The 2014 Excellence in Construction Awards are an opportunity for us to recognise the high achievers in our industry. For 138 years Master Builders have built our state’s most iconic structures including the Hotel Windsor, the Melbourne Exhibition Buildings and more recently, the Crown Casino Complex in which we hold these awards for the fourth time tonight. Over the past 12 months, our members have continued to produce outstanding work in an ever challenging industry. It’s reassuring that the quest for quality by Victoria’s Master Builders has not been undermined by these challenging conditions. This pursuit of excellence has been demonstrated by the exceptionally high standard of projects outlined on the following pages. These include: • The brilliantly constructed Olivia Newton-John Cancer and Wellness Centre, Heidelberg constructed by Leighton Contractors; • The beautifully executed Chanel Flagship Fitout, Melbourne by Stag Shopfitting; and • The innovatively built Melton Library and Learning Hub, Melton by ADCO Constructions.

Along with all of the other winners, special congratulations also goes to Nicholson Construction who were named Regional Builder of the Year for the Federation College and Manufacturing and Engineering Skills Centre as part of Federation University in Ballarat, Melbourne Facades who were named Best Specialist Contractor and Kate Dawson from Kane Constructions who was named Young Builder of the Year.

Master Builders could not accurately assess and rank these excellent achievements without experienced and highly qualified judges. We thank them for donating a considerable amount of their time to the process, and for allowing Master Builders to utilise their expertise. Master Builders also has the support of many valuable sponsors, including our long term major sponsor, MC Labour Services and partner Incolink. Without their help, we would not be able to celebrate the winners in such fine style. We thank them for their ongoing support of excellence in the building and construction industry.

Of course, there can only be one overall winner and this year that honour goes to L.U. Simon Builders for their work on the Eden (Stage 1) in Abbotsford. This project was the first of three stages for a mixed-used development consisting of 205 high end apartments (including six customised apartments), eight commercial tenancies and common amenities that include a porte-cochère, concierge, residents’ gardens and roof amenities including a cinema, spas, indoor and outdoor cooking facilities and a boardroom.

Project: D’Fine Creative Warehouse Redevelopment, South Melbourne Designer: D’Fine Creative

An old warehouse has been transformed into a cutting-edge office facility that reflects the highlevel technological sophistication of the occupying IT companies. Structural bracing of the existing façade was required to enable new openings for windows and bi-fold doors, and significant repointing restored the character of the original red brick facade. A huge glass skylight was fitted

into the existing roof above a new glass lift well. An old telecommunications tower was removed and backbone cabling was installed to support I.T. automation and other client specific cabling requirements. A large outdoor area that capitalises on city skyline views is one of the many highlights of the building.

In fact the surrounding environment is now so aesthetically pleasing that both Mazda and BMW have photographed the massive, on site car park in their marketing campaigns. A bike park and gymnasium serve to encourage healthy work life choices for employees. Throughout construction, an incredible 92% of waste was

recycled. Both levels of offices are fitted with acoustic paneling and eco-friendly carpet. Reclaimed native wharf timber was sourced locally to create the floating staircase. On the first level, an atrium allows in natural light, and double-glazing to all elevations reduces noise pollution and controls interior temperatures.

The scope of works for the New Horizons building includes an extensive use of structural steel to the entire perimeter of the building. The structural steel members were installed within tight tolerances to ensure accurate bracket installation for the faรงade boxes. The faรงade boxes were all manufactured off site, primarily in two halves for transportation because some were up to 22 meters long. Attached to the top and bottom of the boxes were the sub-framing

for the aluminium window system. The Kalzip cladding works to roofing and soffit had to be carried out on site due to the complex geometry of the building.

Consulting Suites, Bundoora

Situated in a busy CBD location with tight logistics, this apartment project presented intricate challenges both in terms of its technical demands and the resulting safety measures required. Complex demolition, hazardous materials removal and the extension of the structure at height, are some of the challenges that were successfully managed. Testament to the high safety standards achieved on this project is that it was a proving ground for both accreditation and re-accreditation with the Office of the Federal Safety Commissioner. This accreditation process involved robust and rigorous auditing of systems, procedures and performance.

The works undertaken in this project were to enable Circus Oz to relocate to a purpose designed specialist space, built over two floors. Previously a TAFE centre, concerns with the structural integrity of the building required remediation and coordination of a new structure with the condition of existing buildings on site. Large structural steel framed rehearsal room facilities were constructed with the Bondor façade panel system using mobile cranes and boom lifts, with concrete slabs poured on ground and integrated with specialist sprung timber floors. Façade restoration works included integrating old and new materials in addition to restoring brickwork and existing timber windows.

The wall cladding throughout this construction project was technically very challenging due to the huge expanse of stone, as well as the necessity to match and blend the product consistently, in order to meet the strict quality requirements of the project. As the lobby had more than 3000 pieces of stone, there was a need to carefully match the colours to ensure the continuity and blend across this vast area. The contractor made numerous trips to Italy to source the suitable wall cladding options, ensuring quality controls and sufficient stocks were in place to meet the project requirements.

Designer: McBride Charles Ryan

This project involved construction of new classrooms, staff offices and amenities over three levels and included the refurbishment of existing science laboratories and classrooms to an adjacent building. The building façade is predominately composed of concealed fix Swiss Pearl cladding, glazed bricks and honed block work. Each classroom incorporated wireless internet and interactive audiovisual whiteboards to assist staff with the latest teaching technology. A new passenger lift was also installed to comply with current disabled access requirements. Two existing buildings, one single storey and one double storey, were demolished at the beginning of the project.

The basis of this refinery project was to ensure that refurbished and new buildings were strengthened in order to conform to global ExxonMobile refinery safety standards. Developments in Ireland Brown Constructions’ own site safety management requirements occurred as part of their commitment to meeting client expectations on the project. Improvements were made to site induction training material in order to provide workers with a greater understanding of working in a refinery environment. Other initiatives included improvement in the effectiveness of toolbox talks, focus on changing attitudes and behaviors, and the success of senior management involvement.

This community redevelopment project involved the demolition of the existing clubhouse and nearby public toilet facilities in addition to the construction of a new facility, which provided a new surf club across two levels. The builder encountered challenges when asbestos was detected during demolition resulting in construction works being put on hold. When works recommenced, various materials and techniques were incorporated including CFA piles, concrete slabs, concrete sleeper and block work retaining walls, and structural steel and timber. Once the structure and external envelope was completed, works were able to commence internally providing a main clubroom and all associated amenities.

There were many challenging aspects to this Melbourne Zoo project including traffic and pedestrian management, which was critical to ensure that the project was delivered on time, and with the appropriate safety measures for members of the public and zoo staff. Tree protection was another challenge and a professional arborist carried out the relocation of a number of mature trees. The materials and detailing of the building have been constructed to be extremely robust, using recycled timber for the broadwalk and all exposed structural steel works were hot dip galvanized with a three-coat, site applied paint system.

This design and construct project comprises a 24 storey building development incorporating 353 single and double bedroom apartments, four tenancies and two basement levels of car parking. During excavation and retention works, a large number of existing piles were encountered within the site that severely hindered the ground works resulting in constant re-scheduling and programming of the works, as well as some redesigning to accommodate these unforeseen obstacles. Guilfoyle’s distinctive facade is clad in a combination of aluminum batten screens and fins, zinc paneling, painted precast, Vitrabond paneling and coloured glass.

Excellence in Construction of Highrise Apartment Buildings

L.U. Simon Builders Pty Ltd

Project: Trinity Apartments, Preston

Project: Aura Apartments, Melbourne

Designer: Orbit Solutions

Designer: Eugene Chieng (Hayball)

The scope of works involved the design and construction of the Trinity Apartment Building, an eight level development comprising 51, two and three-bedroom apartments, two double storey retail shells, and associated car parking. Innovation was the key to meeting the client’s budget and the builder was able to incorporate many systems into the project. By designing and constructing a precast piles/ground beam foundation system, in lieu of the originally designed pile caps, significant excavation of contaminated bad ground was avoided, and greater bearing capacity was achieved for the upper structure. Through many initiatives, this project successfully met time, cost and the quality objectives of the stakeholders.

This project called for an early works contract, including the demolition of an existing, three storey brick and concrete carpark structure including a basement to half the site, and the head contract included the design and construction of a 30 level residential apartment tower. The precast, concrete panels that are a dominant feature of the east elevation, as well as the overall building design, although simplistic in colour and finish, have provided a high quality, long lasting and zero maintenance finish. The use of high quality, double-glazing, of bronze and grey colour in certain areas, with floor to ceiling windows to balconies, offer sensational city and river views.

Eden Apartments are the first stage in a three stage mixed used development, consisting of 205 highend apartments, eight commercial tenancies and common amenities. The structure comprises of both in-situ and precast concrete elements, vertical elements and efficient, post tensioned slabs. The two cores are precast with wet-joints. Structural steel was also utilised throughout the project, the most significant element being the double height glazed façade support to the lower ground restaurant and level eleven residents’ amenities area. One of the more significant features of the site is the very different nature of the adjacent land, the natural landscape of the river corridor contrasting with the busy urban interface of the streetscape.

This functional and attractive two-storey golf clubhouse is not the average clubhouse. The facility also includes 24 private guest suites. Construction methods include a concrete ground slab with structural steel frame to support the upper ground floor concrete slab, which was a truss deck system and roof frame. The external façade comprise a number of different finishes, which enhance the overall look of the building. There is a large focus on façade glazing, particularly to all guest suites and members’ areas. The internal fitout includes a strong theme of timber paneling and pattern-matched carpets to all guest dining, and function areas.

Works required the preservation, refurbishment and restoration of the existing 1891 heritage protected Bridge Inn Hotel, in addition to the construction of a new adjoining facility comprising gaming, TAB, sports bar, lounge bar, bistro and dining. The nature and complexities of the site, heritage building and constant design evolution, challenged the project team and required a collaborative approach by all team members. Where possible, all existing heritage features were retained and restored, including double hung sash windows, cornices and mouldings. The new building hosts an array of fresh and innovative material and finishes.

This development consisting of lower ground, ground, first and second floor was required to be carried out in two stages, as the existing RSPCA facilities remained occupied during construction. Construction incorporates post-tensioned concrete slabs and Brighton lite cement precast panels with a steel frame metal deck roof. A combination of aluminum composite panels, glazed curtain wall and striking vertical sun fins create the building’s unique façade, reinforcing its bold statement. The nature and complexities of this site and design requirements impressed the importance of communication to enable the successful completion of the project.

To allow operational flexibility, this golf club project was designed to accommodate staged construction. The current built form includes a new pavilion connected to a section of the former clubhouse by a central, glazed spine. The new building houses club reception and hospitality facilities, while the existing structure retains its original function of locker rooms and pro-shop. The building consists of various suspended slabs over engineered fill, and some ongrade ground slabs. A steel structure on the ground floor supports a series of large timber roof trusses.

The existing 1880s heritage brick warehouse building was extended vertically, adding two floors to create a new office and a penthouse for the owners. The original brickwork parapet required structural stiffening to assist in the transfer of load from the pre-cambered floor beams, which spanned the full width of the building and supported level four transfer slab. The exterior of the modern two level extension is a stark contrast to the heritage warehouse that supports it, featuring composite panel cladding, high performance double glazed units in aluminium window frames and custom perforated aluminium screens on steel frames that slide the length of the building.

The project team’s approach to high standards of quality reflected the client’s request for an architectural statement for the grandstand, integration into the existing stand, contract requirements and future maintenance requirements. The structure of the building includes insitu mass concrete pad footings, strip footings and walls installed to natural ground to support dead end loads from the grandstand, as well as providing earthquake protection. The Colorbond façade follows the curve of the grandstand, complemented by Colorbond roof sheeting to level two and the main roof, also providing long term maintenance solutions when dealing with high rain level.

This project consists of works to redevelop the university’s main oval pavilion and upgrade the surrounding areas and spectator facilities. The project commenced with the demolition of the existing facilities, with the exception of the heritage listed existing social room, which remained. The basement construction involved a slab on ground with both loading and non-load bearing core filled block walls that support the suspended slab above. The ground floor was then constructed and tied into the remaining heritage listed structure. The grandstand seating comprises concrete with insets for timber seating inlays. Above the grandstand is an amazing canopy that cantilevers out over the seating.

Works called for the construction of a new freestanding canopy structure located in the Plaza of Federation Square. Some of the specialist finishes in the project include a project specific steel coating system developed by Dulux in consultation with the design architect. The canopy is located on a suspended slab above existing tenancies, which required careful coordination in the installation of underslung stormwater works within the ceiling space of the art gallery below. The penetration through the suspended slab required a robust bitumen waterproofing system ensuring the current, 20-year waterproofing at Federation Square was maintained.

This design and construct project involved a degree of difficulty due to the sheer size and weight of the light towers, each boasting a combined weight of 158 tonnes, and standing 75 metres tall. The project team’s approach to standards of quality reflected the client’s request for an architectural statement for the grandstand, integration into the existing stand, contract requirements and the future maintenance requirements. The quality of workmanship was a high priority, with quality plans developed to include specific requests and architectural input. Both the council and Geelong Football Club are extremely happy with the end result.

The 20-storey tower required the addition of five levels of chambers and an additional level for the plant room. The structure incorporates structural steel framing with a Hebel plank floor slab and glass faรงade. The use of this lightweight construction has allowed the tower to increase by an additional six floors, compared to the more traditional construction approach of concrete columns, beams and floor slabs. The additional five levels of floor area have allowed for 82 additional chambers, with each chamber individually designed and modified to suit each tenant. An integral part of this project involved the upgrade of the high-rise lifts.

Due to the rapidly expanding online shopping industry, Australia Post decided to extend their existing facility to meet demand. Construction scope involved the base works, which included structural steel, roofing, concrete construction, a fully mechanical system, fire detection, back up generator power, offices and staff amenities. The works were coordinated around the existing operational facility, with significant traffic and personnel management measures implemented to ensure continuity of operations and safety at all times. Watpac also offered sound design and practical advice for design issues, which occurred during the project.

This project comprises a 14-level residential apartment building, incorporating 237 apartments, retail space, parking, and pool facilities. The project features extensive use of exposed concrete panels as finished wall surfaces to achieve a ‘controlled industrial’ aesthetic as required by architect and client. The building has a significant louvered curtain wall system to the internal elevations and the external eastern elevations. The variety of colours in the louvered curtain wall were achieved using a range of tinted interlayers, with extensive prototyping undertaken to achieve an exact colour match to the adjacent powder coated metal cladding.

The new, multi-purpose facility is situated on a rectangular shaped site featuring a natural gradient from east to west, with an overall level difference of approximately four metres. The main building forms an L-shape; structurally combining insitu reinforced post tension concrete, with structural steel roof structures and foundations comprising CFA piles with reinforced concrete ground beams, connecting the piles. The façade boasts complex feature precast concrete panels, glazed curtain walling and composite aluminum cladding, with feature roofs formed from standing seam aluminium. The project also features a new civic square to accommodate up to 2500 people.

This project was delivered across two secure Australian Defence Force sites comprising 320 contemporary accommodation units. Accommodation is consolidated into multilevel blocks, typically two levels of accommodation accessed via end stair and walkway placed over ground level parking, creating three levels in total. The structure, which is off form pre-cast concrete, is punctuated with fenestation and coloured panels of FC sheet and corrugated Colorbond sheeting. In addition to the core buildings, works on both sites also included extensive civil activities including roads and pavements within, and to, the accommodation precincts.

Project: 205 GIPPS, Abbotsford

Designer: Rothe Lowman

Designer: Kann Finch and Maxim Bachimov

Delivered under a design and construct contract, this residential project consists of 157 apartments in a single, 31-level tower. The building is supported by a combination of bored piers, in ground footings, a mixture of traditionally reinforced and post tensioned slabs, insitu columns, insitu sheer walls and internal precast. The external finishes are very simple in elemental content, but extraordinarily complex in their design, placement and integration with each other. The striking façade consists of precast S-shaped panels and rectangular, spandrel panels in alternating forms of Brighton light cement and black oxide, complemented by aluminum windows fitting neatly inside the hexagonal openings framed by the precast.

205 GIPPS, Abbotsford is an innovative, multilevel, inner suburban, affordable housing project spread over three buildings, providing 59 apartments, 60 car spaces, a shared internal courtyard and retaining the heritage brick façade of the original boot factory. Work was set in two stages with separate contracts for demolition and excavation, and construction and fitout. During the design stage, a traditionally reinforced concrete structure was elected as a result of achieving zero deflection in the structure required for the brick façade. The other main part of the structure is the three, precast cores of lifts and stairwells.

Redevelopment, South Melbourne

Designer: FJMT

Initially, this project comprised eighteen, high-end apartments, however the design progress dramatically changed through the sales process to arrive at a reduced and consolidated fourteen apartments. The scope of the project included post tension slabs, solid masonry construction, a doublefronted, glazed, commercial window system and tectonic acoustic flooring. To ensure quality, the subcontractor selection process was adapted to suite the project as well as sourcing samples of alternative materials and selecting the most appropriate product. The result is an extremely well finished product, delivered successfully within both time and constraints.

Designer: D’Fine Creative

This project required the conversion of an existing warehouse into a high-end office facility for two info tech businesses. The demolition of a portion of the concrete slab, ceiling and roof structure was undertaken to install the new timber stairwell, and glass encased feature lift well. The existing façade of the building was in very poor condition, and after forming new openings for windows and bifold doors, significant re-pointing was undertaken to restore the character of the original red brick façade. High end finishes were used throughout the project including frameless, zero tolerance glass on the lift shaft with customised steel and spider patch fittings.

The builder was engaged to deliver the construction of this multi-purpose public building. The building is visually stunning from an architectural perspective and utilises significant amounts of frameless glass, exposed timber building super structure, timber wall and ceiling linings, timber stairs and even timber sunshades. All quality products were carefully selected while ensuring the project budget was maintained and the strict performance requirements were met. The largest single cost element of the project involved the construction of an energy efficient building envelope, which is fully air sealed to Worlds Best Practice Standard.

Designer: Sean O’Callaghan (Leffler Simes), Noel Teh (TCL)

This design and construct project called for an extension to the existing Northland Shopping Complex, specifically the entertainment precinct. Works included demolition of a major departing tenancy, removal of existing structure including 14 precast panels, each 11 metres high with spandrel panels, a complete re-work of all site levels, significant in ground piling works and concrete precast and steel construction. One major challenge faced by the builder was maintaining access to the existing shopping centre. The addition of specific tenancy requirements towards the project’s completion date were incorporated into the overall construction program, without any delay to the schedule.

United Commercial Projects Project: Probuild Office Fitout, Melbourne Designer: Bates Smart

The project was undertaken to blend two large companies into one. Spread over two floors, the interior space included large, open-plan workspaces, boadrooms, meeting rooms, executive offices and large, breakout spaces. With the corporate image of a professional building company to portray, quality and attention to detail required feature elements to standout throughout the project, from extensive epoxy flooring, to pack panels, book matched veneer panels and doors, slatted timber screens over colour glazing; the list of quality products alone demanded quality workmanship. The project from the outset was challenging, the client needing to move out of their existing premises, and with numerous design changes along the way, there was no flexibility of extending the program.

The selection of materials for this forum is tectonic in its functional response and is underpinned by plantation plywood joinery, adjustable natural daylight, low energy light fittings, hard wearing upholstery and displacement air handling, utilising the floor plenum of the amphitheatre. This project proved to be a challenge due to the complex geometric ceiling structure, extensive excavation in an occupied building, stepped curved platforms and joinery along with miles of cabling and discreetly concealed control equipment. This all reinforced the importance of a very close relationship between the client, design team and subcontractors in order to get the project completed on time and on budget.

The scope of works carried out on this building included the extensive use of structural steel installed to the entire perimeter of the building. The external aluminum windows were all fabricated and glazed off site, which enabled maximising the site installation efficiency and the ability to maintain a consistently high standard of workmanship. In addition a bespoke sub framing and installation system was developed, which allowed both inclined and angled windows to be easily installed, similar to installing horizontal windows. Involvement of all parties, beginning with design, through to the review of installation methodology, was undertaken with a united and cooperative approach.

This project involved the transformation of the former Scientology Building into the new Chanel Headquarters in Melbourne. Works on the late 1800s bank building involved significant structural alteration, extension and then a high-end refurbishment in line with strict brand requirements. The complicated construction works required a lateral approach working up and down at the same time with multiple work faces operating simultaneously with strict management logistics to meet the tight time frames. Refurbishment and rebirth of the building required extensive structural alterations to suite the new retail use, in addition to the restoration of the existing façade, an important component of the Chanel brief.

This landmark project consisted of the demolition of various existing buildings and the surrounding landscape. Upon completion of the demolition, works entailed the construction of a new standalone middle school campus broken up into three buildings: Building A, Building B and Stott Hall/Chapel (an existing heritage structure). Build A is the largest building and includes a basement car park, two levels of open-plan teaching space and multimedia areas. Building B, a multi-purpose space, was designed to connect the old with the new. The new structure was required to link in with the existing weatherboard facades without compromising the integrity of the existing structure.

The scope of works consisted of the excavation and retention of the existing natural topography within and around a natural environment, creating a benched site ready for construction of the new chapel building. The new building is divided into two main areas. Level one incorporates a combination of concrete strip footings, an insitu concrete slab, precast panels, structural steel columns and beams. Level two consists of structural steel columns, external metal stud framing and a reinforced cantilevering Bondek slab with 600mm deep, in-slab rebates for mechanical heating radiators. The striking appearance and contrast between colours and finishes on the external envelope of the chapel building speaks volumes for care taken during finishes selection.

The ONJCWC is predominately a reinforced concrete structure with post tensioned slabs over eight levels. The project features 100 per cent utilisation of envirocrete, with a minimum of 20 per cent recycled component used throughout. Construction of the linear particle accelerator radiation bunkers was challenging because of the large volume of wet concrete needed formwork support. Each bunker has 2.4 metre thick walls that extend more than five metres high and are topped with a 2.4 metre thick concrete roof. The curtain wall structure features architectural finishes including Viridian Thermo Tech Glass and Apolic Aluminium with metal composite cladding.

Construction works on this project consist of a new, four-level, Creative Arts Building and the refurbishment of Adamson Hall. The new building structure consists of insitu Class Two walls with suspended, post-tensioned Bondek slabs. Core filled block work walls surround the perimeter and encapsulate sound sensitive areas for acoustic performance requirements. A structural steel frame is connected to the west faรงade of the new building to create the Fly Tower, linking the new building to the existing Adamson Hall. External finishes include a sandstone rain screen faรงade supported off structural slabs by a vertical mullions system and horizontal curved rails, which stone panels clip into.

Stage three of this hospital project involved the construction of a five-level, concrete structure with a structural steel roof. The works consisted of providing a new Emergency Department, a 64-bed inpatient unit and a 24-bed short stay unit. This was all in addition to an expansion of the existing ICU. Strengthened by the project safety management plan and procedures, the project strived to achieve an injury free workplace. This project comprises two new buildings, PC2 capable. The structure is a variation on the traditional footing slab, steel, precast construction methodology. As the precast panels formed the perimeter formwork in a number of scenarios, the panels were installed prior to the slabs. Once installed the slabs were poured up to the panels with doweled joints connecting them together. All open warehouse and production areas were specified to have Lysaght Spandek product cladding installed internally. External finishes include Alucobond, Kalzip, patterned precast panels and metal roof decking products.

Costco expected the highest level of finish on the concrete trading floor requiring considerable time and effort by the project team, contractor and client to minimise the risk of defective areas and to achieve a satisfactory project outcome. The steel superstructure was entirely shipped in from China, demanding a low tolerance on construction levels and placement of cast in items. The complexity and difficulty for internal finishes was largely in the food preparation area and ensuring installations meet food code requirements, entailed significant research. Significant civil works were required to re-route overhead power lines to underground, decommission and divert an electricity substation, and re-route a high voltage ring main around the site.

This educational facility includes a feature ground level atrium workshop, technical classrooms, offices, staff/student integration and breakout areas with a bridge link to adjacent Building 8. Construction works included the demolition of the existing carpark, essential services relocations, upgrade of existing electrical kiosk, complex mechanical services with an alternative system for each level, PV array, services bar reticulation systems, complex wall and ceiling linings, façade systems, access road, bike pods and external works. A different colour theme runs through each floor of the building requiring extensive sample production and prototyping, to coordinate colours for the different coating systems used for different materials.

This community fire projet involved the retrofitting of existing school buildings to become fire refuges in the event of a fire within the surrounding community. Both schools are retrofitted with internal mechanical systems. Externally, a series of fire resistant enclosures and a large ember proofed plant enclosure were constructed to house major items of plant, including high ambient temperature chillers, AHUs and diesel generators. Fire hose reels, storage tanks and pumps have also been installed at both schools. As the project internally was essentially service based, internal finishes consisted of mainly patching and some minor joinery work.

Works involved the construction of a new, open-plan office along with a new plant room. It also included the entire refurbishment of an existing, two-level building consisting of open plan offices, an incident control centre and laboratories, and a major services infrastructure upgrade. The existing structure for building AO2 was fully demolished with the exception of the ground slab. The new structure consists of LVL portal frames and struts. Bruce Street apartments consist of a basement car park and 25 residential apartments. Quality is the key to this development. Throughout the project, high quality materials and finishes were selected. The foundations consist of bored pier piles, which have been installed to retain the soil for the basement structure. The basement floor is a concrete slab on ground with shotcrete concrete walls in between piles. The first and second floors are concrete with AFS columns, which also transfer loads, from the upper storeys. External finishes are the main attraction displaying Easy Lap cladding, Matrix cladding and orange Alucobond cladding creating a wonderful contrast.

This courtroom project embraced modernity in every aspect of its design, with the scope of works including full modernisation to the internal foyer area, security scanning points, judicial staff room, grieving room, judges’ chambers and full refurbishment of the court. Along with the significant upgrade of services, equipment and infrastructure, new joinery and furniture were required. Considerable challenges were seen in commissioning mechanical services along with audio-visual systems, as the project brief called for the court to be multifunctional at any one time. Resilient planning and programming was needed for delivery of a project in a ‘live environment’ and by the client’s completion date.

The scope of this project required structural demolition and refurbishment of the old hotel, which was gutted to external walls. The old site was made up of two levels, with the addition of a third level and roof terrace added to the existing structure. The external façade is heritage listed, so all work required execution in accordance with the Heritage Council and Heritage Victoria standards. With these limitations, the changes were kept simple with an overlay, patch and paint. Bespoke internal finishes have been used throughout the entire venue, including custom design lighting and pendants.

This uniquely designed facility features a building that is not only aesthetically pleasing with a grand staircase built from recycled wharf timber, steel and glass, but is also underway to achieve a 5 Star energy rating. The ground level consists of a carpark and bike area. There are two levels of offices, all equipped with acoustic paneling, eco-friendly carpet and an atrium in the middle of the building on level one, to allow for the efficient capturing of natural light throughout the day. The second level comprises meeting rooms and a staff lunch room with an impressive, engineered, polished concrete bench, formed as one piece onsite.

The tender process for this project was incorporated in two parts. The first called for the design and build of the ‘Creation Cinema’ and the second, the design and build of ‘Our Story - 200 Years’. During the tender process a lot of time and effort was taken developing ideas and methods that would provide practical cost effective solutions to allow the client’s design intent to be realised. This included solutions for structural methods and materials, aesthetic detailing and material selection that were identified in the tender by the client. Due to Museum Victoria being an open working museum, the overall approach was to build, fabricate and pre-assemble as much of the project off site, then deliver and install.

This 4 Star energy rated project features a raft of pioneering, sustainable design measures including cogeneration energy, Class A recycled water and Colorbond insulated panels throughout the facility. The co-generation plant provides the additional benefit of being able to supply part, or all of the electrical energy serving the laundry’s equipment simultaneously. A purpose built pipeline supplies Class A recycled water, supplying sustainable water for the facility. Colorbond insulated panels, chosen for their sustainable properties, were installed around the outside of the entire facility significantly lowering the amount of energy needed for heating and cooling throughout the year.

52

The new manufacturing facility contains factory facilities in addition to offices, bluestone entry stairs, and LED carpark lighting, for a leading bedding company. The construction methodology commenced with the office structure, which was augmented to allow the fast track assembly of the office well in advance and without reliance on the warehouse construction. This was done to allow the fabrication of steel and precast in two separate stages, allowing the smaller work zone of the office to advance on program. Externally, a rich combination of Alucabond, brick, bluestone and render provide a warm and comforting feel closely associated with the brand.

This development features commercial space for one of Australia’s premier motorcycle, watercraft, spare parts and accessories retailer. Building methods included a reinforced concrete strip and pad footings with conventional concrete blinding to obtain the required bearing pressure. There are also 150mm thick precast concrete perimeter walls and a conventional steel frame, including introduced monument collections to dramatically reduce the original designed, internal diagonal bracing to further maximise the overall showroom size. Samples of all finishes were obtained for review and approval prior to installation, which ensured that the high quality of the final product.

Oakridge Winery required a new restaurant and cellar door facility to replace the existing outdated facility. Screw piles beneath a conventional concrete strip footing support the building, and a steel portal frame is supported on the strip footing with a concrete slab cantilevered along its north elevation. A glass facade runs along the entire northern elevation beneath the cantilever cement sheet clad box truss, which houses all the major services. A stand out internal feature is the black polished concrete floor slab that runs throughout the entire building, highlighting the dark timber joinery and lightly coloured Corian benchtops.

The scope of works on this project involved the design and construction of three basement car parks, ground floor retail space, and four levels of luxury apartments with internal courtyard and separate light well garden. The ground floor incorporates a state-of-the-art Coles supermarket and Liquorland fitted with a vibration isolated back of house slab to isolate any vibrations from transferring through the building, creating noise in the above apartments. There are four levels consisting of a mixture of one, two and three-bedroom apartments, featuring 47 different layouts. BRD Industries were contracted to carry out the footings, slabs, reinforcement, formwork and concrete to the mains structure, in addition to the external stairs and feature walls. The key feature of the building is the front entry stairs and walls, which would typically be done by forming a shape and pouring concrete into the shape. However, these wall structures were particularly challenging to construct because they were built from the inside out, and also asymmetrical in design. The highest standard of finish has been achieved by BRD Industries.

Among other contributions to the project, JBM were responsible for the installation of the bespoke Danpalon. To avoid wastage and inconsistencies on site, the templates were manufactured so that accurate cutting and connections for waterproofing were established. JBM handled the intricacies of the installation with professionalism and accuracy, resulting in minimal defects.

The team at C & S Lightweight was responsible for all masonry works completed on this project. Works included a new Flemish bond façade, repairing the existing façade to provide a main feature of the project, courtyard concrete block planters with their combination of smooth and split faces, and largely hidden and utilitarian core filled structural blockwork elements in the basement. The experienced site personnel and commitment to the project was invaluable and ensured that a high quality outcome was achieved.

With the majority of the materials selected not yet tested against the performance parameters of the GBCA materials credits, significant time and resources were allocated to ensure all the building material used were compliant with GBCA requirements. The Melton Library and Learning Hub is only the second project to be awarded a 5 Star Green Star Design Rating under the new Public Buildings PILOT rating tool.

Project Cowes Ambulance Station

Project GEGAC - Dala Yooro Childcare

Designer: Godfrey Spowers

Designer: Baldasso Cortese

More than just a shed for trucks the new Cowes Ambulance Station features an integrated office and living space, and is constructed with contrasting building materials to develop visual impact and interest. The external aspect of the building required the accurate and careful matching of a variety of building materials. As the design had strong linear elements, accuracy was paramount. Bright red highlights create a strong visual impact and tie in with the corporate colours and emergency services concept. The internal fitout is constructed to a high standard using materials that balance cost with durability.

This project called for alterations to the existing administration building and construction of a new kindergarten for 66 children, with outdoor play areas and car park facilities. The new building has been constructed using steel framing and extensive use of rammed earth walls with perforated plywood ceilings. Renovation works included extensive internal wall removal, new joinery, air-conditioning, interior finishes and the re-cladding of the entire building. The finished building reflects the high quality of workmanship and the inclusion of superior finishes.

The brief required the construction of a spacious, modern fire station that would meet the needs of the brigade and become the hub for CFA activities in the region. The site was a relatively flat Greenfield site, with native vegetation in parts. The building is long and low, with blockwork anchoring it to the environment. Low maintenance was a requirement, with aluminum windows and Colorbond cladding completing the design. The internal finishes were selected to meet the needs of each individual component, including selected areas receiving anodized aluminum coved skirting for durability and visual impact.

The construction of the Equestrian Centre at the Geelong Grammar School showcases an elite venue with a state of the art riding service. The 2800m2 equestrian centre incorporates an undercover arena surface along with adjoining function room amenities, office and corporate kitchen facilities. Linkways were also constructed to link the new facility to the existing stable yards and new mounting yard. The project included large amounts of natural timber to enhance the architectural appeal by concealing structural elements.

The Sacred Heart College Learning Resource and Technology Centre is a state of the art learning space that caters for new generation learning styles. The complete transformation of two dilapidated buildings has resulted in a modern two storey, four split level resource centre with staff offices, IT facilities and four major collaborative learning zones. The building also includes a cafĂŠ, coffee bar, several meeting rooms, amenities, a lift and an enclosed link bridge connecting the centre to a 150 year old adjacent building.

This project involves the expansion of the existing Community Rehabilitation Centre for Barwon Health. The existing centre was considered unable to meeting the growing demand in patient numbers requiring physical rehabilitation. The building is sited on land owned by the Department of Health and comprises a striking new single storey timber clad building which is linked to the existing CRC via a new link way. The new facility offers nine consulting rooms, therapy rooms, staff area, accessible toilets, patient gym, clean and dirty utility areas and an inclusive, non clinical environment.

The scope of works for this project called for the demolition of the existing fire station and the construction of a new state of the art station. A high emphasis on achieving a 6 star energy rating with zero net carbon emissions was also made. Rainwater is gathered and stored and used for the flushing of toilets, washing the trucks, filling water tanks on the trucks and other cleaning purposes. A Photovoltaic solar system is in place across the majority of the roof at the fire station.

This project included the construction of two new teaching and learning facilities, the Manufacturing Technical Training Centre and the Technical Education Centre. The two facilities were built in the Ballarat CBD. While the buildings have separate street identities they are joined with shared amenities areas and student breakout space. As a concrete reinforced structure founded in driven piles, it has extensive ESD principles incorporated within the building. It is a state of the art design, with a fancy façade replicating the cell structure of steel under a microscope.

The stage two extension of the Mercy Aged Health Care Facility is a 55-bed extension to an existing nursing home. The scope of works included staging the build to ensure daily operations of the facility were not impacted by works to the main entrance. The building envelope houses a large open chapel/ dining room, four visitor lounges, 55 bedrooms with ensuites, a stainless steel kitchen, nurse’s station, medicine room, staff room, meeting room, manager’s office, hairdresser’s salon and café/shop.

Designer: Christina Metcalfe, dal wild architect

This project included the design of new administration, office and training rooms. The existing building was made up of three adjacent masonry warehouses, linked via central doorways through each internal party wall. A new training room, private offices, meeting rooms and open plan office areas are linked by informal gathering/breakout areas. The office has an industrial aesthetic with the rawness and rich textures retained throughout.

This project entails the construction of a two storey office building. The ground floor slab is a raft with precast panels forming the bulk of the external walls. Structural steel ties the precast panels together and forms the roof structure along with the rough faced charcoal block walls. The building boasts an executive boardroom, specialised financial department, staff kitchen and a training room separated by an operable wall and an external carpark holding 16 parking spaces at the rear completes the building.
