Region recovers after devastating floods The Selby district is getting back to business, following flooding over the Christmas and New Year period. Over 100 people and businesses were effected, but many hundreds more were protected by flood defences.

The highest profile incident happened in Tadcaster, when parts of the main bridge collapsed. Work has now started on building a temporary footbridge to link the two sides of the town, from the district council’s Britannia car park to Tadcaster Albion football club.
Many other areas were also affected: Ulleskelf could only be reached by boat, and the army helped shore-up defences to protect Cawood. Across the district the emergency services, military, the Environment Agency and district and county council staff worked together to help protect homes and businesses.
Elsewhere in the town, new short and long stay parking arrangements have been put in place at the central area car park. ‘This was a practical measure we

Making the most of the Tour de Yorkshire Following the success of hosting a stage start last year, the Selby district will feature on two days of the 2016 Tour de Yorkshire, and there’s a chance to find out more about the race and the opportunities it brings.
On Wednesday, February 17 there is a special meeting in South Milford for businesses and community organisations to talk directly to race organisers about how to make the most of the event. Full details can be found via Selby District Council’s website: www.selby.gov.uk – search under the ‘Tour de Yorkshire’ section. The event is free, but you should register in advance. The men’s race will pass through North Duffield, Riccall, Kelfield, Cawood, Ulleskelf, Towton and Tadcaster on Friday, April 29, and the men’s and women’s races will both pass through Sherburn in Elmet, South Milford, Monk Fryston, Hillam, Birkin and Beal, on Saturday, April 30.

Directors Jenny Hollingworth and Jon Pavis have built up an enviable reputation and a thriving family business since they founded back in 2014
Their enthusiasm, passion for listening to what customers want, and dedication to creating dream kitchens have seen their company flourish. We caught up with Jenny to find out a little about the couple behind the booming business… Jenny, has your business always been based in this area? Yes, Jon has lived here all his life and I joined him from Scotland six years ago. Is this what you always wanted to do? We work together and as such, starting a business together seemed natural. We wanted something we could grow and develop, with the ultimate aim of Jon’s son, Tom, eventually taking over the business. Tell us about your training? We take training and staff development very seriously - Jon (pictured above with son Tom) and indeed all our fitters are fully qualified City & Guilds joiners. Tom has recently completed his three-year apprenticeship in conjunction with York College, and is heading back on a part-time basis to complete a plastering course. We plan to recruit another apprentice in 2017. We also attend trade exhibitions to ensure we are fully up to date with the latest products.

Tell us about your business? Kitchen Revive was launched with one mission in mind – to offer a high quality, value for money service to refresh your kitchen. We remove the inconvenience, stress and cost of having a whole kitchen ripped apart. A project manager organises the entire project, including the provision of fully trained and qualified plumbers and electricians, floor/wall tiling and if necessary, decorating services. How do you find the local area from a business perspective? It has a very broad range of customer base - we enjoy working with people from various backgrounds, with varying requirements. What other passions drive you forward in life? We are passionate about delivering a low cost, quality service and love nothing more than when our customers refer us to their friends. IMPACT OF FLOODS ON OUR LOCAL PROPERTY MARKET Given the recent catastrophic floods and the detrimental affect on our region, Locate’s property pundit Ashley Mehr questions the overall impact on the local property market and housing prices - with surprising results... Analysing the June 2007 to May 2008 data, once again these results show very little change in the average selling price, save for a 0.9% drop illustrating that the flood of 2007 had little impact on the housing market, as well as sales volume over the course of the year. Examination of the September 2012 to August 2013 information reveals: Following the 2012 flood, there is once again little difference, citing a 0.58% increase in average sales price over the year and property sales volumes remaining buoyant. Looking back Over the last sixteen years York has flooded on a number of occasions, the main ones that spring to mind are November 2000, June 2007, and September 2012. 2000 saw one of the worst floods ever recorded, the Ouse reaching 5.5 metres high above normal level. The flood of 2012 reached levels of 5.07 metres and the highest level reached at the end of 2015 was 5.14 metres higher than normal. Cross-referencing these dates with the land registry housing index [showing sales volume & average property prices in the area following the floods] and forward-dating a year, it is quite evident that the floods have had little impact on our property market. Looking at the November 2000 to October 2001 figures we can deduce that the flood of 2000 did little to quell growth in the area, quite the opposite in fact. Average selling prices increased by 16.77% over the year.

Looking ahead Plans are already going ahead for property developer Persimmon Homes to build 650 homes on the Germany Beck site (Fulford, York) from March 2016 despite recent events. Locals have fought these plans since planning permission was given in 2007 down to this site being of historic importance featuring one of the major battles of 1066. With that in mind the next few months will certainly be a very interesting time for the York and Selby property market, but based on historical data I don’t expect housing prices to decline significantly as a result of the latest flooding. With six offices spread across Yorkshire, Paul Singleton of Park Row is perfectly placed to offer a local property forecast for the year ahead: ‘Stamp duty changes will come into force in April 2016 for anyone buying a second home. This includes residential landlords, a couple buying together (whereby one is already a homeowner) and families buying a home for their children. ‘Essentially the stamp duty changes represent an ADDITIONAL 3% on top of the current stamp duty charges. This means that there is still a window of opportunity to buy prior to the changes, or to sell if you are a vendor. ‘If you are a vendor trying to sell it is important that you have an agent that can sell quickly prior to the hike. ‘A further consideration is how efficient your solicitor is. A slow solicitor can cost you a lot more than you expect if the transaction goes past the deadline!’ Predicting property trends throughout 2016, Paul added
that the two main factors effecting the market are lack of supply [of affordable housing], plus the looming increase in stamp duty. Paul said: ‘During the January/February/March period we will see people buying quickly, and right up until April it will be a really buoyant market with a lot of sales. Things will really tail off after April, with buyers put off by the increased costs of purchase due to the stamp duty hike. SOCCER SCHOOL FOR TINY TOTS A brand new ‘soccer school’ for tiny football enthusiasts is going down a storm Little ones aged between two to fiveyears-old can now learn new skills, build confidence, and improve coordination and balance, all whilst having great fun!
Starting out in the gym at just nine-years-old, it was clear Jess Williams was going places. Once she turned ten, the Selby High School pupil began to take part in skill bouts, by eleven she was old enough to compete - and so began a promising boxing career under the watchful eye of Mickey Bradshaw at Mickey’s Boxing Academy in Selby. In May last year thirteen-year-old Jess entered her first Boxing Schools Championships and walked away with the coveted ‘Golden Gloves’. Now unbeaten in three years, Jess is preparing for the Schools Championships once again, beginning in April. Keen to retain her title and earn another pair of Golden Gloves, Jess is also aiming to secure her spot on the England squad, and also compete for England in the Three Nations. It’s safe to say, there are big things ahead for this hard-hitting, rising star of the ring.
