Glencoe offers a working cattle farm and a private country designer homested on approximately 1,016 acres (411.40 hectares). The homestead was designed by renowned architect Richard Rowe and includes an in-ground pool, tennis court and expansive countryside views.

Glencoe is very picturesque with the perfect balance of open grazing, timber shelters, nature and wildlife. There are a number of beautiful picnic and BBQ spots along the creek, river and amongst the pristine woodlands.

Glencoe is conveniently located approximately halfway between Sydney and Canberra and is easily accessed via the Hume Highway or Canyonleigh Road.

Approximately 25 minutes to Moss Vale and 32 minutes to Bowral.

THE HOMESTEAD.

Designed by renowned architect Richard Rowe, the country homestead offers spacious and comfortable living. The main living room opens onto an outdoor terrace, ideal for alfresco dining and extended entertaining.

At the heart of the homestead is the superb country kitchen. It has all the conveniences you would expect in a country home. There is a pantry, large dining/ lounge room with open fireplace and terraces with northerly aspect.

There are four large bedrooms, master with walkin-robe, private ensuite and access to the terrace. In total there are two bedrooms with ensuite, family bathroom and powder room. For parking there is a separate triple lock-up garage next to the house.

The residence is conveniently located near the front main entrance to Glencoe which provides security and quick access to the cattle yards and sheds.

The residence has a sunny north facing aspect and has its own picturesque countryside views.

The gardens are low maintenance and mainly comprising level lawns, mature trees and is fully fenced.

CURRENT ENTERPRISE.

The Glencoe is currently run as a cattle grazing, breeding and fattening property with approximately 90% of the land considered arable and open grazing. The remaining 10% is beautiful native timber woodlands, with native gums, shrubs and wetlands.

The farm currently runs approximately 180 cows plus calf with a further 20—40 replacement heifers.

Approximately 170 acres have been sown to improved pasture with a further 170 acres sown to oats, or similar.

Glencoe has undergone an extensive fencing overhaul which now has 26 paddocks and 3km laneway system.

Water resources are excellent.

There is a small amount of irrigation which could be expanded to provide additional fattening/finishing or hay production.

Currently Glencoe is run by the farm manager who brings in additional staff when required. The manager lives on the farm in the managers cottage which is located at the front entrance of the property.

LIVESTOCK & FENCING.

Carrying Capacity

Glencoe has a current carrying capacity of approximately 180 cows with calf plus 30—40 replacement heifers. There is additional scope to increase the carrying capacity with continued pasture development and fertiliser application.

Fencing

The fencing on Glencoe is superb and highly efficient. Under the current ownership, and manager, the property has undergone an extensive fencing programme which now has a central laneway and 26 smaller paddocks.

PASTURE & SOIL.

Pastures

Glencoe has a mixture of improved and native pastures with approximately 170 acres of established improved pastures with approximately 170 acres of oats and rye grass, the remainder being native pastures.

Glencoe has an ongoing pasture improvement programme underway with one or more paddocks planted to permanent pasture each year. Prior to being planted to permanent pasture the paddocks undergo a two year weed eradication programme and planted to forage crops, such Oats or similar.

The property has had a long history of pasture improvement including native and introduced clovers and grasses throughout. The property has a long fertiliser history (over 20-years) with the entire property having been fertilised with single super on a 12 to 18 month rotation.

Soil & Topography

The soils are mainly yellow/brown sandy loam and shale.

The topography ranges from creek flats to undulating hillside with a mixture of open grazing and timbered woodlands.

WATER & IRRIGATION.

Water

Glencoe has excellent natural water resources with an evenly spread annual rainfall of approximately 790 millimetres (Recorded at Moss Vale AWS).

There are excellent water holes along the Paddys River and Long Swamp Creek with some having fish and occasional platypus.

There is an abundance of natural spring fed water courses and dams spread across Glencoe.

Glencoe also has a reticulated water system comprising concrete troughs, header tanks and bore water.

Irrigation

Glencoe has an irrigation system comprising hydrants and travelling irrigator, which will be available separately to the sale. The system is not currently used as rainfall has been sufficient in recent years.
