Chinese firm to construct 700MW coal power plant

SADC to commission 3,000MW of new power in 2016
The Volta River Authority (VRA) in Ghana has proposed the construction of a 700MW coal power plant in Ghana. The project is expected to begin by April next year. Shenzhen Energy Group Co. Ltd. (SEC), a Chinese based power company will cooperate with the VRA to execute the coal plant project. According to Ben A. Sackey, Manager, Environment and Social Impact-VRA, the project’s kick off will depend on getting a permit from the Environmental Protection Agency. Besides the authority is working closely with the EPA to ensure that all the stringent environment requirements are met. The coal plant will be sited in the coastal town of Aboano in the Ekumfi district of the Central Region. On completion the coal plant project is expected to augment the current generation capacity in order to boost the country's largest power producer diversify its power generation portfolio to meet the growing energy demand in the country. The China-Africa Development Fund (CADFund) will provide about US$1.5bn long-term loan for the construction of the two 350MW coal-fired plants to meet future power demand in Ghana. The 350MW of power, represents the first phase of developing the two coal plants by the power producer, as it seeks to strengthen the country’s base load and forestall any future shortage of power. Besides, the existing plants are currently due for mandatory maintenance. Given that the power demand is expected to rise in the country, the plant will be further expanded in the future.

Airports Company South Africa (ACSA) on Friday unveiled a wider plan to install solar farms at all its six regional airports. The construction of the Kimberley Airport plant started in September last year and was finished in April. Speaking during the official launch of the plant, the Minister for Transport Dipuo Peters said that the plant was in line with government’s commitment to address South Africa’s energy pitfalls. “The diversification of the country’s energy matrix remains a key priority to ensure the sustainability of economic activity,” she said. The solar farm is made of 1620 photovoltaic panels and sits on 700sq metres of land within the precinct of the airport. The plant, which was previously using an 11 kV substation as its main source of power supply, had produced 141,870 kWh to date. “The plant will produce 927,000 kWh a year,” noted ACSA regional airports GM Jabulani Khambule at the event.

Bidco Africa to construct a 1.2MW solar plant Bidco Africa which is a manufacturer of edible oils, cooking fats, soaps, and detergents is planning to construct a 1.2MW solar plant in Thika, Africa in a bid to cut the energy costs in the region and shrink the company’s carbon footprint as emissions drop. Bidco Chief Executive Officer, Mr. Vimal Shah confirmed the news and said that the solar power project is a good development to work on, construction will commence in June this year with completion set for December. “We will start working on the development in June and take six months to complete, we have plenty of rooftop space available and this project can put our energy situation in our own hands at an affordable price, which is a fantastic position to be in,” Mr. Shah said. The solar plant which will be developed by Astonfield Solar is priced at between US$ 0.06 and US$ 0.07 per kilowatt hour (kWh) will be for Bidco’s exclusive use and at US$0.07 the solar plant’s electricity will be about the same price as geothermal energy and about three times cheaper than power generated from diesel. Bidco Africa now joins big companies like Centum Investment which is also constructing a 2MW solar plant that is intended to power its Two Rivers Development which is a real estate project in Nairobi.
The Southern Africa region plans to commission new power projects that are expected to add 3,059 megawatts of power this year as the region targets to ensure that it meets its energy requirements by 2020. According to the Southern African Power Pool (SAPP), which is coordinating the planning, generating and transmitting the electricity on behalf of the member state utilities, a big percentage of the new power this year will come from South Africa. A total of 1,624MW from three power generation projects will be commissioned in South Africa. Zambia will also contribute a significant amount of power and is expected to add 300MW to the regional power grid. Angola, which is not yet connected to the regional grid, is expected to contribute 780MW. Out of the new power generation projects scheduled for commissioning this year, only 2,269 MW will be added to the regional grid since the Southern African Development Community (SADC) is yet to be fully integrated in terms of energy trading. All SADC countries on the mainland, apart from Malawi, Angola and Tanzania, are interconnected through SAPP regional grid, enabling them to share surplus energy. The new generation capacity that is installed in any of the three countries is not accessible to the nine other members of SAPP – South Africa, Botswana, the Democratic Republic of Congo, Lesotho, Namibia, Mozambique, Swaziland, Zambia and Zimbabwe. Constructing of major shopping mall in Abuja begins
Construction of Freedom Park Mall to light up Copperbelt
Nigeria has began construction of a new shopping mall in Abuja. The US$68m mall project is expected to open during the third quarter of 2017. The mall will be erected on an approximately 2,000 sq metre. The project has been developed by Novare Real Estate Africa.The project will be executed in phases and the first phase will lie on a 15, 278sq metres. According to Alhaji Mohammed Bello, the Nigerian Minister of Federal Capital Territory (FCT), his administration will give all the support that is needed to make projects like Novare Gateway successful as they serve citizens, through creating employment opportunities and generate multiplier economic activities. In addition, the Novare Gateway mall project has joined forces with the Abuja Chamber of Commerce to execute the project by leveraging on local information, local content and local expertise. Jan van Zyl, the property development head for Novare Real Estate Africa described the project as the modern infrastructure and facilities perfectly designed and situated to meet the needs of the growing Abuja community. The latest PWC African Retail report reveals that, Abuja is set to experience a growth rate of 171% in terms of its population size up to 2030 – one of the highest figures on the continent. The centre is located on the main 10lane highway between Abuja’s Nnamdi Azikiwe International Airport and the central business district. When the mall opens, Shoprite will be anchoring the mall.
The the construction of Freedom Park Mall in Kitwe’s Copperbelt Province has come with joy and a sense of pride to the local people. For some, the park brings back the memories of the criminal activities which used to take place at the site where many bodies of people believed to have been killed elsewhere, were dumped. But the launch of the construction of a modern shopping mall has brought joy to residents with most of them saying the project is long overdue. One trader recalled how she was almost raped at the site after the assailants dragged her into a nearby thicket. But alert police officers who were on patrol saved her. Construction of the US$29 million ultra modern Freedom Park Shopping Mall had stalled for over 10 years. The construction of the mall was first given to Kitwe Development Limited (KDL) but the company failed to put up any tangible structures.

World Trade Centre construction project nears completion The World trade Centre construction project in Nigeria which is being carried out by the Churchgate Group is on its completion stages. Vinay Mahtani, the Group Managing Director made the announcement during a meeting with estate valuers and agents in Abuja. He also revealed that the group is fully committed to the project and is optimistic to deliver phase I of the project by end of this year. According to him there has been a growing demand for quality real estate which is a combination of residential and commercial. Mr. Olusola Akinsola, an estate surveyor, spoke on behalf of other estate surveyors and valuer during the Abuja meeting expressing his satisfaction with the work level on the first phase of the WTC project. He further described the WTC project as one of its kind with great significance particularly for the real estate sector and the country’s economy at large. “Housing is no more about shelter,” said Akinsola. “It’s about employment, economic inclusiveness and multiplier effect on the local economy,” he added. Phase I of the project is currently at its final stages. The project involves construction of an AAA commercial tower that will accommodate businesses of all sizes and a residential tower that will offer luxury apartments with modern amenities.

CONSTEC to construct 30,000 housing units
Egyptian joint stock firm CONSTEC has submitted a request to construct 30,000 housing units in the first phase of the proposed new administrative capital city, its managing director Talaat Fawzy has announced. Fawzy told the media that his company could efficiently carry out the housing units within a shortened time frame due to its considerable experience in developing housing projects. CONSTEC has officially represented its scheme to the Armed Forces Engineering Authority, awaiting its approval to commence works officially in the project. Egypt is planning to build a new administrative and business capital east of Cairo that will house five million people and feature a theme park “four times bigger than Disneyland”. The yet unnamed new capital city would relieve pressure on overcrowded Cairo, with its population of 18 million expected to double in coming decades. It will take from five to seven years to be constructed; to be located between Cairo and the Suez Canal region. According to Talaat they have already done and completed various project and they expect to win the project to add it into their portfolio. “We have vast experience in carrying out various project in Egypt and beyond and I am sure we will be able to complete the project in few months time once we get the contract with us” he added In the recent few months Egypt’s ambitious plan to construct a new city have got numerous from both local and international contractors and more funding from international community such as China. 5

Nigeria Chinese construction firm to upgrade Ajiwa Water Works Kaido Engineering, a Chinese construction firm has signed a US$12.6m contract with the Katsina State Government for the rehabilitation and upgrading of the Ajiwa Water treatment plant in Nigeria. According to Salisu Dandume, the state Commissioner of Water Resources, the contract components included repairing of storage tanks, construction of the access road, laying of pipelines and replacement of the outdated equipment. However, the project is expected to be completed within a period of 18 months. On completion the project is expected to boost the state’s water supply with over 40million litres of water daily in line with the effort to solve the perennial water scarcity experienced in Katsina metropolis. Ajiwa water treatment plant, was constructed and commissioned in the 70’s, and was later neglected by the previous administrations despite serving the Katsina state capital and its environs. The Federal Government is expected to look into some of the challenges that are faced by the state water board and make it independent without interference by the state ministry of water resources. In fact, the board has already been reduced to a mere department under the state ministry of water resources and all its powers to execute its mandate had been pocketed by the ministry. On the other hand, the Association of Retired Civil Servants of the state Water Board has been handled the responsibility to come up with suggestions on how to move the board forward effectively. 6
Ethiopia Construction of Ethio-Kenya Road almost complete
The construction of Ethio-Kenya Road linking Kenya to Ethiopia is set to be completed soon; this is according to The Kenya National Highways Authority (KeNHA). Regional Director for Eastern Africa Resource Centre of the African Development Bank Group, Mr. Gabriel Negatu confirmed the reports and said that the road which covers 121km of Merille-Marsabit and 122km of Turbi-Moyale will have a very significant impact in regional integration and hence boost trade for the benefit of Kenya and Ethiopia once it is complete. “Once the road is complete, it will have significant impact in regional integration and boost trade for the benefit of both Kenya and Ethiopia with the increase in traffic along the corridor and new trade opportunities in Ethiopia,” said Mr. Negatu. The road is currently being covered with a layer of tarmac chips to make it more durable; this is according to an engineer involved in the construction, The new corridor will further improve trade between the two countries, open up the Northern Kenya for more and better trade opportunities and also contribute to an increase in the volume of Ethiopian goods transiting through the Port of Mombasa at the Kenyan Coast.

Mono rail construction project in Nigeria gets boost from Japan, France The Mono rail construction project in Nigeria has received a major financial boost from Japan and France, The Lagos State Government has revealed.The rail is expected to link Marina, Ikoyi and Lekki. The project is expected to boost the state government’s effort to sustain its mega city status. Both countries have earmarked the funds following the previous achievements by the state government. However, the release of the fund will be determined by the results of a feasibility study, for JICA to commit the sum of US$1bn to the project if the result of the preliminary survey is validated by the feasibility study amongst other conditions. Detailed feasibility study has been commissioned on the monorail project to validate the initial survey. The state population has continued to rise exerting pressure to partner with other states governments in improving the living standard of the state residents. However, the government has secured US$100m loan from the French Government to upgrade slums in the state. The mono rail project will connect Marina to Victoria Island and Ikoyi.
Tanzania Budget to give construction of bridges top priority The 2016/17 Tanzanian budget will give construction of bridges and roads top priority, the Ministry of Works, Transport and Communication has announced. The announcement was made by deputy minister, Engineer Edwin Ngonyani, while responding to supplementary questions from Ms Wanne Mchemba (Special Seats – CCM) and Mr Marwa Chacha (Serengeti – Chadema). Mr Chacha inquired if the government was going to rehabilitate road and bridge infrastructures that have been destroyed in the heavy rains that are currently pouring in the country, while Mchemba asked if the government had any plans to repair road sections destroyed by rains in the Tabora region. “The ongoing rains have destroyed a lot of road infrastructures in Tabora region to the point that they are not passable. is the government ready to repair those sections so that the public can use the roads?” Mchemba asked. She also wanted the minister to shed light on when construction of the Chaya-Tabora and UramboKauliya road will be completed. Eng Ngonyani responded by assuring the legislators that the government had received the requests and is working on them to ensure the infrastructures destroyed by ongoing rains are repaired. He also said that once the ministry’s budget gets endorsement, the challenges facing the public in the affected areas will be solved, adding that the 30 percent allocated to roads for every district council is not enough to cater for the rehabilitation works. Architects Registration Council of Nigeria says most buildings illegal The Architects Registration Council of Nigeria (ARCON) has revealed that most buildings in the Federal Capital Territory (FCT) have been erected without being designed and approved by qualified architects. According to the council President, Umaru Aliyu, less than 10% of buildings in Abuja, the nation’s capital, are designed by qualified and registered architects, while the rest are the handiworks of quacks. The buildings include both completed and those which are still under construction have been approved without the design plan of a qualified and registered architect. There has been allegations of corrupt practices in the FCT, whereby a qualified architect submits his design and documents to the development control department for approval, and the client goes through the backdoor collecting the document without the knowledge of the architect. Nigeria building industry has remained the most bastardised, due to the activities of quacks. However, none of the collapsed buildings in the country have been attributed as the fault of a qualified and registered architect. According to the act establishing the Architects Registration Council of Nigeria (ARCON) only Nigerian citizens who are fully registered as architect are entitled for registration and practice of the profession in the country.
UNABCEC urges Ugandan to buy locally made products Uganda National Association of Building and Civil Engineering Contractors (UNABCEC) have requested the Ugandan government and its citizens to buy and consume locally made products and services so as to enhance the economic development of the country. Executive Director of Private Sector Foundation Uganda (PSFU), Mr. Gideon Badagawa said that for Uganda to achieve its vision for 2040 then there needs to be tremendous support for local industries through the provision of local markets for their products. “Until we support our own industry base, we shall not achieve the intended vision 2040,”Mr. Badagawa pointed out this during a visit to various members of PSFU in the Busoga Region. Mr. Badagawa was grateful to Mr. John Berry who is the General Manager Bujagali Energy for establishing the plant which has immensely contributed to competitiveness in the private sector in Uganda through power generation. Through the Bujagali Hydro Power project, a number of benefits have been realized including the 76% increase in GDP in the country and by eliminating load shedding, Bujagali has played a major part in increasing GDP growth from 3.4 to 6% during the project’s first year of operations.

Kenyan surveyors have blamed county governments for failure to knock down buildings earmarked for demolition until they collapsed. The surveyors also pointed fingers at the National Construction Authority (NCA), National Environment Management Authority (NEMA),

Speaking at their offices in Nairobi, the Institute of Surveyors of Kenya (ISK) led by their Chairman Stephen Ambani said that the state organs had failed in their mandate to ensure that buildings constructed in the country were up to standard. Ambani said that county governments were primarily responsible for ensuring that buildings complied with standards, adding that no action was

Her new role as President of the CSSA will include heading up the Board of Directors and coordinating the work of the Society at national level. She will also be responsible for formulating the policy for the Society that will be implemented nationally. “This role will provide me with an opportunity to give back to an industry that I have been part of my entire life. I am excited about working with society members to find ways for players in the sector to rise above the challenges of a weak economy, a decline in civil construction confidence and crippling cement imports,” says Turner. During her two year term as president, Turner will take a four-tiered approach to move the organisation forward: by analysing everything critically; being open to and implementing change where necessary; developing an innovative value offering for members; and implementing necessary succession planning. Turner is the fourth employee from PPC Ltd and the only woman to be elected as president of the CSSA in the organisation’s history.

Sub-standard Buildings in Kenya What is the action taken?

Buildings collapsing has not been a new thing in Africa and above all in Kenya where many lives have been lost as a result. 12
ollowing the incident of a building that collapsed in Huruma estate and many other cases of substandard buildings in Kenya, Kenya Alliance of Resident Associations (KARA) sought the views of Prof. Paul Mwangi, the Principal Secretary (PS) for Public Works at the Ministry of Land, Housing & Urban Development. Below is the response from the PS. What exactly is the role of the Ministry of Land, Housing and Urban Development (State Department of Public Works) in ensuring that buildings in Kenya are safe, healthy and functional? The Ministry has three State departments with the following mandates that incline to this matter: State Department of Land: Ensures developers have proof of ownership in form of Title deeds; Guides the process of physical planning upon which all development is set. State Department of Housing: Provides framework for housing provision, management and maintenance nationally. State Department of Public works: Sets standards & regulates the building industry through the: National Construction Authority (NCA) that regulates construction sites, as well as contractors and their labour, while improving their skills. The National Building Inspectorate (NBI) audits buildings for conformity with land registration, planning, zoning, building standards and structural soundness. The Board of Registration of Architects & Quantity Surveyors (BORAQS) that licenses Architects and Quantity surveyors. Kenya Building Research Centre (KBRC) the spearheads innovation and research in the industry.
The collapsed Huruma building should have been demolished immediately it was identified as being unsafe. Why didn’t this happen? Demolition of buildings must follow laid down procedures in order for the exercise to stay within the confines of the law. It is important that residents are served notice by the Nairobi County Government, to vacate any such residences and accorded ample time to leave within the context of the level of risk. This was done. Building owners are simultaneously also issued notice of the intended evacuation and demolition and given first option to demolish and salvage any materials they deem useful. It is only when they fail to comply that forced demolition is resorted to directly by the County Government working with the NBI and as has happened in the past assisted by the National Youth Service (NYS). Delays in compliance therefore can squarely be blamed on residents and developers. Where there is rapid compliance by residents, demolitions can be achieved real-time as the critical risk is the welfare of residents. Residents are advised to embrace government advice on their safety positively and respond positively and in haste for their own sakes. There are many buildings that are structurally unsound like the collapsed Huruma building. Has the Ministry carried out an audit to ascertain how many they are and where they are located? Are there plans for immediate evacuation and demolition of such buildings? In May of 2015, the NBI working in concert with the County Government and the June 2016

NCA concluded an audit of 2,601 buildings in Nairobi. This exercise identified defective buildings in Huruma/ Kiamaiko (55). It proceeded on in December 2015 to identify more defective buildings in Umoja (28), Dagoretti (16), Zimmerman (29), Thome Estate & Marurui (9), Githurai 44 (16), Garden Estate, Mirema (1), Roysambu (11), Ngei Estate (2), Kahawa west (3), Riruta, Dagoretti, Waithaka and Ruthimitu & Uthiru (16). Starting this year the exercise moved on to Baba Dogo, and Nairobi South B. Currently, it is ongoing at Nairobi West. A total of 226 buildings have so far been found to be unsafe and are tagged for demolition but with a priori consensus of conclusive tests for structural soundness by the Materials Branch of the Ministry of Infrastructure releases. Notice of evacuation is issued by the Nairobi County Government as the audit progresses. Notice for demolition was also issued for all these faulty buildings and has recently been reinforced with follow up notices by the Nairobi County Government and the NBI jointly as witnessed in Huruma near the site of the collapsed structure last week. A good number of other buildings like the one that collapsed in Huruma have been erected illegally on Riparian land and all these really must be brought down. There are a considerable number of others that have taken up road reserves and land preserved for community facilities. These also ought to be removed. Demolition of unsafe buildings is a reactive and short term measure that may not be sustainable. What preventive measures have been put in place to ensure such buildings don’t come up in the first place? Strict adherence to the law by all citizens and close monitoring of compliance by the regulatory agencies is the only sustainable approach that will stem this tide June 2016
of impunity by developers of annexing public land and invading riparian land, while also churning out structurally unstable and hygienically unacceptable buildings. To this extent, the State Department of Public Works is seeking a multi-agency platform of all players in the industry that regulate construction for purposes of peer monitoring and synergizing a coherent united approach to address these challenges. Further we graduated over 120 planners, architects and engineers and health officers from 22 counties. These graduates were taken through an intensive training on Building Inspection and taken for a one day field work exercise in Zimmerman and Huruma. They will commence practical inspections in their respective counties on the 10th of May. From this group and another from the remaining 24 counties (Nairobi staff are already engaged in audits), we intended to develop a national audit report by the close of June so the nation is well guided. What role should residents associations play to support Government efforts towards ensuring that buildings are safe, healthy and functional? Residents are on the location where all abuses of zoning and building regulations are taking place. For this reason they are most strategically placed to detect the malpractice on the ground as it emerges and also pick out the culprits. They are the first line of defense to help stop the vice before it escalates to complete buildings. We have set out a programme to train residents nationwide so they can play this role effectively and therefore complement the work of the NBI and County governments. This training will be rolled out in the months of May and June 2016, starting off with a 4-day Training of Trainer (ToT) session in the Public Works Club in the next two weeks. 13

frica’s construction industry continues to record exponential growth thanks to an upsurge in the growth of urban centers, infrastructure projects, and housing that has come as a result of a burgeoning economy in many African countries. Africa had 51 cities with more than a million inhabitants in 2010, and only Cairo with more than 10 million people but it is expected to have more than 100 cities of one million and above inhabitants and seven cities of more than 10 million come 2040. This trend has led to a steep rise in the demand for construction machinery and associated equipment. This rise in demand has translated into an exponential rise in the deand for used construction activity as contractors opt for what they perceive to be the cheaper option to purchasing new equipment. Availability From a blank page, buying new equipment may seemly be the obvious choice but in many circumstances, it is just not a practical reality. New equipment may not always be readily available in the local market and companies wishing to buy the machinery may be quoted lead times of six months or more-time that in most cases they do not have. On the other hand used equipment is available immediately and in many varieties to choose from. Additionally, a knowledgeable and skillful dealer can often locate equipment that is in close proximity to a buyer, which may help in sidestepping potential shipping costs. Africa in particular faces a number of challenges.

Sando T, Johnson, the Regional Executive Director in charge of Africa at Motter Equipment Inc, says the challenges facing the industry in Africa are huge amid pressing demands of plants and equipment. He cites poor access to funding, capital and credit as big challenges hindering access to equipment especially for new comers in the industry. He adds that Africa is at a disadvantage in terms of technological advancement as the right skills and expertise to operate and maintain equipment is lacking. They are therefore left to lie idle in most cases. He suggests that to help iron out the risks, a potential buyer should find and work with someone and a business entity that understands the customers’ product demand, the financial requirements and expectations, the nature of work and environment, the application and results expectated. Used equipment allows small companies with small budgetary allocations the latitude to purchase "money making" machines at a substantially reduced investment hence reducing on the financial risk and strains on cash flow. Even bigger companies with bigger capital base can benefit by purchasing used equipment for projects and contracts that require expensive or specialized equipment. Additionally, companies that would exorbitantly spend fees for machines they will dispose ofin a year or two can maximize cash flow by purchasing the used one. Although some used machines may require modification, start-up costs and lead times can be less than costs and delays incurred from the purchase of a new machine. In buying used the dealers will attempt to locate purchasers for surplus equipment. Ideally, this increases the cash flow and creates floor space as soon as the project is complete. In regard to the dilemma of whether the machine will last," used equipment in most cases prove to have the same long and productive lifespan as a new machine. In fact, many used machines have the reputation of lasting for many years while still out-producing customers can only depend on either drawings or similar models of the machine that have yet to be manufactured, but not the specific and exact machine in question until it has been delivered. The buyer therefore lacks that chance to have a pre-purchase feel of the equipment. Inside info In evaluating the cost effectiveness of buying used equipment against new ones, the big questions generally rotates around how much will be saved in forgoing new ones for used ones and will "pre-owned" machinery last? Franck adds that despite the increased demand for their services, projects managers are faced with a number of challenges in the market. “Tough competition in the market has caused certain professionals to offer discounts on their standard fees and use innovative methods to offer services to clients. As a result, we’re seeing a significant number of firms merging and pooling their resources, resulting in a contracted industry- there are less firms out there and consequently less

Specialised skills of project managers are extremely valuable when it comes to managing and controlling the variables that will influence the timeous and cost effective delivery of the project. According to one of the specialized project management specialists at Vertias, today’s economy presents project managers with the ideal opportunity to tailor make their offerings and ensure that they provide a well packaged, client-centric service. “With financial institutions becoming increasingly risk averse, making mistakes is simply not financially viable, which is why it makes sense to bring in a project manager from the outset to ensure everything is done correctly, the first time,” he believes. In a tough economy, there is always the temptation to cut certain roles and functions in order to better meet the client’s budget. Franck warns that the temptation to exclude the project manager can have dire consequences. “The more complex the demands of the project and the tighter the profit margins, the more you will need someone at the helm to ensure these stringent demands are being met,” he points out. It is to the benefit of

He is confident that the governing and legislative bodies, as well as the various tertiary qualifications available, will provide the industry with better qualified professionals. The state of the economy has

Ultimately, Franck explains, the project manager needs to be ahead of every other member of the team, anticipating problems before they occur and finding viable solutions. “Quality control is another important aspect – a project manager will ensure all systems are in place: from the right contractors on the job to effectively communicating to the team so that every member understands the client’s expectations and delivers a quality end product. Moreover, the project manager is able to improve performance, manage risk and work innovatively, all the while earning greater returns for their clients,” he continues. For Franck, a project manager must live and breathe the project, thinking through every possible scenario, understanding the deliverables, anticipating what variables will affect them and having procedures in place to mitigate challenges.And for him this is the real reason buildings collapse – corruption. he commercial property sector in Kenya has attracted corporate institutions mainly financial providers offering them with an opportunity to invest. It is our sincere hope that tenants will find it suitable and tailor-made for their business needs,” says the architect who is also behind the Times Tower design. Commenting on the building, Patricia Kiwanuka who is the group managing director for asset management and property at UAP Old Mutual says that the piece de resistance complex is now ready for letting. “It is a complex that has been designed for businesses,” says Patricia who adds that offices for large organizations can be hosted in one block. This, she reckons, can enormously reduce cost of operation of such companies. “We will also move our offices June 2016
to the UAP Old Mutual Tower. This shows how we are confident about the building and its capacity,” discloses Patricia. Already, high end tenants have shown interest in occupying the building. One such tenant is AMS group. Ronal Samani who is the corporate development director at AMS Group says that traditionally, the firm has occupied iconic building in their several locations around the world. The UAP-Old Mutual Tower, he says, fits the standard of Regus a subsidiary of AMS group that will be housed in the building. It follows the announcement by Knight Frank that it had commenced leasing floors and parking spaces at the 33 storey UAP Old Mutual

University of Nairobi Towers L
ocated within the university’s main campus precinct and right at the core of Nairobi’s CBD, the University of Nairobi Tower is an epitome of refined architectural skills and the quest to address the increased demand for university education against limited surface space at the already crowded university premises. With several universities in the country swinging between increased demand for university education against limited capacity, this structure will be a great relief to the university’s already strained infrastructure by accommodating the increasing academic activities and administrative services. The Tower which is also a flagship project of the ambitious Vision 2030,will thus provide the much-needed teaching space and also assert and affirm the university’s position as the hub of architectural thought, innovation and champion towards the provision of environmentally friendly-solutions. Standing 21 floors above the ground, the tower is one of its kinds; the tallest owned and located within a university premise in East and Central Africa. A blue print of Waweru and Associate Co, this landmark building is sandwiched between the Gandhi Building and Education Building, adjacent to the Norfolk Fairmont Hotel and the Kenya National Theatre. The building will house the Vice-Chancellor’s Suite, Council Meeting Room, the Senate Boardroom, one lecture theater of 500 people, four lecture theatres of 300 persons and several lecture theaters to accommodate at least 60 persons. The building will also have a floor for the Graduate School as well as a floor for the Graduate School of Business. The state-of-the-art tower also has a helipad-

a precedent for a Kenyan university and can accommodate a seven seater passenger helicopter. The university’s vision behind the development of this iconic structure is to have an ecologically sustainable building with world class aesthetics and environmental design considerations. The building was designed to meet stringent carbon foot print criteria achieving close to 100 per cent carbon neutrality. The new structure meets the indicated spatial requirements and demonstrates leadership in the development of a holistic green environment and strives to attain the highest green rating standards globally. It also demonstrates a new approach to workplace design and creates a model for others to learn world-class acoustic treatment. The building will also enhance the quality of outdoor space and the balance between indoor and outdoor spaces. The University of Nairobi Towers is an inspiring and attractive showcase of “green” buildings and once realized, the final facility will attain signature status in all aspects of cuttingedge architecture. President Uhuru Kenyatta during a ceremony to lay a foundation stone for the structure commended the building’s design for embracing the concept of green building. ‘This building, fashioned along the 7 concept of green buildings is a fine example of architecture that we should embrace in the 21st century building. This project dovetails very well into my government emphasis on greening the environment and I urge other sectors contemplating putting up new structures to borrow a leaf from the University to ensure that the country attains high green ratings in our projects,’ said the president. The president commended the

university’s effort of supplementing the government’s effort to offer wholistic and affordable education to all Kenyans through internal resource mobilization. In an article posted on the universities website, the architect, Gathecha Waweru, a partner at Waweru and Associate Co says the University of Nairobi Towers, is a bold, innovative, sustainable building, which draws from the University’s Great Court’s strong architectural character, fits into Nairobi’s urban context, harnesses its tropical location to design advantage, as it unapologetically explores, formal, material and technological innovations of the future. The North-South oriented tower, and the podium upon which it sits is conceived as a green building, incorporating natural ventilation, day lighting, room acoustic design, rainwater harvesting, and greywater recycling, passive ventilation design for good indoor air quality. The building’s podium, through design, creates harmony with the existing scale and character of the Gandhi Memorial Library Building, and the Education Building, and becomes the thoroughfare through which the Great Court will be accessed, expounds Architect Waweru. The project is funded mainly from funds generated internally and through donations.

Arch Njihia, who is the Principal Architect at Atticspace, works with a team of qualified personnel to execute projects. The firm uses the latest software to facilitate seamless delivery of projects. These include ArchiCAD, AutoCAD, Atlantis studio 5 and Microsoft Office/Project. Projects Since inception, the firm has undertaken many projects of different types for a number of clients.The firm has been the architectural studio of choice for Family Bank, a large indigenous bank in Kenya. Atticspace has for more than 10 years been the consultancy behind the bank’s countrywide expansion and branch alterations. The firm has also been appointed to spearhead a similar exercise for health facilities in Rift Valley, Nyanza and Western regions of Kenya. These projects include the Shoe4Africa hospital and The Chandaria Cancer and Chronic Diseases Centre (CCCDC), both in Eldoret. The Shoe4Africa hospital, sponsored by Toby Tanser of the New York based Shoe4Africa Foundation, is the only public paediatric hospital in the country while the CCCDC, based at the Moi Teaching and Referral Hospital, is the first cancer centre outside Nairobi and was approved to house the next public Cancer Radiotherapy Equipment by the International Atomic Energy Agency (IAEA) because it achieved the required radiation shielding during the delicate construction of the radiotherapy bunkers. The project is sponsored by Indiana Institute for Global Health. Atticspace was also selected to design the Aflasafe Modular Plant at KARLO, Katumani in Machakos. The project was sponsored by IITA if Ibadan (Nigeria) and June 2016
USAID Kenya. The firm is especially proud of these projects due to their positive impact on the needy as well as the fact that they were completed on budget and within the anticipated time frame. The hospitals in particular are also iconic in Eldoret and the fact that the clients “were more interested in functional space as opposed to architectural expressionism� in the words of Arch. Njihia, makes them unique. Outside Kenya, Atticspace has handled projects in Rwanda and Southern Sudan and is currently engaged in Ibadan, Nigeria. On industry issues, Arch. Njihia is

R: You are approaching your 40th Anniversary. Please sum up the highlights of PLANNING of your decorated architectural journey. PLANNING: PLANNING had humble beginnings! Our offices were a narrow balcony in a car repair workshop in the Industrial area! PLANNING had one client Starehe Boys Centre - as well as two excellent personal track records from years in Uganda. A major breakthrough was winning of the Lower Kabete Lakeview Housing Competition, with Nairobi Homes as clients. PLANNING’S appointment for phase I of Kayole low income housing, for Kenya Building Society, followed. Then came a request from the Government of Kenya for PLANNING to extend State Lodge Sagana in preparation for a visit by Her Majesty Queen Elizabeth II. Starehe Boys Centre became an excellent introduction to Terry Childs of Braeburn Schools, with whom PLANNING has worked ever since. PLANNING then began to create work. The Australian High Commission on Riverside Drive emerged. Together with Quantity Surveyor John Marlee, PLANNING identified a dormant I.C.I.P.E. site for development. Barclays Bank provided construction finance; it worked out well as did a similar arrangement with Williamson House on Nairobi Hill. PLANNING then received National Awards for Lakeview Estate and the Australian High Commission. Fedha Towers, Windsor Golf and Country Club Hotel and Lonrho House followed in quick succession – strongly contrasting styles of design; the
Victorian Windsor and the ultra-modern Lonrho. PLANNING developed the Pamoja Shell of Steel, a rapid building concept, resulting in their International Award in Berlin 2002. By then, PLANNING was conscious of the buildup of rubbish and neglect of Nairobi’s rivers. The Community Cooker and Nairobi INTERVENTION emerged as PLANNING’s concerned response. Both have won numerous National and International awards and funds, with iNTERVENTION and Kipande Road emerging at MIPIM as second equal in the world in their Major Projects Award in 2009. PLANNING continues to strive to deliver quality design on budget and on time. What is the difference between PLANNING of 2016 and PLANNING of 20-30 years ago? The great difference is of course, the entry of the computer and demise of soft lead pencil. Also the dominance of email and the digital age! (Not, the founding Partners contend, always to the advantage of the quality of the built product!). PLANNING’s early years had two Partners and two to three staff; now there are over 60 working at PLANNING House. The Practice holds 26 National and 19 International awards for excellence in architecture. The new generation of Directors is taking over from Jim Archer and Trevor Andrews – both of whom are very happy in their new support roles. Describe the changing landscape on the architectural sector and how PLANNING has adapted to June 2016
remain a choice consultancy for corporates, Government, institutions and private clients. PLANNING has adapted well to the shifts that have occurred in the global marketplace, and thus managed to remain very relevant to our clients. We have found that architecture today is highly influenced by a number of factors that have affected the wider global economy. These factors include the primacy of cutting edge design as an important branding element; the prevalence of information technology and related hardware as critical to work and life style; climate change as a driver towards lower energy use and building efficiency; and globalization that has exposed many people to the best the world has to offer thus setting a high standard for architects locally. We have adopted a rigorous approach to all these factors in our design process and project delivery, thus keeping the practice very attractive to our clients. As one of the leading practices in the region, please share your thoughts on architecture today in Kenya and the wider East African region. Architecture in East Africa today has been largely awakened and expanded by the newly realized popularity of real estate as an investment choice. What used to be sporadic development trends has now turned into a frenzy. This has been both a good thing and a bad thing as well. Good, because it has created many more opportunities for respectable architecture practices to deliver great projects. Bad because quacks and poor planners and semi sophisticated practices and clients have also jumped on the development bandwagon with little thought to the outcome of what they are doing other than just making money! We however see strong opportunities in the current environment to take not just our building stock, but also our cities and nations to another level. The last time the East African region saw such a great shift in development was likely in the decade following independence. During the recent AAK Duracoat Awards of Excellence in Architecture 2016 held on 18th February at the Intercontinental Hotel in Nairobi, PLANNING walked away with awards in
multiple categories. Please give us brief details about these projects and why you think they emerged winners. What do these awards mean to PLANNING? Out of the eighteen awards on offer, PLANNING received a total of nine project awards. We’re proud to say that we are way ahead of the pack, PLANNING received an award for every category submitted. Each project won for its strong design creativity, sensitive use of materials, especially locally available materials and sustainable response to the environment. The projects also displayed strong and very practical responses to local needs – most prominently the Pamoja Shell of Steel, the Community Cooker, and at the urban scale, the proposals for the rehabilitation of the Nairobi River. We are grateful to all our clients for giving us the opportunity to deliver quality projects and look forward to continuing our business relationship with existing and new clients who challenged us to go to the next level. The awards have also spurred us to continue to strive for excellence in the services we provide as Architects, Land Use Planners, and Project Managers. There has been management transition at PLANNING in recent years with fresh blood having been groomed to take the practice to the next level. What is the current management structure and how has this transition played out? Is the practice on course to achieve even more? PLANNING has indeed undertaken a leadership transition in the few years. We are grateful for the legacy and wisdom of our founders Jim Archer and Trevor Andrews, who continue to serve with us and mentor us. The practice is now led by a Board of Directors that includes Mumo Musuva as Managing Director aided by a team of five Directors and two Associate Directors. In addition to this team, PLANNING has two Associates, several architects, designers and technicians. We are very proud of the diversity within our office that includes a good number of accomplished female architects (in an industry that is traditionally male dominated), and staff representation from six different countries (of which four are outside Africa). Gill Consult Marks 20 Years of Engineering Excellence Gill Consult is an electrical and mechanical engineering firm based in Nairobi, Kenya.

rom humble beginnings in December 1996, the firm has built a reputation as one of the most reliable services engineering consultancies in the country. Fast forward to 2016 and Gill Consult is solidly entrenched in the engineering industry. Now with a team of five electrical engineers, two mechanical engineers and a technician, the firm is well leveraged to undertake projects of varying magnitude and complexity and has indeed done so over the last couple of years.
