m² new library, which provides a 21st century learning and research environment for students, university staff, visitors and the public, is a positive example of how architecture can make a difference. Since the building was put into service in September 2011, the statistics have shown a significant increase in the use of the library, and more than 700,000 visitors have entered the building on its first year of operation. “The University of Aberdeen New Library functions as a meeting place and a cultural centre for the students of the University as well as the Aberdeen community. The façade of the building shimmers during the day and glows softly at night, creating a luminous landmark – a beacon – for the city of Aberdeen,” said Morten Schmidt, Founding Partner of schmidt hammer lassen architects, and he continued: “The increase in visitors shows that the new library has affected the students’ 22
everyday behaviour. The students come to study in the new library and to be a part of the social community of the University.” The requirements in the competition brief were to create a magnificent academic library for science and research, which would at the same time be a meeting place engaging the local community. Chris Banks, University Librarian & Director, Library, Special Collections & Museums, University of Aberdeen, said: “The building is a bold and affirmative statement from the University. It says ‘We mean business’ and it also says ‘you are welcome here’. I love the way in which academics demonstrate their pride in the building: by bringing colleagues from other universities into it and also by bringing along members of their own families. I’m also delighted that the building has attracted so many more students to use the library and the way in which it provides for both social and formal meeting spaces. It has, for the first time, allowed us to truly showcase our very significant special collections.” The University of Aberdeen was established in 1495, and the University library holds one of the world’s greatest collections of books, some of which date back to the thirteenth century.
Anna , one of the many visitors who have visited the Library says” I admit that my first reaction to this building when I saw it on photos was that the cube doesn’t fit within its surroundings but sometimes photos can be misleading. She says the building looks brilliant, and when she entered it, she just watched the atrium above and it was amazing. “It is a lot about interaction in here, I think. You necessarily have to take the lift which opens an extraordinary view towards the city and once when you get to any of the floors you can either go to the private study areas provided or go near the atrium and let’s say you are on the top floor- you can even see people who are entering the building and what my fellow-traveler (who is not related to architecture) noticed is that safety is cleverly planned- because if you crazy enough and want to jump- you can’t fall to the very bottom but only 1-2 floors below- nice observation of him.

Forklifts By Torah Onyango Industrial forklifts are very useful on construction sites, as they can be used to transport heavy building materials over fairly long distances, across rough terrain. They combine the functions of a vehicle and a lifting tool. Forklifts can unload pallets of bricks, steel girders and other construction products from the delivery truck and carry them to parts of the construction site that are not accessible to other vehicles. Many haulage firms now carry truck-mounted forklifts with them, which can be quickly off-loaded and then used to remove the delivery from the trailer and transport the goods to the required location. Project Management and Arbitration in Construction Compiled by Yvonne Andiva, Torah Onyango and Ann Kagumu There are many firms today who specialize in arbitration and in most cases their depth of experience in the industry has meant that their services often go beyond arbitration and into the field of project management as well. They are acutely aware of what it takes to complete a project successfully: sufficient plans and specifications, tight controls and procedures, timely responses to requests for clarification, rapid resolution of critical issues. To help protect an owner's interests in capital projects, they provide an independent, objective assessment of scheduling, cost, and quality issues before they become costly problems. Every construction project is at risk of generating conflicts leading to disputes due to the several factors involving either costs, deadlines or productivity.To smoothen over this risk, contracts often have dispute resolution clauses that outline how disagreements should be handled. In recent times, parties involved in a dispute have shied away from going to court in favor of arbitration because with arbitration the feeling is that it is faster, cheaper and most importantly construction arbitrators are often preferred over judges because they usually have technical knowledge of the construction industry. This technical knowledge helps them better understand
the rights and needs of the parties. We take a look at some of the firms and what exactly they offer. Concrete Batching Plants Compiled by Torah Onyango, Yvonne Andiva and Ann Kagumu Project completion times are getting ever shorter and just as in every aspect of the construction project, greater expectations are being placed on the need for faster production of high quality concrete. To meet this challenge today’s batching plants offer greater consistency in the mix of ingredients thus assuring a higher quality of concrete in this high takes environment. The plants are a complexity of mechanical parts ranging from cement batchers, aggregate batchers, conveyors, radial stackers, aggregate bins, cement bins, heaters, chillers, cement silos, batch plant control and dust collectors. With
such a wide array of equipment, it follows then that in addition to consistency the need to select machinery that has lower maintenance costs and downtime is paramount. Triad at 50 Service to the Nation Nairobi-based Triad Architects is this year marking 50 years since its inception. Construction Review sought the perspectives of the firm’s partners and staff against the backdrop of this major milestone. In Kenya today, and by extension the East Africa region, many prominent buildings bear the signature of Triad Architects. From the historic Parliament Buildings, the skyscraper Times Towers, the modern Barclays Plaza to the National Museum and futuristic Coca Cola East and Central Africa headquarters among many others, the common denominator is Triad Architects. “We are a firm that stands out in architectural practice,” says Julius Kibwage, a Partner at Triad Architects. Listening to the story of Triad Architects, there is no doubt the firm has made a significant contribution in shaping the Kenyan building landscape and also in the evolution of the architectural practice from the nervous pre-independence environment to the confident post-independence era in the modern state of Kenya. Here is a firm that has had three generations of architects in a period spanning five decades. 34
Indeed many practices that were established in pre-independence Kenya, be it law, engineering or architectural, have long since folded and are now forgotten, but Triad Architects remains as a testament in preparing for succession and managing transition to guarantee stability and continuity. The two founders, Amyas Connell and Graham McCullough, had a vision of a firm that would outlive individuals in its journey to becoming a leader in architecture, design and development in Africa. “The two founders must be proud of Triad because we have contributed greatly to the development of Kenya. We have produced good buildings and behaved responsibly and professionally to our clients,” states Timothy Vaulkhard, a Senior Partner. Vaulkhard was part of the second generation of partners at Triad and was fortunate to have been tutored by the founders, who he describes as exceptionally distinguished architects. “Amyas was a giant in the architectural world and an innovative designer,
whilst Graham was focused on professionalism,” he states. Indeed Graham was the founder of the Professional Centre, which was built in the early 1970s to provide a focal point for various professionals in the country. He also held the first registration certificate of the Architectural Association of Kenya. Formative Years Amyas and Graham not only founded Triad, whose name is derived from its origin from the original concept of a multi-disciplinary practice, being an amalgamation of three different building professional, architecture, engineering and quantity surveying, they also laid the foundation that would define Triad over the years. Amyas Connell, who came to East Africa shortly after the end of the Second World War, an acknowledged radical of the International Modern Movement and member of the acclaimed practice of Connell Ward Lucas, was the genius who designed the iconic Parliament Building that is June 2013

today a landmark in Nairobi. Apart from being the seat of law making in Kenya, the building is historically significant as it acts as a reminder of Kenya’s historical connection. “Parliament is a signature building for Triad,” notes Kibwage, adding that other buildings that were designed by Amyas include the Attorney General Chambers and the Aga Khan Hospital, which saw him awarded with the RIBA Bronze medal. Graham designed such notable buildings as the Kenya Science Teachers College and some of the earliest game lodges in Kenya. Both Amyas and Graham have since passed away. While the buildings they designed will forever bear their mark, it was their desire to ensure that Triad outlived them that defines their legacy. According to Vaulkhard, the two founders effectively groomed the second generation of architects that would assume the mantle of leadership of Triad. Vaulkhard, who joined Triad in 1973, was among the partners that included David Bristow. The first decade of Triad’s existence was a difficult period because it coincided with the first ten years of independence when confidence in the new country was growing slowly and new commissions were scarce. Competition from new and dynamic Kenyan indigenous firms also presented a challenge. Somehow, Triad managed to survive this period. When Vaulkhard and the other second generation partners assumed control, they realized that for the firm to survive Triad needed to embrace change.

“We realized we needed to change the practice by meeting the aspirations of the emerging Kenya professional cadre,” he recalls. As a result of the change process, Triad partnered with Daniel Mutiso. “Triad, which had been fundamentally a European practice, became a Kenyan practice,” he states, adding the move profoundly altered the future of the firm. Buildings that bear the mark of the second generation of architects at Triad are the Longonot Place and Norfolk Towers. Daniel Mutiso has since passed away and Bristow retired in the 1990s. Third Generation Like Amyas and Graham, the second generation also trained and groomed young and dynamic architects who are today running the firm. James Gitoho, Julius Kibwage and Charles Ndungu now run the firm, with Tim Vaulkhard as a consultant. The firm currently consists of forty five staff, sixteen of whom are architects, with seven technicians and two project managers while the others are support staff in IT, accounts and office administration. “The directors provide hands-on direction to all the projects to ensure the highest of design and management,” explains Kibwage, who joined the firm in 1987 and became partner in 1998. He adds that as a leading architectural firm for half a century, Triad has remained true to its mission of providing innovative and creative solutions in architecture, interiors and graphic design, project

management and development that meets clients’ needs. The firm is driven by the core values of excellence, professionalism, teamwork, integrity, innovation and creativity and caring about the environment. “In recognition of the ever growing complexity of the design and procurement of buildings, we constantly review all our systems to ensure the delivery of good quality, well designed buildings to our clients, within budget and on programme.” The commitment to professionalism and the impact it has had on the growth of Triad from a small practice to a leading architectural firm in East and Central Africa is well projected by the number and calibre of projects it has been involved in. Since its establishment, Triad had undertaken more than 3,000 projects, the majority of which are architectural masterpieces. Among the buildings that Triad has designed are Corner House, Loita House, National Museums of Kenya, Moi University Margaret Thatcher Library, Nairobi Business Park, Rwenzori House and Court in Kampala, World Agroforestry Centre, British Council Nairobi, CCK Headquarters, Longonot Place, UAP Tower and Bank of Kigali among many others. In some of the projects, such as the Coca-Cola Headquarters, British Council, UAP Towers, Triad partnered with foreign firms due to their complexities and sensitivity particularly on security features. “The partnerships are extremely 35

valuable in building the profile of the firm and in skills transfer. When undertaking complex projects like airports and hospitals among others we benefit by associating with foreign firms,” says Kibwage. Triad is a reflection of Kenya’s development since the country attained independence in 1963.

Industry Perspectives Triad is a leading architectural practice, and has been at the forefront in promoting and supporting the development of the architectural profession in particular and the building and construction industry in the country in general. Triad is a member of both AAK and the Board of Registration of Architects and Quantity Surveyors of Kenya (BORAQS) from where it participates in programmes aimed at growing the profession. of trained professionals, failure to enforce existing laws and tendencies of Kenyans to cut costs by using non-professional and poorly trained designers. A large component of the industry is unregulated, making it impossible to enforce professionalism. “We need to get rid of the quacks to bring sanity in the industry,” he says, adding that the establishment of the National Construction Authority (NCA) is a step in the right direction.

Hybury Development Project on Schedule Port Shepstone is situated on the South Coast of KwaZulu-Natal, one hour’s drive from Durban. It is the largest town on the KwaZulu-Natal(KZN) south coast and boasts exceptional properties in Port Shepstone. South Africa
Hybury Prop’s new housing development project is set to change Port Shepstone’s landmark and bring about a much needed increase in housing stock. Affordable and entry level –housing units in South Africa are in demand, and Hybury Prop is currently developing bank funded housing units ranging from R400,000(US$41,832) to R600,000 (US$62,747. The project is situated on two commercial sites of 1,000 m 2 each on a farmland which was no longer productive and has been rezoned to address the need for affordable housing units. The project developed in phases, will see the development of entry level housing units at a cost

of R80 million(US$8.3million), for phase one, with its main target being the civil servants in the Port Shepstone area of KZN. Phase two will consist of 450 housing units with commercial stand for small to media shops, while phase three will see the development of a shopping mall, private school, clinic or offices depending on the demand. The development which commenced with civils in 2012 and earmarked to take 9 months to complete is situated on a steep terrain, inland of Port Shepstone on the KZN South Coast. The development sitting on 40 hectares of land is being built in three phases; with phase one being built on 7.8 hectares of land and will entail 164 top structures to be completed in eighteen months. Hybury Prop appointed Environmental Solutions to carry out an Environmental Impact Assessment study (EIA), to ensure that all conditions as
contained in the Record of Decision (RoD) are adhered to and also to ensure that all activities during civil phase are compliant. Minor challenges were encountered and these entailed heavy rains that caused soil wash and damage to partly constructed roads and sewer lines, shortage of electricity, and steep terrain. The project team came up with innovative ways to counter the challenges. The use of loffelstein retaining walls, installation of solar heating panels to heat water are some of the innovations applied by the developer to reduce electricity consumption. The development with an overall budget of approximately R280million (US$29.2million) enjoy unique scenic views, since it is located 5km from sea, with some of the houses overlooking the sea.

Storage tanks Storage tanks are helpful in a number of residential and commercial situations. The tanks can be used to store various types of liquids or gases, making it possible to ensure there is always enough of the compound on hand. A Tank may be constructed of ferrous or nonferrous metals or alloys, reinforced concrete, wood, or filament-wound plastics, depending upon its use. Storage tanks are available in many shapes: vertical and horizontal cylindrical; open top and closed top; flat bottom, cone bottom, slope bottom and dish bottom. Large tanks tend to be vertical cylindrical, or to have rounded corners transition from vertical side wall to bottom profile, to easier withstand hydraulic hydrostatically induced pressure of contained liquid. Tanks resting on the ground have flat bottoms & colon; those supported on towers have either flat or curved bottoms. Standpipes, which are usually cylindrical shells of steel or reinforced concrete resting on the ground, are frequently of great height and comparatively small diameter. They are built to contain water for a distribution system, and height is required to maintain pressure in the system. Tanks for other liquids and for gases, where storage is more important than pressure, are generally lower and of greater diameter. Reservoirs can be covered, in which case they may be called covered or underground storage tanks or reservoirs. Covered water tanks are common in urban areas. A large storage tank is sometimes mounted on a lorry (truck) or on an articulated lorry trailer, which is then called a tanker. When buying a Storage Tank One of your first tasks is to identify how the storage tank will be utilized. Do you require water tanks for a manufacturing plant? Perhaps you are in need of large fuel tanks that will provide storage for gasoline, such as those found at gas stations or convenience stores. When home heating is the

goal, looking at the various types of natural gas tanks should be your focus. Once the purpose for the tank is determined, it is easy to concentrate your attention on what type of storage device you will need. The size of the storage tank is another key consideration. In general, models that are designed for home use tend to be smaller, while those employed at manufacturing sites will be larger. The idea is to determine how much of the stored fuel or water will be needed to operate for a reasonable period of time, such as a month. With the answer to this calculation in mind, it is easy to look for a storage tank that has the proper capacity. Before making your final purchase, however, make sure the size tank you have in mind will comply with any local laws or regulations. Along with type and size, you will need to consider the location for the storage tank. Do you envision the tank as setting above ground, like the propane tanks designed for use with private residences? Perhaps the storage tank will reside underground, such as those used to hold fuel for gas pumps. Of course, if you are purchasing a replacement tank, the answers to all these questions will be apparent, or at least be somewhat helpful in making your new selection. When the capacity of the current tank has proven to be sufficient, the task is likely to be finding a new model of the same size and function. However, if the current tank is not adequate for any reason, the data on the old tank will at least facilitate the task by ensuring you evaluate only storage tank options that are more efficient and have a higher holding capacity than your current
unit. In South Africa and the world over use of plastic products is growing, for instance plastic products such as plastic water tanks or a sturdy plastic drum, are ideal for storage almost every type of residential or industrial situation.Light and long-lasting, they’re also preferable to heavy steel drums, and are far easier to carry, transport and relocate. Water storage tanks are frequently used in South Africa for water conservation, enabling this precious resource to be stored and repurposed for a variety of applications, including irrigation, hydration and hygiene. There are also many other uses of plastic drums and containers, including: Dry food and grain storage; Animal feed storage; Safe storage of certain chemicals; Making and storing your own garden compost; Storing rubbish at camp sites, outdoor events or construction sites; As planters for produce with deep roots (gas Tanks). Plastic water tanks are lightweight and can often be moved (empty) by hand into position, which is an advantage on rough terrain. Steel tanks must be craned into position. Plastic water tanks come in green or black, which blends into the landscape/environment better, in addition to having UV-inhibitors in the material to fight sunlight. Plastic water tanks won’t rust over time and have to be replaced, which is one of its best advantages. (Keep in mind that galvanized steel tanks are generally not covered by warranty for rust.). If you are required to have in excess of 15,000 gallons of water and only have room for one tank; plastic water tanks generally are only made as big as 15,000 gallons.This advantage can be cancelled out if you have a lot of room on your property and can purchase more than one large tank.

BRICs, Mining and Construction and how South Africa measures up As part of the BRICs (Brazil, Russia, India, China and South Africa) collective, South Africa seems almost out of its league. As the world's 29th largest economy according to the IMF, South Africa ranks much lower than its BRICs counterparts – that being second place for China, seventh for Brazil, ninth for Russia and tenth for India. However the value of its mineral resources as well as its status as a gateway to Africa is a primary driver in the eagerness of other nations to partner with South Africa and a strong attraction for foreign investment. South Africa holds the majority of the world's platinum reserves, a considerable amount of other minerals and a developed infrastructure, making the country of key importance for many investors. This growing importance within Africa has led to the first ever globally recognised bauma Africa mining and construction material exhibition in South Africa in September at the Gallagher Convention Centre in Johannesburg.The event provides an important platform for stakeholders within these industries to meet, connect and expand. Elaine Crewe, CEO of bauma Africa notes that according to Statistics South Africa, South Africa’s mining industry remains optimistic, stating that, “South Africa’s mining production figures made a strong comeback in January after December's slump, increasing 7.3 percent year on year and ending a four-month decline. Economists from South Africa's leading banks have commented that this was better than the predicted drop of 4.2 percent brought on by factors such as labour unrest in the sector, withthe main drivers behind this increase in production predominantly being diamonds and iron ore, increasing by 55 percent and 33.4 percent year on year respectively. On an overall scale,diamonds contributed 1percent to the overall mining increase and iron ore 4.8 percent as it makes up a larger chunk of the industry. However, economists have also mentioned that the recent volatility of gold has once again placed key places in the South African mining industry on the back foot with many expecting to post large losses in the future, and which may direct companies to review their operations and operating costs. “ The gold price plunged earlier this month losing up to US$100 dollars in one day leading to significant knock for gold miners around the globe. AngloGold Ashanti's shares fell by over 13 percent in a week, Harmony Gold fell by 18 percent in the same time and Sibanye Gold dropped by 20percent. “On the construction front, COFACE, a France72
based international credit insurer, has predicted that construction costs would rise by 7percent this year, which is effected by factors such as rising fuel and energy prices and GDP projections. Other factors such as labour unrest and skills shortages will no-doubt also have an impact on the sector, however this does not mean that there are not positive opportunities.” Mining and construction remain key areas of development for South Africa and the continent as a whole and it will be the results from just such events such as bauma Africa’s exhibition that will see companies finding viable solutions to developing a vibrant and strong future for the industry. South Africa specifically is in a position to benefit and take advantage of these events as global demand rises,competing on price points and supply. “As a leading global trade show specific to the mining and construction industry, bauma Africa keeps an extremely close eye on what the key developments are within the industries globally”. In light of these developments, how does South Africa’s mining and construction sector measure up to thesedeveloping nations that form part of the BRICs group of nations? Construction The majority of construction in developing nations goes into infrastructure development, a crucial aspect of further growth.For countries like Brazil and South Africa, Ports, Railways and airports are crucial to being a successful exporter of natural resources.Brazil’s recent economic slowdown is a prime example of the importance of infrastructure, and one area where South Africa trumps one of its fellow BRICs nations. Brazil ranks 107th of the 144 countries in the World Economic Forum’s Global Competitive Report. This ranks it below all other BRICs nations and most other emerging countries. By way of comparison, only 5 percent of roads in Brazil are paved. Compare this to 50 percent in China and India and over 80 percent in Russia.Construction in Brazil is expected to ramp up for the two major upcoming sporting events, namely the 2014 FIFA World Cup and the 2016 Olympic games. Russia on the other hand does not have the same infrastructure problems and will see growth in the construction industry and foreign investment based around the 2014 Winter Olympics and 2018 FIFA World Cup. India is expected to benefit from both external agency funding as well as public-private partnerships. Furthermore, India is expected to get US$1 trillion investment into infrastructure development between 2012
and 2017. Similarly, China will see growth in infrastructure construction through public-private partnerships and bilateral agencies. South Africa has seen its construction industry struggle after the 2010 Fifa World Cup, due in part to a lack of reliable projects. However the industry is expected to recover next year, with some improvement being visible by the third quarter of this year. This growth has gained momentum over the last two years and increased over the last few months. This has been due to local companies securing contracts at home and throughout Africa as well as the tendering process forgovernment's multi-billion rand infrastructure plan. The growth has been evident in the share prices of construction giants such as Group 5's share price from around R22.00 to over R 30.00 over recent months. Locally, provincial spending remained strong, predominantly for road and water projects. KwaZulu-Natal, Gauteng and the Free State have seen positive growth in capital expenditure and the national treasury quotes capital expenditure rising by 14.6 percent for the first quarter of the 2012/2013 financial year. Large constructors such as Eskom continued to spend on projects such as the Medupi, Kusile and Ingula power stations and Transnet remaineda large contributor to infrastructure development. South Africa's advanced infrastructure and expertise has also seen it become a major supplier for construction throughout the continent. MooiMgeni Water Transfer Scheme-Phase 2 Improving Supply of Quality Water in the Kwazulu-Natal Province The Department of Water Affairs (DWA) through the Trans-Caledon Tunnel Authority (TCTA) has funded the implementation of the MooiMgeni Water Transfer Scheme (MMWTS) in KwaZuluNatal to supply water to approximately five million people as well as the industrial sectors in the Durban and Pietermaritzburg regions, the economic hub of the province. The MMWTS Phase 2 entails the construction of the Spring Grove dam on the MooiMgeni river about 2km from Rosetta, the construction of a water transfer scheme to transfer water to Midmar dam, the realignment of access roads that will be inundated by the dam, the resettlement of people, graves and certain fauna and flora affected by the inundation of the land.

The construction of the Spring Grove dam components entail a roller compacted concrete (RCC) dam with an earth embankment, three gauging weirs, and re-alignment of private access roads. When complete, the dam wall will be 37m high and 607m long with a spillway height of 37
m, spillway length of 70m and ogee crest spillway. The dam with a catchment area of 344 km2 will have a gross storage volume of 139.5 million m3 covering a water surface area of 1,022 ha at full supply. In addition, the firm yield of the dam will be 60 million m3 per annum while the outlet capacity will be 29.5m3 /s. As part the development, a new water transfer scheme will also be constructed to transfer water from the Spring Grove dam to the Mbofana River, a tributary of the Mgeni River upstream of the Midmar Dam. The new water transfer scheme will consist of a 5.8MW pump station, with a maximum pumping capacity of 4.5m3 per second constructed downstream of the dam on the right bank of the Mooi River. A rising main with a diameter of approximately 1,800 mm is being constructed from the Spring Grove Dam pump station to a new Break Pressure Tank at the watershed in Gowrie Village. The new 6km pipeline will cross the small holdings in Rosetta for the first 3 km before joining
the route of the existing Mearns pipeline and returning to the break pressure tank. A new break pressure tank with a sufficient capacity for both the MMTS 1 and 2 systems is being designed to blend in with the surrounding buildings in order to enhance the aesthetic appeal of the area.In addition, a new 900mm diameter gravity main will be constructed alongside the existing MMTS-1 pipeline. The pipeline is approximately 8 km long and will discharge at the existing outfall on the Mpofana River. The existing outfall works will be upgraded to accommodate theMMTS-2 system. In conjunction with the new MMTS-2 scheme, the original Mearnssystem is being refurbished. A team of specialists assessed the original Mearns pipeline and the mechanical and electrical equipment in the Mearns pump station and TCTA decided to proceed with the recommended refurbishments.

Brooklyn Mall Re - development Attracts International Brands Brooklyn Mall situated in Pretoria, co- owned by Growthpoint Properties Limited and Atterbury’s Abacus Property Holdings, is currently undergoing a major facelift to compliment the dynamic node in which it is located, to attract leading retail and to add international flavor in the mix. Pietermaritzburg Mediclinic Mediclinic Southern Africa representing the Southern African operations of Mediclinic International, the sixth largest private hospital group in the world, has approximately 7 130 beds in 52 multidisciplinary hospitals in South Africa and Namibia. The group embarked on a multi-million expansion of the Pietermaritzburg Mediclinic situated on 90 Payne Street, Pietermaritzburg, KwaZuluNatal. The hospital boasts of a wider catchment area in the Province, and it includes Kokstad, Matatiele, Richmond, Ixopo, Newcastle, Vryheid, the Drakensburg and the wider KZN Midlands. At approximately R170 million (US$17.3million) the expansion project which commenced construction
in July 2011 and earmarked for completion in the second quarter of 2013, will see the hospital adding about 90 new beds across a variety of medical disciplines. The expansion programme of the hospital with 140 beds at present, is set to alleviate the pressure of bed demand in Pietermaritzburg which is very acute, and estimated to be in the region of 50 per day.

Showground Close Project Completed By the time you read this article, Gabz FM will be broadcasting from their new premises at the Fairgrounds area. Gabz FM moved into their new offices in January 2013 and started spreading “today’s hits and yesterday’s classics” from a temporary studio as the finishing touches to their new hi-tech state of the art studio were underway. The new home of Gabz FM, Showground Close, is surely a spectacular sight. Botswana
The Showground Close development was a joint achievement by means of partnership between Time Projects and Media Properties. Media Properties were the landowners who required the expertise of the most successful and reputable private sector developers in Botswana, Time Projects, in order to develop the plot to its full potential. The construction of this P27 million (US$3.1million) project was divided into two phases, as revealed by Mr. Lingani Pharo, Project Manager at Time Projects. The construction of both buildings commenced simultaneously in January 2012. The first of the buildings was completed in December 2012 with the second one following in April 2013. Brief Description The site comprises of two (2) three-storey buildings of varying sizes. The first and larger of the two buildings – also known as Building 1 - occupies 2200m2. It is located on the northern wing of the site with its entrance facing south, towards the second adjoining building. Building 1 was sold off under Sectional Title. Under this type of property ownership, the purchaser owns the “section” of his offices and has use of the common property such as the lobbies, ablutions and other areas outside his actual office suite. Parking bays are allocated to him and he would have exclusive use to these areas which could include storerooms, archives, parking bays and garages. The section title concept is new in Botswana. These owners bought these office units with varying motives - some intend to move into their new offices, while others purchased them in order to rent them out. The second building (Building 2), which Media Properties decided to retain, is the new home of Gabz fm (on the second floor) and Symphony Medical Aid Scheme on the first floor. The structure is located on the south wing with parking spread on all sides of it. Its entrance is located on the west facing the gate and it sits on 1000 m2 . Each office suite has its own unique internal finishes, which have been specified by the occupants. The floors are tiled in a mixture of granite and full bodied porcelain tiles, granite stairs and A-grade toilets. On each floor there is an ablution for the disabled and an elevator, which also makes mobility easier for the physically challenged. Both buildings are linked to a standby generator to ensure that power outages do not interfere with business. Design Philosophy The development design adapts well to the site and blends well into the surrounding environment and certainly catches one’s eye as you approach. While Building 1 has a brown exterior coupled with other subtle and “earthy” colors to achieve this end, the prominence of the purple on the exterior of Building 2 (and within the Gabz fm offices) matches the radio station corporate colors, which is certainly a fitting and intentional feature. Client Brief The brief received from Media Properties was to develop a funky, functional and eye-catching building without wasting space and money. As one drives past view is of funky purple highlights on the building andthe modern sun screening to the large curtain walling, it becomes clear that this end has been successfully achieved. The interior
also backs this when one enters the building and notices the carefully articulated space management. Green Measures The new Time Projects signature is to go as green as possible. Most typical “green building” features have been included such as rainwater and air conditioning condensate harvesting for irrigating the landscaping, low volume flush toilets, on/off light sensors, the use of LED lights and correct sun screening to the east and west elevations to minimize heat intake. Outstanding Features Accessibility and circulation within the buildings are key features which, Lingani recons make this development exceptional. As with all Time Projects developments, one area that is deemed important is ample parking for occupants and visitors. The number of provided parking bays is more than what is required. Apart from the modern look and green measures which have been put in place, the new Gabz fm state of the art studio is certainly the special feature in this development. It is the first of its kind in Botswana. In a nutshell, “Showground Close offers A-Grade office with ample parking, which many other developers fail to achieve” as Lingani confidently put it.
