A bright future for local property Sarah Micallef speaks to President of Malta’s Federation of Estate Agents Douglas Salt about Malta’s excellent property climate, what the future holds for the sector and why more and more people are choosing to invest in property locally.

R

ecent figures from the National Statistics Office have shed light on Malta’s property climate, revealing that property prices, particularly for apartments, are on the rise. With an overall rise of 2.8 per cent compared with the corresponding period last year, the Property Price Index stood at 104.76 in the first quarter of this year, with the main driver behind the rise being the Apartments Index, which went up 4.5 per cent. Consequently, the value of transactions in the first quarter of this year increased by 11.9 per cent compared to the same period last year, with the largest increase in sales again being recorded in the Apartments

Index – a sizeable 15.4 per cent. In fact, apartment sales accounted for an impressive 73.2 per cent of the total transactions recorded in the past year.

Referring to the current climate as excellent, with healthy demand across all property

types and price ranges, President of Malta’s Federation of Estate Agents Douglas Salt points to the strength of Malta’s economy as the reason behind the property market’s performance. “All indicators are showing that the Maltese economy is doing well, especially when taken within the context of the rest of Europe,” he says, highlighting the strong tourism sector and the encouraging growth in exports in particular. Mr Salt goes on to mention other factors contributing to Malta’s economy, including Government’s current fiscal deficit, which is within the Euro area ceiling of three per cent of GDP and the lowest it has been in 15 years; unemployment, which is the lowest it has

been in 20 years; as well as the strong performance of sectors like financial services and iGaming. The latter, he considers especially important, stating, “these sectors attract foreign investment as well as foreign nationals interested in working and living in Malta. This, of course, increases real estate demand which has also seen considerable growth, particularly over the last two years.” Indeed, as Mr Salt maintains, a strong economy attracts more foreign investment, both in the form of direct investment in property, and also as foreign nationals look at relocating to Malta. It also means greater local wealth, with property being one possible investment option.

Moving on to what the future holds for the local property sector, he believes that “there is a renewed confidence in the performance of property as an investment over time, after years of it being talked down,” asserting that buy-to-let, which was until recently a niche market, is being acknowledged as a good investment. “With more than 24,000 foreign nationals from 150 counties currently living in Malta, the demand for rental properties has soared,” he states. While many of these foreign nationals actually invest in their own property, others opt for a rental property, according to Mr Salt. “This has fuelled demand for rental properties. Combined with a very limited supply, this makes it a very attractive

COVER STORY the asset itself is appreciating on an annual basis,” he maintains. The demand for properties is also more spread out than it used to be, he continues, both in terms of location and type of property. “People who cannot afford the rents of traditional areas are turning to San Gwann, central Malta, Msida and Swatar among other areas, with rental returns in these areas improving significantly,” he maintains. Supply is also an issue when it comes to more popular areas however, as Mr Salt continues, “we have reached the stage where in certain areas of the island demand is getting very hard to satisfy and more incentives to regenerate existing housing stock need to be created so as to make it viable for developers to take up the challenge.”

“We have reached the stage where in certain areas of the island demand is getting very hard to satisfy and more incentives to regenerate existing housing stock need to be created so as to make it viable for developers to take up the challenge.” Offering a word of advice to those looking to sell a property within the current favourable market, Mr Salt believes that when faced with the decision to sell a property unconverted or invest in converting it for a better return on investment, it very much depends on the vision and resources of the owner, yet asserts that it is often the case that a property that has been converted will fetch a

better return, and will also help it sell faster. Following a conversion, Mr Salt explains, “the monies invested in the conversion works are recouped, often with a considerable return. This is because it saves the new buyers the need to do the necessary works themselves, as well as the time involved.” Apart from this, converting an older house or apartment will also enable the owner to exhibit the property at its best, making it more attractive to potential buyers. This advice, according to Mr Salt, applies not only to unconverted properties, but to all properties: “an element of staging a property, including a face-lift, even as much as a fresh coat of paint and better organisation of the space available can make all the difference for a quick and rewarding sale.” All things considered, Mr Salt believes that the future looks very bright for the local property sector, with the help of “some very exciting projects in the pipeline that will continue to improve the level of quality and lifestyle valueadded in the local market.” BB

On The Run

In the past few weeks, 20-year-old sprinter Charlotte Wingfield won two gold medals for Malta at the 16th Games of the Small Nations in Iceland, making her the local darling of the competition. She chats to Jo Caruana about her driving passion for the sport, and her plans for the future.

C

harlotte Wingfield may only have been competing for Malta since May, but she’s already made her mark. This season she has broken the Maltese national records for the 100m, 60m and indoor 200m races, while also winning two gold medals at the Games of the Small Nations in Iceland. She then went on to set a new national 100m record and placed second in her race at the European Athletics Team Championship Third League in Azerbaijan, at the European Games sports programme in Baku. “It’s been such an exciting year already and I am very proud of what’s been achieved so far,” she says with a smile. “Another highlight was winning the 4x100m race with the other girls at the Games, and setting a new national record together. I am thrilled to wear the Maltese National Kit as I was born in Malta and am proud

of my local heritage. I plan to keep performing well for the island.”

How did you get into athletics? I started athletics training when I was 10, competing in primary cross-country competitions in the UK. In Year 4 at school I raced against the Year 7s and won, which is when a club called Barnet and District asked me to join; that’s where

it all began. My mum used to be a runner too but, back in those days, the facilities weren’t great and treatment for injuries wasn’t really available, so she decided to quit. What is your earliest memory of the sport? My earliest memory of athletics is also of my first major achievement in the sport – winning a bronze medal in the 200m race at the All English Schools Championships in 2009. After that I became the UK record holder for the 300m, and placed fourth on the all-time ranking for the 400m. Looking back, athletics has always been a big part of my life. I have had quite a few injuries along the way and many people have told me I wouldn’t make it but I have always made it my aim to prove them wrong. I could never face giving up. Can you remember the day you knew athletics would be the career path for you?

It was the day when I got my first international kit for England, after winning silver at the All English Schools Championship. Once I’d achieved that I just wanted more and more, and became very eager to go to the Olympics. Thankfully the achievements kept on coming and I realised running for Malta would give me lots of opportunities to run in bigger competitions and compete on a larger scale. I am very proud to represent the island. Is there anyone who inspired your career? In secondary school I had a teacher called Miss Thomas and she was always so supportive of me. She would take me to local competitions so that I could race, and always made sure I was signed up – I will always remember her for that. My mum is my main inspiration. I knew she enjoyed athletics and, when she couldn’t achieve the standards she hoped to, I wanted to make

her proud and show her that I could do it for her. Completing the trio of people who inspired me is my sixth form teacher Mr Roberts; he always believed in me and taught me to believe in myself. What have been the highlights of your career? I’ve been really lucky to have some amazing highlights so far. Among them I have fond memories of winning the 100m and 200m races at the Games of the Small States of Europe in Iceland recently, as well as being selected to represent Malta at the European Under-23s races. I was also really pleased to place second in the 100m and 200m races at the British University Championships. How do you spend your down time? When I have time to myself away from the track I like socialising and spending time with my friends. I work parttime for Nike and study

sports management at Cardiff Metropolitan University in Wales. I also enjoy listening to music. What do you love most about running? I relish the excitement and how much fun I have when I’m doing it. I never go into a race determined to hit a particular time; I go into it to have fun and let the outcome happen

on its own. If the result is good I never stop smiling. Is ‘style’ an important part of your life, whether for running or not? Yes absolutely. I love looking good when I’m training and competing, which is why working for Nike is great – their kits are amazing and very stylish.

What's your favourite thing in your whole house? My sofa – after training and work I walk straight through the house and collapse onto it until I’m absolutely ready to get up. What’s your favourite item that you have collected on your travels? That would have to be the two gold medals I got at the Small States Games in Iceland.

If you could spend time at any sports venue in the world, where would it be and why? I would love to spend time at the Sun Angels Stadium in California, USA. It’s an amazing venue with a very fast track. What three things would you take with you to a desert island? My boyfriend, lots of water to

drink, and my phone – even though it would probably be useless on a desert island! What would be your last meal? A cheeky Nandos (a UK food franchise serving speciality chicken dishes). What would you never buy? My way to success; it has to be earned. BB

The renovation project: doing your homework

Whether you’re giving an apartment you live in a new look or upgrading a property which you bought as an investment, there are plenty of ways to improve your space, and numerous things to keep in mind too. Martina Said provides some tips.

A

partments have become the property of choice for many in recent years – be it for young couples who cannot afford something bigger or older couples looking for something smaller and more manageable. Either way, renovating an apartment requires an altogether different approach to, for instance, renovating a house, and some things are a little less obvious than others. The internal works you’re likely to carry out in an existing apartment are cosmetic – often, there is little to be done structurally as most purposebuilt apartments were well-laid out when conceived and built. If not, however, it is important to bear in

mind that apartments are subject to specialised design and planning regulations, where issues of privacy, fire and noise separation, and private/common areas come into play. Therefore it is important that before you start pulling down walls and fitting new elements, to check whether the changes you are after are permissible (with an architect and with the relevant governing bodies).

White, light and bright

Generally speaking, apartments are smaller spaces than standalone houses – you must design the space wisely to maximise each room and make it look as roomy as possible, which is why white or off-white paint

for the walls and ceilings is likely to be your best option, opening up the space and giving the illusion of light. If you’re keen on colour, it is best to stick to a neutral palette for the walls, and use accent colours for finishing and furnishing. This is especially applicable if you’re looking to re-sell or rent out the apartment a few years down the line. Using good-quality paint and materials to give the place a new look will go a long way and ensure that the apartment looks smarter for a longer period of time. This will also save you from having to refresh the interiors more regularly and save you money in terms of materials, tradespeople and time. HOMES place for yourself primarily and not for would-be buyers – in the end, there is most fun to be had when you design and decorate according to your tastes first and foremost. But if you plan on moving out sooner, treat the renovation project with a little more objectivity and without obsessing about replacing everything. It’s important to carry out such cosmetic changes as washing all appliances, apertures and nooks and crannies well, but rather than replacing all the furniture, consider smaller alterations such as statement walls or new flooring.

However, be careful not to block out all light – covering every window with blinds or curtains can make a small room feel smaller and closed-in too.

Adapt to your budget

As with everything else, you’ll need to adjust the extent

and style of your renovations according to your budget or to that of your likely tenants. If you think the place is likely to attract better rent and more careful tenants, then it warrants a little extra expense. But bear in mind the overall standard of the apartment building before investing too much time and money for the latest of everything: if the block itself has an outdated feel, scruffy common area and old lift, then there is little point of an

expensive renovation, and if you're seeing them as turn-offs for prospective tenants, then it’s probably best to contact the owner of the block about the maintenance of the common areas. When deciding whether or not to renovate, consider the ‘fiveyear rule’ to evaluate just how much detail you want to get into. If you plan on remaining in the apartment for more than five years, then design the

Unless something is broken and completely unfixable, it is suggested to work with what there is and adapt it accordingly, but this is not to say that you should go too cheap or down-market. Remember that you may be competing for tenants with other landlords in your block, and what you offer in terms of clean, bright and cool interiors may set you above the rest. BB

Renovating for resale Those who love a good renovation project are increasingly on the lookout to purchase new apartments with the intention of re-selling them. With relatively little expense, an outdated space can be given a new look fairly quickly and sold for a neat profit. This trend is on the rise both locally and overseas, and one can choose to spend as little as €5,000 or as much as €25,000 to renovate an apartment, depending on your target buyer. If you’re considering buying property for this purpose, be sure to do your homework before – be choosy in terms of location, size, the age of the building and how much work and money renovating it requires as, in the end, you want to guarantee a return on your investment.

Interior décor: what you need to know

A huge trend within the property market at the moment is buying an older house or apartment and renovating it to meet modern needs and desires. Sarah Micallef looks into the process of converting and designing a property, and gets some expert advice on how to dress up a new conversion from interior designer Vera Sant Fournier.

A

part from being cost-effective (particularly if you get a good deal on a property that’s in need of some TLC), renovation projects can be great fun while giving you a chance to put together the home of your dreams based on your tastes and needs. The first step to embarking on any renovation project is working out your budget. Knowing exactly what you can afford to achieve will enable you to choose a property within the right price bracket, as renovation costs (depending on how far you plan on taking it) will raise the bill considerably. Because of this, it is essential to have a renovation budget laid out beforehand. Interior designer Vera Sant

Fournier, who has ample experience, has one word of advice when it comes to setting your budget: “be realistic. Do not expect to get your fantasy dream home done without the budget it needs. Quality costs money, so make sure you do all your homework, and plan at least an extra 20 per cent for inevitable issues that will spring up as a contingency.” Once your budget has been set and you’ve got your hands on a property that’s ripe for conversion, it’s time to call in the appropriate professionals, and this is another area where it is essential to do your homework. Vera believes that the best contractors are often found through word of mouth, but that you should always ask to see past projects. Apart from this, she maintains, “make

sure that you work with the appropriate tradesmen who are licensed, and consider hiring an architect who can monitor and certify that the works are being done as they should – to standard and in accordance with the law – unless you have a project manager who will then call in the architect as required.” Following a structural renovation, the next step is finishing, furnishing and soft furnishings. It is for this phase that you may consider enlisting the help of an interior designer, whose job is to bring your vision to life. An interior designer will professionally prepare plans, working drawings and the overall décor concept, says Vera. “Be prepared to bring your ideas and visions to the table. Your interior designer will prepare

the necessary plans and images, which will be crucial during the renovation project.”

“Less is more, so look for a few ‘wow factor’ pieces or features. These could include a statement piece of furniture, a feature wall or an attention-grabbing light fixture.”

When it comes to choosing your interior designer, Vera’s advice is to once again, do your

research. “Today, you can find most portfolios online – see which appeals to you most and make an appointment to meet the designer even before asking for a quotation,” she says, explaining that apart from the price tag, chemistry is also important. “Be clear with your requirements and how far you need your interior designer’s services. You are about to embark on a journey that will help you materialise your dream space.” Speaking of the interior design process, Vera explains that for her projects, the first step is sensing the energy of the individuals involved. “The initial feel of that first meeting must be one where we connect as human beings,” she maintains, explaining that as a client, “you are ultimately trusting a

HOMES the required feedback, Vera will then go to the drawing board and start brainstorming to begin the design stage, from proposed structural layouts which are overseen by the architects, to proposed furniture layouts and then on to the creation of CGI imagery, which will enable the client “to see the magic that has been created around who they are, what they need, what they love and what they hate.”

Looking into what makes such trends popular, Vera explains that it is no coincidence: “decorative trends reflect the world’s economy – the average person’s income, the material cost and productions, and so on. As part of the constant search to be innovative and create beauty, there is the need to create alternatives to manifest beauty, and the minimalist trend has evolved at a time where less is more.” Needs have changed within today’s lifestyle, she says,

and this reflects our need for changes in our personal environment. “Life has become fast and busy, so we search for that safe and comfortable haven which does not keep our minds racing or thinking – a place to switch off. The minimalistic approach serves this energy on a silver dish.” As for specific elements that make up a modern design, and how this style is achieved through furnishings, finishing and décor, Vera maintains that it is made up of the simple ingredients of style, form and function. “Less is more, so look for a few ‘wow factor’ pieces or features,” she says. These could include a statement piece of furniture, a feature wall or an attention-grabbing light fixture. Other elements that make up a modern space, according

to Vera, include “clean lines, plenty of hidden storage, light colour schemes and neutral palettes, all mixed together to create a calming and serene environment.” In addition, lighting plays a major role within modern décor, Vera advises, asserting, “with proper planned lighting – again with the help of professionals – you can create a stunning modern ambience.” Lastly, she suggests tying it all together with a neutral canvas, linen fabrics and stunning bright or monochromatic largescale works of art, featuring both collectible posters and original artwork. Used together, these elements will help you achieve the coveted modern feel that is so popular today. BB

Caring for your car Taking good care of your car will not only keep it in great working order for longer, but could also ensure your safety, as well as saving you a pretty penny in damages that can easily be avoided. Sarah Micallef sheds light on the importance of car maintenance for the long life of any vehicle.

C

hecking and servicing your car regularly can make all the difference between a small glitch caught just in time and a larger problem that is far costlier to fix. Rather than putting off any niggling problems before it is too late, there are a number of measures you can take to ensure your vehicle is safe and well cared for. The first step to a reliable and well cared for car is regular servicing. The manufacturer’s service manual that came with your car when you first purchased it should give you a good indication of how and when to service it, but a general rule of thumb is to take it in for a service every 20,000km or 12 months (whichever comes first). A service will generally consist of a check-up and lubrication of all working parts, an oil change, oil filter change, new spark plugs or fuel filter, as well as safety checks on ball joints, tyres, steering and suspension. There will also be extras depending on your particular vehicle and its requirements, which could include replacing anti-freeze and brake fluid, as well as other checks like lights, fan belt tension, fluid levels and wipers. Apart from having your car regularly serviced, you’d

do well to pay attention to any unusual noises, leaks or warning lights, as well as popping the bonnet from time to time to check liquid levels. If you do notice any warning lights around your dashboard, such as the oil sensor or temperature gauge, do not ignore them. Having them seen to before they cause any damage could prevent major costs. Besides keeping an eye on fluid levels, you should also periodically check the depth of tread of your tyres (the minimum should be 1.6 millimetres) by placing a coin into the lowest tread depth – if you can easily see the outer rim, the tyre needs to be replaced. On a surface level, your car’s paint needs your attention too. You can protect the spray by polishing and waxtreating your car twice a year – ideally before and after the hot summer months. On a day-to-day basis, you can help care for your car’s paint by parking in the shade or indoors whenever possible, as well as avoiding leaving your car under trees for long periods of time – sap and bird droppings can damage the paint. Another place to be wary of leaving your vehicle is along the waterfront or close to the sea – sea salt in the air can cause rust, which is costly to repair and can be very damaging. BB

A guide to summer well-being From caring for your hair and skin to staying hydrated, Martina Said highlights the simplest methods (and often the most overlooked) to stay healthy and happy this summer.

A

s long summer days lure us outdoors for hours on the beach or by the pool, for sipping cocktails in the sun or BBQs on the sand, it’s easy to forget that the summer weather can take its toll on our overall well-being. While protecting your skin from the sun is of utmost importance and should never be undermined, there is more to staying healthy in summer than sunblock and other skincare products. Here are

some tips that will help you breeze through the summer while staying in top health.

Nourish and hydrate

Contrary to the heavy and hearty meals we crave during the cold weather, summer is all about lighter, flavourful and earthy meals that keep us energetic without getting too full. Nature’s bounty is at its best here, with plenty of seasonal fruits and vegetables that are cooling and nourishing, making it possible

for us to feast on a vast range of fresh fruits, vegetable juices, raw salads and smoothies. Complement organic meals with a bit of protein, some of which don’t even require cooking, such as nuts, seeds, beans, soy products, yoghurt and cottage cheese, all perfect accompaniments to fruit and vegetables. It is also fundamental to stay cool and hydrated in summer with plenty of water and refreshing liquids, even more so if you’re outdoors a lot and exercise frequently. Carry a hard plastic

flask with you wherever you go so that you’ve always got water at hand if you need it.

The right shoes

Wearing the right shoes in summer is as important as anything else – do not mistreat your feet in favour of style and fashion, or at least, alternate between comfortable and stylish pairs to give your feet a break. Alternating between your top pairs of shoes is also important to air them properly and to avoid triggering foot odour or infections. It’s

important that your feet do not hurt you in shoes – tight or ill-fitting pairs can worsen bunions, distort the toe shape and cause painful growths. If you must wear high heels, however, look for ones with a wide toe box and wide heel that is stable and not too high, and for any summer shoe, look out for a pair with breathable linings and insoles that can absorb sweat. Flip flops and completely flat shoes don’t provide much support and neither does walking barefoot – to keep feet strong and

healthy, minimise the amount of time you spend in shoes that lack supportive arches.

Radiant skin and hair

That sun-kissed look is sometimes taken a little too far without the appropriate protection, and what results from hours (instead of intervals) of sunbathing is red skin and utter soreness. Cool down sunburnt skin effectively with ice-cold compresses, which help soothe the pain and reduce the heat, and if you want that glowing effect without the redness, then you need a different plan of action. The trick to radiant skin is that it’s beautified from within – consume foods with vitamins A and C, and plenty of leafy greens which are packed with the good stuff, as well as broccoli and sweet potatoes, and if you still want a hint of a tan, get it gradually. Since summer starts early here, it can also take its toll on healthy hair: humidity wreaks havoc on frizz-prone hair, heat from the sun degrades the protective protein in hair and chlorine and salt water can dry it out. Start by protecting your hair with a wide-brimmed hat and

spraying a protective product, or leave-in conditioner, before heading to the water. After swimming, use a clarifying shampoo which has residueremoving properties or rinse your hair with ¼ cup cider vinegar mixed with a pint of water to remove a dulling film off your hair.

Shade your eyes Short-term damage to the eyes is difficult to detect, but over the long term, it can cause irreversible harm to all structures of the eye, which is why it’s important to get maximum protection from an early age. Wear UV-blocking sunglasses that cover the eye completely together with a

wide-brimmed hat to shade your eyes when you’re in the sun. If you use contact lenses, check with your eye specialist about UV-blocking lenses for extra protection, which you could wear under your favourite pair of sunglasses. The time of the day and year most harmful to the eye differs to that of, say, the skin

– because the eye is naturally shaded by the brow ridge when the sun is high in the sky, the highest ultraviolet radiation exposure for eyes is in the morning and mid-afternoon, and also tends to be more constant in spring, summer and autumn, when the sun is lower in the sky. BB
