The property market has sprinted into the autumn after an effervescent and lively summer. The area’s private Parks continue to attract strong interest from buyers. St George’s Hill seems to have developed a momentum of its own (See page 10-16). We have excelled in these prime areas in recent months with some notable sales. Whilst it is too early to say property values have risen, better prices have been achieved through the summer than in the first half of the year. In part we believe this is due to public confidence returning to the merits of investing in residential property, against the backdrop of the dramatic volatility in the world’s stock markets. One should keep in mind that with residential property, there is always a tangible asset remaining even if values fall. This is not always the case with equity investments, as has been comprehensively demonstrated recently.
Former Conservative MP, Michael Portillo and Alan Collett, Chairman of Allsops Residential Property Management and President Elect of the Royal Institute of Chartered Surveyors (RICS), were keynote speakers at a recent property industry conference in London. Both expressed their astonishment at the tactics of UK Fund Managers who continue their tradition of investing in commercial property, but not residential property. This is in spite of evidence which shows that in the last 5 decades, in real terms, residential property has in fact been a far better long term investment. Of course investment apart, there is also the matter of getting on with one’s life. Our Weybridge Partner, Andrew Grant, takes a look at the changes taking place in the unique environment of St George’s Hill. The last 20 years have seen dramatic changes on St George’s Hill, with the construction of a plethora of new luxury homes, many of which have been replacements of older properties which have been demolished. A major change has taken place over the last 2 years in the dynamic redevelopment of the Estate, despite the recession. A growing confidence by specialist builders and developers has resulted in the construction of several spectacular new ‘mansion style’ homes with sale prices exceeding £12-13m, approaching record levels previously seen on St George’s Hill. A commentary on the current state of the UK mortgage market by Christopher Pain, Director of Curchods Mortgage Services Department. Despite much negative commentary about mortgages, there are some positive signs. In July, The Council Of Mortgage Lenders (CML) reported that mortgage lending reached its highest level for almost a year - 48,800 loans were approved to the value of £7.8 billion. In what is normally a quiet holiday month, these are very encouraging figures! August also saw increased activity, particularly in the buy to let market, resulting in a 14% increase in lending compared to August 2010.
