In a soon to be released Master Builders Strategic Review of the Building & Construction Industry, the Association identifies what it sees as the key issues and challenges for our industry in the next 15 years. These include demographic change, training of the future workforce, and the impact of technological changes on the industry. The review indicates Australia will have a national population of just under 30 million people by 2030. The shape of the population will also change, in that, Australia will age, generating change in the construction outcomes for the economy— a different built environment on the demand side, and an older construction workforce on the supply side. The implications are simply more retirement and leisure living, community and personal care as well as the more general task of better equipping the built environment for an older population. Given the continued densification of our major urban centres, Australia can also expect to see a proliferation of high-rise apartment buildings in key cities, as living in a detached house close to the city will become increasingly (that is, financially) unattainable. Building Information Modelling (BIM), 3D printing and prefabrication are developments that are likely to lead to some replacement of labour with capital. Prefabrication and 3D printing are much less labour intensive and will require different skill sets than traditional construction methods. So how do we see the industry in NSW? NSW is number one in terms of dwelling starts and housing finance commitments, and NSW is the nation’s number one economy. Our biggest growth has been seen in multi-unit developments / apartments, with solid growth also in detached housing. As far as the NSW commercial construction sector, overall non-residential construction is forecast to return to levels not seen since the 1980s over the next three years. Coupled with the strong investment in infrastructure spending from both the State and Federal governments, many opportunities in engineering /civil construction are also forecasted. While building and construction boosts the broader economy through the multiplier effects, the industry also benefits from increased business, consumer and investor confidence which is a key feature of a strong economy. It is important to note that NSW has had: • The strongest retail spending of any state or territory; • Strongest population growth (key driver of residential construction); and • One of the lowest unemployment rates of any State in Australia. It is against this backdrop, an industry with many opportunities that we acknowledge and celebrate excellence in the housing and commercial construction sectors of our industry in the Hunter Region. This year the industry has once again produced magnificent quality and exceptional levels of construction — and I might add, we have had a record number of entries. I would like to share with you some of the statistics that go into running such an event that we are enjoying this evening. 4 judges commenced full-time judging in June this year — and each building project entered was visited and a site inspection conducted. The construction value for all of the entries received this year equated to some $405 Million — an extraordinary amount and an extraordinary feat for the judges to view in this very important part of NSW. Thank you to the judges, and the sponsors, who not only support this evening’s presentation, but also the MBA and industry most generously. Initial budget concerns were overcome with “intensive value engineering” studies being completed to allow the project to proceed to construction phase. Considerable challenges were encountered during the course of the construction including the five-storey cast concrete tower in the centre of the building. As luck would have it, PDA won the contract and then won the confidence of the client with the delivery of a sensitive, thoughtful and very attractive trio of connected buildings. To make it all work it was necessary to marry various floor structure types while retaining the feel of a single edifice. The end result is a welcoming, homely complex that has a contemporary, expensive feel. PDA continues to impress the judges.

Commercial Projects Over $10 Million NORTH CONSTRUCTION & BUILDING Phone 02 4323 2633 Project Mariners Centre of Excellence, Tuggerah Architect/Designer MSK Architects North has created the most significant office building in the Central Coast Lakes region. Much of the ground on the site was reclaimed wetland, necessitating significant treatment before stability could be assured. The project was fast-tracked, so North responded, not by sourcing off-site fabrications, but by using advanced formwork solutions and by staging pours innovatively and cleverly to reduce stripping and movement times. Further time saving was achieved by using the Western Australian Frameset exterior wall system in place of conventional curtain walling. With the building quickly weatherproofed floor-byfloor, service and finishing trades were able to work unhindered. Adaptive Re-use of a Historic Building AUSTRALIAN HERITAGE RESTORATIONS Phone 0427 249 455 Project Northumberland House, Newcastle Architect/Designer EJE Architecture This old institutional building that now belongs to the University of Newcastle, was a case of renovate or pull down. Fortunately for the university, Chris Bart was engaged and the building was not only saved, but made future-proof by largely invisible measures that allowed the creation of a contemporary style ground floor gallery together with studios and offices upstairs. Australian Heritage Restorations had to stiffen and stabilise the building, repair crumbling and unsafe elements, create additional loadbearing members and waterproof the masonry, all in a manner that is not visible to the users and visitors. Australian Heritage Restorations have, at least, doubled the life of this old landmark structure.
