IT IS WITH GREAT PRIDE THAT WE PUBLISH THE MASTER BUILDERSBANKWEST EXCELLENCE IN CONSTRUCTION AWARDS MAGAZINE. This impressive publication showcases some of the very best non-residential construction projects in Western Australia and all the entries in this year’s Master Builders-Bankwest Excellence in Construction Awards. The projects entered in this year’s awards have once again displayed first class workmanship and construction excellence; reflecting the high standards for which the Western Australian builders have become renowned. Mark Allen was a 23 year old union organiser for the Builders Labourers Foundation who was killed trying to protect the safety of workers during the demolition of the East Perth Metropolitan Bus Station on the 6th September 1996. Charlie started in the Building Industry in 1962 doing a five year apprenticeship in Carpentry and Joinery. On completion of his apprenticeship he worked in both Residential and Commercial sector of the Industry. After gaining experience, he commenced studying for his Building Registration Certificate. He started his own Building Company, Baggetta Builders in the South West in 1980, and is still active in the Company operations. Charlie is now a life member of the Master Builders Association and has held a membership since 1980.

Rob is a structural engineer and, prior to his recent retirement, spent the last 31 years of his 45 year career as engineer, Director and Chairman at BG&E Pty Limited (previously Bruechle Gilchrist and Evans), during which time the company expanded from 20 to 300 staff in eight office locations. Rob’s experience extends to a wide range of structures, large and small, including buildings in Dubai, Doha, London and Chicago. Rob has served various roles on committees for Engineers Australia and the University of Western Australia and is a Fellow of Engineers Australia.

Rod is a Life Fellow of the Australian Institute of Architects and was appointed as a Member in the General Division of the Order of Australia for his service to architecture in 2014. Rod worked for the practice of Silver Thomas Hanley for more than 40 years, as a practice director for 25 years. Rod has also served on the Australian Institute of Architects (AIA) Chapter Council, the Architects Board of WA (ABWA) and the Architects Accreditation Council of Australia (AACA) in various roles. He continues to serve on Chapter Council and remains both State and National Convenor of the AACA APE and continues to practice architecture as a sole practitioner, provides counselling to younger professionals and professional expertise to a major local authority.

Frank is a Fellow of the Institution of Engineers Australia and an Honorary Fellow of the Australian Institute of Architects. Most of his professional working life of more than 40 years was within the WA state government sector, managing the delivery of new government buildings across the State. This was on behalf of the funded client agencies. Projects included major buildings for education, health, sport, entertainment, tertiary institutions. After his retirement in 2006 he maintained his professional involvement in the industry through some government boards including the Architects Board, and the Plumbers Licensing Board.

Max has had over 48 year of experience in the Western Australian construction industry including 40 years in senior management roles. This included 38 years as a director and partner of Cooper & Oxley Builders, a major contractor in the Industrial and Commercial area in WA. He is a life member of the Master Builders Association of WA and served as WA President and National Board Member from 1995 – 1997. Max has served on various MBA committees and Government advisory panels and currently is a board member of the WA Construction Training Fund.

Kevin Sale has held senior positions in major Perth companies building volume housing and unit developments both in the metropolitan and regional areas. Kevin’s involvement with Master Builders has been eight years on the Safety Committee followed by time as the Chair of Housing and a member of both Council and Executive Committees. Kevin is a past President of the Master Builders Association.

Rod has over 45 years experience in the Australian construction industry including 35 years in senior management roles with major Western Australian builders. He was President of the Construction Contractors Association of WA from 1997 – 2001, a member of the Master Builders Contracts Committee from 1981 – 1993 and a member of the WA Chamber of Commerce and Industry Construction Council from 1998-2001. Rod is a registered builder and was appointed Fellow of the Australian Institute of Building in 2009.

This major heritage refurbishment required the conversion of one of Perth’s most significant historical and state heritage buildings into a 48-room luxury boutique hotel with additional retail and hospitality areas, including an integrated glass rooftop restaurant. Feature works include the restoration of Jarrah timber floors, procurement and replacement of original slate roof tiles from England, restoration of all heritage elements including Juliet balconies, dormer windows, mansard roofs and the highly considered postal hall areas. The nature of works also called for a proficient level of project and site management to adequately manage resources and manpower within such a tightly confined and high profile site area.

The St John of God Midland Public and Private Hospitals (SJOG Hospitals) is a new hospital complex comprising 307 public and 60 private beds. The project includes a main hospital building with an area of approximately 45,000m2 of floor space and several hundred on-grade car places and ancillary out-buildings. The building’s design is roughly two figure eights placed together to create expansive natural light to most interior spaces, with the north and south blocks connected by two main interconnecting corridors. The construction comprises a reinforced concrete superstructure with traditional reinforcement on the ground floor, and two-way post tensioned concrete on the upper five levels.

The circular City of Perth Library and adjacent public plaza forms part of Cathedral Square. The significance of this project cannot be underestimated, given it is the first civic building commissioned since the Perth Concert Hall in 1972. The library building comprises seven levels. The structure incorporates reinforced concrete with a glazed façade, articulated with vertical members that are clad in Western Australian granite.

The scope of works for the Old Treasury Building project involved the installation of stonework and tiling to all guestrooms and public hospitality areas. The stonework throughout was required to meet a 6-star quality. Mitre cuts and stone joins to stone benchtops throughout, were worked to within minimal tolerances stricter than Australian Standards, this was carried out in order to make benchtops look as if they were one whole complete piece of stone. Patterns and textures of the stonework have been procured specifically to enable a flow on affect, and replicate the original state of formation during the mining of stone pieces from international quarries.

The Salmon Gums Community Centre has been built to cater for the Tennis Club, Golf Club and the community hall with a Play Group area. Local Salmon Gum stone has been utilised on the facade and Salmon Gum timber displayed on the bar surround and bar top. A huge veranda with BBQ overlooks the Tennis Club, with glass doors and panels overlooking the Golf Club.

The courthouse has been specifically planned with the help of the local community to complement the newly constructed Police Station along with shaded landscape areas. The interior use of natural light assists with the sense of calm and openness. From the courtroom there are views to the landscaped courtyard and the sky beyond. The highlight windows above the judicial bench filter light throughout the courtroom, and enhance the welcoming choice of interior finishes.

Works commenced on this design and construct project with full site excavation and installation of major civils, drainage and services to connect to the existing port infrastructure. The site, known as AREA C, was reclaimed land from the ocean, this has then been built over with engineered base and materials, varying 600 to 1200mm thick for the heavy-duty 60mm asphalt hardstand to cater for stacking containers, stacked up to seven high over the 17acre area. A new slip road and other entry exit areas were designed and built to ensure smooth truck and traffic flow continued through Rous Head and the facility.

Housing both the operational staff and specialist equipment required to operate and maintain a mining fleet, Roy Hill’s Mine Services Area serves is a critical component of their mining operations. Brookfield Multiplex was responsible for the design and construction of the facility, as well as providing transitional support and operational training before transferring custody and control to the mine operators. The structure used a uniform geometry and practical layout, comprised of predominately bolted connections to allow for safe and efficient construction and maintenance, while also allowing for the future expansion of the site.

The Willetton Senior High School redevelopment project involves a level five complex, requiring the demolition of existing buildings and structures, construction of seven new buildings and refurbishment of existing services. The redevelopment works were required to be undertaken over four separable portions to allow continuation of the school activities, with a minimal impact upon the operation of those facilities. The finished product demonstrates a high level of finish in the school sector and is testimony to the architects, subcontractors and the team.

Considering the high value and extent of the boutique heritage hotel and public building, it was imperative that all electrical works were completed to the highest quality possible. Electrical wiring required completion in order to allow for heritage conditions and the nature of the existing structure. Some walls were two metres thick with no cavity’s, which presented some challenges in wiring. The majority of wiring had to be installed by drilling connecting holes in existing structures, as in some cases chasing was not permitted at all while maintaining compliance to electrical wiring rules.

The stonework throughout this heritage project was required to meet a 6-star quality. Mitre cuts and stone joins to stone benchtops throughout, have been worked to within minimal tolerances stricter than Australian Standards. This was carried out in order to make benchtops look as if they were one whole complete piece of stone. Patterns and textures of the stonework was procured specifically to enable a flow on affect and to replicate the original state of formation during the mining of stone pieces from international quarries.

CTS was selected to provide tiling services to both major restoration projects. The new seven storey state-of-the-art City of Perth Library includes a range of features such as a history centre, AV multi-function rooms, a bespoke cut granite master staircase, vertical garden wall and reflection pond. The tiles installed throughout the Old Treasury Building consist of both porcelain and ceramic types. Set-out was imperative and a dedicated site supervisor was made responsible to ensure each area to which stone or tiled floors were being installed, was most appropriately laid out in order to minimise the impact of any half tiles or infills that resulted due to differing room sizes.

The State Administrative Tribunal fitout for WA Government is part of the Treasury precinct redevelopment in the Perth CBD and includes the fitout of Levels one to eleven of an existing office building to accommodate hearing rooms, mediation and conference rooms, main reception counter, waiting areas for the public and interview rooms. The completed offices and staff areas are of the highest standards of quality to commensurate with the standing of the building.

This Major heritage refurbishment required the conversion of one of Perth’s most significant historical and state heritage buildings into a 48-room luxury boutique hotel with additional retail and hospitality areas, including an integrated glass rooftop restaurant. Feature works include the restoration of Jarrah timber floors, procurement and replacement of original slate roof tiles from England, restoration of all heritage elements including Juliet balconies, dormer windows, mansard roofs and the highly considered postal hall areas.

This project required the fitout of three levels of high-end legal office worthy of an international law firm. Internally, works involved construction of a three level curved inter-tenancy steel stair surrounded by voids and encasing three curved glass meeting rooms, four curve switch glass meeting rooms, high performance video conference and AV works, and high performance glazed acoustic wall systems. This project had some very personal and technical challenges for project team.

As part of an extensive privately funded $1 billion redevelopment program, Perth Airport engaged Perkins Builders to complete the Terminal 1 International Departures Upgrade Project. The works involved the staged demolition and strip out of existing operational zones over an approximate 8.700m 2 floor area. These areas have been renovated and reconfigured to provide expanded and upgraded retail, security screening, customs and immigration, public concourse and operations support areas. All existing airport operations remained operational throughout the duration of works.

This commercial fitout for Brookfield Multiplex’s new head office reflects a fresh culture for the organisation, with a strong focus on integration, promoting communication and improved operational performance. The aesthetic is one of high quality with fundamental materials such as concrete, steel and glass used extensively throughout, reflecting the company’s proud construction heritage. The layout revolves around a central hub, which is the heart of the fitout and houses the reception, a waiting lounge, kitchen and café lounge.

Built were appointed by Virgin Australia on a construction management basis. Works involved creating the new Virgin Australia Lounges (Tier 1 and VIP), back of house offices for Virgin Flight Crew, engineering and airside staff and a state of the art check-In facility for passenger check in. Close co-ordination with PAPL Perth Airport allowed a temporary gantry to be installed in the Tier 1 Service Yard, which has been approved by a Temporary Works Structural Engineer and structurally rated, so that materials, plant and trades can safely access the site.

The GHD Office Fitout is a six level 6550 m² commercial fitout contained within the 999 Hay St office building. It occupies Levels six to eleven inclusive, and part of Level two where their End of Trip and Amenities areas are located. Large 1200 square metre floor plates are occupied from Level six to ten. Level eleven houses the boardroom, training rooms and a large outdoor terrace. A design focus on sustainability is evident throughout in the selection of light fittings, material selections and controlled air conditioning.

The fitout of SAE Institute’s new facility on Roe Street, Northbridge has been completed to an outstanding standard in an extremely narrow timeframe of eight weeks. Swan Group transformed the existing building, which had once been home to an ice cream factory, into a stateof-the-art facility to expand the Institute’s animation, audio, design, film and web and mobile facilities by 70%.

Works commenced on this design and construct project with full site excavation and installation of major civils, drainage and services to connect to the existing port infrastructure. The site, known as AREA C, is reclaimed land from the ocean, this has then been built over with engineered base and materials, varying 600 to 1200mm thick for the heavy-duty 60mm asphalt hardstand to cater for stacking containers, stacked up to seven high over the 17 acre area. A new slip road and other entry/exit areas have been designed and built to ensure that smooth truck and traffic flow continued through Rous Head and the facility.

The Willetton Senior High School redevelopment project includes a five level complex lump sum contract, requiring the demolition of existing buildings and structures, construction of seven new buildings and refurbishment of the existing services. Originally constructed in 1977, the Independent Public School redevelopment works were required to be undertaken over four separable portions to allow continuation of the school activities, with a minimal impact upon the operation of those facilities.

The Baldivis Secondary College Stage 2 project involved the redevelopment of an existing community college to include a new single storey classroom block, double storey arts and learning centre, new physical education learning area, outdoor courts, parking and associated external works.

The new $20 million build for Guildford Grammar School includes a year seven block and a separate forward works package. The unique design of the block comprises a state of the art facility representing a custom architecturally designed Preparatory School. A brief description of the project being the construction of three standalone, double level classroom blocks including an overhead link way and the construction of an administration building and commercial kitchen canteen facility.

The Boas Avenue Multi-Storey Carpark, involving the construction of a lower ground carpark for 28 private bays, along with five levels of car parking providing 560 bays, commenced in September 2014 as a D&C package. The structure is made up of large trench strip footings, a mix of precast, curtain and in-situ walls and structural block work, sloping suspended post-tensioned slabs, precast staircase walls and a structural steel truss roofing system designed for large spans to maximise carparking space. One of the biggest construction projects undertaken by the City, the project was delivered safely, ahead of schedule, under budget and to a high standard of finish.

Trinity Primary School is a new school located in the northern suburbs of Perth at Alkimos, and comprises construction of seven buildings including multiuse educational spaces and administration, landscaping and an accessibility infrastructure. The steel structures to the four teaching buildings, library and covered walkway display a structural steel portal frame design where all members have been hot dipped galvanised. The external facades are primarily a combination of cavity face brickwork using either Midland Florentine or Midland Homestead.

The Newman College Auditorium boasts a state of the art music and drama facility comprising a 562 seat tiered auditorium, with bio-box and gantries overhead, an elevated stage with change rooms behind, as well as an orchestra lift platform. Further facilities provide for music practice, drama and dance activities. The aesthetically pleasing building, both internally and externally, is made up of complicated components that have been delivered to a high standard through effective project management, and team work between the design team and contactor.

Built by EMCO Building, the new Sports Centre was designed to be a focal point for the local community. Designed in consultation with the local community the building provides a high quality facility that maintains its connection with the local environment whilst demonstrating that high quality and durability can be combined to provide unique buildings in the private education sector. EMCO Building completes the previous Stage (Cafeteria and Administration Centre) in 2014.

The Science and SOSE complex is positioned centrally within the Santa Maria College amongst its stunning backdrop on the banks of the Swan River. This new Stage three addition to the college encompasses a bold and modern design that proudly complements its surroundings. The building provides many attractions for the staff and students such as state of the art classrooms, open labs areas, tiered forum, science garden, greenhouse and even an abseiling ledge.

The Mother Teresa Catholic School stage two project is an extension to the existing school completed two years ago. The project comprised of a new administration building, two large classrooms blocks, a multi-purpose building surrounded by of soft and hard landscaping including three new play equipment zones. In addition a small refurbishment was required to the existing administration block, changing it into new classrooms and an extension to the existing carpark.

This Stage 1 refurbishment works is a highly complex, specialised project which includes the construction of a new processing laboratory, together with major mechanical plant upgrade to the building, enabling infrastructure provision and redundancy capabilities for future stages. Construction has been progressively undertaken whilst maintaining all daily operations, complete segregation of the construction zone from the operational area was required at all at times.

The Hollywood Private Hospital project consists of a new kitchen, six state of the art theatres and a 90 bed ward. Sandwiched between the theatres and the first level wards is a dedicated plant room for the building. The new building provides connection to existing adjacent buildings and the main hospital street.

The “Alice Ross-King Care Centre” is the newest addition at the RAAFA’s Bull Creek Estate. The contemporary 102 bed residential aged care facility is an architecturally designed two-storey building with under croft parking for permanent, respite and dementia care. Set beside Lake Howard the design incorporates extensive full height glazing to guarantee access to external light and peaceful lakeside views. The structure of the building is not dissimilar from traditional building techniques employed for a two storey construction with a basement parking.

The Park Private Hospital is the rebranded and fully refurbished reincarnation of The Mount Lawley Private Hospital. Externally, the design remains sympathetic to the surrounding residential federation style architecture, while internally, two brand new operating theatres, crisp and modern examination and recovery areas coupled with interior designed overnight wards, provides the Park Private Hospital with a boutique sense, specifically designed to provide a number of health care procedures.

This major heritage refurbishment required the conversion of one of Perth’s most significant historical and state heritage buildings into a 48-room luxury boutique hotel with additional retail and hospitality areas, including an integrated glass rooftop restaurant. Feature restoration works include the restoration of Jarrah timber floors, procurement and replacement of original slate roof tiles from England, restoration of all heritage elements including Juliet balconies, dormer windows, mansard roofs and the highly considered postal hall areas.

The $2 million conservation works to the WA Museum a heritage-listed buildings, are the first stage of the New Museum development, scheduled to open in 2020. The ongoing use of the heritage buildings and proper conservation and interpretation of the site, will contribute to the new museum becoming a landmark destination and an example of design excellence. The experience that the Colgan team was able to bring to the project allowed for a high quality restoration to be produced.

The Maritime Shipwrecks museum is of heritage and historical significance and protected under the terms of the Heritage of Western Australia Act (1990). Contract works include a complete roof replacement, restoration of the limestone façade, external painting and a complete mechanical system upgrade. Invaluable artefacts had to be left in-situ during building works, which required an additional level of care. This, combined with the heritage significance of the building meant that sound experience and skill were critical in order to successfully carry out the works.

Housing both the operational staff and specialist equipment required to operate and maintain a mining fleet, Roy Hill’s Mine Services Area serves as a critical component of their mining operations. Brookfield Multiplex was responsible for the design and construction of the facility, as well as providing transitional support and operational training before transferring custody and control to the mine operators. The structure used a uniform geometry and practical layout, comprised of predominately bolted connections to allow for safe and efficient construction and maintenance.

The new Ronald McDonald House is the first building of its kind in Australia to achieve Silver Leadership in Energy and Environmental Design (LEED) certification.

Kingston Apartments are part of a unique residential masterplan comprising of four apartment buildings within walking distance of a major transport hub. The project consists of 70 Apartments and ten commercial spaces built over a double storey basement car park with five floors of residential and commercial premises. The quality of build and finishes are of a high standard. This is a negotiated contract with Pindan involved from an early stage in the project re-design, to provide practiced and direct design development expertise, including full amendment of the proposed structural design and value engineering of the services’ packages.

This project comprises construction of a boutique 74 bed hotel including a new restaurant. Works involve the demolition of the existing NAB Bank, retention to the heritage wall structure, formation of new basement and a new six level structure with a precast wall envelope. Built’s project team worked collaboratively with all stakeholders to ensure innovative solutions were found to meet the challenges in the design and program that may have otherwise hinder the client’s vision being delivered.

This project comprises eight individual town houses comprising two units at three levels, and six units at two levels. All town houses include three bedrooms, with the option of a utility room being able to be converted to a bedroom, all with built in glass robes, luxurious ensuites and walk in robes to master bedrooms. The structure of the townhouses display a conventional slab on ground with load bearing masonry walls of varying specification and concrete columns to the carpark area.

Sublime boasts a three storey apartment building concept comprising 16 units, including four ground floor studio apartments that may be used for either residential or commercial purposes. The enclave is constructed from marine grade building materials finished using high quality fixtures and fittings. Residents are welcomed with an attractive entry, washed concrete floors and distinctive feature screens that draw on the iconic, red, ‘Dingo Flour’ sign at the nearby Allied Flour Mill.

Brookfield Place Tower 2 is a premium grade 16 level commercial office tower in the award winning Brookfield Place precinct. The structure consists of a composite steel frame built around a reinforced concrete central core, which was constructed using a twin jump form system. The development also includes construction of a new pedestrian footbridge featuring an elegant steel truss with a glazed façade, fabricated, glazed and roofed off-site and transported in one piece to the site.

The circular City of Perth Library and adjacent public plaza forms part of Cathedral Square. The significance of this project cannot be underestimated, given it is the first civic building commissioned since the Perth Concert Hall in 1972. The library building comprises seven levels. The structure is reinforced concrete with a glazed façade articulated with vertical members that are clad in Western Australian granite.

KS1 is a new twenty one level commercial office tower located within a new subdivision forming part of the Kings Square Precinct. The new building is located on a restricted site footprint and comprises of 22,600sq.m of NLA office space and 770sq.m of ground floor retail. The building has been constructed with concurrent building works being undertaken on all site boundaries requiring critical logistical planning of all construction activities.

The 999 Hay Street development incorporates an eleven storey commercial office building located within the Parliamentary Precinct that has successfully enhanced the Western Gateway into Perth’s CBD. The main tenant, GHD Pty Ltd occupies Levels six to eleven inclusive, and part of Level one. The ground floor entry lobby comprises an aesthetic stonework and timber veneer lined entry highlighted by a floating red entry canopy which transfers from outside to inside the lobby.

The new head office of the Zorzi Group is a sleek building that demonstrates quality and craftsmanship. The building consists of a state of the art, new modern office building and warehouse featuring a lightweight metal structure used to assist in the form function of the building’s external façade, material and angles. The lightweight frame has been selected to best accommodate the exotic cladding, awning, open entry, circular stairs and fish tank.

The Bravo Office Development is situated within the Airport West precinct near terminal T3/T4. The project comprises five stories including a basement car park, four tenantable floors and a plant room. Extensive external works include a 230 bay car park and soft and hard landscape works. Internally significant services have been installed including mechanical, hydraulic, and electrical, lifts. The internal finishes consist of wall and floor tiling, cabinetry to office areas, vanities, feature ceilings, carpet, and timber window sills.

This building accommodates a unique foyer, ground floor tavern, childcare, commercial grade gym and five floors of commercial office space including a expansive balcony on level four. The plant room is spacious and incorporates a manager’s office, which leads to a roof that houses a PV array allowing the building to enhance its energy efficiency. The building façade is made up of modular curtain wall panels the entire height of the building, which step back at level four before shooting up the tower.

Major heritage refurbishment works have been carried out to convert one of Perth’s most significant historical and state heritage buildings into a 48-room luxury boutique hotel while providing an array of additional retail and hospitality areas. Feature restoration works includes restored Jarrah timber floors, Travertine stonework, timber veneer joinery, feature LED and strip lighting, decorative plaster glass moldings and high-quality ceiling details and partition wall coverings.

The T1 Domestic Pier and International Departures Expansion project has been an extensive construction development. A total of 41,243 square meters of space has been added to the T1 Domestic Pier. The perimeter of the structure totals 1.4 kilometres, with the Pier itself being 250 meters long. Additionally the new works are connected to the T2 terminal by a 50 meter long link walkway giving passengers the ability to move from one terminal to another without having to go through security screening a second time.

The design of the buildings was contingent on both the functional requirements of the stadium and the limitations set by the tight budget goals. A number of design elements were omitted prior to final documentation as they did not meet budget requirements. The resulting structural steel and concrete structure provides a simple structure, however the builder has been able to accommodate simple design elements that improve the building from a traditional “box” structure.

Pindan was awarded the contract to construct the Ellenbrook North Community Pavilion. The Community Pavilion has been designed for multi purposes and includes change rooms, toilets, kitchen, bar, function room, meeting room and a clubroom. The structure features a structural steel frame with a double brick skin and single course walls internally. The façade and roof consists of Danpalon panels and a steel roof incorporating louvers above the walls to the soffit linings.

This project involved the construction of a new three level Surf Life Saving Club, which features an external sun deck on the second floor overlooking the beach. The scope of works comprises a ground floor, a two level suspended area, structural steel portal framing with external split faced colour brickwork, a metal cladding façade system and aluminum windows. As the project was close to the ocean, all concrete types were special mixes, designed specifically to the engineer’s specification.

This transformation saw a barrel hill side transformed into the longest and steepest waterslide of its type in the world. The project involved significant civil and temporary works to accommodate the heavy machinery required to undertake the pile and services installation. Significant resources went into the logistics as the tight confines of the site boundary restricted access and movement on the project.

This iconic 40 year old, two storey building required extensive concrete repair works, new roof, building infrastructure renewal and repairs to the existing seawater pipeline on the ocean bed. This major heritage refurbishment required the conversion of one of Perth’s most significant historical and state heritage buildings into a 48-room luxury boutique hotel with additional retail and hospitality areas, including an integrated glass rooftop restaurant. Feature restoration works include the restoration of Jarrah timber floors, procurement and replacement of original slate roof tiles from England, restoration of all heritage elements including Juliet balconies, dormer windows, mansard roofs and the highly considered postal hall areas.

The $12.5m redevelopment of the Bold Park Aquatic Centre comprises several striking architectural features, including the replacement of the existing eight lane 50m pool with a new 10 lane 50m pool, construction of a new covered leisure / learn to swim pool, a building to house the crèche, cafe/kiosk, change rooms, swim shop, pool administration facilities and extensions to the existing carpark facilities.

The new Qantas Business Lounge at Perth Airport Terminal 4 was undertaken over two separate design and construct contracts within an existing fully operational airport environment. The works involved partial demolition of an existing occupied building and construction of a new first floor 1,400m2 floor plate and base build shell. A full high level fitout was undertaken to include passenger lounge, commercial kitchen, servery and bar areas, dining facilities, full amenities, meeting room and offices.

Works undertaken on this 17 level structure included a complete internal strip out, the removal of the northern and southern façade, the extension of the northern amenities core, the extension of the office floor plate to the south with a steel structure, and the partial demolition and reconfiguration of the lift and stair cores. Because of the age of the building it no longer met the earthquake code requirements, and as a result the main core structure and foundation needed to be strengthened.

Bistel Construction was engaged by the City of Armadale to construct an extension to the existing Alfred Street Recreational change rooms. The facility consists of two sets of change rooms, a compliant UAT complete with shower and toilet features and an equipment storeroom. External works included concrete paths, a verandah, and landscaping the surroundings. The project management services were structured to suit the project requirements.

This project was built in several stages to accommodate the clients’ operational needs. The interior of the Chez JeanClaude Patisserie provides a traditional Swiss bakery atmosphere. The baking area is filled with modern design and state of the art machinery maximising production efficiency and quality. Staff rooms are complete with a breakroom, showers, personal lockers and fingerprint recognition clock-on systems. The upstairs boardroom displays a large contemporary space with ample seating for executive meetings.

Since opening its doors in 1938, the Regal Theatre has become an art deco icon. The works by Colgan Industries focused on the refurbishment of the auditorium, replacement of the roof and electrical and air-conditioning upgrades, meeting the conditions of the Heritage Council whilst maintaining the fine acoustic conditions as necessary for the multipurpose theatre.

Works on this project involved the infill of two first floor voids to create two new retail spaces without any impact on the current operation of a large and highly popular and successful shopping centre. Construction was also adjacent to operating tenancies, therefore all works had to take place at night when the centre was closed.

Harrogate Street originated as a two storey office complex with a large external factory attached. The majority of the factory structure was removed and a new substructure built beneath the existing structurally adjusted roofline. The builder successfully refurbished 291 contemporary guest rooms across eight levels, along with the hotel corridors, entrance foyer and ground floor business centre, in just 18 weeks. The style had to flow seamlessly from the original areas into the newly refurbished spaces, and it was imperative for the duration of renovations that the hotel could function as usual. This was not only to minimise disruption to guests and visitors, but also to accelerate the delivery of hotel rooms to maximise occupation capacity.

The Market Hall continues the evolution of Currambine Shopping Centre from suburban shopping centre to a multilayered and attractive town centre. The building incorporates a dramatic double volume market hall on its south-eastern frontage as well as new restaurants to the ground and first floors. The architecture of building is open and engaging utilising an elegant palette of materials and finishes across the major spaces of the development.

The main structure of this shopping centre comprises 96 concrete tilt panels, 170 tonnes of structural steelwork, Kingspan composite insulated roof and wall panels, Trimdeck and full height shopfront glazing for all tenancies and main entry statement. The project also includes a hardscaped plaza area on the western elevation, which has elements of artwork included in the design. Construction of the complex’s external facade was closely monitored in consultation with the project consultants to ensure it met the required high standards.

The new development was the first for Western Australia, being Freeway Travel Centres, located on the Northbound and Southbound of the Kwinana Freeway. The design brief was based on providing a control building accommodating retail space, a separate truckers lounge and amenities. Public amenities are also provided within the overall floor plan. Externally, the Freeway Travel Centres have been constructed over an 80,000m2 of land including car and truck fuel canopies, with each site containing a fuel farm.

This new purpose built 1700m2 retail showroom utilises offsite precast concrete panels, a burnished slab finish and external CFC cladding, with construction complete in 23 weeks, seven weeks ahead of schedule. The construction process was reasonably simple; however a late change from onsite tilt up panels to offsite precast panels required a new construction methodology and analysis of the project timeframe and construction program.

McDonalds Melville required a much needed upgrade to this rundown store built in the 80’s. A standard McDonalds store by itself is a challenging project due to the myriad of services and specialist trades and a tight time frame. This combined with a brand new design, a burger bar and an existing store operating to the front of the site resulted in an extremely challenging project.

The structure of the Secret Harbour Surf Life Saving Club Facility consists of both structural steel portal frame and concrete column/beam slab framing. Both framing systems were founded on strip or pad footings bearing on compacted fill. The internal finishes consist of carpet planks tiles, sheet welded vinyl, timber flooring, wall and floor porcelain and ceramic tiles, four types of ceiling systems and painting throughout the facility. The project was completed ahead of schedule and within the allocated budget.

This new hospital complex comprises 307 public and 60 private beds. The project includes a main hospital building, several hundred on-grade car places and ancillary out buildings. The building design is roughly two figure eights placed together to create expansive natural light to most interior spaces, with the north and south blocks connected by two main interconnecting corridors. The construction comprises a reinforced concrete superstructure with traditional reinforcement on the ground floor, and two-way post tensioned concrete in the upper five levels.

The state heritage listed Old Treasury Building remains an important part of Perth’s historical landscape and one of the finest surviving examples of Free Classical style architecture within the CBD. The original internal structure has been retained throughout, with mixed major and minor strengthening additions undertaken to structural suspended concrete slabs and structural timber framework where required. The original structural Jarrah timber beams and columns were made good and utilised in the design of certain hospitality areas.

Construction of the West Australian Institute of Sport High Performance Centre comprises a new three level facility. Incorporating innovative and specialised materials and techniques, the building boasts some of the best training and testing facilities for high performance athletes in Australia. These facilities include indoor running track with retracting runway, engineered timber floor multipurpose area, expansive strength and conditioning area, recovery pools designed specifically for athletes, altitude training room with daybed facilities and testing laboratory.

These apartments have been constructed utilising various materials based upon their environmental impact, allergenic properties, accessibility/affordability and thermal properties. Efforts were made to minimise the footprint of the development and hence reduce the carbon produced from its construction and impact on the enviroment. The orientation of the lot was important and by positioning each block correctly enabled the utilisation of the northern aspect perfectly resulting in good solar passive design.

During this project, the builder gave very clear directions as to what was expected of all staff with regards to waste management on site. For the most part an instant waste management recycling facility was utilised, otherwise the builders prepared their own waste streams on site and delivered the leftover building produce to the relevant recycling facility. These apartments are a fantastic example of how Right Homes has successfully diverted waste from landfill during construction.

All project waste was collected by Instant Waste Management and recycled where possible, with approximately 93% of waste being diverted from landfill. All food waste was segregated from construction materials to ensure no contamination occurred. The building is currently undergoing a 15 month tuning phase, with energy and water meter readings taken monthly and compared to expectations from the building model. The close collaboration experienced between various contractors and project staff is an excellent example of exceptional teamwork that is seldom seen on a building site.

This project includes construction of a mixed use building superstructure on the foreshore of the Swan River. The building consists of one single and two double storey buildings featuring a boutique brewery, cafes, restaurants, tourist retail outlets, function centre, sky garden, waterfront alfresco dining, take-away facilities and a late-night supper club. Located at the eastern edge of the CBD, near the Causeway, one of the buildings is constructed over the river itself, providing a public boardwalk along with ferry and boat access.

This apartment project provides a unique, contemporary residential development, consisting of 96 one and two bedroom apartments, ten commercial lots and internal three storey parking. Frasers Property Australia’s approach to workplace health and safety is one of continuous improvement through the enhancement of employee skills and sharing of knowledge, they aim to ensure that all of their site operations are conducted in a manner which safeguards the health and wellbeing of all employees, contractors and all third parties, including members of the public that are present on, or affected by the construction sites.

Pindan have been awarded the contract to build the Marina Edge Apartments in North Coogee. The waterfront project consisted of 109 residential apartments, including twelve penthouses and 97 standard apartments over nine floors, in addition to a gymnasium and 211 car bays over three levels. The quality of build and finishes display a high standard throughout. Pindan are committed to implementing and achieving high standards of occupational safety and health management across all projects.

This project involved a major heritage refurbishment to convert one of Perth’s most significant historical and state heritage buildings into a 48-room luxury boutique hotel with additional retail and hospitality areas, including an integrated glass rooftop restaurant. Feature restoration works include the restoration of Jarrah timber floors, procurement and replacement of original slate roof tiles from England, restoration of all heritage elements including Juliet balconies, dormer windows, mansard roofs and the highly considered postal hall areas.

Feature works on this project comprise the design, supply and installation of Alucobond Aluminium Composite Cladding to the rain screen system on the lecture theatre and art wall and 60m2 of cladding to an internal staircase. In addition, Denmac designed, supplied and installed a feature laser cut balustrade to the balcony and bridge, laser cut galvanised feature panels and handrails, mezzanine flooring for plant room with access ladders and carpark bollards. The ACP is a feature component of the school’s expansion program and involves complex design elements in an intricate panel, multiple colours and finishes produced under a tight deadline and strict quality requirements.

The feature works on this project comprises the design, supply and installation of 3,173m 2 of Alucobond Aluminium Composite Cladding including Bondek, and 1,450m2 of Hunter Douglas Inverted Rib to the Plantroom. In addition, Denmac designed, supplied and installed a range of architectural metalwork products. The internal Aluminium Composite Cladding is a feature component of the ceiling within the internal passenger terminal with a design reminiscent of the internal bulkhead of a commercial airplane.

The Works on this project comprise the design, supply and installation of 2,570m² of Alucobond Aluminium Composite Cladding Facade and 1,753m² of Terracade Facade to all external elevations of the new expansion of the Hollywood Hospital facility. The façade is a key design feature of the new building and provides a strong modern yet integrated juxtaposition with the existing buildings on the campus.

Nestled in the heart of Perth’s Cultural Centre Precinct the stylish new Alex Hotel is a stone’s throw from some of Perth’s most well regarded bars and eateries as well as walking distance to the Perth CBD. The fashionable boutique hotel comprises 78 rooms, a library lounge, rooftop terrace, espresso bar and the impressive Shadow Wine Bar and Dining Room.

Commercial Tiling Services WA’s scope of works in the construction of the Alex Hotel included the supply and installation of all tiling and terrazzo throughout the 78 room hotel, including all the bathrooms, balconies, communal areas, café and bar areas, heritage refurbishment to the façade, large feature walls at the entrances to the building, along with the tiling and stone in the impressive Shadow Wine Bar.

The new seven storey state-of-the-art City of Perth Library is the first major civic building since the construction of the Perth Concert Hall nearly 40 years ago. The first major civic building since the construction of the Perth Concert Hall nearly 40 years ago, the new 7 storey state-of-the-art City of Perth Library covers 3,500m 2. The majority of the resilient floor finishes within the library display Austral Verde stone. In most instances radially cut back to the buildings centre including stair landings, wet area, level five tree planter box and the level four terrace.The flagship Verde floor feature on the stair treads to the architectural stairs embracing the building.

CTSWA scope of works for the Old Treasury Building project involved the installation of stonework and tiling to all guestrooms, back of house and front of house areas, public hospitality areas such as the Enoteca Wine Bar, Petition Bar, Long Chim Restaurant and Wildflower Restaurant. In most of the areas the stone was supplied from other contractors, however the tiles were sourced and supplied by CTSWA.

Tier one is the new state of the art terminal at Perth International Airport. The development incorporates a new lounge lobby and check in facilities as well as the exclusive world class Virgin VIP Lounge. Kings Square Commercial Tower (KS1) is a 21 level commercial and retail development in the Kings Square precinct. Vercon Pty Ltd was required to use its wide range of skills to supply and install stone and tiles to the main lobby, office tower wet areas, end of trip facilities, outdoor terrace and external and internal stone cladding.

PROJECT Old

KS1 is a new 21 level commercial office tower located within the Kings Square precinct of Perth. The building, comprises a complicated steel structure and precast cladding panels to form a ‘crown’ on top of the tower. The complicated design requires a multidisciplinary approach to reach a successful outcome. Perth Rigging was engaged by John Holland to install the structural steel and precast cladding panels.

Perth Rigging have been engaged to install the structural steel and precast cladding panels on this 21 level commercial office tower located with the Kings Square precinct of Perth. A complicated steel structure and precast cladding form a ‘crown’ on top of the tower, requiring a strict multidisciplinary approach to successfully deliver this outstanding project.

Tyrone Group was engaged to undertake restoration works at the Old Treasury Building, transforming the heritage property into a premium six star boutique hotel. Three packages of work was successfully completed over two and a half years, including initial investigation survey works of the original building, core structural works and conservation of the original Postal Hall.

Qantas Business Lounge is the new 350 seat benchmark lounge for business class passengers located at Perth domestic airport. Vercon’s brief was to create both a functional and luxurious experience through the supply and installation of stone and tiles to the main floors, wine bar, kitchen, pizza bar and wet area facilities.

This major heritage refurbishment required the conversion of one of Perth’s most significant historical and state heritage buildings into a 48-room luxury boutique hotel with additional retail and hospitality areas, including an integrated glass rooftop restaurant. Feature restoration works include the restoration of Jarrah timber floors, procurement and replacement of original slate roof tiles from England, restoration of all heritage elements including Juliet balconies, dormer windows, mansard roofs and the highly considered postal hall areas.
