Ask Alan Johnson to name a project on which his company has recently used Hebel internal wall panels, and the answer is easy. “We use Hebel internal party walls on all our projects,” is the immediate reply. Alan is the Chief Architect of Meriton Apartments which has designed, developed and built more than 60,000 residential apartments along Australia’s east coast since its establishment in 1963. He attributes the fact that Hebel is always first choice for the internal party walls in Meriton’s many apartments to a number of important qualities that benefit both the people who work with the product during construction and those who live in the apartments. The speed with which a Hebel wall is installed is one reason Meriton always elects to use it for internal party walls in apartments. “We know we can rely on it going up quickly, which contributes to getting the overall project finished on time,” said Alan. “Another advantage is that a Hebel wall has a very solid feel, which people like.” As well as feeling solid when touched, Hebel internal walls are in fact steel reinforced and therefore have the strength and solidity of a masonry wall. For the full story on Alan’s views on the value-add of using Hebel walls, and more, go to www.hebelmatters.com.au Alan Johnson Chief Architect, Meriton Apartments

For sound control,

it’s best to do things by the book. Until now, it hasn’t been easy to make sure your building complies with all the Australian and New Zealand standards for acoustic control. That is why Rondo commissioned acoustic experts, Norman Disney & Young Acoustic Services to advise, monitor and analyse an extensive programme of airborne sound and impact insulation tests. Testing was carried out at the laboratories of the University of Auckland, New Zealand, and CSIRO at Highett, Victoria. The result is our Acoustic Wall & Ceiling Systems Manual that shows, for the first time, how our systems comply with all relevant codes and will help you to design your next project with confidence. To find out more, and to see the results of those tests, visit www.rondo.com.au/acoustic and download the book now.

PRESIDENT’S FOREWORD

TREVOR EVANS

National President Master Builders Australia Master Builders National Excellence Awards recognise the finest from the building and construction industry and 2015 is no exception with a showcase of the highest quality achieved by the industry’s best and brightest. Winners of Australia’s most prestigious building industry and construction awards are recognised for projects that are testament to their commitment to excellence. The National Excellence Awards are drawn from the winners of nine preceding state and territory awards making national winners the best of the best who set the benchmark for the industry nationwide. Winning projects exemplify inspiration and adherence to the highest standards, bringing to life the vision of clients. They have conquered challenging locations and conditions, achieved bold and rigorous sustainability and workplace safety targets, built homes for people of all abilities and families of all shapes and sizes and provided lifestyle and liveable housing to fulfil the diverse housing needs of everyday Australians. This year’s winning projects and their fellow national finalists prove that the technical expertise and innovation of Master Builders can

overcome the seemingly impossible.Grand visions were also achieved in our built environment with public and private buildings creating more liveable and connected communities. The opportunity to construct something special that will compel admiration and appreciation from generations to come is a powerful motivator of those who enter Master Builders’ National Excellence Awards. It is therefore very pleasing to see so many young people appearing in the 2015 awards, not only in the National Apprentice of the Year and National Young Builder of the Year, but also those who excelled in their contributions to award winning teams that produced other nationally significant projects. They can draw not only on the inspiration of outstanding building and construction projects but on the wealth of knowledge of the national judges who spent countless hours selecting winners from the 5000 best projects built by Master Builders from around Australia whose excellence underpins the calibre of the National Excellence Awards. The quality of this year’s finalists cannot fail to inspire confidence for our clients that Master Builders deliver the highest quality product for the best value.

Look beyond the beautiful facades of some of Mirvac’s landmark residential developments and you’ll find Hebel panels performing three tasks essential to high rise living – fire resistance, security and acoustic privacy. Mirvac Design’s National Practice Director, Peter Cotton, says the Hebel internal wall system has been used by Mirvac for a number of years, providing apartment residents with added security and comfort. “We are aware that purchasers prefer to see a solid, masonry type wall between apartments,” said Peter. “The Hebel system gives a more solid separation from neighbours, providing a sense of security for residents. They appreciate the fact that a Hebel wall can’t be easily cut or peeled away. “The non-combustible nature of Hebel wall panels also makes life easier and safer for apartment owners who may want to make changes that affect their walls such as adding power plates or installing plumbing amenities such as extra taps in a bathroom or laundry. For the full story on Peter’s views on the value-add of using Hebel walls, and more, go to www.hebelmatters.com.au

HOW CROWN GROUP SETS NEW STANDARDS WITH THE HELP OF HEBEL VERSATILITY

High rise complexes such as Viva by Crown are setting new standards for residential apartment living in Sydney. Resort-style facilities such as entertainment, dining and exercise areas, along with access to almost three hundred fashion concept stores in the complex, are among the many benefits on offer to residents of the Viva by Crown apartments. And it doesn’t stop on the outside. When they’re at home, residents can enjoy the comfort and security of their quality apartments, designed as an integral part of the world class development known collectively as Top Ryde City Living. From the beginning of the project, there was never any doubt that Hebel would be the first choice for the internal wall systems of the apartments.

Gary Cory discusses multiple factors in construction and occupancy

“One of the main reasons we like to use Hebel is its versatility,” said Gary Cory, General Manager Construction for Crown. “For example, a Hebel wall has excellent fire rating and soundproof qualities. It’s also a solid wall but at the same time it is lightweight. This makes it quick and easy to install.” For Gary, the advantages of installing Hebel internal wall systems in high rise residential apartments do not stop once the project is completed. For the full story on Gary’s view on the value-add of using Hebel walls, and more, go to www.hebelmatters.com.au Cary Cory General Manager Construction, Crown Group

BROOKFIELD MULTIPLEX CONSTRUCTIONS PTY LTD New South Wales

Project 50 Martin Place Redevelopment

20

This landmark heritage–listed building was constructed between 1925 and 1928 and is a rare Australian example of the American influenced Inter– War Beaux–Arts style. The refurbishment has transformed the interior of the historic building into a state–of–the–art commercial workspace over 11 levels. The project involved a complete refurbishment of building services and systems, fit out of the interiors, widening of the existing atrium, as well as construction of a new two–storey glass–domed roof, and glass shuttle lifts. Brookfield Multiplex has created a world class global headquarters which respectfully reflects the glories of a past era. A worthy winner of the National Commercial Master Builder of the year.

This is a complex 14 storey concrete structure with large overhangs, voids and leaning columns. Approximately 320,000 bricks make up the façade that curves in three dimensions. Five different bespoke shapes of brick were required. 3D modelling was an integral part of this complicated project. Inspired by a tree house, each floor has a unique shape with offset floor plates not meeting the curved façade at right angles. A striking polished stainless steel staircase lends a sculptural focal point to the main lobby and reflects movement of both people and ideas.

Tasmania’s first purpose built precast concrete manufacturing facility.

O

ur production facility has been developed with the aim to provide the building and construction industry with precast concrete components of the highest quality, without compromising safety and efficiency during manufacture. With the growth and understanding of precast concrete and its inherent construction benefits over recent years, several industries can now benefit from the arrival of Tasmania’s latest manufacturer. Precast Tasmania is ideally located in the northern Hobart suburb of Bridgewater, adjacent the fast growing industrial estate and transport hub of Hobart and southern Tasmania, with a factory floor area of approximately 1500m2, where all products are manufactured undercover in a controlled environment. Precast Tasmania has identified areas that in the past have restricted the efficiency of precast concrete manufacturing. The production facility incorporates manufacturing infrastructure of the latest technology, combined with efficient production methods and a focus on the delivery of high standards in customer service, ensuring our clients receive products and service of the highest level. Our people are focused upon continual improvement in all areas associated with Precast manufacture including safety, efficiency, quality control, environment, teamwork, building and maintaining workplace and customer relations.

Property Outlook Hans Kunnen, St.George Economist October, 2015 The past two years have been ‘full-on’ for the housing and construction sector. Low interest rates, a rising population and firm foreign demand have driven the industry to new heights. But what now? The outlook depends greatly upon where you’re sitting. What does the Australian Property market hold for 2016? Economists generally agree that interest rates are likely to remain low throughout 2016. A few voices are calling for the Reserve Bank to cut its cash rate but a cut seems unlikely at this stage. In fact, fixed interest rates may rise a touch given as these depend more on global factors. The US is predicted to begin lifting its interest rates before the end of 2015. Relatively low interest rates are expected to underpin demand for housing in Australia during 2016.

Foreign demand seems unlikely to dry up in 2016.

78

The population is also expected to continue growing – but not at the pace seen in recent years. The demand for workers on major resource projects is in decline and migration has slowed. That said; the demand for housing in most major cities will grow as the population expands in 2016.

Foreign demand seems unlikely to dry up in 2016. While China has applied the brakes on some capital outflows, the weaker Australian dollar brings into play other offshore markets. In the eyes of foreign investors, the ‘red light special’ is flashing in Australia.

The US is predicted to begin lifting its interest rates before the end of 2015. A weak Australian dollar should stimulate demand for housing and may well lift demand for tourism related construction. So what can go wrong? In Victoria, building approvals have come down from their peak. They remain at a historically high level but towards the end of 2016 the smaller pipeline of approvals could well result into a slowdown in construction, especially in the residential apartment market. A similar story can be told in Adelaide, Perth and Brisbane. For NSW, the picture is brighter as the construction industry struggles to meet demand. Bottom line: slower, but still reasonable activity in most markets but NSW to expand further.

Complete Roofing Solution

CAmpbeLLToWn hoSpiTAL Campbelltown hospital trust identified a long standing issue with the poor condition of the 1600 sq metre flat roof of one of their main buildings and issued a tender to remove the old and install a new roofing system. Danrae waterproofing proposed using Sika Sarnafil as a complete roofing solution. This was the only pVC sheet membrane proposed through the tender process and was selected over the alternatives of torch on membrane systems. Project requirements:

80

•The new roof needed to carry an extensive product and installation warranty and Sika was able to provide that using the Sika Sarnafil G410 20L system. This system provides a manufacturers product warranty of 20 years. •Danrae had to install the new roof quickly and efficiently and there had to be provision for foot traffic as there are several communications and air conditioning units located on the roof that require regular servicing. Danrae installed Sika Sarnafil walkway pads

which were used to create a dedicated walkway for trades to access the rooftop mounted services. sika solution: •The Sika Sarnafil system offers a wide range of different accessories to make application easier and quicker and Danrae used these to full advantage. The roof was installed making optimum use of all the available accessories in the range including pre-formed internal and external corners, down pipe inserts and a variety of sizes of scuppers and

flashings. The project was completed in under 5 weeks finishing in mid August 2015. sika Products used: Sarnafil G410 20L system sika reP/Project manager: Lindsay Wright contractors: Danrae Waterproofing
