What you need to know before buying to rent

Before forging ahead with a large investment like buying a property for rental purposes, there’s homework to be done to ensure the best return on your investment. Martina Said discusses what to look out for as a prospective buyer, as well as the most common oversights to avoid when looking to purchase an apartment for renovation and rental.
W
ith Malta’s property market still in the thick of a massive boom, there are plenty of people on the lookout for a property with the potential for renovation and rental rather than resale. It is safe to say that apartments have become the property of choice for many in recent years – be it for young couples who cannot afford something bigger or older couples looking for something smaller and more manageable or as a buy-to-let investment. Either way, renovating an apartment has its own set of requirements that differ from other property types. The internal works you’re likely to carry out on an existing apartment are cosmetic – often, there is little to be done structurally as most purpose-built apartments are laid out when conceived, designed and built. To this end, there are a number of things you should look out for to ensure you put your money in the best possible property.
White, light and bright
Generally speaking, apartments are smaller spaces than standalone houses, meaning that every room should be maximised to offer the illusion of space and light. If white walls and ceilings look too clinical to you, or you’re simply keen on colour, opt for a neutral palette for the
walls, and use accent colours for finishing and furnishing. Using good-quality paints and materials will not only give the space a fresh, new look, but it will also ensure that the apartment looks smarter for longer, getting the most out of the initial effort put into it. Bear in mind that, from the kitchen to the bedroom and even a yard if applicable, the less clutter the better. Rather than adding ornate curtains to each room, opt for roller blinds in plain fabrics and colours that are sleek and neat when retracted. Consider using block out fabric if some rooms receive excessive amounts of light at certain times of the day, however, be careful not to block out all light – covering every window with blinds or curtains can make a small room feel smaller and closedin too.
Adapt to your budget
As with everything else, you’ll need to adjust the extent and style of your renovation or furnishing project according to your budget, or to that of your likely tenants. If you think the place is likely to attract better rent and more careful tenants, then it warrants a little extra expense. But take into consideration the overall standard of the apartment building before investing too much time and money for the latest of everything:

The property value – Whether or not your rental plan works out – and despite the numerous variables you cannot predict with respect to property prices and market – you stand to gain from an increase in the property’s value over time due to changing demands in the area as well as the market.
Tenants – Even with the best of tenants (and these are never guaranteed), collecting the money owed to you each month could be a major headache. Some tenants could pay their rent on time year on year, but others may pay up irregularly or not at all, so you might need to deal with months of no rent at a stretch, time wasted chasing for payments, as well as eviction.
Income – The biggest draw of owning a rental property is the regular stream of income from tenants, which is generally more than generous enough to cover any costs that may arise from month to month. With the demand for rental properties having sky-rocketed, it might take you little time to redeem the initial capital investment made to purchase the property for rent. if the block itself has an outdated feel, scruffy common area and old lift, then there is little point of an expensive renovation (unless you own it all). If this is a potential turn-off for prospective tenants, then it’s probably best to contact the owner of the block about the maintenance of the common areas.
Choose wisely
If you’re renovating an existing apartment for rental, rather than buying a new one, consider the ‘five-year rule’ to evaluate just how much detail you want to get into. If you’ve just bought a property which you think you’ll be living in for the next five years before leasing it out, then design the place for yourself primarily and not for
would-be tenants – in the end, there is most fun to be had when you design and decorate according to your tastes first and foremost. But if you plan to rent it out immediately, treat the renovation project with a little more objectivity and without obsessing about replacing everything – it’s important to make the place presentable and ensure that every appliance, aperture, nook and cranny is clean and in good condition, but rather than replacing all the furniture, consider more meaningful alterations such as statement walls or new flooring. You could also paint kitchen cabinets if they’re still in good condition rather than buy an entirely new set, and swap out tiredlooking handles in exchange
Added value – The effort you put into improving the overall state of your rental property will add value to it as you maintain and upgrade it. Repainting, adding new fittings and furnishings, as well as landscaping, are all home improvements that will not only allow you to charge more for rent, but will also increase the value of the property should you decide to sell it.

Is your home ready for sweater weather? With summer’s heat becoming more of a distant memory with each passing day, our attention turns to getting our homes warm and cosy for the winter season. From heating to soft furnishings, Sarah Micallef gives her tips on doing just that. HEATING
Choosing the right heating devices for your home come winter time is the first step in achieving a cosy living environment. Central heating is effective yet not quite so common in Malta, while air-conditioning units are many modern home owners’ preferred option. Meanwhile, an atmospheric option is a wood-burning fireplace. Generally made out of steel or cast iron, these fireplaces are efficient and pollute less than traditional variations, though still more so when compared to renewable energy heaters. Finally, underfloor heating is among the most sought-after heating systems currently, both for its efficiency in distributing warm air evenly around the house and for its long-term sustainability. This works by turning the floor area of each room into a large, lowsurface temperature radiator – perfect for our freezing Maltese floors! Once the floor’s temperature rises above that of the surrounding air, heat is emitted evenly from across its surface.
INSULATION
An important step to keeping your home dry and well insulated is waterproofing. Once all your roofs and openings are water-tight, keeping your indoor space warm and cosy will be a cinch. The type of apertures you have will also play a part in controlling the temperature, with the circumstances surrounding your home sometimes necessitating the use of specific materials for your doors and windows. If your building is exposed to high winds for example, double-glazed panels in heavy-duty materials are recommended. Meanwhile, aluminium is considered among the best options anywhere as it is virtually immune to moisture and rot, and works out cheaper than most other options. High-
quality PVC apertures also make for great insulators, resist condensation and will not distort when exposed to extreme temperatures.
SOFT FURNISHINGS
Small things can also go a long way to keeping your home cosy this winter. Start by switching your soft furnishings to soft and toasty cold-weather variants. Don’t be afraid to experiment with different textures and fabrics, including faux fur rugs and velvet cushions for a warm and inviting feel, as well as fleecy blankets and soft throws for sofas and armchairs. Meanwhile, apart from their decorative role, curtains and blinds are as functional as any appliance when it comes to keeping rooms warm and cool throughout the year. The fabric you choose for your curtains is essential as the material will dictate how well your curtains function and hold up over time. If curtains are too heavy, they may not fold crisply when drawn; too light and they may not fall well. Linen, silk, faux silk and velvet are the best choices to use for window treatments as they tend to hang the best.
WARMING FOOD
Preparing warm and hearty food will also go a long way towards helping you feel warm and cosy at home in winter. A thick soup, warm stew or one-pot meal such as traditional popular dishes soppa ta’ l-armla or kusksu are definite favourites here. And if you’d just like a little pick-me-up, a hot mug of coffee, tea or hot chocolate will also do the trick, while a shot of whisky mixed in with some ginger and lemon is the perfect antidote to frozen fingers, and serves as the ideal immunity boost too, if you’re feeling a little under the weather. T
he Maltese islands are exposed to excessive heat nearly all year round, and solar protection films outfitted over apertures can solve this problem in both commercial and residential establishments. England, one must heavyheartedly admit that we are a bit behind in appreciating and understanding this technology. tep back in time and discover Malta’s heritage with the Heritage Malta Membership Scheme. Heritage Malta offers a variety of schemes and initiatives for the benefit of its clients and to promote and increase accessibility to all museums and sites. Its new membership scheme gives the subscriber unlimited free entry to Malta’s national sites and museums, allowing them to benefit from discounts, schemes and free exclusive events for members. Heritage Malta membership offers four membership categories with one, three or five-year options. Through the new scheme, adults or joint members can admit up to six children free. Furthermore, children aged 12 years and over who live in members’ households are entitled to their own membership card, permitting them independent entry. DETECTING WATER LEAKS THROUGH INNOVATION AND RESEARCH

HI Consultants, a company specialising in non-destructive water leak detection services, was founded in 2012 by two graduates, one in psychology and marketing, and the other in engineering. The company pursued interest in sustainability, innovation and research, and has collaborated both locally and at European levels. “We are a team of professionals who strive to give the best service possible, be it through back office or onsite inspection. Our passion for work and to solve mundane problems are core to our daily activities. We are aware that some problems are very challenging and the level of technology advancement available does not provide a solution to every situation. However, every challenge creates for us an opportunity to research better ways and methods of finding long-lasting remedies to every
situation,” says Rubyanne Cauchi, one of the founders of the company. CHI Consultants’ water leak detection service offers a method of detecting a leaking source from a known or unknown service pipe within a building. That service has been extended also to solving problems of rainwater ingress and pools leaks, as well as repairing such leaks, and ensuring that the repairs are carried out to the highest standard. “We have now managed to introduce a method of repair without breaking for the main drainage lines with the method of internal lining. ver the past few years, the family kitchen has transformed itself from a place solely reserved for preparing food to a multiuse space where people can cook, eat, socialise, entertain and help with the children’s homework. It’s a reflection of the way many of us are living these days, within a single, larger space where people can gather and spend time together, and the layout of the kitchen you’re planning has to reflect this change in purpose. While the most popular kitchen layout in Malta is probably the L-shaped one that is built into a corner and offers the most counter space, there are other layouts that may be more suitable to your home, especially if you have more space than average; for example, single and double galley kitchens with one or two continuous runs of cabinets and U-shaped kitchens, which surround the cook on three sides with everything within easy reach. The installation of an island, or even a peninsula, within the kitchen creates the ultimate multitasking space. Doing double duty as a work zone and social hub, the island provides additional work surfaces, storage space and can also include a breakfast bar. Sockets can be incorporated for charging phones and laptops, and wine storage or bookshelves can be added too. The island can also delineate the kitchen zone without cutting
Each kitchen needs a certain amount of storage. Tall units are helpful for storing fresh food, while two standard cutlery drawers and four pan drawers are generally recommended. Additionally, the extra storage space you gain by having an island allows you the luxury of not having wall cabinets, so that your kitchen space remains light and open, creating a much more contemporary look. Keep an eye on the long term, too, and when designing your kitchen, consider today and tomorrow. A couple can turn into a family of four or five in a few years’ time, and extra storage will naturally be required. Adding some open shelving to your kitchen can help to soften up the appearance of a space, but if you have a small kitchen and need storage, they don’t make the best use of space; it might be best to avoid them and install normal wall cupboards instead. Items stored on open shelves in a kitchen may also need to be regularly cleaned, because of grime and grease from cooking. While a good extractor fan should help, having to clean shelved items regularly can be an extra hassle and chore that you may not want to get into. There are some key things that should be a part of everyone’s plan, no matter what the final layout looks like. Keep the dishwasher near the sink, and try to keep the bin within easy reach of the dishwasher, the food preparation area and the hob zone. This is all part of the ‘golden triangle’, which is a three-point rule for the placement of the sink, fridge and cooking areas. It’s all about keeping the most-used areas of the kitchen in close enough proximity to each other to facilitate easy cooking, food preparation, disposal and clean-up, while maintaining the ease, beauty and sociability of a modern kitchen.
