THE HOME DESIGN STAGE

Building your own home is a lot of work. There are a lot of decisions to be made. Our team at G.J. Gardner Homes Sydney North will walk you through every step of the building process to give you complete transparency. We take great care to consider the block, climate, lifestyle, and future plans of our clients by suggesting the perfect materials and architectural features to complement each fl oor plan.

THE COLOUR SELECTION STAGE

The Colour Selection Stage is the most exciting part of your home build. You fi nally get to pick out all of the parts you’ve been dreaming of; carpets, fl ooring, tiles and colours. Our Colour Consultants will work closely with you and personally select only the best products and colours to bring your home together. Whether you like a coastal aesthetic or a more traditional style, we’ve got something that can really make it your own.

THE SLAB STAGE

How does the slab construction on your site commence? Ground preparation is a milestone in the building process. We’ll make sure the site of your new home is empty and level for slab preparation, hook up underground plumbing and electrical, and get ready for more work before ‘striking ground’ on your new home.

THE FRAME STAGE

This is the stage where we build the bones of your home. We also explain what materials are used, the importance of site access, frame meetings, and the contract time period. Other areas covered include checking we’ve made enough space for wet areas of the home to see if the space works, and when exactly is the last point you can make any changes to your home before it’s too late.

THE CLOSE UP STAGE

The ‘Close Up’ stage marks an achievement in the build, as clients begin to visually see their new home beginning to take shape, with the exterior lining details installed and internal works well under way.

THE FIX OUT STAGE

The ‘Fix Out’ stage of the home build process is when you can start to see the fi nishing trades get to work as your walls, doors, stairs, and tiling start taking shape. We walk you through the elements of this stage including what’s completed internally and the expected time frames associated with these. THE PRACTICAL COMPLETION STAGE

The ‘Practical Completion’ stage of the home build is that exciting milestone where your house is 99% complete, and the fi nish line is very much in sight. We’ll share what this stage involves including what features are installed, what jobs are being fi nalised, and the duration of time between this stage and the moment you are handed the keys to your new beautiful new G.J. Gardner home.

THE HANDOVER STAGE

Congratulations, it’s time to reveal your new home! With planning and preparation behind us, it’s time for you to sit back and enjoy the moment as you walk through your new front door. We agree this stage is the most rewarding and is a chance for our team, offi ce and contractors to fi nally show off what they’ve been working on.
