This impressive publication showcases non-residential construction projects and all the entries in this year’s Master BuildersBankwest Excellence in Construction Awards. Charlie started in the Building Industry in 1962 doing a five year apprenticeship in Carpentry & Joinery. On completion of his apprenticeship he worked in both Residential and Commercial sector of the Industry. After gaining experience, he commenced studying for his Building Registration Certificate. He started his own Building Company, Baggetta Builders in the South West in 1980, and is still active in the Company operations. Charlie is now a life member of the Master Builders Association and has held a membership since 1980.

Peter spent his career designing structures. In 1997 he retired from his role as Managing Director of the consulting practice he inaugurated in 1961. Since then he has been a sole practitioner providing structural advice on major projects and in disputes. He was awarded the John Connell Gold Medal by the Institution of Engineers Australia in 2001 and was made an Honorary Fellow of the Institute of Architects in 2002. In 2010 the Master Builders Association of Western Australia awarded him their Robert Law Award. Never noted for his patience Peter has joined the ranks of grumpy old men and considers there is much to be grumpy about.

Michael is a registered architect and a Life Fellow of The Australian Institute of Architects. Michael has spent 35 years as a Director of Parry and Rosenthal Architects and was awarded the Architects Board Award in 2002. Now semi-retired, Michael contributes to the industry through consulting and providing expertise to professional associations.

Kevin has 45 years of experience in the construction industry both in Australia and overseas. He is a Structural Engineer and a Registered Builder and is a former MBA Councillor and Chairman of MBA Industrial Committee. He commenced his career in engineering construction with Clough in 1970. In 1981 he established his own business and has continued to be an owner and director of commercial building companies. His passion for the industry has led him to be a founding director and shareholder of a new business, Focus Building Company.

Andy is a registered builder with over 40 years’ experience in the building & construction industry. He has held senior management positions for over 20 years. He is a current member of the Board of Management and a member of MBAWA Construction Council and a previous member in 2002. He is a passionate advocate of OH&S and youth training. He has been Chairman of the MBAWA Safety Committee for the past 7 years, the MBA representative on the Construction Industry Safety Advisory Council and the Chairman of the West Australian Group Training Scheme for the past 10 years. He was also the Deputy Chair of the Building & Construction Industry Training Council of WA between 1995 and 2001.

Kevin Sale has held senior positions in major Perth companies building volume housing and unit developments both in the metropolitan and regional areas. Kevin’s involvement with Master Builders has been eight years on the Safety Commitment followed by time as the Chair of Housing and a member of both Council and Executive Committees. Kevin is a past President of the Master Builders Association.

Rod has over 45 years experience in the Australian construction industry including 35 years in senior management roles with major Western Australian builders. He was President of the Construction Contractors Association of WA from 1997 – 2001, a member of the Master Builders Contracts Committee from 1981 – 1993 and a member of the WA Chamber of Commerce and Industry Construction Council from 1998-2001. Rod is a registered builder and was appointed Fellow of the Australian Institute of Building in 2009.

The Fiona Stanley Hospital has nine structures including administration, pathology, education, main hospital, state rehabilitation, mental health, and central energy plant buildings, and two four-level decked car parks within the precinct. Each building had its own individual design issues. The main construction activities centered on the main hospital building due to its physical size, and being on the construction programme’ s critical path. The structure of the main hospital is a complex design comprising a service tunnel, three podium levels, five ward levels, associated plant-rooms and a helicopter landing pad on level nine.

This building project was technically demanding and required expertise on a number of levels. The corporate headquarters includes 9,000m2 of office space over three levels, basement parking for 100 cars and a canteen with alfresco terrace. The remote operations centre is a high-technology central automation hub, and includes ‘back of house’ data rooms, UPS and battery rooms, and emergency generators. Construction methods included basement raft slab, load bearing concrete columns and walls, three levels of suspended slabs and structural steel framing. Curtain walling and contrasting architectural materials clad the exterior of the building, which is surrounded at ground level by bitumen carparks, landscaping and shade sail structures.

The Perth City Link Rail Alliance (PCLRA) project involves sinking a 600 metre section of the Fremantle rail line; building a new pedestrian underpass to connect Perth and Perth Underground stations; and completing major upgrades to Perth Station. This significantly complex and challenging project required building the new Fremantle Line tunnel less than 1.2 metres above an existing tunnel in the middle of the city. Significant upgrades were made to Perth train station in preparation for future growth, including construction of a new special events platform, and refurbishment of all other platforms.

Doric constructed the state-of-the-art medical research facility for the Harry Perkins Institute of Medical Research. The ten storey facility, located at the QEII Medical Centre, consists of a demonstration laboratory for public education, clinical research space, state wide core equipment and facilities, offices, auditorium, seminar rooms, meeting places and a cafe. The world-class facility brings together laboratory-based scientists and researchers to carry out their exciting medical research in Perth and a place where the community can experience medical research in a real life laboratory setting.

The Nagle Catholic College gymnasium incorporates multiple sporting areas including an international sized basketball court, three volleyball courts, three badminton courts, two junior basketball courts, a teacher’s administration area, five classrooms overlooking the gymnasium and seating for 1200. In addition there are separate male and female showers and toilets, and an electric fold out stadium. There were a high number of tradespersons on site at any given time so strict safety management procedures was implemented, and effective communication used to liaise with contractors and to fulfil client expectations.

The Senior High School has been embellished with two new school blocks, including training facilities for food technology, textiles, woodwork, metalwork, machining and automotive. BGC Construction were responsible for the demolition of the existing facilities including removal of asbestos materials. The contract scope also included a very large covered area and relocation / replacement of the site main switchboard and transformer. The works were completed by re-establishing access ways to the high school and installation of security fencing, automated gates and complementary landscaping.

This construction project comprises of a seven bedroom, three bathroom disabled functional residence, built to house disabled indigenous adults that need 24 hour care. Key features include a fully monitored fire protection system, monitored and linked to FESA, and remote controlled commercial style glass sliding door to the rear veranda. The construction was completed to the contract budget in a seven month period, whilst maintaining a high quality of workmanship. Challenges encountered during the construction process involved adapting to comply with the BCA and the Australian Standards in relationship to the accessibility features. The Primewest, 307 Murray Street project involved the refurbishment of a heritage listed building in the heart of Perth city. The transformation of existing apartments and open plan rooms into four new contemporary office spaces, involved taking the building and stripping it back to an almost shell like existence, before rebuilding it to provide comfortable and modern facilities for both owner and respective tenants. Extensive structural upgrades were required, in addition to the electrical services being completely rewired. Probuild transformed the original pub site at Crown Perth into Silks restaurant, a high end Chinese restaurant which oozes elegance and opulence. Works commenced with the demolition of the old pub, including a section of the existing slab above the site for the new sky pavillion dining area and skylights, which required extensive temporary and permanent structural works. The skylight is predominately glass within a structural aluminum frame, decorated with a custom designed printed frit. The sky pavillion has aluminum framed windows and sliding doors, complimented by the use of steel framed lattice replicating the internal finish with the balance of cladding, framed from lightweight steel stud and clad in CFC.

Pindan Construction achieved St Catherine’s College vision by providing student housing that represents a superior standard in collegiate style accommodation. Light filled corridors set around tranquil courtyards connect the seven buildings incorporating the spacious studio apartments. Community facilities are enhanced by a generous provision of large breakout areas, cosy reading nooks, glass fronted tutorial rooms and comfortable common rooms, allowing an ideal blend between privacy and social connection. This project was particularly difficult bearing in mind that the site was on a live residential campus, along with many different types of finishes which required careful coordination.

The $390 million four-year project involved constructing an efficient, modern hospital. Divided into seven key phases, with multiple sub-stages, the redevelopment project started with an upgrade to access roads and car parking facilities, and included the construction of a new central plant building, three-level public ward block, emergency department, surgical services unit, private ward block, a St John Ambulance centre, parking for 1500 cars and a new childcare facility. Now double in size, the new campus is positioned to service a growing population, expected to expand to 500,000 over the next 15 years.

Brookfield Multiplex were responsible for the largest building infrastructure project ever undertaken by the State Government, the $2 billion Fiona Stanley Hospital. The building’ s foundations and basement retaining walls were constructed using 720 continuous flight auger piles with an in-situ pile cap at ground level to provide structural stability and mitigate any differential settlement. The building’s structure was further complicated by the requirement to withstand a 500 year seismic event. The seismic constraints were achieved by dividing the main hospital into sections and introducing floor, wall and ceiling movement joints throughout and performing the associated computer modeling.

The project involved the construction of a new Residential Aged Care Facility. The intricate building is a mix of both single and two-storey levels and includes 140 rooms, all with private bathrooms. The main entrance to the facility is served by a steel framed porte cochere, leading to the glazed front entry and into the central lobby. Stonework feature walls using local Ironstone and Granite adorn the external faรงade and boundary walls of the facility. The building also incorporates the latest in security, fire and safety related technology.

This new local government building comprises a six level, 5 star Greenstar, 5 Star NABERS, A Grade office and cafe development, known as ONE70. In terms of energy efficiency, the first consideration for the design of the project was the site selection close to two major train and bus services, negating the need for numerous car parking spaces. The building was designed and positioned to maximise its northern orientation, eventuating in the creation of a ‘U’ shaped plan to allow maximum exposure to the north, while reducing exposure to the harsh sun from the east and west.

PACT Construction was awarded the building contract for the construction of the new local government house in West Leederville comprising a six level, A Grade office and cafe development, known as ONE70. The environmental focus was reflected throughout the entire building process achieving a 91% recycling rate or a diversion from landfill rate, which is well above the national commercial construction industry standard practice of 58%. The avoidance of waste generation was the primary objective by diverting waste from landfill, reducing waste and reusing spare and recycled materials. Recyclable material such as concrete, timber, metal, sand, clay and brick rubble were mixed and then sorted at the material recovery facility.

An upmarket residential approach was taken when selecting the internal finishes on this dynamic project. Polished timber boards, top end cabinet works, marble benchtops, top range paints, high end appliances, full height tiling to wet areas and quality bathroom fittings all combine to make the building feel more like a mansion than an office. This project was extremely complex, with CBus controls, pin code security entry that tracks individual’s access, piped music throughout, waterproofing and drainage to the roof garden.

The selection of finishes within the buildings were chosen by a number of key drivers including: highly resilient; achieving functional requirements; low maintenance; low VOC and formaldehydes; high infection control properties; efficient clinical planning; patient centered care; responding to the local environment; way-finding; and evidence based design. Spatial connections, use of colour, access to light, views of the outdoor environment achieve a positive experience for the patient, their families, staff and visitors, with the goal of achieving clinical outcomes.

The large interior and alfresco of this beachfront venue encapsulates the past and the present. A combination of excellent craftsmanship, visual art and quality finishes create an unsurpassable beach club ambience. The ground floor is bursting with natural daylight through custom bi-fold doors, extending the wide sweeping and spacious interior onto the surrounding alfresco, boasting custom made cabanas with daybeds. Ceramic tiles feature throughout the public area, completed by skilled tilers. Extensive use of stainless steel appears in the two kitchens and four bars, including benches, sinks, prep sinks, shelving units and exhaust canopies.

The centre required a high level power and cooling availability with the capacity to allow maintenance of systems without interruption of environmental services to the end clients. The end result is a building capable of continuously servicing high intensity power and heat loads without the need for scheduled maintenance shutdowns and interruptions to services. The finished centre comprises a total of 3,000m 2 lettable computer area with the remaining space housing offices and services equipment.

BROOKFIELD MULTIPLEX CONSTRUCTIONS PTY LTD

PACT Construction managed the design and construction of a new office space within the Homebuyers Centre building, meeting the needs of three finance groups in a shared office environment. The design incorporated the new office within a 1000m 2 footprint featuring exceptional aesthetics and functionality. A mix of fully and partly glazed internal partitioning with solid doors feature throughout. Additionally, custom graphics are displayed on all internal glazing. The result is a design that allows the three businesses to share the reception, meeting room and staff hub whilst still maintaining privacy.

This project boasts a contemporary 3,000sqm office fit-out over two floors, featuring a front-of-house reception area, adjacent client functions space, open work areas, shared meeting zones and quiet rooms. Utilising its outstanding fitout capabilities, PACT Construction optimised aesthetics and balanced a neutral canvas with colourful feature paint and carpet, graphics and bright furniture. As the fit-out was an integrated one, work began early on the design so it could be incorporated into the works as the building progressed. Once this design integration took place, the work was incorporated into the program and the fit-out was delivered only three weeks after the completion of the base build.

The WALGA fit-out project incorporates customised office space for the operational needs of WALGA and elected members, including meeting rooms, a large boardroom, training facilities, on-site café with extensive alfresco area and an abundance of parking. Maximum cost effectiveness was achieved through developing the office fitout in parallel with the building of the base. This required meticulous planning with subcontractors, and quick thinking from the PACT construction team. A high premium level of finishes was achieved including a mix of full and partly glazed internal partitioning with solid doors to internal walls, and a vibrant and contemporary colour scheme to reflect the client’s brief.

High quality fixtures and fittings feature throughout this prestigious function centre. A six meter high operable wall equipped with state of the art controllable lighting, mechanical and audio and visual equipment divides the large ballroom. It further boasts a fully functional commercial kitchen including all cooking equipment as well as walk in fridges and freezers. The internal finishes boast various high level finishes including Cedar ceilings, upholstered wall paneling, ceramic tiling, custom designed carpets, wallpapered walls, stone bench tops and Donnybrook stone cladding.

Associated with this is the extensive infrastructure, which includes communications, drainage, stormwater tanks, and ring-main system for all major services including power, gas and potable water. The services tunnel that feeds all of the primary services to the buildings is approximately 600 metres long, and includes several expansion pits. This was formed by open-cut and in-situ retaining walls with a bond-deck / in-situ slab.

This significantly complex and challenging project required building the new Fremantle Line tunnel less than 1.2 metres above an existing tunnel in the middle of the city. Significant upgrades were made to Perth train station in preparation for future growth, including construction of a new special events platform, and refurbishment of all other platforms.

Doric constructed the state-of-the-art medical research facility for the Harry Perkins Institute of Medical Research. The ten storey facility, located at the QEII Medical Centre, consists of a demonstration laboratory for public education, clinical research space, state wide core equipment and facilities, offices, auditorium, seminar rooms, meeting places and a cafe. The world-class facility brings together laboratory-based scientists and researchers to carry out their exciting medical research in Perth and a place where the community can experience medical research in a real life laboratory setting.

The Pawsey Supercomputing Centre accommodates approximately 6,000m 2 of the two hectare site, situated in the northeastern corner. The site has significant level variations with falls across the northern boundary in the order of 10m. The building floor levels have been set to take advantage of the existing landform to ensure an efficient use of the available land. The project incorporates a component of office accommodation with conference room and amenities which provides best practice for internal environment quality, including access to views and natural light, natural ventilation and worker / staff comfort.

The complexity of this project required the positioning of four prefabricated roof structures without damaging the train infrastructure. Coordination, accuracy and timing were critical to ensure the work was carried out with strict time positioned constraints. Externally a Vitrapanel ceiling and Allpanel cladding system were installed on the completed roof structure. Car park upgrades including kerbing, asphalt and drainage were also carried out. All works were required to be completed whilst insuring the train station remained open to the public.

PROJECT Smirk Road Stage 3 PHONE 9340 5900 EMAIL nclark@pactconstruction.com.au ENGINEER Wood & Grieve Engineers Baldivis Quarter is a land subdivision located on a 22.5 hectare site with stage three (of four in total) containing 84 of the subdivision’s 275 lots, ranging in size from 375 sqm to 626 sqm. Works included earth works to 50mm, limestone retaining walls including anti-graffiti coatings to nine course height, roadworks to include footpaths, kerbing block paving, street signposts and tarmac, and a pressure main sewer for a third party development. Generally, the actual works were not problematic, however the project had its challenges as the land formation was on a gradient, meaning high retaining walls had to be created between lots.

This educational project called for a new two storey art and secondary classroom building, in addition to the refurbishment of an existing classroom. The main structure to the arts building comprises of a structural steel frame supporting a striking ‘V’ shaped steel roof frame clad in a colorbond steel roof sheet with a central box gutter. The building facade includes full height glass to expose steel framing. Brickwork dominates, with two colours of brick and both stack bond and running bond. Windows have screens and awnings to provide appropriate levels of heat/solar gain protection, with a combination of powder coating and painting.

The Education building at Fiona Stanley Hospital provides integrated teaching, lecture theatres, meeting room and training facilities to cater for the entire precinct. It is conceived as a ‘walkthrough’ building featuring internal corridor ‘bridges’ engaging with a central void/skylight, which extend beyond to link with adjacent building entries at multiple levels and also provide strong visual connections to the surrounding context. Elevated above a three-level basement car park, the surrounding landscape has been integrated on suspended floor slabs to provide external breakout spaces for staff and students. The overarching design vision was to create an easily accessible environment to both staff and public.

The Balga Trade Training Facility, located at the Polytechnic West Balga Campus is a multi-level plumbing training facility. The building consists of an external undercover workspace, including purpose-designed sandpit, large internal workshop space, installation bays, multi-storey training platform, tool store, gas bottle stores, bin stores, classrooms, staff offices, common room and male, female and universal access toilets, as well as adjoining car park. The scope of works included cleaning and grubbing of the site, removal of old infrastructure, construction of new building elements, all civil works, connection of all services, construction of the deep sandpit and adjacent car park.

Rockingham Hospital Student Medical Facility is a striking, modern building incorporating a 94 seat lecture theatre, medical simulation room and three tutorial rooms, as well as male, female and universal access toilets and kitchen. The structure itself has a structural steel frame and concrete pad, which proved to be a complex portion of the project, with different sections of the frame needing to be set at varying angles. Externally, the facility boasts compressed fibre cement panels, which have been individually painted to achieve a high quality external finish that mirrors the placement of the internal seating in the lecture theatre.

The building’s foundations and basement retaining walls were constructed using 720 continuous flight auger piles with an in-situ pile cap at ground level to provide structural stability and mitigate any differential settlement. The building’s structure was further complicated by the requirement to withstand a 500 year seismic event. The seismic constraints were achieved by dividing the main hospital into sections and introducing floor, wall and ceiling movement joints throughout and performing the associated computer modeling.

The required finishes for this stateof-the-art medical facility are of an extremely high standard, especially for a building of this kind. The common areas include such high quality finishes including, polished Terrazzo feature floors, veneer wall paneling, high gloss paint wall paneling and leather seating. The laboratory areas were required to meet PC2 standard, which is the standard for certain laboratories and over and above any normal commercial building requirements. The audio visual package includes three large LED banners in the main foyer, as well as touch screens for public interaction.The final product had to look 100% and the result was nothing less than was expected.

The $390 million four-year project involved constructing an efficient, modern hospital. Divided into seven key phases, with multiple sub-stages, the redevelopment project started with an upgrade to access roads and car parking facilities, and included the construction of a new central plant building, three-level public ward block, emergency department, surgical services unit, private ward block, a St John Ambulance centre, parking for 1500 cars and a new childcare facility. Now double in size, the new campus is positioned to service a growing population, expected to expand to 500,000 over the next 15 years.

The project involved the construction of a new Residential Aged Care Facility with associated facilities. The intricate building is a mix of both single and two-storey levels and includes 140 rooms, all with private bathrooms. The main entrance to the facility is served by a steel framed porte cochere, leading to the glazed front entry and into the central lobby. Stonework feature walls using local Ironstone and Granite adorn the external façade and boundary walls of the facility. The building also incorporates the latest in security, fire and safety related technology.

The project consists of 11 new aged care villas/ units and the refurbishment of an existing operational kitchen and the refurbishment of an existing Jacaranda clubroom. The project complexity evolved from the need to construct a temporary kitchen area to service the existing aged care facility, whilst the existing kitchen was refurbished. This also had added complexity as the kitchen had to be complete within the prescribed time scale, to ensure works could then progress onto the refurbishment of the Jacaranda clubroom. The eleven residential units complemented the overall build and included landscaped areas and roadways, whilst stand alone from the main building.

The facility is located within the Rockingham Health Campus, immediately adjacent to the Mental Health Unit Building resulting in limited access to the site. The mass concrete pad and footings required two separate concrete pours, to achieve the desired levels. In some sections, the concrete footings are set outside the building line, to bear the load of the angled structural steel frame. Externally, the facility is clad with compressed fibre cement panels, which have been individually painted to achieve a high quality external finish. In addition, there is a 24 metre structural steel walkway, which connects the new building to an existing campus building.

This project for the Perth Mint comprises of the heritage renovation and refurbishment of the previous exhibition area, to create a new exhibition area for Gold, 1T Gold Coin and Silver. The works involved a new structure along with structural upgrades, installation of new services and reinstatement of heritage features on the interior and exterior facades. The gold pour, shop and offices remained fully operational throughout the project. The project teams worked collaboratively with all stakeholders to ensure innovative solutions were found to meet the challenges in the design and programme.

Fremantle’s historic National Hotel has reopened its doors after the $3.5 million restoration was carried out. Keeping to the original building design was paramount; heritage plaster glass ceiling and keystones on the ground were a requirement by the heritage council. Some of the internal existing architraves and skirting were retained, but most had to be custom made to match the historical shape. It was important to keep the tuck-pointing and also maintain the heritage paint colours. An aluminum main front door with sidelight was installed, to meet the new accessibility laws, whilst maintaining the desired heritage design.

The transformation of existing apartments and open plan rooms into four new contemporary office spaces, involved taking the building and stripping it back to an almost shell like existence, before rebuilding it to provide comfortable and modern facilities for both owner and respective tenants. Extensive structural upgrades were required, in addition to the electrical services being completely rewired. With integrated package solutions, backed by in-house project management systems, Perkins TPD ensured a seamless progression from concept and design to completion and beyond.

This state of the art industrial facility is located on general industrial prime land, incorporating a 12.5m clear height workshop including multiple overhead and column mounted cranes, workshop, offices, washbay, two separate 9m clear height warehouses and a heavy duty paved loading area. The structure comprises of concrete footings, floors, precast concrete columns and beams and precast suspended floors. The workshop and warehouse structure is clad with Colourbond metal cladding and painted concrete tilt panel walls with aluminum cladding, elliptical fins for energy shading purposes, rendered concrete panel walls and glazed facades feature on the exterior of the administration office.

The project consisted of the construction of a new facility for the WA Police Airwing. The structure mainly consists of tilt panels, structural steel framing, Colourbond roofing, compressed fibre sheeting and ultrabond cladding. Fibre reinforced slabs were constructed in the hangar to reduce construction time and to provide a uniform slab finish which is particularly important for the storage of aircrafts. The office facility section required mixed use with offices, gymnasium, stores, toilet facilities with showers, kitchen facilities and accommodation units. The timing for completion of the facility was crucial; this was achieved through enforcing concurrent construction tasks, multiple programs and progress updates.

The structure of the building mainly consists of retaining walls, tilt up concrete wall panels and structural steel. The location and installation of cast in plates to the basement walls was critical to facilitate the attached structural steel frame above that formed the structure for the building shell. Due to the critical nature of the facility the waterproofing to protect the services was essential and the thermal requirements of the area was paramount, this detailing was required to be coordinated with the structural works. The external cladding consists of different materials including Kingspan insulated wall panels and feature rust effect CFC.

Brian Burke Homes were approached by accounting firm M Squared & Associates to help with the design, construction & fit out of their new offices in Hay Street Subiaco, in conjunction with AJN Macdonald & Associates. Top quality materials were sourced for this project which required quality, longevity and suitability for purpose. These were the criteria used to select all materials, rather than price. Boasting a gym, bar, gourmet kitchen, roof garden and a separate apartment, this beautifully crafted four level multi use building has more in common with a New York Apartment than an office building.

Works on this project have created a unique working space for staff, boasting ground level commercial and retail tenancies as well as multipurpose staff amenities including bicycle facilities and change rooms. The main structure comprises of two, seven storey buildings with a total floor plate of 37,000 sq meters of lettable area, with a common basement carpark. The building framework consists of concrete columns and flat post tensioned slabs, with the roof constructed of structural steel with conventional trim deck roof sheeting. An outstanding feature of the building is the tubular sunscreen structure that makes up the distinctive look of the buildings.

This project comprises a new commercial head office for Toyota’s WA division consisting of individual offices, open plan office areas, reception, boardroom, conference rooms, kitchen and toilet facilities. Works under the contract included a suspended in-situ concrete floor slab, which utilised the innovative Kingflor framework system designed to minimise the need for steel support columns, allowing greater open areas below.

This simple yet bold, boutique eight level commercial office development holds its own in its prominent location. Given the proximity of the development to the freeway, neighbouring properties and the likelihood of their future development, it was decided to take the nonconventional approach of piling the entire site rather than constructing a raft slab. The building from level one to eight, cantilevers near to five metres over the Hay Street pedestrian colonnade, with the load taken back through blade walls at level one into the piles below. A piled design also protects the structural integrity of the building into the future, when neighbouring sites are likely to be developed with potential undermining.

The Tassels Place Development comprises of four levels of commercial office space, two levels of underground carpark, a café on the ground floor and a rooftop plant room. The façade includes a mixture of curtain wall, shop front windows, aluminum composite panels, fibre cement sheeting, sand render, painting and a structural steel roof. The internals received a full base build finish inclusive of electrical, mechanical, fire, hydraulic, lifts, ceiling and walls, floor finish, wet area fitoff, carpark fit-off and painting. The project was delivered safely, within the contract period, under budget and to a high standard of finish.

Pindan Construction achieved St Catherine’s College vision by providing student housing that represents a superior standard in collegiate style accommodation. Light filled corridors set around tranquil courtyards connect the seven buildings incorporating the spacious studio apartments. Community facilities are enhanced by a generous provision of large breakout areas, cosy reading nooks, glass fronted tutorial rooms and comfortable common rooms, allowing an ideal blend between privacy and social connection. This project was particularly difficult bearing in mind that the site was on a live residential campus, along with many different types of finishes which required careful coordination.

Each floor is a bubbledeck system supported by a combination of concrete, steel columns and reinforced cored filled blockwork, this made for a difficult coordination task to make sure all set outs and dimensions were correct and uniformly in line with each other, to eliminate creep. Externally pops of bold red, mixed use of textures in the louvers and mesh screens, combined with the hand crafted Nexus sculpture, make this a hard site to miss.

The building, which includes both offices and data halls, is a robust concrete structure consisting of insitu ground floor concrete slabs and columns, and post stress concrete beams and slabs for the first and second floor levels. The majority of the external walls comprise of precast panels of significant size, which entailed the use of special crane lifts. During the build, the builder maintained a close working relationship with the client through open and regular communication.

This prime city building project encompasses a seven level, five star Greenstar, five Star NBERS, A Grade office and cafe development. Building works include precast wall panels, continuous pile basement, Bubbledeck used for the suspended slabs and a structural steel roof. The façade features full height double glazed curtain wall complimented by an Alucobond awning to the front entrance. The project was a fast track design project meaning it was not far ahead of construction. This meant a great emphasis needed to be place on design deliverables. Fortnightly design meetings were held to guarantee the milestones were met and therefore keep the project running on track and on budget.

Perkins Builders were commissioned by ATCO Gas Australia to begin construction of their new two storey office building. Construction methods include curtain wall glazing, a Bubbledeck engineered suspended slab and load-bearing concrete columns. Full height architectural louvers feature on north and south elevation, which are instrumental to the mechanical design of the building. Within the building there is high specification for the internal finishes with an emphasis on the internal timber wall paneling and stainless steel finishes. Challenges presented, included working around an existing commercial facility, as well as intense design changes made throughout the life of the build.

This building project was technically demanding and required expertise on a number of levels. The corporate headquarters includes 9,000m2 of office space over three levels, basement parking for 100 cars and a canteen with alfresco terrace. The remote operations centre is a high-technology central automation hub, and includes ‘back of house’ data rooms, UPS and battery rooms, and emergency generators. Construction methods included basement raft slab, load bearing concrete columns and walls, three levels of suspended slabs and structural steel framing. Curtain walling and contrasting architectural materials clad the exterior of the building, which is surrounded at ground level by bitumen carparks, landscaping and shade sail structures.

Construction of the three level office building was designed using the latest technology and resources available. The building features a concrete foundation and floor slab responsible for supporting a structural steel column and beam frame, with a dedicated permanent steel formwork system under the two suspended slabs. The load bearing core of the building and tilt panel cladding add extra strength to the structure. Impressive external finishes boast a curtain wall system with double glazed spandrel units to the full height on three sides of the building. Each level of the three storey building has been designed with a specific function in mind.

MG Group successfully completed a new architecturally striking four storey office complex located at 156 Railway Parade, West Leederville. The building comprises of a basement car park, a ground floor that consists of an impressive lobby area, adjoining cafe space with landscaped alfresco area and additional car bays followed by two levels of offices and amenities.

The project involved the design and construction of the expansion of the existing Bunbury Regional Entertainment Centre. The expansion consisted of a new box office and administration areas on the ground floor along with a back of house service area. The first floor contains a new 250 seat theatre, along with function rooms, main foyer and bar area, commercial kitchen, actors change rooms, back of house facilities and balcony areas off both the bar/ foyer area and function rooms. The second floor provides access to the theatre catwalks and new control room for the theatre.

The structural frame of this state of the art function centre consists of insitu reinforced concrete walls, structural columns, and large long span trusses supporting the large curtain walls, operable wall and metal clad roof. The external cladding of the building is finished off with various high spec components comprising of structural glazed curtain walls, impressive six meter high bi-fold doors, Ultrabond composite aluminum cladding and Donnybrook stone. In addition, Cedar ceilings adorn the large cantilever roofs, exposed aggregate unit feature on the paving to the alfresco areas, and the impressive stairs and landscaping lead on to the golf course.

Pindan was engaged to construct the new Coogee Beach Surf Live Saving Club facilities; which include ample under cover storage, members and public change rooms, members gymnasium, members meeting rooms, multi function room including commercial kitchen bar and servery and externally operated kiosk / coffee shop. The structure consists of precast concrete wall panels and large glass windows on mass concrete strip footings. The external wall finishes are practical and durable; and mainly painted precast concrete panels with anti-graffiti coatings, this is to suit the high volume of member and public traffic.

The hotel, which was gutted by fire in 2007, opened its two front bars in December 2013 after undergoing Stage 1 of the complete internal refurbishment. Structural steel floor beams were installed to secure both the internal and the external facade of the building, including cantilevered structural beams to hold up the verandas. To accommodate the passenger lift, a central core was established through the existing building between levels starting at the ground floor, which had to be excavated down 1.5m for the base of the lift. Due to this requirement, the existing main central core structural wall had to be underpinned.

The Project consisted of the major refurbishment of a converted steelworks and the extension of additional 2100m 2 NLA. The building was practically stripped to its bare bones; the asbestos roof, wall cladding and internal walls were removed back to steel columns and concrete slab, providing a blank canvas for one of Australia’s most advanced Pathology laboratories. The saw tooth roof was clad in asbestos, which had to be safely removed; in addition, the northern side of the building had a Hyperspan roof covering it. The builder successfully completed the project on budget, four weeks ahead of schedule and defect free, affording the client a high degree of satisfaction.

The Mercy Hospital project was inclusive of two main portions of works, including the removal and disposal of the existing asbestos roof and supply and installation of a new metal roof. The façade upgrade included the replacement of existing degraded pebble rendered finish balconies with composite aluminium cladding, including replacement of existing balustrading and associated painting, to provide the building with a fresh new look in keeping with its built form environment. The project also involves the upgrade to the existing hospital entrance, and construction of a new ramped entrance adjacent to Thirlmere Road.

This project called for the major refurbishment of Curtin University’s Library. Works involved levels two and three, the addition of two new main entrances, student, staff and café facilities and a creation of a large stair void, air bridge with staircase through an existing suspended, concrete slab. The design of the final product and site constraints of dust, noise and occupancy, combined to increase the difficulty of this project. However, throughout this project the library remained operational and was finished to a high quality of design and construction.

Probuild transformed the original pub site at Crown Perth into Silks restaurant, a high end Chinese restaurant which oozes elegance and opulence. Works commenced with the demolition of the old pub, including a section of the existing slab above the site for the new sky pavilion dining area and skylights, which required extensive temporary and permanent structural works. The skylight is predominately glass within a structural aluminum frame, decorated with a custom designed printed frit. The sky pavilion has aluminum framed windows and sliding doors, complimented by the use of steel framed lattice replicating the internal finish with the balance of cladding, framed from lightweight steel stud and clad in CFC.

The goal of the redevelopment of this site was to create a safe, comfortable and productive working environment for the Water Corporation staff through the design of an efficient integrated interior fitout of suitable visual appeal and quality to create a stimulating and enjoyable working environment, while externally the design incorporated durability and maintenance minimization principles. In addition the building and services were designed to achieve a 5 star NABERS rating, 4 star green star rating and a 4 star rating for Design and Interiors.

The new state of the art function centre is located within the Joondalup Resort, featuring a purpose built function centre. The building consists of internal and external mechanical plant rooms, high spec guest toilets and an impressive pre-function room with a fully equipped bar. The large ballroom is divisible by a six meter high operable wall, and is equipped with state of the art controllable lighting and mechanical, audio and visual equipment. The internal finishes include various high level finishes, including Cedar ceilings, upholstered wall paneling and ceramic tiling.

The building started as a shed housing a sheet metal factory before its transformation into a state-of-theart office and showroom for Summit Homes Group. The existing building was a 1970’s combination warehouse and office space consisting of steel portal frame, suspended concrete slab, face double brick, metal clad walls and roof. New works include the construction of structural spine block wall, internal masonry amenities and lift shaft, combined with structural steel to meet current BCA requirements. Ultrabond aluminium cladding features heavily on the north and east elevations with a contrast of textured finishes to the masonry walls.

The development features the construction of a new Coles Supermarket, a Liquorland, speciality shops and forward works for a tavern, Coles Express and petrol station and McDonald’s restaurant. The works also include a 369-bay carpark, service amenities and landscaping. The main structures boast 157 concrete tilt panels, 135 tonnes of structural steelwork, Kingspan composite insulated panels, Trimdeck and zinc cladding, and full height shop front glazing for all tenancies and the mall entrance.

The Masters Home Improvement Store was awarded to Georgiou and involved the construction of a warehouse (13,000m 2), roundabout, associated roadworks and installation of underground power and sewer systems. The design for the internal panelling was changed to incorporate footings, thus enabling concrete works and panel erection to occur simultaneously. Externally, the quality of the tilt panels enabled less paint required for the external walls. Setting new benchmarks for quality, cost and time, Georgiou delivered the project two months early, $300,000 under budget and exceeded the Client’s high quality specifications.

Integrated fit-outs for a number of the tenancies was added to the building scope during the project, as more tenancies were leased. The design coordination and change management process required a huge effort from the project team, consultants and subcontractors in re-documenting the scope of works and minimising any abortive works. Not only was the design and construction of the project completed well ahead of schedule; the Masters building was handed over defect free and 100% complete with all services commissioned.

Each building had its own individual design issues. The main construction activities centred on the main hospital building due to its physical size and being on the construction program’ s critical path. The structure of the main hospital is a complex design comprising a service tunnel, three podium levels, five ward levels, associated plant-rooms and a helicopter landing pad on level nine.

The builder was engaged to construct this new facility within a former general purpose area of the Construction Training Facility. The structure comprises of a steel frame with a concrete slab. A large external verandah space, which protects the 2meter deep training sand pit from the elements, is connected to the main building. Externally, the building features onsite cast concrete tilt-up panels on the rear, east and west sides, cream and charcoal coloured architectural concrete blocks in the main entry area, and external Colorbond cladding on the front side. The internal finish is focused around practicality and durability, with consideration for the ongoing building.

The construction of this facility was extremely complex due to the unique design requiring an extremely high level of attention to detail, particularly in the initial construction phases. An array of specialist equipment, with unusual installation requirements and allowances were integrated into the project. The internal finish is striking and modern, using the same colour palette as the external finishes. Key internal features include a custom retractable seating system in the lecture theatre, an in ground audio hearing aide, a state of the art medical simulation room and hospital grade internal finishing.

This new local government building comprises of a six level, 5 star Greenstar, 5 Star NABERS, A Grade office and cafe development, known as ONE70. In terms of energy efficiency, the first consideration for the design of the project was the site selection close to two major train and bus services, negating the need for numerous car parking spaces. The building was designed and positioned to maximise its northern orientation, eventuating in the creation of a ‘U’ shaped plan to allow maximum exposure to the north, while reducing exposure to the harsh sun from the east and west.

This 4,500m2 Supercomputer facility houses a computer system that is comparable to the world’s top supercomputers, yet still maintains best practice energy efficient targets. The Computer hall comprises three separate cells with distinct temperature and humidity profiles and utilises a combination of air cooling with chilled water technology to meet the significant cooling demands. The centre houses 20 tonnes of computer equipment which processes data from the Square Kilometer Array, which is the biggest science project in the world.

During the planning phase, the potential areas where waste would be generated were identified which included: building material waste; black and grey water; office equipment (portable offices) and wastewater. Brookfield Multiplex applied the principles of waste management: avoid; reduce; reuse; recycle; recover, treat and dispose to minimise the impact of waste on the environment, and the public wherever practical. If unknown contaminants were identified they were classified using laboratory testing or other means.

The environmental focus was reflected throughout the entire building process, achieving a 91% recycling rate or a diversion from landfill rate, which is well above the national commercial construction industry standard practice of 58%. The avoidance of waste generation was the primary objective by diverting waste from landfill, reducing waste and reusing spare and recycled materials. Recyclable material such as concrete, timber, metal, sand, clay and brick rubble were mixed and then sorted at the material recovery facility.
