Its modular design flows with the contours and the landscaping shows personality and sensitivity to its environment. The design is inspired by the owner’s love of raw materials and industrial design. Key internal features include the integrated polished concrete and timber floors, concrete-formed vanities and recycled convict bricks. Externally, the river inspired swimming pool overlooking the bushland is an absolute delight! Adding to the industrial theme, is the graffiti on the entry door and outdoor fire pit which integrates the use of metal and matrix cladding along with painted brickwork. Everything about this home focuses on lifestyle and seamless integration between indoors and outdoors. A sun-drenched atrium greets you upon entry, a picture window with metal privacy screens, and views all around the elevated living room. It is truly one with nature.

Photographer: Matthew Maas Photography Integrated to its environment, this building celebrates being a contemporary, solarpassive, oﬀ-grid residence. Efficiency of spatial planning allows for just 150sqm of floor space. The linear design is orientated east-west and incorporates living spaces on an axis with bedrooms and amenities as book ends. Entry from the south celebrates views to the north. Large sliding doors that encapsulate views over the Yass Valley on the northern orientation (also providing solar gain) are protected by bays of fully adjustable powder coated aluminium louvres. Grey iron bark cladding–inspired by the early settlers’ hut–is fixed over fire-resistant fibre cement sheet and steel frame with the dual purpose of bushfire and termite resistance. The garage is placed to create shelter and shade for the entry and secondary outdoor living space. Integrated by natural colour hues to its surrounds, the residence appears to belong to the landscape.

This ground-breaking housing project serves an essential purpose for the community by enabling disabled adults to live independently. This residence comprises four individual pods including private indoor and outdoor spaces. All rooms have a north aspect with views out to the ocean in addition to central access to a created common area with links to covered outdoor areas. This project is designed to meet platinum levels of liveable housing guidelines as well as being fully disabled accessibility compliant. The design was collaborative, working closely with residents and their carers to decide upon textures and colours and individual relationships with outdoor spaces. The feature louvre roof optimises the northerly aspects, solar access and ocean views. The result is a bright, solar passive, energy efficient and functional residence. This project has enhanced the lives of the residents, who now have

a greater capacity to make choices, undertake responsibilities and

engage in life productively. The Design Awards Jury wishes to recognise not only the excellent design outcomes this project delivers, but more

importantly acknowledge this project for its ability to do what all great design should do - transform the lives of those who are touched by it. BDAA is proud to honour the designer and clients with this Jury Award for Social Housing.

Photographer: Industrie Media This site for this project is a long and narrow wedge that has a cliﬀ cutting it roughly in half. With this challenge in mind, the design response was to provide a simple entry via a courtyard that opened into a number of levels that take full advantage of the views. Access to the lower levels of the site and the river is catered for by the inclusion of a lift that is cut through the cliﬀ face, exiting via a hand cut tunnel 14m below the lower ground floor level. The rock that was hand excavated from the tunnel has been used to build a small workshop at the exit point from the lift to the landscaped gardens below.

Email: wendybergs@gmail.com The Tathra Residence maximises the magnificent ocean views, northern orientation and difficult sloping block to provide a highly energy efficient ‘forever home’ for its residents. With a modernist inspired aesthetic, the home is terraced up the hill enabling all the living areas and bedrooms to face north to embrace both the warm winter sunshine and the water views. The terraced design minimises cut and fill on the site and allows for living areas on the top floor to access level ground to the rear of the home, which backs onto nature reserve. Every room in this home has doubleglazing that allows for winter sun to warm the rooms and retain the heat throughout the day. Wide eaves, north/south cross flow ventilation and sea breezes keep this home comfortably cool in the summer.

This home has been designed to stretch along the long side boundary and tuck into the southern side of the block. This enables all bedrooms and two of the living spaces to overlook the beautifully landscaped rear yard as well as enabling access to natural light year round. There are three separate living spaces, each offering distinct qualities of aspect, outlook and size. The front living space is a distinctly adult space for evening relaxation whilst the open plan kitchen, dining and family room offers a great entertaining option with strong visual connections to the landscaped yard. This space opens up to the large rear entertaining deck and spare area via oversized, full height sliding doors. The smallest living space, a reading and music nook nestled amongst the bedrooms, offers a private and cosy space to escape whilst being effortlessly connected to the outdoors.

Photographer: H Creations Photography The majority of this home is located on the lower floor level so that the clients can enjoy easy access throughout the key spaces for years to come. Only two bedrooms and a bathroom have been placed upstairs, an intentional eﬀort to create separation from the rest of the home. Downstairs, each zone has been carefully located so that it enjoys privacy. The highly articulated layout allows garden views from each room, ensuring that the block is fully utilised. The articulated design also creates lovely cross ventilation through rooms that are mostly single room width as well as oﬀering an abundance of natural light. The living spaces are the focus of the home with choices of indoor spaces large enough for a crowd or cosy enough for two.

A timber framed, weatherboard clad, gable roof with bullnose veranda extension of some 127sqm was designed to both complement and maintain the character of the existing 30sqm building. Partitions in the form of four large floor to ceiling cavity sliding doors were incorporated into the floor plan, thereby aďŹ&#x20AC;ording the ability to create rooms of varying sizes depending on the function required. Access ramps, large sliding doors and a large timber deck with 1200mm high glass balustrade to perimeter to shelter from the prevailing winds are key elements in meeting all aspects of intended function. This redevelopment has surpassed all expectation and delivered an outcome that is dynamic in design with the ability to be cross functional whilst not losing its original identity.

Located on a narrow block in the inner west of Sydney, this home is set beneath a row of fig trees to the north that filter light. The original house was cramped and dark, the low ridgeline prohibited any light entering beyond the adjacent canopy. The narrow site dictated the restrained palette, materials were kept to a minimum with moments of stark contrast highlighting the length of the site and creating a visual break. A light well and a partially obscured high window draw in light from above the adjacent canopy to flood the space with natural light, stark white ceilings and walls disperse the light throughout. The unconventional roof and ceiling forms produce diﬀerent spatial arrangements creating a sense of a larger, more dynamic space. The roof form is extruded beyond the building, cut to mimic the light as it penetrates through the trees.

The alterations to the northern façade now extends over three levels with open plan ground floor living, dining and kitchen zones all opening to the surrounding courtyards and the extensive private garden and water features. The new upper level includes another living space and study with balcony and a bird’s eye view of the amazing garden. The new basement wine cellar also provides a long awaited ‘special place’ for the owners to show and enjoy their superb wine collection. The natural flow through ventilation in summer and the sun drenched courtyards and living areas in winter mitigates the need for the included split system air conditioning and wood heater. The versatility of this upgrade is further revealed by the enjoyment of both the indoor and outdoor spaces created.

The site was well positioned to take in the surrounding beachside landscape and views, however, lacked in planning. Downstairs all of the internal walls were removed and new window and door openings were inserted into the existing ground floor external walls to create as much light as possible whilst maintaining privacy. A raised timber deck was also added to facilitate indoor/outdoor orientation and maximise available ocean views. Upstairs, a first floor addition incorporates three large bedrooms, two bathrooms and front and rear balconies. A neutral colour palette with a contemporary, beachside feel and durable materials and finishes completes this home.

Photographer: Matthew Mass Photography A requirement for additional guest accommodation/studio for a residence set amongst 30 acres of rural land was satisfied through the conversion of an existing unused steel frame shade cloth structure. The structure was previously used as a greenhouse and now leads through to a self-contained and highly functional guest retreat, which celebrates the rural setting and parkland style garden. The studio retreat has a flexible and open plan arrangement allowing for alternative use of space based around three core elements including the kitchenette, sitting and bedroom areas. The use of reclaimed Tasmanian Oak flooring from a schoolhouse and locally sourced Blackbutt timber for windows, doors and external decking made for an aesthetically pleasing and vibrant choice of materials. External galvanised ironcladding complement while integrating the adjacent stone rubble walls of the existing home and broader rural landscape.

Email: ipicone@bigpond.net.au Situated on a 900sqm corner block of land in one of Hobart’s eastern shore suburbs, with panoramic views over the Derwent River, this modern composite-clad building was designed to minimise site excavation, capture river views and take in as much solar gain as possible. The house has two levels with a large single garage on the lower level with access from the existing crossover on the southern side. A north facing rumpus/utility room with internal access to the living accommodation on timber floors is found on the upper level. Outdoor decks and open spaces were placed to provide for views while giving shelter from the prevailing winds. The roofline has a ‘saw tooth’ profile with a central ‘flat’ section that allows for discrete placement of PV solar panels in the future. Timber slat window shades enhance the exterior appearance and provide passive solar control. A mixture of exterior cladding and rendered surfaces gives a clean and bold view.

The expression of The Wave is captured in the smooth, curved plaster ceiling and high-curved top northern window above the sliding ‘stacker’ doors to the deck. A hidden feature of this home is the parents’ retreat. A small secret deck that ‘sneaks’ out from the master bedroom and looks down to their private landscaped garden. This deck is nestled under the curve of the roof as it stretches down towards the ground on the west. This protects the occupants’ privacy from on-looking neighbours whilst still giving them a relaxing view and outdoor ambiance for quiet moments alone. The downstairs living, rumpus and deck area, which leads straight towards the backyard and gorgeous garden is perfect for family or interstate guests. Other features include an outdoor shower and a beautiful yet functional kitchen.

Internally, the home has been designed to embody the essence of coastal living without compromise. The tri-level design provides a large garage/storage area on the ground level, open plan kitchen/living areas that take full advantage of the northern aspect southern ocean views and features a separate media room. The upper level comprises the bedrooms with a breathtaking southern view from the master bedroom. The home includes a Naturopath clinic, the waiting room, accessible from the side street, and linked directly to the clinic and amenities is covered by a slatted iron bark screen to allow ocean views and seats directly below the yoga room. An iron bark two-storey façade stands proud facing the side street. Open plan living areas at the upper level are facing north and its large ceilings under a skillion roof allow high windows all around. With a lap pool directly on the side boundary and attached to the rumpus room, the link between all living areas and backyard is direct regardless of them being on separate levels.

It has been extended and modified over the years to accommodate diﬀerent families’ needs, with varying budgets and results. Internal walls were removed and ceilings lifted creating new paths of travel between rooms and open up internal spaces. The previously dark, dank and small kitchen, bathroom and bedroom were transformed without damaging the historic stone cottage. The existing skylights were reshaped to project more natural light over a much larger area. Openings were created from the bathroom and the master bedroom through the northern wall to a new timber deck. French doors were then installed to not only bring in more light but to allow the space to feel larger and connected to the quaint garden with its sculpture and art. During the renovation, stonework walls from the 1860’s were uncovered, which were repointed and have become a stunning central feature.

In order to counteract this, the existing residence was converted into the bedroom wing, giving three bedrooms, a music room and two bathrooms. The lean-to was demolished to allow for two courtyards and a link to connect the new building to the south, which houses the living, dining and kitchen areas. This new arrangement aﬀords the area with full sun in winter and none in summer, while the use of vines and cool gardens help cool breezes throughout the house. The project perfectly merges the old with the new. Recycled old roof timbers were used to build new furniture, including plenty of local hardwood to enhance the look of the building.

The Marrickville Hempcrete House is an exciting project that shows how acoustic requirements for aircraft noise can be met, without compromising on thermal performance and aesthetics. The design challenge was to create a better living space for a family of four without increasing the site coverage. The existing footprint has not been increased on the ground floor but reconfigured to improve circulation, usability and connection to the backyard. The result is a generous house that provides three bedrooms, a study, two bathrooms, laundry, large kitchen/ dining area and outdoor space. This is a renovation that incorporates basic passive design principles combined with bold and new materials, texture and colour.

Reduced walking distances and separating operations from administration staﬀ and the public was integral. Each brand must be represented equally with not one getting a lesser or greater exposure. The façade was designed with this in mind. The design flows seamlessly with vehicles arriving at the service canopy and the overhead shelter leading the customer through to the parts/service room. The showroom and administration area are kept to the front of building for public exposure. From south to north, the administration area incorporates the truck showroom and flows into the parts and service area. Concealed behind these areas is the parts warehouse, which is easily accessible for both parts and workshop mechanics.

This building oﬀers character in a tranquil setting, providing a diverse range of functionality options through clever use of interior space and exterior areas. The internal design needed to accommodate groups of varying sizes through flexibility in room sizes. The facility also caters for all levels of physical ability and includes a dedicated safe area for children to play. A large timber deck with 1200mm high glass balustrade to perimeter (oﬀering shelter from prevailing winds), access ramps, large sliding doors with flush threshold, accessible sanitary facilities, utility and storage rooms were also key design elements. The development is energy conservative in respect to building materials utilised and day-to-day energy consumed. This redevelopment surpassed all expectation and has delivered an outcome that is dynamic in design and functionality.

Accommodating all aspects of a new family dental practice in an existing commercial suite in a multi-storey commercial building, this project has a contemporary feel that allows all patients to feel comfortable and confident. The internal design is modern and whimsical but still very functional and takes advantage of the irregular shaped floor plan. A balance between efficient traffic flow and comfortable movement was achieved between work zones for both staďŹ&#x20AC; and patients from public to private spaces. Curved and undulating walls were incorporated into the design to add a more fluid experience into these transitional public spaces. Light coloured finishes were chosen, with white being the predominant colour.

The brief was to transform a heritage listed, former military training depot and drill hall into a luxury hotel and convention complex whilst retaining the history of the site to the satisfaction of the Queensland Heritage Council. The solution for this is ‘The Barracks Hotel’. One of three buildings required to be retained was originally a wagon shed. This building was adapted into the reception centre for the complex, with the wagon doors featured in the hotel reception. The original military Q-Store building was transformed into a five-star dining and the third building, and most significant, is the original Rockhampton Training Hall, which will be used as a military museum. The hotel is designed to have a barracks feel about it, albeit a five-star version with long hallways and oversize solid timber doors to all rooms.

Located within a Heritage Conservation Area and having never been used as a food tenancy before, this site presented a number of functional and aesthetic challenges. The focus in this project is the creation of space that is distinctly Japanese in style but contemporary and dynamic in its interpretation. The space stands out visually from the adjoining tenancies and is attractive to dining patrons. The playful textures and linear forms of the Japanese black timber finishes contrast beautifully with the dramatic white tone and tile finishes that can be seen featured throughout the space. The design layout appears both spacious and welcoming with generous amounts of counter seating and booth seating despite the limited floor area.

Black was chosen to be a dominating colour in the space complemented by splashes of white and vibrant blocks or orange and soft wood tones to create a space, which is pleasurable and full of ambience in which to enjoy the food being prepared. Lighting is focused on the customer and the light is easily manipulated to create a dimmed and relaxed space or turned up to create exceptional light.

This property’s design revolved around the need to harness the northern light on a south facing property. The key element in achieving this was to incorporate a side internal/external feeling courtyard that faced north and eﬀectively turned the new lounge, dining and kitchen areas into a north facing room. Lightweight timber, and fibre cement cladded ground floor construction was chosen over adding an extra storey to ensure maximum northern light into the property, backyard and existing swimming pool. A cantilever veranda was designed for the outdoor entertainment area in front of the pool in order to build over the main sewer line. The house’s north to south cross ventilation was enhanced by installing three large electric opening clerestory awning windows to the living area’s north wall.

Downstairs, all of the internal walls were removed and new windows and door openings were inserted into the existing ground floor external walls in order to create as much light as possible yet maintain privacy. A raised timber deck was also added to facilitate indoor/outdoor orientation and maximise the available ocean views. Upstairs, a first floor addition was made incorporating three large bedrooms, two bathrooms and front and rear balconies. The blending of old and new structures merge seamlessly by being sympathetic to the adjoining property and yet incorporating a modern edge. In order to retain the height of the downstairs ceiling, the lower sections were formed as sculptural elements to emphasise height.

This home sits on a site that is a long and narrow wedge with a large cliff intersecting and cutting it roughly in half. The design was of course, limited by this challenge. A simple entry via a courtyard that opens to a number of levels that offer sweeping views. Access to the lower levels and the river was made by creating a lift that is cut through the cliff face and exiting via a hand cut tunnel. The excavated rock was cleverly used to build a workshop at the exit point of the lift to the landscaped gardens below.

This home required good solar access, with both the northern and southern facades containing large amounts of glazing. The substantial glazing provides light, ventilation and access to the amazing views towards the south. The existing mansard roof was removed and the floor expanded to create a cube like shape. A cantilevered eave, clad in a Colorbond fascia surrounds the flat roof and conceals a box gutter system. The ground floor was rendered and repainted. The first floor was then clad in fibre cement cladding and painted, resulting in a simple, minimalist design that utilises the existing structure and blends well with its surrounds.

The living rooms on the third floor also meet ground level at the top of the block, allowing for a level grassed area backing onto a nature reserve at the rear. The home is of lightweight timber construction on posts into the ground, minimizing cut and fill on the site, and clad in natural timbers and highly energy efficient polystyrene cladding. The home is highly insulated and sealed, double glazed and offers cross-ventilation in order to create an energy efficient home that is cool in summer and warm in winter.

The new facility would house a new showroom, administration department, parts and sales, warehousing, workshop and wash-bay facility. Reduced walking time between departments and separating operations from administration staff and the public was equally important. The faĂ§ade needed to represent all brands with all gaining equal exposure and was designed with this explicitly in mind. The flowing design allows for smooth transitioning between areas.

An elegant combination of old world charm and coastal living with timber verandas and white picket balustrade, painted timber frames surround windows and French doors with a wellbalanced integration of horizontal cladding, render and natural stone finishes. The fireplace is enveloped with natural stone that exudes an elegant warmth to the living areas that is enhanced further by polished timber floors. The external living area features a decorative timber screen and flows seamlessly from the internal living area. The corner site is beautifully landscaped with low-maintenance and low-impact planting and pathways with a clear connection to the rear yard. The upper level living areas enjoy north easterly aspect views of the ocean.

An impressive façade of strong, bold lines featuring cantilevered balconies with timber-lined ceilings creates a striking impact to the streetscape and reflects the home’s coastal locality. Internally, the home has been designed to embody the essence of coastal living without compromise. The tri-level design provides a large garage/storage area on the ground level, open plan kitchen/living areas that take full advantage of the northern aspect and southern ocean views and features a separate media room. The upper level comprises bedrooms with a breathtaking southern view from the master bedrooms. Entertaining is made easy with the well-sized kitchen and living area that connects the oceanviewing balcony to the south and the impressive pool and alfresco to the north.

The family home and separate guest accommodation are connected via a common laundry and overall features five bedrooms, three bathrooms, three living areas and two kitchens. The outdoor living is accessed from both kitchen areas and features covered patios, a river-inspired swimming pool, lawn and fire pit. The T-shape creates an interesting façade whilst allowing for privacy to the outdoor living area. The design showcases raw materials including polished concrete and timber floors, recycled convict bricks, concrete formed vanities and river stones in the swimming pool. Industrial concepts are incorporated through the use of returned-edge roof lines, commercial framed glazing, integration of metal and matrix cladding with painted brickwork and high ceilings.

The result being that the new living, dining and kitchen gets full sun in winter and none in summer. The use of vines helps circulate cool breezes throughout the house in summer. In merging the old with the new the result is an energy efficient home that offers outstanding living.

This versatile and purpose built building more than satisfies its design brief. At least 90% of this 10-hectare site will be concreted in the ultimate design with common areas provided in order for the break areas for the bulk of staff to not appear wasteful. This project has been developed with growth in mind for the foreseeable future. The balance of heavy engineered structures and softened office environments creates a variety of interactions throughout the site in an efficient, controlled and safe manner. The building provides sustainable design solutions in a number of ways including refuse, solar, storm water treatment and lighting control.

Inspired by a nearby early settlers’ hut, it was important to the owners that this home be truly at one with the landscape. Grey ironbark cladding is fixed over fire resistant fiber cement sheet and steel framing allowing for bushfire and termite resistance. A sustainable solution was required for this home in order to celebrate its contemporary and solar passive residence. The property is linear in design and orientated east-west with bedrooms and amenities on either side as bookends to the bedrooms along the axis.

A large garage and workshop were created under the house whilst replacing the existing dangerous and tight spiral staircase with practical stairs. The second stage added two bedrooms and bathrooms for the family’s teenage children. This home complements the old established gardens whilst also taking advantage of the wonderful northern aspect. There is a blended flow between soft and hard landscaping into the building.

This property required additional guest accommodation/studio space for a residence set amongst 30 acres of rural landscape in Goulburn, NSW. A sense of relaxation and retreat for guests was sought after. Integration, but not replication, with the existing stone and face block residence was desired. The studio retreat has a flexible and open plan feel which allows for alternative use of space based on three core elements of kitchenette, sitting and bedroom areas. The outdoor northern deck provides a private retreat and expansive country views. Materials and natural hues complement the surrounding natural environment.

This home had a fantastic east-west orientation presenting the opportunity for a home that could have almost every room facing north. A long narrow house was designed to capture all the winter sun in this cold climate with the bedrooms being indirectly warmed by the hallway/sunroom running past them. To allow the sun into the bedrooms and flexibility in their future use, bi-fold French doors were also incorporated, opening onto the sunroom allowing virtually their entire northern wall to be opened up. Good cross ventilation was incorporated in all rooms with the shapes of the roofs and ceilings as well as high southern windows.

Situated on a rural lot of 30 acres with panoramic views, the possibilities are endless. The original concept incorporated a home that used rammed earth and polished concrete floors. With oversized rooms, a theatre and the opportunity for extensive entertaining areas inside out, the owners also desired a swimming pool and separate shed. All rooms were designed to maximise views, sun and ventilation including a thermal chimney in the middle of the home.

Ageing and dilapidated, this home was transformed into a modern, bright and open floor plan to the upper rear portion of the dwelling which incorporates the main living, dining kitchen and outdoor entertaining area. The existing downstairs rooms were to be refreshed with new bathroom/laundry, storage and new guest bedroom. The existing carport was also refurbished and redesigned to match the proposed finished dwelling style.

Internally, recycled brick, plywood and wire pendant lights reflect the raw, industrial feel of the space and feature heavily in the custom joinery items and display units. To counter the raw component of these elements, high gloss has been incorporated through the means of dark mirrors and copper pipe.

It was critical for the design of the residence to function in two different ways, firstly by allowing for shared living spaces and secondly, by creating separate private areas.

Strategic zoning was important in this build so that family members could have their privacy if they need it but also be able to come together in the shared spaces on the middle level.

This building had to be designed to meet ‘international 16 lane’ standards and incorporate the latest in state of the art technology, equipment and appointments throughout. In addition to this, an American-styled diner and cocktail bar was also necessary to complete the look of this build along with being energy efficient and cost effective.

This block has frontage on three streets. The aim was to create as many economically sized rooms as possible in one area. The site has an 18-meter height limit and a one to four parking ratio. The motel was designed to accommodate the inter-city, international traveller from the country passing through overnight at ‘budget’ rates for evening arrivals and early departures to and from airports. Quality of design and functionality was vital.

Venturing through the vines, it becomes apparent the extent and beauty of this family home. The American Hamptons style lent itself to creating the spaces the family needed to gather and grow. The central wing houses the communal areas, incorporating a kitchen, living and parents’ retreat and den. The eastern wing houses the guest bedroom, laundry and garage whilst tucked away within the roof line are the kids’ bedroom and rumpus. The aesthetic styling of the façade was dictated by the roof with Dormer windows used to accent the roof line and break up the large expanses.

The existing footprint has not been increased on the ground floor but reconfigured to improve overall circulation, usability and connection to the back yard. A mere 35sqm has been added to the first floor. The result is a generous house that provides three bedrooms, a study, two bathrooms, laundry, kitchen and dining area.

A small secret deck that ‘sneaks’ out from the master bedroom and looks down to their private landscaped garden. This deck is nestled under the curve of the roof as it stretches down towards the ground on the west. This protects the occupants’ privacy from onlooking neighbours, whilst still giving them a relaxing view and outdoor ambience for quiet moments alone. The downstairs living, rumpus and deck area which leads straight towards the backyard and gorgeous garden is perfect for the family or interstate guests.

With an aesthetically pleasing façade that is both simple, yet architectural in nature, this home was designed to withstand bushfires, flooding and mines subsidence. This is realised through the use of lightweight cladding and metal roofing along with elevation on bearers and joists.

A new two storey addition was added to the north facing rear of the existing dwelling. This housed the new open plan living, dining and deck area on the upper floor along with the fourth bedroom and playroom on the lower floor. The existing lounge room on the original dwelling was changed to a master bedroom and ensuite. This new layout now has the bedrooms grouped together in the original southern section with the living sections to the north. Decorative frieze work, timber pergolas and window awnings were added to decorate the facades with cottage charm.

This aided in capitalising on the outlook to the tropical rear yard. The end result is a light-filled beachside retreat which was minimally enlarged yet maximally adapted to provide with every amenity possible.

Open plan living/kitchen/dining flows out onto the outdoor entertaining area, blurring the threshold, connecting the indoor and outdoor spaces and providing a generous central hub for family interaction. The masonry first floor defies gravity by elegantly floating above the ground plane and provides separation between private zones.

There are three separate living spaces, each offering distinct qualities of aspect, outlook and size. The front living space is distinctly adult space for evening relaxation whilst the open plan kitchen, dining and family room offers a great entertaining option with strong visual connections to the landscaped yard.

This home encourages a relaxed lifestyle whilst allowing flexibility in the way space is used in the future. The majority of the home has been located on the lower floor level so that easy access can be enjoyed throughout key spaces. Only two bedrooms and a bathroom have been placed upstairs with an intentional effort to create separation from the rest of the home. Downstairs, each zone has been carefully located so that it enjoys privacy. The highly articulated layout and use of courtyards create space and allow garden views from each room. The living spaces are the focal point of this home with choices of indoor spaces large enough for a crowd or cosy enough for two.

Sitting on a battleaxe block, this home has the unique feature of a rear boundary being defined as the front boundary. In order to counteract this, a two storey addition was placed at the front of the house as you enter the site. This gives maximum impact to improving the aesthetics of the home as it becomes the defining style of the home by hiding the original dwelling behind it. The addition creates a modern and contrasting style to the existing home. Incorporating a new entry into the additions also offers an immediate and more regular experience.

Entry to the post WW1 semi-detached home was through the formal living room. A passage led to two bedrooms at the rear of the house. Here, the kitchen, dining room and bathroom were situated. Downstairs was a tired bedroom and bathroom, storeroom and outdoor laundry. The redesign aimed to maximise views to enjoy the harbour scenes from a family living area rather than from the one room with a view–the bathroom. The bathroom was relocated closer to the bedrooms. The rear of the house was extended and the larger space allowed for an open plan kitchen, dining and living area. Glazed doors on the northern wall of the living area now allow views to the harbour and open to a new glass and tile balcony ideal for outdoor dining.

The proposed development consists of two main levels and an underground level which is enclosed by concrete walls. The design for this dwelling has been carefully developed based on sustainability. The building offers bright interiors that use the sun’s energy to heat the home in the winter and cool it in the summer by specific pergola design that allows sunlight through large south-facing windows. The building also provides open space within the mezzanine area and high clarity glass wall system. The aim is to improve the connection between the building and streetscape through the use of floor to ceiling glazing. The green roof will be constructed to harmonise with the ivy and custom pergola.

Proving a community facility that would include recreational facilities such as a sports field and associated landscaping along with an aquatic leisure centre. The site was designed as a place for both residents and workers to meet, socialise, play and relax. Major challenges included the contamination issues with both existing landfill and the underground water table. Gunyama itself means ‘strong winds from the south’ which, in themselves, propose a major test in addition to the potential drain on the energy grid. All these issues were identified early in the design phase and successfully resolved.

The orientation of the site being north east allowed for a great opportunity to open up the living, kitchen, dining and library area to vast amounts of winter sunlight and warmth, penetrating deep into the main communal area. The combination of large bifold doors to the terrace, large high fixed glazing and louvre windows not only serves as a functional entertaining area but also as a great source of natural light and ventilation through cross ventilation on warmer days. High raked ceilings in the kitchen and living area create the illusion of more space and allows views of the existing trees to the front and back of the site.

The design of this building maximises access to the north and creates clearly defined public and private areas via wings. The plan spreads low across the site in line with the contours in order to minimise extensive excavation. Low pitched skillion roofs were used to help blend the home into the landscape and preserve the horizon of the hill behind. Articulation of the perimeter and the inclusion of the numerous outdoor spaces provides opportunities for outside living in response to the prevailing winds and seasons. A central link provides a clearly defined entry and features a ‘framed’ view of the hill and granite boulders behind.

This extension was executed in a way so that appealing old features of the duplex were intertwined perfectly with new additions. A new single storey extension contains tandem car accommodation and a small office with an outlook to the front. Glazed double doors and large picture windows were added to provide connection to the rear yard and to flood the living spaces with light. Externally, the extension reads as a white box clad in painted weathertex to maximise space, reduce costs and provide visual contrast to the existing red brick duplex. Old and new were visually linked by using bright yellow paint on both the garage door and the front door. The upstairs bathrooms were also fully updated.

This project includes a private outdoor area so that the homeowners can enjoy the rear yard and have the choice to utilise covered and uncovered external areas suitable for all weather. The existing home is an ‘L’ shaped double brick design with a rear yard that is hedged and very private. A large deck area was designed to mimic the ‘L’ shape of the home and provide multiple spaces for dining and relaxing. A new bi-fold door in an existing window opening provided the free-flowing indoor/ outdoor integration encouraging cross ventilation and allowing for the purging of hot air in summer. Edeck engineered Jarrah decking was specified as it is a premium quality, environmentally friendly hardwood that reflects the aesthetics of the existing home and creates a warm and inviting space.

This strategic design provides protection from the south westerly winter breeze and allows for an open plan kitchen, dining, living rooms, bar and garden room orientated to capture the cooling north easterly summer breezes. The feeling of space is enhanced with high ceilings where possible, and larger open plan rooms that make for easier, uncluttered living. Incorporated is a basement level to the house with a wine cellar where existing cupboards and lining boards were salvaged and reused appropriately. The use of lightweight external materials of various profiles and textures were utilised to enhance the modern style, and provide a crisp, contemporary interior.

Due to the sloping site, the project was executed as a split-level design, which encases the ground floor that offers rear yard access, and guest accommodation for a future in home nurse. Because this project is positioned on a sloping slight, a split-level design was utilised to accommodate the ground floor for rear yard access and guest accommodation for a future in home nurse. The home faces north, and allows occupants to embrace the northern views through the floor to ceiling glass on the northern side. Solar passive design was utilised as much as possible and a polished concrete slab was included in the design execution. The bedrooms are concealed and private, with contained spaces with the main bedroom at one end and the others at the other end of the house. The house it topped off with a walk-in pantry and beautiful, simple kitchen.

Also added was a second bathroom, media room, laundry and an expansive kitchen with a butlers pantry encased. The crux of the extension was to link the existing house in a way that has minimal impact on the existing Californian Bungalow façades and streetscape. Another important aspect was to seamlessly integrate a new outdoor entertaining area to the current pool, to maximise entertaining capabilities. The original brick bungalow was refreshed and period features added back into the exterior façade.

This keeps land coverage lower and allows for the council required northern outdoor space. Both homes can take advantage of the compact design principles while possessing highly useful spaces. Simple curves were used to reflect nature in abstract, and abstract trees were represented by combining circular green colorbond and recycled bridge timbers on the facade. Costs were kept at bay while the home was made as eye catching and comfortable as possible for occupants.

The design really hinges on sustainability and access to the building is strategically located for visitors’ convenience from the surrounding city. The levels were layered and offset to create “steps” in the form. In doing this, the arms of the building create an embrace of the soft landscaping in-between the two wings. The use of columns took parts of the first floor over the ground level, creating open spaces. Solar panels were installed with the aim to reduce electricity consumption and the retail and commercial spaces are highly adaptable for future use.

The business is involved in sustainable technology and required the building to reflect the company’s sustainable beliefs, so it was constructed as energy efficient as possible. The building houses the laboratory, assembly space, executive offices, sales offices and an outdoor space accessible from as many areas as possible for staff health and well being. The finishes are of very high standard with a beautiful reception area that features some specific imported fabric panels.

Orange Dermatology now has new consulting and procedure rooms to fit with their growing business and allows room for business expansion in the future. This Heritage listed building has been a part of the city for many years, so the foundations were used and extensive additions were added to the internals and externals, which completely revamped this iconic spot. An expansive back of staff area was added and even a childcare facility was built for the clients’ convenience. The building has all new walls, windows, plumbing and fire walls to separate the compartments. The facade at the front is of heritage significance therefore all windows and doors had to fit within the original openings and still comply with all the relevant codes.

The client who was a keen surfer wanted to capitalize on open plan living. The top floor was removed and the bottom was reconfigured. The existing ridge height was so high that it allowed even higher ceilings, while still falling under the existing ridgeline. The new Colourbond roof allows a large skylight to be placed above the central stairwell. This gives a natural light source through the core void of the house. Louvres under the skylight dispell any built up heat and Louvres were also placed on the Northern Elevation upstairs to give flow-through breezes in summer. The Kitchen bench was extended continuously outside for entertaining purposes and the garage was finished in similar style.

This was close to a knock down-re build project where the existing rectangular home had a rear wing added on at a later period that was in good condition. This gives the layout an “L” shape and the Fibro Bungalow was completely gutted and extended outwards and upwards. This home was designed in a way that will cater for a growing modern family with the flexibility to become a self-contained three bedroom flat in the near future. This revamp included a basement level, a Laundry/toilet, and rumpus with a wet bar. This house clearly puts entertaining on a pedestal with the ground floor kitchen, open plan ground floor living arrangement with large openings scattered all around which offers spacious and luxurious living for occupants.

The Glebe Housing project is a multifaceted development that accommodates for a broad range of needs. Efficient planning was utilised in the early stages and low maintenance, highly durable materials were incorporated to future proof the project. These environmentally sustainable, four, two bedroom units house four people per dwelling. There is an underground car park for resident’s convenience for one vehicle per house.

Students were in charge of designing parking layout, amenities, café, the first floor café deck, reception area and first floor office area. Their portfolios included industrial, product and architectural design and visuals along with samples of 3D modelling and rendering.

Large banks of louvres under high raked ceilings would allow breeze to flow through from different directions.

The roofline has a ‘sawtooth’ profile with a central ‘flat’ section that allows for discrete placement of PV solar panels in the future. Timber slat window shades enhance the exterior appearance and provide passive solar control. A mixture of exterior cladding and rendered surfaces gives a clean, bold view. Garden landscaping and planting complement the form and colour of the house. An ‘L’ shaped connecting passage to the front entrance and the open plan living area is light and bright with sliding door access to a north facing deck on two aspects.

The main zones include the Public, operational, museum and library (Learning). The inner building facade design represents the Obama (family) origin through African American Architecture and Earth and nature related architecture. “Fin” filtered wall layer was put in place to welcome enough lighting to the inner body with a layer of Glass wall to promote energy efficiency. The central core courtyard is scattered with trees that enhance African American related nature. The building complex utilizes sustainable architecture, reusable materials, passive solar and natural ventilation wherever possible.

The existing multilevel floor plan was consolidated and extended to the east to capture natural light and gain solar access. A requirement was to cater for a potential resident on one level in the future, so a bathroom and laundry facilities on ground floor was included. The extension contains a 2.9m high ceiling and the new windows and doors to the east and north are to draw natural light further into the existing family room. The timber deck makes the space feel larger and encapsulates the view to the Derwernt River.

Curved and undulating walls were incorporated into the design to add a more fluid experience into these transitional public spaces. All dental suites were located where natural daylight could be provided to these spaces. It is was important that the practice had a general physical appeal to all patients in which it presented itself professionally in order to instil confidence in the doctor’s abilities. Light colour finishes were chosen to make some of these spaces seem larger.

The first and second floors were totally redesigned and the façade was “Re skinned” to completely revamp and rejuvenate the house. The upper levels were redesigned to maximize the surrounding beach views and this modern, elegant house is contrasted perfectly through the use of high quality materials. This includes glossy metals juxtaposed against recycled timber and smooth painted surfaces intertwined with rustic stone.

One half, a curved plan and roof profile, and the other a rectangular and angled roof joined seamlessly by a glass atrium entry and central access corridor filtering natural light into the home. Each half has materials unique to that part of the house to highlight the shapes. The curved feature block façade anchors it to the site moving to Alucobond and Weathertex exterior board panels on the rectangular half. The intended effect creates a variety of textures and colours.

This house is located on a narrow block in the inner west of Sydney, set beneath a row of a fig trees to the north that filter the light. The original house was cramped and dark, the low ridge line prohibited any light entering beyond the adjacent canopy. The roof form is extruded beyond the building as a perforated screen, cut to mimic the light as it penetrates through the trees. The light dances across the room, responding to the sun, wind and trees to enhance the relationship between inside and out. This is an open, dynamic space that celebrates the length of the property.

A Timber framed, weatherboard clad, gable roof with a bullnose veranda was designed to both complement and maintain the character of the existing 30sqm Cellar Door building. Partitions in the form of four large floor to ceiling cavity sliding doors were incorporated in the floor plan thereby affording the ability to create rooms of varying sizes depending on the function required. A large timber deck with 1200mm high glass balustrade to perimeter (shelter from prevailing winds), access ramps, large sliding access doors with flush thresh holds were also added. The design of vehicle parking facilities and a children’s playground complete this quality project perfectly.

The house was pushed forward on the block placing the garage to the north minimising concrete driveway areas. This created a small front garden area and a large private back yard which allows entertaining and playing spaces to be connected and overlapping. Northern orientation and glazing was maximised by keeping the garage wing single storey and turning the two storey house 90 degrees, connecting the two with the entry, powder room and laundry. The kitchen area receives morning east and north sun and the lounge area afternoon northern sun. The upstairs bedrooms and rumpus are flooded with northern sun and great views.

Internal walls were removed and ceilings were lifted to create new paths of travel between rooms while opening up internal spaces. Openings were created from the bathroom and the master bedroom through to the northern wall to a new timber deck. French doors were installed that not only welcome in light but allow the space to feel bigger and more connected to the quaint garden scattered with aesthetically appealing sculptures and art. The existing skylights were reshaped to project more natural light over a much larger area. Some lovely stonework walls were uncovered during the renovation, and they have been repointed and are now a feature, highlighting someone’s skilled work from the 1860’s.

An external shower near the laundry caters for the coastal lifestyle of swimming and surfing at the beach. A stairwell off the main hallway provides private access to the first floor level. The upper floor level opens up into a large open plan living area with a Kitchen and Alfresco, maximising the views of the eastern coastline and ocean.

The raking skillion rooflines provided an attractive solution to the unique shaped dwelling. The ground floor was constructed on a timber framed floor to allow ground surface water to flow naturally. The First floor level design provided a large open plan Kitchen, living and study area that could double as a guest/fourth bedroom. A master bedroom with an ensuite incorporated a circular window to be sympathetic and honour the fibro holiday cottage that once was.

The house’s heart is a double storey void linked with an entry statements from the street and towards the backyard, providing transparency throughout. The void contains a two flight stairway with hardwood screening and is linked to a mezzanine style opening from the living areas above. The waiting room, accessible from the side street and linked directly to the clinic and amenities, is covered by a slatted iron bark screen to allow ocean views, and seats directly below the yoga room. Open plan Living areas at the upper level are facing north and its large ceilings under a skillion roof allow high windows all around. With a lap pool directly on the side boundary and attached to the rumpus room, the link between all living areas and backyard is direct.

The double garage was relocated to the furthest point in relation to the house in order to maximize the yard use. As a result the link between the garage and house evolved into a large side walkpath with a pattern of hardwood posts and cover paving the way to the house alongside the new pool. On the opposite end, the existing house was almost left untouched but a new building was added with a four meter (approx.) raked ceiling and skillion roof at the living areas, which opens to a large deck facing the pool and walk-path. Wrapped around the deck and giving its back to the secondary road, a smaller volume contains the Master Bedroom, W.I.R and ensuite and is linked to the living areas through a corridor with indoor-outdoor aspects. Recycled brick feature walls and details, lineal cladding and concrete provide textures throughout.

This home is a sustainable design that is perfectly suited to a sloping site and fits harmoniously into the Blue Mountains escarpment. The materials utilised allow the construction to withstand a bushfire attack of BAL 40. Furthermore, the design is catered for a semi-retired couple that could entertain their grandchildren on a regular basis whilst enjoying the majestic views of the Blue Mountains.

The double height entry courtyard opens up into a large expanse inside where a bridge above connecting the upper level bedrooms dominates the entry void. Leading into a corridor, which feeds into the media, guest bedroom and study, the home suddenly opens up to a large kitchen, family and dining room which is directly linked to an outdoor deck and pool. The pool abuts the house on the eastern side of the site, and floor to ceiling glazing creates a space, which seems to be directly connected to the pool and adjacent patio.

The interior has been crafted to complement the vibrant and intricate food on offer and designed to suit the tastes of a more mature and discerning customer. Black was chosen to be a dominating colour in the space complemented by splashes of white and vibrant blocks of orange and soft wood tones. Lighting is focused on the customer, and the light is easily manipulated to create a dimmed relaxed space or turned up to create a light filled space. It was important for the owner to have this control depending on the use of the space or the mood of the day.

This design has a split raked ceiling to the living areas, which allows for upper highlight windows to welcome natural light. This also created a very dynamic and open living area that appears much larger than it is. Large fixed panel windows were included in the design to enjoy the views, and a louvre window to allow for ventilation a combination of james hardie matrix and colorbond cladding were utilised to create a modern and low maintenance appearance.

These multifaceted homes have many ins and outs. The design has a single driveway entry and large garage in the centre of the home that is well hidden and camouflaged by the main home. Encased are well articulated rooms and windows that open to the northern light. This design provides simple and elegant outdoor and garden areas that form a contemporary heritage statement. Utilising face brickwork, coupled with stone features, colorbond roofing and landscaping the design sits effortlessly with the surrounding landscape, while complementing the existing streetscape.

New bedroom areas and living spaces were added along with an additional master bedroom with an accompanying upper level living area. In addition, a new garage element was added and utilised existing street crossovers. The design utilises lightweight construction methods and claddings to create a simple elegant modern design. Elements of greys and whites are used to create a harmonious coastal appearance. The design successfully maintained the existing house element on site and incorporates new elements to maintain the existing land use rights. The house successfully enhances the streetscape with a prominent and elegant modern design.

This design subdivides a large residential block into four new detached small lot homes in a simple but modern traditional form that suits the existing streetscape. Simple floor plans utilising simple construction techniques create cosy modern homes at an affordable price for residents. A little bit of luxury is brought to the homes with high quality finishes and an easy to maintain accompanying yard that can be utilised for leisure time or entertaining purposes. One of the homes has been designed as adaptable living, meaning it offers larger circulation spaces and bathrooms while remains easily adaptable for people with a variety of disabilities.

The existing precast concrete shell was utilised to create a modern, light, bright and fun office environment for an innovative online safety company. New office areas, meeting areas, toilets and amenities were added to cater for growing staff members. Spaces in between became opportunities for meeting areas and informal workspaces. The existing roller door area was used to create an indoor/outdoor area for kitchen and staff leisure time. Elements of colour, being orange and the vibrant greens of the plants were used to offset the softer greys and whites in the office areas.

This design is a new dog off lead area, for an existing pet resort in the Hunter Valley. A variety of spaces were added including grass areas for doggy business, through to shaded areas, a swimming pool, splash pond and rubber running areas. The design is bright and fun which promotes interaction and fun with the animals. The concrete splash pool was designed to overflow into larger lap pool and recirculate after cleaning and filtration. Hardwearing rubber matting was used with colourful inserts to create a durable a safe substrate. Dog enjoyments time was paramount in the design process so water jets were added for playtime and umbrellas as shade options.

Garages were positioned at the rear of the site with lane way access. The courtyards separated the garages and the units, so the living areas and courtyards could both access the northern sun. A lounge/theatre room faces the highway, which ticks the box for passive surveillance of the street. The entry is at the side between the two living zones and is clearly identified by the walkway. Some rooms have been cantilevered to maximise room sizes, which creates interest to the elevations and also adds shading over the windows. The result is a very liveable floor plan, which provides dual living zones, one with direct access to a large sunny courtyard.

The house was designed to maximise the internal living areas and the connection to the outdoor living. The glazing contributes strongly to its expansive interior feel. All double glazed units are standard sizes, however they have been placed to minimise breaking up the vertical wall space and increasing the sense of floor to ceiling glazing. Two of the bedrooms were afforded access to the deck. Low cost painted Easy lap cladding was used with Weathertex cladding to create a contemporary natural timber contrast without the cost and maintenance of solid timber. Off peak heat pump and solar hot water system contribute to an energy efficient home.

Open plan living was provided for both units and both have direct access to the courtyards. A roof was built over each courtyard as a result of the owners’ requests when the units were sold off the plan. Three bedrooms, bathroom, ensuite and study area are provided on the first floor of each unit. North facing roofs allow for the solar panels. A raked ceiling over the sitting room in the 2nd unit allows light and ventilation into the space.

Living areas face north and there is direct access to a large deck, which is elevated over the ‘flood plain’. A butler’s pantry, powder room and laundry are positioned on the west, with the laundry having direct access to the drying area. Four bedrooms are provided on the first floor along with a bathroom, oversized ensuite and play area. The surrounding flood prone land has been transformed into a yard, complete with a swimming pool.

Each year Building Designers Association of Australia formally recognise the major industry partners that provide the necessary support to enable BDAA to function as an independent entity within the Australian Building Design Community. The majority of the home has been located on the lower floor level so that easy access can be utilised. Two bedrooms and a bathroom have been placed upstairs in order to create separation from the rest of the home. Downstairs, each zone has been carefully located so that it enjoys clever zoning and privacy. The highly articulated layout makes great use of courtyards that ensure the block is fully utilised whilst offering garden views from each room. The living spaces are the focus of this home with choices of indoor spaces large enough for a gathering, but cosy enough for quite nights in. The AWS aluminium double glazed windows are all argon filled, with many using low-E glass.

The landscaping shows personality and sensitivity to the luxurious environment. The river-inspired swimming pool overlooks the surrounding bushland and is juxtaposed brilliantly with the industrial theme graffiti upon the entry door and outdoor fire pit. Colorbond was used extensively horizontally on the walls of the main bedroom wing as well as the secondary living space. Colourbond was selected as it gives a sleek, modern, scaleless look. It was also chosen for quick installation to reduce the need for additional trades such as renderers and painters. Product longevity was also a key factor in its selection. The Colorbond was further featured through the thickened external timber framed walls, this enables a modern approach to weather protection over the elongated feature windows that are facing north and north-east. ‘Monument’ was chosen for the entire external colour scheme, matched with window frames and flashing. As the towering gums that surround, cast their shadows upon the building … it becomes truly one with nature.

With zero ongoing maintenance, The Hampton Residence is forward thinking in its design and conception. Clean lines and simple colour palettes contribute to the overarching modernist feel. Large areas of glazing allow for copious amounts of natural light with unrestricted views of the garden. The solar passive design of this home creates a high performance and unequivocally liveable home. CSR Hebel was used in this project as the external cladding. The use of the product as a cladding gives the feeling of a solid structure, with a sense of strength, while still having the advantage of being lightweight. Creative use of the Hebel Power Panel can be seen in the articulation of the front faรงade, in the way it protrudes out and frames the windows. The extended window sills use the Hebel Panel.

Email: james@collinswcollins.com.au Scyon Matrix cladding was used as a focal feature on the elevated cantilevered living space over the open carport, as well as a feature on two jut out sections in the bedroom wing. A non-symmetrical approach was favored to not only create an alternate look but to also reduce material wastage. The amount of off cuts for the entire job could fit in two wheel barrows. The framing behind the cladding was set out as normal installation; it was the irregular placement and sizes of the matrix panels that really set it off. The doubled external frame allows a three dimensional effect for the cladding and weather coverage over the associated window.
