Are We There Yet? by Chris Shee, Mastercraft Builders

Remember those long road trips as a kid and feeling like you weren’t ever going to make it to your final destination? Once you finally got close, it almost seemed surreal because you were so worn out and tired of staying in the same boring backseat. It became the norm. Well, that’s how the real estate world seemed over the past 10 years. That’s when this Great Recession starting raising it’s ugly head. And since we were in this for so long, it was beginning to feel like it would never end — like it was the new norm. WAKE UP! WE’RE HERE! While there’s still some softness in different markets and sectors, the recession is over. Consumer confidence is way up, the stock market is reaching all-time highs, and real estate is appreciating once again. If you get rid of the bad taste that’s lingered for years and take off the economic blinders, you’ll see it for yourself too. This hasn’t happened over night. Homebuilders have witnessed it for more than a year now. Well over a year ago, homebuilders began experiencing more traffic (walk-ins) and an increase in sales. As builders’ confidence rose, spec homes became a normal part of most communities again. Along with this increase in activity, builders were finally able to slowly increase prices trying to achieve a more reasonable profit. So, as new homes are appreciating, resale values have also increased leading to homeowners regaining equity and finally being able to list/sell their home if desired. The ridiculously low interest rates allow more buyers to buy and we are once again seeing a more normal healthy market.

We should see this trend continue even with potential interest rate hikes expected toward the latter part of the year. More homeowners will make the decision to sell their home and move, taking the regained equity and putting it in a new home. Other homeowners

will refinance their existing mortgage or obtain a HELOC (home equity line of credit), using the money to renovate their existing home. Whatever the case, this is all great news for our economy. On a more microeconomic level, we live in the best county in the state and one of the best in the country. Our first-class schools, youth sports complexes, waterways and ocean in our backyard, newer infrastructure, and overall quality of life are bringing more buyers to our market. On top of all these wonderful “amenities,” the commercial and retail growth we are about to experience with Gate’s new town center being planned (at Race Track and I-95) and better roadway connections (mainly

9B) imminent, our area should experience above average growth compared to our neighbors. This increase in local demand should further accelerate appreciation in residential real estate. “We” are really positioned perfectly! Take a look at the chart showing MLS data by zip code for single family homes in our area over the last six months (Aug 14– Jan 15). We are under-supplied with listings (healthy market is 6-7 months), the days on market is incredibly low (norm is 90-120 days), and sellers are getting an average of 98% of their list price. This is a “seller’s market” folks. The doom and gloom days are over for now. If you are thinking about making a move, it’s a great time to do so especially since you can take advantage of the rock bottom interest rates. If you’re like a lot of us that love where we live, have become close with our neighbors, and don’t want to move, it’s also an excellent opportunity to renovate your home. Many financing options are available if you don’t have the cash, and making renovations to your home in most cases will further increase the value of your home. More importantly, it allows you to stay in your current home but make it feel like a new home once again. For this reason, we repurposed the former Cobblestone restaurant as the Florida Home Store (FHS). With over 50,000 homes in our area, most of which are over 10 years old, FHS is the perfect solution for homeowners, providing premier design and remodel services. WHAT IS MY HOUSE WORTH? We all know as homeowners how we begin trying to figure out what our home is worth. First we look around our neighborhood and see what has sold recently and convince ourselves one way or the other how our home compares to that house. Doesn’t matter to us that we have never been in that house. Often with all of the new technology available we then go to one of the websites that is known for giving house estimates and compare that to what we think our house is worth. Doesn’t matter to us that some of those websites are notoriously wrong on their estimates most of the time. If it comes in high the estimate is as good as gold and if it is too low…well who pays attention to that website anyway! Next we compare all of that to what we paid for our home and add in every single thing we ever spent on the place and come up with that value. Custom paint jobs and extra carpet padding has got to be worth something, right? Finally the last and best rationalizer of all is what do we have to get for our house so we can buy what we want somewhere else. After doing this analysis we pick the highest number! Next we go looking for a Realtor who will tell us what we want to hear…. that our house is worth even more than we thought. We don’t care if that Realtor doesn’t work our area, never sold anything in our neighborhood or works for a company we haven’t heard of because we are floating on cloud nine that he told us our house is worth a big number. Obviously, what I have written so far was meant to get a chuckle out of you. Most of us are guilty of using one or more of these fatally flawed pricing scenarios at some time in our home selling experience! When I list a house I often tell my sellers that what they paid, what they owe on the house or what they need to get for it are irrelevant. It only matters what the market value of their property is at this time. This is often a harsh reality for many

sellers who are under pressure or eager to buy or build their next home. There is an old real estate saying that goes “A house that is overpriced really isn’t for sale”. If you price your house to high it may now be outside the search parameters of someone who would have been the perfect buyer for your place. The strategy of leaving extra wiggle room in your price for negotiation is like trying to figure out how much poison you can drink before it will kill you! Fortunately there are many qualified and professional Realtors in your area who can bring to you a much more objective approach to valuing your home. Knowledge of how to use MLS data, county records and years of sales experience now come into play. A good Realtor will have no hesitation to call a peer and ask them their thoughts when they are working on your pricing. In addition to the statistical approach which may use per square foot comparisons, size, bedrooms and options, the subjective issues are equally important. Things like home and yard condition, floor plan desirability, schools, lot size and placement, including location on a street such as cul de sac, corner lot, preserve versus water view or looking at your neighbor behind you can all be game changers. Coming to a pricing range and then a listing price isn’t as easy as it looks but Realtors do this every day. Helping you move in your mind from the emotional “this is our home” to “this is an investment we are now prepared to sell” is part of our job. Realtors bring a perspective of where you really are that homeowners sometimes lose sight of. Call your local Realtor when you are ready to make a move and don’t be afraid to ask questions. The best working relationship for everyone is when we are all on the same page and we all know how we got there.

Are you aware that a potential buyer typically knows within 15 seconds if he or she is interested in a home? . . . Did you know that recent studies show that over 90% of potential buyers begin their home search on the internet? . . . Presentation is everything! Staging is simply emphasizing your home’s best features so that it will stand out from the competition and allows buyers to connect emotionally and visualize themselves living there. For those of you that are considering putting your home on the market in the near future, here are some things to get you started: Consider Curb Appeal – Potential buyers need to fall in love with your home from the street. Power wash walkways and roofs, trim bushes, remove weeds, plant flowers, replace dated or rusted light fixtures . . . make a good first impression. Clean, Clean, Clean – I cannot emphasize enough the importance of a clean, fresh smelling home. Don’t forget rugs, closets, cabinets and garages. Buyers are buying the entire home, so they will look there. De-Clutter – Get rid of absolutely everything that is not necessary and anything that prevents a buyer from seeing your homes’ beautiful features or how the space is really meant to be used. De-Personalize – As much as you love your family photos, awards and religious artifacts, buyers will have a difficult time visualizing themselves living in the home. Pack them away now and get a jump on what you will have to do anyway when your home sells. Address Repairs – Regardless of whether a needed repair is large or small, it should be addressed before showing your home. When a buyer sees areas that are in disrepair, he or she assumes that the areas that cannot be seen are in disrepair as well. Neutralize Wall Colors – A fresh coat of paint will bring you the biggest bang for your buck and quickly refreshes a dull or dated room. Keep with beige, taupe or gray for the living areas. Neutral shades of blue or green are good choices for bathrooms. Edit Furnishings – Remove or replace worn or outdated furnishings and get rid of any pieces that prohibit the free flow of traffic or make a space feel too crowded or small. Bring In Light – Open up blinds and draperies, or consider removing those

that are too heavy. Make sure that there is sufficient natural light; it’s the best way to brighten up a mood. Define Every Room – Most buyers are unable to visualize what an empty room will look like when furnished, and without a frame of reference, often don’t know if their furniture will fit. Sweat The Small Stuff – This is the ideal time to consider replacing worn towels, bedding and shower curtains, dingy outlet covers, and outdated cabinet hardware, lighting and plumbing fixtures. These improvements will help create an updated, warm, well-cared for home. A professional home stager is a decorating expert that can guide you through the process of getting your home “showing ready” and take care of details that you may not have the time or knowledge to do. Staging will help sell your home quicker and for money, and it generally costs far less than the amount of the first price reduction.

Beauty Cheat Sheet As a wife, mother of two little ones, and small business owner, makeup and skincare can often feel like a luxury that I simply DO NOT have enough hours in the day to spend a lot of personal time on (yes, even as a makeup artist). I also really dislike it when I spend money on things I don’t like. But let’s face it, sometimes its hard to try to pick the right product with all the advertising and “beauty based lingo” out there. It’s like trying to read the labels at the grocery store with your kids in the cart…or climbing out in my case! In my years of working in the beauty industry, I’ve picked up a few terms & product info that I thought would be helpful to share. Think of this as your “Beauty Cheat Sheet”. Hopefully it will help a few, if not more of us streamline the process of picking out some essentials and new items for our spring looks.

1 “Drastically improves the look” - means it provides a temporary cosmetic effect, NOT a skin restructuring or permanent effect

you may be using a product that will strip the protective oils too much. This could cause more breakouts.

6 “Sulfate free”- this doesn’t contain foaming detergents like sodium laureth sulfate and sodium

lauryl sulfate, to name a few. They are frequently found in shampoos, body washes, and facial cleansers. There is some controversy about the use of sulfates and their safety. The FDA has ruled they are safe, but for some they are irritating to the skin. Those with skin issues may want to explore this further to find out if this is the right path for them. For my family, it has made a world of difference with itchy skin and scalp issues.

7 “Mineral makeup”- this is both an advertising fad and a truth. Mineral makeup contains many

of the same ingredients found in traditional products like titanium dioxide, mica, and zinc oxide. For some, what is left out (like emollients and parabens) are the difference. Eyeshadows, powders and liquid foundations have always had minerals composing them, but products labeled “mineral” may have less of the binding ingredients. Titanium dioxide and zinc oxide are also UV protectors. They may or may not provide as much coverage or adhere to the skin as long without using a binding product like a primer, water or serum.

2 “HD or High Def”- this is the beauty industry’s version of the newest flat screen or iPhone. 8 “UVA/UVB”- ultraviolet rays that cause damage to the skin. UVA are rays that age. UVB are rays Ideally, the color will remain true in photos and create less reflection or shiny spots.

3 “Toner”- these products serve a variety of purposes but generally will help to bring the skin’s 9 “BB Cream”- a throwback to the beauty balms of earlier decades. These are a hybrid of moispH back to a 4.5-5.5 (slightly acidic) after washing. They may also constrict the pores. Some contain alcohol which can be drying. Others may contain potassium or calcium which provide the softening effect of hard water. If you find your skin to be uncomfortably tight or itchy after washing, try one of the softening toners.

4 “3 in one”- often found on cleansers: generally means it cleans, tones and moisturizes. While I

love the idea of this and they can work really well for normal skin, those of us with very oily or dry skin may find them to fall short. Our water tends to be hard and a true toner will help to balance the skins pH to its natural state. Ideally it will be a product that is pH balanced.

5 “pH balanced”- means the product is a 5. Human skin is naturally around a 4.5 -5.5 (slightly

acidic). This acid helps to protect the skin against infections. Unless it says pH balanced for skin

turizers, color (makeup) and possibly skin treatment ingredients. Similar to a tinted moisturizer.

10 “CC Cream”- sister to the BB cream, but with corrective skin treatment/ingredient products. As with the BB creams, coverage and texture will vary.

Mrs. Beverly Slopey

If there was one word to describe Beverly Slopey, it would be ENTHUSIASTIC! She is excited about her three children, Xander, Brayden and Madison, her teaching career and her coaching of the “Eagles Running Club.” Mrs. Slopey is a 5th grade teacher at Timberlin Creek Elementary school where she has been teaching for nine years. She loves those moments in the classroom when you can see the students “lighting up” as they are learning! And learn they do in her classroom. She constantly challenges her students with in-depth discussions where they ask the questions. Students that have moved on to middle school often return and thank her for how much she taught them. In addition to teaching at TCE, she supervises the yearbook and works after school with the Learning Strategies program which provides extra help to students in the areas of reading and math. In the words of Timber-

lin Creek Principal, Mrs. Christine Stephan, “Mrs. Slopey is a very positive and enthusiastic 5th grade teacher. She has a knack for making learning fun while maintaining high expectations for her students. This is also true of her as a coach for the ‘Eagles Running Club.’ She is a teacher with a true heart for children.” Mrs. Slopey, a runner herself, finds physical health just as important as academics in a well-rounded education. She emphasizes that the earlier a child starts being active, the easier it will be to lead a life of good health. “The Eagles Running Club,” which she co-sponsors with Ms. Cindy Anderson and Mr. Zach Sharpe, is open to 1st-5th Graders at Timberlin Creek. At practices students are taught interval training in order to build up to running a 5K—

and they participate in some pretty cool 5Ks! This year, the Fall Running Club participated in the “Color Run” and “Light the Night Run”, while the Spring Running Club is training for “Color ME Rad” and the “Flavor Run.” The Triathlon Club is open to K-5th Graders at the school. They also practice running, as well as cycling (swimming is done at home) and transitions between events. Students then participate in the “Kids Triathlon” in Jacksonville. Students often train and run with a “running buddy,” which creates long-lasting friendships and fosters socialization. Mother. Teacher. Coach. How does she do it all? She stays motivated and enthusiastic by adhering to these words, “Do it now, sometimes later becomes never.”

From pint to pudding (Sticky Toffee Pudding, that is!), King’s Head British Pub will have you wondering why it’s taken you so long to find this hidden gem. Immediately as you step through the doors, you are embraced by the old world charm, amazing smells, and warm “welcome”. For starters, we ordered the Scotch Egg and Sausage Rolls. Both were delicious and there was plenty to share. Of course we washed them down with the perfect pint, at the perfect temperature, served with a smile. They’ve got a nice variety of imported beers on tap, as well as bottled beer. Wine is also available, but no liquor. Making a dinner choice was tough because everything we saw coming out of the kitchen looked and smelled amazing! Everything from Bangers and Mash to Cottage Pie caught our attention. However, we couldn’t resist the traditional Atlantic Cod Fish and

Chips. It was fresh, flakey and lightly beer-battered. The Cornish Pastie, a fluffy pastery filled with beef, rutabagas and potatoes, was also a very pleasant change of pace. It will take you back to that special little pub you visited in Gloucester way back when... Sticky Toffee Pudding! Need I say more? Oh yes, with custard! BEST! THING! EVER! Warm, gooey, and definately something I will be going back for! Following dinner, we enjoyed a few games of darts and even challenged a couple friendly blokes to a game. Belle of the Boulevard Owners, Holli Nygren & Jessica Lance When did the business open? The idea originally came to us in late 2012. Jacksonville was in the middle of the food truck “boom” and we heard about another type of mobile business having success on the West Coast. During a trip out to LA, I made it a point to stop and see one of their fashion trucks. The girls who owned Le Fashion Truck were just the sweetest! They talked to me for over an hour and I left LA and came back to Jax feeling so energized and excited to start researching. After the decision to “go for it”, we found the truck, repaired the engine, renovated the inside and bought the inventory - over several trips to LA, NYC and ATL of course. It was never a consideration that it wouldn’t work. I just started it and never had any doubts.

What is the vision for the business? I was working in a non-fashion related industry after starting my career in the fashion field and I just found myself missing it. I missed the relationships that I had with vendors that I worked with in earlier years and missed being around all of the great and pretty fashions! It’s something that I’ve always loved and I’ve always wanted my own store. When we first heard about mobile boutiques, something just clicked with me. So I took my knowledge that I had acquired from working in a few buying offices and on the designing/manufacturing sides of the business and I started working toward launching ‘the truck’. What services do you provide? We offer brand new, current season ladies apparel and accessories - and all at great price points. We shop direct from the showrooms in NYC, LA and ATL and bring you our favorite pieces from an assortment of lines. We seek out the best quality and price to bring you unique and special pieces that you won’t be able to find just anywhere. We schedule “pop-up” shops all around Jacksonville. You can find our calendar on our Facebook page (Facebook.com/BelleBlvd) and we also announce our weekly schedule on Instagram and Twitter as well (Instagram.com/BelleBlvd and Twitter.com/ BelleBlvd). Another way to “shop Belle” is to schedule a private party! You can plan a get together at your home and we’ll bring the truck to you! You just need to have at least 8-10 ladies who are ready to shop. There are no fees to book a Private Party - and the hostess of the party will even get a discount on her purchases for the

Who is your ideal customer It’s difficult to describe an “ideal” customer, as we try to cater to many different customers. Although we have a small space and limited styles, we try to carry a wide assortment so that there is something for everyone in Belle. Some people think that we are for a “younger” crowd, but we have woman of all ages who are loyal customers and always can find a great tunic or piece of jewelry. We have the type of styles that a mom and daughter can “share” from one closet to another. Just ask my mom where she likes to shop! What makes it unique? The idea of a fashion truck is a unique thing. You’re shopping fantastic styles in a converted truck! It’s such a fun concept and, have we mentioned that it’s a pink, glittery truck?! It’s the epitome of “girly” and is a fun and unique way to shop. It can be so overwhelming to shop in large stores. At Belle, we have limited products so you can come in and shop without feeling overwhelmed. We also only carry limited quantities of our items. That means you won’t run the risk of showing up to an event in the same outfit as someone else! We all need that peace of mind! What are your goals for the future?

Did you have any mentors in your life? My first exposure to the fashion industry was my very first internship with local Jacksonville based jewelry designer Margot Thompson. She showed me the ins and outs of the business and was the best entry into this field. Margot actually took me on my very first trip to New York City! She is so kind, generous and has always supported me with every decision that I’ve made along my path. When I made the decision to launch Belle of the Blvd, I turned to her for advice and approval. And it just so happens that twelve years later, I’m now engaged to her son Ryan! She is a great Mother-in-Law and I’m so blessed to know her!

demonstrated by our cat, Happy Gilmore. Gilmore came to my practice in Indianapolis 6 years ago on a wickedly cold January Friday. We got a phone call from his former owner who said “There’s a cat under my trailer with its leg dangling off.” Veterinary practices hear this commonly by panic-stricken owners. It usually means that the pet is limping. I was not at the practice at the time. My team called me because I had to approve treatment for any indigent pet. (She did say it was “under a trailer.” Therefore, indigent.) They had to go and get the cat because the trailer owner could not stand to look at it (really meaning did not want to pay for it). Once at the hospital, they called me saying his leg really was dangling off and his tail was missing. I said, “Well, sounds like he is suffering.

Better put him to sleep.” The reply was, “No. You don‘t understand. He’s fine otherwise.” I said, “I’ll be right there.”

I came in to find a handsome, orange cat that was purring with his

tail 2/3 gone and his leg dangling by two tendons without any blood at all. I ended up amputating the rest of the leg and closing the tail wound. Then I got to know him during his recovery. This was a great cat. (I also have a soft spot for orange cats, especially males.) He went home with one of my employees who fostered him until he found a home. She named him Happy Gilmore.

In the mean time, one of our elderly male orange cats passed away

due to kidney failure. A suitable period of time passed before I asked my better half if we could adopt Gilmore. I have a well-practiced look, developed when I was a kid, I gave when I asked her if it was okay to adopt. (I figured that if it worked on my mother, the iron lady of the house growing up, it would probably work on my wife.) She rolled her eyes and agreed to meet him. The meet and greet went well. So, we had a new cat.

The reason I present Gilmore to you is that cats should not be out-

doors alone any more than a dog should be. He was injured because he got into an engine compartment to stay warm. In the morning the car was started, entangling his leg and tail in the fan belt. Whether it is cars, large dogs, coyotes or cat-hating people they need to be indoors. Outdoor cats are seriously reducing the song bird population as well. For your cat’s sake, keep your cat indoors.
