Property Profile Sitting in the heart of Ripley village, Manor Cottage is a very beautiful attached home of immense warmth and depth of character that has been painstakingly renovated by our clients during their time there. A great deal of attention has been paid to the detail in order to preserve a feel of it’s 1533 origins and the result is not only a stunning home but also one that blends its character with all of the expectations of today’s life. The house has delightful red brick elevations with exposed beams and timbers and with its very pretty diamond lead light windows, the outside gives a hint of what lies within. Downstairs Once inside the house all of the love and attention that has been lavished on it becomes immediately apparent. Solid oak floors, exposed beams, wooden latch doors and open fireplaces are just part of what makes this such a special home and add to the overall charm of the whole through rooms that are well proportioned, have their own particular feel and which allow for flexibility in their use. Approaching the house through a wrought iron gate off the High Street a very pretty manicured front garden of low privet hedges takes you to the front door and from there into a welcoming entrance hall with doors on either side leading to the principal reception rooms. On the front the main sitting room has a striking central fireplace with a heavy oak supporting beam above a fireplace of brick and York stone with a quarry tiled hearth which creates a fabulous focal point for the room as well as giving it a very pleasing feel while off to one corner is a small snug, ideal as a study area. The dining room, also off the hall, is equally delightful with it’s rich oak floor and reclaimed brick fireplace and has a truly lovely feel as well as working very well on a practical level being adjacent to the kitchen. Both of these rooms overlook the front garden making them light and airy during the day as well as warm and cosy at night. From the dining room an oak arch leads into a beautifully crafted kitchen of bespoke oak units including a charming french dresser. Here there are exposed ceiling timbers and a wonderful fired earth tiled floor all of which goes with the butler’s sink, granite worktops and a four oven Aga range cooker to create a very attractive room that feels like the heart of the house. Off the kitchen there is an inner lobby with a downstairs cloakroom and a door into a family room, perfectly positioned at the back of the house overlooking the garden, which again works very well as an informal day to day part of the house, especially in the summer. Beyond this there is a bespoke wooden garden room/ outdoor kitchen ideal for use during the spring and summer months when spending time in the garden.

Upstairs There are four very charming bedrooms with a large and attractive master bedroom on one side of the house which is accessed from the main entrance hall staircase. Overlooking the front garden this is a most attractive room with a dressing area off to one side while off the staircase a latch door leads to the bathroom that serves this room. On the other side of the house the three remaining rooms are beautifully light and airy and are served by a very attractive main bathroom with a Lefroy Brooks suite complete with a beautiful free standing claw foot bath. All in all this is a uniquely charming home that has been created with a great deal of love all of which shines through in the detail. Garden & Exterior At the front of the house there is an enclosed courtyard garden of manicured privet hedges that gives the house a very pretty setting. The rear garden is a likewise delightful part of the house and is separated into two areas with a courtyard area of dwarf box hedges and an attractive wisteria clad arbour adjacent to the side of the house. Beautiful, private rear garden stretching over 80ft including topiary garden, pond, lawn & path leading to york stone courtyard with greenhouse & studio/garage. The remainder of the garden is well laid out with a large York stone terrace that leads out onto an area of lawn while the whole is well stocked with mature shrubs and trees and is enclosed by fencing and a high brick wall. At the foot of the garden, and entirely separated by a panelled fence, is a detached brick building which incorporates a large garage with solid oak doors, a studio with solid oak floor while a staircase goes up to a further room. This space has a number of potential uses depending upon the needs of an incoming buyer but certainly lends itself to use as a home office, games room or relative/au pair accommodation.

Location The village of Ripley has a great deal of local history that comes through in the string of beautiful period buildings that line the High Street and which give it such a charming and pleasing feel. It is surprisingly well stocked with local shops that very much cater for every day needs and has a number of traditional English pubs as well as several restaurants. Once a month there is a very popular farmers market on the village green which is purported to be one of the largest in England and where the local cricket club also resides and is very much a part of village life. When you feel the need for bright lights and busy streets however rather than the gentle pace of the village, the beautiful county town of Guildford is just a short drive away with it’s historic cobbled High Street and all the shops that you could wish for while in the other direction the A3 will take you to London and indeed connects with

the M25 for those times when you have need of it’s airports. Ripley as a whole is surrounded by miles of open countryside, much of which on the doorstep, where you can walk until your heart is content along footpaths and waterways. In all this is a superb English village setting within easy reach of the town and the countryside. Directions From our office leave town on the London Road and join the A3 at Burpham going north. Come off at the Send/Ripley exit and go straight over the roundabout and into Ripley village where Manor Cottage is on the left almost directly opposite the Church.
