Growing at an average rate of 6.1 percent, Africa is the 3rd fastest growing region in the world in terms of international traffic. Not only is demand for intra-African passenger and cargo traffic on the rise but there is also an increase in demand for Africa as a preferred partner in global trade. This has seen the continent‘s airports becoming congested. Although Africa continues to host some of the fastest growing economies in the world, spurred by strong GDP growth in local economies, air traffic can only expand within the existing confines of infrastructure capacities at African airports. Lack of a dynamic and systematic transportation mode interconnecting African countries is impeding the continent’s economic potential.

In the 2013 World Airport Awards ceremony held in Geneva, only 3 African airports, all in South Africa, ranked amongst the top 100 airports in the world. However, in the recent past, most African countries have embarked on developing growth strategies for expanded airport infrastructure and increased safety ratings for international compliance. The African air transport industry is currently worth over US$11 billion per annum. Significant investment and strategic planning is necessary in order to achieve lucrative, sustainable growth.

With air traffic on the African continent forecast to increase by more than 6percent a year for the next 18 years, time is ripe for African airlines, airports authorities, government, investors and civil aviation authorities to modernise their equipment and facilities with future-proofed technology and expertise, to design and construct a world class aviation industry.

CAT’s Technology to detect if drivers are fatigued or sleeping CAT is developing new technology that will detect if its machinery drivers are becoming tired or sleeping on the job, in an attempt to curtail workplace accidents. The eye and face tracking technology will also be made available to other construction and mining equipment manufacturers. An Australian company called Seeing Machines is designing the equipment, which is hoped to combat accidents due to fatigue in drivers, a concern that is very common in the mining and construction industries, according to a report from CAT. The system inside the vehicle includes a small computer, a GPS, camera and two infrared light sources that monitor the driver’s facial movements and specifically the movements of the eyes and eyelids to detect whether or not they are becoming tired or drowsy. If the driver’s eye closes for too long, somewhere over a second and a half is considered too long, the sensor will set off an alarm inside the cab of the vehicle and the seat will vibrate to awake and alert the driver of their fatigue. Mtwara Gas Plant project starts Largest solar PV system in US$38million Nacala corridor contract awarded to Kentz Southern Africa installed

The proposed power plant, to be built in southern Tanzania's Mtwara region, will also include a transmission line to Songea.

Once completed, the entire operation will generate around 1.9 gigawatt (1.9 million kilowatt) hours annually.

The 912 km railway corridor project would provide a logistics solution for the transportation of coal mined at Moatize.

Work towards constructing the 600MW gas fired power plant and a 650 km transmission line in Mtwara has started. The project is a publicprivate partnership involving Tanzania Electric Supply Company (Tanesco), Symbion Power and General Electric.

The Black River Office Park in Observatory, Cape Town is in the process of installing the largest roof-mounted solar photovoltaic system in Southern Africa. Once completed, the entire operation will generate around 1.9 gigawatt (1.9 million kilowatt) hours annually, enough energy to power 1000 average sized houses. Phase one of the installation, currently being completed, is already bigger than any other power system of a similar nature in Southern Africa.

Corredor Logistico Integrado de Nacala (CLIN) has awarded Kentz Engineers and Constructors the US$38million contract to build the Nacala corridor project, in northern Mozambique. CLIN is a joint venture between Vale Moçambique and Mozambique’s port and railways authority, Portos e Caminhos de Ferro de Moçambique.

Symbion Power CEO, Paul Hinks, said they have already started doing study work and equipment selection for the project in Mtwara and expect to start construction in January, next year. The project will see the building of a gas driven electricity plant in Mtwara to ease power shortages in the south of the country and elsewhere. Tanzania estimates it has 41.7 trillion cubic feet (tcf) of recoverable natural gas reserves but little of it pumped out, while economic growth remains constrained by chronic energy shortages that result in frequent power blackouts. The proposed power plant, to be built in southern Tanzania's Mtwara region, will also include a transmission line to Songea, a city several hundred kilometres away near Lake Malawi.

By the time the second phase is installed at the end of this year, it will be double the size, in addition to being one of the most technologically advanced systems in the world. The first phase will see 2,875 panels installed, and a further 2,050 panels being installed in phase two, with the entire system covering an area of 8,000m2 ,larger than the size of a rugby field. The office park houses 5,500 offices workers over a 76,000m2 area, approximately equivalent to the Grade A office space in Claremont. The scale of the solar panel system will generate enough for tenants to significantly power their operations through green energy.

Construction Starts on Nairobi’s tallest office tower

The 912 km railway corridor project would provide a logistics solution for the transportation of coal mined at Moatize, in the Tete province, to the maritime terminal in Nacala. Kentz Engineers and Constructors had been contracted to undertake the structural, mechanical, electrical and instrumentation erection and to provide commissioning assistance required to build the main stockyard equipment. It would also erect 13 km of interconnecting belt conveyors, as well as assemble and install about 14,000 t of equipment, including tipplers, stackers, reclaimers and shiploaders. The contract was scheduled for completion in November next year. Kentz regional MD for Africa, Carl Dyer, said with the award of this important project, Kentz is delighted to continue the relationship with Vale in Mozambique.

The National Social Security Fund (NSSF) has officially kicked off construction works to for the 39 storey Hazina Trade Centre in Nairobi, Kenya. The tower will be constructed atop the existing eight-storey Hazina Trade Centre building that currently houses the Nakumatt Lifestyle Hypermarket store on Nairobi's Monrovia and Mokhtar Daddah Streets. The construction works on the building architecturally designed by local consultant's Mruttu & Salmann Associates will be, undertaken by China Jiangxi International Kenya Limited- a locally incorporated international construction firm. The new Hazina Trade Centre will not only transform the skyline of Nairobi City but also act as Kenya's Wall Street complex housing global financial services providers. Speaking during the ceremony, Labour Cabinet Secretary Kazungu Kambi said the project has set the stage for NSSF's strategic efforts to diversify their investment portfolio to cover high impact investment projects. He said the fund will focus on high impact investments that guarantee a high return in the energy and infrastructural development sectors. Profits and returns on investment accruing from this project will in turn be ploughed back to the fund. NSSF hopes to generate rental income of Ksh100 million (US$1.1million). 8

Dangote Cement to venture into Fusion's US$14.7million Kenya commercial building in Nairobi

United Africa to invest US$23.4 million in Windhoek

If Dangote cement project goes through, it will mean a powerful new competitor will be present in the Kenyan market.

Luke Kinoti, Chief Executive, Fusion Group says that the project’s location in Upper Hill’s diplomatic belt is its main selling point.

Group Chief Executive Officer of United Africa Group, Brian Rubinstein.

Nigeria-based Dangote Cement is planning to enter the Kenyan market .The company wants to buy a cement firm in Kenya and has already sent emissaries to look at Mombasa Cement and the National Cement Company owned by Devki Group. This comes barely a month after the firm began building a cement plant at Mtware in southern Tanzania.

Private Equity firm Fusion Group has announced plans to build a US$14.7 million commercial office development in the Upper Hill area of Nairobi, Kenya . In a statement, Fusion says that the project’s location in Upper Hill’s diplomatic belt is its main selling point.

The United Africa Group plans to develop luxury apartments, worth N$230 million (US$23.4 million) in central Windhoek at a piece of land it bought a couple of years ago from the City of Windhoek but has since raked in N$70 million (US$7.1million) by selling two portions of the land to FNB Namibia and the Social Security Commission.

The firm added that the proposed development, in a highly sought-after location near the British and Japanese Embassies, is attracting considerable interest from investors. The announcement comes barely seven months after November last year’s Fusion-led consortium, which invested US$11.7 million in an office complex dubbed Upper Scale Developments on Ngong Avenue, Upper Hill. The development is scheduled for completion next year.

The Group announced in a statement that the development of the luxury apartments surrounding what it calls Freedom Plaza will improve the lives of Namibians by taking full advantage of worldclass, dining, entertainment, spa, gym and luxury retail facilities. A total of 93 apartments form part of this development. The Group, formed in 1992, has established a variety of business interests in real estate, hospitality, fuel services, financial services and renewable Energy.

Kenya’s capital is currently enjoying a huge demand for high quality office space, thanks to an influx of global corporation in the mining sector and others establishing regional offices in the city.According to a recent report by Knight Frank, Nairobi was ranked top in a list of 16 cities across Africa, Asia and Middle East, that measured the rate of increase in office space rent.

The Group said 400 jobs will be created during the construction. The retail and office space on completion will create close to 300 permanent jobs, applying a multiplier effect factor of seven per payroll earner results in 2,100 minimum Windhoek. Going by Dangote Cement’s financial muscle and aggressiveness, an unprecedented battle could be in the offing. The firm’s entry into the Kenyan market is likely to shake up the market, especially since the country’s production capacity has been running ahead of consumption for over a decade with the excess supply sold in the regional markets. If Dangote cement project goes through, it will mean a powerful new competitor will be present in the Kenyan market; enough to send shivers down the spines of the country’s other cement companies.Bamburi Cement is currently the Kenya’s biggest producer with a production capacity of 1.1 million tonnes per annum. Other major local producers include ARM Cement and East African Portland Cement Company.

Bldr. Solomon Akinwole Ogunbusola

Bldr. Solomon Akinwole Ogunbusola was inaugurated as the President of the prestigious Federation of Construction Industry, Nigeria last year. A Building and Civil Engineering Contractor and Project Management Specialist with over 25 years’ experience, he is the Chairman and Chief Executive Officer of S & M Nig. Ltd, an indigenous Civil Engineering Company based in Abuja which he established in January 2001. Until then, he was Senior Engineer Management staff and Chief Estimator at Dantata and Sawoe Nig. Ltd, an indigenous Roads Construction Company in Abuja where he began his career in 1991. Bldr. Ogunbusola holds a degree in Building from Nigeria’s University of Jos and has attended certificate courses in Road Construction and Management at the Rockhurst University in the USA. He is a corporate member of the Nigerian Institute Of Building [NIOB], the Institute of Management Consultantsof Nigeria [NIMC] and the Council of Registered Builders of Nigeria [CORBON].

Bldr. Ogunbusola has taken part in several construction projects across Nigeria. His firm is currently executing a number of road and other construction works in the Federal Capital Territory and other parts of the country. In this interview, he shares insights on FOCI, the organization’s 57th Annual General Meeting, the increasingly popular annual exhibition which took place in Abuja in June and his tenure as FOCI President and the Nigerian construction industry. Background of FOCI The Federation of Construction Industry is a voluntary organization of Building or Civil Engineering Contractors and other professionals who have association with the construction industry in Nigeria. FOCI was formerly known as the Federation of Building and Civil Engineering Contractors [FOBACEC] but the name was later generalized to incorporate Associate, Information and other membership types. Membership has grown from 7 foreign firms in 1954 to 125 firms of indigenous, indigenized as well as foreign firms. All FOCI members are reputed for specific and genuine jobs in Nigeria. There are no shoddy jobs; there are no records of abandoned projects or collapsed buildings ever handled by the industry. aspiring members are thus scrutinized for assurance of their integrity, vocational competence and activeness in accordance with FOCI standards.

The AGM and Exhibitions The Exhibitions began some seven years ago as a small part of the Annual General Meeting where individual companies in the industry were able to showcase their works. It has since been expanded yearly to incorporate new innovations. We began to bring in manufacturers and sellers of products and equipment from different continents to exhibit their products and to give us details of their equipment; how they can be sourced and maintained. Members of the industry can in turn go to different parts of the world to get resources for their work. Participants are exposed to technological developments around the world. In the last four years, the exhibitions has increasingly gained recognition as a veritable business and networking platform for construction professionals and support service providers globally. The public can look forward to an even bigger and better exhibition than we had this year in 2014. We hope to bring in more product exhibitors from which the construction companies can benefit; from Korea, Japan, Italy, China, America, Germany and around the world. Beyond the exhibitions, we want them to establish liaison offices in Nigeria where people can go and transact business with them, and this is beginning to happen. Companies that participated have begun to express their desire to establish liaison offices in Abuja or Lagos.I did say in my opening speech at the AGM that exhibitors will soon begin to see the impact of the exhibitions. How has FOCI benefited its members and the Construction industry as a whole? We have a policy whereby we discuss with the Federal Government. FOCI is an institution that is well known to the government as it produces the building work rate/schedule that government uses to date. FOCI also produced a regulation of construction workers’ salary that the Federal Ministry of Works and Labour assents to and uses in government payments. FOCI has done a categorization of construction companies for use by the Federal Ministry of Works where the size of a company determines the type of project that it gets from the government.

De Hoop Dam in South Africa Developing a new approach to RCC materials and mixes

T

he Olifants River Water Resources Development Project (ORWRDP) consists of the construction of the new De Hoop Dam that is currently underway in the Limpopo Province and the Flag Boshielo Dam that was completed in 2006. The purpose of the Olifants River Water Resources Develoment Project is mainly to unlock economic potential and improve social development within the Limpopo Province of South Africa. Phase 2A of the project, which is the construction of the new De Hoop Dam, will essentially be the heart of the system providing life to the project as a whole. The construction of De Hoop Dam commenced in June 2007 and Completion will be in December 2013. Once completed. De Hoop Dam will be one of the largest concrete dams in South Africa in

terms of concrete volume with a total of more than 1,1 million m3 of concrete including Immersion Vibrated Roller Compacted Concrete as well as Conventional Vibrated Concrete. Materials and RCC mix optimization The experience at De Hoop dam has been extremely useful in developing a new approach to RCC materials and mixes in South Africa. Former Roller compacted concrete(RCC) dams built in the past by the Water Affairs Authority had followed the low paste approach. RCC mixes were formerly placed at a water to cement ratio of about 0,9. Despite the relatively high water content these mixes tended to segregate and the concrete was generally of a poorer quality than the traditional conventional concrete. As a result of this the design team at De Hoop decided to follow from the

beginning a mix approach with a higher paste content that would also be easier to consolidate by roller compaction. Main properties of the initial RCC mix Crushed coarse and fine aggregate have been used from a quarry production installed in the future reservoir area. In the initial stages of the mix design the envelopes of the aggregate grading curves were revised and the allowance for the fine content of the sand was increased up to 10% passing 0,075 mm sieve. Coarse aggregate following the SANS standard and with a maximum size of 53 mm was used during the preliminary trials. In the original specified mix, the sand/total aggregate ratio was 41% and the workability was between 15 and 25 seconds. The investigation of the initial mix at the laboratory and on several test sections concluded that there was still a need for improvement. Although the mix behaved well at the laboratory (compaction and strength), the cores extracted from the test slabs showed some spots with segregation and in some cases lack of bonding between layers. During placement, the fresh RCC mix did not look as a typical high-pozzolanic workable mix. When dumped on the field there were still some signs of segregation at the bottom of the heap and the mix looked too dry. During compaction it was not possible to get much paste on the surface and there was no movement when walking on top of this concrete. These were all signs of a less workable and drier mix than desired. The findings after testing the proposed mix design were quite positive. The segregation was eliminated, the fresh concrete was much

more cohesive and with a higher volume of paste around the particles of aggregate. The placement and compaction were much easier and higher densities could be achieved with just a few passes of the vibratory roller. As a consequence of all this, the production could be increased and the time between layers could be reduced. The analysis of cores showed that a good bonding and interpenetration between layers was possible to achieve. This was caused by a relatively high volume of paste on the surface of the compacted layers with a reduced setting

time. Therefore the treatment of the horizontal joints could be significantly reduced compared to that required with the initial mix. The mix could have been further optimised if some modifications could have been implemented in the aggregates processing plant. These adjustments would include replacement of a tertiary crusher (vertical impact instead of a cone) and the installation of a fines recovery unit. The aim was to improve the shape of the fine aggregate and to increase the amount of fines passing 0,075 mm sieve up to 14 - 15%. Unfortunately it was too late to implement these measures at the site.

Therefore the water content was maintained at a relatively high level to ensure a good workability. This is a much more limiting factor to guarantee the in-situ quality of the RCC than the compressive strength.Preliminary laboratory tests indicated that if the proposed changes in the crushing plant could have been implemented a reduction of the cement and fly-ash content of more than 25 kg/m3 might have been possible.

Door Locks and Access Control Compiled By Torah Onyango and Yvonne Andiva ow to secure doors is an issue that has been at the forefront of man’s existence since pre-historic times. We have come a long way from the time rolling rocks over cave entrances was fashionable and nowadays a lock on a door is the more preferable mode. But as locks have evolved so has the sophistication of those willing and able to break in without authority.

H

Research indicates that two thirds of break ins occur through doors and so getting a tough door and corresponding lock is essential. The range of locks in use today range from the more common mortise locks and bored cylindrical locks to the more sophisticated electronic access control door locks found on many hotels. In this article we look at what’s out there and what are the new trends in locking devices. Security Solutions USA Security Solutions USA is a manufacturer and full services provider reseller, and installer of door hardware, key control services, exit devices, video surveillance, electronic access control, and fire & intrusion alarm product and services. The company has been dedicated to the safety, security, and convenience of end-users commercial user markets for over 40 years. They are based in Mustang, Oklahoma. Security Solutions manufactures the U-Change line of user-rekeyable lock hardware in the United States. The U-Change line allows the end user to rekey the locks securing an office building, retail space

or multi-tenant housing apartments in just 20 seconds, implementing an entirely new key cut without the expense of locksmith service to rekey conventional locks. The U-Change line has been a standard in chain retailing applications since its development in the 1970’s. Unlike homeowner quality designs attempting to achieve the same rekeyable feature, the U-Change line is manufactured of the best brass alloy and stainless steel using Swiss machining t o produce tolerances of 4/10,000ths of an inch, providing decades of reliable service. The User Rekeyable lock requires only two simple devices: a change tool and a new key. The procedure takes seconds and saves up to US$150 expense each time. With no Limit on the number of times a cylinder can be rekeyed, the savings continue to build. Unlike other designs, there is no need to replace the lock after a small number of rekey cycles and because the rekey function is purely mechanical there are

Emergency Lighting By Yvonne Andiva n emergency light is a battery-backed lighting device that comes on automatically when a building experiences a power outage. Emergency lights are standard in new commercial and high occupancy residential buildings, such as college dormitories. Most building codes require that they be installed in older buildings as well.

A

Emergency power systems serve three primary functions. They provide a safe environment for building occupants in the event of a power loss. They protect equipment and property from damage. Aand they provide continuity of operations. A sudden shutdown can create extensive damage for many types of equipment if no warning time exists to prepare in an orderly manner. Hospitals, police and fire stations, and mission-critical facilities are among the most potentially vulnerable institutional and commercial facilities. Proper inspection, testing, and maintenance of key components of emergency systems can help maintenance and engineering managers cope with power outages and keep facilities operational during and after the event. In this upcoming article we feature some of the international manufacturers of this product. Tritium exit signs by Betalight b.v. By Torah Onyango here are many reasons to use paints in building construction. These include the increase of the visual appeal of building surface, protect surface against weathering impact, make the surface water proof, protect surface from termite attack and increase the surface durability. In building, you will find four types of places to paint on. Such as interior wall and ceiling, exterior wall surface, wooden surface and metal. In this feature we look at the various companies in the fore front in the paints industry and what they offer for the African market.

T

Versus Master Painters And Coating Specialists. Established in 2000, Versus Paint Specialists has gained a reputation for quality products and customer care by providing its clients with a wide range of services that ensures complete protection for any residential, commercial, industrial or corporate application. This is enhanced by providing various paint materials for all requirements, both in the home and the workplace. Versus Paint Specialists has been manufacturing paint exclusively for their own use on high profile sites for over 12 years. They have now extended their paint division in order to offer their expertise and quality paints to the public sector. They are at the forefront of paint technology and their products are environmentally friendly. They have state of the art testing equipment and the backing of a multi million rand laboratory at their disposal. Versus Paint Specialists are renowned for their excellence in color consulting and for choosing cutting edge color combinations. They believe that

in order to be good with color, you need to have passion — the emotion that is defined by color. Apart from their decorative and aesthetic value, VERSUS coatings offer the best protection to surfaces due to their strength, thickness and durability. The benefits of pure acrylic wall coating as opposed to paint, are unparalleled. In particular, the products are water-resistant, retain their color over time, don’t crack, peel or flake and are suitable for both interior and exterior wall and ceiling use. VERSUS coatings are ideal for new construction work or for redecoration — be it for residential or commercial work. Versus Paint Specialists can offer you an environmentally-friendly alternative to normal paints. They have formulated wall coatings that considerably decrease the amount of pollution released into the immediate environment and the environment as a whole. This is because indoor air is three times more polluted than outdoor air and, according to the EPA, is considered to be one of the top five hazards to human health. Paints and finishes are among the leading causes of this pollution. Many paints contain volatile organic compounds(VOCs), which refers to a class of chemicals that evaporate readily at room temperature. When these VOCs give off gas, a

process that can last for weeks or years depending on the type of paint, they may cause a variety of health problems like nausea, dizziness, irritation of the eyes and respiratory tract, heart, lung or kidney damage and even cancer. Ideally you want to use paints that meet the best health criteria. Look out for low volatile organic compounds (VOCs), low biocides and natural pigment paints. Versus Specialized Wall Coatings are environmentally friendly. In terms of VOCs they have less than 16 grams per litre, they contain non-toxic pigments, are water based and they use minimal biocide content. Versus produces low VOC coatings. These coatings are durable, cost-effective and less harmful to humans and the environment than conventional paints. OIKOS-GROUP Since 1984 OIKOS has been producing color and matter for architecture. Among the big names in the building industry is Skylark Construction Limited. Established in 1990 and incorporated nine years later, Skylark is one of the most experienced construction companies operating from Kisumu City.

Over the last 23 years, the company has completed many projects in various industries including Tea, Sugar, Power Generation, Banking, Services, NGOs and Churches. The magnitude of projects handled by Skylark Construction today stands in stark contrast to the little jobs the founder Mr. Vinod Patel started with. In a revealing interview with the Business Daily, Vinod narrates his early struggles and determination against odds to build the huge enterprise that is Skylark Construction. He discloses that the violence following the disputed 2007 elections nearly brought down the business but the support of his banks and suppliers saw the company bounce back. Over the years, Skylark has built a reputation for its commitment to quality assurance, timely delivery and value addition. 30

Butterfly Properties Limited Monarch Apartments - Ruiru

Kenya

Kenya continues to witness an ever growing tide of real estate developers. It is therefore becoming increasingly important for new entrants into the market to think differently in order to achieve product differentiation and gain a competitive edge over existing developers.

O

ne of the latest comers is Butterfly Properties Limited (BPL). Founded in 2011, the company’s primary objective is to provide safe and durable housing at an affordable cost for the middle income segment in the country. BPL describes itself as a vertically integrated construction and real estate development company. “Our development projects span various genres ranging from residential apartments, housing subdivisions, industrial/warehouse construction to hotels and office & retail building projects”, says the company’s Managing Director Mr. Nimeet Dodhia. “We cater for both our own projects as well as those of third parties. We are also experts in specialized flooring solutions mainly using polished concrete applications for industrial and residential applications”. A distinct feature of BPL is its use of Precast Concrete Construction using load bearing panel technology. According to the company, this technology is ideal in that it produces high quality buildings at a faster rate compared to the traditional methods that are still dominant today. Besides, it is considered more environmentfriendly. These efficiencies notwithstanding, the structures are 100 percent steel and concrete and therefore 34

provide excellent strength and safety. BPL is quick to add that it still uses traditional methods in addition to the new technology. The company has also introduced a new system for concrete flooring - The Super Concrete System. This changes a standard concrete floor into a strong, beautiful, polished and easyto-clean, dust-free surface that is resistant to oil, water and acid. Use of this material results in an extremely durable floor, without a resin coating or paint that can detach or spoil over time.

execute the development of the project efficiently and successfully. All of them have intimate knowledge of working in Kenya and East Africa within the housing and commercial sectors”, says Mr. Dodhia. The company says it has committed tremendous resources to bring in modern technology, accomplished people and know-how in order to become a market leader in the construction and development sector in East Africa. “We are

Although BPL is still at its infancy, it is growing rapidly. The company, which is part of the Dodhia Group and Spinners & Spinners, boasts a strong management team comprising real estate and construction professionals with extensive experience not only in Kenya but also in the USA, UK, India and Europe. Many of them are graduates of prestigious universities in the US, UK and Kenya with some holding PhDs. BPL’s technical team consists of highly professional individuals serving as property and quantity surveyors, structural engineers, casting and construction/erecting teams trained by the company’s American technology partners. “We have all the necessary personnel in order to

aims for the skies As both the main contractor and developer in its projects, BPL believes it has the distinctive ability to control every aspect of the development process; making sure projects are completed on time, within budget and to the highest standards of excellence and quality.

Projects In a short span of time, BPL has completed and has embarked on several major projects. These include:Monarch Apartments – 60 middle income apartments consisting of 20 2bed/2 bath and 40 3 bed/2 bath units,New Horizon Industrial Park – a modern industrial park off Thika Highway consisting of over 100,000 f2 of lettable space,A 3 storey, six classroom school in Ruiru–built as part of the company’s Corporate Social Responsibility programmes, A world class 45,000 f2 facility for pharmaceutical distribution. Although at the moment the company is concentrating on Nairobi and its environs, it harbours ambitions of venturing into other parts of East and southern Africa as it grows in terms of capacity. September 2013

Operating Environment BPL feels that although in the past the regulatory framework guiding construction activities has been weak leading to the proliferation of substandard buildings, there is hope that the situation will change in the wake of stakeholder consultations and the coming into operation of the National Construction Authority. On the business climate, BPL is of the view that this has been tough in general. “With large swings in the currency exchange rate and volatility ofprices of oil and raw materials makes it difficult to predict trends. Local inefficiencies in skilled labour, transport, etc. along with high interest rates also add to this”, says Mr. Dodhia.

Chandrakant P. Dodhia – CoFounder and Chairman Founder and executive chairman. Responsible for external affairs: building partnerships and broader business relationships, as well as advising the Managing Director and senior management on business and policy issues. Holds a bachelor’s degree in Civil Engineering (BCE Honors) from George Washington University as well as a Doctorate in Management of Human Resources from World University in the USA. A serial entrepreneur and visionary industrialist he is co-founder of the Dodhia Group of Companies.

It also feels that the Government needs to take a serious look at low cost housing with a view to helping developers supply units ata reasonable cost.

Nimeet Dodhia - Co-Founder and Managing Director/CEO Oversees overall strategy, operations, as well as banking, marketing and client relationships. He is responsible for the management of the company as well as handling the finance and real estate development projects. A Graduate from the Wharton School of the University of Pennsylvania, with dual degrees in Finance and Management,Nimeet has vast experience in real estate and real estate finance having worked for over 7 years at a prestigious real estate fund in New York. Prior to that, he was an investment banker in New York.

Future BPL is focused on being a leader in the real estate sector. “We would want a situation where we are the first on the list for clients who want to construct high quality buildings. We also see ourselves as a pan-African company and hope to be part of the solution to the housing crisis facing Africa; by providing quality, affordable and green housing” states Mr. Dodhia

Suraj Dhanani - Chief Operating OfficerResponsible for the company’s day-to-dayoperations.He leads a team of structural engineers, casting and construction/erecting teams and is responsible for all the construction related activities. He holds a Bachelor of Science in Joint Engineering as well as Master’s degree and Ph.D. in Engineering from Imperial College London.

“However, with all these difficulties being faced, East Africa is on a strong upward trend and given the pressure from the population, real estate will be a big beneficiary. If the government can control and bring down interest rates and enforce stricter building guidelines, we see a very positive future”.

35

MANAGEMENT TEAM able to work with a variety of clients as we can address the diversity of the construction needs of our clients with the varied application of our technology - we strive to provide “a little extra” whereby owners always know they have the best value for their money”, adds Mr. Dodhia.

UAP Tower to add to

Upper Hill’s skyline UAP Tower, a 30-storey skyscraper, will alter the skyline of Nairobi’s fastest growing suburb.

U

pper Hill has already become a prime office location in Nairobi. According to respected Kenyan real estate firm, Hass Consult, many businesses have relocated to the area from the Central Business District, with companies now building their headquarters in the area as a first choice.

Contrasting with the spectacular, modern skyscrapers are some remaining and somewhat unkempt bungalows whose owners are probably waiting for the right price to sell the land. The area is home to several international and local company headquarters. Equity Bank, CIC Insurance, Britam, The World Bank, Coca-Cola, City Bank, are among big names have built impressive head offices at Upper Hill.

Kenya

It therefore came as no surprise when UAP decided to put up a multi-storey office building in the area. UAP is a pan-African Financial Services Group with interests in Insurance, Investment Management, Property Investments and Developments, Securities Brokerage and related Financial Services.

Until recently, Upper Hill was predominantly an upper-middle class residential area, with many, old colonial houses occupying 1 or 2 acres of land. Today, it is resplendent with neat, organized rows of high-rise buildings housing blue-chip local and multinational companies.

Currently, UAP has 12 businesses operating in Kenya, Uganda, South Sudan, Rwanda and Democratic Republic of Congo (DRC), which are market leaders in their respective fields. UAP Holdings is the holding company for the various UAP businesses. The building, known as UAP Tower, will rise 30 storeys with three basements under street level.

The equipment units are equipped with on-board water spray nozzles and conveyor covers, besides fulfilling engine emission regulations, making them one of the greatest track machines in the industry. “Essentially what we are talking about is that compared to our previous range of Lokotrack equipment, this is actually 20% more efficient so making more effective use of energy. We consider it as green through improving the efficient use of the equipment’’ says the customer service senior manager, Mr Mike Djan-Sampson of Metso Ghana Limited. There is the absence of redundancy with regard to the equipment, “it is pure manual, hydraulics, without solenoids and other electronics, it a very simple design fit for purposes that increase energy efficiency’’, Mr Djan-Sampson adds. Mr Eric Lavieville, Product Portables Manager of Metso Finland said all the issues concerning the 46

environment would minimise the emission, the fuel consumption and the impact of footprint on the environment. Mr Francois Wintergerst, Business Manager of Systems of Metso France stated that the development of the machine also took into account what is linked to the environment, such as the link to dusting because of the dust of the industry, link to noise protection and adaptation to ensure customer choice. Value for money The Lokotrack 1000 series crushing and screening equipment has test-proven fuel economy combined with the industry’s most consistent production levels, maximising profitability. Mr Djan-Sampson says the previous lokotrack series was designed for use in the European market, thereby making it a complicated equipment, with regard to electronic system’s together with maintenance, therefore there need to have a certain level of technical competence and expertise. “The Lokotrack 1000 series we made it easy for people in Africa and developing areas to operate, basic hydraulics, basic electrics, and relatively cheaper, which guarantees comfort to the customer andit is more of cost effective solution for the environment’’, he emphasised. The Lokotrack 1000 series uses well researched technology, of highly developed quality components to ensure the machine availability and sustained productivity. The machine employs a combination of hard-core engineering and most

Durability The Lokotrack 1000 series are designed to withstand the most arduous operating conditions and methods. Mr Joseph Obrempong, Construction Sales Manager of Delta Equipment Limited stated that Metso products have very long service life and refurbishment could take place should it be required. “When it comes to construction and mining, Metso crushing plants and equipment in general are always ranked as number one products’’, Mr Obrempong added. Mr Joseph Obrempong said Delta has been able to sell a full crushing plant, a modular, three stage crushing plant in Ghana and the machine’s will be installed in Takoradi latest by September to start operations. The machine is customised for rugged conditions, thus the Lokotrack series crushing and screening plants are based on the bestselling track mounted plants. A powerful Cummins engine adds to its power and performance. Efficiency has improved by having mechanical drives, without compromising on capacity. Types of Locotrack 1000 series The Lokotrack 1000 series has three models, the C1000 Jaw Crusher, the G1000 Cone Crusher with or without on board screen and the S1000 Screen, forming flexible cost effective track solutions whether they stand alone or work in multi-stage crushing in mining, construction or recycling. Conclusion The Lokotrack 1000 series is a combination of ‘best-in-class’ product quality and engineering that truly conforms to challenging working conditions. Be it difficult temperatures, low skilled labour force, operational cost and on demand service network, the machine offers value for money that is hard to replicate whilst being kind on the environment.
