Title Insurance What is title insurance? A title insurance policy takes the risk out of acquiring property whose legal history is unknown to you. Through the years, your new property may have changed hands many times through sale, inheritance, foreclosure, or bankruptcy. Each transfer was an opportunity for an error in title to arise. If an error occurred, and never came to light, it could put your title in jeopardy. You could lose the property and the money you used to pay for it. And even if you successfully defend your rights of ownership, the cost in time and legal fess could be prohibitive. Title insurance protects you against these risks, including:           

Confusion from similarity of name Forged documents Signatures of minors or mentally incompetent persons Mistakes in recording legal documents Undisclosed or missing heirs Fraud Invalid divorces Misrepresentation of marital status Un paid taxes Clerical error in public records Wills not probated

Title Insurance

How does title insurance protect me? Before a policy is issued, the title company or one of its agents conducts a search for public records, maps, and documents. These records trace back to colonial estates, pioneer homesteads, or Spanish land grants and trace forward to the current owner. Only after collecting, examining, and interpreting appropriate records is a policy issued insuring the condition of the title. In addition to describing your property and spelling out a recorded limitations your ownership, a title insurance policy sets forth in clear terms what the title company will do in the event that a flaw in the title is discovered or your rights of ownership are challenged.

Community Information

Information about the highlights of this home’s neighborhood.

Community Parks

Chip Ross Park Location: In north Corvallis, at the end of Lester Ave. Additional access is by trail from Timberhill Open Space. Size: 125.6 Acres Chip Ross Park features an easy-to-moderate 1.5 mile trail through lush forest and hilltop habitats of upland prairie and Oak savanah. The park offers beautiful views of Corvallis, the Willamette Valley, the Coast Range and the Cascade Mountains. Hikers and runners can also access the many miles of trails in adjacent McDonald Forest from here. Horseback riding and bicycling are permitted on seasonally designated trails. The park is a designated off-leash area for dogs and their humans to socialize and enjoy. There are picnic tables at the Lester Ave trailhead.

Map courtesy of CorvallisMaps.com Information provided by Corvallis Parks & Recreation Department.

McDonald-Dunn Forest Location: In far north Corvallis, accessible from Chip Ross Park and Peavy Arboretum. Size: 11,250 Acres McDonald-Dunn Research Forest is a short 15 minute drive north of the OSU campus. Because of its proximity to campus, this forest is extensively used for university instruction and research. Four distinct forest management themes, even-aged, two-storied and uneven-aged, plus reserved old-growth stands, allow side-by-side comparisons of the effects of implementing these themes. The forest's non-motorized recreation opportunities in close proximity to the Corvallis community result in over 175,000 non-motorized recreation visits each year. Peavy Arboretum is being developed to provide examples of all of the major ecozones found in Oregon. The McDonald-Dunn Research Forest consists of approximately 11,250 acres of predominantly forested land on the western edge of the Willamette Valley in Oregon, and on the eastern foothills of the Coast Range. The forest occupies a ridge system that projects eastward into the Willamette Valley. In general, the streams and ridges extend northwest and southeast from the main ridge. The forest is somewhat isolated topographically from the rest of the Oregon Coast Range, residing in the rain shadow created by it. McDonald-Dunn Forest is in the "Valley Margin Zone" as defined by Juday.

2012-2013 Academic Growth Details Public Version - Final - October 10, 2013

District: Corvallis SD 509J School: Mt View Elementary School

Growth Level Cutoffs Level

The Academic Growth Indicator uses the Colorado Growth Model to measure student progress over time in reading and mathematics. Oregon adopted this growth model as part of the process of obtaining a waiver from some of the requirements of the No Child Left Behind Act (NCLB). This growth model provides us a more complete picture of student progress and will help provide a better evaluation of school effectiveness.

Level 5 Level 4 Level 3 Level 2 Level 1

On Track Growth Yes No 60 & above 70 & above 45 to 59.5 55 to 69.5 35 to 44.5 45 to 54.5 40 to 44.5 30 to 34.5 Less than 30 Less than 40

The growth model looks at a student’s growth, which is the change in his/her test scores from the previous year (or 8th grade to 11th grade for high school students). The student’s growth is compared to that of his/her academic peers, who are the other students in the state who have a similar history of reading or math test scores. The Growth Model then expresses this growth as a percentile. For example, a growth percentile of 50 would indicate that a student had average growth compared to all other students in the state with similar test scores in the past. A growth percentile of 80 would indicate that the student’s growth was as high, or higher, than 80 percent of his/her academic peers. For school accountability Oregon uses the median growth percentile for students at the school. The median represents “typical” growth at the school: half of the students had growth that was at least as high as the median, half the student had growth that was less than or equal to the median. This median growth percentile is the basis for the growth ratings for reading and mathematics, as shown below. The growth model also provides growth targets for students in grades 3 to 8. These growth targets are the growth percentile the student would need to sustain to either move up to standard within three years (for those students currently below standard) or to maintain standard for the next three years (for those students above standard). For school accountability Oregon uses the median growth target for students at the school to determine if the school has On Track Growth: If the Combined Median Growth Percentile >= Combined Median Growth Target then On Track Growth = ‘Yes’ If the Combined Median Growth Percentile < Combined Median Growth Target then On Track Growth = ‘No’ This determination of whether the school has On Track growth helps to determine the growth levels, as shown in the table at the upper right corner of this page. 2011-12

2012-2013 Participation Details Public Version - Final - October 10, 2013

District: Corvallis SD 509J School: Mt View Elementary School Student participation rates tell us the extent to which all students were tested in a school. All students enrolled on the first school day in May are required to test, and the data below show the percentages of students that tested, by subject and subgroup. The table below also shows whether or not each subgroup met the federal participation rate target of 94.5%. School ratings are dependent upon student test scores, and these ratings are valid only when schools uniformly test all of their students. As a result, schools with one or more subgroups that missed the participation target will have their overall school rating lowered by one Level.

FROM THE PRINCIPAL

Dear Parents and Community Members, For 201213, Mountain View Elementary received the highest state report card overall rating, placing us in the top 10% of all schools in the state. Our highest ratings occurred in the area of academic growth. We continue to strive for all students to meet standards by focusing our resources on implementing the new Common Core State Standards, assessing and monitoring student progress, and offering differentiated interventions. We will pilot 1:WORLD iPad for every student this year to enhance and accelerate our students’ academic achievement.

HOW ARE STUDENTS AT THIS SCHOOL PERFORMING COMPARED TO THOSE AT OTHER SCHOOLS?

The overall state rating is intended to summarize this school's particular successes and challenges. It is based on a combination of up to five factors. Three of these factors come from standardized test scores in reading and math: student achievement, student growth, and the growth of underserved subgroups. Please be aware that this rating is based mainly on highstakes testing and accordingly, represents a limited view of student performance. Other aspects of this report card are designed to put this rating in the proper context. Compared to all schools statewide in 201213, this school is rated as Level 5.

Compared to elementary schools with similar student demographics in 201213, this school’s rating is above average.

2012-2013 Academic Growth Details Public Version - Final - October 10, 2013

District: Corvallis SD 509J School: Cheldelin Middle School

District: Corvallis SD 509J School: Cheldelin Middle School Student participation rates tell us the extent to which all students were tested in a school.

Dear Parents and Community Members, In the 20122013 school year, Cheldelin Middle School received an overall state rating of 4 out of 5 possible. That means that our students are performing about as well or better on standardized tests as most middle schools in the state. It also means that our students are showing the amount of growth from year to year that they would need to meet the next performance standard. Some highlights from this year's report card include: 87.2% of students met state standards for reading 83.4% of students met state standards for math

significant growth over the last year, we will be focusing on raising achievement even more for all students. Proficiencybased grading practices, implementation of the Common Core State Standards, the Response to Intervention model and the 1:1 iPad initiative are all initiatives designed to help promote academic growth for all students, and to close the achievement gap. Thank you and I look forward to working with you. Thank you,

While students from all subgroups and demographics made

HOW ARE STUDENTS AT THIS SCHOOL PERFORMING COMPARED TO THOSE AT OTHER SCHOOLS?

The overall state rating is intended to summarize this school's particular successes and challenges. It is based on a combination of up to five factors. Three of these factors come from standardized test scores in reading and math: student achievement, student growth, and the growth of underserved subgroups. Please be aware that this rating is based mainly on highstakes testing and accordingly, represents a limited view of student performance. Other aspects of this report card are designed to put this rating in the proper context. Compared to all schools statewide in 201213, this school is rated as Level 4.

Compared to middle schools with similar student demographics in 201213, this school‘s rating is above average.

2012-2013 Academic Growth Details Public Version - Final - October 10, 2013

District: Corvallis SD 509J School: Crescent Valley High School

Growth Level Cutoffs Level Level 5 Level 4 Level 3 Level 2 Level 1

The Academic Growth Indicator uses the Colorado Growth Model to measure student progress over time in reading and mathematics. Oregon adopted this growth model as part of the process of obtaining a waiver from some of the requirements of the No Child Left Behind Act (NCLB). This growth model provides us a more complete picture of student progress and will help provide a better evaluation of school effectiveness.

Median Growth Percentile 65 & above 50 to 64.5 40 to 49.5 35 to 39.5 Less than 35

2012-2013 Graduation Details Public Version - Final - October 10, 2013

District: Corvallis SD 509J School: Crescent Valley High School

Graduation Level Cutoffs

This indicator uses four- and five-year cohort graduation rates. These rates follow incoming 9th grade classes for four or five years to determine the percent of students who graduate with a regular diploma. Each school’s cohort begins with the first-time 9th grade students in a particular school year. Students are added to a school’s cohort when they transfer into the school, and are removed from a schools cohort if they transfer to another high school. Students that dropout or otherwise leave a school without transferring to another school remain in a high school’s cohort

Level Level 5 Level 4 Level 3 Level 2 Level 1

Four-Year Rate 87.5 & above 74.0 to 87.4 67.0 to 73.9 60.0 to 66.9 Less than 60.0

Five-Year Rate 90.1 & above 78.1 to 90.0 72.0 to 78.0 60.0 to 71.9 Less than 60.0

To be rated on graduation, a school must have at least 40 students in the combined cohort. The ratings levels can be described as follows: •Level 5: the school had a graduation rate that was in the top ten percent of all high schools in the state. •Level 4: the school had a graduation rate that was above average, but not in the top ten percent. •Level 3: the school met the state minimum target, but still had a graduation rate that was below average. •Level 2: the school met the federal minimum target, but not the state minimum target. •Level 1: the school did not meet the federal minimum target. Schools that are Level 1 for both their four-year and five-year rates can have an overall rating no higher than Level 2. The graduation rating for the school (as shown on page 2) is based on the higher of the ratings earned for the four-year and five-year rates. 2007-08 Cohort

2012-2013 Participation Details Public Version - Final - October 10, 2013

District: Corvallis SD 509J School: Crescent Valley High School Student participation rates tell us the extent to which all students were tested in a school.

High schools are also rated on the overall graduation rate for the school and the graduation rates of underserved subgroups. Please be aware that this rating is based mainly on highstakes testing and accordingly, represents a limited view of student performance. Other aspects of this report card are designed to put this rating in the proper context. Compared to all schools statewide in 201213, this school is rated as Level 4.

Compared to high schools with similar student demographics in 201213, this school‘s rating is about average.
