Editor's Comment Cement production in Africa suffers from a myriad of problems but still attracts new entrants each year given the fact that the continent is ripe with major infrastructure projects in the pipeline and demand continues to rise year on year. FBW Group delivers state-of-the-art Uganda Research Clinic Construction work has been completed on the first phase of a $1million (US) state-of-the-art research clinic in Entebbe created by leading East African planning, design, architecture and engineering team FBW Group. The clinic is a joint project involving the UK’s Medical Research Council (MRC), The Wellcome Trust, the Uganda Virus Research Institute (UVRI) and The London School of Hygiene and Tropical Medicine (LSHTM). LSHTM and MRC are involved in a range of work in East Africa, partnering to boost research capacity into some of the current and emerging health issues in the region and specifically in Uganda. The newly-completed clinic in Entebbe has the potential to offer international research facilities within the vicinity of the current MRC/UVRI and LSHTM Uganda Research Unit Entebbe Campus and to improve the provision of health to both research participants and community members. The new facilities will host a range of leading, high-standard medical research, including vaccine trials. It is also envisaged that the centre will provide a day service in collaboration with the renovated Entebbe Hospital, providing for admission if required in emergencies.

Kazungula Bridge
K
azungula Bridge construction project crosses the Zambezi River and borders Botswana and Zambia in Africa. Spanning 923 meters long and 18.5 meters wide the bridge was the biggest construction project in southern Africa. The Kazungula bridge project comprises the construction of road/rail bridge and so an extradosed bridge model was applied to widen distances between piers and to allow vibration control. An extradosed bridge is a bridge where a girderreinforcing cable is attached to the main tower like the cable of a cable-stayed bridge. The exterior of an extradosed bridge looks like a cable-stayed bridge. But the height of its tower is lower than that of a cable-stayed bridge so the cable plays a relatively small role in buttressing the upper layer of the bridge. Therefore, the upper layer should be designed to be stronger.

Kazungula Bridge has six main towers standing in a row, which provides a fine view. It is expected to become a landmark in the region. The bridge is expected to bolster trade between Zambia and Botswana and the entire region through increased trade activities. It will also help unleash the economic potential of other land-locked countries such as Zimbabwe, Malawi, Namibia, Mozambique and Democratic Republic of Congo. It will also reduced transit time for freight and passengers, reduced time-based trade and transport cost as well as improved border management operations arising from the one border facility. Botswana and Zambia invites bids for the construction of Kazungula Bridge on Zambezi River at an estimated cost of US $260m to replace the existing ferry.

The project was financed partly through a loan of US $80m signed on February 10, 2015 between Zambia and the African Development Bank. The Botswana government met part of the cost as well while another partner, Japan International Co-operation Agency (JICA), was also on board. The Kazungula Bridge Project was expected to be completed in six years. Consultancy services included design review, production of bidding documentation, supervision of works, and post construction services.
In November 2915, Daewoo Engineering and Construction was selected to be the contractor of the project and construction of the brigde started after the ground-breaking ceremony was held on the Botswana side of the Kazungula border. The ground-breaking ceremony was led by Vice President Guy Scott and his Botswana counterpart, Ponatshego Kedikilwe.

But in March 2018, construction works were stopped after Daewoo Engineering and Construction the contractor in charge of the development shut down the site due to non payment by the Zambian government. Daewoo Engineering explained that the issue has led to an industrial strike by the employees. Botswana has since made payment for the project but Zambia was still lagging behind. A total of US $14.84m is owed to the employers.
In November 2019, project consultant Mr Kobamelo Kgoboko said construction works of the 923m long bridge, was at 91.92%, and construction will be completed in June 2020 rather than August 2019. In March 2020, the bridge was 92% complete. The bridge is expected to significantly improve trade infrastructure of the Southern African Development Community (SADC) and the
African continent as a whole. One-stop border facilities will be erected in both countries with a 930-metre-long and 18.5-metre-wide roadrail bridge. The bridge will provide vital transport infrastructure on that corridor as it would facilitate easy access to intra-regional trade and international market through connectivity with major sea ports. In October this year, the Ministry of Transport and Communications, announced that construction of the bridge was complete. According to the ministry, package one of the project, comprising the bridge proper and approach ramps, is complete; package two, being a Botswana one stop border post, currently under construction at a cost of US $38.4m, was at 98.44% with completion expected end of this month; and Package three, the Zambia one stop border post, ongoing at a contract sum of about US $13.1m, was at 99.40%.

In December 2020, Zambia’s Minister for Housing and Infrastructure Development Vincent Mwale revealed that the government has released a total of US $73.7m towards the completion of the Kazungula bridge project with a balance of US $8.7m which will be paid before the end of this year. The announcement comes after reports started circulating purporting that the Zambian Government had failed to pay its dues and would not honour the outstanding amount owed to the contractor. According to the minister, an amount of US $82.3m has already been certified on the project of which US $73.7m has already been disbursed and the balance of US $8.7m whose certificates were received by the paying agent, National Road Fund Agency, will be paid before year end. This is within the 56 days allowed for settlement of certified Interim Payment Certificates.

WHAT WILL THE MARKET LOOK LIKE IN 2021?
A
t the end of one of the craziest years in our history, the festive period of December is usually a time to review, reflect and begin planning for the year ahead. We know that 2020 is a year we will never forget – a year where Covid-19, a virus originating in Wuhan in China at the end of December 2019, spread globally to all corners of the world. And yet a year later, we continue to fight wave after wave, as we look towards keeping our friends and family safe. With all things steel related, the year has seen a rollercoaster in conditions. Whilst we cannot predict the future, we know one thing for certain: the effects of the pandemic on the steel and commodities markets are not yet over. Going into 2021, we see huge challenges and disruptions ahead, whilst the world continues to grapple with the effects of contracted economies and races to recover. Whilst a vaccine is in sight (and should be widely available by summer 2021), the broader economies will take a much longer time to recover and claw back the time lost over this past year. We feel that the steel market in 2021 will be a year driven purely by economics. Supply and demand affected by a variety of both local and global factors. The four largest driving factors which will affect the supply and pricing in our market going forward are as follows: • • • •
A greater demand, visible through the number of projects that were either delayed or stopped altogether when the pandemic began. A highly reduced supply, owing to huge mill closures from all corners of the world. As those mills begin to start plans to restart in January, we expect them to put their initial preference to domestic supply before international exportation. Huge logistical issues, ranging from lack of containers for export of goods, a lack of available vessels to sail between regions and expanding all the way to highly reduced labour at ports and much larger delays in processing paperwork necessary to lead shipments. Forex Rates – late November saw the Kenya Shilling weaken to a rate of 112.50 against the US Dollar, with most banks charging much higher rates from forex volatility.
The above factors are already been seen in the market. The months of December alone have seen the cost of scrap, billets and hot rolled coils (HRC) all rise by more than $100/ton, with their raw material counterparts such as iron ore also following the same trend. This leads us to caution those who are waiting for reductions in pricing against holding off, because we do not see a reversal of this trend coming anytime soon. We all wish that we can move back to normality. But we have to ask ourselves – the longer that the effects of the Covid-19 pandemic are felt, what is normal? Will normal look like it did at the end of 2019? Or has 2020 truly changed the way we think and operate, becoming our new normal? Affordability There are several options that come with epoxy coating making the cost per square foot relatively cheaper. In addition, it is easy to add epoxy coating over pre-existing surfaces hence saving you time and money. There are no prerequisites needed before applying the epoxy coating. There is no doubt that epoxy flooring has become one of the latest trends in building construction. Depending on where it is applied, you need to apply an epoxy primer and finisher coat. Epoxy primer is applied the same way as paint and is allowed several hours before applying the epoxy. The primer is applied after covering the floor with a thin layer of water. A roller tied on a pole is then used to spread the epoxy in a thin layer over the whole floor. The first layer is allowed to dry before applying the second one. The primer is applied at the same time as a finisher.

ccording to respected journal of medicine, The Lancet, mental health problems appear to be increasing on the African continent. Between 2000 and 2015 the continent's population grew by 49%, yet the number of years lost to disability as a result of mental and substance use disorders increased by 52%. The journal says that in 2015, 17¡9 million years were lost to disability as a consequence of mental health problems. An August 2020 survey revealed that the COVID-19 pandemic

report of July 2020 recommended that mental illness should be declared a national emergency of epidemic proportions, to prioritize mental health as a public health and socioeconomic agenda. There is therefore a dais need for an increase in dedicated institutions and more professionals to cater for mental health patients on the continent. In Kenya and across East Africa, although there are public and private facilities that attend to mentally ill patients, it is still a challenge in terms of capacity, resources and access to treatment. The new Chiromo Hospital Group will significantly fortify the existing mental health services and change the narrative on how mental health is perceived in the social sphere through delivery of dignified services. Background Chiromo Hospital Group (CHG) is a private mental health hospital that has been in operation for over 24 years. It has three branches: The Mother branch is Chiromo Hospital Group, Westlands Branch Located on Chiromo Lane. The other two branches are on Muthangari Road in Lavington; the Braeside Branch in Braeside Gardens and the New Bustani Hospital on Muthangari Road No. 37, a Premier Level 5 facility and the only private Level 5 Mental Health Hospital in Sub- Saharan Africa. Chiromo Hospital Group is anchored on providing dignified and quality mental healthcare in Africa. With a total bed capacity of 180, the hospital’s team includes 34 accredited psychiatrists, 22 accredited psychologists as well as counsellors and nurses who are devoted to pursuing excellence in the delivery of mental health services by adhering to evidence- based practices. Chiromo Hospital Group settled on International Project Planning and Management Consultants Ltd (IPPM) to spearhead
the construction of their newest facility in Muthangari. Founded in 1995, IPPM has been offering Project Management, Physical & Urban Planning consulting services for over 25 years and has vast experience in commercial buildings, hospitals, large international schools and residential projects among others. Some of their past projects include MPesa Foundation Academy, Aga Khan Academy Mombasa, Tatu City and Deerpark Karen. Location of Project The choice of 37 Muthangari Road as the site for the new hospital was not a coincidence. The area is serene, secure and peaceful. The location was further intentionally identified because of its centrality, providing easy access to the heart of Nairobi and away from the hustle, and bustle of the city. The new hospital location offered a place where light, air and green were in abundance - a deliberate contrast to many mental health facilities all over the world that have poorly lit rooms devoid of the dignity provided by adequate light and ventilation.
Client’s Brief and Project Scope The team was tasked with designing and building a modern facility that would cater to all types of psychiatric disorders on an inpatient and outpatient basis. It was important for the facility to offer comfort and a relaxed ambience enabling patients to recover in dignity. The new hospital has a bed capacity of 103 in a single bed and shared occupancy configuration. Patients have

access to luxurious lounges, dining facilities, games areas and lavish gardens. The outpatient facility houses consultation rooms enabling ease of access to doctors. There is also a cafeteria and conferencing facility. Part of the building design includes hundreds of pre-cast concrete fins that were used to create an appealing façade as well as to assist with the indoor thermal comfort of the building. There was also proper utilization and maximization of space where the natural gardens sit above the basement parking. According to IPPM, extensive international benchmarking was carried out with other mental health facilities and the best practice adopted in this particular building. Each patient’s room and doctor’s office have external views, access to natural lighting and ventilation, anti-ligature material selections, safety considerations and calming colors. The finishes selected predominantly consist of vinyl flooring for rooms, warm recessed lighting and antiligature fittings. All fittings employ an earth color palette. Construction work commenced in June 2018 with extensive design work preceding this. The project achieved practical completion in April 2020.

According to IPDC, Hayer One’s brief to the architects was to create “a pinnacle of modern architecture” delivered through a reinforced concrete structure of a towering scale. The design offers a promise of intelligent layouts and plans that maximize the breath taking views without compromising on the offer of space. “The layout of The Marquis is such that it expands the interior spaces to the outdoors, through terraces and balconies whose subtle curvaceous protrusion adds artistic depth to the development’s angular façade,” say the architects. Although the AAR Hospital was conceived before the onset pandemic, there is no doubt that it has come at a critical period and that the facility’s services will significantly boost efforts to increase the healthcare options available to Kenyans. The hospital is located in Muthaiga, on Kiambu Road. Background Hospital Holdings Investment (HHI), under which the new AAR Hospital falls, is a private healthcare holding company that manages integrated healthcare services across East Africa.
HHI's investments currently include the AAR Health Care Group (which comprises 38 outpatient clinics in Kenya, Uganda and Tanzania and two hospitals in Uganda). The new hospital will augment AAR Healthcare outpatient centres. According to HHI Group CFO Andrew Rowell, AAR Hospital will adopt the Hub and Spoke model, which is a system of referring patients from outpatient clinics to secondary care facilities. The client approached Pharos with a business plan that outlined a multi-specialty secondary care hospital on a ready piece of land.
There was a requirement by HHI to be environmentally conscious with EDGE certification as a minimum standard. Having taken care of all these matters, construction kicked off in February 2019. The hospital design intent includes a fusion and continuity with the forest and greenery of the area due to the proximity of Karura forest. The building façade design was developed through the use of sun and heat gain studies to allow natural light into the building, while reducing heat gain. This in turn translates to reduced operational costs that would be incurred by air-conditioning. The façade to the west includes an aluminium perforated screen for sun-shading with the level of perforation varying based on sun movement. The Eastern and Southern façades have aluminum fins that serve a dual function of preventing solar heat gain and carrying through the theme of the forest with undulating shades of green.

Arch Bob Oyugi of Sycum is overseeing the development. He says the team has experienced a few challenges in the course of project execution including varying client needs and Covid-19 design realignments. It has also been critical to achieve sustainable cost-effective green building design and construction solutions. “We had to re-invent innovative ways and working methods around the site as well as well as design detailing”, he says. To support the environment, the developers plan to plant over 1200 trees in phases, of which 688 were already planted in phase 1 when road and infrastructure works were undertaken. Aleem Manji Architects (AMA) is 10. The architectural design studio born in the founder’s bedroom with only a computer, a desk, a chair and big dreams is now a force to reckon with on Kenya’s architecture landscape with a project portfolio valued at billions of shillings. The firm also operates from one of Nairobi’s most prestigious addresses – The Mirage on Waiyaki Way. It’s a far cry from the early days when Principal Architect Aleem Manji would shudder at the prospect of a client asking for a meeting at AMA’s “offices”. At the time, Aleem would immediately offer to buy the client coffee at Java instead. The firm has also grown in personnel and now has three architects, one project manager, three technicians, one Architectural Visualizer and administrative staff.
plunge into the often treacherous world of entrepreneurship? “I wanted to make my own mistakes”, he says with a chuckle. Aleem, who at one time hosted a morning show on East FM during his University of Nairobi days and used the earnings to pay for his studies, says his first big break was a project called Casilda. The 5-bedroom townhouses project in the upmarket Nairobi suburb of Kyuna launched AMA and gave Aleem the much needed funds to move into a small but decent office on General Mathenge Drive in the Westlands area of the city.
“We’ve been lucky”, says Aleem, who plunged into self-employment 10 years ago this month after a five-year stint with another studio. But it’s more than luck and he quickly corrects himself.
Aleem went on to design award-winning projects, bagging the coveted African Property Awards in 2017/18 for his two projects The Elegance and Rumaisa. The 42-year old also made it to Nation Media Group’s Top 40 Under 40 Men in 2017.
“It’s a little bit of both luck and hard work. I’ve been lucky to work with a very talented and supportive team as well.” He says the property boom at the time of AMA’s conception also significantly helped to propel the firm’s take-off. So why did Aleem leave the comfort of steady employment income and

Today, many projects around Nairobi bear AMA’s unique signature. As the firm’s Principal Architect, it is Aleem’s job to provide leadership to the team and execute projects to the best of its ability and to the satisfaction of clients. Many of AMA’s clients are repeat customers, something that Aleem believes is the ultimate endorsement of his work. “AMA does not

bid for projects”, he says, disclosing that the firm instead receives invitation to take on projects. Aleem’s design philosophy is centred around space. “We believe that the creation of quality spaces is the primary mandate of any architectural design: spaces that ultimately enhance the quality of life and efficiency of the end user.” He believes that each design should be unique and must leave a visible mark of expression on the built environment. Aleem advises against having preconceived ideas on a proposed project. It is only after listening to the client’s requirements, visiting the site and considering all issues including budget that a project can be concretized. His firm works with many contractors, consultants and suppliers. While Aleem is happy to work with any contractor, he is keen to select those with a good reputation for timely delivery and quality workmanship. “Sometimes you’ll work with a contractor but in the course of the project, you know you’d never want to work with them again.” He is also happy to work with competent project managers. Aleem thinks the architectural sector in Kenya could do with a few changes. “For example, the way professional fees is arrived at should be looked at afresh”, he says. “I believe we have evolved beyond one size fits all.” Currently, his firm is working on several significant projects
including The Rumaisa at Riverside, Atithi Apartments and Treewall on General Mathenge Drive and The Loft Residences at Two Rivers. The Loft is a project of investment giant Centum. As he looks back to the dramatic rise of AMA over the last 10 years, Aleem also looks forward to retirement. But architecture remains his passion and his ideal situation is to reach a point where he no longer does it to pay bills but for self-gratification.
