Property Profile Swains Cottage is one of the earliest recorded properties in the area, dating back to c 1380. The house has brick elevations under a deep, steeply pitched Horsham stone roof on the south and west elevations and clay tiles elsewhere. The original hall was in the two central bays and is now the entrance hall and sitting room; and which benefits from a large Inglenook fireplace at one end and a wealth of exposed oak beams. Leading off this is a kitchen/breakfast room, which is fitted with a range of modern, light beech units; including a halagon hob, a built in oven, dishwasher and space for an American fridge freezer. Off the kitchen is a utility room which houses the oil fired boiler and has space and plumbing for a washing machine and dryer.

A modern extension has been added to the east of the house and provides two further light, elegant reception rooms and a master bedroom suite above. The dining room has a centrally positioned fireplace, with fitted shelving to one side and an aspect over the front garden. Glass doors lead to the adjoining drawing room which enjoys a triple aspect; with a glorious outlook over the gardens. A wide, shallow stepped staircase leads to the first floor and a landing which runs along the back of the building, with two low windows that overlook the rear garden. The master bedroom has a range of fitted wardrobes and a lavish ensuite bathroom; with a double aspect, lavatory, twin basins, two heated towel rails and a bath with a shower over it. There are three further bedrooms, which all have a southerly aspect. At the end of the hallway there is a lavatory with hand basin and a separate shower room; which has a double shower cubicle and is attractively finished with a vanity unit, inset basin, heated towel rail and shelves for towels and linen.

Garden & Exterior The mature gardens are an attractive feature of the property and extend to approximately an acre enjoying peace and seclusion. The house is set well back from the lane and is approached by a long gravel driveway, culminating in a large parking area in front of the detached double garage. Over the garage there is a large loft; ideal as an office or games room. A brick paved pathway, edged by colourful borders, leads to the front door and around the back to a large terrace adjoining the rear of the house. Extensive lawns wrap around the house with mature hedges screening the boundaries. The lawns are interspersed by several well stocked and colourful borders, including Hydrangeas, Fuschsias, Sweetpeas and Roses. There are also a variety of mature trees; including a spectacular Catalpa (Indian Bean Tree) in the rear garden and a weeping willow on the front lawn. The house itself is draped with wisteria and three different varieties of climbing roses. A post and rail fence runs along the rear boundary of the garden with a five bar gate leading to the adjoining 2.25 acres of paddock. The paddocks also have access from the main road and there is a small stable yard with a stable, tack room, hay store with light, power and water.
