THE NEXT GENERATION STEPPING INTO THE DAHLSENS FAMILY LEGACY

With 146 years of serving the community – Dahlsens has a special legacy. One that is not lost on Bill Cameron and Edward Ritchie, the family's sixth generation. These two cousins are putting the effort in and enjoying the culture of the business.

Bill has been assisting the finance team since October 2022 and says growing up his perception of Dahlsens was that of a small family hardware store in East Gippsland.

“I really had no idea how big it was – or the fact that it is a top 500 private company,” says Bill.

“I am still studying and have several years of university ahead of me, but it’s really great to get experience and get to know the family business.”

Bill said that while he doesn’t see his cousin Ed at work because of their varied roles and locations, they talk about work when they catch up.

“It's really good fun. There’s a good family culture at work and it’s great to know that Ed loves his work with Dahlsens too,” says Bill.

Ed’s passion for Dahlsens is obvious. Since joining the business in 2016 there hasn’t been a job he won't tackle – as he takes on his newest role on-the-tools at Craigieburn truss and frame plant, part-time while studying at university.

“It’s hands on and it’s constant,” says Ed.

“It’s just a really great business, and to see how many families it helps, how many jobs are created – it’s a good feeling to continue in the family business."

While Ed has plenty of time to gain experience on the path to one day becoming one of the family leaders of Dahlsens, it’s great to know that he and Bill are both enjoying carrying on the Dahlsens legacy with respect and admiration from their colleagues for their serious efforts.

BUILDING culture

Creating that culture comes down to the right hire too, according to Chris.

“We look for people whose values align with us – whether it’s staff or suppliers. A particular trade may be more expensive but if they’re the right fit, we will pay.”

For co-owner of Panache Designer Homes, Angie Gaddi, creating a great culture in the building industry starts with safety for trades and employees.

Hiring is hard for everyone at the moment but you can be more attractive for potential talent through offering a great culture.

Leading Teams, a specialist organisation that facilitates programs to create a positive organisational culture, says candidates are driven toward organisations with a positive culture, purpose, and strong leadership.

They report that 66 per cent of Australian workers would sacrifice an increase in pay for a more supportive workplace culture with greater work flexibility, engaging leadership, connection to purpose, and mental health and happiness.

Christopher Italiano, People and Culture Manager with Hermitage Homes says that a positive work culture is one where everyone feels they are valued.

“We all live these busy and chaotic lives, so it’s important to create a calm, caring & inclusive environment.

Make no mistake, we are results driven, but at Hermitage our people come first, they are like our family,” says Chris.

“Making sure we create an environment of belonging allows everyone to express themselves and feel safe.”

“We want to make sure everyone gets back home safely to their family,” she explains.

Angie shares that as a woman in the building industry, she has experienced the unpleasantness of being spoken to poorly because of her gender. In her own business, she combats this by making sure everyone knows they are valued for what they have to offer.

“Everyone deserves respect – trade, apprentice, or owner,” she says.

“We support our people to make decisions so they can deliver on their projects,” he says.

Chris also says culture comes into play when aligning with suppliers.

“We like to operate like a family and hold onto strong values of everyone helping each other – this is a big part of selecting the suppliers we work with. It’s got to be people we trust,” he says.

“It’s important your team knows you appreciate them, that they have a shared purpose to complete the project at a high standard, and that they're working for someone who treats them as you would like to be treated.”

Finally, Angie says strong communication is essential.

“The first thing I do on site is see if anyone has any issues to raise or if there's anything that we can improve on. The team knows they can always call or text if there are any issues and know their thoughts and ideas matter,” she says.

Change is happening as we speak. From architects and engineers to construction workers and project managers, women now comprise 14 per cent of the building and construction industry, a sector renowned for being male-dominated.

Women are not only paving the way for future generations, but they are also bringing fresh perspectives to the industry. And with their hard work and dedication, they are proving that gender is no barrier to success.

At Dahlsens, we are extremely fortunate to have a growing number of women in our team. You’ll find them supporting customers in trade stores, driving forklifts in the timber yard, on the road visiting building sites and driving progress in our leadership team. As valued team members, we celebrate their contributions.

But it’s not just at Dahlsens where women are making an impact. Right across the industry, females are at the frontier. Dahlsens sat down with an incredible bunch of women to hear about their experiences and share their stories.

What attracted you to the building industry?

Kersten: My family. My grandfather owned a sawmill and timber yard and was a logging contractor. He was my idol.

Georgia: I just like being outdoors, really. Originally, I was doing a carpentry apprenticeship.

Liz: My dad was a builder, so it’s in my blood. I go to work and I love what I do. I’m very lucky.

Fiona: I’ve always been interested in the regulatory environment and also the tangible element of the building industry, of seeing an end product –creating a home – and a safe haven for everyone to go to at the end of the day. It’s just a wonderful thing to be involved with.

Have you faced any challenges as a female in a largely male-dominated industry?

Kirsty: It took a little bit of time to convince older clientele that I was just as capable as male colleagues with things like product knowledge. I still face that sometimes today –older generations going towards the guys in the store.

Jacinta: I think every job will have its challenges but if you love your job you will find a way to overcome your challenges.

Fiona: For me, the challenges I see are in resolving the perceptions that you can’t do a certain role because you are female. Whilst I’ve had a great experience, I’m aware that many women might not, and that’s why I’m passionate about highlighting to women that there is something for everyone in building –so many exciting roles and jobs to do.

Do you see females being treated differently in your workplace?

Kersten: The change in our industry over my three plus decades has been huge. In the early days, quite often I was the only woman at the table and yes, it was hard to be heard.

Rosie: Yes, slightly, but I see the men in the industry trying to protect the women, wanting to ensure that we are OK.

Georgia: Not here, no. But when I was on the building site, and I had to lift something, the boys would ask, “can you actually lift that?”. But in the end, once they get to know your abilities, they’re fine.

Jacinta: Slightly. Some people will doubt you, but that's where you have to prove them wrong. It won't always be easy, but it's worth it.

How can women be supported to succeed in our industry?

Kersten: Communication is the key to succeeding in any role, no matter the gender. I encourage everyone to find someone professionally they can bounce ideas off.

Rosie: Education, knowledge, training and exposure.

Georgia: Just to be backed. Give us a go. Don’t tell us we can’t do it when we actually can.

What strengths and skills do women bring to our industry?

Kirsty: Diversity. Women can look at things differently, have different ideas and ways to approach things.

Liz: I think we naturally have more empathy. I like to think I know my clients pretty well and I listen to what’s going on with them and the challenges they’re facing.

Jacinta: I think women bring a lot to the design aspect of the industry, along with organisation, team leadership and empathy.

You're an inspirational female in the building industry. Have you drawn inspiration from any other women, in person or from afar?

Kirsty: My mum. She’s in the motor industry, which is also maledominated. To see how she thrives in that male-dominated industry is an inspiration.

Rosie: Within the Dahlsens group, our female account manager, Rachael Holloway from Bayswater. She inspires me. She is a working mum, successful in her career and her knowledge and ability to be agile/ fluid in this industry should be commended.

What is your ideal future for women in building?

Kirsty: It would be great to get more women into management positions, and to get that balance, which is the way it’s starting to head now.

Georgia: When I was doing my building trade, I was the only one there. Then when I went to TAFE, there were three of us. I’d like to see more women right across the industry.

Fiona: An ideal future is one where women see building as an ‘industry of choice’ – a future where women freely enter a career in our industry and are encouraged to do so.

Liz: I look forward to the day that being a woman in this industry is the norm.

Towering over his proud dad Dave Tipper, account manager at Dahlsens, is Ben Tipper. Dave isn’t short – so you can gather that Ben is a tall lad. To the left of Ben is his not so little brother Sam and sister Emma. This isn’t a Christmas photo – this is the Tipper family in their second home – Dahlsens Laverton.

As a young man growing up in Bairnsdale, Dave’s dad was a hairdresser, who did the hair of the fourth generation Dahlsens - Brian, Derek and Bill. Dave, an eager 14-year-old, wanted a job and was put on part-time in the original Dahlsens retail store in Bairnsdale. At that time, Dahlsens sold everything from timber to mens and ladies clothes, but it was the paint department where Dave had his first lick of experience on Friday afternoons and Saturday mornings.

After 12-months Dave went full-time, and later moved to Melbourne when he was drafted with the Bulldogs. He says his passion for footy didn’t last and when his AFL journey ended he turned his talents to building materials. After 30 years as an account manager in the industry, Dave was happy to return to Dahlsens five years ago

“I was so impressed with Simon, sales manager at Dahlsens. When he said ‘We’re a big believer in celebrating the wins’ I sat up in my chair and went ‘Hang-on, you don’t ask for more and more and more?” he says.

Covid, the way they are happy for people to work at home if they wanted to - they just look after you,” says Dave.

The greatest endorsement Dave could probably give for Dahlsens is to have his own kids work for the company.

“I love it because I see them every day,” he tells us.

“Sam started an electrical apprenticeship and when Covid hit he was laid-off. At the time we really needed some help here at the Laverton branch - he was interviewed by the manager and got the job then moved in with me - so I was wrapt.

“Ben is a commerce student and works part-time - he’s really bright and doing well with his uni.

“Now Emma has joined the team.

“My manager, Jace, asked if I knew anyone that needed a couple days a week work doing stock-take and Emma was actually looking for a job, so it was perfect,” says Dave.

Dave says it can be hard at times with all four of the Tippers working at the Laverton branch.

“Sometimes I just have to shut-upbecause it can be hard to divorce home and work,” he says firmly.

“Our home business never comes through the door - we are here to work. I really enjoy the work and when we are at home they will ask me things like, how do you use this or that.”

So what’s it like for the kids?

“We all get along really well but clash sometimes like when Dad is calling us to get an order in. We might bark at each other for a minute but get over it pretty quick,” says Ben.

Ben says he is keen to continue his studies and see where it leads while enjoying his work at Dahlsens.

“They really look after you - it would be great if there was a role for me down the track [leveraging my degree] within the company,” he says.

Ben says it’s the familiar faces around that make him feel comfortable in his role - and it helps him all-round.

“Sometimes when you wake up at 6am to get to work, and you’re in the passenger seat with Dad - it just really helps.”

Middle son, Sam, says that when he was looking for work and a role became available at Dahlsens it was an obvious choice for him.

“It’s a fun environment. We have a lot of laughs and look after each-other.”

Emma has been working in the area of supporting stock and customer service.

“I confirm the orders before they go out.”

She says that having the support of her family at work helped her settle into the role quickly.

“Having Ben, Sam and Dad here just made it really easy to fit in and get the job done.”

We are thrilled to share that Ben Tipper has since taken on the new role of Assistant Category Manager in the merchandise team at Dahlsens' support office. This new gig will see Ben utilising his education to source Dahlsens' whole of house building materials range. Great to have you on board, Ben!

DECKING WITH DARREN BROWN

MEET THE AUSSIE DECKING CHIPPIE

In the Sutherland Shire, south of Sydney, where Darren Brown calls home, outdoor living isn’t just reserved for summer, it’s a year-round way of life.

Blessed with some of Australia’s best weather, deck builders are in high demand. But Darren’s not cutting corners to get to the next job. Instead, he’s prioritising a quality finish that will go the distance for his clients, using a range of composite techniques he’s picked up from the U.S.A and fellow carpenters.

In between running multiple jobs and managing a team, Darren shares his techniques with his growing audience on Instagram, teaching the next generation as the Aussie Decking Chippie.

Darren says that it’s the variety in deck building that he loves.

“You’re never on one job for more than a couple of weeks. Bigger projects might take five or six weeks, but even then, there's plenty of variety involved,” said Darren.

After completing his apprenticeship 15 years ago, Darren put his skills to use building new homes and renovations before getting a job building decks.

Since then, Darren has worked for himself and large decking companies, and twelve months ago, he went out on his own. Like his Instagram handle, he trades as the Aussie Decking Chippie.

For Darren, the benefit of running his own show is the flexibility to build his own designs.

“I like to do custom decking. I'm not really a fan of the square, rectangle decks. If it's square or rectangle, I want to throw a little design in there like a double herringbone border or two-tone decking,” said Darren.

Darren credits the US for sparking his creativity with composite decking.

“The decking industry over there is a lot more progressive than we are,” said Darren.

“It wasn't a case of just getting on site and doing it one day, I was doing it in the garage. I had a little

Many chippies hang their hat on the quality of their mitres, but not Darren.

“In Sydney, the temperature can range from 40 degrees one day to six degrees in the morning, causing movement of the composite or hardwood boards. Mitres always seem to open up, so I avoid them at all costs,” said Darren.

Instead, Darren utilises folded corners, butt joins with finished ends and herringbone patterns for directional changes. He also bends composite boards to create curved decking features.

Darren shares all his techniques online with how-to videos on Instagram.

And his content is catching on. Not only for his instructional videos but his attention to detail and dedication to durability.

His philosophy is to get it right, even if it takes an extra day on the job.

“There's nothing worse than when I go to a job that's a few years old, and it's already falling apart, and you feel sorry for the client,” said Darren.

“I do believe composites are a lot easier to lay, but more technique is involved,” said Darren.

Darren has been partnering with Dahlsens for seven years since we were known as Midcoast Timber Centres in NSW. For him, it’s all about the service and his long-standing Dahlsens account manager, Paul McGuirk.

“Whenever I go into the stores, no matter where it is, the guys are always friendly and happy to help me.

“It’s the onsite service as well. If I need something, they are quick to turn it around the next day. If I need something sourced that’s not on the shelves, they’ll go and get it for me.

“It gives me more time to focus on what I need to do,” said Darren.

“Everything is in the one spot, I don’t have to go to 10 different suppliers to source different decking or roofing materials. It’s just all under one roof for me, and this gives me more time on site.”

For the past fifteen years, Liberty Building Contractors has shared their Canadian building prowess with Australian families.

Builder George Khoury saw an opportunity to bring his family to Australia and in 2008 they made the move and embraced Sydney’s booming market. George still maintains his love for the Canadianstyle farmhouse, a design he thinks has plenty of potential here in Australia and is displayed in this custom-build in South West Sydney.

Daughter Lerica Brito, with a talent for interiors, sat down with us to share the story behind this build, the family’s move, and the differences in residential building between Australia and Canada.

CANADIAN STYLESteeped in

Congratulations on the completion of this beautiful home. Please tell us about the build.

“It was designed by us, Liberty Building Contractors, and inspired by where we grew up in Canada. This style of house is very typical there. My dad, and my sisters provided input, and everyone had their say to come up with a design that would work; this was the final product.”

Why did you move to Australia from Canada?

“It was a work decision. My dad is a builder, and his dad is a builder. His dad started this business and said, ‘do you want to come and work with me? Sydney has a lot happening.'

So, my dad decided to give it a go.”

What challenges did you face while building the home?

“After we laid down the first slab, we went into lockdown which hit the construction industry hard and left

us facing major delays. Then we faced material issues, including shortages and costs. It all came together in the end, but that was the biggest challenge.”

What would you say are the standout features of the house?

“If anybody takes a drive down the street that this house stands on, they’ll say that no house looks like it, which is exciting. The shape of the house is a standout, and the steep roof pitch is unusual. The recycled brick is a beautiful feature. Even the garage doors are unique with windows across the top.”

Have you noticed a big difference in the way we build in Australia versus Canada?

“It's a different game. Canada gets three months of snow in a year, so they enclose the whole house with a weather protection cover.”

“That means the weather doesn’t hold them up. They just close off the frame and work inside. They turn around houses in four months. On the other hand, Australian building is at the mercy of the weather.”

As a business owner, what did you have to adapt to when you brought the business to Australia?

“There are different rules and ways of doing things. There are lots of things that you've got to accommodate too, but we've had a really good team around us. 15 years later, we have definitely adapted to the system.” Going back to the build, what did you enjoy the most about the process?

“It’s rewarding to create something fresh and new. We see people looking through the house and saying, ‘Oh my gosh, I've never seen anything like this’. That was exactly what we wanted to achieve:

something different. We’ve also had quite a few leads from the house. That's been really great.”

Where would you like to see the business in five years?

“With this project, we've taken the design and squashed it to work on a Sydney block in the suburbs. Ideally, we'd like to be able to extend it and build it on a farm. That’s something we'd really like to see happen.”

Tell us about the materials used in this home.

“Outside, we used recycled brick, Weathertex cladding, roof tiles and engineered stone for the alfresco. Inside, the engineered timber floors and a shaker-style kitchen turned out beautifully.”

A BRILLIANT GRAND OPENING IN BAIRNSDALE, where Dahlsens first began

In our last edition of Trademark we let you know the new Bairnsdale site was on target to open at the end of 2022. To thank our customers and community for choosing Dahlsens for almost a century and a half, we celebrated our new digs with a grand opening event at the site.

Two hundred guests joined us, sharing with us many comments about how great it was to catch up, see the new site become a reality and learn about new products from our 40 suppliers who were on hand

to demonstrate. Great connections were made during the games and raffles, and brilliant prizes provided by suppliers were enjoyed by all.

Dahlsens came about when Johan Dahlsen ventured from Denmark to seek a new future through gold mining in East Gippsland, Victoria in 1862. He founded JC Dahlsen and Co in Bairnsdale in 1877 selling surplus mining equipment and timber and created our burgeoning business that today employs more than 1300 people across Australia.

Thank you to everyone who worked hard to create this fantastic new site. Feedback from customers is that they are enjoying the convenience and efficiency, and of course, the local team are loving their brand new surrounds. Another chapter for our ever evolving business!

The most rewarding part of this family business is seeing our own people thrive and grow. Taking on opportunities head first are some talented team members at Myrtleford, Thomastown and Laverton as they rise to the challenge to train, develop and leaddelivering the best service to our customers.

Vinnie Paglia has been the supervisor at Dahlsens Myrtleford and has headed to Laverton to take on the assistant manager role. Once Vinnie has completed his training, he will become the branch manager from 2024.

“It's a great career progression for me. I love working with Dahlsens and want to keep progressing,” said Vinnie.

“I have been working with Dahlsens for three years now. I started in hardware while I was still at school - working casually in the hardware

side of things on weekends. Then a role came up in sales and I have just kept progressing. I had an interest in moving to Melbourne so when the opportunity came up to help out at Laverton, I went down there and gave them a hand. Obviously, it's going to be a bit of a change going to Laverton but I like a challenge,” Vinnie said.

Vinnie is supported by Jace Lucas, who continues to upskill himself while he mentors Chris and Vinnie.

Jace said it was easy to spot the talent and potential of Vinnie.

“I’m keen to shadow him, show him the ropes, how to manage some of the trickier things and support him to understand the specific needs of our customers.”

“With Vinnie taking on greater responsibility, it gives me room to move,” said Jace.

Thomastown branch team member Scott McKenzie who has been with Dahlsens for six years, has taken on the new role of timber buyer which will help keep the stock levels at the right

balance for customers, especially as freighting complexities remain.

Scott said he enjoys learning and sharing the knowledge he has gained at Dahlsens.

“I want to step up and challenge myself,” he said.

All team members will be taking part in various on-the-job and structured learning programs to support a successful, efficient and confident transition into their new roles. Dahlsens remains dedicated to growth - and what better way than growing from within by investing in our people - helping everyone to provide the best customer service possible?

A brand-new look for Timberlink as it celebrates its 10 year milestone

Dahlsens has been proudly partnering with Timberlink for reliable framing pine supply since its formation 10 years ago. Following the sale of Gunns Limited’s softwood sawmilling assets, Timberlink was created as part of an integrated softwood forestry business managed by New Forests. This February, Timberlink celebrated its 10 year anniversary.

Since the beginning, CEO Ian Tyson has been at the helm. “Thanks to the great support we have had from our customers and through expanding our operations, we have grown as a business, and now proudly employ 600 team members compared to where we started in 2013 at 380. The majority of these team members are in regional areas,” said Ian Tyson.

Timberlink operates two regional large scale timber manufacturing facilities, one in Bell Bay, Tasmania, and the other in Tarpeena, South Australia; with both sites solely processing plantation grown Radiata Pine sawlogs which are distributed through their extensive national network.

This year Timberlink will complete two significant innovation projects: one in mass timber with Cross Laminated Timber (CLT) and Glue Laminated Timber (GLT), and one with wood-plastic composites. These projects will take Timberlink from being primarily a structural timber manufacturer to a structural engineered timber products and solutions business, a remarkable change in ten years.

Ian Tyson said “it’s been a great start and a fantastic ten years, but it’s only the beginning. We will continue to build on what we’ve already done and look forward to our future. There is so much more opportunity for us. We thank all our customers and suppliers for their support over this journey and we are even more excited about the next 10 years.”

It’s been a great start and a fantastic ten years, but it’s only the beginning

HIA Update: 2023 –A CHALLENGING YEAR AHEAD

The surge in residential building activity that we have experienced over the past couple of years is now coming to an end. By the end of this year, as the workload for residential builders eases, we anticipate the cost and supply pressures for materials and labour may also reduce. A slowdown does, however, bring new challenges for builders and trades.

Technical support and learning

With the staggered introduction of National Construction Code 2022 (NCC 2022) in both Victoria and New South Wales, it is more important than ever that everyone in the building industry makes themselves aware of these changing requirements. In the summer edition of Dahlsens Trademark magazine, HIA briefly explained the changes commencing from 1 October 2023. However, it is important to note that the first set of NCC 2022 changes commence on 1 May 2023. This includes a complete restructuring of the code and re-ordering of Volume Two with a new format and different numbering than earlier versions, as well as:

• The new Housing Provisions Standard that replaces Section 3 of NCC 2019

• New internal and external waterproofing changes including changes to waterproofing of showers requirements and treatment of falls for floor wastes

• Revised masonry, slabs, glazing, steel framing and windows fixing and flashings provisions

• Updates and revision to a high number of referenced Australian Standards

• Fire safety and cladding changes to Volume One; and

• Changes to performance solutions in Volume One

Now is a good time to become familiar with NCC 2022.

Continuing professional development

Builders in New South Wales will be familiar with continuing professional development (CPD) that need to be completed each year to renew a building license. CPD is not just about technical skills and knowledge but also business skills such as workplace safety, managing contracts and financial literacy.

In Victoria CPD has been so far voluntary for builders. This is expected to change, with the Victorian Government expected to release draft regulations for public comment shortly. When this happens, HIA will provide further information to members and seek their views on the proposals.
