Are your showers ticking time bombs? Despite builders best efforts, leaking showers are consistently listed in the BSA’s top ten defects. Sadly, sometimes this is due to substandard workmanship, but most of the time it is the design of the shower itself which is creating the potential for disaster. Most contractors are at a complete loss as to why, but detailed testing has shown how, by the action of expansion and contraction, water is “pumped” along glue cavities to escape the shower enclosure, no matter how well it is water-proofed. In a soon to be released Master Builders Strategic Review of the Building and Construction Industry, the Association identifies what it sees as the key issues and challenges for our industry in the next 15 years.

There are a number of issues shaping our industry, including: • Demographic change • Training of the future workforce • The impact of technological changes on the industry The review indicates Australia will have a national population of just under 30 million people by 2030, which equates to an average increase of 1.4% per annum. Current interstate migration patterns suggest that NSW and Victoria will see an increase of population that previously benefited Western Australia. The shape of the population will also change in that Australia will age, generating change in the construction outcomes for the economy – a different built environment on the demand side and an older construction workforce on the supply side. The implications are simply more retirement and leisure living, community and personal care as well as the more general task of better equipping the built environment for an older population. On the supply side, our study sees the next generation of construction workers as older, better trained and relatively more expensive than previous construction workers. Older because the entire workforce will be better trained – both because of regulatory changes around skill levels – and because longer careers will mean greater retaining needs over time. These will be more expensive because of higher training costs, as well as the impact of the resources boom on construction wages. Given the continued densification of our major urban centres, Australia can also expect to see a proliferation of high-rise apartment buildings in key cities, as living in a detached house close to the city will become increasingly (that is, financially) unattainable. This trend is already clearly established.

The increased use of smart devices, the Internet and mobile applications are changing the way things are done in the construction industry. They encourage mobility and communication in real time and facilitate the flow of information during the construction process. Building Information Modelling (BIM), 3D printing and prefabrication are developments

which are likely to lead to some replacement of labour with capital. Prefabrication and 3D printing are much less labour intensive and will require different skill sets than traditional construction methods. There will also be increased scope for offshore construction and the sourcing of skills offshore. So how to be see the industry in NSW? NSW is number one in terms of dwelling starts and housing finance commitments, and NSW is the nation’s leading economy. Our biggest growth has been seen in multi-unit developments / apartments with solid growth also in detached housing. It is also important to note that NSW has had: • The strongest retail spending of any state or territory • Strongest population growth (key driver of residential construction); and • One of the lowest unemployment rates of any State in Australia This edition of the Master Builder Magazine showcases the winner of each category for this year’s Excellence in Housing and Pool Awards. These Awards are a celebration and acknowledgement of excellence in building and construction in NSW. This year, the industry has again produced magnificent quality and exceptional levels of construction. Nine judges commenced judging in May this year and concluded in July, some three months of full-time judging. Each building project entered was visited and a site inspection conducted. The construction value for all of the entries received this year equated to some $800M, an extraordinary amount and an extraordinary feat for the judges to inspect. I should add that according to the judges, the quality and detail in this year’s entries again displayed some of the most extraordinary building practices and finishes they have ever had the pleasure of inspecting. A special mention goes to the 2016 Master Builder of the Year, the Construction Connection Pty Ltd and to Daniel Lees of Living Constructions (NSW) Pty Ltd, awarded Young Builder of the Year. On behalf of the Master Builders Association of NSW, I congratulate all of the entrants and winners of the 2016 MBA / NSW Excellence in Housing and Pool Awards. SafeWork NSW recently launched a new work health and safety roadmap for NSW which sets a number of ambitious targets to reduce the rate of injury, illness and fatalities in NSW workplaces.

The Work Health and Safety Roadmap for NSW 2022 is a six-year plan to make the lives of NSW works and business owners healthier safer and more productive.

be implemented. Through these and other programs, we will seek to limit musculoskeletal injuries, mental health disorders and exposure to hazardous chemicals and materials.

Under the vision ‘healthy, safe and productive working lives’, the roadmap aims to reduce work-related fatalities by 20%, serious injuries and illnesses by 30% and serious musculoskeletal injuries and illnesses by 30% through engaging and empowering workplaces to manage health and safety more effectively.

SafeWork is also committed to significantly reducing the number of injuries involving quad bikes, forklifts, machine guarding, working at heights and electrocution.

According to SafeWork NSW, while NSW had made good progress towards meeting national safety targets, the rates of workrelated injuries, illnesses and fatalities were still too high with 30,902 NSW workers harmed during 2015/16. There has been a 40% decline in fatalities and a 39% decline in serious injuries and illnesses which can be attributed to a number of factors, including changing attitudes towards work health and safety, as well as the development of best practice, industry transformation and technological developments. Over the next six years, SafeWork NSW will develop and deliver a range of innovative initiatives in partnership with employers, workers, peak bodies, associations and community leaders to protect workers and increase the competitiveness and confidence of NSW business.

These innovative programs will be developed through data-driven insights and information sharing with stakeholders so that practical solutions to current work health and safety risks can be found. Master Builders has been involved and consulted during the development of this important guide and we support this initiative for the improvement of workplace safety in NSW. We will examine these issues in more detail in the next edition of Master Builder. The winners were announced at a gala presentation at The Star Sydney on the 27th of August, with the black tie event hosted by television personalities Sylvia Jeffreys and Peter Stefanovic, and entertainment provided by comedian Tommy Dean and the After Party Band.

2016 saw a record number of projects entered with the judges astounded by the quality of construction, the many building obstacles successfully overcome during the building process, as well as maintaining excellent relationships with clients, sub-contractors and design teams.

ALAN BROWNE Alan Browne has been a building consultant since 1988. Previously, he was a licensed builder with a trade background in carpentry and joinery. He holds a Carpentry & Joinery Trade Certificate, Building Foreman & Clerk of Works Certificate, Building Certificate and a Post-Graduate Diploma in Building Surveying and Assessment from UTS. He has had a varied career, including being a part-time teacher at TAFE teaching the Building Supervision Course (now Certificate IV) and assessing earthquake damage for the Earthquake Commission of New Zealand following the earthquakes in Christchurch. He is a past president of the St George Division of the Master Builders Association, and has had heavy involvement with local St George and Chullora TAFEs.

PETER COURT Peter Court is managing director of Concourt Pty Ltd, established in 1971. He graduated from the University of NSW in 1966 with a building diploma (ASTC Build). Peter has been a member of the Master Builders Association of NSW for 33 years and has sat on the MBA Council of Management and the Housing Sector Committee since 1990. Concourt Pty Ltd won three excellence awards in the 1990s and subsequently Peter became a judge for the MBA Excellence in Housing Awards. He has been judging for the past 21 years and was also a board member of the MBA of NSW for 10 years.

MAX MOSHER Max Mosher is an energy consultant and has worked in the industry for more than 35 years. During that time, he has gained a wealth of knowledge and experience, especially in solar and energy-efficient house design, including energy utilisation in the domestic sector and thermal performance assessments. Max has been a committee member on a Standards Australia Review Committee BD/058 titled “Materials for the Thermal Insulation of Buildings”. He has been on the judging panels for the Building Designers Association Annual Design Awards, the Master Builders Association Excellence in Housing Awards, the Master Builders Association Excellence in Construction Awards, the Master Builders Australia National Excellence in Building and Construction Awards, and the Local Government Association Environment Awards. STEPHEN RAYNER Stephen Rayner has been a member of the Master Builders Association for the past 36 years. He is a past president of the MBA Northern Suburbs Division and has held the position of treasurer since 2008. Stephen holds a Carpenter and Joiner trade certificate along with a Clerk of Works certificate. He is the director of Stream Constructions Pty Ltd, which specialises in architect-designed projects, domestic and commercial renovations. His most recent project was a $2m home renovation at Longueville. Stephen was also a part-time teacher at Hornsby TAFE, teaching the building component of the Real Estate Certificate. He received the MBA Divisional Gold Member award in February 2012.

DANIELLE TOWNSEND Danielle Townsend is a freelance editor at Universal Magazines, a well-known publisher of niche titles for Australian and international markets. She has worked on numerous home titles including Grand Designs Australia, Pool + Spa, Australian Period Home Style, Build Home, Poolside, Kit Homes Yearbook, Master Builders Association Excellence in Housing Awards Annual, Renovate, Kitchens and Bathrooms Quarterly and Home Design. This is her 13th year as editor of the Master Builders Association Excellence in Housing Awards Annual. She was previously features editor at a country newspaper, where one of her main roles was as real estate editor.

MICHAEL O’DONNELL PETER HAIKALIS Peter Haikalis has been in the building industry since 1989 and has a background in project management for domestic, commercial and industrial projects. He graduated with an Associate Diploma in Applied Science Building and a Bachelor Degree in Building from the University of NSW. He is managing director Home and Investment Pty Ltd. PETER MASIA Peter Masia is a building consultant, building designer and former licensed building contractor, with more than 45 years of experience in the design and construction of mainly residential projects ranging from alterations/additions/houses to multidwelling/multi-level structures. Peter spent 17 years appearing weekly on ABC Radio 702 answering listener questions on building

Michael O’Donnell is a licensed builder and has been elected vice president of MBA NSW and chairman of the MBA NSW Housing Committee. He is the NSW representative on MBA Australia’s Residential Builders Council and is one of four industry representatives on the NSW Government’s Home Building Compensation Fund Underwriting Committee. Michael joined NSW homebuilder Huxley Homes in March 1976 after serving nine years in the Australian Army. In 1979 Michael took over the running of Huxley Homes’ Regional Building Division. Michael resigned from Huxley Homes in 1995, which enabled him to establish his own building business, MKO Constructions, which specialises in the design and construction of residential extensions, renovations and first floor additions. In recent years Michael has gained his Diploma in Building and Construction and Diploma in Workplace Training and Assessment, enabling him to train and assess potential builders of the future.

JOHN WORTHINGTON John Worthington has been a member of the Master Builders Association of NSW since 1976. He graduated from Sydney Technical College in 1971 and holds a building diploma. He also received a Timber Pest Certificate from TAFE in 1989, Master of Dispute Resolution from the University of Technology in 1998, Professional Certificate in Arbitration and Mediation from the University of Adelaide in 1999, Accredited Certifier Program (BSAP) from the University of Technology Sydney in 2004, and is an associate member of the Institute of Arbitrators and Mediators. He was awarded national accreditation in 2008. John was chairman of the Building Consultants Council for the past nine years and a member of the Council of Management of the MBA for the past six years. He is currently engaged as a building consultant, acting as an expert witness in the Consumer Trader & Tenancy Tribunal and the court system in Australia.

THE CONSTRUCTION CONNECTION PTY LTD DESIGN: Clifton Gardens Pavilion PHOTOGRAPHER: Ross Honeysett PAVILION PERFECTION The Clifton Gardens project consisted of a new pavilion residence, the creation of which required imaginative construction and structural solutions. The floating pavilion is supported by a 31m-long off-form profiled concrete beam, known as “the superbeam” by the project team. The Envisia concrete was developed by Boral’s technical department and was the only concrete that satisfied the engineer’s strict specification. The concrete was specially designed by Boral to achieve no deflection over such a long cantilever. The form for the “superbeam” was manufactured in five pieces by Innovation Composites on the NSW South Coast and transported to site where it was craned and secured in position. The joints were then fibreglassed by boatbuilders to achieve the required design and the whole 31 metres were then polished.

JUDGES’ COMMENTS: This is the most beautiful build and design that the judges had seen this year. The project boasts a prominent site but with a challenging design of cantilevered floor slabs, beams and the pavilion roof. The Construction Connection worked closely with the engineers SDA Structures to successfully achieve the architect’s vision of a floating pavilion supported by a 31m-long off-form profiled concrete beam, known as “the superbeam”. The 12m cantilever on the eastern end and 8.5m cantilever on the western end presented many challenges. The care and skill of all workers and design professionals involved cannot be overstated and they should all be proud of the building they have produced. Congratulations to The Construction Connection for taking out the 2016 Master Builder of the Year Award. Excellent work.

This project pushed the limits of concrete. The cantilevered sections have another storey on them and the reinforcing for this is a work of art, with a mixture of conventional reinforcing and post tensioning. AUGUST/SEPTEMBER 2016

LIVING CONSTRUCTIONS (NSW) PTY LTD DESIGN: Point Piper House and Mosman House 1 A PASSION FOR LUXURY Living Constructions was formed in late 2013 by the 2016 Young Builder of the Year Daniel Lees with his business partner Daniel Gallon, a colleague who shared his passion for luxury residential works. “The passion for the luxury residential market was the result of my previous exposure to similar projects that I was involved with at Bezzina Group and Daniel Gallon through his time at Kell & Rigby working at St Patrick’s Estate in Manly and for UK developer St James on a luxury high-rise development in London,” says Daniel. “When I worked at a large Sydney-based commercial building company it was here I developed a number of solid contacts with architects who work in the luxury residential market, namely Iain Halliday from Burley Katon Halliday, Phil Corben from Corben Architects, Nick Tobias from Tobias Partners and Luigi Rosselli from Luigi Rosselli Architects. It was through these contacts that I have been lucky to position myself quickly and firmly in the top-end market with the opportunity to be involved in the delivery of some amazing projects.

“We are currently working on a very large $6.5 million new build in Bellevue Hill, a couple of $1 million-plus penthouse apartments in Potts Point and Point Piper and started a $6 million refurbishment project on a large house in Mosman in late August. All of the recently acquired works have come through recommendations from clients based on their experiences working with Living Constructions, of which we are also very proud. “Through our broad experience in both the residential and commercial industries, our aim was and is to combine the best parts of the commercial industry (systems, programming and speed) and the best part about the residential industry (quality and precision). This is reinforced with our ISO JUDGES’ COMMENTS: The judges were most impressed by the high standard of work achieved by all candidates for the Young Builder of the Year award. After careful consideration, they decided unanimously that this young builder was the most deserving, in view of the complexity and scale of both his winning entries in different categories, and the flawless execution of the demanding design of the Mosman entry in particular which was delivered. The judges recognised that the builder overcame significant technical obstacles in both winning projects, with satisfied clients being his priority above all other considerations.

This bold, contemporary and functional home pushed the boundaries for the builder and the designer alike. The residence is minimalist in design, featuring clean lines, square shapes and sharp angles that create a dramatic statement both internally and externally. This is a very tight category, however, the judges were tipped by the application of colour. This highlights the form of the building and the acrylic render made a feature of the dark window frames, complemented by the dark stone-look tile cladding and the featured timber cladding, adding warmth.

This home is designed for a knockdown rebuild market which makes the flexible pavilion-design home an exercise in simplicity and efficiency. The design is distinctive, flexible and allows customisation to suit individual client requirements. Upon entry, the direct line of sight out to the rear coupled with the double-volume ceilings instantly gives a sense of space. The self-contained guest bedroom to the ground floor is situated at the front of the home which allows for privacy in a home suited for entertaining. The kitchen is the central hub of the home, which opens out to a centralised courtyard while still maintaining views out through the dining and living zones to the rear yard.

The owner’s brief was to obtain a cost-effective building through simple building design and then splurge on the interior finishes. The use of a dark floor, dark kitchen cupboards and dark wall tiles on a light wall backdrop provided an inner-city-style apartment in the western suburbs of Sydney. The use of privacy screens in external planting and lighting make the siting of this building quite unique.

Although this project could be considered a fairly straightforward addition to an existing residence, there were design and construction challenges encountered that would not usually be present in the construction of the average granny flat. The building exhibits a level of fit out and finishes to meet the client’s expectations and match their existing home in areas such as the flooring, floor-to-ceiling tiled bathroom, stone benchtops and high-quality door furniture. The result is an extremely functional and livable space that most would be happy to call home.

Granny flats do not need to be simple boring boxes and this building in a rural setting is anything but boring. Its unique roof design provides a higher ceiling than one would usually expect in a granny flat. It boasts large windows, decks and a garage and nestles comfortably in its rural environment.

This granny flat was quite unique, being a home above an open carpark facing a rear laneway. The site was challenging and involved excavation to suit the new design. The building contained concrete block walls to the parking area below, large steel beams to support the lightweight construction of the first floor, and a cantilevered deck. Privacy screens provide a nice touch to the external facade and with raked ceilings, this is a standout inner-city apartment.

A most exciting entry situated in the Snowy Mountains, the home consists of a large home on the first floor and a stable on the ground floor to house eight horses. The silvery form of the stable is clad in corrugated galvanised steel which wraps in a continuous surface up the wall of the building and over the roof. A perfect job, well done.

This job had good use of different materials including polished concrete block walls. There is great detail in the polished concrete floor with the sliding door track embedded and the step-down. This level of detail continues throughout the build. The house is full of light and gives the impression of being easy to live in. Good job.

Situated in Byron Bay, this impressive entry was beautifully built. The clients required a lot of natural light with skylights. Seven were installed using double glazing throughout. A most impressive project with perfect finishes.

The first impression is that of going back in time to the 1960’s in Palm Springs. The house has some great design features that would have made this a difficult build. The overall workmanship is excellent, especially the timberwork.

This house was a carpenter’s dream and is something you would expect to see in the Hamptons, USA. The three-level stone fireplace with exposed trusses is amazing. As a carpenter by trade, I can see the difficulty in building a house with 15-degree walls. All the different elements fitted together perfectly. Great job.

It was quite amazing to see how well the builders managed to right the wrongs that were done to this building in the 1970s. If you didn’t know what had been changed, it’s easy to imagine it is original. Well done.

The house contains ten bedrooms, eight ensuites, one bathroom and one WC over 910m2 and an additional 190m2 for service tunnels and plant room. Hydronic heating was installed throughout and the heat source is via heat pumps. Dynalight and Cestron integration uses DALI protocol. There’s also an on-site sewer treatment plant. A most demanding home which was carried out by many skilled tradesmen. Perfect.

Located on the northern headland of Bondi Beach, an existing 1935 multi-level dwelling was demolished and a new five-level home was built over 18 months. The finishes throughout were perfect. At various times the high tide damaged some works and they had to be rebuilt. A stunning job.

The original structure was an old fisherman’s cottage and the significant renovation had to ensure that the façade would last another lifetime. What has resulted is a contemporary beach pad tied into the existing fisherman’s shack. Externally, the two cottages have a petite appearance, yet once inside, the residence opens up especially to the rear by way of the split-level design. All the available space has been used.

This residence is unquestionably unique and shows how the demolition of one single older residence can be replaced by something modern and fresh. The builder managed this project from initial concept design right through to the sale of the property by engaging an architect, landscape architect, structural engineer and hydraulic consultant to document the design for DA submission. Detailing was excellent, in particular with raked plasterboard ceilings and junctions with the featured brick wall along with outside window shades meeting the spotted gum timber cladding. The external façade also features spotted gum corners and stop ends, structural steel and recycled bricks.

As the home steps down the steep block, natural light makes each room bright, warm and inviting. The works involved demolition and deep excavation of the front of the block for a planned car stacker which involved major shoring techniques. The home has floor finishes with clean lines typified by the use of engineered timber and plywood instead of traditional framing materials to ensure the complex angles of the eaves and windows and roofing came together meticulously. Shadowlines form junctions between different materials.

This whole-floor apartment was completely stripped back to internal walls. Over the next 15 months, the builders and interior designers rebuilt it to produce the most exciting fit-out in Australia. For the judges, it was the most exciting fit-out they had seen for a decade. Beautiful job.

The transformation to this 1962 red textured brick unit block was amazing. To be able to work on this job and to keep the building weatherproof, the scaffold was designed to take a wind load and was shrink wrapped in flame-retardant plastic. This created an all-encapsulating white plastic bubble to shield the workers and building from the weather. Any job like this is full of problems that you only find as you work through the job and this had its fair share. The building looks great. A job well done.

Hats off to the builder in overcoming the difficulties of this project. The idea of cutting off 35 old balconies over four storeys and hanging the new balconies, steel columns and beams is not usual. One of the other problems was to keep the block watertight and liveable for the 100 residents while this work was ongoing. Different materials were used in clever ways to achieve fire rating throughout the building.

The builder has certainly complied with the client’s brief to enhance the facade and street appeal of this residence with a unique modern look. To improve the look of the property and the design required the existing columns holding up the existing facade balcony on the first floor to be removed. In order for the existing concrete slab to become cantilevered, which was not in the original design, a PFC beam was installed to the side of the house to pick up the concrete balcony. The next challenge was to hide the PFC beam. With maintenance and longevity a primary objective, the builder elected to encase the beam in a vitrabond panel. The product was also used to encase a section of the balcony to give it a fleeting appearance.

The client required an area in which they could stop, sit, relax and talk about life with their young family. With this brief in mind, the builder came up with the design which certainly achieved the client’s desires by using a combination of materials and high exposed rafters. The sandstone-clad timber fireplace is the focal point of the room. As the room faces south there was an essential need for natural light. The large bay windows and gable windows allow the light to come right into the room. Adding three Velux skylights to the roofline brings the afternoon light right into the heart of the room. The client now calls this their grand room. Extending the courtyard deck and building is a new barbeque area that adds to the use of the backyard and the versatility of the new “grand” room.

AUSTRALIAN BUILDING PRODUCTS PREDICAMENT The recent Senate Economics Committee inquiry into non-conforming building products noted a serious breakdown in the regulation and oversight of both non-conforming and noncompliant building products in the Australian building and construction industry. Australian Building Products have long been the cornerstone of a respected service to support our vibrant national building industry. Unfortunately, of recent times, the balance of community interests and commercial endeavour has become clouded and replaced by a concentration on volume and low product cost rather than undiminished value to the ultimate building owner and the community. This predicament applies not only to building products in general but more particularly to galvanised steel lintels which have seen an influx of imported steel product that lacks compliance and conformity to Australian Standards and the Building Code of Australia (BCA). Principle matters of concern include: • Widespread disregard for the Building Code and its referenced engineering practice and standards. • Neglect of the use of standards first noted in private buildings is now increasingly in public works. • Premature in-service failures of nonconforming products. • Reported reluctance on the part of insurers to pay-out on claims. • Failure to find a responsible Authority for enforcement and final certification. • Inconsistencies in product quality relating to the grade of steel used and coating thickness on galvanised steel lintels

It is important to bear in mind that steel built into masonry, such as lintels, serves several purposes but in particular provides reinforcing which is self-evidently necessary to ensure the integrity of the entire building structure. The most common deficiencies of noncompliant galvanised steel lintels include: • Failure to meet those suppliers’ published engineering load tables. • Lack of the required manufacturer’s compliance information for verification purposes. • Availability of the required manufacturing data, either minimum sampling and testing records or a product certification scheme as a record of Acceptable Quality Level (AQL) production. This certification is required by the relevant Australian Standards.

The original dwelling was built in 1860 for Cobb & Co Inn and has held its current position for nearly 156 years. In the past three years, the new owners of the large property have restored many old buildings and in particular the Cobb & Co Inn. It is now restored and is called The Former Inn Building. The quality of the restoration work is faultless. Well done.

Working under a heritage architect on a lump-sum contract on a heritage job such as this would not have been easy. It was quite amazing to see how well the builders managed to right the wrongs that were done to this building in the 1970’s. If you didn’t know what had been changed, it’s easy to imagine it is original. Well done.

Ravenscraig was built in 1866 and its current owner had a specific love for the Gothic Victorian period. That specification was evident throughout the whole house, both internally and externally. Great effort was made by the young builder who produced a most beautiful restoration. Excellent work.

This build was extremely challenging comprising 271-bed student accommodation with a retail development in the Central Park masterplan located in Chippendale. Known as 3B, 3C and 10 - seven storeys, six storeys and five storeys respectively - each of them encompass student accommodation with ground floor retail and surrounding public domain works. The external façade features include the retention of an existing façade for the new building of Block 10 due to its heritage significance. The three buildings include an administration area, bicycle and bin stores, commercial laundry, gym and a variety of indoor and outdoor communal areas.

In other areas, rescued tiles from the old building have been used. There has been great attention to detail throughout this project.

The judges were impressed the restoration of the 1927 neo-Georgian manor “Lober House” for the Anglican Retirement Villages. The works involved the services and structures being designed around the existing building fabric and finishes, therefore the builder was unable to finalise any design before the demolition and removal of linings. There were many bespoke finishes, some to match the existing, with long lead times. Deep hand excavation in rock was required for the lift to the basement. The retrofitted three-storey lift into the centre of the building required hand excavation, removal of spoil from the basement and working around the existing detailed original finishes.

The project consisted of the design and construction of 42 independent living units and the associated external works. The works were completed within a live and operating retirement village where stakeholder management is paramount to the seamless delivery. During the labour peak of the project, the builder had approximately 90 people on site each day. The development has created a number of external community spaces, including gardens, barbeque spaces and sitting areas. The judges were impressed by the degree of cooperation between the clients and the builders, this fact being proven by further stages now being awarded to the builder.

This residential aged care building of 144 beds is located in the rural backdrop of Mittagong. The first stage of building works commenced in 2012 and consisted of 73 beds and associated common areas and infrastructure. The project has generous lounge and dining room areas along with a hairdressing salon, theatre, activity areas and a stone chapel. The chapel was constructed from retrieved materials from the original building which featured stone and a standing-seam copper roof. The judges were impressed with the high quality of finishes throughout the building along with the extensive furnishings and artwork which give a pleasant domestic environment for both residents and staff.

The project comprises 38 generous sized two bedroom independent living units across two inter-connected four- and five-storey buildings. There is an interconnected basement car park with storage for each unit and a community area, function room, chapel, café, swimming pool, hairdressing salon, library and arts and craft room. There were challenges for the builder in constructing the project around existing high-risk services, commissioning of two substations and one main switchboard while a dementia facility was still in operation. A major challenge was building a basement within an existing water table and guaranteeing the construction wouldn’t experience flooding.

McCarthy Maisonettes comprises 24 studio apartments, individually designed and fitted out to meet housing need not normally met in standard houses and apartments. To be successful, they needed to meet or exceed the performance levels of current apartments while being a half to one-third of the size. The busy Parramatta Road made for tight restrictive access which was achieved by using the narrow rear lane. The building achieves maximum sun in winter for warmth and cross ventilation in summer aiding in the creation of cooler temperatures. The majority of the studios face north, many with balconies, while the studios facing south are fitted with double-glazed windows which aid in their thermal performance.

The house is built opposite the beach at Coledale, with a style that is sympathetic to the locality. The design and construction were based around an ethos that focused on achieving high levels of sustainability. The team researched and implemented a range of different materials, fixtures, finishes and technologies for a long life of 100 years. During construction, the recycling rates were in excess of 80% with less than 15 tonnes of mixed waste going to landfill. All brickwork and paving was from recycled bricks. The masonry blocks for the base of the house were made of 65% heavy industry by-products, including bottom ash from coal-fired furnaces and slag sands from steel production as replacement aggregates, making the block lighter for transportation.

This design has resulted in studios with comfortable living, reduced operating costs and an investment in lasting architecture.

The design aims to establish a new integrated community connected with bushland trails and elevated walkways and interconnected communal spaces that promote community interaction and wellbeing. The site being rectilinear and cut into the side of the hill, follows the ridgeline down the slope, with the buildings constructed across the side of the hill. All soil that was removed during site preparation was retained for later landscaping. Existing trees and bushland was carefully maintained, and any vegetation that had to be removed was chipped for later reuse for landscaping.

The extensive but subtle use of timber is flawlessly joined and enhances the calmness of this uplifting design.

This project pushed the limits of concrete with a 13m cantilever on one side and 7m on the other of centre supports. These cantilevered sections have another storey on them. Some of the formwork was done in fibreglass by boatbuilders to achieve the required design. The reinforcing for this is a work of art with a mixture of conventional reinforcing and post-tensioning. The concrete for this project was specially designed by Boral to achieve no deflection over such a long cantilever.

Bricks are laid in various patterns called brick bond. Bricks must be laid straight and level, with the most common pattern being stretcher bond because most homes are brick veneer which only requires one ‘skin’ of brickwork. The brickwork in this project is laid in a herringbone pattern which is not seen in today’s construction. The bricks are laid in alternating rows at 45 degrees to each other. The herringbone bond is mostly used in paving but where used in a wall there is a lot of cutting. The craftsmanship displayed in using bricks for both walls and paving in the one area was a test of the builder and they have passed with flying colours. Congratulations.

The backyard of this Northern Beaches property consisted of an existing above-ground pool which was demolished and removed, along with old timber decking. The pool is situated on a slight incline approximately 600-700mm out of the ground. Award Pools designed a tiled feature wall with water spouts operated via a three-way valve. The pool is easily accessible from the house, with timber decking for entertaining areas. A simple and sophisticated design – great work from Award Pools.

The owner of this newly built home requested a modern pool to complement the modern, open-plan living and outdoor entertaining space that they had created. They wanted a pool that would give them a beautiful water feature visible from both the lounge room and the outdoor entertaining area. A classic square shape with the contemporary update of a beautiful glass window works harmoniously with the clean, modern lines of the house. Incorporating a glass window into the side of a pool always adds complexity as the structural walls change from concrete to glass, but the expert team delivered a great water feature. The simplicity of all the aspects of this pool and landscaping make for an exquisite pool area.

The customers’ brief was to remove an existing, outdated kidney-shaped swimming pool which was only 6m x 3m and had no cleaning functions. Award Pools completed a 3D design that included a new formal pool, water feature, spa, elevated deck and extended paved areas. The pool has an elevated deck approximately 15m2, which was built over the existing pool. The spa comfortably seats six people and has a 2m spillover edge into the pool. The water feature is approximately 1.8m and houses two 900mm sheer descents, which is tiled with a feature tile and lit with selected lighting to highlight it in the evening. The pool blends into the landscape and the glass fence around it allows it to be a great visual feature from the house.

Built on a very small block in a beachside Sydney suburb, this fully tiled pool and spa is a fine example from Wright Pools of what can be achieved in a small space.

This 19.3m-long infinity-edge pool offers exquisite 270-degree views of Byron Bay and the magnificent hinterland. Atlanta Building incorporated features such as mosaic tiling to the entire pool, silver travertine coping, limestone cladding to the external face of the pool trough and feature architectural lighting. The concrete shell is fully supported by screw piering due to the grading and characteristics of the difficult site. It also has an adjoining underground concrete water tank with a fully tiled travertine concrete lid which acts as a pool deck for entertaining. Well done to Atlanta Building on their first award in the MBA Pool Awards.

The owner of this lovely freeform pool wanted to create a unique Aussie feel at his beachside residence. He had a pool at his previous property and loved it so much that he called upon the builder to create the same freeform shape and tie it into the steep block with a handbuilt rock feature. The steep site meant piering of the pool and retaining walls needed to stabilise the pool and create the level area. The rock water feature and rock landscaping were all hand placed. The owners love this area of the property as they are able to stand on the top balcony of their house to view the pool and feel connected to the water and sounds of the water feature. One of the several awards for Premier Pools this year – congratulations.

Tectonic Pools was challenged with an interesting client request – to build a pool that is unique in its own way. Creating a pool that would have an island with a palm was already seen on several occasions and Tectonic looked for an original approach. Sloping ground was another obstacle. The client agreed on a cascading pool, positioning the palm tree at the beginning of the pool. The ballast tank continues the cascading look and gives a disappearing edge effect. Illuminating the pool was vital for the aesthetic look of the overall design and finish. This is one of the highlights of the finished product, adding uniqueness and continuous visual flow throughout the cascading pools.

A small deck inside the pool area allows easy access steps into the pool. A stainless-steel water feature is adjacent to the fenced pool area. A beautiful finishing touch from Wright Pools to this Kellyville display home – no doubt it will entice numerous buyers.

Nepean Pools collaborated with the homeowners to bring their vision to life and it was very important to them that the pool had a natural look so that it complements the backyard’s existing feel and setting. The installation process of this 5m-long pool was unlike any other. Prior to the pool’s installation, Nepean Pools adjusted the espalier along the side boundary fence and folded them back off the fence. Panels of the paling fence were removed and two concrete blocks were lowered over the two existing retaining walls in the backyard, with aluminium ramps leading from the driveway to the pool location. With its volcanic ash interior and granite coping, this pool is an elegant addition to an inner west property.

The spa and rear wall of the existing pool were demolished and the pool extended to achieve a swim length of nine metres. The eastern wall of the pool was augmented to create an infinity edge. The owner was mindful of heat / water loss associated with infinity edges, so to address these energy and water loss concerns, an alternative was created. In lieu of the conventional balance tank to collect the overflow water, a stainless-steel gutter was designed to convey the overflow water to a remote storage balance tank. Fully tiled in Bisazza tiles, this pool has undergone a stunning transformation.

HVAC mechanical contractor, Rival Air, needed a unique cooling and heating solution that combined units that matched the high-end finish of the apartments without condensers in sight or earshot of the residential area. This presented a challenge with the distance between some units and condensers being up to 10 floors. Working with the engineers and architects, Rival Air came up with a solution in conjunction with Fujitsu to use varying lengths of refrigerant pipe runs.

Old galvanised water tanks were converted to biological filtration which include bio balls and other media for a pure, natural filtering process. A water feature from the galvanised tank is constructed out of recycled timbers and another large water feature cascades along the rock outcrop, which is constructed from natural and artificial rock. The pond is fed by a natural spring so there is no need to top up the water. The end result is an area that not only looks fantastic, but it is also a tranquil space in which to relax and for the kids to enjoy. Thursday 9 June 2016 marked the celebration of the 100th apprentice engaged under the Darling Harbour Skills Exchange Apprentice Mentoring Program. Jonathan Ballone is a 3rd year Construction Carpentry (Formwork / Falsework) apprentice employed by Master Builders Apprenticeship Service currently hosted by Dalma Formwork Australia Pty Ltd.

Dalma Formwork Pty Ltd have been supporting apprentices within their business for many years, using Master Builders Apprenticeship Service since 2011. They currently have three apprentices working with them.

Jonathan is currently working on the Northwest Plot at Darling Square.

Jonathan was presented with his special Darling Harbour 100th Apprentice certificate and the now traditional ‘Apprentice Mentoring Bottle of Bubbly’ (alcohol free, bubble free bottle of water).

Jonathan joined Master Builders Apprenticeship Service in December 2013 and was placed with Cro Formwork Pty Ltd, which became Dalma Formwork Pty Ltd in March 2015. Jonathan has been a quiet achiever, working hard and receiving glowing performance reports from his Training Employer. Jonathan has just completed his certificate 3 in Formwork / Falsework at Chullora TAFE.

MASTER BUILDERS DELIVERS APPRENTICE TRAINING For the first time in its history, Master Builders is now offering training programs for Carpentry Apprentices. It has long been a dream and ambition of Master Builders and our members that we are able to offer training for apprentices. The day has arrived.

On the back of the success of our preapprenticeship program, Master Builders is very excited to announce that we have started delivery of Carpentry apprenticeship training.

Apprentices are scheduled to undertake training over the first three full years of their apprenticeship, with a significant focus on practical, project based learning and recognition of the learning that is undertaken on the job.

Our apprenticeship program is a mixture of tradition, innovation and modernised thinking. We have noticed a trend of apprentices completing their Certificate III in Carpentry trade qualification early, sometimes in less than two years. I believe that this will not typically provide an apprentice with enough time to learn the skills and knowledge both

This approach to delivery allows more time on site for learning experientially, with the focus in class on gaining practical skills to assist in developing useful apprentices on site earlier in their apprenticeship.

The four key factors of the delivery model include: • Practical Focussed – from day one, apprentices get their hands on tools and begin to learn by undertaking practical project based tasks • Learning by Experience – we acknowledge that the greatest learning students will receive is on-the-job with the support of their employer/supervisor • Current Industry Practices – our trainers are currently operating their own building or carpentry businesses • We’re Online – apprentices can access learning resources and information online, therefore we are on their phones, their computers or other mobile devices

The MBA Apprenticeship delivery is based on holistic subjects, where the key item of learning within each subject is based on a work-based project. Table 1 below outlines the subjects delivered in each stage of the apprenticeship. For example, the first subject that apprentices undertake is Wall Frames. The project based task that apprentices learn is how to construct a wall frame from project plans. While constructing the wall frame is the project they will undertake, they are assessed on measurements and calculations, as well as planning and organising their work. This creates a heavy focus on training and developing skills useful for site from the very beginning.

It is not expected that apprentices will be able to construct perfect wall frames at this point. Apprentices will re-visit wall frames throughout the program, especially in Housing Structures subject, where they are assessed on the wall frames unit of competency, among others. Approximately 75-80% of the course is practical, hands-on training and project work. Apprentices are required to attend fortnightly classes at the MBA Education Centre in Norwest. Within each year of the program, there are 3 Consolidation Days, where apprentices are due to attend the Centre to consolidate their learning and re-inforce the skills that they have developed to date on recent subjects.

LABOUR HIRE ARRANGEMENTS: WORK HEALTH AND SAFETY CANNOT BE DELEGATED

Labour hire firms were taught an important lesson when a South Australian court imposed that State’s highest ever penalty against a single entity under the new laws for failing to ensure the safety of one of its workers who suffered severe burns at a host employer’s premises.

Under the WHS Act, a ‘person conducting a business or undertaking’ will owe a primary duty of care to ensure, so far as is reasonably practicable, the health and safety of all workers. This broad duty of care cannot be delegated, but it can be shared and it will be enforced. For labour hire businesses this means that the business itself, as well as the host employer to whom the worker is supplied, will each retain responsibility for that primary health and safety duty as well as a further duty to consult, co-operate and co-ordinate activities with the host employer in respect of that worker.

In the decision of Marie Boland v Big Mars Pty Ltd, Industrial Magistrate Stephen Lieschke found that the labour hire-company, Big Mars Pty Ltd, had ‘failed miserably to carry out any of its fundamental safety responsibilities’ after 21-year-old migrant worker Mr Hsiao suffered serious burns to the bottom half of his body when he slipped into a bath of caustic soda while working at the host employer’s abattoir. Among other failings, Big Mars had failed to: • implement any adequate system of hazard identification or risk assessment specific to the host employer’s premise; • check or audit that the host employer provided and maintained written safe operating procedures for the use of relevant equipment, and that such procedures were provided to Mr Hsaio; • ensure that the work instructions provided to Ms Hsiao were translated into a form he could understand (Ms Hsiao had difficulty reading documents in English); and/or • assess the adequacy or otherwise of any training provided to Hsaio by the host employer, nor provide any information, instruction or training to Hsiao itself in respect of those tasks he was being retained by the host employer to perform.

He was particularly critical of the fact that despite Big Mars’ early guilty plea, no statement of contrition had been made in circumstances where the business’ breaches were so serious, and had caused such a degree of loss and damage to Ms Hsiao. In sentencing Big Mars, the Magistrate noted his doubts of ongoing compliance by Big Mars in respect of its work health and safety obligations and therefore, considered individual deterrence to be an important aspect of the sentencing process. He also confirmed that general deterrence for labour hire businesses as a sector was an important factor and one which had influenced his decision to impose the significant penalty. Lesson for labour hire companies and employers In this case, the Magistrate stressed that labour-hire employers cannot simply ‘leave all safety considerations up to’ the host employer, but that instead a labour-hire employer must be astutely proactive in all stages of the worker’s assignment with the host employer including prior to the worker’s commencement, and at all stages throughout the life of the assignment. In particular, he stated that Big Mars had a responsibility to obtain specific details of the tasks that its worker would be required to carry out and attend the worksite to identify any foreseeable hazards and resulting risks of injury associated with those specific tasks.

External Insulating and Finishing Systems (EIFS), long established in Europe and America are now being recognised in Australia for their benefits. WHAT EXPERIENCE TELLS US... 1. Expanded Polystyrene (EPS) requires specialist “Base Coats” to provide long term adhesion and durability. Beware of suppliers/installers using Cement Renders. or even their labelled “Acrylic Renders”. Expanded foam requires a high polymer base coat for adhesion - much higher than most “Acrylic Renders” 2. Cavity Drainage is critical in ensuring stability of the facade. This is Best Practice Design for traditional construction and is equally applicable in any Lightweight Cladding System. 3. Integration of Design, Components and Installation is required to ensure “as built” meets design specification. Lightweight Cladding Systems are able to be installed by a broader installer base (vs traditional masonry). In the BCA their use is classified as an Alternate Solution requiring validation. CodeMark™ certification is an acceptable approach, however it is important that Certification covers the full aspects of the relevant BCA requirements and that Installation is controlled to ensure full compliance. 70
