The Fundamentals of Modern Kitchen Design

Clean lines, clear spaces, natural materials, neutral colors

Appearances can be deceiving when it comes to modern kitchen design. Seemingly effortless and simple, modern design incorporates minimalistic details and clean lines. But it’s this simplicity that demands perfection in craftsmanship, design selections, and functionality that only years of experience can achieve.

Defining modern design

Modern design originated in the early to the mid-20th century when designers moved away from the heavily ornamented Gothic, Renaissance, and Victorian design styles. Industrialization produced new materials which inspired furniture and construction. At its most basic, modern interior design features straight lines over curved lines. Long horizontal planes are broken up by clear, open spaces and highlighted with lots of natural light. Neutral colors and natural materials create just the right amount of contrast and interest while complementing the clean look of the overall design. Strong emphasis is placed on functionality to create an organized and calm atmosphere.

Functional minimalism

Minimalism is a key characteristic of modern design. Kitchens, by their very nature, are spaces that receive heavy use and are prone to clutter. To combat this, a professional kitchen designer works diligently with the client to ensure that every surface, appliance, and cabinet has a specific purpose in the space. The focus of the design is on efficiency and intentionality that suits the client’s lifestyle while eliminating distracting, unnecessary “extras”. A kitchen designer perfects the design in a way that reduces potential for clutter. Much attention is paid to the layout of the cabinetry to guarantee storage is ample and kitchen items are kept from sight. This functional minimalism makes the modern kitchen a sly workhorse of a space.

Integration of appliances

Traditional kitchen appliances like refrigerators, dishwashers, ranges, and microwaves, are required in the space but can distract from the monochromatic look that defines modern kitchen design. Integrating appliances through custom cabinetry and appliance selections allows them to blend seamlessly into the design.

Panel-ready dishwashers and refrigerators allow for a cabinet front to be attached which integrates the appliance into the overall design. Professional, custom cabinetry allows for cabinets with unique opening hardware to conceal

countertop kitchen appliances. Drawers can be outfitted with outlets and charging ports to keep family devices charged and easily accessible, but out of sight. Additionally, a butler’s pantry out of the sightline of the main kitchen makes a great place to house appliances that cannot be integrated into the design as easily, like a built-in coffee station or microwave.

Materials and finishes

Design selections are pivotal when creating a modern kitchen. Careful consideration must be made to ensure that the principles of interior design are achieved while eliminating unnecessary ornamentation.

Modern design often pairs man-made materials with the natural materials, to strike a balance of crispness and a visual softness and warmth. An example might be pairing a matte acrylic and natural wood for cabinetry and a stone countertop with soft veining to lend personality to the space. Another element that truly defines modern design is the selection of hardware or the lack of, achieved with hidden function or integration. Thin, top mounted edge pulls, touch doors and drawers, or channel systems can all be explored with modern design.

A neutral, monochromatic color palette produces harmony and radiates a calming rhythm in the space. A careful accent color or texture can provide interest but does not overwhelm the design.

Balance is achieved in carrying this same color palette to adjacent areas of the home within the sightline of the space. Lighting choices complement the beauty of the space and keep with the clean lines and natural materials modern design is well known for. When it comes to modern kitchen design, starkness is not the goal. The goal instead is to create a space that harmonizes with the entire home, creating an aesthetic that lets the eye travel from room to room, with fluidity and sense of purpose.

The Art of Rebalancing Professional

Striving for balance is a principle that applies to investing just as it does to other areas of life. When one area gets out of proportion, it can disrupt your financial goals. There are, however, practical strategies to keep your portfolio in balance and your long-term goals on track. In this article, we discuss the basic tenets of not just why you should consider rebalancing your portfolio, but when and how to do so.

Why rebalance your portfolio?

The chief purpose of rebalancing is to ensure your portfolio remains allocated according to your long-term financial goals. Over the last two years, the stock market has experienced periods of volatility. Inflation, supply chain problems, global conflicts and other factors continue to affect stock values. More downside volatility is expected in contrast to the pre-pandemic stock market boom. Under these uncertain conditions, it’s especially important to review your portfolio and rebalance your assets as appropriate.

Here are some tips to help you achieve a balanced portfolio: Assess the big picture. Ideally your portfolio is some combination of the four asset classes (stocks, bonds, cash, and in some cases alternatives). Too much of your portfolio in stocks may expose you to too much risk. Treasury bonds and other reliable municipal and corporate bonds can help insulate your portfolio during times of volatility. Alternatives are nontraditional investments that include everything from precious metals, real estate, cryptocurrencies, and carbon credits. Many alternative investments are considered highly speculative and

come with greater risk, so they typically will make up a small portion of your portfolio. It’s smart to have a certain amount of cash on hand for emergencies. However, there’s no reason to keep excess amounts of cash in low-interest-bearing accounts if you can get better results in higher yielding investments. Your financial advisor can help you determine the ideal distribution of assets across these groups.

Diversify to insulate your portfolio. Diversification is a strategy of owning a variety of investments within asset classes. The goal is to spread your risk across stocks or bonds in different sectors, industries, and even geographical regions.

Buy and sell strategically. Your financial advisor can help you evaluate stock returns and weed out losers. You may also be advised to reduce your position in a high-performing investment if your portfolio is overweighted. Selling higher-performing investments that are not in tax-deferred accounts such as your IRA may result in capital gains taxes. If you sell an asset at a loss, you may be able to use the loss to offset your capital gains to reduce your tax obligation. This is called tax-loss harvesting.

Revisit your portfolio periodically. Let your financial advisor know about life events that may alter your risk profile. Marriage, divorce, job advancement, and retirement—these and other life changes can affect your investment goals. At a minimum, schedule an annual review with your financial advisor to discuss rebalancing needs.

Consider professional advice. Resist the temptation to manage your portfolio on your own, without the advice of financial professionals. A trusted financial advisor with fiduciary responsibility can help you select suitable investments to meet your investing goals. They can access tools and apply market insights to help you improve your position. Consult your tax professional regarding the tax consequences of your investment activity.

No matter your motivations, it’s never too late or too early to start focusing on your heart health, and taking steps now can make a big difference. Small changes, like following a healthier eating plan, can help you start down a path toward improved heart health.

Encouraging others to join you on your heart-health journey can also be rewarding. Research shows social support and personal networks make it more likely you’ll stick to healthy habits like eating healthy.

Sharing heart-healthy recipes with family and friends is an added bonus, and these DASH-friendly meals can help you take the guesswork out of putting nutritious dinners on the table. Greek-Style Flank Steaks with Tangy Yogurt Sauce offer the bold flavors of the Mediterranean while Teriyaki-Glazed Salmon with Stir-Fried Vegetables is as easy to make as it is colorful. For a complementary combination of pork and sweet fruit flavor, these Baked Pork Chops with Apple Cranberry Sauce are perfect to serve alongside steamed broccoli.

Greek-Style Flank Steak with Tangy Yogurt Sauce

Prep time: 25 minutes

Cook time: 25 minutes

Servings: 4

Marinade:

1/4 cup lemon juice

1 tablespoon olive oil

2 teaspoons fresh oregano, rinsed, dried and chopped

1 tablespoon garlic, minced (2-3 cloves)

1 beef flank steak (12 ounces)

Yogurt Sauce:

1 cup cucumber, peeled, seeded and chopped

1 cup nonfat plain yogurt

2 tablespoons lemon juice

1 tablespoon fresh dill, rinsed, dried and chopped

1 tablespoon garlic, minced (2-3 cloves)

1/2 teaspoon salt

To make marinade: In large bowl, combine lemon juice, olive oil, oregano and garlic. Lay steak in flat container with sides and pour marinade over steak. Marinate at least 20 minutes, or up to 24 hours, turning several times.

To make yogurt sauce: Combine cucumber, yogurt, lemon juice, dill, garlic and salt. Set yogurt sauce aside at least 15 minutes to blend flavors. Sauce can be prepared up to 1 hour in advance and refrigerated.

Because It’s Delicious and heart smart!

Preheat broiler to high with rack 3 inches from heat source.

Broil steak about 10 minutes on each side to minimum internal temperature of 145 F. Let cool 5 minutes before carving.

Slice thinly across grain into 12 slices. Serve three slices with 1/2 cup yogurt sauce.Tip: Serve with lettuce, tomato, and kalamata olives.

To prepare vegetables:Thaw frozen vegetables in microwave or place bag in bowl of hot water about 10 minutes. In large wok or saute pan, heat oil.Add garlic, ginger and scallions; cook gently, but do not brown, 30-60 seconds. Add vegetables and continue stir-frying 2–3 minutes, or until heated through. Add soy sauce. Serve one piece of salmon with 1 cup vegetables.

Teriyaki-Glazed Salmon with Stir-Fried Vegetables

Prep time: 20 minutes

Cook time: 15 minutes

Servings: 4

Salmon:

2 tablespoons light teriyaki sauce

1/4 cup mirin or sweet rice wine

2 tablespoons rice vinegar

2 tablespoons scallions, rinsed and minced

1 1/2 tablespoons ginger, minced

12 ounces salmon fillets, cut into four portions (3 ounces each)

Vegetables:

1bag (12 ounces) frozen vegetables stir-fry

1/2 tablespoon peanut oil or vegetable oil

1/2 tablespoon garlic, minced (about 1 clove)

1 tablespoon ginger, minced

1 tablespoon scallions, rinsed and minced

1 tablespoon light soy sauce

Preheat oven to 350 F.

To prepare salmon: Mix teriyaki sauce, mirin, rice vinegar, scallions and ginger well. Pour over salmon and marinate 10-15 minutes.

Remove salmon from marinade. Place salmon on baking sheet. Bake 1015 minutes, or until fish flakes easily with fork in thickest part and reaches minimum internal temperature of 145 F.

Baked Pork Chops with Apple Cranberry Sauce

Prep time: 10 minutes

Cook time: 30 minutes

Servings: 4

Pork Chops:

4 boneless pork chops (about 3 ounces each)

1/4 teaspoon ground black pepper

1 medium orange, rinsed and zested

1/2 tablespoon olive oil

Sauce:

1/4 cup low-sodium chicken broth

1 medium apple, peeled and grated (about 1 cup)

1/2 cinnamon stick

1 bay leaf

1/2 cup dried cranberries

1/2 cup 100% orange juice

Preheat oven to 350 F.

To prepare pork chops: Season pork chops with pepper and orange zest. In large saute pan, heat olive oil over medium heat. Add pork chops and cook until browned on one side, about 2 minutes.Turn and brown 2 minutes. Remove pork chops from pan, place on nonstick baking sheet and bake 10 minutes to minimum internal temperature of 160 F.

To make sauce: Add chicken broth to saute pan and stir to loosen brown bits from pork chops. Set aside.

In small saucepan over medium heat, cook grated apples, cinnamon stick and bay leaf until apples begin to soften. Add cranberries, orange juice and reserved broth. Bring to boil then lower heat to gentle simmer. Simmer 10 minutes, or until cranberries are plump and apples are tender. Remove cinnamon stick. Serve one pork chop with 1/4 cup sauce. ❂

23 Design Styles & Trends that are growing on us in 2023

The new year has started to unfold before us. Green and clean initiatives that started during the pandemic continue to flourish. With sustainability and wellness, a continued focus - here are 23 design style, spaces and trends that will be growing in popularity this year.

DESIGN STYLES

Japandi - A hybrid of Scandinavian design and the Japanese Zen aesthetic, Japandi has a focus on mindfulness and intentionality with a preference for sustainable elements. Incorporating muted organic tones of greens, clay browns, and soft whites with natural wood tones, this style is more colorful than Scandinavian design but more subtle.

Soft Modern - Taking the starkness of traditional modern design down a notch, soft modern design keeps color palettes neutral and features clean horizontal lines. High gloss elements combine with ultra-matte finishes add drama in otherwise neutral, low-contrast spaces.

Modern Farmhouse – There is a move to replace the kitschy signage and shabby-chic décor with a cleaner, more refined look that no actual farmhouse can achieve. Bright whites and warm wood tones dominate this style, now with a cleaner, curated aesthetic informed by modern design trends.

Mid-Century Modern – Clean lines, muted curves, and warm tones keep this look popular for more compact homes.

Art Deco – Benjamin Moore’s color palette of the year — including the 2023 Color of the Year: Raspberry Blush — highlight the optimism that this style brings. Soft arches and organic lines, pops of color with a touch of Hollywood gold, and nature-referenced themes drive this movement.

Dark Academia – Well suited for nooks, offices, and masculine bathrooms, this trend features deep organic, moody hues in navy blue, jade green, and walnut-tone browns. Reminiscent of libraries, and bourbon on the rocks, it creates a grounded and intimate feel, often with paired classic architectural details.

Maximalism – A response to the bare walls and tidy shelves of other modern design styles, maximalism toes a fine line between an eclectic collection and a hoarder home. It’s a bold and flamboyant celebration of personal taste and consumerism.

TRENDING SPACES

Working Pantry – With many kitchens having a focus on entertaining, pantries are becoming more essential as prep spaces. They are also containment areas for small appliances, kitchen clutter, and bulk buys.

Wet Room – Combine a shower and soaking tub behind the same glass door for this spa experience at home. Zero clearance entryways and ample interior space make this “living in place” modification an investment in the future.

Dining Room – To keep everything in its place, walls are coming back to add definition to spaces. Homeowners are seeking a space to eat and socialize that does not include visuals of dirty dishes, laptops, TV’s, or childhood clutter.

Mud Room – Still expanding in size, mud rooms now contain full bathrooms, laundry equipment, dog wash areas, and gardening or crafting zones.

Primary Suite – The term “master suite” has become outdated. While there is a change in the name, the essential function has stayed. Large scale closets with specialty organization, dressing areas, and spa-inspired bathrooms continue to make this space a retreat for the primary resident of the home.

TRENDY ELEMENTS

New Neutral - As demonstrated by Behr’s Color of the Year “Blank Canvas,” toned whites, including taupe, canvas and pearl grey are adding diversity into “white on white” design schemes.

Biophilia – A post-pandemic drive for the outdoors has been bringing natural elements into the home since 2020. Bring natural elements into your home this year, with vertical wall gardens, or perhaps some locally made pottery.

Terrazzo – Terrazzo flooring, often found in high use public spaces, is traditionally made from marble chips blended in cement and polished. Designers are now using this look in residential design. In flooring tile or a countertop, it creates a directionfree background for other design elements to shine.

Plaster - The hand-crafted look of plaster has a softer visual and tactile presence than industrial cement tones seen in the past. Wallpaper, full-wall treatments, tile, and home décor elements are seeing a resurgence in this casual finishing touch.

“Fabrique” – New patterns on floor and wall tiles replicate the textures of woven wool, linen, muslin, and even leather. A textile inspired pattern on a hard surface goes a long way to warm any space.

Caning – Natural rattan webbing or caning has a history of being used for furniture and décor. Its ability to be both structured and organic means it’s making a comeback in place of glass or expanded metal mesh for open cabinet doors or décor elements.

Reeded Panels - Reeded looks are dominating feature walls, accent tile, statement cabinetry and furniture. The vertical-lined look matches well with the art deco resurgence and is often finished with luxury gold touches.

Floating Cabinetry – Suspended off the ground, floating vanities, desks, or entertainment centers allow the flooring to continue below thus creating a larger look to small spaces. Undercabinet lighting can set the ideal mood for movie nights and establish safer bathroom spaces.

Statement Lighting – Go big or go home with bold, large-scale lighting above islands, entryways, and dining tables.

Technology Integration – Technology plays a part in almost every new element purchased for your home. New apps and tech solutions can consolidate smart features, helping them interface together. This makes them more practical and user-friendly.

Authentic – Homeowners are seeking out more artisan-made décor to personalize their home. Whether locally crafted or connected to personal experiences, these elements can be carefully curated to tell the story of the home and its residence.

The 2022 Cosmopolitan Home of the Year

Tim Nagelkirk of Colonial Builders LLC has specialized in one-of-a-kind homes for decades, and the Park Place Estate in Byron Center embodies his unique approach. The building experience is based on not only quality craftsmanship, but also collaboration with the best designers, contractors and, of course, their clients. Colonial’s detailed construction process, from inception to completion, creates the ultimate in custom homes, properties that rarely share similar traits.

Park Place was recently awarded the 2022 Home of Year by Cosmopolitan Home magazine. This designation has been given to the best of the best in West Michigan new home construction for the past thirtyone years.

The award process is lengthy and exacting. The Cosmopolitan Home team gathers candidates for the honors throughout the year garnering input from not only within their staff, but also from area contractors, designers, photographers and vendors. Once a list has been compiled, owner and publisher David Koning tours each offering and performs a quantifiable rating of one to ten points on an array of six different categories. Those categories include both exterior and interior design, kitchen, floor plan, site harmony and best overall feel. The home that receives the highest score wins.

The unique exterior design was a key element in determining this year’s winner. The park-like setting with expansive lawns and tasteful landscaping by Everett’s is an impressive and fitting introduction to the sprawling estate.

Colonial Builders Brad Douglas Design Dwellings

Koning asserted, “Right out of the gate, the unique exterior design was a key element, and along with the park-like setting with expansive lawns and tasteful landscaping, Park Place feels like it grew right out of the surrounding, secluded landscape — it’s very dramatic. Colonial Builders is at the top of their craft, adding the collaboration of architectural designer Brad Tilma and interior designer Laura Davidson, Park Place is a work of art with all the amenities you can imagine and proved too much for the other contenders.”

In response to the award, Nagelkirk offered, “Our mission and passion is to develop high level homes built with integrity in a scheduled and organized manner involving the client in every step while keeping the process stress free and highly enjoyable.” He readily points out that it is truly a team effort from his front office staff of Stephanie Elders and Nate Bos to his highly talented trim crew: Eric, Bobby, Drew, Jason, Dan, Austin, Duane, Joe and Brian.

The Park Place estate began as a renovation of a home situated on the owner's cherished 20-acre horse farm near Byron Center. After the realization of what was needed to achieve the high level contemporary design desired, the homeowners had a change of plan opting for total demolition starting the year-and-a-half building process with Colonial.

A steel frame to the right of the metal accented fireplace creates a lacy, visual barrier that you can see through to the foyer. Light passes through to the stairway area and, at different points of the day, flowing light dances on the wooden walls, making natural light one of the home’s distinguished design features.

The homeowners, Jim and Deb, explained, “We desired a modern design with a country/organic influence that would blend with and allow us to view our surroundings. For the interior we wanted modern design elements coupled with a warm country feeling. Space for family and friend gatherings was a focal point in the overall design.”

Prior to starting the actual construction, nearly five months were spent on site buildout and design development. Despite setbacks during the height of the Covid pandemic, the Colonial crew kept to the original drafted game plan and remained on schedule from start to completion.

While there were some aforementioned challenges, the contemporary design of the nearly 5,000-square-foot Park Place called for an extreme amount of planning early on in the process to allow for the precise lines and detailing in the simplistic eye-catching home. Their clients were routinely involved in every stage of this journey through pre-construction design and site development meetings, and constant email, texts, facetime and Zoom chats.

While client communication is imperative, Nagelkirk also stresses that to create a high-end

custom home, collaboration is the key element; when choosing his extended team, compatibility was paramount. Architectural designer Brad Tilma of Brad Douglas Design and interior designer Laura Davidson of Dwellings were selected by the owners. They are two proven professionals that have shown a passion for perfection on previous projects.

Nagelkirk enjoys working with Tilma given that Brad is a wonderful home designer who strives to learn on every project and is efficient and cost conscious. “Brad is very creative and works well with the team. He frequently visits the site and is always able to react to any detail needed.”

Tilma, owner of Brad Douglas Design, enjoys the challenge of creating a vision for projects. “It’s like I’m making a puzzle with a million pieces, and I get to create the picture on the puzzle box. After research, site study and client wish list, I slowly start to interlock these parts to create the plan.”

The plan includes interior and exterior elevations, exterior design, floor plan, design details and materials. “When this process is done right, it relieves client apprehension and creates buy-in.” Site placement and elevation proved to be an interesting challenge right out of the gate. The

Particular attention was given to texture and scale by using a warm palette, clean lines and flawless styling. The well-crafted design includes the textures of wool, chenille, woods, grass cloth and leather.

The open kitchen is a welcoming gathering place that has an exquisite feel and the right functionality. Along with ample storage, the space features a double island, one as a workstation and the other an elevated table; each includes counter level bar stools to accommodate larger groups. Simplistically designed custom cabinetry, built in house by Colonial’s Mulinari Cabinetry Company, is used throughout the home and adjacent carriage house.

original home was a walkout whereas the clients wanted direct access to the back lawn from the main floor. To accomplish this the entire site was recontoured and landscaped with stone tiered planter walls to allow for the back porch elevation and ease the transition down the slope. Brad felt, “Tim knocked this out of the park, it looks like the site had always been that way.”

Tilma is particularly proud of how natural light was used as a design feature. “We added a steel frame to the right of the metal accented fireplace to create a lacy visual barrier that you can see through. Light passes through to the stairway area and, at different points of the day, flowing light dances on the wooden walls.” Against the north wall of the main living space is a ninety foot long path that leads from the stairway to the primary bedroom wing. This architectural feature tracks under an interior trellis projecting out below the vaulted ceiling that acts as a walking canopy allowing sunlight from the overhead windows to trickle through to the floor.

Brad was thrilled he was chosen to be part of the Park Place project. “Tim always uses the team approach. He gets emotionally involved, yet he respects and relies on the experience of everyone else. I’ve done six projects with him, and he’s one of the best in Grand Rapids. Tim cares about the

Tilma was equally excited when Laura Davidson was selected as the interior designer. She is the consummate collaborator that is particular about scale, creating interiors that simply “feel right.” He continued, “There were no egos on this build with Tim and Laura, being team players led to a better project and the homeowner benefited. In fact, they felt it was better than what they imagined. They immediately offered to be a future reference.”

Laura, the preferred principal interior designer and owner of Dwellings, brought vision and creativity with her design talents to the project. Laura takes pride in a high level knowledge of how things actually go together in the construction process. Her skills have been honed through many previous custom projects, eight of which have been with Colonial. She is known for always being available and quick to react to anything needed on site.

A comfortable TV room just off the main living area offers privacy but maintains the modern design with country/organic influences. Large windows provide views to the natural surroundings and include the integration of roller shades tucked into custom cavities recessed into the ceiling that allow for both sun shading and black out options.

Davidson, who began her career with an engineering background, is able to combine this mathematical precision with her passion for creativity which has proven to be a wonderful mix. Park Place was her first foray into a Mid Century Modern Design, and she loved the challenge. Given many homes in this style can be seen as sterile, she immersed herself in the design concept ruminating on possibilities, eventually adding a modern take insuring that it would still be a comfortable home, even for grandkids.

Particular attention was given to texture and scale by using warm, clean lines and styling in Davidson’s vision. The intentionally placed light colored walls serve as a placeholder for other fea-

tures. Another nuance is a shadow line created by allowing a half inch gap that travels above the kitchen cabinets and throughout the main area. Laura shared that the crew patiently tested twenty different stain shades to get to the right hue to work with the natural, high contrast color palette. Colonial’s craftsmen were sticklers for precise tolerances.

Park Place’s open kitchen, the hub of any home, is also a welcoming gathering place that Davidson totally revamped on site with Tilma during construction to get the right feel and functionality. Along with ample storage, the designer featured a double island, essentially one as a workstation and the other an elevated table; each includes counter level bar stools to accommodate larger groups. The stunning custom table is a mix of wood and stainless. The stainless trestle supports, and a thin thread inlay running down the length of the wood table surface is a unique combination of modern and warmth. Simplistically designed Custom cabinetry, built in house by Colonial’s Mulinari Cabinetry Company, is used throughout the home and adjacent carriage house.

“The plan for home furnishings was laid out in detail prior to breaking ground with a layering of furniture and accessories to finish strong, cre-

ating that final picture in the heart of the home,” said Davidson. The well-crafted design includes the textures of wool, chenille, woods, grass cloth and leather.

Davidson has a tremendous amount of respect for both Nagelkirk and Tilma. “Tim is very passionate about quality design and details and is on site two to three times a week to discuss issues and solve problems that arise. He has his finger on the pulse from start to finish. Brad allows for a back and forth exchange of ideas and allows the plan to grow, then facilitates the end result. It was definitely a dream team!”

As far as the Home of the Year Award Laura acknowledged,“It’s an honor to be appreciated and recognized. The collaboration and vision on Park Place was wonderful.”

Tilma was also thankful for the accolade and found it quite humbling, adding, “My goal when I work on a project is not driven by awards, it is focussed solely on creating a place that will be someone’s home for decades.”

While a high level of meticulous craftsmanship is evident in every nook and cranny of Park Place,

Nagelkirk points to several key, unique elements as a testimony to his team of extremely talented craftsmen. This high level of skill is seen in the three-story, mono stringer, black-powder-coated, steel stairway that features three-inch white oak treads and steel railing details. The stairs are enhanced by oak wood panel walls that seem to move and flow skyward.

A particular point of pride for all three project principals is the immense amount of trim and metal work found throughout the entire floor plan. All agree that the home’s wood plank finished ceiling that makes a seamless transition and waterfalls back down, obstruction free, to the cozy, limestone fireplace gathering space is a cohesive, signature element of Park Place. It testifies to the superior level of exacting craftsmanship of the Colonial crew.

Mid Century Modern Design calls for drawing the outside into indoor living spaces. Floor to ceiling walls of windows not only maximize natural light, but also allow for panoramic vistas of the southern rolling fields with the recently added parklike copse of trees and breathtaking sunrises and sunsets. The upper level office suite windows are orientated to have a commanding overlook of the property. Window design includes the integration of roller shades tucked into custom cavities recessed into the ceiling that allow for both sun shading and black out

options. Park Place also has multiple outdoor lifestyle access points including the covered back porch and a separate outdoor gathering space with an inviting fire pit.

The owners wanted to be able to use the porch during Michigan’s three warmer seasons. To enable this, retractable vinyl spanner curtains or traditional vinyl screens can be utilized. A 20-foot battery operated door allows for a 15- foot wide opening from the main floor to the porch. For added warmth, the veranda features radiant floor heat.

Park Place uses a Hydronic heating system, also known as radiant/conduction heating, throughout the home. Hydronic is one of the most energy efficient and clean modern mechanical setups available. This high-tech configuration constitutes a heat source and a controlled network of tubing that transports a heat transfer liquid to zones of the home and beyond. These zones allow for varied temperature levels to fit the needs of each setting. The benefits include quiet operation, lowered humidity, warm floors, durability, elimination of dust and pollen and a seamless design without distracting ductwork and grates. This innovation allows Park Place to incorporate heated patios, porches, walkways and snowmelt drive aprons.

The estate also includes the aforementioned carriage house literally nicknamed the “Bolt Hanger” that features a large gathering area with a complete kitchen, a fireplace with lounge seating, a fourteen foot bar, game room, golf simulator and cigar balcony. The relaxed, flex space is perfect for a family gathering or even as a venue for a larger event. The structure’s exterior was designed to slightly differ from home. It is done in a simpler style with a gabled massive metal roof hinting of earlier barn construction. Placement was made close to the house, but not too close, and allows entry to the house near the kitchen area.

Whether you’re a senior looking for a low-maintenance yet independent lifestyle or in your ‘salad-years’ looking for lively – and luxuriousurban living, navigating the world of Condo loan financing requires research and strategic advice from your financial team.

HOW CONDOS WORK:

What defines a condo is ownership of a private residence with joint ownership of common areas. This means that lenders take more than your own credit profile into consideration. Lenders also look at the financial standing of the HOA, and overall structure of the development.

Assessing the financial health of a condominium association (HOA) is an important aspect not only for financing, but also for resale value and to avoid future maintenance short-falls. Well-run condominiums can offer a strong ROI. According to Zillow, condos increased in resale value by 42 percent over a 10-year period!

LIFESTYLE ADVANTAGES

Pro-Social: Condo living is typically more social, and since many condo developments are located in vibrant urban areas, offer more opportunities to go to interesting attractions, bars, restaurants, parks and events. It’s important to assess your suitability to both the upside – and possible downsides – of this aspect.

Focused Communities: Some condo developments cater to specific communities, such as adults over the age of 55. Some also foster social connection with programming and expansive common areas suited to gatherings.

Amenities: While it might not be cost-effective or practical to install a pool, sauna, weight room, and heated garage on a single detached home property, these types of amenities are usually readily available in sophisticated condo communities. Add security to the list and a restaurant on the main floor and everything you need is at your fingertips.

Low-Maintenance: Make no mistake – you’re still paying for building and amenity maintenance through your Condo fees. However, many people prefer a relatively fixed, shared fee to cover maintenance items than the hassle of con-

tracting services ad hoc. When you’re planning to purchase a specific condo, you also want to budget for future condo fee increases.

The Condotel: If you’ve thought about purchasing a vacation property as an investment, you might consider the option of a “Condotel.”

• A condotel (“condo” + “hotel”) is a residential development that allows individual unit owners to rent to short-term guests as if it were a hotel property.

• These properties will have a check-in desk, housekeeping services, a concierge, and many other amenities found in a traditional hotel.

• Unit owners can block off times when they will be staying at their own unit, however most use the condotel as a vacation home.

FINANCING CONSIDERATIONS

Guild Mortgage Grand Rapids offers several options for condominium financing including conventional mortgages which allow for as little as a 3 percent down payment or even FHA condo loans with 3.5 percent down payments. For higher-end condos and “condotels,” Jumbo mortgages are available for clients who meet the criteria.

For a Condo to qualify for Conventional financing as an “Established Condo,” a property needs to meet these guidelines:

• The project is 100% complete, including all units and common elements

• The project is not subject to additional phasing

• Control of the homeowners' association has been turned over to the unit owners

• HOA delinquencies can be no more than 15 percent

WARRANTABLE VS. NON-WARRANTABLE

In addition to the above guidelines, there are other elements that may determine whether a Condo is “warrantable” or “non-warrantable.” As

you can guess, “non-warrantable” properties can be more difficult to finance – the following are examples:

• Incomplete projects

• Projects where the HOA is in litigation, or the developer is still in control of the HOA

•Project where more than 35 percent is commercial space

•Project where more than 10 percent is owned by one individual

FINANCING OPTIONS TO CONSIDER:

• Conventional financing options with as little as 3 percent down up to $1 over conforming loan limit

• Jumbo financing options with as little as 10 percent down, loan amounts up to $3 Million

• Primary, second homes and investment properties financing options available

• FHA financing options with as little as 3.5 percent

• USDA and VA financing options with as little as 0 percent down

Determining the right condo development and right financing option to pursue will be unique to your circumstances. With careful research and the right lender strategizing your options, you could be living in the lap of luxury. ❂
